I have been calling and e-mailing Heritage Property about access to my community amenities for 2 weeks with NO response from anyone! We just moved into Hunters Ridge a few month ago and the HOA president Mrs. Jackson is just AWFUL! She is one of those people who THINKS she is the HOA President so she can do, say and treat people how she wants.. The way she treats and speaks to children is ridiculous and sad.. I thought we were moving into a descent community, By the way my family has been treated I am starting to rethink my move. Mrs. Jackson lock up the gate to all amenities when she feels like it although the hours are from 10am till 10 PM our park, tennis and pool has been locked up for over a week now.. Although Heritage has yet to get in touch with me about our pool key!!! Our children are out of school for the summer and can't even enjoy the park.. WHAT IS OUR HOA FEES PAYING FOR?? This Old lady to run things how she likes and has no rules to follow?? Why don't our HOA managers (Heritage) come look for themselves?? I'm just so upset over all this, It's sad you can't enjoy where you live and raise your children...

Heritage Property Management needs to invest in a way that streamlines their terrible, ineffective process sending information to the board for review. The company took 3 months just to tell my wife and I "NO". My wife and I were extremely patient and cooperative delivering anything they needed in a timely manner, but these actions were not reciprocated by Heritage. Companies that value customer service tend to thrive in the world we currently live in. I guess with a sub-par review average of 2.9 says it all about this company.
9/11/19 The good reviews on here MUST be by Heritage employees. I've never talked to a happy customer. Their business model is to charge, ignore, and burn through customers. With all the growth in Atlanta, they can afford to get new clients by undercutting reputable companies and then ignoring those clients & moving on to their next prey. They will begrudgingly work with HOA boards but treat other residents like they're pests to be dealt with, rather than concerned homeowners to work with. I served on the board and have also been an aggravated citizen trying to get several simple issues fixed. I've seen the problem from multiple angles and still don't like them or their business practices.
The absolute worst. Nobody answers the phone and nothing gets done. The individual community managers seem to have an extraordinarily high turnover rate. I've lived in 4 different communities around Atlanta over the years and this management company is far and away the absolute worst that we ever dealt with.
I used to think they had some kids running the show because they re a joke. We got accessed a monthly fee because we apparently had tenants. We didn t and I asked them to talk to any of our neighbors to confirm this. Even after an affidavit they re still pursuing this. And when you call their office they never return your call and the few I ve spoken with have been rude. I m looking forward to move just because the HOA is a joke.
I could give zero if possible. This is the worst property management company in the area. They are rude and acting as if they own the houses in the neighborhood. Keep away from them.
This is one of the premier association management companies in Atlanta and South Georgia. Some of the best, brightest, hard working and trust worthy employees ive encountered.
Management is never available to speak with, and all mailboxes are full. Services are poorly orchestrated and poorly (if at all) done. The worst property management group. Period.

