I am living in Peak Properties building in Lake View East for 2nd year. And truly love it. Our agent Ilina Ivanovska was very helpful, honest, answered absolutely all questions, very quick in corresponding and showing all apartments we were interested in. We gave her our priorities, price range and she brought us to 3 buildings and we picked a perfect apartment for the price. Lots of space, great location, very helpful building engineer Tom and his lovely wife Robin, we have a cute patio, storage space. Friendly neighbors, building allows pets also. Didn't have any issues!

This property management company sucks. I would suggest if you are a property owner - do not let this company manage your property. They are rude, unresponsive and when they do respond days later to an issue or problem, resolution is long delayed. If you are a renter, steer clear of this company or enjoy a years worth of headache.
Absolutely the best so far. I move a lot from city to city all over the country and by far peak has been the most professional and quick to resolve any issues with my apartment. There maintenance guy Xavier if I am not miss spelling his name is amazing. I think this guy can build a a whole new house if you ask him. Very knowledgeable and well spoken . Way to go PEAK.
Incredibly responsive and kind company run by true professionals. Mike and his team are great we have been renting commercial property through Peak and could not be happier.
Packages get stolen every day, so we tried calling them to get cameras installed. Peak properties doesn't answer their phones ever, even on week days at 2pm. Look elsewhere. The low prices aren't worth it.
I moved in with my two roommates and it only took a second to realize it was a mistake. While we were moving in the previous tenants had left behind all kind of food, kitchenware, and patio furniture. The best part was the old rusted out grill left on our patio that we had to remove and the thing made a mess. clearly the company hadn't bothered to walk through and check to make sure the property was clear.
It gets better. Rent turned into a god damn project. the previous tenants had been foreclosed on and our unit was owned by the bank (which we were not told until people were coming to our unit to take pictures). I had to call Peak Properties several times to find out WHY we could no longer pay our rent through RentCafe and all i got was "oh i'm not sure, that's really weird". when I called RentCafe however they told us our property had been removed from the site. Again when I told this to Peak Properties I got "oh I'm not sure, that's weird" FINALLY I got an answer: "your property was sold" ok fine; who bought it, are they renting to us, and how can I contact them... "oh i don't know" Luckily the new landlord is a good one. He's is well organized and easy to reach.
Flash forward a few months and Peak Properties is trying to take rent out of our accounts for a property they don't own and when I call to ask why I get "oh I don't know" and I'm now told I'll be refunded in 2 or 3 days.
Seriously, RUN if you see that peak properties owns your unit or building. They are incompetent, unorganized, idiots.
I visited Peak Properties with my son recently to pick up the keys for his new apartment and I was incredibly shocked with the treatment we received. I have been working in reality for twenty years and Raul was one of the rudest people I have met in the business.
The week leading up to the key pickup, my son called their offices asking about a fee that was added to his account and how to pay it. My son had the call on speaker phone, so my husband and I heard their entire conversation. He was told that if he didn't have the fee payed before the 1st he could still pick up his key with no problems. He was also told he could pay it online.
A day or so later, my son was having trouble just finding where to pay the fee. My husband is in IT so he took a look at the rent portal, only to find no fee and no way to pay it. The only thing that was listed was my sons old apartment address. My son also received an email with confusing information abut key pickup. Thinking it would be better to talk to someone directly from Peak Properties, he decided that he would ask about it when he would pick up his key, as no one was answering their phone.
Day of pickup and everything was going well until we came across Raul, he asked for a cashiers check and my son got confused. He explained how he was told he could still pick up the keys even with a balance. Immediately Raul became angry and said that it is not true and asked who he spoke with. My son showed him the number he spoke with, and Raul responded by saying that the number was his and that it is impossible for him to have said that. Stepping in, I confirmed that it was the truth because I was in the room when he was on the phone with him.
Raul looked at me and ignored me, making me angry because I heard him tell my son that information on the phone and now he is denying ever doing it. Unbelievable.
My son got flustered and confused, he physically became dumbfounded. In response, Raul rolled his eyes and scoffed at him. I couldn't believe my eyes that had just happened, people really act like this??? I got fed up and asked about the online portal and how he tried paying the fee but couldn't find anything. Once I was finally acknowledged, I was told that the fee is not available online to pay until the day you move-in.
So how is one supposed to pay a fee BEFORE they move-in but it isn't actually available to pay until the DAY one moves-in??????? It made no sense to be rude to my son over a fee that he literally COULD. NOT. PAY.
Eventually, there became a line of people behind and us, Raul noticed them and said we could have the keys as long as we payed the fee online tonight (why couldn't he of said that in the first place???????????) and let us move into the next room. We got our keys and left, my son was embarrassed and I was fuming as both a mother and realtor. We later found out from a few of my sons neighbors that they too had a similar & awful experience with Raul or in general with Peak Properties.
Never using or recommending Peak Properties again, such a RUDE disappointment and disgusting customer service. Has a bad reputation in the industry for a reason. One should never talk to their renters/buyers like that.
I lived her for 2 years when donna was the previous owner. Than peak property took over. Bad news they are not what they should be when it comes to deal with the tenants .I had the worst experience when I had to deal with Lee property manager. Very rude ,mean hard les and very unprofecional ..
Please, whatever anyone does, LOOK INTO THIS COMPANY. DO NOT RENT FROM THEM. They were the WORST landlords I ve ever dealt with. They never answer the phone, they towed my sisters car TWICE and are requesting that my brother & sister owe them rent money when they didn t live there anymore. Please anyone, don t give this company any of your hard earned money. I never put out reviews ever, but I thought anyone who might read should know about this.
