I originated my mortgage in 2005. In 2015 I decided to refinance, I requested a 12 month payment history along with dropping my PMI coverage. That was in November of 2015 today is April 14, 2016, I cannot close on the proposed loan because as of today neither request has been honored. There is no accountability at this corporation, customer service is abysmal.
I had my attorney forward the request to PHH and the results are the same. The research department that should have acted on the request does not exist. If this is your only option WALK AWAY FROM THE TABLE.

! My 81 yr old father has a house that he had direct deposit paying off the loan... but PHH bought the loan from OCWEN and never emailed him since he is blind and cant read mail... he was two months behind before he realized this and contacted me to help him transfer the payments to PHH... it TOOK ME OVER 5 DAYS OF CALLING TO FINALLY GET THEM TO LOG ME IN TO THEIR TERRIBLE WEBSITE! I made payments the next two months and they LOCKED ME OUT of the email and prevented me from payments (when their website is actually up... which is rarely) and sent letters of default and a lawyer saying they were taking the house for the two months that were not paid... I try to call them to explain and ask for Housing assistance and they give the same ole spiel while their lawyer is preparing to default on the home and take it. I TRY to send them payments to have NO DUE BALANCE but the blocked me from the account to prevent me from making payments. The lawyer sends letters saying he will only take payment for the entire balance of the house... My dad went from paying on time every month to being defaulted and sued in less than 5 months after being transferred to phh...trying to give them the payments that they blocked us from making in the first place... where is the CFPB?
NO STARS. Website never sends a password reset email. Phone system doesn't respond to input. Time to speak to someone on the phone is completely unacceptable.
So my mortgage was sold to this company February 2019. I have my mortgage set up on bi-weekly pay cycle through my banks bill pay system. I started getting hits on my credit report of delinquent payment history, looked into it. This company tells me the way I am paying my mortgage is not available to me, unless I sign up for automatic debit through them (Flex Plan). So during a month where I was paid 3 times they applied one of the payments to the principal, so the following month they received a payment around the 12th of the month which wld have been the full payment for that month. The next payment was received arond the 24th. PHH asset a late fee and reported me delinquent to the credit bureau because the payment was not paid in full by 16th of the month and the extra payment from. The month before cldnt be applied to the following month because I am not on the flex plan. Worse company I have dealt with, look at their reviews. Do you think I will give this company access to my bank account to make withdrawals after reading the reviews?
I had a house fire on 7-4-19 and the house was destroyed. I received a check from my Insurence company for 3 times on what I owed to PHH mortgage. The check was written to me, my wife, and PHH Mortgage. We had to sign it and sent to PHH for them to pay off our loan and then they were to send back the remainder. We sent them the check on 10-17-19 and our mortgage was paid 10-23-19. I called every other day asking where my remainder money is. I was in process of buying a new house. I was renting from a friend. I have had to reschedule my closing dates THREE times already. On 11-20-19 I called because the check hasn t arrived. They say it was sent out in the mail 11-7-19 with no proof, no tracking number, in the regular mail they sent $133,591.59 check. I am furious and this point. I called on 11-20-19,11-25-19, and 11-27-19 was all the same response. We need you to wait a couple days . They told me this 3 times. On 11-27-19 I told them they never sent it out and to next day air with a tracking number to me in a certified check. On 12-3-19 I called and they told me it has been approved and printed and they are waiting on comfermation the it will be sent out. I called on 11-4-19 and was told the same and I needed to wait a couple more days. I am fed up with this. They have had my money for 49 days now.
My mortgage was sold to this company and I had no choice in the matter. PHH has not sent me a single piece of notification informing me of this transfer and have not introduced themselves.
They charge you $7.50 to make a one time online payment. I have NEVER had to pay to make an electronic payment.
When you send them an online message their response time says 5-7 business days. I have never had to wait more than 48 business hours for a response.
Their call center service is unsatisfactory and it takes a half hour to get a hold of someone.
