This review is for my experience on the past sales manager which who got the commission (i guess - unfortunately), my current sales manager and the overall of the house.
- the past sales manager, Graham Salmon, which transferred to a different home builder, was terrible (sorry to say but that s the truth!). First of all, he s very sarcastic to his clients (to us!), 2nd of all he just keeps on promising whatever will be on the house but we never got it.
He didn t told us about that pocket size of the house being to slim... feels like we re in a duplex house. For a first time homebuyer, I think you have to explain everything because we dont know those terms and it s a very overwhelming experience.
I told him I wanted a bigger kitchen and he said it s an upgrade, but I dont care, we can pay for it but we didn t get the upgraded kitchen.
I wanted an undermount sink, I guess it s an upgrade as well, but didn t get it either.
He didn t talk about all the upgrades we could have done to our house, like the 9 ceiling upgrade. When we went to the showhome of the exact model of our house, the sales person there told us that that is a 9 ceiling high, so I thought that is what we re gonna get, no one mentioned that it was an upgrade. I went to Graham and said I really liked the showhome and told him I like the kitchen, the ceiling, and everything despite the slimness of the house. He just keeps pn agreeing that the house is nice never told us we have to upgrade everything we have in our house.
The refrigerator included in their package is smaller than what I wanted, 33 wide.. I wanted a 36 wide.. He said I can t upgrade it anymore because that s the package.
- my current sales manager, Deborah Gordon, and her assistant/sales assoc, Courtney Burke, they were both awesome. Could not say anything against them. They were both very helpful though they re not the one who sold the house to us. They fixed most of the things I wanted that I didn t get..
I got a bigger kitchen though it wasn t the one in the showhome, they got me an alternative and very huge kitchen island (10 feet!!!)
I got the 36 refrigerator I wanted. She emailed someone from Trail Appliance to help me with it.
very simple to communicate with them, and explain everything we have to know. And they treat us like a friend, but with respect as a client.
- overall of the house, it s ok.. it s not the best of course, it s not everything I wanted, but it s livable, especially we got the view we wanted (backing of the pond). Some of my walls already have dents, I dont know if that s because it s new and the drywalls are still a bit soft, or it s just really flimsy. But they said there will be touch-ups on our 3rd month here so we ll see. The hardwood floors are very hard to maintain, but I think it s really like that for that kind of floor. We still don t have window blinds, or curtains cause I didn t know I can upgrade it (AGAIN!) to have blinds, and even the door is crystal clear (unfrosted), people can see us from outside, I didn t know (again!) that they will not put anything on it like tint or frost.
There s just a lot of things I didn t know, I admit it. It s just we re a first time homebuyers and this processed is very overwhelming so a help and further explanation will be very great. We re gonna spend almost half a million for a house we didn t get everything we wanted, ESPECIALLY THE CEILING! We can renovate everything but not the ceiling so I am disappointed!! But good thing I like our current sales person otherwise I would have cancelled everything, or whatever....
I have upgraded my Cat6 but it seems that they re reluctant to terminate my Ethernet wire. They want my cable company to do it for them which is not possible due to COVID-19. So much for the upgrades that I paid for. . Also I have upgraded my furnace to stage 2, to my surprise, I don t have a humidifier. Salesman told me, humidifiers are obsolete, construction manager told me it s not in my PO. Wait.... what???!!!?? Another scam upgrades.!!! Stay away!!!
After seeing a few different show homes i loves sterling the best veey affordable and nice ..the staff was very helpful and the girl knew exactly what she was doing and did her best to accommodate my needs. Would def reccomend them if ur in the market for a new home. The young girl in sw edmonton was very helpful. out of the 6 show homes me and my wife went to visit she definitely made us feel welcome and went beyond our expectations in customer service and explaining everything to us .
My husband and I are very happy with Mr. Benjanmin Vink the warranty person. He gave us excellent assistance with our flooded Basement and for every problem. He is really responsible and honest for his work. And he has great experience for his job. Thank you Mr. Benjanmin Vink and keep up the good work.
5 rating is not for Sterling Homes but for Randy Hansen working there, I am really impressed with his Instant response to all my questions and emails for warranty issue. He is truly a great asset to the Company.
This is the second sterling home we have bought in the last 5 years. We are extremely happy with the layout and space of our home for the value. I remember the first time we walked into the showhome, Geoff was very warm and attentive, and even though we were not ready at the time to buy a home, he still showed us some products and took the time to drive us to home that was being constructed since no show home existed then. We fell in love with the modified Thomas product (harmony) and didn't think it was an option for us. One year later, Geoff followed up with us and together with my husband came up with a way to sell our current home and purchase the dream home we wanted. Geoff was also able to negotiate a fair price for us. Both Christine and Geoff kept in contact with us, were extremely professional and assisted us with getting into our quick possession home. We are very happy with our home and the move in and walk through was pretty seamless. There were some issues that needed to be fixed before we moved in, that we noted in our pre walk through and sterling came through and did fix it on time. Lastly, there was a miscommunication with the design team and the flooring we expected. In the end, Geoff was the one who presented us with a nice card and token for the trouble that we went through with the design center. I highly recommend the sales team as they are responsive and not pushy, plus Sterling has many products at different price ranges to pick from. In addition the products and pricing include standards such as granite in the kitchen etc. and are not additional add ons, which is a plus. Waranty is also an area that is dependable and will respond to you in a timely manner to take a look at any issues that may arise after you move in. I highly recommend taking a look at Sterling if you are looking into buying a new home!
Visited the sterling showhome in uplands, Chantelle was very kind and cheerful, also had me enter the contest! Free food from food trucks! Showhome was emaculate and very spacious, built well.
Bought with Sterling approx. 12 years ago, had very few deficiencies considering how many trades are involved with building a house. The times (2) when I needed them to look at something, they provided prompt and professional service, and dealings with them were much more of a pleasant experience, as compared to with my previous home builder, Reid-Built Homes. My current Sterling home is so very energy efficient, it always feels so warm and cozy. As I cannot speak to what became of Sterling Homes' level of service after my purchase 12 years ago, I can tell you this, they are currently under new Management, and from what I hear, they are moving towards providing the level of build quality and follow-up service that they used to be well known for, and if I were to be in the market for a new home today, they would definitely be on my short list.
Yogesh Bharmota's team was very pleasant and friendly to work with especially Ayesha who took care of all my urgent requests and processed the paperwork in a quick professional manner. Amandeep was very patient to wait for us when viewing new homes and is also very knowledgeable about the features found in new homes and clearly explained them to us. Finally, Yogesh gave helpful suggestions on how to furnish the new home and will always tried to get us the best deal. Overall Team Bharmota was excellent and wonderful to work with.
My wife and I visited the Sterling showhomes in the The Uplands at Riverview. Very nice showhomes, with a well organized event. Mortgage brokers were onsite and Sterling staff also onsite to answer any questions. Good experience overall.

