Moved in for a month now, hats off to the TMJZ of Allard team especially to Kris who did a great job in facilitating in our moving process and taking time in accomodating our concerns.
The team made sure that everything is favored to the client's welfare and benefit from the time of choosing the house up to taking possession.
And in terms of warranty services, Trevor is abrupt in taking actions to our needs, it was just a few errors in the furnace but they are easy to talk to. In just an hour or two, concerns were managed.
We bought our first house from sterling homes (Yogesh Bharmota Team ) in beautiful community and completely satisfied with before & after sales service so thanks to yogesh & team.
We had minor issue with our house but as soon as it has been brought to builder attention it has been taken care off.
It has been more than one year since we bought our house and whole family is happy and enjoying the house everyday...

We have been in our dream home for almost 4 months. It has been great. I read reviews from sterling and other builders and thank the Lord that we didn't have anything major. The few minor things were handled quickly and professionally. I'm sure from the few meetings with Ben if we have anything at our one year they will be handled quickly.
We had nothing but good experiences with Sterling until we actually moved into our home. Since our move back in May we have had nothing but issues. Here is a list of just a few of the problems we have had to deal with and are still dealing with.
Our front door leaks every time it rains. They have been out to "fix" it 3 times and it still leaks. And every time they have been out its taken weeks to even get service in the first place. The last time someone was out to test if it still leaked (which it does) was 3 weeks ago and still haven't heard when someone will be out to "fix" it again.
We are in a duplex and our ventilation system carries the smell of whatever our neighbors are cooking and pumps it out through the vents in our house. This has been an issue since we moved in and nothing has ever been done about it. We don't run our venting fan system in order to keep the smell out and that doesn't always work. The guy we deal with from Sterling told us that the instal was done properly and to code but I'm not sure how he knows that considering he's never come out to look at it. We previously lived in a condo with neighbors surrounding us and we never had this issue that we could smell what our neighbors are cooking. We also have friends and family that live in duplexes and they don't have this same problem. I have had to switch rooms in the middle of the night with my 3 month old because our master bedroom stinks like food. I'm not an expert on this but I'm positive that I shouldn't smell my neighbors food when I bend down and smell my vents.
They were out twice to fix our laminate floors in our basement because they were buckling. They are fine now but they have yet to come back and fix the trim that got beat up from the process.
It took 3 months for them to send out someone to check out all of our drawer faces that were loose and the screws in them were all stripped otherwise we would have done it ourselves.
Again these are only a few of the issues we have been dealing with. I have never been so disappointed in a home purchase. It makes me really sad
because we were so excited to move in and start our family and start making memories here. It's been nothing but stress and headaches.
Sterling homes has been extremely professional throughout my entire house building process. They have employees in place that seem to care about their job and treat their customers with respect.The warranty representative Mr Vink has been especially understanding with my concerns and is always patient with me.

emailed customer service over a month ago with a complaint still have not had a response. Everything that needed to be done I had to make multiple phone calls for things that broke a month after moving in which was both of my tub showers could not convert from bath to shower and both of them needed replacing, I have a duplex and the soundproofing is TERRIBLE and I mean TERRIBLE. When I finally had someone come to my house and fix my shower it was pointed out that when my flooring was cut for my bathroom it was cut too short and instead of redoing it they just put silicone over it hoping I guess that I would not notice. I was told as the floor is already on they can't remove it and put even more silicone on the floor so it wont lift. I am not the contractor that put the flooring in when it is clear that it was done wrong in the first place which was made apparent by the use of silicone. When your clients are spending three hundred and fifty thousand dollars or more for a house they want everything perfect and I am not an exception from that, take pride in the finished outcome instead of cutting corners
just one word guys,, don't ever think to buy with them. first they will promise you so much stuff after you sign the paper work they don't care about you. what ever you will select in their design centre they will built your house opposite to that, and when you tell them to fix they deny to fix and even don,t pay your money back which you have paid for upgrades ..even when they dont even do your upgrades properly.. i will just say please and please don't buy with them..
Wish I could give 0 stars. Save yourself the stress and don t waste your time!! The initial stages of meeting with a homebuilder are the most important because that is when the relationship is formed, these guys couldn t even show up for our scheduled meeting! No regard for anyone s time and couldn t even offer an explanation or an apology. Instead they just stopped replying to my emails, because that s apparently easier then apologizing. I understand that things happen but do the right thing and at least acknowledge that you made an error. Their own receptionist (who has been there only 3 weeks) even admitted to us that Loree Bibe does this often. This is the same receptionist who was supposed to answer all our questions when Loree didn t show up for our
Meeting, who of course was unable to provide any help whatsoever because she was still so new.
Prior to Loree Bibe not showing up for our meeting, I had been emailing back and forth with Trisha Dewar of Manning village just to find out that the information she was providing was completely inaccurate and inconsistent. She is not up to date with their own lot inventory or pricing, I don t think she has
a clue what she s talking about. Total waste of time.

