Our building would not have gotten to where it is today without Peak and Amy. It can be a thankless job at times but your efforts were definitely appreciated!

If I could leave a zero stars I would. This is by far the worst "management" company I have ever dealt with. They owed me a refund (over payed rent and my security deposit). After at least half a dozen phone calls and multiple emails I am told my check is "on the way" then im told "it was returned to sender". I call again 8 months after the initial due date and a month and a half after my check was "returned to sender" and supposedly re-mailed, only to be told Peak had sold the property and I would have to contact them directly. The rude operator then proceeded to tell me that they have "no record of my lease" and there's nothing she can do. LIARS and CHEATS

This company has been unresponsive and is currently forcing us to deal with a broken air conditioner in a brand new unit. The amount of issues I have had since moving in has been astronomical. I first was given the wrong keys, then the wrong move in date, then no garage opener for days, which forced me to park on the street blocks away from the unit when I was paying for parking. I then had no internet for two weeks while we worked through approval to get some ISP in the unit. From there I have had to deal with this air conditioner problem and its only the first month.

I don't know how they still have business. I can already say I will be looking for a new unit when my lease expires unless something changes.

Edit in reply: You should have my information internally. I have seen you post enough peoples information publicly (like addresses) in other reviews, and I have even been sent lists of all tenants you have, so please be careful in how you are handling my data.

STAY AWAY. Worst property management company I've dealt with. Wrote "Heat included" in the heat provision of my lease, but I still had to pay heat anyways. Number of maintenance issues as well, took forever to get a hold of someone much less get the issue resolved.

This maintenance guy Xaviar is awesome,anything needs to be fixed ,he is there right away. My thermostat stopped working a few days ago he showed up in like 20 minutes & got it fixed. Super happy.

My building manager is such a rude and not helpful person. She would respond me making fun of me or laughing about my situation. I m never living in a peak prosperity building ever again. They re extremely unprofessional. Oh, I live on 21 chestnut and my manager s name is Natalie.

I would give this place negative stars if possible. I should have taken the signs from the beginning. The leasing agent was nice enough, but when they ran my fiance's credit/background information they reported back, basically, that she did not exist as a person. Interesting.

The building in which we rented our unit was regutted and we were the first tenants in one of the units in September. My overall complaint with Peak is response time and complete lack thereof. I understand issues happen, especially in a regutted building, but wow. From the beginning, Peak never gave People's Gas access to the meters, so our heat and hot water would randomly shut off throughout the winter because they couldn't get access to read the meters. We spent a couple of months playing the middle man between Peak and People's Gas, and finally this got resolved maybe sometime in March.

Our mailbox never really locked (small issue), but I put in for service on this several times because USPS would deliver the mail to random places, and to this day (11 months later) it isn't fixed. I saw the maintenance guy come in and he was using a screwdriver to try to bend the door such that it would lock. It almost worked.

Our bathtub pipes were backed up, and this request simply went ignored for several months until we wrote an email in March copying pretty much every level of management (in regards to this issue, the mailbox, and the heat issue) we could find on their website. Then they got the plumber.

Finally, first week in August, our A/C unit stopped working. We called and submitted a repair request on Monday, but never heard anything. Called back Wednesday and the maintenance coordinator had no idea if anyone went to check it out. Got a call back, was told to replace our filters more often, but our lease explicitly states not to maintain any appliances, including the A/C unit. Anyway, the replacing the filter didn t fix it. Called back Thursday, was again told maintenance would be in later that day to take another look. Never got a call back with an update; A/C still not working. Called Friday, was told maintenance would be in later that day to take a look. Never got an update; A/C still not working. Called Friday afternoon, got a call back Friday night saying someone would be in Saturday and that it didn t appear to be an easy fix. Never got an update, but it works now.

The one and only positive I have to say about this company is that they allowed us to break our lease 1 month early for no fee and no hassle whatsoever. Maybe they know how much they suck.

Agent Max Redzepi is great. He remembered me from last year hoping to move back into my old unit. So when it came available over 6 months later he remembered me and reached out. I would recommend him to anyone looking for an apt thru Peak Properties. He was very attentive to hearing my housing needs.

