While trying to submit transfer of ownership paperwork, I was having trouble getting my paperwork to the correct group. Demi McPherson went above and beyond to ensure that the paperwork was received and directed to the correct person. I had spoken to three people prior with not luck. Ms. McPherson's effort has renewed my faith in customer service. I can thank her enough for making the process more simple.
These guys are a joke. They refuse to call back or respond back to emails. They have been notified about a roof leak and 2 weeks have gone by without any work done. The roof leak is damaging the inside of the unit and they are doing nothing abut it. The HOA said that they have told them to take care of it immediately! Still no contact from the property management company.
If you are a community considering to hire them, seek other options. These guys are totally unresponsive to residents. They have no ethics, nor are they dependable. These guys will end up getting my HOA sued over their neglect.
If you are resident, file a complaint with HUD. Also take them to small claims court and let it become a case against them.
I live in Herring Township and am on the HOA board, and our property manager, Mark Rusnak is amazing! Ever since he was assigned to us, things have totally turned around. He has saved the day on multiple occasions! He's extremely knowledgeable and excellent with communication. I'm so glad we have him with us. We are so lucky!
Jennifer Stine and Heritage Property Management have been a godsend to our community. Jennifer's professionalism and overall helpfulness is above reproach. (Not to mention her calm diplomatic skills when needed!) Additionally, the resources that Heritage provides directly to both the Board and community home owners through their web site is excellent.
At the beginning of the year they lost a bunch of payments from Homeowners in the community. We were all hit with late fees, when they discovered the error, we eventually had to pay them again. During the last quarterly payment it took them a number of day to post our payment resulting in a late fee. I called and talked to them about it and nothing happened. So I guess when they mess up and lose payments all is well, when someone who has a direct deposit payment post a day late they hit with a late fee. Even though on the community web site it sates that all drafts through the bank with be taken out on the 3rd or 4th business day.
I don't see the value with is company. If you are on a board looking for a management company, I would look real hard at the level of customer service that this company offers.
Hi There. I want to recommend one of the Heritage employees. Wilbur Perez one of Heritage s employees was always very helpful & offered accurate support. I had noise issues at my unit from other units which was not an easy fix. He offered alternative suggestions as well. This did help.
The company was not always easy to get a Live body. Yet when I discovered Wilbur. I asked for him & it was always a good experience. Thx Wil...

Our community switched to Heritage for our HOA less than a year ago and every interaction I've had with them thus far has been a negative one. I was basically told they collect my money but they don't manage items.. That's our boards responsibility. So, why are we paying you again?
We were promised this company would be much more diligent and better than our previous company, which is not the case. I'm guessing we could save a considerable amount eliminating the "management company" that doesn't manage anything. They take very poor care of the retention pond/common areas, they rarely hold homeowners accountable to the bylaws (other than ensuring they collect their payment), and they filter everything through a website which has no updates regarding meeting minutes, agendas, etc., which is important to those of us that can't make meetings since we are usually given very little notice of upcoming events & can't rearrange schedules.
I would be happy to speak to my community board, if I had a clue who they were, but their information isn't posted anywhere on this magnificent website Heritage brags about. When I asked my Property Manager how I could contact one of them, I was hung up on. Professionalism at its finest.
I would have given them one star, but I had to give a little credit to their client services division, which is somewhat helpful when no one else, including the property manager, seems to be. Based on all the other reviews, it sounds like this is the norm, not the exception.
I commend Sakinah Rahman for her professionalism at Heritage Property. She was kind, polite, positive, respectful and supportive in helping me understand how the HOA is suppose to work. And I appreciate that. GOOD JOB WELL DONE!!!!
Mindy Boswell is the Community Association Manager. She is very responsive to the requests from the residents taking immediate action or explaining how to proceed. Since her appointment, the community has been revitalized and we feel there is a management structure that is in charge of organizing and executing coherent plans. As a property owner who wishes his property to be properly maintained, I traveled from abroad to visit and review the needs of the property with HPM. We made a list and a plan. They totally dropped the ball and ignored the maintenance work specified on the list - all of it. Looking for a new management company.