This is a very disorganized and inefficient mortgage company. Ocwen was much better. You can't reach someone to help you on the phone and when you do, they have no real answers for you. Furthermore, they don't offer a way to pay online unless you want to pay the exact amount they request, which leaves you no other choice but to mail the payment. The payment takes forever to post and that might have you incur a late fee. Totally backwards system.
PHH bought my loan last year. Possibly the worst company I have ever done business with. Customer Service is horrible with almost no way to take care of any issues you will have and you are going to have issues. The call centers are rude and liars about information and services. I can not believe this business is allowed to operate like this. I wish they would sell my loan. Please sell my loan!!! My rating is zero stars but they dont have that.
I am so dissatisfied with the change from Ocwen to PHH or the fusion or the "just change in the system" as they stated it. I never had a problem with Ocwen. I always received notifications in advance if there were going to be changes in the monthly payment amount. PHH has been in charge of my loan for less than 3 months and I already have received 2 letters notifying me about late charges been applied to my account. But I haven't received any notification of monthly payment changes so I can adjust them in my bank bill payments as the payment are made automatically from my account.
This company is the worst don't do business with them my dad died yes I fell behind on the bills they raise the loan up to $425.00 from $125.00 it went to foreclosure but you hire other company to work for you and you don't watch them you change my locks and took all my personnel beginning out of the house and my DADS ASHES!!!!!! I had high hopes for this company. I havent missed a payment or been late in many years. When I needed help because of the Covid19 they offered me to skip 3 payments and then im supposed to pay back every penny at the end of the 3rd month. I called them and asked if they had any other options and I was told no. I asked them how they would report it on my credit report and they would not give me a straight answer. So when i needed them most they failed us. So much for making it through a national disaster with a home. I dont have an issue paying them i just needed breakup the 3 payments over a few months. But they wanted me to redo my mortgage and not guarantee me the same low rate.
Terrible customer service and nothing gets done they don't process payments purposely to charge late fees and if you call be prepared to stay on hold for longer the 30mins
Worst mortgage company ever, they have no idea what they are doing and you wait 15 minutes before you talk to someone. They tell you the have to talk to their co-workers no supervisor ever. When they do get back on the phone they cannot explain anything to you and you end up being upset and frustrated. I was on the phone crying because I need some help and all Ebony could tell me is, I m sorry but you do not meet the qualifications for any of the assistances we offer but you do need some help.
They are the worst if I could give them a minus I would. They say they help with this pandemic but they only make it worse they screwed me over big time. Don t say what they say there going to do and they have RUDE customer service reps. As soon as I can I will remortgage with someone much better.
Our loan was transferred to this company in the middle of a modification. Our trial period is over...its now 120 days and THEY STILL HAVE NOT COMPLETED THE PROCESS. I'm so agitated right now. The only payment options is by mail. Just a mess.
Never trusted these folks, they charge odd amounts for unspecified things and it is near impossible to get any explanation from them. Impossible to understand the folks on the phone. The only decent area where I worked with was on pay-off, everything else was garbage. I feel like they have cheated me out of a large amount of money and given the data they provide it would be almost impossible to prove. Even given that I have consider suing them just to get the info (and perhaps identify their cheating me). I would avoid them if at all possible. Checked today to see if they credited my payoff, they did - also saw they charged me a $26 fee to pay off my loan. Absolutely amazing! I'm now dealing with USAA to let them know how much I appreciate the selling of my mortgage by them to PHH. I also give USAA less than one star for their part in not reviewing this company at all (apparently) before they sold them my note. The only single positive thing about PHH was the very nice woman I dealt with to get my payoff information was very nice (I assume there are a few working there like this), the rest of them are foreigners, absolutely stupid, or money grubbing criminals. I am confident when I say I will never do business with them again to include making every bank I deal with say they will NOT ever associate me with PHH again. Case closed.