Apartment is nice enough, but there are several ongoing issues that peak absolutely refuses to address. The only way we got them out to the apartment was when we had termites (and we had to threaten legal action/not paying rent to get them to do anything about it). Brought in a termite guy, but never bothered to fix the termite damage. The wood of the floor is literally eaten away and concave.
There are piles and piles and piles of trash in the gangway that we were told would be addressed when we moved in. It has been 15 months and nobody has been by to remove an old bedframe, shopping carts, boxes, etc. There was even a swastika painted on our door and that took months for somebody to come paint over (literally just spray painted over- looks terrible).
Construction is happening on the business unit next to us and because of this, they have drilled THROUGH our kitchen wall, dug huge holes in the gangway sidewalk (liability issue), and completely dug up the backyard garden.
When you contact them they either straight up ignore you or claim "yeah, sure. we will schedule something."
Even through all these issues, our rent managed to go UP by $50/month.
Horrible company. Doesn t get anything done like asked and takes days of calling and checking back with them for things to actually get done (and 9 times out of 10 it never does). Rude staff and make it seem like no heat and a non working dishwasher and fire alarm aren t a big deal......? Do yourself a favor.. Don t rent from them.
Pretty much the worst management company I've rented with. (The apartment I rented was never fully fixed up, I just gave up trying to get anything done after a while) yet they have the gall to ask me to move out by 12 pm on a Friday because 'we need to prepare the apartment for the next tenant'. Like hell you do. I love how it's okay for them to bot respond to maintenance calls for weeks on end, yet they want be out of their house Even before the lease technically ends
I'd like to find out if the uncovered HVAC vent or the exposed guts of the unit ever get fixed.
I'd advise Peak to try treating their tenants as human beings rather than just sources of income.

According to the Resident Landlord and Tenant Ordinance section 5-12-110 the Tenant shall have the remedies specified in this section under the circumstances herein set forth: (Selecting pertinent circumstances)
"Failure to exterminate insects, rodents and other pests;
Failure to maintain and repair any equipment which the landlord supplies or is required to supply;"
The ordinance further states that failure to remedy these circumstances within 14 days of receiving written notice qualifies the tenant to either take action and have it reimbursed, or terminate contract with no penalty.
I had a rat problem for THREE MONTHS. The rat managed to get in because (and I quote the pest management professional) "there's holes in the walls where the piping comes in, the company should have fixed that. That's how the rat got in". I informed the maintenance person of the problem on Feb 27 2018. The problem was remedied on April 15. A tad bit more than 14 days, wouldn't you say? Yet I pursued no remedy, as I obviously should have because it seems my Goodwill was severely misplaced.
The kitchen lights burnt out and I informed maintenance of this on July 11, 2018. This was NEVER fixed and my roommaer bought and replaced the light herself.
The dishwasher failed and I notified the firm on July 23. This problem wasn't fixed untill I emailed multiple times till someone finally came over and fixed it on August 9, because the apartment was being shown to prospective tenants, I assume.
The difference between your performance and mine, however is that I moved out in time. If you can't even understand basic professional courtesy and timeliness maybe you shouldn't be running a property management company. I believe the majority 1 star reviews speak for themselves. FURTHERMORE, a quick look into the 5 star reviews and their posters will show that some of them are fake. Do yourself a favor and make change internally rather than lying on the internet about your utterly irredeemable reputation.
Any potential renters reading this, believe the bad reviews. Peak is quite possibly the most unresponsive property management company I ve ever dealt with. My building had so many issues, building managers changed multiple times in the one year I lived in their buildings so tickets would fall between the cracks. Serious safety issues like collapsed stair treads never were addressed. There were holes in the landing that never got patched. Windows were shot so they didn t stay insulated and had condensation on them year around. We had to keep the heat at 75 just to maintain the apartment temperature at 69 degrees. The biggest issue was this building was supposedly dog-friendly, but after the back gate collapsed management did nothing about it. Dog owners that were paying monthly dog fees on top of their rent were left to prop plywood to keep it somewhat enclosed. The back gate was essentially open to the back alley so anyone could walk in the common yard and pluck anything from your patio or larger packages left outside. After a year here they had the nerve to raise rent $30/month. We weren t planning on moving for a couple of years, but we couldn t stay in this unkept trash heap any longer. Avoid anything managed by Peak.
I have had a handful of maintenance issues in the last 3 months. One issue being our ceiling leaking every time it rains and it has yet to be addressed despite multiple maintenance requests and phone calls. Our dishwasher has now been broken for a week and I have called over 5 people. No one is able to provide a helpful response or status update. While these issues aren't emergencies they are extremely inconvenient and the lack of attention to the matter reflects upon the management's attitude toward their tenants. For a company that owns such nice real estate within the city, they really know how to ruin a tenants experience.
If I could leave a zero stars I would. This is by far the worst "management" company I have ever dealt with. They owed me a refund (over payed rent and my security deposit). After at least half a dozen phone calls and multiple emails I am told my check is "on the way" then im told "it was returned to sender". I call again 8 months after the initial due date and a month and a half after my check was "returned to sender" and supposedly re-mailed, only to be told Peak had sold the property and I would have to contact them directly. The rude operator then proceeded to tell me that they have "no record of my lease" and there's nothing she can do. LIARS and CHEATS
I've worked with many property managers. I can say from experience Peak Properties is a premier manager of apartments and condos in the Chicagoland area. Their hands on approach, professionalism and attention to detail is second to none. They will take care of your needs. I've seen it first hand. This company gets it. Highly recommended!
