I just wanted to take a moment to thank our property manager Jane Beasley. While Heritage is a good company, the employees that work for them have a large effect on the properties success. I was on the board for four years until just recently. Jane came to us after two others in that period had come and gone. Though she carries a large load of clients she has always responded quickly to our calls. She also shows up on property to follow up on work that was done. Jane has been an intricate part of the team over the years and I know the board appreciates her expertise.
I have found Polina Williams to be very courteous and helpful. Her patience in helping me to solve a problem is greatly and sincerely appreciated. In recent days, I may have needed more than my fair share of attention, but Polina kept in touch. I know we can count on her to follow through in the future and that is a rare and valuable quality these days!

I had bird poop
On my mailbox and got a letter demanding I get it cleaned off. The area for which the HOA is responsible behind my house has been growing over a year. It breeds snakes, and even coyotes roam the area because they think it s woods. I have been told this is not a time sensitive issue. These people are asinine. I suggest you avoid any property managed by Heritage and if you re a subdivision considering someone to manage your HOA, RUN!
Absolutely the worst. I have extensive experience in realestate and management. I don t understand how they were chosen to manage our property but when I understand process I will certainly encouraged our community to change to a qualified management company. Heritage has charged me $25 a day for allowing a person in need to stay in my property for free!? I only found out when I received notice from collection agency.
My list of complaints will be too long. Suffice it to say that Heritage property management should be immediately fired from our property management. I will communicate with other owners soon
Our HOA Board switched to Heritage Property Management in 2017 and we've been delighted by the service. They're truly a full-service PARTNER with our HOA Board providing accounting services, collections, lease management, and much more! And special kudos to our Community Association Manager, Jennifer Carter! Thank you for all you do for our community!
I was elected president of an HOA in April 2018; this was the first time in my life that I had was elected to a post that would require me to serve many different people. Needless to say, I was terrified; however, when I started communicating with Robin Steinkritz with Heritage Properties, I was able to envision myself being a success in my new role. Robin was patient and nothing short of a library of knowledge that I could tap into any time I needed help or guidance for a matter; in my opinion, this is what a Community Manager should be. Robin has far exceeded my expectations, and I would recommend him to any community that needs an excellent community manager to help them become an efficient operating entity.

On 03/09/2018, I received a communication from Heritage Properties. In it, I was advised that my HOA fees were late and "reminded" me about the late fee/penalty policy.
I was confused as to how this could have happened, as I had already sent my payment in (before the due date) and according to our bank, confirmed as received by Heritage. I called the number for our Community Manager. As I have never had any luck contacting the CM, I wasn't optimistic about this effort.
I don't know how, but somehow, I found a more "central" number and was fortunate enough to make contact with Ms. Wednesday Brown. After hearing my issue and confirming receipt of my payment, she suggested that I contact my CM. She explained that she did not have the authority to clear the account. I told her my concerns about not having previous phone calls and emails responded to. She stated that she would also email the CM.
On 03/14/2018, my ledger balance remained unchanged and I had not heard from my CM. I again contacted Ms. Brown (who had provided me her direct line and email) and told her of my concerns that the balance of my HOA fees would only grow if not addressed by someone in the CM office.
Ms. Brown IMMEDIATELY responded to my email and soon after, the balance of my account was 'zeroed out".
As a community member, I really appreciate the response by Ms. Brown. It was immediate, polite and clear (as to what I could expect from her interaction). It is EXTREMELY frustrating trying to contact a resource that does not respond (or responds weeks later).
Ms. Brown is an asset to her office and your company.
This is the worse property management group to ever manage an HOA. If there was a zero star, that would be my rating
Was a homeowner and paid my hoa dues. The Landscapers hired by the HOA used our outside garden spigot. The spigot cracked and caused a water leak to the inside of the house. The landscapers, the HOA and the mainly heritage took no responsibility leaving it up to me the homeowner to deal with the cost of repairs and extraction. The HOA didn t follow state law by presenting a claim to the master policy, but decided to just ignore all requests and blocked with the HOA attorney. We got an attorney and sent them threats to sue, still with no reply. Even although we would have won our case we didn t have the funds to fight our own HOA and the attorney who s fees are paid through our HOA dues. Ridiculous. They ignored all requests. They don t look out for the homeowner ever. We also submitted a fee waiver on our account, the email was received and was reviewed by accounting. After multiple follow up requests, they never responded and never removed the fees.
NEVER BUY A HOUSE WITH THIS HOA or hire them for your HOA. They are the worst. I am a Director of Operations for a Property Management company, so I know the business. Heritage is incompetent in every way.
Not personable at all, rude customer service, poor communication. They are quick to give out letters indicating violations of HOA agreement and threaten further action if the issue isn't corrected, then have no follow up. Not personable at all!
Can t get them to answer, three different bills in 7 days for different amounts totaling $2000, addressed to property owner
This is what you get with Heritage -- a property manager who doesn't show up to property for 4 months, doesn't insure that an open dumpster overflowing with trash is hulled away, blows the hell out of our association budget by not checking with board on a major expenditure, and continues to make promises and never, ever delivers. Worse than terrible!!!
Jason Hunsucker is great to work with. He helps with management between myself and other employees meet expectations of the boards. He goes above and beyond for us.
As a vendor that works with Property Managers across 6 counties in the Atlanta area it is always a pleasant experience to interact with Megan Sargent. She provides a high level of customer service to any questions the office staff may have. Megan is consistanly attentive, knowledgeable and kind. Huge asset to Heritage Property Management.
My company has worked with Heritage for years as a vendor for their associations. We have always been treated fairly and invoices have been paid in a timely manner. If there is ever an issue we can reach out to Jason and he handles it quickly.
These guys are useless. Their much vaunted Vantaca system doesn't work. When speaking with an account rep, they are syrupy sweet, but ultimately incapable of making any decisions towards resolution. As an HOA management company, there surely must be better.
Just a quick note, I have been a lic. real estate agent for 10 years and have dealt with many HOA's before, but never in all 10 years have I experienced this. You would think they were a Government agency. If I could leave negative -5 stars I would. DO NOT do business with this company UNLESS you like to be given the run around, have your records lost, not get called back, no response to emails, then when you do actually talk to someone, you think its an entry level position where they have been moved from the fryer to the burger station, can you say, minimum wage? SERIOUSLY! There is not enough space to write about the countless hours of wasted time since August and it is now December and still no resolution, UNBELIEVABLE!

