Went to Laurel showhomes and asked if we can check the house quickly but was denied. There was no customer at that time. Staff said there is one coming but they are just in the other house. If you have a work shifting schedule and changes everytime and wanted to take your chance to look around for your house in your day off, dont go to sterling because its their policy not to take you. What is it in 5-10 mins to look around when there is no other customer yet? We did tried to book an appointment several time but no one get back to us.

Worst customer service. Did not finish left over item even after 10 months. They do not focus on customer satisfaction rather try to get rid of owner after possession. Design-q people are horrible and do a lot of mistakes. When you ask to correct it, they do not accept their mistake. Finally, decided to file claim with new home warranty and if it does not solve there then will be taking legal action.
We have just recently purchased a new build with Sterling. The area manager Kelsey and her team have been amazing to work with. She is patience, honest, and understanding with all of our needs, concerns, and wishes. We are still early on in the process as we wont take possession until late fall 2019. We are looking forward to the next steps in the upcoming months to build our forever home!
I purchased a home from the builder Sterling Homes after the house was built but the year warranty still on it. Through my experience of buying homes from builders, you have to expect that the earth moves and imperfections appear. Saying that, Sterling Homes warranty coordinator Diana Moskal was the best. With every concerns I had, she reassured that it will be taken care of and in a timely matter. Which it did and if it didn't, she worked with my schedule to make it happen. From drywall screws popping through, hardwood floor panels being replaces to masonry coming off the front columns, it was all fixed. It was a great experience dealing with Diana was well as Sterling Homes. Thank you

