I would give MyHouse Property Services (home of Premier Properties) zero stars if I could. Do not rent from them under any circumstances.

I rented from them for two years while I was a grad student at CSU. I overpaid for a very run-down apartment in one of the sketchier parts of Fort Collins (abandoned buildings, homeless people, etc).

When I moved in, they refused to make repairs to items I had noted on my move in checklist, including holes in the bathroom door, windows that wouldn't open, and a large hole under the kitchen cabinet. They also refused to provide recycling service, despite FoCo regulations.

At one point while I lived there, I had some questions about the lease. I submitted my questions to them in writing (via email), as directed by the lease itself and one of their representatives. In response, the company President called me "passive aggressive" for even asking questions, despite the fact that I had complied with the lease directions to the letter.

I fixed the last thing myself, and when I moved out they tried to charge me for the first two, even though they had been noted on the move-in checklist. In total, they charged me $1,500 in fees when I moved out, mostly for fictitious damage and for cleaning, even though I left the apartment cleaner than it was when I moved in.

When I tried to contact them to resolve this, they were initially rude and unhelpful. They refused to provide itemized receipts (as required by CO law) for the repairs they claim to have made to damage that was nonexistent.

They claimed I had gouged the walls, damaged the doors, and assessed over $200 in fees to allegedly replace 1 square foot of carpet. I provided my move-out videos to them, which proved that their charges were bogus, and they simply stopped responding to my attempts to contact them.

I ended up having to contact CSU Student Legal Services for legal advice. They recommended that I try to contact the company president directly. I did, and she refused to respond to repeated emails and phone calls.

I then contacted the City of Fort Collins mediation services. MyHouse refused to respond to the mediators as well. To this day, I have not received my deposit back, and have initiated a dispute with the BBB.

Do not rent from this company under any circumstances. They take advantage of students and new renters with dubious lease requirements and fictitious move-out charges.

I had a number of friends who had similar experiences. Check out their reviews on Google or BBB for more stories of their dubious and predatory business practices.

These people are literally the worst people I ever met in my life. I'm honestly not sure how they sleep at night knowing they are ripping people off left and right. DO NOT RENT FROM THEM. They look for any reason to charge you money. I cannot wait till I'm out of this lease and away from these horrible people.

Would rate 0 if I could. Worst place I've ever rented from. For starters, they charged a full month of rent even though they did not let us move in until the 8th. The people in the office had 0 answers and were 0 help when I tried to ask why that was the case (I'm not even sure thats legal). The office people continued to be 0 help throughout the year, their maintenance guy was completely incompetent, didn't fix half the things that we said were broken, which was a lot of stuff. and when we moved out they tried to charge us even more money on top of not giving us any of our security deposit back. DO NOT RENT FROM THESE PEOPLE, THEY'RE A SCAM. Unless your only other option is being homeless, go somewhere else.

I used them while attending school years ago, stumbled across these reviews and couldn t believe that people keep getting burned...out of all of the property management services in the area they were the most unprofessional, they would say one thing to your face and do another behind your back kinda people... good luck

I would give zero stars if I could.
I have had dozens of problems with this company, and I am only one week into my rental.
They take advantage of college students by charging insane prices for houses near campus, and all of the houses are in terrible condition. Trust me, even if they say they are going to do a thorough cleaning before you move in, they will not. The appliances are cheap, the carpets are stained everywhere, I had 2 broken windows, 2 broken toilets, a broken dryer, 3 broken closet doors, 1 broken stairwell railing, and a wasps nest in the backyard- among other things.
They are unaccommodating and slow with maintenance.
DO NOT RENT WITH THIS COMPANY.