Absolutely the worst - avoid this company at all costs. PHH was the primary lender on my first house. For 10 years, I paid every payment on time, usually $500 more than the required payment amount. When my family moved to China for a US government assignment, my mail got lost, and I missed my first payment in over 10 years. I was 30 days late. Even though PHH had a contact phone number and my email, they sent snail mail to advise me that i missed my payment - mail that took six weeks to get to me. When I explained that the missed payment was a result of the move to another country, they steadfastly refused to remove the late payment from my credit history, which caused it to drop by 50+ points. I finally got smart and refinanced to take my business elsewhere and instructed them not to take any further payments from my bank account through autopay. Sure enough, they took one more payment, screwing up the refi and costing me hundreds of dollars in the process. Their customer service people barely speak English, and that's after you wait hours to speak to one of them. They don't value their customers, are completely inflexible, and are poor choice given all the other lenders angling for your business. I strongly suggest you take your business elsewhere - I refinanced through Amerisave which has far better rates and much better customer service.
PHH bank is a bank to avoid. All banks find ways to put you in arrears with fraudulent late fees. Demand to see the envelope the check was mailed in and check the date it arrived. PHH holds the check and cashes them late to check late fees. I was charged 90.00 for August 2019 for late fees from Oct. 20, 2018 and Jan 16, 2019. These small hats are all thieves and wizards...
My Loan was transferred too PHH from USAA besides the split payment which was convenient but they added late fees when the dates fell on a weekend. I would constantly be on the phone with them.I paid the fees off, then they sold my loan to someone else and sent it with late fees that carried during the whole transfer.
The worst mortgage company. Its the first mortgage company that charge me a fee for paying online... one star is good i wish they have something less than 1 star.
Can a negative star award be given? Every month that they have serviced my loan has been a nightmare trying to get the monthly payment made. The website does not work properly to make a one-time payment, and today the customer service number says that as a result of technical difficulties no agents are available. Total incompetence.
STAY AWAY from PHH!!! Their services are poor and they pay NO attention to detail when it comes to MY MONEY. Additionally, The telephone number their website states to call for mortgage issues tells you to press #5 only the system doesn't recognize #5 and it disconnects you after holding for an hour. I paid an extra $200 to be applied to principal ONLY, despite multiple emails requesting them to apply to my mortgage, they disregarded my request and held the money for no reason for two weeks before applying to my mortgage. This happens every month despite having automatic payments with the extra money. They NEVER deduct the extra, only minimum and keep your extra for months until you notice.!!

First of all, you can't get through to speak to anyone for at least 20 minutes. Then when you do, you find they don't speak English and it's a complete cluster to get any information from anyone. What a joke of a company. RUN AWAY from them as fast as you can. This is by far the worst experience I've ever had with a company. I will be refinancing as soon as possible so that I can use a different company.

Horrible service, I have been charged for three months now addtional escrow that was paid the previous year. PHH each month tells me they resolved it but yet charge me each month. each time I'm told they do an analysis and one will tell me i will be sent a hard check back for the amounts paid, and the others tell me it goes to my prnicipal. after three months it has yet to be resolved. it has been nothing short of chaos since PHH has taken over my mortgage. I would be hard pressed to recommend their services to anyone.
Don t like the answer your getting? Just call and speak to a different person. None of them have any idea what they re doing or what they re talking about. If my father s mortgage wasn t sold off to them you couldn t pay me to use their company.

This is the worse lending company and the worse costumer service. Stay away even if they are changing their official name. My closing was done 2 wks ago and I'm transferring my loan to another lender, however PHH still keeps my account and the pay off money are still not transact. There is only 1 800 number to call and there is costumer rep who you hardly understand, sometimes, and thwy are useless to help you to reach the right person who you want to discuss your issues or if the rep supposedly transfers your call , iyoy will be on hold forever....RUN AWAY from any services by PHH
PHH held my mortgage for 10 years. I recently refinanced to lock in low interest rates. All I can say is that when you are an existing customer, they are fine because all you are doing is sending them money and you don't need to interact with them. But, when it comes to refinancing and going through this process, this company is terrible to work with. Incompetent loan processors, inability to actually escalate issues, and a customer service that doesn't know the definition of the two words that make up their role. PHH has not expressed any interest in caring for the people they do business with. Please refinance with a local bank and ask that it not be sold to PHH to service.