HORRIBLE MANAGEMENT!! Donna Brazil is supposed to be the "point of contact" per her own words,,, but how can she be if she NEVER contacts homeowners back re their inquiries/issues??!! Donna NEVER knows anything about anything, always gives vague answers, if any. The only time she contacts people is when asking for money or some complain.
I don't write too many reviews but I feel that I need to commend Heritage. It is refreshing to have good board members and a professional management service to back them up. They have been very helpful as I have moved in to my new home and everyone that I have worked with have been a pleasure.
I stopped paying my HOA bill because I felt the management group was not doing enough to keep the community safe. Someone was able to freely walk into my subdivision and rob & pistol whip my significant other. They sent my account to an attorney who has been so incompetent. I have paid off my bill and weeks later my account remain block.
Update: why would you say call and when I do no one will speak to me. I m so over this company and the incompetent attorneys they hire.
Having several issues arise that required assistance from the property manager I can say that they were all handled professionally and as promptly as each case allowed for.
Heritage Property Management has been our town home association management company for the past 2 years. During this calendar year we had their construction arm, Heritage Construction, manage two CapEx projects involving road reconstruction and painting of 3 building consisting of 21 units. We were extremely pleased as they created the RFQ's, reviewed the bids, negotiated the final price and then managed the work flow during both projects. Tim Wiggins, the project manager for both efforts, was well-informed, on-site often, efficient and in continuous communications with the Board to insure not only the highest level of performance by the contractors, but also our satisfaction with the workmanship. We highly recommend Heritage Construction to oversee and manage capital expenditure projects and will certainly contract with them in the future. Heritage more than saved the cost of the management contract by negotiating down the final cost and their efficient management of the work flow.
I would never trust my HOA with this company. I m a tentant and my landlord set up an automatic payment to have his dues paid. HP did not initiate the payment and the pool pass was deactivated. Once I alerted him about the pass he immediately contacted HP and made the payment. 9 days later the pass is still not activated and I was just told it could be another 3-4 days.
My experience has been positive with Heritage. I serve on the board and they have been a tremendous help. For them to be successful, they need to have a solid partnership with the HOA Board and the board has to help enforce the guidelines and rules. I've even received a couple of notices and I quickly addressed the problem. They have a job to do and I will continue to collaborate with Heritage to ensure the standards within my community don't change.
Heritage manages my community and our Property Manager, Mark Rusnak, is top notch! We've had 3 different managers in the past, but Mark was worth the wait. He always answers our questions & concerns, deals with the board so we don't have to, and has even followed up on items or issues that have come up & been resolved. Several other residents have commented on how much our community has improved since he started,.. we would fight to keep him!

My simple work order has been open for 1.5 years. I sent number of reminder emails and calls and you absolutely get no response. I even contacted the manager who simply told me to contact the employee as he doesn't deal with minor work orders. I made my payments on-time every single time. I'm sure my neighbors have also suffered from Heritage and that's why my property has gone with another management company. Thank God!
As soon as I mentioned to pursue legal options to recoup my money and fix my balcony, I get a response. Wow! Please do us a favor and shut your doors Heritage. Heritage has one of the worst ethical practices.
Our neighborhood experience with Heritage properties has been extremely positive and beneficial. The Account manager is very professional and responsive to our HOA board. She provides insight from experience with other communities that helps us facilitate our bylaws and covenants. We will take advantage of additional resources that Heritage offers in their Account Management portfolio. The transition from our prior Management company to Heritage provided our community with an upgrade in service.
I spent eight months emailing back and forth with my HOA to resolve an issue in my neighborhood. I finally decide to call Heritage. Polina Williams called me back immediately and had the issue resolved in days. Excellent customer service!
Heritage has recently taken over our community as our HOA represents and my initial experience with them was not pleasant. Poor customer service, lack of knowledge for what was going on, non personable and border line rude. For diplomacy I will not mention the names of those with whom I had those experiences. However, Lola Cadet was a phenomenal person who I happen to come into contact with as I had a situation I was trying to resolve. She went above and beyond and when it was out of her area she still was proactive with trying to get it figured out and resolved. She was always pleasant and, resourceful and positive. Her can do attitude definitely softened my feelings from my previous encounters. She is definitely a gem in the non personable culture that I have experienced with Heritage Property Management. As I take over new HOA duties for my neighborhood I have really appreciated the REALLY patient support and guidance of Heritage staff and Shawntell in particular.
They are worthless as an HOA. They don't respond in a timely manner and there have been several things that they are responsible for handling but they neglect to respond to causing the home owners to pay out of pocket. Many times their responses to emails are completely useless and at times feel like they didn't even read your email, they are just hitting a quick "auto reply" response. The way they handle things is quite infuriating and very unprofessional. They push off their homeowners saying they will "follow-up" with the board and just know that is their easy response to shove you off an not do a thing to assist you.