Got my home full of deficiencies; had to take time off work just to schedule the trades in myself. Eventually places just stopped returning my calls as did Sterling as they would tell me to talk to the other side; greasy games being played. If you think you have home warranty, you dont, unless you want to lose money starting a claim that cant be enforced. Issues of drywall, concrete, doors binding, cabinets damaged/crooked, squeaking floors, windows leaking, plug-ins not working, tile was caulked on my wall in the kitchen, hood vent was venting back into my house, leaking exterior roof, carpet deficient and the list goes on. Wait till you try to get your landscaping deposit back..at least my landscaping looks good even though the day I got my keys I had a giant crack in the driveway and was told that's concrete. Wouldn't recommend this builder to my own worst enemy.
We purchased house and moved to Cavagnah community 3 months ago. The house was perfect and nice. My children love it so much. The sale team was nice. We had little difficulty updating us upon the construction time and because of covid but at the end everything went well.
As of now the house are doing well but we had one issue. There is a cracked on floor (basement) beside the sewer which I sent maintenance request three week ago but up to now no call/ update from sterling
Sterling is happy to take your money up front. But once they have your money the stop talking to you, won't return your communications, will ignore you and not complete what you paid them for
We have had several issues with the house many of which I had to fix myself such as the garage door rails pulling out of the ceiling and the garage door nearly falling out of its tracks when it opened. I told Sterling about this several times but they still do not acknowledge this happened.
When we moved in only one electrical outlet in the kitchen worked. Sterling did not fix this either. We had to do it on our own.
We are currently 16 months (and in our 2nd summer) after possession and Sterling still hasn't finished the rough grade. The only thing they will say to us is "be patient"
I cannot recommend Sterling and would advise you to pick another builder
Having made a decision to move to Edmonton from Vancouver Island in early 2016 my wife and I scouted around Edmonton to inquire about lots and built/newly built homes. Not being able to locate something that would suite our needs we came in contact with Mike Gonek at Sterling Homes (Newcastle). With his knowledge and understanding we were able to secure a lot suitable and customize a house plan to suite our needs (barrier free home design). This would prove to be interesting as we were to remain on Vancouver Island until occupancy. Though there was 1,200 kms between us we were able to communicate as though we were next door to each other. As this was a new build and the structure design had been completed for the house, we were invited to the Design Center in South Edmonton to work with the design staff to choose the interior finish of the home ie: kitchen, bathroom, flooring, tiles, doors, trim, etc. This was an amazing experience as the individuals that worked with us were polite and knowledgeable in their field. From the conception to the build seemed rather painless as all conversations where changes or alteration were needed, were created as a change order by Mike Gonek and signed by Mike and ourselves. Once all drawings had been completed and prior to the actual building of the home, we had a conference call with Brad Vanderveen (the Site Superintendent) to clarify all change orders. Well, thank Brad for his eye to detail during to construction. Any minor alterations or changes were well communicated and documented. All in all, the home was built in the time frame as Mike Gonek had indicated with no hidden issues or additional charges. As with any new home, small (and I mean small) issues can creep up. We did have some small issues arise after taking possession of our new home. We are ever so thankful that Ben Vink was assigned to work with us on any warranty issues. Ben Vink was able to remedy (in a timely manner) any issue and/or coordinate any sub-trade if required. Never late, always courteous and conscientious of the work at hand. Mike Gonek, Brad Vanderveen and Ben Vink, It was truly amazing to see how you and all the staff at Sterling worked together to make our new home a reality. Thanks Sterling (Edmonton) We would not hesitate in a moment to work with Sterling (Edmonton) in the future!
Bought my 2015 house last year after the 2-year warranty was finished. it was previously owned buy a sterling homes employee. What I've noticed so far is a raining attic in the winter, floor boards that move and leave 3" gaps in the floor. not built up to code 8" wide by 10" deep cement stairs, no heat in my daughter's bedroom because the heating duct was cut separated from the furnace and filled with ruxal insulation for some reason. Replaced 3 pop up sink drains because there cheap rusted and broke in half, my carpets stabs my feet, the breaker keeps blowing upstairs, the granite in my kitchen is falling apart, water is coming up through the floor in my finished basement I called them and told them my problems they won't help becuase the warrenty is up and they refused to give me any information about my house because I'm not the first owner of the home. I don't recommend Sterling homes to anyone if I could give zero Stars I would. All the five-star ratings they have are probably fake because they're a bunch of hacks that do Shawty work.
Excellent responsive service from area manager Chantelle and her team. As we just moved in last week, there are some minor issues we see that no doubt will be addressed in short order. So far, so good.
Read all the negative before you buy ! I wish I did . 1 1/2 years into the home and we still are awaiting warranty work . Last update they said they had nothing left . So we had to remind them . 1 1/2 into the home and the we found the framers left a 3/4"x4" hole from the garage directly into the basement . Unfortunately it took a year and a half and a exterminator to find this hole as we had upwards of 40 mice nesting in our brand new home . Also due to the type of mice we had (deer mice) we had to fumigate and have our furnace cleaned so my wife, my 2 year old and myself hopefully wouldn't (won't) get the growing hantavirus which is becoming a concern carried in deer mice. This was to the cost of $995. We were hoping they would cover this or at the very least help us out with it as the root cause of our deer mice problem was stated on a written document from the exterminator that this hole from the garage directly to the basement was the main access point for the mice into our home . Sterling homes reply was we don't warranty rodant problems and your 1 year warranty is up . Now I have a wall filled with spray foam and steel wool in 2 spots as this was their attempt to fix the mistake . Which they still can't admit this was a mistake. To top it off we got a good luck in contacting Alberta New Home Warranty if you choose to go that route .

Visited the Allard show home and was unfortunate to have encountered Jerry who was VERY unpleasant, unhelpful and rude. Made us feel so uncomfortable. Yang however was very helpful, we were hoping to deal completely with him. Was too bad our interaction with Jerry was so unpleasant that we ended up going with another home builder. It was a pity as we liked one of their home models.