Absolute worst mortgage company. I thought ocwen was bad, these guys make them look like a vacation. If I had any other choice I d be with a different company. If you want to deal with people who don t speak a lick of English, and have no idea what they are doing, get your mortgage through these clowns .
They play games like ocwen they give you all the wrong answers when you ask for thing. Been trying to get paper work from them and all they do is play games. Dont lets these jerks handle your mortage you will be sorry. Just ask for CHRIS he will do nothing for you but play games with you.

Would give 0 if possible. This is the ultimate bait & switch operation. We asked for a refinance due to a job loss, but were put in to a loan modification. As part of the loan modification, were told NOT to make any payments for 2 months until the modification kicked in. What we were NOT told was that it would be reported to credit agencies and our credit would be wrecked. And now no one will get back to us to work through this. Were told they would look at retracting report to credit agency, but won't get back to us.
I have had 4 loans with PHH formerly known as Cendant Mortgage. My last 4 experiences have been fantastic. So much so that I have told many people to use them. I decided to go with them again and 3 months later and no closure on my refinance I am frustrated and angered by the incompetence of my loan processor. He has been very poor at communicating resulting in significant delays, doesn't respond to email or phone calls and now I am on my 3rd closing attempt. The others have failed due to poor communication on the part of my loan processor. The first failure was that I was advised I would have 22 dollars out of pocket to close my loan and when the paperwork showed up along with the notary they wanted over 500. They said they would correct this and set up a new closing date for the following week. I advised the notary. This date came and went with no communication and of course my loan processor was nowhere to be found. I had at this point communicated with his supervisor who promised things would improve and that she would make sure my loan was properly handled going forward. After the notary didn't show up for the second appointment and no paperwork I called and spoke with a "team member" who said the appointment didn't happen because nobody had set it up to close with the title company and notary. We had the closing date extended along with our original rate to the following week which was yesterday. No paperwork showed up and no notary despite having some very direct communications with my loan processor during which I was assured it would all be taken care of. I was called the day of closing by another "team member" who said she was calling out of courtesy to advise that they had not been able to get a payoff from my current mortgage holder US Bank. They said I could expedite it by calling US Bank. I offered to give them a payoff statement that I could get online with our account. I told this "Team Member" I would send it over and call them. I did this 5 minutes later and had to leave a message. I still have not received a call back. I did receive a call from my loan processor asking how the closing went. I advised it didn't go and was truly surprised that he was ignorant of all that had happened. He said he would not be able to extend the rate lock and that my interest rate would go up. He said I could buy it down for about a Thousand dollars if I wanted to keep it where it was. I told him I did not believe it should be my burden to pay for this due to the gross mishandling of my case by PHH. I then called his supervisor who promised to respond if I had any issues. I left a message and have not received a call back. I did receive a reply from my loan processor advising that his "communication" was "there" and that he had spoken with his supervisor and that PHH would not pay for the half point to bring my rate back down. Needless to say I am furious with PHH right now and will continue to make efforts to find a resolution. I am starting by writing this review and will do what I can to dissuade others from working with PHH.
When my ex-husband mortgage he refinanced on his own after our divorce I was somehow "picked back up" when OCWEN was sold to PHH. I have signed be removed from the loan, but PHH has refused to provide written proof that I am off the loan, (even though I can call and they say, they cannot talk to me because I'm not on the loan). Yet still have not reported it to the credit bureau that I am not on the account nor can provide me written proof to my new lender.
