The process was very easy and quick, the rate was unrivaled. The staff were fantastic and were always quick and prompt, even when my loan officer was out of the office everything was in place so that I was taken care of.

My main complaint is that AIM loan is extremely slow about responding to customer emails on their website. It would take them at least a month to reply back or I would not hear from them at all. I left a review about this on their website but it was never posted. They seem to post only positive reviews on their website which is not an accurate reflection of how ALL customers feel. They should be able to take constructive criticism and make necessary improvements rather than dismissing it altogether.

After my last review, AIM loan replied with an apology saying they care about providing good customer service. I decided to give them another chance by sending them more secure messages in my account portal. I suspected their apology might be superficial and sure enough, I am very disappointed to report that my suspicion was true. THEY HAVE NOT LEARNED THEIR LESSON AND THEY SURE DO NOT LIVE UP TO THEIR EXPECTATIONS OF PROVIDING GOOD CUSTOMER SERVICE. I don't even expect good customer service, just provide any kind of customer service. AIM loan remains to be the worst vendor I have ever dealt with simply because they continue to ignore my messages. How can I get anything done when I am waiting for an answer that will never come? Apparently, they are not sorry after all.
After I am done paying off my mortgage, I will certainly not do further business with them. I will also start sharing my terrible experiences with all of my contacts. I'd rather pay higher fees and rates with another vendor who will respect and answer my questions in a timely manner.

We had an excellent experience with our mortgage refinance with Aimloan.com. We had a credit issue that other banks/lenders would not work with, but Aimloan.com did. And they did at a lower interest rate and cost than other banks/lenders. They were very responsive to any questions we had.

While everyone has been nice & the fees are transparent that's the only positives. My husband & I are still trying to complete our refinance that we started around June 25th. If not for our weekly & now almost daily emails we wouldn't be as far along with them as we are (which is finally waiting on final costs to close which won't happen until Aug 20th). While I understand needing a current pay stub this will be the 5th stub I've had to submit because they've dragged out our refinance since they treat refinances as 2nd class citizens & prioritize purchases. My co-worker who purchased a house was told by her reps that they absolutely prioritize purchases & push refinances to the bottom. So beware unless you want to send daily status emails to try & keep your file from being buried I'd avoid this company for refinances. We'll be lucky to close before September.

I recently refinanced a second home with them. It took over two months. I have 800+ credit, the mortgage is my only debt, and is <5% of my net worth. I have been a professional investor for decades, and in my opinion the majority of the documentation required was not necessary for a prudent investor to evaluate the loan and borrower risk. Nevertheless, because I keep thorough records, I met every new document request within less than a day, usually within less than 2 hours. Especially given their claims of speed and concern with customer satisfaction, I think they should me a list of what was required at the beginning of the process. Instead, they put me through a piecemeal process that was ridiculous.

Everything was great for the first couple of weeks and we were telling our friends about a great refi company we found. The last week was horrible and they seemed terribly uneducated about closing a refi in Texas and kept changing the story. Multiple times they tried to get us to pay for an extension, but we kept saying no. We finally had to cancel a trip we had planned and lost money on airline tickets/hotel because they gave us an 8-hour window to close! Wouldn't let us do "power of attorney" as we have on other signings. Won't use them again and won't recommend.

I am in the process of refinancing my Loan with AIM Loans. My experience with AIM Loans is painful so far. Very unpleasant experience. Loan processor asks same question 10 times, want confirmation documents/proof from myself, my CPA and ask the same question multiple times and make loose time and finally go beyond your lock period and force you to relock again for higher price. Very unprofessional way of dealing with customers. I am planning to see my attorney after refinance.

Very timely and professional service; great continuity through Loan phase and doesn't matter where you live! We'll use them again for our next home! I have just completed closing on one of my seven mortgages, all financed through AimLoan in the last 3 years. I have found that their rates are very competetive and the customer service is excellent!

From the first loan in 2012 I was sold on AimLoan for all my Mortgage needs. The process is very stream-lined, and in most cases, assuming no escrow or seller delays, the loans may be closed within 30 days. In my case, I responded within 24 hours to any documentation or clarification requests.