We had some foundation issues (under warranty) in our basement and when we called Sterling they came out and they called the right people to assess the situation and repair the problems. Not only did they look at just the areas of concern but they did a walk around the house inside and out and found a few more potential areas of concern and fixed them as well. I believe by doing this they went above and beyond by fixing the extra items that may not have be a issue now but most likely in the future would have given us more issues. By doing so they definitely saved us money we would have had to pay out of our own pockets when the house was out of warranty. Thanks for making everything right!!!
update on past review, 1 year and half later later and we are still very happy with sterling. The new Customer Satisfaction Specialist for our area Trevor Wiebe is very fast and reliable. We have been waiting on our stairs to get repaired we sent one reminder to him and get got the job order done right away, our house was inspected the very next day so the issue could be fixed. I am very pleased that Trevor has been assigned to our area. He is much faster than the old team, and get things done asap!
Perfect first home with Sterling. We purchased a detached garage house in the Edmonton north east area with sterling almost a year ago. The customer service has been outstanding! We had minor issues with the house such as a slightly crooked beam and built in bench, and they were both taken care of by our customer service representative. the date for our landscape was changed several times but its not a big deal at all and they have kept us in the loop. the garage was taking a bit long to get built and we brought it up to our customer reps attention and he was able to speed up the process. We also received an amazing paint job courtesy of sterling. the customer rep also came to our home to meet us and to explain how all of the house "filters" worked and to to replace them. We had forgotten how to do it, since a year ago when it was explained to us during the first walk through. We are very happy to have purchased our first home with Sterling, already recommended our family and friends to buy with them, one of them already did and is very happy too all of her house issues were taken care of very fast! Love Sterling!
I have now been settled into my newly built Sterling home for 1 year. I am pleased to say that we have had few issues in that time. The only major issue we had was the length of time that it took to have our rough grade completed while several other unfinished homes around us had theirs completed. I do have to say that I have had an excellent relationship with our warranty technician Benjamin Vink. Ben has been very easy to contact over text or phone when any small issues have arrived. Ben is sure to get back to me within a few hours and start looking for a solution to the problem. If the problem can be fixed by Ben himself he typically comes out within a few days and makes sure you have no further problems before he leaves. There has been a couple of issues in getting some items completed, however that is more the subcontractors that Sterling uses not contacting me back when Ben has put in a work order for them. Overall we are very satisfied with the work Ben has done for us personally and his friendly attitude.
We just recently took possession of our Sterling Home. I'd like to say we are extremely satisfied with the workmanship and the build quality throughout the home. The sales experience with both Brett C and Brett B in the Cavanagh Team was exceptional. They assisted us through various floor plan customizations so we could build the house to our exact needs. As expected, there have been a few minor issues, but we've found the builder and our maintenance rep, Trevor, to be very responsive and they've fixed the issues immediately. Great work!

Was browsing the allard area and came across a few builders. I usually don t write reviews but I think Jerry and his team deserves some recognition. We are not ready to buy yet and was pretty up front about it but Jerry gave me lots of valuable information about the allard area. Spend his time with us and did not simply throw info sheets at us to make time for other protential buyers. Offered us water and everything. I honestly enjoyed the interactions with Jerry as he was very easy going, knowledgeable, and professional.

I have known Chantelle for a year or so now, and pour of any of the show homes in Edmonton, her and the CMACK team have been absolutely on top of their game. They always make the effort to drive out to our Re/Max River City office and give us Realtors the latest updates on what s going on in the world of the outfill communities. Tonight I went to visit her and Wakash in their Cy Becker Showhome and I was impressed with how well they presented themselves and their knowledge about the home and area itself. The Show Home was their Evolve model and I have to say the layout was quite spacious and well used for the 2000sqft above ground. I was also surprised at how much storage space their was in the legal basement suite! Good job Sterling

From day 1 they gave us a possession date and then all of a sudden without any warning they change the possession date even when they sent me a letter stating the date we originally agreed and now leaving me and my family to scramble before new years with 2 small children! THEY ARE HUGE LIARS AND I WOULD NEVER SUGGEST THEM EVER TO ANYONE. AGAIN AWFUL COMPANY AND DO NOT USE THEM!!! THEY DONT CARE ABOUT YOU THEY ONLY CARE ABOUT THEMSELVES AND THEIR MONEY! I'm not one to knock people or company off as I am a small business owner and I value hard work but a company should never promise 1 thing then completely change over nite. AWWWWFFFULLL COMPANY!

We purchased a new home with sterling here in Spruce Grove last year and we are very glad and satisfied with our home issues to discuss with Benjamin Vink (warranty technician). Very friendly and accommodating, easy to deal with. He also gave us some important things to do that we dont know to take care the house. We certainly do a referral if we have friends who wants to purchase a new home as well.

