Horrific. Do NOT use this mortgage company and avoid any lenders who will immediately transfer your mortgage to them. I have spent hours on the phone simply TRYING to pay my mortgage. It was an ordeal simply to set up an automated account. I was unable to access the site without technical support. Their support is offshore with very poor phone connections and representatives who speak off a script.

I hate this company. It's horrible, I feel like it's a scam. I can't sell my house because I can't talk to a person. Seriously. It ruined the sale of my house. I've been trying to get a hold of a human for a week. I stay on hold for hours at a time, until they just hang up. I worry that there just aren't actual humans working there. The people that were trying to buy the house assumed I wasn't actually serious about selling, so they cancelled the sale and moved on. My online account is locked because their bootlegged website is bullshit too. All I want is a payoff amount.

As an employee, I guess I am one of the few that didn't have a problem with the company. Sure the benefits weren't the greatest, but the problems here as an employee are no different than working for any other company. Some people get too emotionally invested that if and when the market changes, resulting in layoffs, their feelings get hurt and they trash the organization. Sometimes, it's simply business.

As a customer, they definitely aren't the best at customer service. There have been a few times where I've called in and had to deal with someone overseas. But, it's hard to fault the company for this as outsourcing labor is common practice due to it being much cheaper. I don't see this changing any time soon.

My Experience with PHH Mortgage so far has not been good. The moment we closed on our California Home ... our mortgage was sold to this company. I was able to set up the auto-deduct for my monthly mortgage but, it appears they do not support Safari (Mac's Operating system) so... this is a problem that does not allow me to access my account online. Every Mortgage company I have had in my life had a respectable website... unfortunately, PHH does not appear to have a website per say. Also.... the 800 # has a TON of automated prompts. Its actually ridiculous. I suppose I do not have a choice on who holds my Mortgage at this point. My hope is PHH gets with the times and upgrades their systems to accommodate Mac users and has a web developer create a website for them so they look legit.

My mortgage brokers in Utah sold my mortgage to PHH Mortgage sometime ago and i've never really had any problems. The only times that I've had to call them have been when my taxes/insurance have been raised and as a result there's been a reduced amount in my escrow. Call wait times are often quite high however they give you the option to have an automatic call back which works well if you're at home/not busy. Also it didn't surprise me when the person on the other end of the line was not in the USA, most companies offshore operations these days, especially call-center operations so I've ended up having some quite nice conversations with people on the other end of the line. Of course this may change at some point in the future if and when i have a negative experience but for the moment these folks are doing a good job, just keep on top of your mortgage payments, review your insurance and your taxes and you'll be set.

This service is easily the most grossly incompetent mortgage or banking service with which I have ever dealt. After months of seeking to pay off my loan early I am left wondering if they simply are trying to go slowly or just suffer from a lack of competence and personal accountability. If you email their website they write you back and say they will contact you in 24 hours--don't hold your breath. I am still waiting two weeks later for them to contact me. When you give up and call them, they will put you on with someone who struggles to understand English--and while that is completely acceptable and people have the right to speak any language they wish; it is highly frustrating when you are seeking to have a complex loan payout conversation. I am still waiting 45 days for my loan payoff letter that I have asked for twice and been told has been mailed twice--when I asked why it had not arrived after 45 days they advised that maybe my local mail was slow. I am sure that seems logical to them, but it is ridiculous to think the US Post Office is 1.5 months behind. I finally got a quote for the payoff over the phone and made the payoff via certified check--shocker, this was the one thing they moved quickly on. I called two weeks after the check cleared and asked why the website said I still owed more payments--the answer I received was that I should just ignore their website account information as the financial information was inaccurate. I still will not forgive USAA for selling my home loan to this terrible company.

My brother passed away and I had to use my money for a flight out of state. I asked for a deferment and they refused. I just wanted to skip 1 payment!!! No compassion at all. I am furious! I'm going to call the AG office in the morning a mb d complain. This company is worse than Ocwen and i ended up calling the federal government on them

2nd time with over a 30 minute hold with no answer. They purchased my mortgage and I can't get the new number to make a payment. Horrible so far. And by the way they were supposed to email the number and it never came.

This Company is the WORST company in this category...