I have tried several times to get in touch with someone about our community. Emails are ignored and no one returns phone calls. I have been dealing with this company for years and the service is horrible.
Had some issues with our rental property as our tenants did not comply with some regulations. Heritage Property Management sent us mail regarding the violations, however, I was not in the country, therefore I did not receive the mail. Multiple letters were sent and we eventually got fined without my knowledge. When I found out, it was too late as we had already accumulated close to $400 in fines, as the fines were calculated per day.
I contacted Heritage Property Management regarding this issue and was directed to MEGAN SARGENT. After days of emails back and fourth with Megan, who was extremely helpful and professional, she took my issue to the board of directors who eventually waived my fines.
Although I think Heritage Property Management should have found other ways to contact me since I was not responding to the mail. They should have sense that the mail was not getting through to me. Another thing is to maybe knock on the door of the property and let the tenants know of their violation since they obviously monitor the address frequently on a daily basis, and we could have avoided the whole incident in the first place.
However, with Megan's help, I was able to get it resolved promptly.

Heritage Property Management has Wescott from the beginning and they continue to shine. The foundation of their organization is its people and our Property Manager, Polina Williams, shines bright.
I'm shocked that this company is still in business. They have NEVER once done anything that they said they would do. Every paper I ever sent them, they lost. They have never once answered my emails. They have never once returned my phone calls. I teach high school, and my 9th graders could run this company better.
Jennifer Carter saved the day! I was frustrated getting help to resolve wrongly posted HOA payments at Heritage, despite using Vantaca and making phone calls. Was about to get attorney involved but one last ditch effort got Jennifer Carter who rallied, investigated and got issues fixed almost immediately. We need more Jennifer Carters!!
Alicia Mathias , client service rep, is wonderful. She takes her time to answer all my questions and is kind and understanding. She is an excellent customer service rep and I appreciate her help.

I wanted to drop you a line and tell you what a great job your staff is doing representing The Accolades. I moved in May 1 and I have had lots of questions and also some maintenance work done on my unit to prevent water damage. Jennifer and Bobby have gone out of their way to make me feel like a welcome addition and to satisfy my needs. When I questioned some work done to stop water leading into my crawl space, Bobby did not hesitate to set up an appointment, at my convenience, to come by and discuss exactly what the landscapers had done to rectify the problem. I am in the new home industry and know great customer service when i see it. I only wish the communities I represent could use Jennifer and Bobby and Heritage Management. As a board member of an HOA for a new build small subdivision in Roswell, I was introduced to Heritage Management when they bought out our builder chosen management company shortly after the HOA was turned over to the owners in early 2017. We have been fortunate to work with a community manager, Alexandra Mordecai, who truly aims to understand our needs and does all she can to help insure that our HOA runs as efficiently and professionally as possible. A super bright spot in our relationship with Heritage has been our assigned property inspector Brooke Bruns! Brooke goes above and beyond what you would expect from the traditional service provided by a management assigned property inspector. Her responsiveness is amazing and she is always willing to lend her vast knowledge and expertise in an effort to solve inspection related issues and improve our community. What a valuable resource she is!
For this to be an HOA they are horrible with communicating with the Homeowners, some of the Staff members are just rude and are very inconsiderate when it comes to resolving residents issues...It's all about the "late fees" with them...and the "board" whoever they are; are NEVER around. I had a complaint and waiver to go "unnoticed" for months. Not sure what they do the the community outside collect fees. However, Tracy Hawgley, I will say is one of the few staff members who truly goes out of her way to give GREAT customer service. Her entire demeanor is pleasant and she is willing to assist WITHOUT the ATTITUDE like the others. Thanks Tracey for making a difference!

I have called numerous times because we always have a different property manager. That has to be saying something about the company. But to try to speak to a supervisor is impossible. How does Carl or Kelly get into a supervisory position and NEVER EVER returns a phone call or email? No wonder they can't keep employees or clients.
Accounting is awful, I have had late fees that were applied because of one day difference. Not sure if it is because the department is slow or behind. Don't penalize me for something i cannot control.
Do not move into a community that is managed by this company if you can help it.You will REGRET IT!

