Access Management is the property management of the community I live where there is constantly issues about the water bill the owners are responsible for not the tenant. Two weeks ago I called, spoke with Sam in collections who gave me information regarding my unit. I then gave him the telephone number to the company that currently owns my unit in order for them to correspond about issues like HOA dues in order for me to pay the water bill. Due to the fact I haven t heard anything back from the company I rent from I decided to call Sam to see if he can give me some insight as to what s going on. I spoke with a phone operator by the name of Makayla, who was rude and unprofessional. I explained to her the situation but she insisted on telling me Sam works in collections and that owners don t typically speak with him. I knew at that moment she wasn t listening to anything I said because I told her I spoke with Sam two weeks ago as we were already trying to figure things out and I NEVER said I was a homeowner I m a tenant. She refused to transfer me to Sam s extension or give me his direct phone number. I asked her for her name so I can report her and also give Access feedback because I didn t have this problem two weeks ago with a different phone operator. Access, it seems as if Makayla could use some coaching on listening to understand instead of listening to simply respond. If she can t assist people properly when they call the office she shouldn t answer the phones.

Let's face it, serving on an HOA can sometimes be a nightmare, but my experience with Access Management and Stephanie Munn has been nothing but positive. Stephanie and her team were always professional, knowledgeable, and responsive while helping our HOA committees navigate through the challenges of managing our community. Even in the thickest of neighborhood drama, Stephanie managed to keep it together and often brought a fresh perspective with her positive outlook and sense of humor. I would definitely recommend this management company!

I own multiple condominiums in and around the Atlanta area, hence I've had the pleasure and many times displeasure of working with many tradesmen. I have to tell you that Cedrick the Maintenance Engineer at City Heights is truly a gem. He is ALWAYS courteous, professional and reliable no matter how busy he gets. His knowledge makes him an extremely valuable asset to our community. I am amazed at just how much he get's done and is responsible for, being just one person. But somehow, no matter what curveball get thrown his way, he is determined to do right by each of the residents who rely on him. Nowadays it is difficult to find people who take pride in a job well done. We are fortunate to have someone who comes to work everyday with just that attitude.

Access Management Group is the management company for a condominium property I own in Atlanta, Georgia. I have had extensive experience in condominium ownership, and presently own 3 condominiums and one townhouse, all being served by an HOA employing a management company to oversee day-to-day operations. I would place Access Management Group in the top tier of companies with whom I have had dealings. This particular condominium (Georgetown of Atlanta) is an older property, built in the 1950's and comes with many of the complexities that a property of this vintage would be expected to have, such as old cast iron plumbing, landscaping that is approaching end-of-life,and a physical plant that requires constant updating. In addition, this is a very large development with over 200 units, so it requires an onsite Property Manger dedicated solely to the development. One simply has to look at the property to know that it is well maintained and well run.
The property Manager, Melissa Cuylear, is a responsive, dedicated, and most of all a competent manager whose professional demeanor and "can-do" approach is refreshing. I have had multiple issues with the infrastructure of this older unit, and Ms. Cuylear has attended to them in every way possible. In some cases, the issues involve neighboring owners, and she has skillfully interceded in several delicate situations. She is results oriented, and will do everything in her power to seek a resolution to problems that occur. As a Property Manger myself, I can speak from extensive experience on this subject. For a property of this size and vintage, it is exceptionally well run and maintained.
In addition, Access Management has a division that will provide home project services and referrals, which I have recently used to make a repair. This is especially useful when a need arises for small repairs and installations.
As property managers, Access Management has done an excellent job for Georgetown of Atlanta Condominiums.

But all they do is harrass home owners and take your money and claim they use the money for there own benefit. This company owned by crooks and extortionists and racketeers. They actually stole money from Summerfield subdivision where I used to live and the board fired them for fraud

I wanted to express how much of a pleasure it is to do work with Access Management Group. I was absolutely blown away by the professionalism, the efficiency, the people, and just the overall experience. I have done many other jobs with management groups in the past and this is by far the most enjoyable. They pay their bills on time and every time. When there are questions in the field they get answered immediately. The attention to detail by this company is incredible. I have visited many of the properties they manage and was thoroughly impressed by how well they were maintained.

