We bought our first new home from Sterling Homes in Dec 2018 and are very satisfied from this builder in terms of quality, workmanship, and the customer service. There are number of upgrades which this builder provide at the reasonable price which you usually don't get it from any other builder. Since we moved in, we had couple of items related to this house but it was addressed on-time. We highly recommend to anyone who are looking to buy a home from Sterling.
Customer service was good. The layouts are pretty. But any time something was in our price range wed call and it always went up. Never the same price listed, always excuses. And not just one time, like 3 or 4 times in a few weeks the prices kept changing
Randy Hansen with the customer care team has been absolutely amazing to deal with! He is quick to respond, very knowledgeable and willing to help with what is best for the homeowner! When I first built my home almost 5 years ago, and I had to deal with other warranty/customer care members, it was an absolute nightmare. I would have given this review 1 star back then. Since Randy Hansen has joined the team, and I have been able to deal with him regarding issues with my home, it was been 5 star service! I would now recommend Sterling based on my overall experience over the last 5 years, but mainly because of Randy Hansen!
We spent our time seeking out the perfect builder and the perfect floor plan to meet our needs. (Almost 2 years) Sterlings team in Allard, Natalie and Erik were the perfect fit for us! They were knowledgeable without being pushy and helpful without any pressure . They not only worked with us to create our dream home but they continued to help us along the way, answering questions and going the extra mile always making sure we were happy with the experience and our home ! Sterling is a builder that stands behind their homes and looks after their customers even after possetion day. They provided a wonderful experience and a great home. You can make changes to suit your needs and the standard choices are plenty aswel as the upgrade choices and the prices are reasonable . They went above and beyond to provide the sterling standard for us and I would build with them again no question asked! Overall I would say don't waste your time looking at other builders cause these guys will give u honest, quality craftsmanship with great value. We have been in our home for almost 3 years and are absolutely happy with it.
Hi, we are new homeowners in New Castle Area, I can say I am very happy with the very quick respond and solution of Ben to the water leakage in our house, it s frustrating that the people that I know and expected to be helping us did not even show much concern in the problem occurred in our house with our 1 week occupancy, but thanks to Ben (Benjamin Vink) he was more than somebody who worked for Sterling, he was very helpful and given us more encouragement to put trust for Sterling! Thumbs up for Ben, thank you very much for being super nice and more than responsible to your duty.
It's been a great and wonderful experience with Ben, Warranty Technician since he is always within reach for any help no matter what the time of the day it is. He answers all queries within no time and his professional expertise is really praise worthy. I had him deal with a couple of minor deficiencies and in fact he went beyond our expectations to address some queries which was not even on the initial list of deficiencies. He even gave us a lots of time to help us with anything I needed. Keep rocking Ben, you are the best !!

I went to the sterling homes for looking the showhomes. Paul and there team was very helpful they provide me with better options. There behaviour is so positive and they have enough knowledge to sell the homes.
A very bad experience with Sterling Homes. Poor insulation in the entire house, kitchen water pipe freezes in extreme cold weather. A temporary fix was done in 2017, but the problem still persists. Ice forms on electric plug ins inside the house. Many issues during the warranty period still haven't been completed. Informed Darren from Sterling about the issues, he sent someone to look at the insulation around the electric plug-ins about three weeks ago. Since then all of the electric wires have been left open, with no follow up (pictures attached). A serious safety hazard. Poor quality of workmanship and pathetic after sales service, will be now taking up the matter with Government agencies, media and consumer courts.
Came home one Evening to find water pouring out of fire alarm (it had been raining the entire day). Contacted Sterling and Ryan Hansen (customer service manager) had been assigned to our issue. Randy assigned a roofer to find any leaks and one was discovered inside the ceiling from the HRV System. A plumber replaced the stack and new smoke detectors were installed. The communication and service level from Randy is definitely top Notch.
They are very helpful in what can be a stressful buying situation. Im glad they took the time to answer our questions and explained the buying and home building process well.
We built with Sterling and moved into our new home in April 2018. The building process was pretty smooth with no major issues. We love our new home! Since we moved in, we've had a couple of things go wrong or need attention, but using the Home Owners Portal, our concerns have been addressed promptly for the most part. Our home warranty technician Trevor, is knowledgeable, friendly and always answers our questions. We have confidence our home is being looked after and our concerns are being addressed.