Peak properties let me live in an apartment where the heat barely worked and the hot water did not work for 6+ moths. I complained several times and they came by and told me that everything was fixed. I proceeded to live in a freezing apartment with no hot water for months!! I stopped showering at home, completely changed my routine to accommodate my horrible living conditions, spending as little time as possible at home. Finally, I realized, why am I paying rent if I can t even shower at home??? When someone finally came by, she literally argued with me in my own home blaming it on me for not having the winter setting on on my ceiling fan. I asked her how I was supposed to know that and why I would have my ceiling fan spinning in my already freezing cold apartment. To put things into perspective, the face oils I had in my bathroom cabinet were frozen! I had no control over the level of heat. My thermostat constantly read low 30s to 50s. This was a studio apartment!! There was not a lot of space to heat up.

There were many other issues with the space. The common areas were always disgusting. The front door was covered in spider webs and massive spiders. Took weeks for an exterminator to come by. The mailroom looked like it hadn t been cleaned EVER. I was also a garden unit. Their plumbing lead to sewer water leaking in my closet! When someone came by to fix it they used my kitchen towels to clean up the mess!!!!!! I spoke with neighbors and they told me that this was the usual with Peak Properties and quite frankly, their apartments were in just as horrible of condition.

For all my pain, they let me terminate my lease 1 month early and took off $400 for my last rent payment. That s all that they valued my pain at.

They also decided to tour and enter the apartment without my permission. I came into the house one day to notice a lock I never touch was locked. I contacted the guy asking if he had entered in even though I told him he was not allowed in at the time. He then admitted he had and offered me a starbucks gift card even though his action was literally illegal.

I lived at 2500 n Racine. Do not move in here unless it is a renovated unit. You will regret it. Lastly, Peak Properties is the absolute worst management company I have ever had to deal with. I ve never felt less heard and more taken advantage of by someone who should be on your side and doing the bare minimum by providing LIVABLE housing. Absolutely unethical.

Michael Zucker and Peak Properties have been managing my properties for over 25 years. I am not sure a tenant, building owner, contractor, or employee could find someone more concerned about wanting to do the right thing and make everyone happy. In my experience building ownership depends on making sure everyone gets their monies worth. Contractors need to provide a quality job but need to be paid on time. Tenants need a unit commensurate with their rent but need to pay rent on time. I can go on but Mike Zucker understands the difficult relationship of balancing everyone's financial needs. He makes sure no one feels taken advantage, that they are respected, and that all is fair for everyone. His passion for doing what is right is what makes Peak Properties possible the fastest growing management company in Chicago. The team at Peak Properties is made up of dedicated, hard-working, nice people. In my opinion anyone dealing with Peak Properties would have a good experience. Anyone who does not should consider the economic balance of what they put in next to what they are expecting to get out. Anyone with realistic economic expectations cannot do better.

Have to give Cesar and the dispatch crew HUGE thanks. On Christmas Day (no joke) our kitchen sink pipe snapped off. We weren t sure if the pipe had frozen and got a bit concerned, but there wasn t any immediate flooding. I contacted the property manager, Cesar, and filled him in on what was going on. It was Christmas, and I mentioned that we could wait if need be. About 90 minutes later, 2 technicians were here ready to help and completely fixed our problem! Easily one of the best landlord stories I will remember for a long time. Don t hesitate to rent Peak for unmatched service!!!

I'm writing this review solely because I'm very happy and impressed with our building manager, Graham Davis. We're in an older building in an area that is experiencing a spike in crime. Since we've moved in, we've put in maintenance tickets for a wide range of issues (plumbing, closets, broken blinds, courtyard muddiness) that will affect older buildings and no matter the topic, maintenance always has a fast response and visits within a day.

Thanks to the rise in crime on our street, Graham came to have an in-person meeting with all tenants and agreed to measures that would make us all feel safer in our environment including a brand new camera system, signage, and flood lights. Graham is also coordinating efforts to help get a problem neighbor addressed. The crime isn't something he needs to answer for but he rose to the occasion to make us feel safer and listened to.

I only remove a star for the following reasons:
1) Peak Listen, Y'all need to break up with the color beige. It's 2021, please switch to a light grey paint like everyone else. It's very dated looking and I've had to repaint room by room to modernize. (I have the time thanks to covid)

2) I understand it's standard (law?) that Chicago landlords paint in between new renters but the painters do a sloppy job. Not only have I scrubbed beige paint off all light switch covers but they also painted my kitchen ceiling beige?! What a great way to take a small kitchen with only one light and make it look worse. Tell your painting crew to do better. I can't believe I had to paint a ceiling in a rental but I couldn't work in a dingy cave.