I ve been living in a community managed by Heritage since 2012 and it s been horrible. My family has been harassed by our home owners association board member whom and they seem to target African American families as well. We have received violations for things that never occurred or that had already been taken care of. We bought a commercial vehicle and received numerous letters within 3 days of having the vehicle we have paid for a space to park the vehicle and again still received violations even though the vehicle wasn t there. My tire went flat once and within 2 days had an officer at my house recommended by guess who...homeowners association stating my vehicle was a junk car, I provided proof that is wasn t a junk car and indeed had full coverage insurance he apologized and left. This is just some of things we have experienced ad we have also spoken with other African American neighbors experiencing similar situations. I also have several pictures along with addresses of commercial vehicles parked in my neighborhood and have been for months. Now I ve received some outrageous bill and I ve had to contact a lawyer regarding this and honestly this is our last year with them we have already contacted our Agent and will be out of here by next summer..I will not live at a property managed by heritage ever again.
I have been dealing with an ongoing issues with Heritage property. I bought my home in December of 2018 and all of the HOA fees were paid during that time. At our HOA meeting in late February we find out that the dues were going to increase by $70. I was not notified when the funds would be due. I waited to receive a bill. Once I received the bill I waited about 3 weeks to try and pay to realize I had .70 in interest on the bill. I decided to try and log into the homeowners portal to pay the bill to find out my only options were options I had to pay for. I emailed heritage to ask if any other payment methods could be used. I never got a response. Even today I never received a reply. An automated message is sent after even posted message and it states they will reply within 48 hours. Well 5 days after my email I was assessed a $25 cost of collection fee. I reached out to get clarity why they were charging me the cost of collection fee. I then find out that I can do bill pay so I set up bill pay with a statement I was provided from heritage. Mind you I see that 2/7/19 is when my original HOA payment posted and I closed on 12/28/18. But I waited for the bill pay to post but it never did. I reached out to Heritage and AR told me I dont have a bill pay account and the # on the statement couldn't be used for paying the dues. The lady then told me that I could walk in any BB&T branch and pay the HOA dues. I'm really confused why I wasnt told this from the beginning when I asked about my options. But I went into BB&T to pay the $70. I reached out many times to get clarity about the $25 cost of collection. I've sent emails and left messages with my property manager but have gotten no response. I went to log into the portal today to see I have been charged another cost of collection. I dont understand how u can but a fee on top of a fee.
I have had experience with Mindy Boswell as my property manager. She is always on hand to answer any queries I have in a punctual manner and manages to keep me fully up to date with things that I need to know. I have also recommended her services to other friends who have typically been at the wrong end of uninterested and tardy property managers.

Mindy Boswell is our property manager. She's caring and always friendly. Although, I assume, she has lots of customer requests, she always manages to get back to our needs and wishes in time. She works in a well-organized manner and always takes time to listen to our needs and requests. I am very thankful to have her as our property manager!
As the president of my HOA Board for my condo association, it is crucial to have a strong partnership with our property management company. Through the past several years, we have had various property managers with a range of customer service skills.
Upon Robin Steinkritz being assigned to us- I received an introductory phone call that provided our board with answers we d been waiting for, and a direct partnership that we had not been provided before.
When requests are received- he uses his professionalism to provide us with suggestions, executes formal letters and emails to our owners, and assists as a liaison with other parties at Heritage.
We are thankful for his adjustments to meet our needs & look forward to building a stronger partnership.
In addition- we have had wonderful experiences working with Wednesday Brown, Property Accountant, who has been instrumental in our financials. She is always available to coach our treasurer/HOA board on best options for the future health of our property. Her professionalism & expertise is vital to our planning efforts. Wednesdays partnership is pivotal to our success as a condominium, and we highly recommend her as a partner.

if there was less than One star i will give you : We are a resident of the Regency at Cambridge and moved in about 8 months ago, we are constantly being harassed by this lady Pam Godbee in HOA about anything, Grass, blinds, anything and everything. We can't take it any more. she is on a hunt. you have to do something. she is driving residents away. this is a fair warning from me and the We don't have to take her abuse.