This Company is the WORST company in this category!! Their Payment website doesn't work well at all!!! For example, I pay my usual mortgage amount, which was $46 short of their "re-adjustment" so I try to pay it online..... ohh, I can't.... It say's I have to pay the full monthly mortgage amount, again!!!!! It gets better!!! THEY report to the credit agencies I have NOT paid my mortgage in the full amount!!!! Even better... Oh did I mention PHH did NOT pay my homeowners insurance in full so it was cancelled....... I had to pay over $1600 out of pocket (including extra fee's) to get it reinstated!!! AND as other posters have mentioned the call center is NOT anywhere close to the USA!!!! AND it takes HOURS on the phone to speak to a human who has the power to help!!!! If you see this company ANY where near your mortgage RUN AWAY!!!

That being said... I am in the researching phase of my legal options and would welcome any similar stories...

If i could give this company 0 stars i would. They are the absolute worst mortgage company to deal with and essentially are just a debt collector and have no morales or care what so ever about their customers or consumers. They have screwed us in more ways than one and have made our first home owning experience terrible!! We originally got switched to Ocwen mortgage within our first 3 months of owning our house, Ocwen essentially screwed our escrow and ended up putting us into an escrow shortage, within our first year in our house. So Ocwen sent us to PHH which is their sister company and they are equally as terrible as Ocwen. Trying to get ahold of someone who knows what they are talking about in this company is IMPOSSIBLE. Every single employee gives you the run around or says they don t know and have to transfer you. They are extremely difficult to deal with and will send you letters stating one thing and then when you talk to them on the phone they tell you a completely different thing. During this pandemic it has been equally terrifying to have them as a mortgage company bc they aren t very willing to work with you as the consumer and also are not following HUD or FHA guidelines pertaining to this pandemic even though it s government mandated. They like to make up their own rules when it comes to things and give you multiple answers and make you guess if you ll get to keep your house or not. TERRIBLE TERRIBLE company. Would not recommend them to ANYONE. If they buy out your loan, RUN and refinance to get away from them as fast as you can before they screw up your loan.

We purchased our home in October 2017 and are property is divided into two parcels so we have two PIN numbers. Since 2017 PHH took our money, but never paid the taxes on one of the parcels. The parcel was sold for back taxes. We called PHH every week with no help. One hand never knew what the other was doing. We continually got the run around. Lie, after lie, a different story every time. Feed up I filed complaints with every agency we could think of. Finally just this March, 2020 our taxes we finally paid. What a hassle. DO NOT DO BUSINESS WITH THIS COMPANY. PHH is rated F for good reasons. Beware.

Like someone else said, I wish there was an option for 0 stars. There aren t enough adjectives in the English language to describe how awful the customer service is. My PHH mortgage was bought out by NewRez a few months ago and I m having countless problems with them. Their website and customer service couldn t get any worse. Avoid the so-called company at all cost!

We had our mortgage transferred to PHH, so I would recommend to NEVER use them. They have no urgency and everything they tell you is a lie. When you follow up because the processor takes 36 hours to tell me she needs something else at 5pm. Had she answered my call at hour 4, she would have had what she needed. Now imagine this headache and stress for 4 months for a simple refi. The processor justified her actions by telling me she is a grandma, ok what does that have to do with my loan? I had to call constantly to get updates and most of the time my call was ignored.

If I could give negative stars I would!

Don t bother talking to managers, they do not take care of what they say they will. They tell you what you want to hear, to get you off the phone.

My mortgage was unfortunately sold to PHH Mortgage. I don t know why this is even allowed. Mortgage companies shouldn t be allowed to sell to other mortgage companies!! A now just recently I am getting correspondence from a company called NewRez. They say I now need flood insurance even though I live nowhere near any water. When you buy a house and choose a company for your mortgage they shouldn t be able to sell your mortgage to another company that you don t want to have to deal with. 5 to 7 business days in order to reset a password is ridiculous!!!