My interactions with Megan Sargent have been excellent. She is very professional, responding to my request for assistance in a prompt manner. I love working with her.
We had brought up our case to Alicia Kirkland who is a subdivision Manager at Heritage Property Management Company. She is an excellent listener and patient. We truly admire her professionalism. She took her time to thoroughly understand our case and properly addressed it on spot. We are glad she has been there as a manager to take care of issues from concerned home owners. We highly recommend her to anyone and we believe she is an asset for Heritage Property Management Services, Inc.

Terrible management service. Our Property Manager in completely unknowledgeable about the services provided in our community and I was just notified through her that they have no authority over the rules and regulations now after living there for 2 years. I asked to speak with a supervisor who told me I would be contacted by the property manager with nexts detailing an issue I had inquired about. She was extremely unhelpful per usual and in a nutshell said she couldn't help me again. I was then contacted by the supervisor for a follow-up in which I indicated that no one attempted to resolve my issue. It has been over 3 weeks and I guess the case is closed since no one has contacted me. If you cancel your payment services with them please be sure to confirm this with your bank. After using their online cancellation portal, speaking to two separate representatives confirming that my account was canceled, they are still taking additional money out of my account. Steer clear of this association.
This is the most incompetent company I've ever encountered. I placed 17 calls over 10 days and left all sorts of notes and messages for the closing department and none of them were ever returned. I left my phone number, spelled out clearly and slowly at the beginning and end of each message. My contact information is up-to-date because I receive emails from them regularly. And my email hasn't changed since I 1st got an account with them 5 years ago.I signed up for the Vantaca portal that they use and they sent me someone else's login information who wasnt even in my community. I highly doubt that there are enough brain cells among all of the employees to rub together.
Sweetwater has a longstanding relationship with Heritage Property Management Services. They are always prompt in responding to our needs. They are timely when paying bills. The staff at Heritage is very cooperative, friendly, and willing to go outside of their way to help.

Paces View is a Townhome and Single Family homes community in Vinings, GA. We recently transitioned from a developer managed HOA to a community managed Townhome Association. We selected Heritage Property Management Services to help us with the transition and the creation of processes that could move us to an efficiently managed HOA.
Jennifer Carter of Heritage is our Property Manager. She is extremely well versed in the transition process. She has worked with our Board of Directors to establish our budget, financials, legal, vendor management and communication policies that have accelerated the transition and given us an efficient structure for operating. Her knowledge, her responsiveness, her workload management skills are outstanding. Her communication style is welcoming and problem solution based leading our Board to timely decision management across all of our community situations. We would not be as confident and effective in our roles on the Board if we did not have Jennifer Carter keeping us informed and processing issues effectively and fairly for all stakeholders. I had the pleasure of working with Reneshia Watson on an architectural request. She was extremely professional, courteous, and prompt. My request was routed to the appropriate board members, and I received an approval shortly after.
Our Property manager Mark Rusnak has been our hero on more than one occasion. I am Vice President of our HOA & we once notified him on a Sunday afternoon about a concern we had re: tenant notification of road repaving. He was kind enough to take the afternoon to print paper pamphlets & hand deliver them to all our neighbors. We can always rely on him to respond in a timely fashion & go out of his way to guide & help us. Thanks Mark for all you do.
After only residing in my residence for 2 months, we have already dealt with a rat infestation in West Oaks. Although the rat issue is not Heritage's fault, they really did nothing to help with the problem. They sent a letter in the mail to all residents informing us that we have "pesky neighbors......" I believe it is HOA's responsibility to help resolve this problem. West Oaks is a beautiful neighborhood and it is HOA's job to help neighbors by eliminating this infestation. I have already payed $1000 for an exterminator to resolve this. That is not fair after only living in West Oaks for 2 months. They did not give any referrals to discounted exterminating services nor reply to my email detailing my concerns. Very disappointed because I love my neighborhood.