I bought a house with them. there are different standards for every client. Which means that there is no set of standards that they follow. submitted a question at the possession still un answered. Actually the sales rep referred me to the vendor to talk to. the portal for clients is not working send a bunch of emails and not getting any response.

Everything went smooth despite the pandemic going on and since its our first home, we got a lot of inquiries and didn't know much about everything but it wasn't a problem at all, we are well guided by Geoff and Christine, its impressive how professional, knowledgable and helpful they were, they replied to our text and emails as soon as they could and answered all our questions without bad attitude.

HIGHLY DISAPPOINTED: Buying a First home for a middle Class is a first dream and adventure on the Lands of Canada. Keeping in mind affordability, people look for economical house in new neighbourhoods because they get attracted by the tempting offer of great prices. I personally appreciate sterling homes however recently had a very sad experience buying their house in Allard Neighbourhood.
After Buying an Expensive Duplex in month of APRIL ,I was kicked out to get their APRIL PROMO Brick Certificate and their Regular Mortgage Incentives ( Approx. total of 11,000 - very huge huge loss) resulting into high psychological and Financial Stress. Their team refused to give me this Promo under the excuse the unit at already good price. OH YESSS!!!! Good for Builder , not the buyer.
I wish that some sensible Management of Sterling Homes finds a happy and satisfactory resolution to this saga of distress,Mistrust,frustration and poor Customer Service.
Jerry and team are fantastic!!! Buying a home is a long process, Jerry has been patiently working with us. No builder is perfect, the warranty Department is not easy to deal with Jerry has helped every time there s an issue. Very impressive for the issues are not with the Sales any more .

We bought a house from Sterling in August and we have had a good experience so far. We had a few minor issues but we submitted a work request and someone called to get it taken care of within a day or two. We also had a bunch of construction debris blow into our yard from the new house they are building next door, I texted Geoff about it and he had someone out cleaning it up within a day.
Ben, our warranty tech, has been an excellent contact for all of our concerns. Prompt and professional and is a pleasure to work with.

We had purchased our first new house from Sterling homes back in December 2017. We had done lot of visits and research at different Show homes to compare quality, design, and price; and we are glad that we bought our dream home from Sterling at very good price along with descent number of upgrades (which you don't get it usually with any other home builders). There were few items in our house to complete after we moved in, but they were taken care of within the reasonable time-frame. Both Larry Seynch (Technician) and Randy Hansen (Customer Service Manager) provided great help and excellent customer service after we moved in - this shows that Sterling Homes cares about their customers even after purchase, which most builders don't. We are very happy with the purchase and definitely suggest anyone to buy a house from this builder.
When we decided to move to Edmonton it was important to have a home that welcomed friends and family -the reason we moved back. When choosing the home's design and layout Mike Gonek listened and helped us choose a plan that incorporated our wants with our needs. We had a very good grasp on what we wanted for a home, and he was able to help us refine those ideas. He was available to answer questions and was an excellent communicator. He was knowledgeable about what was possible for our site and the modifications that could happen within those plans.
Since we were moving long distance from Vancouver Island we were able to have a Guest preview at the Design Q to get a better idea of what we might like to have in our home. This was months prior to our consultation with Design Q. There are so many choices so it was great to have a preview before our actual appointment when decisions needed to be made. This helped solidify our plans as it made it easier for my husband to visualize the interior design choices we needed to make. Angela was at the Design Q was fabulous! She worked with us on all our decisions, and talked about the feeling we wanted to have in our home. We showed her pictures of our furniture so she could have a better idea of our desires for a clean comfy welcoming home. Her recommendations were spot on from the need for an adjustable rain shower head to the choice of paint colour to accent our wood furnishings. We were able to switch out vanities for pedestal sinks and add cupboards instead of empty shelves in the laundry. All of this was done with our daily life needs in mind. It was great to know our home would be built beautiful while being well constructed.
All-around maintenance issues were addressed with professionalism and a cheerful attitude. Ben Vink was a fabulous Warranty Technician who could be counted on to do what worked best for our home and lifestyle. Most tradespeople we had come into our home to deal with minor issues arising had great attitudes and worked well to accommodate our needs and schedules. When things didn't go well, Ben coordinated a solution we could all agree upon.
We love having our new home in Edmonton and would recommend Sterling to friends or family looking to purchase a new home.