I would have given zero stars if i could, please do not purchase your home from sterling homes. We had the worst experience ever.. we have owned the house for 2 years and 3 months now. While having dinner last week we noticed that the ceiling on the main floor has some type of water damage... we called the 24 hour line right away and they hung up saying that were not in their range, but they will note down that we called.. same night we took pictures and sent them to our area service techincian all he said was that its past the 1 year and its not covered.. today here we are spending $600 on a plumber and getting our ceiling fixed from the holes he had to make to find where the leak was coming from.. the plumber found out that it was leaking from the hot water pipe joint. Clearly this is not OUR FAULT and not from overtime usage and that this is clearly a plumbers fault for not using the right quality parts.. oh and another thing, we also replaced the laundry machine s hoses because they were leaking and distroyed the back wall of the machine.. so cleary they ise cheap parts and have no customer service what so ever. There was no point in buying a brand new house and now we dont know whats gonna happen next after all these issues..

I just moved in my new home in Laurel Crossing. I got wonderful experience with Paul Singh's Team. Yogesh was very friendly and able to understand our needs. Construction and DQ team did amazing job to make our home looks amazing what we expected. Overall my experience with sterling was awesome.

Nice enough homes. I bought a sterling home that was a fee years old. Have called now 4 times in 2 week. Left 3 voice mails with 3 different people and have yet to recieve a call back.
We have bought our home in Allard with Erik and team. This team has the best customer service, responsiveness and follow-ups. We visited other Sterling show homes as well but were not impressed with the sales managers and their teams. Erik and team took time to understand our needs and budget, made excellent recommendations with making the structural changes and selections at the Design Q. We were excited being the first time home buyers and the team was equally excited with us while making our selections. When we had concerns and questions even after the removal of conditions, they were always available, supportive and managed time to take care of our concerns.
We are glad that we bought our home with Erik, Natalie, Yang and Jerry as we are sure that our Sterling home experience is going to be pleasant with them.

My husband and I are second owners of this Sterling home. When we were looking through this house my husband had asked who the builders were? Our realtor found out it was Sterling. My husband who had built 2 other homes with them in the past, was very comfortable that this was a quality home. I honestly didn t think anything of it until we had a water stain on the ceiling of the main floor bathroom. I phoned and talked to Randy. It was found that our on-suite toilet was leaking do to an improper installation at the time of the build. Randy sent out plumbers and Benjamin. They found all the issues and quickly set up their contractors to do all the repairs. Sterling homes covered the entire cost!
Both Randy and Benjamin were absolutely wonderful to work with. They treated my husband and I very well from start to finish. To say that I am impressed with their level of service is a understatement.

Our new house is currently under construction, and we are thoroughly happy with the service from the Allard Sales Team, Jerry Zhang and team. Our first appointment to see some homes other than the showhome was so positive, that we went back to the sales team 6 months later when we were ready to start the buying process. When we realized that our first floorplan wasn t going to work for us, the team helped us find a new floorplan that was even better and better fit our budget. When they had to deliver some unfortunate news about our build, they were prepared to fight for us to make things right again. They have extended much patience and grace with us as they answer our questions and keep us informed every step of the way. I know our home will be beautiful and already am proud to say that we chose Sterling to build our forever home.
Visited the Allard show home and was unfortunate to have encountered Jerry who was VERY unpleasant, unhelpful and rude. Made us feel so uncomfortable. Yang however was very helpful, we were hoping to deal completely with him. Was too bad our interaction with Jerry was so unpleasant that we ended up going with another home builder. It was a pity as we liked one of their home models.

For a new home, I was very disappointed when a leak broke out not 2 weeks after possession and damaged a significant portion of the home. Ben, with the warranty department however, has been amazing. He was very responsive and was on site the same day I called to help mitigate as much of the damage as possible. The repairs have been moving along quickly despite working under restricted conditions with COVID and he has kept me updated regularly throughout the process. Not that required repairs are a good thing with a new home but you re in good hand with Ben and his team.