This is a very efficient and thorough management company. I have had the pleasure of observing their work oner the past few years. They return emails and handle any issues quickly and promptly. I have observed Robin Steinkretz in action and all my comments are positive! This is a great organization.
I work with Mindy Boswell at a community in John s Creek, Breckenridge. She is always very responsive and provides clear communication. This makes our job easier! She is a pleasure to work with.
No stars! We live in a new subdivision, and nobody can get in touch with these people for information on our HOA dues. The new portal says we are "waiting on approval" for a login (this was 2 weeks ago now) I've left multiple voicemails and emails and we still cant get any replies.
Our HOA has been with Heritage management for approx 17 months & this was a very positive move for our HOA. Although there have been a few hiccups along the way, Heritage has been responsive to our customer service needs even to the point of assigning us a new manager. Our new manager, Megan, has been excellent! Megan has been very responsive to our questions or issues & communicates with us in a timely & professional manner. We look forward to a great working relationship with Megan. Thanks to Heritage for helping to maintain our wonderful, family community of homes.
Why should I receive inaccurate billing statement which has no phone number listed to contact the Management company?
Great property Managment team, Casey Lusk is a great property manager, he reponds in mintues to your emails or phone calls, the way he worked with me during so many issues I had before with the HOA made me change my opnion about them, I think myself and our community are very lucky to have him, Keeo the Good work to keep our community the best!

Interactions with Heritage in the past have not been good; however, since Megan Sargent became our Property Manager earlier this year there has been an immediate positive change! It is a pleasure working with Megan, she is very responsive, reliable and professional! Megan is sincere and always willing to help our Board with any situation. Having Megan as our Property Manager has truly been a blessing! Thank you Megan and thanks to Heritage for assigning you to our community!
(3 star review) Heritage has been our property management company for over ten years there is a huge inconsistency between the property managers. I believe we have had at least 6 in the 10 years. out of 4 that I clearly remember 2 were great. The last couple ones we have had are very no responsive and need alot of guidance from the board. We get alot of complaints from homeowners going unanswered with their concerns. It seems that alot of their property managers are carrying heavy loads with several communities so of course they all can't get the attention they deserve. I am finding myself working more for my community lately, which I feel like I need to do more I just can't so in the end of course the community suffers.
**Update 5/2/2019; now 2-star review** I posted the above review two weeks ago after leaving a second message at Heritage to return my calls. Shortly after this review I receive the response to my review that you can see below to contact them regarding my review. Fast forward to today, I have since then left 2 more messages with Heritage with still no return call. Beyond me that I can post a seemingly negative review and get immediate response but the company can't return voicemails. I am not contacting you via email and giving you all the information you requested so that I can be singled out. What I will do is ask you to reach out to your accounting department and ask them to check there voicemails and return the phone calls therein. In doing so, maybe this post will help others also.

As a board member of our HOA, I was quite disappointed at the lack of performance, assistance, and sense of value at the outset of our service agreement. However, I can honestly say that my opinion has come around 180 degrees since Doug Bryant (Community Association Manager) took over as Heritage's point person for development of 2 dozen homes. We felt inconsequential for the first year and were actively pursuing another Management Company to mange our business. Well all that changed with Doug's arrival. Extremely professional, responsive, knowledgeable, and genuinely caring of our business and our concerns. Heritage can only thank Doug, as do the residents and board of our HOA for such well done job and effort to keep and deserve our business. At this point in time I can honestly state that the future of Heritage lies with efforts such as those put forward by Doug Bryant......Well Done !!!!!