Would not recommend as a mortgage company, was rooked into using them by a realtor. I have an annual battle with them on my escrow account and their contracted payment provider that allows you to make bi-weekely payments to lower the principal faster (by the way they charge a monthly fee for this that was not disclosed until after the loan was closed). Their customer service department is farmed out to the Philippines or India, they speak poor english and you can never get someone in the NJ office to help. Today I called to cancel my PMI and got the usual run around, was put on hold for someone that spoke english in NJ, waited over 15 minutes ion hold then was cut off. Bottom line, do not get a mortgage with them, do your homework, go somewhere with better customer service. I would give them 0 stars if Google had the option.
The worst bank. We are trying to pay down our loan and can not get anyone to talk to. Emailed them and agin, no response. Finally got a live body only to have the call drop. This company is the absolute worst.

Despite having all of our correct loan modification paperwork in at least that's what we were told by our original case manager, we were assigned to a new case manager who then said we did not have all of our paperwork in and our request was denied because we took too long and we would have to start over. Getting all of the information in to begin with is hard enough much less starting over. Our original case manager Stephen Simkin was great but the new one Marsha McGhee is not knowledgeable or helpful and didn't even try to see why we had been originally told all of our paperwork was completed or try to help me by figuring out what I was missing. She just told me I had to send everything in over again when some things like old tax returns were still the only current ones. Despite the fact our equity has been more than enough for over four years we were still paying PMI and just now got a letter saying congrats we no longer have to pay PMI. All customer service reps use English as a second language and it's sometimes hard to have them understand what I am talking about. Buyer beware!
Soooo... I ve had two mortgages that were bought by PHH and they are HORRIBLE. Most recently I asked for a payoff for my mortgage in order to sell my home. I have spoke with 4 different people who informed me on how long it would take to process a payoff amount. I called a week in advance to ensure I had it in time. The First Lady told me 3-4 business days which was fine.... she never submitted the request. After 4 days I called back a second time and asked to have it faxed, which would take 2-3 business days.... it never came through. I called back a third time and it was expedited was they said it was faxed earlier that day... I called the attorney and they did not receive it. The fourth person said it would take 3-4 days and I would have to wait. So I m here today on the phone with them waiting to close on my house and they still can t figure it out.... I think it would be beneficial to make this process available on their website which is was other lenders do. So interaction with there phone customer service people who I can barely hear over the roosters crowing in the background... yes, I said roosters crowing in the background.

I was transferred from Plaza. I was transferred so i have no choice in the matter. Can not understand reps, they do not send out paperwork as promised and requested serval times, and the online site does not ever work.
Refuse to give payoff to my attorney or me since I have sold the home, 3 months into this fight and not getting anywhere 45min waits on phone. Nothing but endless lies and yet to release payoff info so i can close on the house i am selling. How is this even legal.
Scammers! Terrible, unethical company !! Took 18 months to get a loan mod for financial hardship. It was finally approved, made 4 months of new payments, called two weeks ago asking for final documents which I was told were on their way, then I called this week and am told of some bs reason they have changed their minds and my house is being auctioned in 3 weeks on dec 23. Spent a good 4 hours on the phone with them and was told nothing could be done so now I'm having to hire an attorney.
The PHH people with whom I have spoken are very pleasant. That said, I have yet to get satisfaction from any one except the deed-in-lieu-of-foreclosure people. After two years of our submitting many, many packages of information and data, trying to get approval for a short sale, I gave up and went the DIL route (which took only a couple of months), and was assured that the debt would be canceled. The following January I received my tax form-- not a cancellation of debt (1099-C), but rather an Acquisition of Abandoned Property (1099-A). There is a BIG tax difference! After being transferred three times, being on hold for 47 minutes,, and leaving a callback number, the company called me back-- and disconnected me! Back on hold for another 14 minutes, transferred twice, until I finally got someone who directed me to Fannie Mae. And guess what! Fannie Mae said the form had to come from PHH. So back to square one.
