Jennifer Heakes is an amazing realtor and true professional. My wife and I began our search for a new home for our growing family with the search for a real estate agent we could trust. I moved from the USA to Toronto and went through MANY hurdles trying to find a place downtown. For those unfamiliar with the Toronto market, it works very similar to NYC. You go through rental agencies who represent you as a tenant; their job is to work with the landlords in order to fill vacancies. You do NOT have to pay the rental groups as they are funded by the landlords.

Core Assets, specifically Gavin Fong (my rental agent) was a tremendous help and worked into the late hours up until the final moments of getting my apartment. I would not be in Canada without him or Core Assets. I highly recommend using him!

I have the pleasure of knowing Jen Heakes professionally and personally. Jen never over promised and helped set realistic goals when selling and buying a home. Jen spent hours answering our questions, providing objective data and market insight and comps.

I am a commercial real estate broker that required a condo lease downtown. I enlisted the help of Jennifer Heakes after several weeks of an unsuccessful process of trying to find a place on my own. Being in real estate I under estimated the difficulty of the process. Following our first meeting, Jennifer (who came highly recommended by colleagues of mine) provided a comprehensive list of options which only met the criteria that was provided in our first meeting. Following review of that list, and along with the recommendations of Jennifer, we scheduled two days of tours to review 20 options. For potential clients of Jennifer, you can expect strong negotiating skills and tactics, professional, accurate, and timely information, in-depth product knowledge, positive and understanding attitude. Without Jennifer, I would not have had the ability to source nor complete the lease I was looking for. I spent several hours attempting to do this on my own as I am in real estate myself. For those not in real estate, I can only imagine how difficult the process could be.

My wife and I initially went with a different agent to start the search for our first home. We experienced frustration after frustration looking at and bidding on homes that were out of our range. We love Toronto and we've always wanted to own our own home and move out of the condo we had been renting for the past 4+ years. We were tired of paying our landlord's mortgage and we wanted to own a piece of the city ourselves. We figured out the monthly carry cost of buying a detached home in Toronto is somewhat difficult for most 28-year-old's such as my wife and myself (considering the reported average price of detached home in Toronto just hit $1 million a few months ago). So that being said we decided to buy a triplex instead. This way we could live in one unit and have two other units help contribute to pay the monthly carry cost. Jordan helped us breakdown the numbers (mortgage expense, insurance, prop taxes, utilities, potential rental income) and he showed us how to pick the right property that would set us up for a very minimal out-of-pocket expense to my wife and I.

Being a 1st time home buyer in Toronto is extremely difficult and I can honestly say that we would have been LOST without Jordan. My wife and I had very specific requirements for our ideal home...it needed to be: detached, 4 floors for 3 separate units, 7 ft basement ceilings, have a backyard, with parking, near the subway, near parks, and walking distance to restaurants. It was a LONG list but Jordan managed to find us the perfect home that met EVERY single requirement!

The biggest "value add" we found with Jordan was his ability to breakdown the comparable homes and determine what price (approx) homes we were interested in would end up selling for. This skill of his made our lives SO much easier when it came to potential bidding wars (he was able to pinpoint what a house would sell for within $10k...on million dollar homes it was quite impressive)! And yes, all you 1st time Toronto buyers out there, get ready for Bidding wars...(we were in 3 bidding wars)...they are horrible, but that's exactly why you need a guy like Jordan in your corner to help navigate you through the process!

Jordan also has a very strong background in triplexes (which that was something we didn't have!) so when we walked through triplexes together, he pointed out specific things, things that we never had even thought of before, like water pressure, furnace types, hydro meter setup, firecode, electrical (knob&tube), and the list could go on & on. Bottom line is...he's extremely knowledgeable!

Anyways, my point is, if you're a 1st time buyer like we were and you're considering a multi-unit/triplex setup than I cannot encourage you enough to reach out to Jordan! He's easy to work with, very down to earth, and he'll work tirelessly to make sure you get the home of your dreams!

When you go to a car wash there are 3 or 4 options that are of varying prices for different levels of service. At the bottom of the list is the "Total Package" car wash option with everything included. The "Total Package" is what everyone wants but very few people can afford. It is elusive.