I thought it was a warehouse at first but it's nice inside. They didn't have my keys ready for me tho and I had to wait almost an hour for someone to find them and then make copies.
I had a showing today scheduled with Charlmers Oscar & he simply did not show up. I arranged my schedule to meet & paid to travel to the location. I didn't see the apartment & I'm no longer interested because of this experience.
I ve gotten so annoyed with this management company that I ve stopped reaching out to them to fix the consistent issues that we ve been dealing with in our apartment since moving in 8 months ago. They continue to ignore our requests and when they do come to check up on the problem they are incapable of fixing the issue or flat out don t even try.
I came by to my boyfriend s apartment at 2600 W Logan Blvd one evening after we had dinner. As a super organized and clean person he was horrified when I pointed out the disgusting amount of bugs coming out of all of the outlets, outdated radiators, and corners of his apartment!!! Peak did not make it a priority to send someone that evening or even the next day. Do not rent at 2600 W Logan Blvd unless you re comfortable with sleeping with ants and roaches all over your apartment. I hope that by reading this review Peak Properties will retrain their entire staff in customer service, or look into solutions for how to make reparations for their pitiful Google reviews. So glad we moved.
I have lived in my apartment for 12 years. David Maeir, Sr. Property Manager, is the best. Whenever I need anything he is the Go To who gets back to me in minutes and answers all my concerns. So happy that Peak Properties work hard to keep their tenants happy. Thank you David. Five stars is not enough!
New management. Poor communication. Expect money right away but do not respond accordingly. Try another property before moving to 4317 West Irving Park building.
Property itself is beautiful. And was well managed by previous owners. And by managing property I mean, communication, Cleaning outdoors, changing hallways lights. Peak took over this building in 2018. Nothing has been upgraded other than my rent bill.
They are the worst management company I've ever dealt with. Even if you're dying for the apartment, if they manage it, STAY AWAY. Once you have to deal with peak, you'll be dying to get out. Plus, 3 months after you leave your building they'll send you a bill not explaining any of the charges.
Shout out to 2 east oak and it s property management team! Since taking over in early 2020, the team has worked hard to keep tenants safe and happy! The building amenities are kept clean every day by friendly courteous workers. Office staff is always friendly and quick to respond to any issues. I greatly appreciate how accommodating the management team, particularly Jessica Ruiz, have been in handling tenants particular needs and requests. Thank you for the great experience!
If I could leave zero stars I would. Yesterday afternoon three men attempted to enter my apartment. There was no prior notification and no emergency, they wanted to take a tour of the place . Being a single woman living alone I am now terrified to be in my own home. When I spoke to Amy (head of maintenance) I was informed that Xavier was supposed to reach out to me in advance and clearly didn t. What s even worse is that it was allegedly both the owner of the building and the owner of Peak Properties?!? I can t believe that I need to install a security system for my protection against my own landlord. Wonder how many times they ve just let themselves into my home when I m not here...
This is my first year with peak properties and no doubt they are helpful. Whenever we had any issue they response quickly. But experience in the winter is horrible. I am not saying you guys did not respond to the heating issue I am having. You did, but your technician could not able to find the actual problem with the heating. First time when I had the issue it was not working at all, second time the temperature goes down by itself even I set the thermostat to 80-85. I let the manager know again and the technician changed the thermostat and that does not work at all. I am using portable heaters to keep the apartment warm as I have one year old baby. Until now the heating system experience I am having here is horrible. When I am putting portable heater the temperature starts increasing. Now, I am getting the high gas bill and high electricity bill because of portable heaters. You guys are really helpful but I suggest you have better mechanical team for heating/cooling system.
Peak has always been responsive to maintenance needs and my apartment building is very well maintained - I ve had nothing but a fantastic experience - thank you, Peak!
Overall a nice apartment and my apartment manager, Tom, was great. The people who used to work at Parliament and the original Peak Properties staff, however, are INCREDIBLY rude and unhelpful. I've never had such poor customer service in my life.
Worst rental experience ever. NO communication from them unless they want money. They will put a fee on everything and anything. I cannot say enough bad things about this company. This is the only review I have ever written because I believe people deserve to be WARNED. I subleased my rental and once I paid the LARGE cash "re-let" fee they became completely unresponsive. Will not respond to calls or emails after I have reached out to various people more than 7 times. Even the office people are rude and act inconvenienced by you, the renter! NO PROPERTY is worth renting from Peak Properties.
My best advice is to run in the opposite direction of any building managed by Peak. Here is a list of just some of egregious things that have happened to us while living in our apartment less than a year (at Fairfield & Schubert in Logan): - On move-in day, our keys did not work for our apartment. When asked for an estimate of how long it would take to have the issue corrected, we were yelled at on the phone and there was no effort to communicate how we were to receive the keys that allowed us to access the apartment. - There was a broken window in one bedroom when we moved in, it took approximately 2 weeks to get it fixed, and broken glass was left all over the floor from the repair. - When our kitchen screen needed to be replaced, the technician just left the window WIDE OPEN and left our apartment. We have pets. - Despite asking for our windows to be repaired, they have not been. The heat in this building does not work and the windows are so old and drafty they might as well be open (a clear city code violation). Our thermostat has to be set at 79 constantly degrees for our bedroom to barely hit 68. Our average gas bill is about $150/month just to make our apartment live able. - Our back door stopped closing when it was 20 degrees outside (due to shoddy construction and an interior door being used as an exterior door not actually attached correctly to a frame). It took three calls to the emergency line to even get someone to call us about it and another two hours for someone to address it. Not to mention that we were yelled at, blamed for the issue, and threatened on the phone in the process. - The worst thing: someone with a key entered our apartment without our knowledge or permission. We had to speak with police. Again, when we raised the concern about our safety and the safety of our pets (if it wasn't Peak, could they change our locks?) with Cory, the property manager, we were met with hostility and no action.