Heritage PPTY Management manages the HOA where I currently live in Roswell GA. Our lot, along with several other neighbors, has a retention pond. On December 6th of 2016 we contacted the Senior Community Association Manager, Doris Lawrence, about the water level being extremely low. We asked to see if there was an issue with the dam box. She informed us that the pond maintenance company would come and inspect the pond. A week later (12/15/16) we asked for an update and were told by Doris: We are working on getting this check and I spoke with the company today and hopefully we will have a diagnosis by next week. Since that response, it has been numerous unanswered emails and multiple unreturned phone calls. On the occasion Mrs. Lawrence would respond she would say we are in the process. Most instances of communication have been lacking information, empathy, and in some cases professionalism. We (including neighbors) have asked for an update and/or a timeline multiple times a month since December of 2016. As a paying member of the Home Owners Association, we feel that we deserve a more concrete answer about the work that will be done (hopefully) to our property. The latest email that sent (October 2017) to homeowners in the neighborhood stated: We are also hoping to get some financial assistance from the Crabapple Parc & Lake HOA, which also has homeowners with property bordering on the retention pond and a vested interest in seeing the problems resolved. As of November 17th, The Board has begun the initial discussion with the Crabapple Lake/Parc. There has no agreement reached and no contractor selected. Crabapple Lake/Parc requested additional bids. Our concern is that we are just shy of one year of the initial email. At this point we have no information, no timeline, and no repairs. Heritage PPTY Management, and Mrs. Lawrence specifically, have been negligent in getting this issue resolved in a timely manner. I would like for Heritage PPTY Management to contact the homeowners that are adjacent to the retention pond and give us an update with an exact timeline of when we can expect for the dam to be fixed. A prompt response is necessary and justified. The pond is currently overgrown with weeds so, not only do we want the dam to be fixed but we would like to have the area cleared of the overgrowth. The area is an eyesore and likely damaging to property values.
There was a raw sewage leak in my house. My personal plumber couldn t fix it because I didn t own the line the blockage was in. Heritage sent out a plumber and Mitigation team. the mitigation team needed to break 5 walls down and pull up my floors to get my home safe. I said this was fine but I needed to get a plan to rebuild. (At the time my homeowners insurance was saying I was not covered since the drain blockage was not in my unit, and Avalon would be liabile for the damage) In the midst of all of this I had to go out of town. I was first told Heritage would send their rebuild team out. Then the HOA president calls me from my husbands phone and says Heritage will not file a claim since my damage is less than 25k. I ask her if the restoration team can hold off on structural damages to my home and set up fans and dehumidifiers she says no. I then call my insurance company back and they say since my home is a town home not a condo (they were confused because my policy is called a condo policy ) there would be coverage but they needed documentation from Heritage that the problem had been fixed. I request this information from Steven (he doesn t respond) I call him the next day to ask for plumbing documentation he says he will send it (he does not). I request the information again via email after sending the message twice he responds saying your plumber must ve fixed the problem because our plumber didn t find anything. Two days later my house floods with sewage again! I call my plumber out again SAME problem is causing the flood and they can t fix it because I don t own the line! Long story short it takes Heritage 8 hours to get a plumber out after canceling the first plumber. I call Heritages emergency maintenance service at 10:00 am and was told someone would be right out. Again at 12. Again at 1:00pm. I text messaged Robyn (the president of the HOA) to see if she knew a better way to get help from Heritage (she called and spoke to Steven personally) and finally at 2pm a representative from Royal plumbing said they were on the way and would be there at 3pm but needed to access the unit next door unit D (I m not sure why they would need access to this unit since I was the one reporting, none of Robyns tenants had been home since I reported the flood.) at 4pm after 6 hours raw sewage had been flooding my home every time someone in my building used water. I called Royal plumbing back to see where they were. I was told that they were canceled by Robyn (who was out of town and had no way of knowing if her property was flooding since her tenants were not there either.). I called Robyn and she said she was driving back in town and she would call Steven to see what happened because she had not spoken to anyone.. when she called me back she said disaster relief was on the way. And she was meeting them and Mindy (Heritage employee who actually canceled the service) assumed she didn t want Royal Plumbing because They suck . Mindy finally Called me to let me know a plumber was on the way. Disaster relief arrived roughly 20 mins before Robyn returned from out of town and did not knock on my door (at Stevens direction.) when the plumber came he didn t step foot on my property and I heard Robyn say to him do everything from my line for insurance so I went to her property and asked him to come to my line since it was the one affected and he said he was able to clear the problem from her line. The mitigation team did set up fans in my home. But told me it did no good to set them up until the problem is fixed. The fact that Steven orchestrated the plumber not to show up until The HOA president who did not have a complaint or a way of knowing what was going on on her property got back in town, and specifically told the plumber to not go on my property after raw sewage poured in my home for six hours . After getting in touch with his supervisor Stephen immediately responded to the emails he Hadn t gotten around to reading with no apologies just a pdf of both plumbing reports! Turns out they did do work before
If I could give less than 1 star I would. My new complex is paying some of the highest HoA fees in the Atlanta area at 275 a month. Not only is our community only a third completed, (with no intent of building the rest after 6 months in) but we have ZERO amenities. No common area, pool, dog park, trail, etc. absolutely nothing. We pay that amount for trash pick up and grass cut ONCE a week. (Which they show up less than 50% of the time). Myself and my neighbors have written numerous emails to the company. (specifically Russell Coenig who is our property manager) and haven't received a response. This has been the worst experience from a business that I have ever dealt with in my life.