Very prompt and helpful. My girlfriend lives by herself and it is nice to know that Peak Properties promptly responds to any issues. We recently had work by Xavier and we're very happy with the work. Xavier was prompt, helpful, and very respectfully. Xavier showed up at the exact appointment time and was able finish the work quickly. We highly recommend this property management and their helpful employees.

I have resided in a Peak property ever since Peak acquired Parliament Enterprises years ago - and if not for the fact I am about to size up to a 2 bedroom in a neighborhood where they don't have any openings, I would have stayed with them forever. I've been in my apartment for 7 years (yes, 7!) and I've stayed due to the great management and the fact that I have tons of square footage in a safe and secure building, well below market value for the neighborhood.

I have never experienced anything but prompt, friendly support from the Peak team. My property manager, David Maeir, has been especially helpful and responsive, following up with any issues - few and far between - if and when they arise.

I've also had the pleasure of getting to know many other longstanding members of the Peak team and they are always happy to jump on the phone or quickly attend to a RentCafe maintenance request. Leo, our super for the building, is extremely accessible and has never left us hanging when we need something fixed. And not to wax poetic, but I feel grateful to have amazing neighbors who even share baked goods - and sourdough yeast starters - during the pandemic (trust me, it's the best).

No, these aren't ultra modern, stoic cookie cutter apartments ... Peak nurtures vintage buildings with character. I'd rent from them again in a heartbeat. Thank you David and the Peak team, I'll miss you!

This place is wild. I have an ESA and provided a doctors letter before moving in. Forward to the first months rent payment and I m told they need different paperwork sent directly from my doctor office. This should ve been a red flag, because why didn t they tell me that when I originally sent in the letter? Fine, I have my doctor send it. Forward another month and I m told they didn t receive it , so I go into my doctors office and watch the nurse send it a second time. I immediately emailed the person to let them know to check their fax. They respond that they did not receive it. How convenient and not scammy at all, huh? Now I am over 80 emails deep with these people wondering where my personal medical information they asked for has been sent to twice and they simply decide they have no answer and stop responding. Forward 5 months, and now they are harassing me again that I need to have my doctor send this in but they still have no explanation of where it went the last two times it was sent. I provided a letter that IS legally required already, but they wanted more paperwork with personal information and couldn t even keep track of it. Incredibly unprofessional.

The keys they gave me at move-in were to a completely different apartment. Half the size with disgusting, filthy floors.

They acknowledged they did this and offered to make the apartment better. When I tried to take them up on offer - they refused. Would not even help me get into different properties they had available. One property they knew I was looking at, I found out they rented it on the way to look at it. Another one I went to look at - they gave the leasing agent keys that would not get into the unit.

I read Peak's on-line reviews before I leased and was scared. My leasing agent talked me out of my concerns.

I have horrible experience with this company since they took over the management of the billing i rent, maintenance is very unprofessional and costumer service.

This company has the nerve to tell me i have refused to have fix my boiler, do to they juts show up to the unit after a month 1/2 after i have made a complaint and they did not give a 24hrs notice in advance that someone will stop by the unit. the boiler in the unit has not being fix, i don't have time to deal with unprofessional, i got tired of calling and never get this fix.

With that being said, Peak is an exceptionally bad company. I can't imagine the folks that work there are bad people, I assume there are a few dolt headed mouth breathers that spoil the bunch.

We have thoroughly enjoyed living in our Peak apartment. Everyone is very friendly and helpful if we ever have any questions. We had been looking for an apartment for a long time and found one through Peak in less than 2 days! They even give you a very thoughtful gift bag (I won't give away what's inside, but very helpful!) when you retrieve your keys. We will definitely be renting from Peak again!

Current renter through Peak and have been for several years. Earlier this week with several days of extreme cold, I had experienced issues with my pipes freezing.

I am writing this review because I am extremely pleased at how responsive the property manager, David Maeir and his team were, and how quickly they were able to resolve the issue. Having maintenance issues is never fun. It is reassuring knowing that it will be handled accordingly and in a timely manner.

Also they don't seem to care who parks at their lots because they never answer their phones when trying to remove cars from your spot. Leticia Diaz is Heaven Sent. I say this because in the last few to six months I fell into financial difficulties due to being off work from hand surgery. I kept correspondence with Leticia Diaz to keep her informed as to what was going on with me. She worked with me endlessly so that negative action would not be taken against me.

I cannot Express the Gratitude and Thankfulness I have for her. Leticia Diaz has Compassion, Character and a Heart. Most would not be as Patient and Understanding as she has been with me.