PHH Mortgage website is the worst I've ever dealt with. I can never access the site without contacting customer service. What's the point of having the website?
Absolute horrible experience with this mortgage company. Unfortunately we didn't have much of a choice as our mortgage was sold to them. Customer service is horrid. Expect lengthy wait times when you call and being disconnected every 15 minutes. When you email, you get an automated response saying someone will be in touch with you within 24 hours (during business days). It's more like 4-5 business days on average. When you do hear back from them they never answer your question. It doesn't even seem like they read your question because the answer is off in left field. We've had problems where we can't log into our account (name is wrong, don't recognize the loan number, password is wrong) even though nothing has changed since you logged in to pay the mortgage the month before. We're currently being overcharged for our escrow account by about $200/month and we can't get them to fix it for us. We've been trying to resolve this problem for three months and counting.
Frequently calls my place of business saying the have questions about claims we're handling. When we return their calls, they never have any idea what they were calling about and refuse to transfer us to anyone who might know or even let us leave callback information for them. Sometimes opts to transfer us to a dead line. This has happened 4 times now. We discovered that they use nonsecure, sketchy third parties to collect your personal data. Blatantly lies so frequently I can't tell if they're being malicious or if it's everyone's first day on the job. I couldn't possibly imagine how bad our mutual customers must have it; my heart goes out to them.
It goes without saying that PHH Mortgage is truly awful. I have literally never heard a good thing about anything with them. Their phone system menus are an exercise in patience.
I wanted so badly to avoid giving a bad review, but my husband and I recently tried getting a loan through PHH, for our first home. Our loan officer resigned from his position three days before closing--no exaggeration. He assured everything would be okay. Two weeks later, our case was STILL in underwriting. Needless to say, we and the sellers were at wit's end. Thankfully, my attorney stepped in and recommended another lender. We contacted them and they did everything that PHH took over a month to do, in just a week and we got our loan approved in no time! To say the employees of PHH are incompetent is an understatement. Avoid at all costs!! I wouldn't want anyone to go through what my husband and I did!!

Called two weeks back to inform them that I made a property tax prepayment and requested my overpayment be refunded. They asked that I fax details of my payment to the tax department directly. I did the needful, call again today only to find out they are unsure where the fax went.
I worry that they may not even recognize the tax payment that I made in advance and issue a refund accordingly.
In a separate instance, I called last year to have my escrow removed from the account so that I can be responsible for the tax payment. They denied last year saying that I must be on their account for 12 months before considering. I waited for more that 12 months and made a second request. They took a long to respond and promptly denied my request again, saying that I don t qualify, and my mortgage rules require that I be escrow. If this was the case, then what was promised to me beginning last year, is a lie.
I was with Cendant Mortgage company then my mortgage was transferred to PHH. I initially started with them back in 2005 finally got out in 2017. I refinanced with PHH and that was the most horrible experience ever they assigned me to Gary Pacheco who was the worst person to ever deal with Rude, unkind, unprofessional, how did this person get hired.?Worst communication skills, lack of compassion. He has no interpersonal skills, This company needs to go under as there as so many bad reviews on here. You need to definitely fire this person or send back to re training. They farm out their customer service calls overseas and that is a nightmare. No clue on what they are doing and how to deal with customers. Worst Mortgage company ever!!!!
I have my current mortgage through this company. I went to refinance in June and everything was fine and I was told it would happen in July and I submitted the needed docs. Then they tell me they need more docs, so I submitted more. Then they needed even more - so I sent those. Then, they give me a clear to close and sent disclosure docs to sign. Then, they tell me 2 days before the closing that it's not happening. I am buying in a couple years and I will make sure to stay clear of this company!
The absolute worst customer service ever...my dad died and this is his mortgage that I have been taking care of any of the needs, now that he has passed...they won't discuss his account with me...even with my name on the will. They are waiting on him to respond I guess....good luck with that.