I have had the assistance of various Loan Officers and Processors trhough my seven deals, and my experience with all of them has been very possitive. They all responded quickly to my e-mails (preferable) and phone calls, AND they kept me informed every step of the way, through funding!!!

Loan process is not convenient. The first step took 2 weeks with the person contacting you as they please. Days would go by. Now the loan processor waste time by asking questions that are answered in the bank transaction that is questioned and then will follow up days later on requested info.

The loss claim process was terrible!!! I required a new roof because of hail damage. The insurance company sends me the recoverable depreciation amount within a day of my uploading statement that roof was completed. AIM loan holds the insurance monies hostage has to have the new roof inspected which takes over two weeks and then FINALLY sends the proceeds regular US mail. This is even after phone calls letting them know that the roofing company calling and emailing asking for payment. Puts me in the middle in awkward situation.....them they drop the check in the regular mail and I have to call, again, to find out it was finally sent. They could have called or emailed and said okay inspector report is in how would you like to receive your insurance proceeds (regular mail, wire, ach, FedEx). Absolutely no customer service. Next time I will get my loan and insurance through USAA. AIM loan stinks!!!!

I wish I have read below reviews before I apply with Aimloan. I went through exactly same or similar to many of below borrowers; slow and stressful process with delayed responses for many newly requested documents. They asked all sort of documents one after another with 2-3 days respond time. Some of the requested documents doesn't even make sense to me. For example, I've been asked for a Gift letter with fill out form from my father for $10K when I am doing a cash out loan. 2 loan pay off statements when I don't even have any loans. My wife's mortgage note when I am not on it. One after another forever and they had 2-3 days turnaround time to move on to next document; instead of asking them all at once. I provided all my requested document in first 2-3 days but additional documents processing lasted forever and went over 30 days. At the end, they asked for additional $1,529 for extending the loan. Funny thing is my current lender warned me how the AimLoan delays the process and charges additional fee. Not necessary intentionally but at the end, all come down to the additional fee. At the end, the fee went down little bit with complain but I've been asked to pay additional fee anyway because appraisal was late because of the multiple holds from underwriter with the loan. I made a fool of myself with Aimloan by wasting $395 appraisal fee and time. I advise you to aware what is going to happened to you. I had to cancel the loan because I didn t want to suck up the obvious process and pay the additional fee regardless the amount. Enough is enough.

I really enjoyed the transparency of the rates and fees and the process was quick and efficient. I would highly recommend AimLoan s to anyone!

They have a very poor communication and you'll get email from 6 different people about your process.
They will pull your credit multiple times, a process that should not take longer than 30 days they had taken 3 months.
The final signing comes in, they take your check, cash it and then come back that the loan couldn't be finalize.
No response about the money!!!

Just finished a home purchase with my buyers, where they picked aimloan.com as their lender to save few pennies. After dealing with different lenders for 14 years as a Realtor this lender goes on the TOP as the WORST lender I have dealt with. HORRIBLE!! Adding a respond..... I saved a bunch of money by choosing AIMLOAN. The process was pretty easy. The only part I didn't like was their document upload center doesn't allow you to see what you've already uploaded.

On the positive side they were always very responsive to me and my agent. My closing agent even commented on how she was a little worried at first when she saw that I was using an unknown to her online lender, but that in the end she was very impressed with their organization of all the documents and funding process.

So in the end I saved money and the real estate agent and closing agent both commented to me that AimLoan was good to work with on their sides.

For the record I did a conventional 20% down for my primary residence and I have excellent credit. I also replied to all of their requests for documents within a day or so.

I unfortunately have had a terrible time with our loan officer. Although we qualify she continued to make mistakes that needed corrected. We have been waiting over a week for her to even get back to us. We have since moved on to quicken loans as they are quick to get back with you and are attentive to get your business. It seems like AIM gets you qualified then puts you in a never ending queue as they drum up more business elsewhere...

I can't say enough good words about AimLoan and specifically Stephanie.
We needed full loan approval to meet very short closing deadlines. She've made the loan approval process easier (it is a tough task, no matter who the lender is) by being gracious and understanding, following up via email and phone calls, assisting us when we had challenges and working after hours to get us the approval on time. We are very grateful to AimLoan and Stephanie for making our home buying a success.