Poorly build homes. Stairs make noice and Water stuck on my balcony and I contacted them for this issue because I have warranty and they did not fix any issue. The time when they were selling us the house they promised me for 2800$ Cash for Our appliances credits. But after I bought the house they refused to give my 2800$ Cash for appliances credits I do have documents for this appliances credit where they states they will give me cash for appliances credit. But I got nothing. Think twice before buying Sterling homes houses They are poorly build.

From start to finish the experience has been fantastic. The Sales Manager Ryan was amazing from start to finish and went above and beyond to make sure everything we hoped for did happen.

I was also extremely impressed with the construction manager Darin. I am in construction myself, and was very impressed with his attention to detail and the overall cleanliness of the jobsite on our site visits.

Overall a good experience with the purchase of our home from Sterling. We purchased a former show home that was about 5 years old when we moved in. So far Sterling has been good about getting back to us on any concerns we have had.
We purchased our Sterling home in September 2013 and moved in July 2014. First two days resulted in leaky roof and jacuzzi flood that had water pouring into our basement. Horrible experience that i hope noone ever has to go thru. After that rocky start and a bit of frustration, Sterling did come thru and made sure we were satisfied. Have their been deficiencies since then? Of course. No house is perfect. But with the help of Trevor, our warranty technician, issues have been addressed to our satisfaction. Even past the one year mark, if there were issues that remained unresolved, Trevor made sure that we were looked after and any outstanding deficiencies were addressed.

Its been over 3 years since we moved in and Sterling still has failed to address the issues with our entrance doors. The humidity is too high in our house they say.. yet I need to maintain a certain level because of my hardwood and cabinets. The weather stripping has been replaced multiple times, door slab replaced, door frames adjusts.. Solution? to lower the humidity buy a Walmart fan and put it near the door. EXACT WORDS FROM an "in house window/door pro" Now after reaching out to someone higher up in the company, Sterling "wants" to meet.. I put it in quotes because they have rescheduled numerous times at last minutes notice. I'm so sick and tired of dealing with Sterling. Just like everyone here says, they are amazing till they have your money. Service is absolute garbage.
Bought from Chantelle Mackenzie at Sterling Homes, she was very knowledgeable, professional and advocated for us with her head/back office. We have had some repairs done to our house and have dealt with Ben Vink. Ben s response time is excellent and he is really great to work with, Sterling is lucky to have such a caring, hardworking employee. Having said that, Sterling Home Builders head/back office can definitely improve when it comes to customer satisfaction and doing what is right for their customers!
Specific example: We paid for our garage and our garage cement pad/driveway to be increased by 2 thinking it would go to the edge of our garage. Our friends also built with Sterling at the same time and did not pay extra but got the same width (same amount of cement) for free. Later we found out that that the concrete crews also fell victim to and were just simply going with what they are used to in the area. (Quote from Randy). We asked Sterling if they would do what we figure is the right thing to do and maybe give us a little compensation as we paid for what maybe other got for free. Sterling reply was We cannot compensate you . The cost error is solely on the concrete crew that did the work
Every time I look at my drive way, I feel a bit uneasy. My next-door neighbor and my friend also constantly remind us that we paid for something that they got for free. Sterling had the chance to make this a win, win but instead decided to just follow the contract. So for now I respectfully just live with it they were allowed to change the contract conditions because of change of suppliers and also our Island was not placed in the proper spot (it was off by about 2 inches) and we let them off the hook too bad it did not work both ways in this particular case.
We purchased our second home with Sterling and we are so happy and can't wait to be moving in. Everything went smooth from the purchased . Due to covid,we were not able to do our walk through but the Assistant sale representative was excellent for the video viewing and was very patient through the virtual walk through. Yogesh our sale manager was great and always said its going to look great and I can't wait. I will definitely recommend this company to anyone.