We have bought house from sterling in April 2016. Seller told us the house will be ready March or April 2017. I have received letter about possession date last week and there was mention 31st of May 2017. I am very disappointed but I always believe that we will get new possession date!
Update on 2nd of May:
I got a information that new possession date will be on 12th on May.
I never got any e-mail from Sterling just from seller representative. His manager is very weird person and he never answered for our callings!!!

Sales Manager (Angus Ma1cMillan) wanted to make me happy but he didn't!!!! He gave me door control opener for garage!!! I was shocked that this item is not included in basic contract. Sterling never informed my mortgage broker that the price for house was increasing because i added some upgrades and I received a e-mail from the lawyer i have to bring bank dragt for 5000$. I think their service is not good however i can tell that Brett (seller who is sitting in Showhome was very good and helping guy with his assistants). I cannot say same words about sales manager (Angus MacMillan). This guy never ever told me sorry we had a delay! He was talking about something what is not important and he didn't fix my disappointment from Sterling!
I don't recommend this builder. The builder take care about money, no about your wish to have a dream house!
If i can put I give the builder zero stars or minus!!!!
Recently bought a house with Sterling. We love the house itself and the area is great, however the experience from when we started has been poor. Completely non-responsive, being passed from person to person and never getting answers. So many problems with the build and interior, and after a month we still don't have our garage built that we added on when we bought the house. Super disspointed in the service provided from Sterling.
I built my first home with another major builder and it was not a great experience. We went with Sterling this time around and have been very pleased! Recently we had a concern with our ceiling. I sent an email, and within 24 hours not only did I have a response from one (actual person-not automated response) but from 2 people. They were at our house within 2 days of me submitting my concern. Once they were at the house they also went above and beyond (in my opinion) by asking if we had any other concerns (not just making a mad dash for the door, as it was a Friday). This may not seem like a "big deal" to people but I feel in this day & age great customer service is hard to come by. Thank you Benjamin for restoring my faith in service providers! :)