This is truly the worst mortgage company we have ever dealt with, and we are senior citizens and between us, we have purchased 10 homes.. We have never experienced the ridiculous problems we have with these people.. In December, they applied our Jan.1 payment to our Dec.1 payment, even though it was paid in Nov., and they are now telling us we're behind in a payment. I have pointed out there error to countless reps, they all agree this was their mistake and they will get it taken care of, but it's been going on for over a month now and it still isn't fixed.. We're getting default letters from them, late payments added to our account, all of which reps keep saying they will take care of, but they don't. You can't reach an American to discuss anything with, the reps are all based in other countries (which, by the way, make it very hard to understand them).. In Dec. they said we were short $73 for our escrow account.. I knew we wern't, but sent them in the extra money anyways.. I just realized what they did.. They paid our winter taxes on Dec.28 instead on Feb.2 when they are due!! Our Jan. escrow payment ($74) should have been applied to the winter taxes.. I'm sure they do this for tax purposes that benefit them, totally screwing us! This is truly a good company to stay away from! We've been dealing with them for 11 years, and they really wern't that bad at first. American reps, problems were taken care of immediatly, etc, but for the last couple of years, they have just been horrific!

We made extra payments on our loan that 8 months later they still have not applied the payment to our loan and they never even notified us asked us what to do with the extra payment. I wouldn't take another loan with this company no matter how low their interest rates are.

PHH Mortgage is probably worse than Ocwen in terms...

PHH Mortgage is probably worse than Ocwen in terms of ethics and morality. My loan was recently transferred to PHH Mortgage and the first thing PHH did was to strip my loan of its modification agreement I had been making payments under which immediately put me several months delinquent and into foreclosure.

I found this out today, June 12, 2019. Per Hector (a relationship mgr I spoke to today) PHH did not have to honor any previous servicing agreements. I spoke with a manager named Natasha who then said that they had the right to change the terms of the loan and deny previous agreements from being honored.

Why do this when everyone knows (including PHH) that it immediately puts the individual into foreclosure? Its cruel and immoral to do this to people.

On top of that Hector informed me that the payment I will make tomorrow will be rejected by PHH. I have been making my payments every month just fine but when PHH removed my modification agreement I was under it put me several months behind.



PHH, and Ocwen have been sued by various states for a reason. It's because they have a long track record of taking advantage of vulnerable homeowners all for profit.

As homeowners we need to band together to fight them. We cant always wait for the government to take action because the states waited years, with an abundance of knowledge about violations committed, to finally sue PHH and Ocwen.

By that time many thousands of homeowners had already had their homes illegally foreclosed on, with the homeowners being thrown into the streets with their families.

During my time with Ocwen it illegally foreclosed on my home while I was current making payments. It reported the foreclosure to the IRS and the Credit Bureaus and it also transferred the deed to my home out of my name into a trustee's name. It also sent men into my home while I was at work and they trashed my place. They poured antifreeze down my pipes and taped down my toilets and kicked in my door and changed my locks.

When I made it home I i had to be cut into my own home by a locksmith. Ocwen did not apologize. They simply removed the foreclosure and transferred my deed back into my name.

Even with violations like this I could find no attorney with the guts to take my case. Even though they all told me I had a strong case they said ocwen was so big and powerful it would drag any lawsuit out until I was flat broke. Ocwen, and now PHH, are so big they can go years committing multiple aggregious violations and get away with it too. And they know this.

In addition to suddenly revoking the payment terms of my loan, which is probably illegal, PHH has been unable to help me into logging into my online account. I've called multiple times and no one can help.

Ocwen has also closed my ability to access my online account with them.

So I cant see what changes they are making to my loan.

In addition to this, the hold times are very long and when someone does answer they typically say they cant give me any information on my loan. They lie like they cant see it and say I have to speak to the relationship mgr who they claim is the only person that can access my loan. Not even supervisors and managers can see my leak. So they say.

The relationship mgr never returns phone calls l (the supervisors dont either) and the Indian associates are hard to understand and often very rude. Quick to argue. And when I ask to be escalated they bluntly say "NO".

PHH Mortgage is by far the worst mortgage servicing company I've ever seen or witnessed. They are subjecting their customers to severe risk, breaking federal laws and regulations, they are non-TRID compliant even though they claim to be compliant, and cause your mortgage payment to go up even if you are on a fixed loan and pay your escrow on your own. They are incompetent, they refuse to help you when you call them, when you call them, they won't notate the account and will not assist you, in fact, they hang up on you multiple times, they will never allow you to speak with a supervisor. They are the worst I've seen yet. Anyone that does business with them will be sorry.