TL;DR: If you're looking for a home that you can feel safe in, don't rent from Peak.

I don't think I would have given this business two stars when I first started renting from them, or if I was posting after the ceiling leak from the monsoon, but they are actually a very good management company that does progressive things to make your life easier. Shelby in maintenance is an All Star, and so long as you are polite, she keeps on these repair guys. Cory, our building manager, always replies quickly and is good at what he does. All of their contractors are capable and competent. You'd be hard fought to find a management co. with rave reviews, but don't believe every keyboard warrior that's looking back in anger!
EDIT in response to reply: We called and emailed multiple times trying to contact anyone at the office who could answer our questions. We finally got an email response two weeks after we first tried to contact peak properties. The email was from Azelyn Manas and she said she would look into it and get back to us the next morning. After not getting any communication we sent a follow up email. Her response was simply that our issue had to be handled by the book keeper, Raluca. We have not heard anything since and have been unable to get into contact with anyone via phone or email. We were charged pet rent even though there are at least two places where our lease states we do not have to pay rent. We were also charged a cat fee which is stated in our lease to be a one time fee and was already paid before we moved in.
This management company is incredibly inconvenient. I noticed possible discrepancies between my lease and the rent that we were charged ( if there are, it s ILLEGAL). My partner and I have been trying to contact management for THREE WEEKS by phone and email just talk to someone to get clarification. The couple of times we did get an email response it s only saying that our issue needs to be handed over to someone else and no solution at all. If you re okay with never getting a response when you have any issue big or small then go for it. They manage some nice buildings but the horrible management company experience does not make it worth it.
I have called, emailed and messaged on their website to get information regarding one of their units. Absolutely no response. If they can't respond to inquiries to see apartments, I'm guessing they're very unresponsive otherwise as well.
Edit for owner response: funny how I call and get no answer. I have countless emails between TWO property managers about apartment 2605 N Spaulding apt 3S. Three DJS living up stairs have been making countless noise for THE ENTIRE LEASE since September! I am paying for trash! A tortured stay. Me and my roommate listening to techno all hours of the night. Then the property manager Cory offers their phone number to us to try to make amends. All verbal agreements were broken in doing so! These people should have been kicked out months ago. Instead my roommate and I are living a trash space listening to techno and bass drops every damn day. I have evidence from therapy the mental stress this has taken on me as well as my roommates work stress of working 12 hour days only to get no sleep. This is an ENTIRE violation of lease and this will be SEEN TO. Do NOT rent from them. Jonathan has a huge attitude problem and they won t do ANYTHING to make your Pickford space well. Then you say we can move out early when we re not causing the disturbance. ANY BEW NEIGHBORS WILL HATE THEM AS WELL! Trash leasing company. Violated lease and accuses of false accusations. This will not go unnoticed.
Peak Properties took over the management of our building, shortly there after they changed the manager to someone with very little (poor) prior experience. The original manager was very good. Watch out for bait and switch.
The place I live in is ok - However, if you need anything fixed, be prepared to wait 3-4 weeks before you get fed up with them and have it fixed yourself. Leaning on them with legal precedent seems to light the fire under them, but still be prepared for push back until the last possible minute.
I have been living in my Peak Property for almost three years now. Peak is always attentive to my needs and questions, they keep the building and property clean and make me feel good about who I rent from. I recommend checking them out!
I am a lease holder for one of their properties. I have been yanked and pulled in every which direction. They have been extremely unresponsive, never at their desks when called. I have tried everyday for a week to contact them, and fortunately connected to their emails. Unfortunately, they are extremely uncoordinated with emails also, and a simple issue is taking weeks to solve. I am being passed on from person to person within the organization. I just want to be helped, and I want to leave my lease. This has honestly been a painstaking and extremely expensive endeavor. I am a student, and paying their ridiculous fees are hard enough, but their treatment of a paying customer is heinous. Students beware.
This is the wort property managment company I've ever dealt with. I would strongly urge anyone to avoid renting any property run by this company. I've lived in a lot of different apts in different cities and never have I experienced a management company this unprofessional. This is the only time I have ever felt compelled to write a complaint about any company online.
Awful management! !!! They have Century Towing contracted and they tow not only visitor's cars in the middle of the night by RESIDENTS too!!! Over $200 I had to pay after paying rent to get my car out that was WRONGFULLY TOWED. Management on site (Linda) and management off site at PEAK PROPERTIES: Daniella Suiugan, David Maier and Oscar Luna are ALL USELESS and incompetent . They fail to return calls as well as keep residents in a confused state about the parking there. Maintenance does absolutely nothing as there was a container of food sitting in my hallway for over a week!! The cute apartment INSIDE is what got me here, not to mention on site management seemed cooperative and friendly upon my arrival. Now I'm here and it is as though I were harassing them!! Stay away at all costs! I for one will be moving ASAP.