In my personal experience with Leticia Diaz she is an asset to Peak Properties.

I wish I could give them zero stars for how corrupt and awful they are. Whatever you do stay away from these awful people. I had the WORST year of my life living in one of their units. The heat never worked yet they fixed it , the windows didn t lock, we had a leak on the roof that would drip in the bedroom that ruined my stuff and they never fixed anything when a maintenance request came in. They always marked it complete yet they never showed. And the one time someone showed up they never called and barged in while I was in the shower!!! Didn t enjoy having some random man in my apartment without any warning! They also sent us random eviction notices on our back door (of a 2nd floor unit!) yet we paid rent early every month. Awful horrid people who just want your money and don t care if you suffer. STAY AWAY AT ALL COSTS! Living in a car would ve been better than my experience with them.

UPDATE: Incase anyone is wondering whether they do anything about these complaints, I can assure you they do not! We received one phone call months ago claiming they were looking into the noise issue and that was the last we heard from anyone. The noise continues ALL day & nonstop through the night. As I write this, there is a party/band practice happening downstairs that started last night and picked back up at 8am. Absolutely the worst living experience possible. Thanks Peak.

Right from the beginning, Peak was a nightmare. When we toured the apartment, we were told that the apartment would come with the AC units and the ceilings fans would be fixed. Move-in day arrives and neither of these things is true - no AC and no working fans. We were told we would pay the rent on the first day when we pick up the keys, so we arrive at the office and we are told very rudely we cannot get the keys until we finish paying rent. That makes complete sense. Except we explained to the rude man that we had tried to email about how to sign up for rent payment and never received any reply. I then have to pull out my credit card right then and there to log in while the employees ask me why I thought I would be able to move in without finishing the rent.

Well, we drive from the office to the apartment... and they gave us the WRONG keys! We're unable to get into the building, much less our apartment, and we call the office multiples times and no one picks up. So we have to drive back where they tell us that we're wrong and they did give us the right keys. We insist no and demand new keys. The manager then drives out the apartment and says, "see these are the right keys!" except he hands me a completely different set of keys! (First pair was silver and the new pair was gold.)

Well we finally enter the apartment and the ceiling fans don't work and there are no AC units as promised by Peak. I put in an immediate maintenance request for the fans - it took over a month for them to be fixed. I emailed and called daily after a week of no response. This was not the only time we received no response, it was only the first of many. Any time we had a maintenance request during the year I rented with Peak, it was an uphill battle. The company and managers simply do not care about you because they already have your money, so why should they bother providing any further service? (The word slumlord does start to come to mind...)

I also had renter's insurance from day one of my lease, but Peak apparently does not read their emails so they upcharged me for not having a policy. I corrected them and forwarded my policy to them (again) but they insisted that I needed to pay the fine since I didn't tell them in time, even though I had. They then tried to say I didn't pay the original fine in time, so now there is a late charge. They are conmen who want to nickel and dime you for their own incompetence.

Obviously 2020 has been a bad year for the world, but unlike many other property management companies in the city, Peak provided no rent help and didn't even send out an email about options for those who may be struggling. In fact, they sent out an email basically saying 'rent is still due tomorrow! Figure it out!'. Their tone was disgusting.

When I chose not to renew my lease, the Peak representatives came after me asking if I was comfortable with people coming into the apartment for tours. I said no since I work from home and we are in the middle of a pandemic. I found my new apartment (not with Peak) and had to depend on photos and virtual tours. That is life right now. Peak continued to harass me anyway and basically said too bad. Don't ask if people are comfortable if you are going to do whatever you want anyways.

I knew that I would not be renewing with Peak only a few weeks into my lease. They cannot even accomplish the bare minimum and they shift blame into the renters for their own gross incompetence. They take your money and basically tell you to take care of yourself because they will not provide the service you are paying for. I cannot emphasize enough that everyone should stay away from them. I will never rent with them again and I will continue to tell everyone I know to do the same.

and they are most responsive and excellent at managing any issues that have arisen. Highly recomend ! It looks like they have revamped their managment and are doing such great things with engament of renters through social media. Love them!!

Lived with Peak Properties for a little over 6 months now, just re-signed for an additional 12 and will certainly be looking to continue my lease long after that. Apartment is fantastic and the rent is un-beatable, there have been a couple very minor issues since I've moved in but Peak has always gotten back to me within hours of me reaching out and solved the issues not long after that.

Specific thanks to Tom who has been the most on-point and efficient maintenance manager I have ever had in my 5 years and 4 apartment experiences.