Horrible. Our payment amount changed without notice so we got behind. When we caught up, we were still getting notices, multiple automated phone calls a day. SO ANNOYING. The website is useless. It won't recognize loan number. Please ask for another mortgage company!
Notified the Better Business Bureau. there are multiple complaints and law suites. If i could give a -50 i would this company is a JOKE NEVER EVER get a mortgage with this company. I ended up selling my family home due to they would not take payment from me after my father passed I had to jump through hoops and then they put the home in pre- foreclose and charged me the attorney fees. Answer me this how do you get a payoff and then the next week it goes up $8000 and then when the real estate company sends then the payoff the refuse it. just a joke run like the wind if they want you to use them.
They are horrible and don't know what they are doing... we have hours of phone calls trying to straighten out the autopayment and they cant get it right... they keep charging us fees for their screwups. Stay away
Mortgage transferred to them, trying to cancel my PMI, they act like they never heard of such a thing resulting in me paying $125 extra per month. They keep saying they mailed the form...Really! I need a damn drink after f'ing with them.
Claim to want to treat customers as family, but we have never been so screwed with in all our life. If you all think this is the way to treat legitimately hard working people, I would hate to see how ypu treat your enemies. Complete, constant lies, the total run around, and a ridiculous amount of unanswered questions. The first time I have ever attempted to call supervisors and leave countless messages as their phone instantaneously goes to voicemail and NEVER get a response. The strain this company has put on our family with their lies and lack of responses until the last critical moment of finalizing paperwork has been nearly unbearable and beyond stressful.
My clients have a mortgage with PHH and are selling their home, and closing with my office. We have been trying to get their mortgage payoff for TWENTY EIGHT DAYS now. We have all been hung up on, passed around to NUMEROUS representatives, and told the payoff has been sent (and it hasn't). Even demanding to speak with a supervisor has not helped. We have still not received the payoff. I highly discourage anyone from ever using this company for their mortgage needs. I have never in my life dealt with such incompetent people who give such poor customer service.
These people are crooks. Simply look at their reviews. Obviously they're doing something wrong! Forget customer service. You'll never reach a live person.
Absolutely the worst customer service experience I have ever experienced. Totally screwed up my account escrow. Lucky for me I only 14 months of payments left on this account.
I have POA over my mother in law who has dementia, it took from Dec 2019 to April 2020 to recognize it. We are selling her house, my title company cannot get a payoff amount. They say it take 10 days to get it. I can call my mortgage company and get it in5 seconds. It took 10 days once they said received her POA to review it. Every time I call, I get a different answer every time. Forget trying to talk to a supervisor, they say they will call back in 72 hrs. That doesnt happen. No accountability with this company. STAY AWAY!!!
Not to be trusted. Untrained staff manning the phones in Manila. A big and incompetent bureaucracy with a malfunctioning internet presence. Good luck finding anyone who knows or cares about your account. I am a small govt conservative, but this company is a good example of why we need some federal oversight.
Avoid this lender! You cannot reach anyone in the USA to address problems AND THERE WILL BE PROBLEMS. All calls get shipped to India and they just repeat prepared responses over and over -without fixing the problem. Without waiting for the actual property tax bill, they randomly projected that my taxes will increase by 50%! And they will start stealing that money from my bank account next month.
I can say nothing positive about these guys. I was helping to close out my brother's estate and they were AWFUL. Just AWFUL. It is tough enough to close an estate and these guys kept putting up roadblocks. I kept getting nasty letters from foreclosure companies saying that we hadn't paid the mortgage yet when I called and asked them to send a statement to the same address that they were sending foreclosure documents they refused. "Let me get this straight. You are threatening to foreclose on this property - but won't send me the bill so that I can pay it. I have the money in the estate account to pay you but the attorneys require a bill." "YES, ma'am."