This place is the worse. They send you a bill for excessive charges and never return your call back. When you try to get a ledger to verify the amount you are being charged, it take them months to get back with you.
Lee earned his wings this week. When he heard about the Boom lift, he suggested the light over B5, which has not been working for years and is difficult to access due to its position, be replaced as he would have access using the boom lift. Good thinking! It has now been done and the 11th Street has a flood light. Thanks, Lee! Lee also fixed the sprinkler thingamabob that went on the blink when whatever else went out. And, he watered the flowers the painter ripped out of the ground with their hoses. Thank You LEE. You are a GEM! You, Paul, Lee, Morris and, of course Jan, make my work so much easier. Thank you so much. Now I just have to figure out how to program the sprinkler system for every other day instead of every day. Should be a breeze for someone as tech savvy as me.? Tell Gavin, please, about what Lee has done for us. He is invaluable to me and our Association.
Paid half a million dollars on a house only to feel like I live in an apartment. Lived here 6 months and I can't wait to slap a for sale sign in the front yard.
No response to emails or calls from our community contact person. No HOA meeting in the calendar year of 2019 for our community was arranged. No idea why "Management" is an item in the total HOA bill for the community because it's not our HOA she is managing.
I have had a great experience in dealing with Jennifer Carter at Heritage Property Management for the past year. She has been very responsive to my requests and inquiries and seems genuinely interested in my property needs!
Review of ROBIN STEINKRITZ, property manager with HERITAGE Property Management: I am an attorney with a Community Association Law practice. As a result, I come in contact with many property managers. For the past several years I have worked in conjunction with Robin Steinkritz. Robin is a terrific manager. He knows his subject matter well, and his professional and friendly manner make him an invaluable asset to Heritage, as well as to any condominium association or homeowners association that is fortunate enough to have him as its property manager.

Jackie has been working very hard on this effort since the day we found out that our FHA approval had expired. We are nearing the end of the application process, and Jackie is doing a tremendous amount of work to help our community. On several occasions during this process, she has refused to believe that documents did not exist or were not already available, and has been persistent in searching them out on our behalf. I have no doubt that we could not have pulled together this application in record time without Jackie's diligence.

I received top-notch service from Jason Pure when I needed garage door openers and had insurance questions about the master policy.
They still charged my HOA for the month that they no longer manage my property. I had no access to their website to stop auto-draft. I sent an email with no responses, I called i was also told nothing they can do to refund.
As an update that i did reach out to my current HOA and learned that i will get an refund. What Heritage told me was the right way to handle the situation.
I had an issue for more than a month that seemed like it would never be resolved. However, within 15 minutes Stephanie Munoz was able to resolve the issue. She was not only extremely helpful, knowledgeable and professional but pleasant to work with!
Heritage has managed our HOA for several years. I have found everyone I have dealt with at Heritage to be professional and responsive. It is a difficult business, with a lot of demanding customers, and Heritage, through our manager, Polina Williams, does a really good job managing our business.
They over charged for water service. Poor management. They never return phone calls. They sent me a water bill for $5400 for two years service. Very crocked. You will need a lawyer with this service. Run.