My only critique would be to have card readers in the laundry room (coins are difficult to come by now-a-days), other than that I'll reiterate that I have had a great experience with Peak so far and appreciate all that they do to make me feel at home in my apartment; Thank You.

Horrendous, disrespectful and utterly disorganized. The day I moved out they arrived earlier than stated in the contract. I was suppose I move out by noon and they arrived at 10am to start repainting and would not leave. They moved my property without asking so they could begin painting.

Thought the entire year there were several maintenance issues that took several weeks for them to attend to. Several safety issues within and around the building they did not address...mearly sent an email or saying these safety issues were the tenants fault and they won t be doing anything about it. DO NOT RENT FROM THIS PROPERTY.

In May 2017 the buiding in which we were renting an apartment in Lincoln Park sold, and Peak Prop became manager for the new owner - there was lots of uncertainty prior to the sale but once the building sold staff at Peak Prop stepped in and were incredibly helpful, timely and responsive to our situation and needs. Accommodated our needs to extend lease, refunded 100% of the security deposited and performed well on all counts.

STAY AWAY. Our apartment appeared beautiful, but started falling apart within a few months. There was even a major flooding problem that was never fixed. We'd consistently ask for help and maintenance, but would either be ignored or respond but with some excuse as to why it couldn't be fixed. The property manager never responded to anything. Eventually they started charging us overpriced late fees that didn't make sense in the end. We eventually had to hook up with my roommates lawyer dad who finally got their attention and realized that the leasing contract we signed wasn't even legitimate. We found out that several of their actions we in violation of Chicago Resident's Rights. This is a terrible company that are looking for any way they can get more money out of you.

-on the day I was supposed to move into my building, 2 E Oak, I showed up with my dog and was told that she was not allowed to live there. Peak had never communicated with the building to get all required paperwork so I had to move in without her and figure it out after the fact, directly with the building and no help from Peak

-was supposed to have a new microwave when I moved in and they never replaced it. Bought a new one on my own since they agreed to reimburse me, but then they charge me for the microwave that I bought instead of reimbursing me.

-when they came through for an inspection and photos of my unit, they barged into my apartment without knocking and no warning when I had just gotten out of the shower.

-listed my apartment online as available in MARCH when my lease is not up until the middle of JULY!!!!

-took over a management for our entire building (was previously managed by the condo association) and did not provide any updates/communication about any changes to the delivery process, guest process, security, etc.

-The elevators have been broken at least once per week since Peak took over the building. Emails about one or all elevators being down are not sent in a timely manor and the residents are not notified.

-I returned to my apartment from being out of town on 5/28/20. My air conditioning was not working and I immediately contacted Peak to let them know about the issue in addition to my apartment being 86 degrees. Peak ignored my email until I reached out again on 6/5. My apartment was unlivable for 9 days and the lack of attention to the issue is in gross negligence of the lease agreement.

-When moving out, the service elevator was broken and I was not notified until the evening before my move when I had to reach out to Peak, instead of them notifying me. Since the service elevator was down, I was unable to move out large furniture. I also lost $550 because the large furniture was sold to another individual and they could not pick it up on the scheduled day due to the broken electorate and therefore canceled the sale. This also caused even additional mover costs since there is now a second day required to move out the larger items.

-Additionally, on my move out day I was told to be in the lobby at 9am sharp to meet someone to get access to the elevator. I stood in the lobby for 45 mins, called every number I have for a contact at Peak and was unable to get in contact with anyone. This is a decent property management company. I've been with them for about 3 years now and have had minimal issues. I've had good experiences with our property manager as well as our new maintenance manager. Sometimes it is hard to get a hold of maintenance if you have an off hours emergency. There was one incident where we had a lot of bees getting into our apartment and it took them a few days to send someone out to check on it. Luckily, it was not a colony of bees otherwise 3 days would have been unacceptable. This is my 2nd apartment with them and my only big complaint is that I wish they did a better job cleaning /painting before we moved in. The painting is sloppy..there was paint on the floor and streaks on the walls.

I wanted to add: Oren has been super helpful when he first showed me apartments 3 years ago, and this year when we were wanting to move into a different unit in our building. Really friendly and easy to get in touch with.

Edit for owner response: It's not the floors that are cold, our indoor temperature has been between 58-64 degrees for two weeks. Last week when the worker came out to measure our temperature is was below 65 degrees in every room except the bathroom. We didn't have this problem when the previous owner listened to our problems!