Working with their team of professionals has been terrific. From the administrative staff to management, we have been very pleased with our experience. Brooks Harding went the extra mile to make sure we were all taken care of.
Management just sucks overall. Nobody ever picks up their phone for assistance. My apartment had a lot of issues and took FOOOOREEEVER to get the problems solved. THEY JUST SUCK. SAVE YOURSLF THE HEADACHE. That's the best way I can describe it.
Peak properties are the absolute worst management company. I signed a lease for my apartment and a separate lease for parking spot because the lady on the phone said all of their apt and parking leases are separate and at the day of the move in they informed me that they cannot provide parking at the unit I was renting. I would have never considered renting that unit if they informed me there is no parking spot but instead they claimed that on the apartment lease it has no details about parking spot and that they were refusing to break me out of the lease because the parking lease was a separate contract. They literally threatened to sue me if I was not going to move in. I told them to cancel everything but they had me on the separate leases and pushed me to forfeit my initial processing and administrative fee of $320. I was left with nowhere to move at the end of the month and I had to talk to my current landowner to have me stay for one more month. The whole process was a chaos with no known person in charge of the process and the fact that it wasn't my fault that they advertised the unit with parking and couldn't just give me back the application fee or help me find similar units within the area is a huge disappointment. So I was left with $320 down just because they had a false advertisement and had me sign separate leases. I would HIGHLY recommend everyone to stay away from Peak properties and that all of these reviews written here are true. I wish someone had taken action against them. !!!!!!!!!!
To summarize the long review below: Classic "If I could give no stars" Review. You're in for a bad time if you deal with Peak Properties. They do not care about their tenants.

I am a former tenant of the apartments on 2600 W. Logan Blvd.
Let me start by saying I consider myself a good tenant. I keep things clean, try to fix anything I can, and avoid contacting management unless absolutely necessary. There are 3 instances where Peak proved they couldn't care less about their tenants, explained below. (I realize this may sound like millennial complaining but truly ask yourself what you're willing to put up with.)
1 - Pipe Burst: I had the joy of living on the first floor where part of the ceiling came down to accommodate a water pipe. This part was bowing down uncomfortably above the kitchen. Within two months the pipe exploded while I was at work, destroying the ceiling in multiple areas, and leaving a huge puddle on the hardwood. I tried my best to dry it up and called emergency maintenance, and I was told to wait until the next day, and that this has never happened before. While the ceiling was patched, the floor was left mutilated and warped. I called again and was told to move ALL of my furniture into my bedroom overnight so that they could replace ALL of the flooring in the living room and kitchen. This was an incredibly ridiculous task that could have been avoided if the matter was attended to sooner.
2 - Terrible Smell & Ant Infestation: Towards the end of my first year I noticed an awful gut wrenching smell coming from my hallway closet. Numerous maintenance requests were sent and the best solution Peak could offer was... Air fresheners. I should have complained more but defeated, I accepted that Peak was not going to help me, and that my belongings in the closet would forever smell like a dead rat.
Days later...
One night I returned home late and found my entire unit infested with ants and flying ants. They were crawling out of the power outlets, buzzing around and exploring every nook and cranny of my shelves and couch. I panicked and called emergency maintenance yet again, and they calmly told me they made a request but had no idea when I would get help. I rushed out at 2am to buy spray and traps and did all I could. With more bugs emerging and the dizzying fumes, I could not stay for 2 nights. Management told me, "Sorry this just isn't a high priority issue. If it was a burst pipe we would come immediately but some ants? That isn't a big deal." (That's funny considering...) This low priority issue was resolved by a guy coming to spray bug killer and clean up. I was finding bug wings and carcasses for weeks after.
Call me crazy but I'm certain the terrible smell was a dead animal in the walls that attracted the bugs. Another issue that could've been resolved if it was approached with care from the beginning. Check out my photos, they're great!
3 - Lease Break: Do not expect Peak to work with you on breaking your lease - doesn't matter how good of a tenant you are, they do not care. I needed to break my lease after finding a life changing opportunity out of state. Ideally I would've been able to include the current month (as it just started) and not pay 4 months rent to break. Multiple emails and reroutes later, I called to discuss and was met with attitude and a condescending tone. (Picture Aubrey Plaza, but not funny.)
So I deducted thousands of dollars from my account, nearly everything to my name, and turned it in with my keys to the Peak office. The woman I dealt with over the phone couldn't be bothered to meet with me. I accepted this as lease breaks are never pretty and apartment complexes need time to fill their units. Not even a month went by and my unit was occupied. I'm still working to make up all the money I had lost while they simply add to their pockets. I may not have an argument legally but morally it is unjust and I will forever associate that condescending tone on the phone with Peak Properties.
I have been a resident of a Peak Properties apartment for two years, and in that time I found the team very responsive and helpful. Recently, I worked with Karen B., Lupe O., and Alex K. on a transfer to a new building. I found the three of the team members who worked with me to be very helpful, understanding, and kind. I have the highest regard for the support I received and am truly grateful for their support.