This is the worst company! Please do not have anything to do with the very poor service and lies! I have an excellent record of paying my mortgage payment and I have a lot of equity so this company repeatedly sent letters to me that it will be easy for to you to refinance and get some extra cash. I thought this would be great since I have a child about to go to college. It is a long story of frustration and wasted time but at the very end they declined my refinance because of their failure to get all the information. They chose not to get all the information. I believe they were planning all along to decline my refi. I am looking for a new finance company that would treat me like a human being.

Here we go again...adding fees that they say accrued over 12 years and now after I've called and NO ONE can tell me what it is for and told I could talk to a manager, oh they'll call me in 24 to 48 hours as of March 15th 2014 no call now they are sending my mortgage back to me and telling me they will foreclose over the $400+ that no one can tell me what the charges are....I'm 60 take the fin house I'm leaving and they can move the junkies out of the house ..bye...oh thank you for the check of $196.00 because I over payed too.Now you can have the house and thank you for sending back my July and August payments too so your problem now PHH azzhatz. Thank you for the non-explanation. just pages of nothing and no I did not receive a call April 30, 2014 this is me in writing. I used them because I had a current mortgage with them and no cost out of pocket to refinance. What I "failed" to do was check the reviews online on their current services and quality of such. Obviously I agree with most of them. There is no follow-up, once one does any step, there is no phone call, text or email reflecting the action. I called multiple times trying to get updates and everyone seemed to be on a extended weekend...yes, each time. PLEASE consider other companies before moving forward with this one. I have just under 12 months before I can refinance with a company that does.

I wish there were 0 stars. Their customer service is horrendous. They are extremely rude when you cannot understand 75% of what they say. They do not allow you to speak without interrupting. My relationship manager gave me completely wrong information during my loan modification process. They are difficult to work with in every single way.

They will charge you $7.50 for each phone or onlin...

They will charge you $7.50 for each phone or online payment. It was only free if you did automatic payment. But it doesn't start until the second payment. So regardless, they will get a free $7.50 from you without doing any work. They won't send you a statement or a notice for your mortgage...so of course you will have to pay the late penalty also.

I never write reviews. EVER. This is by far the worst experience I've ever had with a mortgage company. Their website works intermittently and I was on hold for an hour to speak with customer service after my loan was transferred to PHH. I was unable to make a payment without being charged a $7.50 service fee. I could not do it by phone nor on the computer without this fee being assessed. Supposedly I will be able to make a payment only after I choose the paperless option. Once I did this they told me to try again in 48 hours. I've never heard of such a thing...charging people to make a payment. Terrible terrible company to interact with.

*BEWARE* DO NOT CONTACT THIS COMPANY - As a finance and real estate investor, I strongly caution people to fully understand the potential consequences of a reverse mortgage. Contrary to what you hear on tv, I personally, believe there are very few situations where a reverse mortgage is the optimal long-term solution.

Our Experience with PHH - my grandmother took out a reverse mortgage through PHH roughly 5 years ago. They sold her on the idea of having easy access to equity in her paid off home (these companies target marketing towards older generations). My grandmother, a retired business owner and realtor, was never clearly informed of the fees and penalties. Once she found out the payoff amount of her mortgage was DOUBLE the amount she expected, she learned that many fees she thought were one-time fees were actually compounded monthly. After 5 years, almost all of the equity in her house was gone and her buyout price was rising by thousands of dollars monthly. As I quickly worked to purchase the property and pay off her reverse mortgage (so she could remain in the home she built), PHH put up road blocks every step of the way. They would even send letters stating, "We are pleased to inform you your new buyout price is...." as they were pleased to know they were taking more of our equity. Once I had financing secured for the purchase of the property, PHH refused to send my lawyers the payoff documents. They even delayed our closing. My lawyer informed me that in her 20 year career, she had never worked with a more difficult company.

Very long story short, please learn from our mistakes and never contact these people. In fact, do everything you can to find other options outside of a reverse mortgage. PHH made it very clear, that they wanted the full value of our home, and they did everything they legally could to get it. I pray for the day companies like PHH are shut down and justice is served to their executives for the countless lives I am sure they have damaged.