These folks never answer the phone and voice mail goes unanswered. My neighborhhood association has our yearly fees due on 2/1 every year. This year Heritage mailed the bills on Jan 3 2019 and dated them as 12/21/18. They showed our due date as 1/1/19 and we just started receiving the letters in the on 1/5/19. They mailed them after they were due! I have been calling them all morning and they will not answer the phone nor will it go the voice mail now.
I have worked directly with several members of the Heritage Property Management team, including Jennifer Carter, Carl Jacobs, Tim Wiggins, Mike Foxley, Rebecca Coogle and Paul Gwyn. In my experience they have a culture of proactive management with a group of people who clearly care about their clients. Property Management is a very difficult business that this team handles with grace and integrity.

Experience has been terrible. If you are looking for Property Management Services, steer away from this company! Heritage has promised over and over again to take care of issues with our neighborhood's common areas. Structures that need finishing (never completed), electrical boxes not capped, shrubs in poor condition, etc. I and other residents have brought these issues to Heritage time and again. They always commit that they will take care of it - but nothing happens. Typical responses include: "thanks for bringing that to our attention - we'll take care of it!", "yes we are aware, the budget to take care of the issues was just approved!", "sorry this has been delayed - it's scheduled for next month"...... Be prepared to wait years. Completely unacceptable.
I wish they had a zero because every time I call nobody answers the DAMN phone! Does anybody actually know work in this place! Horrible customer service! Rude people! And they have nothing better to do than mess with homeowners and renters in neighborhoods!
Highway robbers! our "board" was duped into this shill of a management company who promptly RAISED our association fees even though we have ZERO amenities in our neighborhood with the exception of Doggie Poop bags! Wow $45K should buy a lot of those!! You would think. Do your community a favor and look elsewhere.
Polina Williams is fantastic! She is quick to respond and always has an answer. I know I can always go to her with questions and will receive a quick and knowledgeable response.
My experiences so far have been great. Any issue I've had has been quickly resolved. Jason Pure has been especially responsive and polite. I've been living in one of their properties for 2 months now and am looking forward to future smooth interactions.
I have worked as an account manager with a few different vendors over the last several years. Working with Jason is a delight. He always helps us with business opportunities and the relationships with managers.
I called today regarding daily fees on my account for yard-work/maintenance that we had completed the day after we received the first notice. Janelle was very helpful. She understood my concern and told what steps we needed to take to have the incorrect fees removed. She was very easy to talk to and considering the fact that she listens to irate people daily, she was very pleasant. She is an model employee and an asset to Heritage. Others in that organization should follow her method of customer interaction.
Shawntell Craig is one of the most responsive property managers that I know in this field. And, better yet -- she knows her stuff and get's the hard jobs done. She is kind and articulate, as well as being a good listener. I adore Shawntell's no b.s. approach to helping us resolve community issues. I firmly believe that her continued relationship with our Sage Stone community can only be of the greatest benefit for both property values and compliance issues. Heritage Property Management is the worst HOA group I have ever dealt with. I never received a statement via postal mail nor email. I found out from my neighbors that $300 dues are due 2/1/19. Most of them received statements, but several of my neighbors are like me and did not recieve anything. It took me two weeks of calling, leaving voicemails, and sending emails to finally get a call back. They claim my email address was wrong which is why I could not log onto the payment portal and why I did not receive an email statement. I asked why they did not mail statements, to which she responded that they did. She told me my dues are $300 due 2/1/19. This was Tuesday 1/15. I finally got paid today 1/18. I logged onto the portal and it says dues are now $350. I called account receivables 7 times until someone finally answered. I asked why the cost went up and was told it was a board decision. I asked why I was not informed of the increase and she stated I should have received a statement in the mail. I told her I have never gotten any correspondence from them via mail or otherwise. I asked she send me an statement. I received an emailed statment...finally. But it was for 2018 and said my balance was $0.00. I had to contact them again and finally get a 2019 statement with actual information on it. They are horrible. They do not send correspondence. They take forever to return calls. I am strongly disappointed and I hope I never live in a neighborhood they manage ever again. Also, I asked what our dues are used for since we have no sign for our neighborhood, no pool, no clubhouse, no common space...no one could give me an answer. Heritage Property Management is disappointing and awful.
As a manager for our HOA, this company has not done that great of a job. We've gone through several account managers from this company and the lacking response is consistent across the board. I recently got notice about my trash can being left out outside of pickup days -- problem is it's not mine. I sent photos to prove this, while also photographing the actual violators and they stated they will remove the violation then asked for pictures of my window to remove a previous violation. WHAT? I received no notice about my window and there is nothing unusual about the windows on my house. I have been contacting them consistently to find out the details of the windows violation but no one will answer the phone, return a call or respond to email. My correspondence was with Shawntel Craig via e-mail. Nothing in almost 2 weeks.