And no, I didn't ask for a new porch nor did I notice that the halls had been painted - probably since the lights in the hallway are always out.

It would be zero stars if I could. Despite being made aware of a heating problem in our unit SIX MONTHS PRIOR to winter temperatures, our building manager Cory is unable to provide a livable temperature for us to live in. The lights in our hallways are always out and no one shovels or salts the walk ways. Getting anyone for an emergency is impossible and when you ask them to keep the standards of the building up to what is required by the city they give you empty promises. I don't know what kind of idiots they employ, but their solution to the problem with the poor insulation in our unit was to put a space heater in the basement which was plugged into an extension cord - can we say fire hazard?

These people are scabs. They buy up buildings and then jack up the rent but fail to provide basic services such as trash removal, lawn and yard care, shoveling, and electricity in shared spaces.

They're AWFUL. Beware!

I am a Peak Properties tenant. My building pipes froze during the polar vortex and have been frozen for 36 hours. We have received little communication from management, except for a single email saying they were "working on the issue." Further email inquiries have not been answered. As of February 8, 7pm CST, we have been unable to wash our hands, cook, or shower for nearly two days.

I am disappointed with peak's lack of communication and I would not recommend them to my friends who are apartment hunting in Chicago.

Honestly one of the worst, least professional companies I've ever had to be in contact with. We should've known better when they first signed us to the wrong apartment. It has only been downhill from there. The office people rarely get back to you in a timely manner, and sometimes the staff is rude and impatient (Mike Dolphin). They gave us the wrong keys on the move-in day and then brought us more wrong keys when we called about the issue. Our locks were broken so that the 2nd set of new keys ALSO got stuck. There has been no internet and they didn't tell us about this, after I'd already made many, many calls between Peak and Comcast to try to figure out why I couldn't buy internet. I think the poor quality of service definitely has to do with the fact that they know college students often don't have a choice or don't know better than to rent from them.

It's very time consuming and irritating to have to deal with this Peak - avoid them if you can.

If they do respond to a maintenance request, they fix things poorly - fixtures not matching, incorrect knobs, leaks persist, etc. A high school shop class would do a better job. I can't imagine that they are having licensed professionals working on these buildings.

Once my power went out and they refused to help and told me it was my responsibility to talk to the power company, who showed up and was shocked at how big of a mess the wires in the basement were and pointed out that peak had labeled the building wrong causing the shutoff. They put in a fridge that doesn't fit in my kitchen so you have to open it just to pull a drawer out and never responded when I called it out. Rocks fall through my ceiling and windows. They refused to clean my unit before I moved in because I asked them not to paint the walls

If they ever do respond, they are short and rude. Sharron Healy refuses to answer tenants. Wont pick up the phone or call back. If she responds in any way, shes short and rude (again confirming other comments). Yesterday I talked to a city employee outside my building asking for help because she/Peak hung up on him and wont answer the phone.

I've politely asked them to let me out of my lease a month early, pointing out that they could do their maintenance sooner and make more money off the unit, since they were going to raise the rent anyway. They refused, even when I offered to help walk through the unit and point out what needed to be fixed.

I look forward to "Mike Z here" either saying this wasn't true or that he's sorry for my experience and that they care about their tenants.

I ve had a positive experience with Peak Properties. At first, we had some back and forth about various repairs around our apartment. However, Peak Properties has been more communicative and quick to respond in recent months. During my last maintenance request, I heard back from Peak in less than 48 hours and it was even a holiday weekend. The next day, the repairman was at our apartment. Things are kept up to speed here and I appreciate how quickly they tend to tenant issues. Really enjoying living in my new apartment so far!

We get no answered to problems in our building. We have had multiple days go on with no working elevators meaning if you were having an emergency on any floor besides the first you would be DEAD. No managers answer to help or solve situations they just continue to say sorry we tried our best. They have told residents that they are not allowed to use the only working elevator in the building because it was for construction! Never have I been treated like this so poorly after I pay good money to live in my building. Customer Service A+, Open Communication Channels A+, Responsiveness to Needs (noticed a couple minor things that are not abnormal for move in day, they provided a solution right away) A+, the Goodie Bag you get when picking ip your keys A+.