If there was a negative star rating this would be the place that would get it. I have never once in my life had to deal with such a terrible financial institution. Every time I have had to call customer service, it is at least a 20 minute conversation. NO ONE KNOWS WHAT THEY ARE DOING. I ask a question and I have to be put on hold for several minutes before they even have an answer to something as simple as "where do I send the letter to request removing PMI"?
I also had one lady tell me she couldn't remove the PMI payment until there was 78% paid. This is a LIE. By law, if you send a letter to a mortgage creditor after paying 80% of your original balance, they MUST remove PMI. They are required to remove it at 78% if you do not send them a written request. Don't let someone mislead you!
THEIR WEBSITE IS TERRIBLE! Why is it so hard to give you my money? They do NOT except one time payments. You have to MAIL a check in. What kind of foolishness is this? It is 2020 for crying out loud. And you want to call them on the phone to process a one time payment? Expect to spend like $20. And whatever system they have is always broken. I can't even get into the new system that they have rolled out. I work in IT and I can honestly say this is the shadiest POS system I have ever dealt with. Who even uses IE anymore? NO ONE DOES.

This is the worst mortgage company I have ever dealt with. Every time I sent a principal only payment, they would put it against my monthly payment and move the next payment date forward. Each time I called them, I was told they would fix it but never did. At that rate, I would end up paying the entire 30 years on the loan. I just refinanced the loan with another mortgage company. Good ridence to PHH Mortgage Services. Do yourself a favor an refi your loan with someone else. I ve only seen a couple of good reviews on this company, everything else is bad.

I repeated my name 10 times and she could not understand me! Why couldn t she just call me back?? This company is a JOKE! Statements are unclear, phone representative are incompetent, and the wait was ridiculous, 30 mins for bad phone service!! Get it together PHH !!

Aweful customer service and run-around tactics. They shouldn't be allowed to remain in business with these practices. Anytime I submit something electronically it gets rejected and I have to call because no one is actually looking it over, it's pretty obvious, which is why you have to call back and get the run-around all over. Anytime I call I have to talk to someone else, they "patch" me over to the correct department, but I just get sent back to the main menu labyrinth. IF I get a letter in the mail requesting something (that was already paid for in our case, BTW), then they need to list a direct line to the correct department either by phone or email. Incompetence to the MAX.

The absolute worst company I have ever dealt with. My father passed away unexpectedly, so with my family members in that house still, I tried to pay the two mortgages that he was with the company. Weeks after I sent the checks to pay the monthly mortgage, my checks were returned, to his house, not mine. I called - which took about three tried to finally reach someone because they put you on hold for at least 45 minutes, only to then transfer you to someone else, and put you on hold for another lengthy period of time - to find out that they would not talk to me about anything until I prove I am the administrator of the estate. I send the required paperwork for each account back to the same address the letter asking for verification was from. I sell the house, and I now need payoff statements before closing on the house. I call the company again, and they tell me that they "lost the papers because there was a merger from Ocwen to PHH." Now, I cannot get payoff statements for the house, but they still will not talk to me because I am not on the account. I fax papers over THREE separate times (each time I called, and they said they did not receive them. Two days before closing, still will not talk to me after I sent the information 4 separate times now, only to get served with foreclosure papers two days before the closing.

Two weeks after, I finally receive confirmation that I am authorized on the account. Then, I receive a call from my attorney that I am only authorized on the one account, even though I have sent them the information (which is the exact same for each account, and I noted on everything both account numbers) four times, and still, this issue is not resolved. And now, since the company "lost my papers" multiple times, I have to get another attorney to settle the forecloser which will cost me even more money, due to this company's incompetence and ignorance. I would never recommend this company to anyone, and by the looks of the other complaints with the company, I am not sure how they are still in business.

By far the worst mortgage company I've dealt with so far. There seems be no managers available whenever you call. There is not a customer complaint department or email to send it too. There is no effort to make anything easy for the customer or urgency to help they say sorry a lot but don't actually do anything to fix the problem. They customer service department has no actually phone number to contact a manager or any other department that they can give to a customer. The times listed to call to get someone that is supposed to actually be able to take care of a problem is listed wrong they are out by 5pm et. Not the 9pm et stated on my papers.

Worst mortgage company. I absolutely hate them, ever since ocwen sold to phh. Worst customer service, has no clue what they are speaking about. I suggest to anyone looking for a mortgage DO NOT APPLY WITH PHH!! save your time and your nerves from them!! Cant even understand a word they are saying when i call. Just the worst mortgage company i have ever dealth with.. every month for the past 4 months of having PHH has been an issue, its so frustrating. Just trust me DONT DEAL WITH THESE PEOPLE IF YOU DONT HAVE TO!