If I could give Sterling 0 stars, I would. Every single aspect of my experience has been so brutally negative. The quality of the construction work is TERRIBLE, and the admin staff and construction staff made so many careless errors that they DO NOT CARE about fixing. It has been 6 months and they are still avoiding fixing their mistakes. I am appalled at how they can get away with this. Do yourself a big favour and stay away from Sterling.

Hazel and Elena have been wonderful throughout our house buying and building process. They both are very professional, kind, and accommodating to all our questions and needs. Due to Covid, it was hard to go in anytime to check the house during the building process because of the health protocols. However, Sterling did a good job building our home!
Buying a new house is difficult and confusing but Sterling homes made the things easier for me. The sales manager, Koogan, was very helpful. He explained everything in details. They have a special place -designer studio - with a lot of selection. They really took care of finishing very well. Even after moving, the company is always there to fix the problems. We had some minor issues which was solved very fast. Darren, a person who is handling warranty department, is always there to help us with smile. He always listens patiently and try to solve the problems. Great experience. I am glad that I bought my first house in Canada from Sterling homes.

In 2015 my wife and I purchesed a newly built sterling home in the Edmonton area. After moving in we noticed a few Itams of concern. There were some house settling issues, drywall touch ups, floor dings and dents as well as a fire place mantle concern. We didn t pick up on all these at the same time it was noticed over a period of years. That being sed sterling homes have Ben nothing short of exceptional in there handling of these above issues. At no time did we ever feel that there were concerns these issues weren t going to be addressed. They simply stand behind there product and take pride in what they do, this shows at all levels of the company as there has always been fallow up call from management to ensure that we were happy and satisfied with the entire process. THINK TWICE before you buy your dream home from Sterling Homes! I built my first home with sterling Homes and I moved in couple months ago. They left the piping in the furnace hand tight, causing a major gas leak inside and outside the house, even my neighbor could smell it next door. I called Sterling emergency contact three times, no one showed up. Then I had to call epcor and fire department. They came and fixed it. Epcor guy said he was actually surprised this house didn't blow up and next day their supervisor wouldn't take any accountability for it. Later on, Randy took care of the matter. I wouldn't recommend Sterling Homes to anyone.
In 2015 my wife and I purchesed a newly built sterling home in the Edmonton area. After moving in we noticed a few Itams of concern. There were some house settling issues, drywall touch ups, floor dings and dents as well as a fire place mantle concern. We didn t pick up on all these at the same time it was noticed over a period of years. That being sed sterling homes have Ben nothing short of exceptional in there handling of these above issues. At no time did we ever feel that there were concerns these issues weren t going to be addressed. They simply stand behind there product and take pride in what they do, this shows at all levels of the company as there has always been fallow up call from management to ensure that we were happy and satisfied with the entire process. We have had so many problems with our Sterling home and that's not the worst part. The worst part is they do not willingly fix their mistakes. Most recently my roof leaked, so I called Sterling. Their "service" guy is very rude and when I explained my problem he mentioned we are out of warranty... which wasn't true. Anyways water leaking everywhere, they came to look at it and said they are going to "weatherstrip the attic hatch" (I knew that wasn't the issue) so I had to call a professional (on my dime) and he said the vapour barrier wasn't installed correctly (which made sense because moisture was creeping into the attic and freezing, then on warm days it would thaw, creating my own little rainstorm in my attic). I forwarded his report and recommendations to sterling's warranty team and have since been blatantly ignored.
EDIT: Sterling has since added more insulation in my attic and checked the vapour barrier, I will find out next spring if it is fixed - fingers crossed.
So along with the aforementioned, there is another problem with the "Trista" model, there is insufficient insulation above the front door so with the upstairs laundry room models the water lines will freeze. The lines aren't properly insulated that run above the front door. Sterling was very aware of this problem and fixed it after two days of bugging. I asked my service guy "Why don't you guys just throw some extra insulation on Tristas so you don't have to fix them?" He said it's "rare situation"...
Moral of the story: It doesn't matter what homebuilder you choose to go with, they all are going to hire the cheapest contractors. What matters is checking reviews online and making sure that they fix their mistakes without causing you headaches. Sterling has asked me about this review but with the amount of headaches (and lost time off from work AND HAVING TO PERSONALLY HIRE A 3RD PARTY TO COME AND RE-INSPECT THEIR WORK), I have to be honest and rate them a 2/5