"Kris is like a shark in the ocean and you're bleeding everywhere." That is not something you want to hear about yourself in reference to your boss after just starting a new job in an industry you are not familiar with. Please keep in mind this statement was made to me about my boss by my direct supervisor...who says that about their own boss? Kris Ticnor, the owner of My House Property Services prides herself on her knowledge and expertise of the property management industry. She has built herself quite a company. Her office consists of about 20 employees give or take which includes her leasing staff, front desk/reception team, maintenance crew, and accounting department. I was only employed with My House for 6 months and during that time 5 employees were fired, and 6 employees quit including myself. If that isn't already a red flag to anyone looking for employment at My House then I don't know what is. This office is a very high stress environment and even the most minor mistakes are made known with passive aggressive comments or direct embarrassment during staff meetings or in front of tenants. If you are a renter or thinking of renting from this company do not take the amount of negative reviews on this page into consideration when making your decision. I only know the outcome of the reviews posted during the time that I was employed with My House but I do know that their lease is pretty standard and there is nothing out of the ordinary when it comes to rules, lease terms, and guidelines for the return of your security deposit. If you don't pay your rent on time, leave your lease early and don't follow the proper procedures, or leave your home/apartment in a dirty/damaged condition then chances are you will have late fee's on your account or be evicted, you will have insane cleaning/repair charges, and you will not get your full security deposit returned to you. Those complaints seem to be the majority of reviews on Google and BBB. My review is not to bash this company so that renters 'beware' because I truly think this company handles their business extremely professionally in regards to their residents. This is more of an warning for anyone who might become employed with this company. It is a very hostile work environment which is why I felt I needed to resign from my position without notice (which is also not a typical thing for me to do). Your words get twisted by upper management, any minor cough or sniffle will get you sent home immediately (and then you will get reprimanded for missing work), and if you don't hop skip and jump for your manager you will definitely know about it in a very demeaning way and in front of your coworkers. Typically a cold will not keep me from work and even if I am not feeling 100% I still show up and do my job... I did this at My House and I was literally told if I showed up to work "sick" again (I don't consider a cold a reason to stay home from work) that I would be fired immediately. Crazy right? I did learn a great deal about the property management industry, professionalism, and office management while employed with My House and have been able to remain successful in the property management industry with a company that I feel appreciated in. Not everyone within this company is the same. I am mainly speaking of 3 of the upper management team, if you have ever worked there then you know exactly who because they are the only 3 people who have stuck around for more than a couple of years. I know I was not the only employee that felt this way and the constant office gossip was unbelievable, closed doors for 'meetings' were happening on a daily basis and the next thing you knew words were twisted again and someone was getting a slap on the wrist, or worse, fired...there was literally no in between. Hopefully My House will take my review into consideration when thinking about how they can improve their workplace environment for their employees.

Like many posts on here, MyHouse Properties also tried to take away my security deposit. In my case their lease had over $600 (out of a ~$1500 deposit) of fees baked-in that cannot be refunded (carpet cleaning fee, re-locking fees, etc.) Fortunately, I was able to take them to court and win to recover the rest of my deposit. I'd recommend anyone renting from this company be familiar with CRS 38-12-101 so you know your rights.

Because you made it very clear in the lease that this is 3 bedroom house with an "office" because we can not have more than 3 people living in this unit. And I will not take this review down.

Had a fine experience until it came to moving time and they charged myself and my roommates unreasonable charges that they will not provide documentation for when the house was spotless when we left. They continue to dodge our requests for the documents and have been very unethical about it. WOULD NEVER RECOMMEND TO ANYONE

So I have only lived in my current place for a month, but so far they've been great. I don't honestly understand the 1 star rating. I've already had a few problems with the home, but they were very quick to fix the issue especially during this time of the year when people are moving in and out constantly. I will write another review in a year if anything changes, but the staff is super friendly and welcoming.

**Update!**
So I have now lived in my house for a year, and I never want another landlord again! I love the staff so much, and the maintenance people are always so willing to help with problems they didn't even originally come out for like patching some holes in my walls that were missed before we moved in. This place really knows how to take care of their tenants, and I'm astounded by their horrible rating on here from disgruntled tenants.

They don't communicate, they raise the rent on you...