We have bought house with Sterling homes last year in Tamarack Common. It was good in beginning and almost until last year. There are several problems in new home but they were good at their job and fixed it on timely manner when Tyler was maintenance manager. Since day 1 we had issues with paint and range hood and they promised us to get new paint and current paint is really cheap and you can see overlapping of paint layers. Paint get chipped off real easy even by the touch of a pinch and leaves stains easily. We complained about it several times but we have been assured that they will fix it until they hired new manager Pat Buhat. Now he is saying that we will don't get new paint and all the issues has been noted at the time of annual inspection still not fixed. We have left 100's of voicemails but still no response. So finally we have sent them official email today.
Also, landscaping gift certificate issued by Sterling homes at the time of purchasing a house for Handsfree Landscaping was a nuisance. We have been trying to get a hold of them since last year but everytime they come up with silly excuse or just simply ignored us for months. And same happening this year so far, they even mentioned in our last phone conversation that Sterling homes told them not to do it yet but we were waiting for them to come and start as they told us over the phone in the second last phone conversation. So basically they are just making fool of prepaid customers. They can't even remember what they have said last time. We are the only house left without landscaping in our neighborhood. And now it seems like a fraud to me. They are not even serious about their existing customer. Once we talked to Sterling homes landscaping department. And i was talking to this lady (don't remember her name), she was just simply unprofessional and rude at the same time. Same excuses made by landscaping company. Sometimes i wonder how come just these guys have so much trouble with weather for almost 2 years but all our neighbors and our community is able to get their landscaping done.
Recently I bought house from Sterling. Great company to deal with. Starting from sales team to design centre was organized and willing to help. Service/Warranty department acted very fast so far. I would advice to all to at least check their showroom before you book other builders home. Sales team was thorough and tried their best. My warm hearted thanks to Mike and his team.
Always there will little bit hiccup in terms of overall experience to any builder but I am sure they can rectify ASAP. Warranty service department so far pleasant to deal. Gentlemen name Ben can be go to person for you if you needed him after buying sterling homes. Super person to deal with. Good to deal with him. I am sensing sterling will be one of better builder in Edmonton in near future. Good luck.

It's been a great and wonderful experience with Steffen, Warranty Technician. He helps us to fix the issues in our bathroom, and he is always willing to help . All in all we have had excellent service experience with Steffen.
I will start by saying, we ultimately did build with another company. But it sure wasn't for lack of service. Brett Chartrand in Cavanagh (Edmonton) was the best manager we dealt with among all of the builders. His design expertise and ability to address our issues and offer solutions was top notch. We really felt cared for and taken care of. If you are thinking about building in the Cavanagh and you want an incredibly comfortable and pleasant experience, he is the guy to call.

I was in the Manning Village showhome and had such an amazing experience with all the ladies on the team. Loree Bibe (area manager) is very professional, well mannered, and genuinely cares about what you are looking for and what you want. Her assistants Katherine and Shelby are also very knowledgeable and professional. I would recommend this team to anyone looking for their dream home!
As a first home buyer, all i have to talk is about positive experiences with this company. I recently moved into my home in Laurel crossing and will like to thank Paul and his team for all the hard work (at times working outside their normal hours) they put to make my experience of owning a dream home come true.
Currently having a home built and we choose to build with sterling. The whole process has been awesome and super involving. Started in about august and the house is just about finished. Yang in sales is probably the best sales person I have ever dealt with. He made the experience fun and is just an overall great person. Great at keeping in touch. Darren, the home builder, also another amazing character, walked us through all the things we would need to know before moving in to our new house. He was super informative and thorough. Thank you brad for being such a great manager! Overall great job. Would recommend!
We were feeling a bit nervous to buy a home during this Covid pandemic with lots of uncertainty but the cmack team at sterling homes was with us every step of the way. We bought a home that we are super excited to move into and in a very affordable price range. We looked at other builders but nothing could compare to the style and affordability of sterling homes.
So, we bought the house summer of 2020. Then our first winter in our house. Not so good, why are we experiencing icicles around our windows and doors? And the attic rain? I am aware of the reminders from Sterling about how to avoid these issues. We tried everything, when someone sent you reminders like that it's clearly they know it has been an issue for a very long time.
It is summer now and no one has come to our house to check our issues, we've sent emails to them during those times.
This is a great builder that has great value and service, team CMACK goes above and beyond to satisfy.