I was having trouble with my gate opener and was given Emily's contact information. She hooked me up with a replacement, and checked a few days later to make sure that it worked on both gates . She was on her game and when we spoke she was warm and professional. I appreciated the immediate attention!
I've rotated on and off of our neighborhood Board since before Y2K. I have seen many Property Managers come and go. I can honestly say the Jennifer has, by far, been the best. She is knowledgeable, thorough, timely, etc. Her work has resulted in better communications and relationships with our 270 homeowners, always desirable! During our recent annual meeting, she was available to anybody that wanted to talk to her, and represented Heritage very well! Thank you Jennifer and Heritage!

I was on the Board of my community and interacted with Jennifer Carter, Property Manager daily. I was always so impressed with Jennifer s responsiveness and professionalism. I would consider my neighborhood high maintenance and actually rude at times, Jennifer took it all in stride and always kept her cool. I m in awe of the amount of things Jennifer can juggle at once. Heritage is very lucky to have such a great person representing their company.
They have the worst customer service ever. They don't respond to emails or requests for months at a time. My house was flooded in January & no help! This has been the worst company ever as far as customer service. I have many complaints. My house flooded in January. I have needed a few boards replaced. They would not get back with my insurance adjuster. It is now July. They finally got a quote from a vendor with an extremely high quote. It is way above market prices. I wonder if they are taking kickbacks from contractors. My place still isn't fixed. It is not July 16, 2018. I have sent many emails. I have also requested parking passes since March. I have not gotten them. Now, I have my 76 year old handicap mother staying with me for a few days. She is parked in handicap and at risk for getting her car towed. It is very sad. There are many requests from my community that they do not respond to. We have asked for dryer vent covers since October of 2018. They haven't fixed them and won't respond to emails. Our Property manager showed up 30 minutes for an annual HOA meeting. She doesn't respond to anything. I asked for a mass email to go out to our community about a city council meeting. Our board approved. They didn't send it out until I raised hell a day or 2 before - nobody could show up at that point. Our community has gone down hill since working with Heritage Property. They have wasted so much of our money and won't show us where it is going. I have requested contracts and they ignore the emails.
Water got shut off without notice under their management, I called corporate and the liar told me it will be back on around 5, which is when their office close. They are avoiding call by lying to their customers.
Nick Young has been so helpful to me on several occasions when I had questions about the property or HOA rules. He has a very pleasant attitude and a strong work ethic, he gets the job done quickly and efficiently. Specifically he reviewed our file for documentation on our dog that I know had been misfiled by the previous management company and when he found the documentation missing in our file he searched until he found the missing documentation and filed it in our file. He was happy to help me and had a pleasant smile and demeanor the whole time.
Continuosly dissappointed in this company. As a howeowner, I've truly wondered why we continue to use this service? Lets be honest...There's a reason why HPM has a terrible rating... Its because they continue to dissapoint their customer. The reviews already speak for themselves.
I moved into a Heritage-managed gated community over a month ago and it took that long to simply have my name added to the callbox. Email messages and calls from the seller's agent went unanswered beyond an automated message that notes they will respond to my message in 60 hours. So, you can imagine my annoyance to receive, as my initial communciation from Heritage, a notice re: unpaid HOA fees - no welcome letter or, for that matter, a direct response to the email messages requesting that our names be added to the callbox. The silver lining is that when I contacted the A/R Dept. to complain about the notice re: unpaid fees, after getting that cleared up - there were no past due fees, Jacqueline Price, also escalated my issue with having our names added to the callbox and that issue was resolved within the hour. The 4 stars are for Jacqueline, as she was great, not Heritage in general. I sincerely hope what I've experienced thus far is not indicative of their customer service, although based on other reviews, I am not especially encouraged!

When Melanie was assigned to us, it was immediately recognized that she was knowledgeable, a hard worker and she took on the difficult tasks with a can-do attitude. Melanie spent many hours, evenings and weekends assisting us in bringing our property into a more manageable state. With her help, we have begun the basics of laying a foundation and a path we can follow for the years to come. Melanie works well with the board, homeowners and contractors and is always patient, tactful and quick to come up with a solution.
We are going to miss her but wish her well in her new assignment.