I am quite impressed with Wilber Perez for helping to get through signing on to the Heritage website and property registration . He was very patient and professional and ensured everything was okay. That is what good customer service is about.
This is by far the worst and most inconsiderate management service I had to deal with. NO COMMUNICATION and enforced ridiculous fines WITHOUT telling us until MONTHS later. If you have a house managed by these people, good luck because you'll need it.
Our HOA has had mixed experiences working with Heritage over the past several years, but there have been a few individuals at the company who have really stepped up to make sure our small 24 unit community is getting the support it needs. In particular, I have been very appreciative of Wednesday Brown (Property Accountant) and her continued efforts to make sure that our bills are paid correctly, our budget is properly balanced, and our monthly financials are correct. She has gone above and beyond the basic requirements of her role to make sure our questions are answered and our needs are met.
I've worked with Mindy Boswell for years and cannot say enough good things about her. She's always been easy to work with and get along with as well as helpful when we've had any questions.
HPM has managed our community for the last 15 years. Unfortunately, process changes and the departure of our property manager 6 months ago caused a rapid decline in service. As a board member working with HPM, it has become a painful process. They have failed to show up for pre-scheduled board meetings, process violation letters, communicate to residents regarding modification approvals or simply return messages from homeowners or vendors seeking information. The worst part is, they raised our fees during this time and we are now paying 40% more than any other management company would charge.
I was shocked at the terrible job Heritage Property Management did for our community. The accounting manager didn't do all the tax returns (or hire someone to do them) and wouldn't work with us to get the information needed to prepare the returns ourself. The manager assigned to our community was ineffective, hard to communicate with and just plain lazy. If you have a community of any size, be warned...these people don't know what they are doing

I just wanted to thank you for reacting so quickly to the drainage problem on the side of the building. I am 47 and retired early, but when I worked I was the Vice President of a property and asset management for a large real estate developer in Chicago and was responsible for over 5000 units. I want you to know, that I am so impressed in how your management company has kept this property looking so good. The landscaping guys are here all the time and it is just beautiful. Again, thank you.
The worst of the worst. Great money collector! Awful customer service!!! I have been trying for one year and one month for Heritage to fix a 10 year issued and they never respond. New property manager never respond emails neither the other people involved on this issues. Voicemail full, receptionist promised i was going to receive an answer in 48 hours after the year and one month I requested the correction and records update and NOTHING! The roof leaks and association fails to respond, water leaked thru the chimney messing up my new paint and they don't care. Very unprofessional, don't buy homes here if Heritage Property is still involved.
This is the most pathetic HOA management I have ever had to deal with. Anyone you come in contact with is so incompetent and anytime you need anything it s not their job , that s if you even get anyone. Most of the time it s someones voicemail and you never get a call back.
Final update: The team delivered on 11/16. I would like to personally thank Sebastian & his colleagues for making sure this issue was resolved. Thank you!