Current resident. I encourage everyone to believe the negative reviews. I wish I had. Things have gotten so bad, but it s just not worth playing their weird games. They will just tell you to open a work order or tell you to reach out to someone else. Nothing happens. Repeat. Feel crazy. Honestly, it s not worth it. The building is poorly maintained (not because of the maintenance team, but because of Peak). Bugs everywhere. Holes in the hallways for months. Graffiti in the cab of the elevator for months. Not cleaned prior to moving in. Moldy. Much more. It was chaotic and stressful with them from day one. I ve lived in Chicago my whole life. Renting for the last 18 years (3 places). I knew within the first week I would leave after the year with this company. Be careful.
I had a great experience with the agent Ilina Ivanovska and I would definitely recommend her! I really felt the agent knew her business. She came to initial meeting with very helpful information and explained her process in a way that definitely showed her expertise in real estate. Friendly and professional!
Reading these comments Mike Z sounds like the only person who is even somewhat competent at Peak. Unfortunately Mike isn't the person who I've ever been in contact with. The management is useless and somehow finds a way to be excessively rude when replying to the simplest of matters (when they decide to reply at all).
My girlfriend and I had a short time span to find a place because we're moving to Chicago in a couple weeks, and even though we didn't sign with Peak, they were super helpful. They showed us a one bedroom that was being renovated, and Scott was super great.
We went in a different direction because, like I said, we had a quick decision to make, and we ended up going with a bigger apartment so we could have a roommate. Scott helped us get our admin fee back, even though it was supposed to be non-refundable. They were all super helpful, even after we decided we were going a different way.
I've had problems with peak and after reading all 1 star reviews It seems a guy named Mike Z responds as owner to the comments Mike ID like to talk to you Im tired of getting the run around from your property Mgrs who seem to disappear and new ones show up. I could rate this business zero star if I could. Their agent will keep bothering you to inform and request to tour your room's next potential tenant since 10 months before your lease ends!!! 10 MONTHS!!! When you have concerns about your room safety as the agent took so many different people to tour your room, her first response is asking the tenant yourself showing up when they are giving out the tour! WTF! Regardless the concerns such as theft, damage, crimes and etc, I will be happy to show up if the agent can pay me 200 bucks for each time visit, it equals to my hourly rate and fair enough.
Stayed with Peak for close to 4 years. During that time we had property managers change at least 3 times. The first two sets of management would have tethered this review to a 2 or 3 star as some of the other people have wrote. Towards the end of our last term in our unit, the final management switch was a good one. David M. and Brian P. were more responsive than anyone else was in our entire time there, and I kind of wish we would have had them from the start. After living through 3 separate whole unit remodels directly above our unit or through the wall or across the hall from us, and after a change in jobs it was time to head out- and these two were incredibly helpful in the breaking process. Thanks again for working with us. To anyone complaining about how crooked or illegitimate Peak Properties is, ask yourself this first- do you expect anything less in fees and legal jargon than from a leasing company in the city of Chicago? Read the lease before you sign it.
Can I rate you a 0. I just recently started moving my belongings out of my residence with peak. I have till the 31st to be out. I spoke with their painter that I would be out by the 29th (early). Today, my former roommate and myself showed up to do last minute touches and remove the rest of our things. Only to find peak has come in, thrown away ALL of the things that were left. Including pillows for our micro suede chair, several kitchen appliances, cleaning supplies, FOOD almost all of our food! And several other belongings.
They gave no warning about entering our residence at all and they violated our rights. We will be demanding money for the things they destroyed.
DO NOT RENT FROM THESE PEOPLE. They have ignored several requests to fix things. Thrown away a bike we were storing in the storage closet in the laundry room. They have accused us of illegal activities so we got cameras. They do not car about their horrid contract with Lincoln towing where the company is illegally towing vehicles from their lots.
They moved the payment center location and sent out an email with the old address on it for two months.
Then they had the audacity to send us one of those generic "hope you enjoyed your stay" emails.
I have rented from Peak properties quite a few years ago. Unfortunately it took me a long time to express my gratitude. Apologies for that. Mike Zucker was really kind to me and helped me out a lot. I owe him and his team a huge "thank you". I can see the company grew a lot and is doing great, as it should with such nice people working there. Blessings to them all!
Peak Properties recently purchased the building where I live for conversations from condos to rentals and the experience thus far has been pretty horrific.
Peak Properties decided to let go of the building doormen and has instead moved to a company that requires us to ship all packages to a third party and then schedule a separate drop off with this vendor. While the vendor system is not an incredible headache, the premium rent paid is not worth it without doormen as you can live in a luxury building for the same price.
Peak Properties has also deemed the remodel of all vacant units, the gym, and the community room "essential" during the quarantine. The work in the community room/gym is a non issue as those areas are closed during the quarantine (however I'm sure the units below are impacted), but as many tenants of the building are forced to work from home, the in unit construction is absolutely horrific. Throughout the day I am subjected to saws, hammering, etc., which impacts the work day, calls, and the ability to relax - there was even work being done on a Saturday. I have reached out to the management office several times to let them know the construction is impacting my ability to do my job as well as my quality of life to determine how much longer the construction is expected to last or how they are making sure tenants' quality of life is not trashed and all emails have gone unanswered. On top of all this I put in a work order for a leaky bathroom faucet and was told it could not be fixed until they picked the fixtures for the units so they could replace my entire faucet, it has been 2 months and my faucet is still leaking.
In summary I would not live in a building managed by Peak Properties if you want a management company that cares about a tenant's quality of life or building managers that act professionally in addressing the concerns of the tenants.
Over many years, I've been happy with my relationship with Peak Properties. They've always been fair and professional. I wish all businesses I deal with operated as well. Timely, responsive, and fair.