My wife and I recently purchased a quick possession home from Sterling, taking possession a little over 2 months ago. The process started in the summer through multiple interactions with Yogesh Bharmota and his sales team. Yogesh and his team treated us with respect and provided quality service addressing all our questions and concerns. What we appreciated the most about working with Yogesh was his honesty. He never made any promises he couldn t keep.
Thankfully our home was completed on time. We were pleased with the internal finishes and there weren t many significant deficiencies noted in our walkthrough. Most of the items noted in our walkthrough related to the paint finishing. Unfortunately, not all the paint deficiencies we noted were addressed before we took possession. However, a month or so later we were able to schedule a warranty follow up where Ben from Sterling homes came by and noted all the paint deficiencies that still needed to be addressed. Ben scheduled a painter to come address the items the following week. We were pleased with the warranty follow up and Ben was a pleasure to work with.
So far our experience with Sterling Homes has been outstanding (aside from the paint related issues).
Yang Liu from Allard is amazing representative. He showed me various options and was very courteous. Would recommend him every time.
Sterling is an example of the problem with homes being built in Alberta. They are a huge company (under qualico), who use the cheapest sub contractors and nickel and dime their customers for the smallest changes.
All they care about is making money and once your sign your paper work, "see you later"

Excellent, modern, affordable and professionally built homes. Service was top notch and I'd like to especially express my gratitude to Khalid. He's awesome and I'll recommend him and sterling homes to everyone.
Sales Team does not know much about drafting complications. Sales Team will discuss the customization things and pass them on to the drafter. If the drafter does not agree with changes he will use his own wish without communicating to the buyer.
Design Q is another issue. There are only limited options available and things are very expensive. For example, I selected tiles for the floor and I was charged $22 per square foot. In the market , the same tiles are available (including labour and every thing) in the range of $7 to $10. Finally I abandon the tiles and went to VP which is not my preference at all. Design Q things are not comparable with market.
The wood being used for the construction is second grade. For reference see the attached photo of the piece of wood used right beside the fireplace which is the very important place in my home.
Our experience with Sterling has been waaay better than we could have ever imagined.
And it is mostly thanks to one of their site supervisors; Brandon!
He put in countless hours trying to sell us on a Sterling home, and we are so happy that he did!
He did many different things for us including showing us pictures and virtual walkthroughs of homes, teaching us about home maintenance, he took us to a bunch of different showhomes to walk through, and keeps giving us helpful advice even after we have moved in.
GIVE THIS MAN A RAISE!!!!!

My advise to anybody out there considering to purchase a home with Sterling. Just don't. Even if it seems cheaper the stress and headache is not worth it. They do not take responsibility for anything, they do not solve any problems or issues you will face along the way. Instead you get responses such as, "all I can do is send an email", or, "all I can do is empathize with you". A representative hung up the phone on me when I inquired about the status of a cheque that was owed to me. Instead of apologizing the manager advised me of how long he knew the representative. It is obvious from how I have been treated Sterling does not value me as a customer.
My experience with Sterling homes as a first time home buyer was just awesome. I can admit that the company thrives on providing quality homes and excellent customer service. Any issues I had was dealt with quickly and in a professional manner. Also I really enjoyed having the chance to visit the Design Q and choose the way I wanted to design my home :-)
I chose Sterling because the company has a great reputation when it comes to home building. I want to express my gratitude to Geoff and Christine for their patience and assistance during our home buying journey. I highly recommend their services. It did not go smoothly as we have expected but I appreciate their support all through out our journey.
We recently bought a duplex from Deb Gordon in Spruce Grove. We had a great experience with them , everyone who works in stony and spruce are so friendly and helpful my girlfriend was a nervous wreck. We are glad to be moved in and so far so good no issues .

Sterling Homes was great to work with right from the beginning. Mike was great in getting the process started and walking us through the whole process. This included making changes and updating things on the house. We are very pleased with the Quality of workmanship provided by Sterling and their follow ups. Dealing with Ben who was in charge of the Maintenance and Warranty work after possession of the house was awesome. He was always polite, cheerful, and very personable and very professional, and he was quick to getting any issues looked after and completed in a timely fashion. I would recommend Sterling Homes to anyone. Great job guys.