Probably because she is very beautiful. She always listens attentively to me and does everything to make my life in the complex comfortable. In an industry where there are no thank you's for the management companies or the HOA Board Members, Access Management does a great job of ensuring that the needs of the community are met. There are many things that get down under the covers, which is how I know a good job is being done. Set it and forget it. When it was time to amp up the work load to enforce rules, collect dues, and process violations, the Access Management team takes care of business. We have seen tremendous results the last few years and the homeowners are noticing as the thank you's and positive comments are being communicated. Thankless yes, but necessary to keep our community prices growing. A big thanks to Access Management, especially Stephanie for the extra effort and time that is required.

Horrible company. The height of incompetence at City Heights. A total waste of money to the residents of City Heights. I would have not given them one star but had no other choice. There is not an option to rate below one star. If anyone there needs help from the current Property Manager, good luck. If you are one of her pets, you will get responses quickly. If not, it simply does not get done.

As board president and a homeowner Access Management Group is one of the worst decisions our association has made. They made countless promises before they were hired about how their goal was to save us as much money as possible but in reality their mission is to take as much money from our budget as possible. Although we asked for an experienced manager they sent us Ahshanti been Shine who had been a property manager for six month that clearly didn't receive a day of training. 5 months after their start date we were getting cancelation of services notices from all our utility vendors because she was not even paying our bills. Everything in their presentation is a lie. They charge you a staffing fee for every person they bring to your site. We gave this company a specific itinerary for necessary repairs and a year later not one single repair has so much as a bid. Their goal as a company is to get as much of your money by doing as little as possible. There were multiple occasions where they lied and reported to the board that work was completed that was in fact never scheduled or monitored. Do yourself a favor and keep Stephanie Munn, Kenneth Hair, Ashanti Shine, and Able Group away from your property. They are bad news. They took $400,000 from us without doing a single repair they promised to complete and then quit. Didn't even abide by their own contract and give us 45 days notice. This group is deplorable. Stay away.

If I could give Karen-Michelle Henry more than a 5 star review, I would! As an owner with multiple units at Winding River Village, I communicate with Karen-Michelle almost weekly. She always returns my emails quickly, usually the same day, and always resolves my issue. in the year + that I've worked with Karen-Michelle, she's made improvements to our complex that have increased our property value and therefore the rents I can charge. she truly cares about our complex and it shows! Thanks for all your hard work KM!!

I live in the Barrett Greene Subdivision in Kennesaw GA.

We first moved here in 2002. The neighborhood was so friendly everyone greeted and talked at one time. We learned this area is highly competitive but enough about the neighborhood.

Since my mother passed away in 2009, it was me and my dad taking care of this home, We never received any complaints at all. Since 2009 all they DO IS BOTHER ME IS IT BECAUSE IM THE YOUGEST ONE IN THE FAMILY. But luckily I married in 2010 and my new wife and her kids and family would help with yardwork, weed issues and other crazy issues that were complained by the associations.

After 2010 its gotten worse we get complaints again came in the mail from the association in which I find out they have unfair neighbors who are voted to be president of our neighborhood and WE WILL WHEN THESE PEOPLE ARE VOTED and they now drive by your house and look what to complain about your house, so they can email the association the complaint. THIS isn't fair, Its funny one of my neighbors who is competitive about our kids when we put our kids in the school bus in the morning I can see the jealously and these same people are aloud to complain what and unfair neighborhood.

This part here seems un legal. I receive a letter from the association complaining about stains on our roof and to get them complained by 10 days. I call the roofer I said we need our roof cleaned he told me he knew and the roof company used satellite radar to see our roof. This is a new thing roof companies checking your roof and telling the association this sounds unfair to me.

Another issue I address our neighbors next door who we cant stand one another has decided to make war against us ever since we got a new fence made in our yard with our new dogs we got luckily I got approval of the fence and I even got a company to put stakes in on yard to show what part of our yard is ours.

So now we start paint our patio deck after sending emails for approval, find out they are out of town. My wife and daughter our painting and they here the neighbor calling the phone and trying to get us in trouble about painting our deck. There must be something wrong here.

It seems like to me the neighbors next door are in cahoots with the association, This is unfair I really hope they all don't know each other. This is unjust.

This once fun neighborhood and subdivision I once love I hate. Our family feels like we are in prison. Is this a personal attack on me I hope not.

If anyone is going threw the same stuff let me know or not I am posting my review in which nobody will care anyway.

Great company! They are always very helpful with any of our needs and make sure what we need is taken care of quickly, including getting some quick snow plowing taken care of when snow hit last year and our street was missed.

