As a real estate agent, I work with plenty of lenders. From the beginning of this lending process, AIM has made the process as painful as possible. They didn't notify us up front about their radon policies. In Kansas City, high levels of radon is very typical and very common. AIM decides to let us know this far after the contract was under way (about a week left until closing to be exact). At that point, they informed us that the Radon not only had to be treated but it had to reach acceptable levels prior two days prior to them closing on the loan. The radon company even sent them a letter guaranteeing that the radon levels would be down to normal within 8 days and even then they're not allowing the house to close. Here we are, two days before closing, we have moving companies to cancel and tons of extra money that now has to come out of our pocket for additional week of utilities and an extra mortgage payment. STAY FAR AWAY FROM AIM LOANS. GO FIND A LOCAL LENDER WHO ACTUALLY CARES ABOUT THEIR CUSTOMERS! WHEN I SELL MY NEXT HOUSE, WE WILL REJECT ALL OFFERS COMING FROM AIM LOANS.