Most of the time it is impossible to reach anyone via phone or email with a timely response. Amber Carter, by far, was professional, kind, and very efficient to send me what I needed ,while staying on the phone with her ,to be sure i received the Document, which I did receive quickly. UPDATE: After I posted a review here, Yelp, and BBB, the company contacted me with a promise to provide answers. It has been 3 weeks and they have responded to only one of my concerns and even for that one, they have not provided a satisfactory answer. It seems they are engaged in a cover-up. The board told us at a special meeting that it has terminated the HOA s contract. They need to fix the problems they have caused before they leave and have their activities audited by experts. I will keep updating this review until all outstanding issues have been resolved.
I have never experienced such level poor customer service ever. On top of their terrible customer service, the management company is scamming our community by being paid for the service they do not provide, they do not respond to homeowners' complaints, cause frictions between the board and the homeowners by not forwarding communications to the board, by filing frivolous lawsuits against homeowners even as the board members and homeowners are talking to resolve issues. We will try to fire the management company at our next homeowners meeting. In case we fail to kick them out because of their manipulation, we are considering to contact the local media and expose their misdeeds, which is among one of the steps we are planning to take to reclaim our community. They deserve zero star.
My household has been under constant harassment and discrimination by Heritage. They bullied, harassed, threatened and discriminate against us. They do a highly unprofessional job. They totally disregard our emails. When they respond, they do so in an unsatisfactory manner -- sometimes a one-liner. Most of the concerns I and members of my family communicated with them have fallen on deaf ears. I am considering reporting heritage and our HOA board to the HUD, local housing authorities, and even going to the media. They act like village dictators! They make our life miserable by taking away our hard-earned money. Their primary interest is to profit from the crises they are causing in our community. The HOA board and Heritage's constant and relentless harassment and discrimination have caused me and my family emotional distress. If I could give less than 1 star I would! Please don't buy a house that is managed by Heritage! So frustrating and disgusting!
After a great sales job, we have been disappointed. Inconsistent and slow, difficult to get accurate answers. Old school financial approach, statements are never up to date. Main Website link has been down for a week and I had to let them know. Finally found a link that worked on my own.