If you can find the same interest rate, I would say go somewhere else. I gave the seller an offer in September, with that was the pre-approval, the contract said that the closing would be on or about 60 days hence. The loan processor had locked in a 30 day rate. My Realtor discovered this (I was a first time home buyer) and informed me of the problem. I called the loan officer and was told that the rates have moved up 1/8 of a point since the lock. However I can lock for another 30 days at the new rate. I told them about the contract, and I was told that I am free to look for another lending company. That was impossible and I was forced to accept their documented mistake. That mistake will (unless remedied) cost me $5,000.00 over the life of the loan.

My experience was not horrible but didn't get the package I was hoping for. I started out with a 4.0 rate ( no points) and a $700 lender credit. I had several unforseen expenses get added in along the way ( which I understand can occur but would think they are aware of these situations and should have provided advanced notice), due to lack of organization and knowledge on their part, lack of clear communication, the rate lock expired after an extension, and now I'm paying points to retain the 4.o rate and lost the $700 credit. The team is very nice, but at the end of the day, didn't accomplishow what we started out to accomplish. Had I not already invested $700 I would have backed out and done business with another company.

What a great contrast to Quicken. AIMLoan treated me professionally, and didn't hit me with any surprise charges/fees/cost, actually coming in about $300 LOWER than their original Loan Estimate. And that LE was about $3000 lower that Quicken. Quicken said they AIMLoan would not be able to hit the numbers in their loan estimate and would cost much more in the end. It just wasn't true.
I had been with Quicken for years, and in the past they treated me great. I bought 3 homes using them, and refi'd another 3 times. Sadly, the last experience had me look to go away from them. My investment manager suggested AIMLoan and she was right... They are great.
Big shout out to a couple of people I worked with there... Brian Bailey and Brianda Arreola. Both had the right answers and were prompt thru the whole process. No slip-ups, no 'oops', and none of that.
As a parting shot, Quicken charged my escrow account for 3 payoff fees, two of which they generated by saying they were looking to refi my mortgage, even though I never authorized it. So glad I am with AIMLoan now.

Recalculated the loan and payment amount after asking about rolling the closing costs into our mortgage. I was absolutely 100% satisfied with the entire process! Wouldn't change anything! I received calls in the evenings from Emily as to where the process was at and what needed to be done. Closing took maybe 15 or 20 minutes at my home.

Terrible experience. If I could rate less than 1 - we would. First understand that they use what they refer to as "automated underwriting". If you have any hiccup at all associated with your credit report, (i.e., medical bills or other) don't move forward with Aim.

Secondly, they claim that they offer the best interest rates and closing costs, but in the end; they were considerably higher on both. Felt the entire time as though we were being sucked in to a good deal which became worse by the second.

Ask a ton of questions up front before wasting a lot of time in dealing with these folks. We ended up going with a local credit union whom we trust and have been a pleasure working with. Good luck.

Be weary of Aim s very low advertized interest rates. This bare bones online company has issues and was not able to close a very routine loan that likely would have been a snap for most other lenders.

I had some doubts about this company very early. The document requests seemed endless, and in many cases I ended up having to resend the same stuff over and over. A couple of times I even had to mark with a highlighter in some places so they could see the data that they had overlooked. I had the feeling that I was dealing with people that were just going through the motions. Rarely did anyone pick up the phone. I would have to leave phone messages that often got returned 1-2 days later, sometimes with an apology.

After about 2 weeks, having endured a lot of frustration and hair pulling, finally my lone was approved. Then about a month later, to my horror, Aim called and stated they were unable to find an appraiser with no prospects of finding one anytime soon. I was flabbergasted. I knew appraisals were slow in the area but to have complete failure is not something I had even thought possible.

Apparently, a bottom of the barrel lender like Aim is not able to do even the very basics that most buyers take for granted. I ended up paying a very dear price for my penchant for bargains and lost an amazing home in the process.