I had an excellent experience purchasing my home through Sterling Homes, thanks to Brett Chartrand, the Area Manager of Cavanagh. Brett ensured that I was up to date and informed every step of the way. I felt that the process went extremely smoothly due to Brett's vast knowledge on the design and building process. It was a pleasure working with Brett. He was very efficient in addressing my concerns in a timely manner and I felt that Brett was professional and respectful every step of the way.
Unfortunately the same cannot be said for dealing with Sterling Homes directly, after I took possession of my home. There has been consistently poor communication from Sterling, to the point that it takes an entire week to have a phone call returned. I have been extremely dissatisfied with the level of customer service from Sterling Homes overall. I have not been kept up to date on the lack of progress experienced with pouring my driveway and my rough grade. Communication and respect are lacking.
One of the best customer service experiences I've received is from two wonderful representatives of Sterling, Yogesh and Ayesha. They were exceptional as they helped guide me to finding the right home and was very kind in explaining everything to me. I will definitely be recommending them and Sterling to my family and friends!
Recently bought house with Stirling Homes and you guys scammed me to sold your house you guys lied to me you guys did'nt put applinces in my house and told me that you gouing to return me 2800 dollors for it but you guys did not return my money back after I bought my house. For this reason I am going to Court.Never buy House with Stirling homes. There showhomes looks nice but the house with they build for you are made of Cheap Materials.

I had purchased my first ever custom built house and received possession in October 2017, My Salesman Sunny Hayer had made alot of empty promises. I had asked for there to be certain things in my house, for example a frosted glass door, instead I received a clear unfrosted door. When I told him I had upgraded he was like oh yes... Then he stated oh its not specified as frosted. I had told him numerous times and He said they would not switch out the door even though I had stated I could pay extra. The next big Fiasco, I paid for an upgraded Stand up shower in my master. When I went to the Design centre and picked everything, I had picked a frosted glass door so no one could see me showering. The lady said yes that is the Standard. Her name was Nan Marshall. When I did the walk through SURPRISE ! No Frosted glass door there. I complained and no one reached out. It's honestly like they got the money and could careless at this point. BUYERS BEWARE! ALOT OF stuff they say yes, and say they put it in the paper work but they do not. THEIR PAPER WORK IS CONFUSING and no normal person can read/ understand it with all their special codes. I had even requested a side entrance and if they could get permission I would pay and develop my basement. FLASH forward to 2018 they have the same home as mine 6 months later as a showhome with side entrances right in my block........ THAT WAS SUNNY WHO SAID NO flat out. He said they do not even attempt to take permission. The whole reason why i purchased my home model was to have a side entrance. SO i am still pretty upset. There is an endless list of why one should not buy from them. Their empty promises/lies. I had to force them to come do some touch ups after numerous calls.
Flash forward to 2018 July, I sent in my Final Grade for landscaping at Laurel Crossing Duplex Showhome and the Sales Rep who is supposedly also the Landscaping Manager--AMAN did not have the answer to answer of my landscaping questions, when I had asked him for requirements. When I was ready to submit He had filled out the paper work and submitted my tree as a coniferous tree when it was deciduous, he didnt even know what the tree was when he took the picture of my tree he said yes this will pass its 6 feet tall like me, so we are good. He does not know anything about Sterling or selling homes. He was just hired as he bought a home with Sterling recently and he is 'Indian' to appeal to the population in Laurel crossing. Sadly my inspection failed because of Aman's misguidance. THE LIST CAN GO ON.
Do not think i will ever purchase from Sterling again. Buyers please read reviews before buying im a young new home owner and I regret my choice.

I am happy to have purchased a new home. I feel there are definitely some areas for improvement and coaching with the Area Sales manager with customer service, positivity, integrity and her ability to problem solve with clients. The project manager and the Superintendent were very professional, helpful and their ability to problem solve for the client were Great! Quality was there but if I didn't have a realtor, the project managers and superintendent to speak too I would have walked away very dissatisfied. So they saved my view of Sterling Homes and their customer service level.