They don't communicate, they raise the rent on you, they charge you for damage that was there when you moved in, they enter your house without asking, they charge fines and fees for everything they can think of, they don't respond to repair requests, and even if you speak to them face-to-face, you'll find that they are unprofessional, strange people that will avoid answering your questions.

We didn't get any of our security deposit back. In fact, we were charged above and beyond our security deposit. All they did was send us photo "evidence" of damage that already existed in the house before we moved in.

We added a fire-pit to the back yard, unaware that it was against the rules. Instead of giving us the courtesy of letting us know so that we could remove and return it, they came into our backyard without telling us, and took it away. They could have just asked us nicely to remove it! Now it is probably sitting in the back yard of one of their employees. That was downright theft.

We lived in our house for 2 years and for the entirety of our lease, our garage did not open because it was broken. For 2 years we tried to communicate with them to have it repaired so we could use our garage. For 2 years we were ignored and brushed off, and for 2 years we had a garage that didn't work.

I could go on and on. DO NOT RENT FROM THIS COMPANY.... They are bad eggs.

I have been living in one of their units for a couple months now, they've been great. I don't see why people are so quick to leave terrible reviews. If you pay your rent on time and take care of the house you're in, everything is just fine. What a concept! They always answer my questions and maintenance has been super quick to make repairs. The bad ratings are not representative of them at all.

**Lease is ending this month, and this is still true. They were great and resolved all of our maintenance needs as fast as possible. Seriously, just treat the house you're renting with respect and make your payments on time and you'll be just fine. They were a great company and absolutely do not deserve these negative reviews. I had an experience like many others I ve read on here with this company. I have rented from many private parties and some rental agencies and have always gotten my full deposit back. On two separate occasions, the owners of the houses I rented sent me thank you notes after I moved out for leaving the houses in such pristine condition. With My House Properties, I was never a day late on rent and left the the home in excellent condition. They nickeled and dimed me on my final deposit return to the point it was funny. Customer service experiences were snarky and rude. I felt like a second class citizen in most phone and email interactions. I m so glad to be a home owner again and never having to deal with this rental agency again.

I had an absolutely terrible experience with My House. I took over the apartment in terrible condition and left it completely cleaned. Somehow they still managed to steal almost every cent of my security deposit. And of course they'll either respond to this by saying (a) they have no record of me as a tenant or (b) I left the apartment in bad condition but they magically can't post pictures so you'll just have to take their word for it. They are scam artists, plain and simple. (And of course, they will respond to this saying they didn't nothing illegal. Which is very debatable and even if it is true, they bend the law to the largest degree to screw you.) Rent from them if you are fine with just giving up your security deposit and not having your maintenance requests responded to and having to drive across town at the last minute to get a parking permit they forgot to tell you about. I am extremely disappointed with this company and have no idea how they are still in business. My roommates and myself are all mature, mid twenties, respectful tenants. We pay our rent on time and take pride in our home.

We were overpaying by at least $200. We also were not able to move into our house for the first 10 days of August because they were "repairing" the house and "cleaning" it. We had to rent a storage unit for $150 and move ALL of our stuff twice because we had to be out of our other place. (And sleep on our friends floors until we could move in). To make matters worse, MyHouse would not prorate the ten days that we were UNABLE to live in the house that we were paying for.

When we did eventually move in we noticed that nothing was properly fixed. There was duct tape on broken boards, poor paint jobs, and we still had to re-clean everything! The house was a mess. We even vacuumed twice (and this was supposedly after a "professional" carpet cleaning? Yea right). The "yard" looked terrible. Nothing seemed to be taken seriously or with any pride.

MyHouse is supposed to be in charge of lawns, they haven't paid any attention to ours for the entire year we lived there- even after sending them numerous emails and calling multiple times. We still had branches in our yard from the heavy snow storm. Never ever mowed. Overtaken by weeds. A mess! I actually felt embarrassed and disappointed for our neighbors. But because we didn't even own a lawn mower (since My House said they were in charge of the exterior) there was only so much picking up and weed pulling we could do ourselves.