I was so excited about being a new home owner. That wonderful feeling is slowly fading away. It is impossible to get our assigned property manager on the phone or to answer emails. Extremely exhausting when you are seeking help to solve a issue with your property. Every issue that probably would have been minor has turned into a major issue because of the lack of accountability, pocrastination and blatantly not willing to communicate with home owners
6/10/19 BEWARE!!! I understand that most people review when they are angry. This is not one of those cases. I review when there is exceptional customer service and I review when I receive the absolute worst customer service. I have an issue outside my building ruining the inside of my home and I can't even get a response from our property manager. I've asked for a temporary fix and been patient going on 40 days. Water is entering my unit and they have no empathy and flat out will not respond to my messages for help and communication. If you're shopping these guys just do your homework. This is the place where customer service has gone to die!
Update: 8/7/19 Yes your reply is true. Someone did reach out after I wrote this poor review. Someone came out 7/24 to look at the building. They stated that they would need to contact the unit upstairs, it's been 2 weeks and my neighbor has not been contacted. I sent a friendly email yesterday asking for a status update. I'll provide an update as things progress.
Update: 8/13 Not a single response to the 2 follow up emails requesting an update. I'm not even asking for someone to hurry out and fix it. I'm just asking that someone respond to either one of the 2 professionals messages I left.
My neighborhood formerly used this company for properly management. We dropped them after poor performance. Nothing was getting done around the property. They wrongly assessed late fees to me personally and never notified me.
The community where I live is managed by Heritage. My recent experience is fairly consistent with what is posted here. The most dishonest, disrespectful, arrogant, lazy, obnoxious, and useless people I have ever met. Heritage is a total waist of public money.
I can't even fathom why any HOA board would hire them unless there is some kind of scheme going on. Shame on you Heritage! Interestingly enough a positive reviews mostly came from HOA Board members.
Recently Heritage Property Management did some work on our property through the Construction and Maintenance Team, What a pleasure it was dealing with them. They were so knowledgeable about the deck and the best way to repair it. After several confusing opinions from other vendors, we were so happy they knew the best and most cost effective solution. They did a wonderful job completing it in a timely manner.
Is there something less than one star? Rivershyre Subdivision in Gwinnett County with 425 SFR homes have used Heritage for almost four years. It has been a struggle since the conversion to them. The change from previous company was NOT smooth, accounting has finally leveled out but has been horrific! Sent out our annual dues letters wrong, charged fines incorrectly to our homeowners, and that is just the tip of the iceberg! In addition, I have had several meetings with as high as the owner, Gavin, and he talks a great game (especially when trying to get our business!) but has NO follow through. I truly believe this lack of care for customer service is why the overall lack of customer service rolls right down the chain of command. As of TODAY, I am waiting on follow up from their COO, Mike, on our JANUARY board meeting requests that Heritage should have been able to report back on in our February board meeting but most items had not and still have not been handled. Our PM, Sebastian, is a wonderful and kind person but I just believe overwhelmed with the number of properties he is required to handle so that Heritage can make more money for the owner, Gavin. DO NOT HIRE HERITAGE! YOU WILL REGRET IT!
Deborah Burns was the point of contact at Heritage for the Condominium. As a Unit Owner, I found her to be non-responsive to information requests, and disrespectful. After weeks of non-responsiveness, I appeared at the HOA meeting and brought forth my questions and concerns. Deborah Burns' response, "This is not the place for that! If you don't like it, you can leave!" After the meeting, I informed her that she was out-of-line, and handed her a copy of the information request that she refused to answer, she then said "I will not be responding to your emails." Her brutish statements were prima facie evidence that there was/is something odd going on.
Shortly after that incident, I had to send her a written rebuttal against her attempt to get I and others to file false insurance claims. Awhile after that, she was removed from the project.
It is very interesting how several people have attested to Heritage's issuance of false letters. I wonder if such a thing is a part of their strategy that paves the way for unjustified assessments, false insurance claims, and unverified lawsuits.
I'm shocked that this company has stayed in business. In the 2-3 years that they've managed the property where I own a condo, there have been multiple property managers. No consistency. Extremely difficult to reach anyone or get them to respond. When I have been able to reach someone, they've been very rude. Courtney Simmonds was one of the managers I tried to work with. It took almost 3 months to get her to respond to me. When she finally did via email, she wrote that she didn't have time to talk to me. 3 days ago I reached out to the current manager, Norman Bruce, with a time sensitive matter. No response, and sadly I'm not the least bit surprised. The internet is full of reviews about how horrible Heritage is and most cite the same issues; difficult to reach, no response, false promises, breach of contract, and general incompetence. Quite frankly, I believe the 5 star reviews on google are fake. The only thing consistent about Heritage is that they're horrible! If you're in the market for a management company, DO NOT HIRE THIS COMPANY!
I received my HOA letter on 1/05/2019 stating my HOA annual fee due 1/01/2019. Letters in the envelope are dated 12/03/2018 and 12/21/2018. Have been emailing and calling Heritage Property Mgt, no one is answering as well you can not leave a voice mail as their boxes are full. Yet I received emails stating they are aware of the issues, and 30 day grace period has been extended to 2/01/2019. If anyone else having this issue.