Avoid renting from Peak if you can! Like other people, I have had nothing but negative experiences with this so-called company. Every employee I have ever dealt with has been unprofessional, often rude, and inept. I have never felt like I was in good trustworthy hands. Rarely do they ever respond to emails or answer their phones. I have left voicemails, emailed several times, and still nothing. When you do talk to someone, they accuse you and act like things are your fault. Now, my biggest complaint is that we filed for rental assistance through the state of IL during the pandemic because my husband has been unemployed since April. I emailed and called, urging Peak to complete their end of the paperwork. Well, the deadline passed and they never did. Now, we are slightly behind on the rent, and they continue to add on late fees despite my efforts to pay as much as I can. They are totally inflexible during a literal pandemic. I think that tells you everything you need to know about a company and their ethics and morals.

Our sewage backed up at least every 3 months and when I would call emergency maintenance it was as if I was the annoying person for calling to report it. I've lived in a Peak Properties-owned apartment for about ten months now. I signed on as a roommate to someone who was already living in the unit.

They are completely disorganized and seem to not have enough staff (which is crazy considering how many people you can get transferred to) to handle the amount of properties that they manage. Our documentation and fees have slipped through the cracks more than once. Our leasing agent apparently doesn't have any way of knowing if applicants have paid their application fees, because they're in a completely separate department. They only inform the primary lessee about any information regarding payment issues or resigning the lease (which isn't super helpful if the primary lessee moved out, like mine did). They tried to charge us for not having renter's insurance when our account clearly said that we had renter's insurance. They also really don't seem like they care about issues that this convoluted system causes.

I tried calling them yesterday to get an issue resolved. I called every hour from 9 am until about 4:15 pm. No one answered the operator line or the leasing agent office until 4:15. When I complained that no one had answered, their response was that there was only one person answering the phone, and that I should've left a voicemail. If there's only one person answering the phone, who is going to be the person responding to voicemails? (I didn't leave a voicemail because the last time I did, no one responded and I had to call back anyway.) Plus, it's literally not my problem if there's only one person answering. If you're so busy that no one can answer for essentially an entire business day, hire another person to answer the phones.

My main gripe, however, is with my leasing agent. Her name is Leticia. Leticia is an idiot. Talking to her is like talking to a brick wall. She never seems to know what is going on, and she constantly interrupts you when you're talking to her on the phone. Once she flat-out hung up on me when I was trying to figure out a massive payment issue that they had dumped on me. Just today I emailed her about an issue I was having with resigning the lease and she gave me an answer that had absolutely nothing to do with my problem.

I've already filed one complaint with their HR department, and I may be filing another one today. I've had leases in a few cities with different rental agencies, and I have never had to deal with one as incompetent and rude as this agency. If you have the option, do not deal with them. I'm stuck with them as long as I want to live in my apartment (which I want to do for at least another year because I love the unit itself), but others can save themselves the hassle.

The first and second time it happened it was like a waterfall. I called and they came to "fix" them both times. Lo and behold, I have leaking again.

In the winter, by living room would never warm up. When I finally checked around to see where it was coming from, I saw there is a gap in the wall from the brick to the wall where I could actually see the outside.

They don't fix things ever, they charge outrageous fees for just about anything they can think of, and on top of that they go out of their way to avoid all kinds of contact with their tenants. If my review can save 1 person from renting with Peak Properties, then it was worth it.
It all started when I moved in, and 2 men were painting/cleaning my unit at noon on move in day. They asked me if I could come back at a later time, to which I said 'no my moving truck is here'. Basically, I should have known that it was going to be a bumpy ride as I moved my stuff in and tried not to get paint all over my possessions.
Additionally, they are horribly slow at addressing maintenance issues. The handle to my kitchen sink completely broke off one day, rendering my kitchen sink useless, and it took them about 3 days to fix.
Lastly, moving out was a complete nightmare. I was harassed by the Peak Properties agent who was trying to lease out my unit (I think his name was Alex). He would call me multiple times a day, and was trying to see if I would fully vacate early 'out of the goodness of my heart'. I said yes, but that I would need to be paid back for the portion of time that I already paid in August rent. He had the audacity to say that Peak didn't have to pay me back if someone else moved in before my lease end date. Hilarious. Well, that issue was eventually resolved, but enter Sharron, who is incredibly rude and unprofessional. Trying to work out payment with her for vacating early was as enjoyable as a root canal, and she made me drive all the way out to the Peak Properties office (50 min driving round trip) not once, but twice to get the payment that Peak legally owed me.
Honestly, do yourself a favor and don t rent with Peak Properties if you can avoid it.