Its been one year, and I feel like I have had enough time and experience to properly review my experience. We were originally dealing with a different builder all together, but the sales experience was horrible. Out of frustration, we walked into a Sterling showhome and were delighted with the sales team of: Erik, Natalie, Jerry, and Yang. While we primarily dealt with Erik and Natalie, both Jerry and Yang also touched our file and helped us along the way (Jerry especially). After possession, we had a few very minor issues from settling and other things that were mostly to be expected. The warranty team of Steffen, Trevor and Randy have been superb and gone above expectations and continue to do so. Is everything perfect? No, but I have yet to see a major project that is. Everything is within expectation and being handled professionally and that is better than most builders out there in my experience. Bottom line: I would easily buy from Sterling again given the people that I've had the pleasure of dealing with.

In my experience great customer service for the entire experience from walking into the showhome and purchasing the house to the designing and surprisingly very well managed house during the build. Damage done by another home building will be taken care of as well. If there s any issues/questions the warranty tech is quick to respond. Mike was great helping me design and plan out what I needed and giving tons of advice and Ben has been very impressive at delivering any small fixes and answering my questions promptly. Considerably better experience then I have heard from others.
If you want to spend months being stressed about all the promises that never come through and the constant run around, then this is the builder for you!! Took possession of our house in April and at first the help was great then it stopped. Started feeling like all they were trying to do was appease us at the time, but not following up on what was supposed to be done.
Also, don't waste your time calling Diana, the service coordinator. I left a message a week ago about the fact that our garage was flooding every time it rained and we were not getting any help. Garage door guy blamed Sterling, Sterling blamed garage guy and yet our garage has been flooding for 3 months now! Can't wait for the next rainstorm!!
Do not trust their salesperson Mike Gonek. He makes tons of promises and then you don't hear from him. Have to call him repeatedly to try to get a response and when he actually answers you get "oh it looks like that paperwork didn't go in" (get all of his promises in writing, because he suddenly gets amnesia when you ask him about it). I think the best thing they did was months after conditions were removed we are asked to sign new paperwork because they accidentally gave us the wrong spec sheet. The old spec sheet we were supposed to get had a lot of things missing or downgraded from the spec sheet we signed. They were mad that we wanted to take the sheets with us and read it over, they expected we would just come in and sign!! After arguing with them we did accept some of the changes and were compensated for the changes we refused to accept. Make sure you read any new paperwork they suddenly want you to sign!
If I could, I would have put my house up for sale by now. I hate this house because of the stress and the fighting and crying we have had to deal with. Buying a new house is supposed to be a happy, fun experience, but this has been a total nightmare!! (I wish I could have selected zero stars! )
I forgot to add that the only 5 star rating I would give is to Ben and Brad who have done everything they can to help us but they can only do so much as they still have to go through their managers. So far they are the only Sterling representatives that deserve 5 stars!!
I purchased a home with sterling back in May of this year and my possession date was October 5th. When I did my final walk through, I noticed a handful of issues that I brought up with the builder. (Pictures to follow).
- One was very noticeably, a wall in my master bedroom that was nowhere close to straight. Keep in mind, this wall had already been prepped, sanded, painted and the trim installed. How this was not noticed by the site supervisor responsible for this build beats me, but most likely were trying to brush it off and hope it wasn t noticed. Even after having the wall fixed , there s still a handful of issues with it. Oct 5 comes and I get my keys and as I start going through the rest of the house, there s definitely a handful of issues.
- The corners of a handful of the walls were done in a less than poor condition
- Lots of the corners of the drywall around the light switches are already bubbling up
- There was paint on some of my kitchen floor and even more of it in my main floor washroom
- I still have shims sticking out of the back on my kitchen cabinets as they weren t completely cut off, I had to do it myself
- I have a side entrance on my house, and a zero lot line on the other. On the side with my side entrance the ground was not even close to flat, in some spots there s almost a foot incline between the dirt in the middle of the walkway and the side of the house which made it even harder to be able to move stuff in through the side entrance
- I purchased a double garage with my house as they had a special because of covid although I wish I didn t. It s been almost a month after move in and I ve asked multiple times for an answer, and after numerous days where the weather is warm enough to pour concrete, still nothing has been started relating to my concrete pad/garage.
- They have a pile of dirt just chillin in my backyard which I ve asked multiple times to have removed since oct 5 if they aren t doing the garage, as it s my backyard and I d like to be able to park my vehicles there s seeing as how they aren t too keen on building a garage this year.
- Multiple issues with insulation in my basement. Gaps upwards of 3 of missing insulation on multiple spots on my walls, multiple sections where the insulation is barely touching the 2x6s
- Had Telus come to install internet on October 6 which was a headache as well. He was here for almost 3 hours trying to get the wires to run through the conduit but was unable to because the wires were all messed up
I would not purchase a home or recommend sterling to anybody I know, and judging from the long list of bad reviews, I m not the only one.
I visited Sterling Homes Sales centre in tamarack this Saturday , was helped by sales guy Yogesh Bharmota , being a first time home buyer I had so many questions in my mind . He was so patient and knowledgable.
I really liked their homes and definitely recommend to check out Sterling homes and visit Paul Singh s team in Tamarack.
I am very impressive with stearling home specifically with the warranty guy name steffen because I shot him an email and he gave me a quick response and visit my home in 3 min.Than for sterling home and the warranty department.