We never thought that the costs charged at closing were excessive or out of line for the work they did. Real Estate Agents can charge between 3-10% on full purchase price at closing and that seems to be more than acceptable with everyone in our community. Average real estate commissions of 6% on a $500,000 home is $30,000, so why a $245.00 charge for a closing letter and account set up at the exact same same closing table may be considered "excessive" is beyond me. We never questioned their costs a single time.

Access management group has been a big asset to our community. I have served two terms as treasurer on our board. Lee Jackson is our property manager. Throughout the course of Dealing with him, he has saved us money, gotten us better deals and always been very responsive. Stephanie at Access is always prompt at answering emails and handling issues that arise in our neighborhood. We have been using access for 4 plus years now. However, I would recommend using another company for repairs and maintenance around your community. Access is expensive compared to other contractors and can take awhile to complete repairs.

This company should be shut down and investigated for fraud. Ahshanti Shine is by far one of the most incompetent individuals I have been forced to work with in my 13 years of ownership. Since the beligerante, unqualified, inept, unprofessional, Ahshanti Shine took over as our property manager our property has lost FHA approval, been burglarized, decreased in value, and recieved several code enforcement violations. This level of negligence and malpractice is unprecedented. Find another company or this group will fail you as they have failed City Heights. Any reviews that say anything different are cohersed by Ahshanti Shine in exchange for favors. Take heed to this warning and avoid this company. Look at this response. They to want me to put my son's home address online as if that would change the facts about their failure as a company.

I have served on the board of the HOA for my neighborhood (Blackberry Ridge) for several years now, and we have been using Access Management throughout that period. Lee Jackson is our point of contact, and has been outstanding to work with. First, they handle our HOA finances, manage vendors, and perform other tasks that really reduces our workload. Lee has also been a great resource. His experience in managing various communities has really been helpful when we've looked to him for recommendations on various matters (e.g., recommending vendors, pricing for certain tasks, insurance needs, etc.) As well, Lee is extremely responsive, and having him as a resource has certainly saved us time in serving in our role on the Board.

I have worked with Ahshanti for the past year and she has been wonderful to work with. The association had several issues that needed to be addressed. She quickly began addressing them systematically top down. In regards to the accounting and financial issues she worked with us diligently to come op with a payment plan while always keeping us informed along the way. Your experience with this company varies by property manager. Unfortunately, the managers who are willing to work on the "South" side of town aren't very interested in supporting or growing the communities they service. As Board member the greater concern is the equity of our investment and you simply can't have an unprofessional manager delivering lackluster service. Access was not willing to address our concerns likely because there was not a lot of interest from the other managers to service communities south of I-20. Terminating with Access was for the betterment of the community as we now have a dedicated hands on caring manager and management company.

Just for clarity, I am the president of our HOA board. It's been about 6 months since we signed on with Access Management. Overall, things are starting to shape up, however, be aware, startup is extremely slow. Also, if you have any custom things that don't exactly follow their rules, you'll need to adjust your expectations. Regardless of what the HOA sets as expectations, Access will do their own thing in most cases. Sometimes this is really good, but it does create push back on the board in some cases. Overall, due to this and responsiveness, I give a 3. Will review in several months.

While I was on the Board at Paces Avenue HOA, I had the good fortune to work with Kim Kissiah. Kim was a breath of fresh air, a delight to work with, very professional, timely in her responses, thorough in her research of options for the HOA. Kim always made us feel like we were her most important client. She devoted a significant amount of time trying to assist the Board and individual homeowners. I consider myself to be very critical of service. Kim and AMG s service have been stellar. I never heard a homeowner complain about Kim or AMG. I can t imagine having a better person than Kim representing AMG. It has been a pleasure working with AMG.

Very happy since this company took over as the management company - City Heights in the Old Fourth Ward - so far they ve been great anytime I ve had any issue at all - HUGE improvement over what they replaced. We most likely just got lucky who they assigned here because it really comes down to that in the end the way things are handled. I ve owned and lived in condos for many years now and dealt with several companies and many managers but I definitely need to point out I couldn t be happier we have Ms Ahshanti Shine she is truly exceptional at her job she knows what she s doing couldn t be more friendly nice caring etc etc etc hands down she s just amazing. Honestly management where you live has an enormous impact on your overall happiness at home. To be honest I wasn t happy at all before Ms Shine was here she really did give me the complete peace of mind i really needed. She turned my frown upside down LOL...but yes for real she is great. We also got Cedrick handling the maintenance side of things and him just maintaining the complex here would be a huge understatement, i can t believe how many significant huge improvements he s made here the short amount of time they ve been here. The common areas here were a tad run down overall, most things here need major updating, or i should say needed just prior to Access, but he s done a ton already aesthetically it s such a noticeable change for the better, give this guy a few months and this place will look amazing. I questioned selling even though I wasn t here long at all but now that Access is here I plan to stay, hopefully they do for years as well. Thanks again Access for who you gave us.