After at least 5 calls, I finally got a supervisor and she even mumbled under her breath that the service center operators should have figured out what was going on and been more cooperative.
If you are thinking of getting a mortgage from them, RUN THE OTHER WAY as fast as you can.
Too bad you can't rate this place in the negative. If the servicing of your mortgage has been taken over by this place, do yourself a favor and run. Refinance and get away from them, ASAP! In March 2020, this place bought the servicing of my mortgage. I immediately went to Google and saw their horrible ratings. I decided, then and there, to refinance with another bank. Thank God, I only had to make two payments to them until the new loan went through. In the past, I've refinanced other homes and never got screwed out of my escrow money with other banks. When the new lender contacted PHH Mortgage for the payoff amount, they gave a payoff amount that was good through a certain day of the month. Only problem, they didn't include the interest and they took it from my escrow account. What if I wouldn't have had an escrow account? The interest should've been included in the payoff amount. Just a horrible and dirty way to do business. This amount of money might have really hurt some people that were relying on getting it back, especially during a Pandemic. I tried calling them twice, only to talk to people with a foreign accent who will not let you talk to anyone else. They'll tell you anything to get you off the phone. I was told that their Escrow department wasn't taking phone calls, really? Who does business like this? A week later, I receive a "sorry about your luck" letter from them. Stay clear of this place.
This is the worst not just mortgage company but company in general that I have ever had to deal with. All of their "so called" Customer Service Representatives are based in India and have very little command of the English language. They will promise you anything but never follow through. My mother passed away and I am the executor of her home. Unfortunately, the mortgage is with PHH Mortgage. The home was hit by Hurricane Michael and had a great deal of damage. I had to mail the insurance check to PHH to hold in escrow to pay for repairs. Even though I have emailed, faxed, and used FedEx to overnight the required and requested paper work in, they will seldom recognize me as an authorized person to speak with them which has caused a delay in receiving funds for repairs. ***** If possible, avoid this company at all costs!!!******
I can't even count the number of years I have been told the escrow account was short so PHH raised my monthly payment to cover the "shortage.". I have a fixed rate mortgage so this should not happen once, never mind year after year. The insurance premiums are the same and the taxes even went down one year, so is this poor recordkeeping or what? It's highly frustrating. I can't get a reconciliation of the escrow account out of them.
If I could give it a negative number for a review, I would! This is the most corrupt and disgraceful company ever! Do not use this company to service your mortgage loan. They lie, cheat and claim erroneous charges for nothing they can back up - Then they hide behind whatever corrupt law firm they can dig up at the time. I still have yet to figure out what a suspense payment is because they won t explain it. But wait - the best part... these criminals service loans that no longer exist, and they continue to get away with it.
Ocwen bought my mortgage shortly after obtaining in December 2015. Ocwen was super horrible on website, phone calls, etc. Since the new website design and combining with PHH, the service is more horrible. The website doesn't work well, a principal only payment cannot be made via website. Sometimes the monthly payment function works, sometimes not. I've been using the Speedpay option via phone which is long and cumbersome but you can generally make make payments as you wish, until last night. I tell my wife all the time we should refi just to get away from them because service is horrendous. But we are paying extra and have less than 3 years left so refi really does nothing monetarily for me. I guess I have to put up with this for 3 more. Sorry for everyone who will be with them even longer. Minus 10 stars!
All 1* reviews are true!! They just twant to Deal with the customers forget about their Problems! You can call escalation department for your issues but no result is going to come of it whatsoever. Speaking from personal experience.
Seriously the worst. We have been modifying our mortgage for over a year. They messed up the final paperwork by misspelling my name and then let it lapse despite us calling daily for months. Then now we have restarted the process have gotten 2 different modification amounts, made a payment, and were just sent the original notice of our options again. Rachel Nettleton, whomever she is because we can NEVER get a hold of her is horrible at her job and completely disregards the fact that every problem we had is directly their incompetence. Avoid them like the plague.