Building with Sterling Homes makes buying a new home stress and hassle free. Erik and his team in Allard were extremely informative throughout the building process and made the whole process was extremely streamlined. Definitely recommend anybody buying on the south side to go to them for a new home!
Terrible workmanship!!!! My son bought in the orchards 7 years ago...his pavement is also pitted..had the shower.in the master repaired from leaking base..the tub in the master leaked so much the ceiling and wall below has to be replaced..dishwasher leaked through to basement..the upstairs toilet is leaking now staining kitchen ceiling!! The sump pump quit and had to be replaced! One doesn't expect so many problems in a newer home!!! I wpuld give negative star too!!
We bought house about 3 years ago from sterling and warranty with sterling are so great that theyvhelp with all the emergency. Stephen bruckner came to our house and helped us with our issue. Great customer service, very happy with them. Would dedicate reccomend buying house from them

We built our home through Sterling in Laurel crossing. Our overall experience was pretty good and especially our sales Manager Sunny was awesome to work with. Each step throughout the whole process was explained properly. The deadline set were met on time and we did not face any problems.

It has been nothing but headaches SINCE!
We purchased with the landscaping and fence written into our contract. We moved in and that was when we noticed things weren't "quite" right. Baseboards cut at an angle, not all the way to the floor. The carpet is pulling from the stairs. There was a hole in the wall above the kitchen cupboards! We've had to miss work to have contractors come in the fix mistakes that should have never been there to begin with.
We had to call and complain to get our rough grade begun. Then we had to call and complain to get the sod down.
Our deck stairs took ages to come and be installed.....and now are already cracking! We've been told by our contractor that "wood boards may split, warp or cup with exposure to the natural environment" We've only had them 2 MONTHS!?! He's pretty much said, they are fine for now and we aren't changing them.
We are now fighting for our fence. Sterling is telling us one thing, the fencing company another. I am exhausted from fighting over things that should be done properly. We are paying THEM to do the work that was legally promised to us.
Buyer beware when purchasing a Sterling home. They are wonderful until they have your money, then you have to fight to get them to do anything else.

We chose to build with Sterling Homes and have been pleased with our new home. The build process took about 12 months from start to finish. In that time, we were able to do walk throughs with the construction manager to see the progress of the house. We moved into our new home 18 months ago and there have been no major problems with the house in that time. Any issues that have come up have all been resolved quickly and professionally, thanks to Sterling's Maintenance and Warranty man Ben Vink. Ben is always quick to reply to our phone calls/texts and is usually out the same day or next day to resolve any issue we have have. Ben is reliable, pleasant and Sterling is lucky to have him as a company representative. The quality of the home and the service from Ben once you move in are why we would recommend Sterling homes.

Just wanted to thank Sterling homes for all the hard work that they has put together for us in our new home. They always had everything completed in a timely manner. Ryan and Risha are the best! Very accomodating and anwers all our questions. Though we had a little bit of misunderstanding at first but they always reassured me and my husband that they would correct any issue or concern I had and made it a better experience. I think it is natural to have some anxiety as a customer to go thru the building process and they always kept me informed and explained the process well.
I love our home and I am happy with our experience with Sterling Homes.