Update 1: The Social Media department along with the Property Manager for my community has been in contact with me since 11/6. Both parties are working to resolve this issue, I received an confirmation email 11/12. The contractor is scheduled this week (weather permitted). I look forward to updating the review once the service is completed. It s definitely appreciated that both parties reached out in a timely manner to resolve this issue.
All this company do is collect money. I have contacted Sebastian several times by email and phone. His reply each time, HOA board working to resolve this issue, which is a LIE . I have a tree in my front yard, the limbs are overgrown to the point they re touching my property. If the wind blows, you hear the limbs beating up against my property. Last email sent was 8/2, I m not sure what to do at this point, but withhold my HOA payments. Yes, Imam current on my payments. Never been late. The overgrown tree has cost me hundred of dollars in Terminx treatment from bugs (including ants). Heritage doesn t seem to care. What s the point of having a management company to oversee a property if they don t resolve homeowner issues?
This is the second time I write to commend Heritage Property Management overall as an outstanding example of what an exemplary management company should be like. A company functions because of the people it employs and Heritage's Community Association Manager, Russell Koenig, responsible for our community is excellent! He, has fast as humanly possible, replied to my email requests rapidly. I think he represents Heritage exceedingly well and they can be proud of him!
As a homeowner, I have interacted with Stephen Fleming, Property Manager with Heritage Property Management, and my wife has, as a Board Member of our Homeowner's Association. We find him to be very personable. His knowledge and advice have provided invaluable guidance with respect to BOD decisions and practices.
My car was damaged by a gate at one of their properties. The property had no on-site leasing office so it took some investigating to figure out Heritage was the property management. I then spoke with Mindy about the situation and she assured me I'd hear back from someone on The Board in a few days (I provided photos of the damage to my car, etc). After over a week of not hearing back and my follow-up emails going unreturned Mindy finally emailed to say only "The Board denied the request."
My car has several hundred dollars' worth of damage and yet it appears Heritage not only feels no responsibility for it they'd rather pretend it never happened at all...not even giving me the courtesy of a simple email.

Eventually I was contacted by someone at The Board. They denied all responsibility and insisted I had tailgated which is 100% false. I was following the instruction of a resident at the property who was a passenger in my car and whose gate fob apparently was not working.
Not only did Heritage completely refuse to help or acknowledge facts/reality they added insult to injury - it felt like I was talking to a brick wall. Terrible experience.
Our community switched to Heritage Property in 2017 and my first encounter with them was yesterday to discuss receipt of my payments that were previously in arrears, but now current through May. The person I spoke with could not have been more unprofessional or more rude. She even chuckled when she realized I was startled by her abrasive attitude. I was reluctant to reach out to begin with because dealing with our previous management (CCM) was akin to talking to Satan himself they were so awful. It appears this company is on par with the same dysfunctional service. Doesn't anyone understand the concept of good customer service anymore? With the amount of dues I pay monthly, I would expect simple courtesies and really even settle for "matter of fact" communication. I certainly do not & will not expect anything but "low brow" interactions from this company going forward.
With the service I am receiving currently I would say that this HOA doesn't deserve even one star. Unfortunately, one star is the lowest I can go.
My wife and I bought our first house. Thought it would be great. But our new build community is going down the gutter. Weeds and rent signs are the only things going up here. Neighbors are building sheds out of left over construction supplies. There's cars parked in the street all hours of the day and night. Our rep is non-responsive. Nothing is being done to enforce the HOA guidelines. These people suck. I spent all this money to get out of a low rent situation and now I'm back in one. These photos are pretty mild but all I have on hand this second.
I am a Board Member of a Home Owners Association in Sandy Springs and Jennifer Carter is our Property Manager. We are incredibly happy with her and the work she is doing for us. Jennifer is responsive, professional, conscientious and always puts the interests of our Community above all else. I have been on other HOA boards and have experienced other property managers; I can say, without hesitation, that Jennifer Carter is the best PM I have ever worked with, and our Board feels fortunate to have her as our PM.
Crooks. One of the worst entities I've ever dealt with. They fine their "customers" regularly with threatening letters. They are non responsive Never ever ever buy a property that is managed by these scheming, non-responsive, threatening crooks.