If I could give these people no stars I would. Listen to all the reviews of the tenants. These people are by far the worst people I have ever leased from. They are rude, they are unprofessional, and they morally bankrupt. Also take your time to see how brash the owner is when responding to reviews... in one review he literally stated "There are two sides to every story". This goes to show how much he cares about the tenants. I've lived in one of there locations for over a year in a half. When I first moved in it was maintained by a different company. Peak acquired the unit a few months later.

I made a call to get access to the cable box so my cable could get installed... no on showed up, even after they said someone would be there in the next 2 hours.. I made a call to clean the stairwell.... no one responded. I made a called about my dishwasher not working...no one responded.

I made calls to my property manger directly Cory, he would say "ok; its being taken care of", and then nothing.

I could go on and on for days!!!!!! What I will say is this, if you want to live in a place that only cares about you making payments; go for it. But if you want to live in a place owned by a company that cares about your standard of living, is personable, is responsive and makes you feel like you are a part of their community; run as fast as you can. Stay far away from them!

Wow...To the ones that gave good reviews. Are you freaking kidding me? Do you work for them? Are you related to them? I had such a difficult time reaching them. I called there office and the different agents they have (through the ad's they advertise). Left numerous voice messages. I have yet to hear from them. How are they attentive to new customers? If they can't answer a potential sales opportunity, how would I be confident they will answer my questions or if a problem arises. Definitely will be staying away, thank you for the ones who gave honest reviews.

Peak Properties became our management company after a deconversion in February and then COVID immediately hit. Many months they had to work off site for their safety all while trying to deal with outgoing owners, new tenants, contractors and lots of construction. In my opinion they have done a great job especially since they inherited many problems that came with the building such as the elevators. The elevators were already a huge problem when it was a condo building. They immediately came in to gut and upgrade a very old and run down building that was neglected for many years. Common areas got a face lift, gym is brand new, modern furniture added through out including party room and a huge grill area was added. This is all while individual units were being gutted and redone to rentals. Jessica Ruiz, the building manager is very professional, efficient, responds to all emails usually within hours if not in a day and a great communicator if you also must speak to her in person. The few issues I have had to address were taken care of immediately.
I can only speak to my experience and also understand that this is a huge building, lots of issues that Peak had to acquire and immediately handle. At times off site and that did not include all the other issues of trying to address all move ins and move outs all while at times the elevators were completely out of order. Communication comes weekly from Jessica that informs us on all or immediately if an emergency is taking place.
None of this was done as a condo building. I feel every job will take an adjustment period, learning the building, meeting all the tenants and handling case by case issues and Jessica is doing a great job. I feel I can walk in at anytime and speak to her in person, as she listens and problem solves. I also know exactly what this building was prior to Peak Properties and I see and appreciate the fact that I am heard and my opinion counts. I am very happy to have Jessica Ruiz as my building manager at 2 E. Oak and know that she will only get this building better and better.
Just give her some time as they only acquired the building since 02/28/20 and there are 309 units with move outs from previous owners still taking place all while addressing all including those elevators.

Moved into our apartment with this company about a month ago and are already regretting it. Within the first couple weeks the stove and refrigerator needed to be replaced and they did end up crediting us some money due to having to buy a mini fridge (we had asked for reimbursement).

A bigger issue is our windows. We have a kitchen window with several large cracks, that could shatter at anytime, that s a major safety hazard (we have a child and pets). We sent pictures the day we moved in and Peak sent a window guy out. When the window guy came to our apartment about that window, he noted at all of the kitchen windows needed replacing for various reasons. After not hearing anything after that day, we reached out to the maintenance supervisor and he said replacing them was waiting on an approval and we still haven t heard anything. We have reached out additional times. We emailed the building manager about the window issue as well and she addressed the other issues in that email but not the windows. Window guy was back a few days ago to replace a hallway window but knew nothing about if they were going to have him replace anything in our kitchen. It seems to us they re not going to do anything about the windows. Which are a major safety hazard (again, we have a child living here) and leak air.

We have also told the maintenance supervisor and building manger that the building does not have working electricity outside by any of the doors nor in the hallways. Supervisor had someone change a bulb but there s still no working lights. We let them know that a changing a bulb didn t help. I ve also tried replacing bulbs by our back door and it s an electric problem, not a lightbulb problem. Again, a safety hazard, and perhaps code violation to not have lit entrances (not really sure on that) but that s yet another thing being swept under the rug.

Not sure what to do at this point since emails about these issues go ignored. Hoping that these safety issues get addressed and nothing else happens with this apartment but I won t hold my breath. Should ve listened to the reviews I guess.