I have had no problems read your statements and the documents that were sent from your original loan holder.
It explains why and everything to do to make the payments on time..
They have a phone number
They have a website.

Been trying to make pmts since July and again when their attorney said to in Sept. Pmts made western union and have confirmation numbers but saying still didnt get them. Have had this home 21 years now they want to take it? No way. Hope not and in active.forclosure and will not let me speak to anyone here in states and telling me do same stuff over and over while demanding new amounts every time. Will send 1 more time then getting my own attorney involved. Sad this is happening to so many! Ppl fight!! This has to stop! Bad business since they took over. Nothing but trouble now.

Our loan was transferred to PHH. We received a notice from our old mortgage company, but PHH never bothered to contact us. You would think they would contact us with more information, especially for the automatic payments, which now have to be set up again. Their customer service is very poor.

When I accidentally forgot to update my home insurance information, they obtained an insurance that was 3x as expensive as any other comparable home insurance for this house. Clearly, they are abusing their own customers. Do not use PHH ... run in the other direction.

This company is the worst company ever to deal with for anything, I am not one to post reviews, but i have to give my 2 cents. Our loan got sold to them shortly after we bought it..didn't have much problems with them in the beginning, but when i went to switch banks that was a nightmare in itself, and then we recently did a deed in lieu with them, and everything that is stated previously, is all true, horrible customer service, people not even paying attention to the information you have sent in. My "Case Manager" I was never able to get a hold of, left messages, never got a call back, always had to get someone else on the line. When I buy a house again, I will not be using them, and will tell others to not use them either.

Been working since October to pay off a loan for my dead friend's estate. PHH will not send documentation to allow her son to work with them, get information on the loan, including pay off amount. He has sent them checks, both personal and bank checks, for a lump sum to pay this debt and they have returned and/or destroyed all of them, refusing to accept more than the monthly payment from him, yet failing to send documentation for him to fill out that would prove he now is in charge of her estate. He has the legal right to pay off her debts. It's insane. THIS IS A PREDATORY COMPANY and shouldn't be allowed to operate.

What a horrible experience!!!! I finally read their reviews and see why!!!!!
I wanted to do a cash out refi. We set the value of my home(pending appraisal) and everything looks great.
Then my appraisal comes back 2,000 less and then they say with this difference I can barely refinance? What???????
They made me wait months struggling to not be late paying bills so this refi could happen!!!! Then I get told they can barely pay off 2 cards and I need cash at close.
My problems solved turned into a nightmare with PHH!!!!!!!!!!
STAY FAR AWAY!!!!! Worst experience ever in a stressful time in my life!!!!!!!!

PHH has the absolute worst automated phone system ...

PHH has the absolute worst automated phone system I have ever encountered. You get through one menu, only to have to start all over again on a whole new menu and so on and so forth.

It is like a Russian doll of automated phone systems.

It seems like you never get the option to speak to a representative. From my experience, the only way to speak to an actual person is to press "0" several times.

The whole process is so frustrating that by time you actually speak to someone you will be incredibly frustrated and exasperated. Even if you weren't angry before calling and were calling about something simple or benign, you will almost certainly be angry by time you get to speak to a rep. The poor reps are on the receiving end of this, getting the brunt of the customer's frustration with the automated menu on top of whatever reason the customer is calling in the first place.

PHH: Sometimes you just have to speak to an actual person. Please make this process simpler and more pleasant for both your customers and your representatives. There should only be one menu, two tops. And the customer shouldn't have to enter in all their loan information only to have to re-enter it in the next menu or restate it to the rep.

This place is just as bad (if not worse) as Ocwen. My grandmother has had nothing but trouble with these people. She's on a fixed income, has applied countless times for a loan modification only for them to keep telling her they can't help but they can help her sell her house. Are they insane? She wants her house. Has had it since 1970. These people can kick rocks. I'm currently looking into some possibilities for refinance if I can help her get away from these criminals.

I am told that even if i pay down the mortgage by 35% of the loan, I still will have to continue paying the PMI until 11 years from the start of the loan. What a Bull ****