As the Vice President of a 1900+ agent real estate company I am in contact with property management companies quite often and the experience is not always favorable. I also live in and am the VP of the board in a community that Heritage manages and Mindy Boswell is our property manager. Before Mindy took over our account our service was sub-prime at best. Mindy is always prompt, organized and has an amazing attitude towards her work.
The successes we have enjoyed in our community since Heritage Property Management Services became our property manager is due to Jennifer Carter. She exhibits a strong work ethic combined with focused professionalism. Jennifer is an excellent, responsive communicator. All to say, she cares!
I am on the Board of Directors at Covered Bridge and I want to share with you what a professional and fantastic job Heritage employee Lynn Miller who is the Property Accountant for Covered Bridge does for us. Lynn is a top notch professional, extremely knowledgeable in her accounting field, detail oriented, and always helpful and gets the job done.

I would like to also give 5 stars to CB's Community Association Manager Casey Lusk. Casey is professional, very knowledgeable and helpful regarding CB's needs including our homeowners and vendors and the needs of our aging and large condo community. Casey has gone out of his way to do his job in a top professional manner with his eyes for detail, knowledge of building materials i.e. gutters, soffit, fascia, and his positive and calm manner in working with many and diversified types of personalities in getting the job and issues resolved and completed to the satisfaction of all. Casey is an asset to both CB and Heritage and we look forward to working with him for many years to come. Thanks!
I would also like to give 5 stars to Heritage employee Andrea Johnson who is CB's Administrative Assistant onsite. She is a top professional, knowledgeable, personable with our homeowners, with a positive attitude to resolve the many and various issues we have here at CB. Thank you!
Over the last six months I have had some accounting issues with my Association dues and I have to say if Wednesday Brown hadn t stepped up to offer her assistance and stick with the process I would still be trying to figure out the situation. Her skill set is to be commended; I so appreciate her follow-up and professionalism with these instances.
They are the worst HOA I've ever worked with, and I have been waiting for approval on a new roof for over a month. They don't care.
If ZERO stars were available it would be more approprate. I moved into The Lake Forest Community in Roswell, GA back in Nov 2018. At closing it was never disclosed to me that there is a special assessment in place for the neighborhood. Additionally I was under the impression that my HOA dues were paid for the next calendar year. In March I began receiving conflicting letters stating that I owed Heritage assessments. When I logged into the resident portal there was a different amount showing due. Confused, I called the company and was finally connected to Robin Steinkritz my assigned Senior Association Manager. Although polite, Robin was dismissive. He asked that I send him an email outlining my questions. I did so on March 29 2019.
Please don't be mistaken, I have no qualms with paying HOA fees, they help my neighborhood and my property value as do special assessments.
My issue is that no info regarding this specials was ever given to me. Worse though is that while BEGGING for clarification, I was threatened with collections. I have send numerous emails and made several calls to Heritage (all of which have a 35 to 45 minute hold time) since March and still the only response I've receive is Robin's apology and assurance he will call me back immediately. I am still sitting by the phone.
If you are looking for a Property group to represent your HOA, look somewhere else!!!

This company is hard to do business with. They rarely answer phones, take days to return calls and even when I set up direct debit for my payments, still get late fees and interest every month. I do not recommend them.
We recently underwent a much needed property management change for my condo and Nick Young has been very helpful when I have had any questions during this time.
Never received my payment coupon book for the management fees this year. Called and emailed multiple times. It's been over a month now and I still haven't received the coupon book. They're just ignoring my emails right now. Extremely irresponsible.
Polina has been very helpful, and is always prompt with her responses. It's been great working with her.

Polina Williams has been very supportive with our subdivision's ongoing needs. We have never had a professional management company before and were hopeful that the board made the right decision to go with Heritage. We have indeed been pleased with their expertise and help. It has relieved the board members of necessary but time-consuming duties, and Polina has a lot to do with our satisfaction.