2 weeks ago I authorized my mortgage broker to proceed with refinancing my loan. They had to contact Access for verification. Access accidentally discontinued my utility account with Real Page so my payment for my water bill didn't go through. I've been calling and emailing Access for 2 weeks to get it reconnected. The rep (I won't embarrass him by naming him) won't answer his phone nor call me to discuss. All he's done is email me and told me to contact Real Page. Real Page tell me they can't do anything as it's the HOA who open and close accounts. If my water gets disconnected or my credit gets pinged for late payment I WILL be contacting an attorney. Just open my 'new' account please so I can pay my bill. JOKE SERVICE!!!

I write reviews when someone goes above and beyond when even the smallest request is made. That is Barbara Mercurio. She was so patient and understanding and that is rare to find, especially in any Homeowner's association. She helped me find out the status, fix the problem and got permission established. That is a rare quality to have - and while alot of people only review if they are unhappy....I do it when service is excellent and you feel that your problem becomes their problem and they jump to fix it.

I am a Georgia Residential Mortgage Broker. I had a situation come up relating to a borrower s annual Statement for HOA dues. My borrower s HOA is Access Management Group in Roswell, Georgia.
I needed an annual statement to clear the FINAL condition on the loan so we could close! I needed It within 30 minutes of requesting it! If I did not receive it immediately my closing would have been delayed several weeks!
I contacted Barbara Mercurio at Access Management Group via email and explained my immediate need! 15 MINUTES later I received the document and we closed the loan the next day!
Ms. Mercurio took her valuable time to provide the statement. It is rare in business that someone hears a cry for immediate help and then actually responds!
Ms. Mercurio did just that! This story has a wonderful ending and it is all because of Ms. Barbara Mercurio and her company, Access Management Group!

We are so happy that our neighborhood association uses AMG as our property manager. We had an issue recently with a homeowner in our neighborhood who needed a "nudge" to get their property in order. AMG (Sephanie Munn, to be specific) handled it quickly, professionally, and effectively. She followed up with us to make sure it was handled properly - and it definitely was. Thanks AMG for doing your job and doing it well!

very poor customer service. if you are a HOA board who is trying to rip off residents, they can be a great option! they don't go by moral standards when handling issues, they overcharge residents and send them uanessacry bills and fines. they keep accumulating interest on those fines as well, even though they have no right based on the contracts and agreements. they also send the bills to the wrong address, and after a while they keep charging you for late fees, too! even if you haven't received any notification, you could still be accumulating interest during the time they had sent the note to the wrong address, if you ever FIND OUT, it can have reached a very high amount! they don't shoulder any mistakes or wrongdoing and they make you pay for all their deficiencies!if you are going to move a neighborhood that they handle the HOA, it is totally worth to change your mind. you will find yourself in frustrating situations with them, they rip off all your money without you being able to do anything about all the frustration and unfair treatments. I had horrible experiences with Amber Longo! she is uncooperative and has no empathy for the residents!

I lived in a subdivision that AMG managed for a number of years. I have to say they seemed nice enough but in my opinion were very inconsistent about how the rules were enforced. Some neighbors had various items that seemed to be out of compliance with the covenants but they never seemed to get any attention. Torn screens, uneven old paint, old rotting fences, etc. seemed to be ignored. I know they went through the neigborhood regularly but I never saw much improvement on these items. Over the years I observed that they kept on top of weeds and overgrowth of the lawn which was to their credit. The big kicker is that to sell you need a letter from them that your HOA dues are up-to-date. So instead of providing that to you as a courtesy for keeping up on your dues all these years they make you use a third party which cost in excess of 200 bucks. I guess that was my reward for keeping my dues up-to-date all these years.

Issues with homes are a very personal subject for people - and miscommunications and confused expectations often lead to unhappy owners. It doesn't help that the regulations for homeowner associations are written in legalesse that very few people understand. Having been on both sides of this (as a homeowner, board member, and manager) and interacting with several different management companies in the Atlanta metro area, I can honestly say Access Management is in the top tier of service. Any community looking to bid out their management service should include this company in the conversation.

As if the journey to enhancing and modernizing a 1980's community is not met with great challenges, adding a layer of well managed and mismanaged community task items will set any management company up for failure.