We have been settled in our new Sterling home for over six months now. Like any new home there has been a few issues. But our warranty technician has been able to address most if not all of our problems. Ben has been great to work with and we feel very lucky to have him as our point of contact with the builder. As our one year anniversary approaches I am confident that any deficiencies with our home will be taken seriously and will be corrected.
What is there to say but thank-you for the exceptional customer service. Our sterling home was a 2008build and we were not the original home owners but when I had questions about a couple of home details. Walked into a show home in edmonton regarding the showhome model "Trinity" northside June 25th 2019
Tried asking questions about the basement, the sale associate wouldn't allow me to ask my questions, thought I was some punk kid who wasnt serious about purchasing, he kept asking me about money, nothing regarding my price point, keep in mind I was dressed down, he didnt take me serious enough, I just wanted to know what my basement plan options were, and kept referring to this is a 500 600 k show home, he kept repeating this, brushing me off, I never felt so low in my entire life, a few days ago I went to a different location met a sales person by the name of Ryan I believe, he was great to deal with, however because of this negative experience, unfortunately I will take my money to other home builders, customer service has left a bitter taste in my mouth, and sadly this has nothing to do with the actual homes itself
Left the Trinity showhome starting because the way I dressed and looked like a "bum" cargo pants hoodie running shoes etc... does not give the right to judge me

Buying a new home is exciting and at the same time stressful. I understand that there will be inefficiency and workmanship imperfections of the house even after we moved in. I had complains that were being look after right away and some that took longer than we expected. We had frustrations dissatisfactions and dissapointments how some of my complains were handled but there was this guys who made us to put back trust in handling our complains. Benjamin Vink who helped us with a quick response and did everything he could do to help us with our needs. I commend Ben for his hardwork and quick warm response during our time of needs and Iam glad that he still around working for Sterling as Iam comfortable dealing with him and put our trust that we will be treated well if we need some help in the future regarding the homes we bought ftom Sterling. I think he deserve some recognition from Sterling homes for his fine work and bringing Sterling homes the good reputation he could for their clients. Our experienced with Sterling homes was up and down of satisfation and dissapointments but Ben made it less stressful. Thank you Ben hope if I need help in the future you are still there.
Sterling homes was our best option when we were looking for the perfect house. We got everything that we wanted to be in our new home, the house was fully upgraded and was on our budget. Jeff was very accommodating and understanding with us as well as the other sales staff and the warranty technician. we really recommend this builder, they sell very good homes and good service
Chantelle is very friendly and knowledgeable, her team is also very nice to deal with and they all gave us really great service! Chantelle has been in contact and following up since the purchase of our home.
We purchased a new home from Sterling homes and all I can say is that the staff and service received was awesome. Any problems that arose with the house (very few) were promptly taken care of. The after service we received from the warranty technician (Ben) for our area was superb. If I were to purchase another new home, I would definitely choose Sterling.
We bought the house on 17715-9A Avenue. you guy can come in and take a look. Also you guy can take a look the picture I post. The house has not completed yet but they already gave the possession to us which mean we start to pay the morgate, the electricity and utility, propety tax every thing. We can not move in because the house is useless. the inside of the house has lots of holes. the door is crack. the glass door we order they gave us a wood door. It is a very bad company. We recommand don't buy a house from this company