I spoke with Justin Hardge today, one of your representative and I am writing to say "Job Well Done". Justin was courteous, apologetic, and extremely helpful in taking care of my situation. Since 2019 I have made several calls regarding my problem and I do hope this time it will be resolved. An employee like Justin knows all about customer service...he did not put me on hold nor transfer me to another individual....he not only made me feel that my concern was legitimate, but he was also very apologetic. Alexandra Mordecai is the property manager for Keswick Commons. She is very responsive whenever I call and does everything she can to help us with our issues. It is not unusual for her to go over and above what is required to help us out. She always does this with a smile in her voice and a can do attitude.
If it were possible to give 0 stars I would. It would be difficult to find a company with worse customer service or property management services. The representatives are not responsive and lack basic knowledge to answer simple questions. The solution to each question is to tell me the steps I need to take to resolve the issue, even when it isn't my issue to resolve. I'm not sure why the community pays for their "services" when I have to do their job as well as my own.

We chose HCMC to manage our painting project on our 69 unit community. HCMC provided phenomenal service as they educated us on the process of a painting job of our size. They sought out three quotes from reputable companies & were ready to execute our vision. I had the pleasure of working along side Tim Wiggins recently who managed our painting project. He was available through text, calls, and emails, he provided the upmost sense of security when not managing the project yourself. Ivey Crest COA board highly recommends their services!!
I am homeowner at villas at Roger's crossing for months I was dealing, with the property manager Sebastian, I stop dealing with him he lies to much,I had a situation with the mail box that was fixed ,he never check it and I was billed in feb.,so I called the office, and the receptionist ask if I took a picture I responded the letter never said such,I finally got in touch with sebastian, he gave me his number, so I called him to find out what's up with this bill his response was I am going to get in touch with the board,mean will I am getting bill 25.00 didnt no such until I got another this time i was told by sebastian, the email is down,so i ask you cant call them for months I try to speak with someone else other than sebastian, i even ask him if i could speak or write to someone else he say NO,then i ask what happened to the address i send my money to every time,any way over all i was charged 900.00 for my mail box fee,because of the property manager sebastian I end up losing my 820.00 annual fee,and he had the nerve to add interest, I have date and time each time I spoke to sebastian, my neighbor is willing to stand up for me ,I will not let sebastian get away for his lack of not doing his job I have to pay a 900.00 price ,He never wanted me to speak to someone in the association ,the last time I spoke to sebastian was 07/17/2020 about the back yard receding NEVER heard from sebastian, that's the kind of property manager I have to deal with plz if you are part of the association at villas Rogers,i need help ,trying to find someone one who is over sebastian
I enjoy working Jennifer at Heritage Property Management as she is great to work with. She is always very friendly and quick to respond..
Horrible! We have had them for over 10 years and their customer service sucks! they never return phone calls in a timely manner, they haven't updated my address request to have letters sent to me instead of my tenant. We've notified them 3 times and notified them 3 times of my name change that I've had for over 9 years. Stay away from this company if you are looking at buying a house with this HOA company!
I am a board member of my community in Decatur and Mindy Boswell is our property manager. She is professional, organized, attentive, and hard working. I am very pleased with the work she does.
I requested a tree removal and was getting a little frustrated with the process, and with one phone call to Meghan Sargent she saved the day :) She immediately got on the phone with the review board and got my approval.
Unprofessional, labile management is an understatement. Property manager (Alicia Kirkland) lacks the most empathy. I've spoken to her several times over the phone, she is quite condescending and she clearly is not fit for management for this company. Her behavior is appalling. She NEVER returns phone calls upon ask, and when she does she is quick, uninterested, bothered and irritated. Time to let her go Heritage, she's destroying your image. The turnover rate for this company is ASTRONOMICAL.
I will be filing additional complaints on other platforms, as this is quite shameful.
Worked with Mindy Boswell at Heritage for four years while I was on our Property Owners' Association. She was always reliable, professional, and prompt. Offered creative solutions to difficult problems based on experience with other associations. I recommend her highly!