Peak Properties is a God send! I live in a small community (12 units) and it had become increasingly difficult to manage the day to day responsibilities associated with living in a 90 year old building with all of the other stresses of life. Many of the tenants weren't interested in being involved and Peak has really saved the day for us by taking a load of management responsibilities off of our backs. Caree and her staff do so much for us, are incredibly responsive to our needs and charge a very fair price point for their services. Hiring Peak was the best decision our community has made in a long time. I am so grateful.
When I first came across the ad for the apartment I called the number posted and spoke with Orion about his availability to check out the place. He was able to accommodate with my work schedule and show me the apartment on such short notice which I really appreciated. I fell in love with the apartment in Logan Sq. instantaneously and started the application process that same night. Orion was very professional and always got back to me in a timely manner with any questions I had. 5 stars for sure. For the most part, the rental office, including property manager Jonathan, off Roscoe St. has also got back to me in a timely manner (hence the 4 stars). I've been living here for a month and so far no major problems although I do wish they would salt the parking in the back when it snowed and turned to ice. Nevertheless I cant complain on anything major so I hope this continues!
It is funny how your ready to take my money, yet when it is time to refund it you cannot refund it back to the card that it was charged on. " I have to transfer it on two different accounts" and cut a check... You do know I work in work in Accounting... Its not that hard if you know what your doing... Now I have to wait til I am in Chicago two more weeks to pick it up.....No Bueno Raul... No Bueno...
I was considering a property owned by this company, but after seeing reviews and responses from the company, I think I ll pass. Did an employee really just give out someone s address? That s alarmingly irresponsible.
We moved out 8 months later and broke our lease. Issues: Neighbors so loud we couldn't compete without a sound system of our own, no hot water, no heat in the dead of a Chicago winter.
The apartments are thin and there was nothing Peak would do about the upstairs tenants playing music so loud I could sing along to their music and name the tv show they were watching. (We did go up several times to handle on our own before bringing it to Peak's attention). We were told to deal with it and there was nothing they could do. We had hot water 2 days per week if that. The units did not have their own water heater so we were sharing with other units. We mentioned the hot water issue right away. They said there was nothing wrong with the water heater. Hot water is a right and requirement for every apartment but they didn't feel the need to fix the issue so we took cold showers most of the time. 2 days per week is not an exaggeration. That means cold showers 5 days per week. In January our heater broke. It was below 0 outside with the Chicago windchill. They didn't fix it for 48 hours. Our apartment was 45 degrees before the heat came back on. They then told us it was because they didn't replace our filter back in the fall because they heard our dogs barking. Our dogs were locked in a bedroom every time they told us they would be showing the space or doing building maintenance. They never contacted us to confirm the dogs were locked up or to schedule a time to replace the filter while we were home. They just decided not to do it. Then when it broke in January and it was cold we were not that big of a priority.
At that time I had had enough and was going to leave a review on Yelp but found the email address for the guy who was responding to all the one star reviews. I contacted that gentleman and he arranged for us to get out of our lease at no cost to us as soon as we found a new place to live.
That was the only positive part of the whole experience.
Worst i have ever had to deal with. The building is nothing but a health hazard if ANYONE has any pointers to any apt buildings please let me know. I have to constantly get repairs done and NOTHING has been done about the mold on my windows and i have been begging them since i moved in and i am pregnant and there are NO vents by far the worst EVER!!

I thought it was a warehouse at first but it's nice inside. They didn't have my keys ready for me tho and I had to wait almost an hour for someone to find them and then make copies.
The company fails to help out their tenants at all costs. Nobody in their office answers their phone 2/10 times. They are lazy and a miserable company to work with. They will not want to work with you, especially Oscar. He is a straight up A hole. Avoid this miserable company at all cost for your own good
There should be negative star options for this management company. They went through 4 different property managers in 6 months and never once informed us of the change. Getting a response from any of them was like the Simon and Garfunkel song "The Sounds of Silence." Our apartment was not move in ready when we rented. We had to clean the apartment ourselves. It was very dirty and they would not hire a professional cleaning service for us. Also, we had a rat problem that they didn't care to take of. This company does less than the bare minimum and if your smart you will never rent from peak properties. I'd like to have used a lot of profanity in this post and I'm proud of myself for not doing so. DO NOT RENT WITH THIS COMPANY!
I had my apartment in Park tower via them and they were really very professional throughout the time. I would refer them to anyone I know..thank you guys
I had a gas leak and broken valve in my radiator in the middle of January. I called management for a week constantly and did not get in touch with anyone this entire time. My apartment reeked of gas and was blowing steam like a sauna from my radiator, forcing me to book a hotel room for my dog and I. After a week upon returning to the apartment I called the fire department. Then I left a review with photos on Yelp and got a response from the peak property manager instantly. And yes this was the first time someone reached back to me about the issues. After many months of being asked to remove my review I continued refusing to remove or change it (people deserve to know especially tenants with kids and pets). I was told that my unit was going to be remodeled and would be uninhabitable so I could NOT renew my lease. But I was getting daily phone calls from peak property realtors asking me my availability to show my apartment. Just avoid these horrible people. UPDATE: I never emailed these people thanking them once! That's complete BS and only shows even more how horrible these people are!
UPDATE: After leaving this review, Peak Properties has agreed to pay for the space heater, space heater usage, and install a Nest Thermostat.