Buyers beware!
I purchased my house in 2013 and after two years in the house, the concrete was flaking and eroding. I understand in a climate like Alberta, you will encounter wear and tear on a driveway. This is beyond that.
In some spots, I can visually see the stones that were in the concrete mixture. I am not even able to wash dirt off the driveway because the concrete flakes off. Not only is mine destroyed; all my neighbors (New Castle) who have Sterling homes have the same issue.
I was told that the warranty is no longer valid on my drive way. The frustrating part about this is I addressed the concrete issue at my one year walk through. The warranty technician on scene said they could not do anything about. Now with time passing, the concrete is looking even worse.
I wrote a letter to Sterling a couple years ago and I had to inform the sale manager because no one answered me for 6 months. The warranty manager at the time wouldn t answer my phone calls or voice mails.
When I finally got an answer from then, they offered to split the cost 50/50 with a request for $2,500. I turned them down because to me, that was not fair. They should be standing by their product; especially for something that should last as long as concrete.
I understand there will always be issues and nothing is perfect What bothers me the most is a company that won t stand by their product and who hide from issues. I had other issues with my home, but it was all within the first year and minor things. Once a big issue came up, the treatment was different.
The salesmen who worked in the show home, was the only one who helped me out. He was a lot of help and great to work with; but unfortunately the rest was a letdown and I will not support this company again.
I told them I would post a review about the company because I was unhappy and they didn t care.
Buyers beware! If you want proof before you buy, drive around the New
Castle Neighborhood and look at the drive ways. You can spot Sterling from your car.
Update: After posting this, the new Customer Satisfaction Manager reached out to me. He took care of my problem and was great to deal with. It was 100% covered by Sterling and now several other drive ways in my neighborhood have now also been fixed.
I am keeping my review as one star because overall my personal experience was not pleasant and exhausting. It was frustrating to me that it took me this long for a proper outcome. The average person may not be as persistent as I was.
It appears with the new position, Sterling is trying to handle these issues properly and hopefully moving forward that continues. I am happy this has finally been resolved and I am confident that new buyers will get better customer support with the current Customer Satisfaction Manager. If this individual moves on, Sterling should continue to support this function as it was desperately needed.
At this point, we are SO beyond frustrated that if I could give 0 stars I definitely would. Purchased a home from Sterling April 2017, the buying process was pretty smooth, the sales rep seemed to try to help us the best she could. Nothing was an issue up until our possession in February 2018. There was a small defect in our shower that caused a leak into our main living room took 2 whole months to fix. So many times we would call our warranty guy Larry and would get voicemail. Once that was done, they decided to pour our driveway on a day that it was raining. I understand weather can be unpredictable but it was clear that it was going to rain, and on top of that apparently they ran out of poly to cover up our driveway which left bubbles and divots everywhere. We complained of course, and wanted them to redo our whole driveway, instead they recommended to just cut out the affected parts and do a patch job, we did not want that but they insisted. 1 month later our driveway looks even worse than before since now it is EXTREMELY obvious there was patchwork done. The driveway is uneven and they damaged our siding and no notice was given to us. Called warranty to express our concerns and was given literature to read on the Alberta home warranty instead. This is a BRAND NEW HOUSE, it is a corner lot, it is the very first house you see when you turn into the neighborhood. THIS DOES NOT LOOK LIKE A NEW HOUSE. If this is the quality Sterling Homes stands by then please take my warning and DO NOT buy from them. We are still playing the waiting game, calling this builder and getting voicemail. It has been 5 months and our rough grading still has NOT been done. Will we get our deposit back? Who knows at this point.
We just find a home in New Castle with the help of YASMINE it was under construction and she did everything to help us with the design we want from flooring to a colour of the house answer every question we had and she was fast on replaying calls and text message 24/7 If u are looking to buy a house on this area contact YASMINE she is honest and will walk you through everything price of the house or bank morgage approval she will make your home purchase easy.