A few months ago, out of frustration due to some unexpected delays and misunderstanding on the plan, I posted a long review detailing what the issue was, and gave them the lowest rating I could give. We finally got the house last month and the whole team - from the sales team in Allard, to the site superintendents and the warranty technician - managed to turn things around and turn the whole experience into a positive one. They built our dream home, exceeding all our expectations, and they continue to provide excellent customer service even after possession, reaching out to us and still continuing to build a great relationship. I wanna give a huge shoutout to Jerry, our sales agent, who probably had the worst headache dealing with us and the issues that had surfaced before, yet whenever we talked to him, even amidst the frustration, we've always felt his urgency to make things right for us. Shoutout to Natalie, Yang, Jonathan, and Darren too for always doing their best to provide excellent service too. I appreciate how whenever we call, there's always a friendly voice on the other line. Every other issues and requests we had after our move-in were handled quickly and satisfactorily too - the paint touch ups, toilet replacement, repairs on a cabinet - all of these we're done with no questions asked. Their main goal was to make us happy. So, for future buyers, rest assured that Sterling Homes and their team will do what they can to make things right and turn the whole experience into a positive one for you. Thank you, guys! Very Nice and Convenient Community. The Home Engineering Plan, Design Concept was what we were looking for and was within our Budget Values.
During the Walk Through Process Prior to Possession Date, We Noticed some Noticeable Exterior Defects on the Siding and Fascia performed by a Third Party Contractor. When we Notified Randy Hansen and asked for The Correction of the Siding Defects to be Repaired, No Questions Asked. He Agreed, Then Scheduled a Preferred Exterior Siding Contractor to Remove the Defective Product and Replace it with New Material and Secured it as Required. After the Work was completed, Randy Contacted Me to Follow Up and see if everything was addressed correctly as requested.
After our Home Warranty had Expired, In The Winter of 2018 We Naturally Had some Settling Issues with the Home as this does occur. Having a Strong Relationship with Sterling Homes, I contacted The Warranty Technician Support Darren, to see if he had a few minutes to consult with him about the Settling Issues with the 10 Door Frames Casing and Doors as the Natural Settling had caused the Door tolerances to close up, making it difficult to open/close the doors normally, smoothly. When Our Warranty Technician Arrived as Scheduled, We walked through our home together and Identified the Problematic Areas to Repair and Address. Sterling Homes has agreed to Deliver a solution and repair these issues as requested even as Our Home Warranty had expired.
Our Repairs are Scheduled for Tomorrow Tuesday, December 3, 2018 and Darren Our Sterling Homes Warranty Technician Specialist will be onsite to Resolve the Settling Defects as Agreed Upon.

Prompt reply if you are looking to purchase a property but STERLING will definitely IGNORE you when it comes to REFUND. We have been patiently waiting for almost 2 months now for our hard earned money. Followed up several times thru text messages , online CS and phoned the office, the lady who answered just told us they just mailed a bunch of cheques but could not guarantee if one of those cheques are ours. If STERLING can not look after a simple refund process, how much more with bigger issues? Glad we cancelled the contract. It only shows, they are fake and really does not care about their clients.
I built my dream home with Sterling Homes in their Langdale in Windermere community. It was fantastic and I loved the design of the Homes with the ability to modify it to suit my needs slightly. My experience at the design center was great and they had tons of options to chose from. The sales people were very accommodating and responsive with any questions I had being new to building. I would highly reccomend this builder.
Avoid avoid avoid!!! Lots of mishaps with this company. After purchasing my first home with Sterling, I have to say I am very disappointed and would probably not purchase my next home from them, especially after dealing a lot of headaches.
I've been living here for just a bit over 2 years and my shingles have been blown off the roof already. Why is this not happening to some older homes? I think only Sterling has the answer.
Regarding the quality and materials chosen for the home.. I dont need to say it, but I think Sterling advertises their quality of work for themselves when my friends and family come over. I wonder if they would choose another builder for their home?

Worst service ever. Being a Home inspector, I don't recommend sterling homes to anyone. Poor workmanship, they never respond to your complaints. They don't give you what they show you in papers. There is no option for zero star, otherwise I would give zero stars.

Me and my husband purchased our second house from sterling homes in tamarack. It has been such a great experience dealing with the sales team in that area. They are a very helpful and knowledgeable team and guided us well through the process- not qualities of the sales team we dealt with for our first house (different company). I wouldn t recommend Sterling Homes to my enemy. We purchased a fairly expensive house, and have had the utmost worst time. Sterling will tell you one thing, then change what they say based upon fine wording. I strongly recommend recording every conversation. They will promise one thing, have you sign, and magically it is changed. At one point we ended up meeting with the VP and our sales rep over our concerns. The VP yelled at us and told us what is said is not binding. Just remember they are salesmen, and will do whatever they can to get you to sign..
It has been a year waiting for our house to be built, and we have still not even received a possible move in date. During the current build, we noticed some extremely shotty work. Broken boards, burnt plywood etc. There is even some unsolved structural issues!!! They will continue to try to push it back, then cover it with another trade. We have noticed some major safety issues, and it still has not been rectified. They overcharge for everything.
I cannot stress, do not build with Sterling! If you are in a build with them, document and record everything!!
UPDATE: Sterling continues to negate on issues even with signed documents they provide. They DO NOT follow through on their words and documents. It leaves the Customer with two options; hire an expensive lawyer to fight them, or put up with their lies. Either way
you will end up paying for what you were told!!!
So Sterling just replied to my review. As you can tell, they do not want to address, or admit that they have done ZERO to rectify or follow through on what they have written in the contracts themselves. They DO NOT CARE about the customer, just their own bottom dollar!
How about someone within the company, who has some sort of power, attempt to address these issues. Show the customers you care! I eagerly wait!