As others have said, not a very reputable company. They bait and switch you with their desirable rates and "pre qualify" you, then snatch it right out from under you. After getting all required info to them in 2 days mind you, they would string you along then "require" more info. They increased the liquid funds needed to close by $50K which I met, wouldn't count my rental income I have been receiving for 2 years (due to some guideline they say exists), and said I had to pay off a car loan which I agreed to do. The next red flag was the appraisal that they ordered that was done wrong that required a "second review" in order to count...they set it up and then said it needed another review? I have bought many houses and have an impeccable credit score which, in their eyes, doesn't hold much weight. They actually wanted me to write the credit bureau about "2 disputes" from the credit card that I currently have that has changed account numbers due to security risks. They thought that if I wrote the credit bureau that we could close in 2 weeks...laughable. Remember my FICO score is 785. After they said I could not use my rental income that I claim on my taxes, that was the last straw. Do yourself a favor and go with a local company that knows your area. It may cost you a little more but it will save you a headache. Somehow, I am able to easily qualify with my local company. I am sure they will have a retort that states that they did everything in their power to qualify me, but in the end they are a bogus company. If you are buying a starter home for $100K, then I'm sure they can "qualify" you with a great rate, otherwise stay away and get the customer service you deserve.

As a real estate agent, I work with plenty of lenders. From the beginning of this lending process, AIM has made the process as painful as possible. They didn't notify us up front about their radon policies. In Kansas City, high levels of radon is very typical and very common. AIM decides to let us know this far after the contract was under way (about a week left until closing to be exact). At that point, they informed us that the Radon not only had to be treated but it had to reach acceptable levels prior two days prior to them closing on the loan. The radon company even sent them a letter guaranteeing that the radon levels would be down to normal within 8 days and even then they're not allowing the house to close. Here we are, two days before closing, we have moving companies to cancel and tons of extra money that now has to come out of our pocket for additional week of utilities and an extra mortgage payment. STAY FAR AWAY FROM AIM LOANS. GO FIND A LOCAL LENDER WHO ACTUALLY CARES ABOUT THEIR CUSTOMERS! WHEN I SELL MY NEXT HOUSE, WE WILL REJECT ALL OFFERS COMING FROM AIM LOANS.

I was looking for a cash out refinance and tried to do it through my current lender because I received great service from the lender when another lender turned me down for a purchase loan. However, the appraiser didn't value my house correctly and was intransigent. As a result, the lender offered me a higher rate since my house was valued so low (less than 1% more than I paid for more than a year earlier in a neighborhood that went up 15% annually since 2014). I had no choice but to go to another lender. I chose AimLoan and received excellent customer service, not only from the loan officer, but also the loan processor. The only hitch was closing slipped a few days because the attorney didn't get the loan documents on time from the title company. However, my loan closed in time for me to make an investment in a multifamily piece of real estate that was critical to my portfolio in Dec. 2015.

I have bought and sold many homes during the course of my lifetime. After reading David Gitlitz s review and the owner s response, I would advise any prospective clients to stay as far away from this company as possible. When refinancing, especially with the same company, the usual practice is to either issue an escrow check or to apply the funds to the new escrow account. The owner s response, Essentially what happens is that rather than send you a check for the funds in your existing escrow/impound account after your existing loan has closed, we issue a credit that is applied towards your payoff statement which then reduces the amount you owe is totally unacceptable. While it may reduce the overall cost over the course of the loan, it creates an excessive financial burden in order to re-fund the escrow account. What lender does this? The answer is not one that is reputable and looking out for the best interest of their clients. I was looking at Aim for my own refinancing but, would not choose them, no matter what the rate. I eagerly await the owner s response to my post. If they say they are "95% sure" the appraisal will not be necessary since the home is half paid off, you will be charged $450 (some FEMA State of Emergency in SD came up at the 11th hour). The out of pocket, unexpected charges due to incompetence of their staff was unbelievable (almost $1,000). Having my my middle initial changed of a HOA document costed me $185.

Usually a pre-approval is to allow you to know how much you can afford to borrow before starting a home search. I have never had to put purchase price and loan amount for a pre-approval application.

I just did my third (maybe fourth) loan with Aim Loan over the last 10+ years and the service is extremely consistent! Associates respond extremely fast, provide clear answers to all my questions, and are beyond helpful! The communication and timeliness is always so very impressive. The rates and fees are always better than anyone else, which of course is a huge selling point. But, really, the customer service and the associates are the reason I return to Aim Loan every single time and I will continue to do so.

I am always hesitant to use an "online" company especially for financing or loan needs but I have no hesitation with AimLoan. I know what service I am going to receive each time and I can trust their service, online secure platform, and final results.