My roommate and I were warned about how bad Peak Properties was before we signed on and decided not to listen, my advice would be to definitely listen to these criticisms before signing with this leasing company as I have had an awful experience.
When we moved in, the place was definitely not cleaned as it should have been, even though we paid a move in fee that was supposed to cover cleaning. There was dust and filth everywhere, blinds in the bedroom were broken, many light bulbs were out, a shelf in the kitchen cabinet was broken, etc. While some of these items (not all) were finally fixed upon a few requests, they should have been taken care of upon moving in, in the first place. In addition, the unit was just built poorly as there is incredibly loud squeaking from the unit above, as well as a poor sanitation system with a common sewer smell in our apartment. Since this is a nicer and more expensive unit, these should not be issues for the price we are paying.
As we've moved into winter I've noticed the insulation in my bedroom is awful and it gets very cold and uncomfortable to stay in. I bought a thermometer and found that my room gets between 55-62 degrees (depending on the temperature outside), even when the thermostat is set to 73 and the rest of the apartment sits at 70-73. While the property is going to install another vent this week (which likely won't help much since it is in insulation issue and not a vent issue), I have requested for them to pay for a space heater ($30) and for space heater usage (an extra $30-$90 a month on our electricity bill) until the issue is resolved, with no response to this request. Again, for the price of rent at this unit, such poor insulation should not be an issue.
Very unprofessional. Taylor, hung up in my face after laughing as I expressed my frustration as Raul whose over finances, was negligent in seeing that my move in cost were returned. It s been weeks and I have yet to be reimbursed.
If I could give them a negative star, I would. They offered us a new lease, then just as we were about to sign it, received an EVICTION NOTICE as if we'd done something wrong. Assuming it was some sort of crazy mistake, after constant calling to finally get someone who could give us some answers, we were rudely informed the owner of the property had decided to move his daughter into the apartment instead. The tone of the explanation was mocking and basically rude, to a tenant who had always paid the rent and had to put up with a neighbour from hell below us that constantly had Karaoke parties early on Sunday mornings ( yes, Sunday mornings before 7am ) to which they took no action from what we could see.
Avoid this company if possible. ( Unless you enjoy being treated as if you're worthless )
If you have to rent from them you have to, obviously. If you have options, go the other route. Most rental companies are not going to have favorable reviews as a rule. With that being said, Peak is an exceptionally bad company. I can't imagine the folks that work there are bad people, I assume there are a few dolt headed mouth breathers that spoil the bunch.
Not bad. They took over a few buildings I was living in that were owned by a private owner or another management company. They had invested some money in the last place they took over and have been redoing pipes in the current building I live in. So they do put in a little investment. Could it be more? Probably. Could they communicate a little better? We all could, but anytime I have submitted a maintenance request they've been pretty prompt.
I have made several requests to view apartments that they have for rent and am unable to get a response. I've sent emails, called the office and spoken to Ryan requesting that someone send me video tours and confirm apartment availability and no one ever returns my calls or emails.
Window has been leaking for months but literally get NO response from the company. No timeline has been given to fix it. Every work order put in for the issue is quietly marked completed even while our unit continues to amass water damage.
We are moving into an Evanston property next week and so far, we have been very pleased with our experience. Everyone we have spoken to has been professional and extremely quick to respond. When we first inquired about a property the first account manager we connected with, Scott, was very helpful and immediately put us into contact with Ilina, who ultimately found us our new apartment. Ilina is professional, kind, and man does she know her stuff! We were initially looking at two-bedroom units but she showed us a three-bed (the third bed being more like a sunroom, in all honesty) and we just couldn t resist! The unit was in the process of being refinished and she worked with us to make sure we were able to view the space even in the midst of the renovations. She was willing to FaceTime, call, text, email, whatever we needed to get in touch with her and keep to COVID-safe protocols at all times. After signing, whenever we have had questions we speak to Leticia who is prompt and friendly - the few times we missed her on the phone it only took one additional call to get in touch with her and get answers to our questions.
We are leaving 4 stars because we have yet to move in and actually live in the space, but our experience so far has left us extremely satisfied.
Not the worst, but definitely not the best. My experience with peak properties is that yes, like ALL companies, they are out to make money. However, other companies have much better customer service than this company. With peak properties, you have to be a squeaky wheel in order for maintenance issues to get fixed. Like another reviewer said, you don't have to pay rent if there is a maintenance issue that you feel needs to be fixed. Hold rent until they do it. I just pulled it and now have a new door coming, working call button, and repaired front door to the building. It all happened in one day after being a bi*** over the phone and saying respectfully that I would refuse to pay rent. Dave is one of the property managers, and is reasonable. I have not had any major issues with him personally other than it is obvious they don't want to spend a lot of money on repairs. PS the apartment building on evergreen and damen has super thin floors and walls. It SUCKS.
Honestly didn t think any property management company could be worse than Beal but lo and behold, Peak Properties was not to be outdone!! Completely rude staff and thinly veiled discrimination against future tenants, save yourself the headaches and your security deposit and choose to rent elsewhere.
When you get instant responses from your property management and the people who work for them in a coordinated effort, that's 5 stars. I have been living in one of their buildings by Western and Ohio for over two years. What impresses me the most is how promt and understanding is our maintence guy Xavier. Not only did he an impeccable job, but he also has impressive communication skills putting us at ease. Absolutely highly recommended!
This place is horrible. Don't waste your time trying to rent from these people. No one answers the phone. And the people that own this business are SLUMLORDS....!!!