We lived in a house on Pitkin and the shower upstairs had a terrible leaking problem that ruined the floor/ceiling. There was a screwed in board over the wall, so we removed it (hoping to find and fix the leak). Instead we found TONS of black mold and rotten, soggy wood. Clearly this wasn't a new issue and was instead covered up. (Also, in the basement, where the ceiling was, there was another board screwed into place covering up a GIGANTIC hole in the ceiling!) Which just confirms that the issue was never dealt with, it was simply covered up. We contacted MyHouse and they did NOTHING. We even contacted the city inspector and that was also a waste of time. Of course they came out, said it was terrible, told Myhouse to fix it, But once again NOTHING was done.

They are a sorry excuse for a property management company. They do not respect their tenants. They have no pride in their houses and will half a$$ "fix" anything they can. They cut corners, lie, and deceive.

Upon moving out, we left the house in better condition than when we moved in (We deep cleaned the entire house!) and we were still only given back half of our deposit. They also charged us for "professional carpet cleaning" just like it was "professionally cleaned" when we moved in, right... (which means they are charging the exiting tenants AND incoming tenants for a carpet cleaning that isn't even done).

I will never use this company again or recommend them. I would suggest anyone: tenants looking to rent, or home owners looking for a management company. STAY AWAY.

(If you go against my better judgement and do rent from them, I highly advise taking pictures immediately upon moving in and departing. Also keep every receipt when cleaning or paying for repairs. And if you ever speak to them, be sure to record and date the conversation. And if they promise any "prorated" discount, again, make sure you can PROOVE it or else you will be s* out of luck.)

This company really is atrocious. I think they prey on the fact that most people can't be bothered to take them to court because of the time and cost. So they intentionally screw you over every chance they get.

Whether you are a tenant seeking a home, or a homeowner looking for someone to entrust your precious property to: do NOT use My House.

Unfortunately, my experience with MyHouse has been like others. When we moved in the property was filthy. The floors were covered in black grime that only came up with heavy duty cleaner. The place didn't look like it'd been cleaned in at least a year with all the pet food, hair, and dust. The front and back porch lights did not work and we also discovered a serious bug problem. When we moved in we had a citation waiting for us due to the lack of yard care that we kindly handed over to MyHouse. The backyard and parking were unusable due to the excess of trash and branches. It took them over two months to fix. Part of our agreement when renting the property was the backyard parking, yet 2 of the roommates had to pay for parking passes due to lack of usable spaces. After we were ignored for several weeks, we had our parents call and suddenly, they were out within the hour cleaning the backyard. No rent money was taken off, but instead they sent us a $30 Cheba Hut gift card. We were courteous and cleaned before we left, they should have the same respect.

The front desk staff will harass anyone looking to talk above them. Absolutely zero respect is given to anybody other than themselves. I needed the deposit check written out to just me, instead of my roommates because we are all in different states and therefore cannot all endorse the check. Although this seems like a simple question and task, it proved difficult to even get someone to talk to me about it. I was given an email because the front desk guy refused to talk to me about it any other way. Come to find out I was given the wrong email. I called again only to be hung up on when the guy at the front desk told me "no" when I asked to talk to a manager. Then, the 2 front desk personal tried to gossip about me to my roommate when she went into the office to resolve the issue. My roommate kept telling them to stop and that is was unprofessional, but they kept saying things such as, "I am so sorry you had to live with her" and "your roommate is crazy." Mind you- this is all because they were not allowing me to talk to management. When I reported this to Laurie Ramirez (via email because the office refused to take my calls), she did not acklowledge the complaint on the front desk staff, but did finally give us information on how to proceed with getting a new check. Pro tip: Do not gossip about tenants to their roommates. It is considered bad business etiquette.
Downright refusal to talk or transfer somebody over the phone is unprofessional at the least. They took advantage of knowing I had moved out of state and was unable to personally come in. Never should anybody be denied to talk to management if they believe there is something wrong in the process or they are being treated unfairly.
When a manager was finally reached by my Dad, she was snipey and rude and told him I was lying about an email sent from one of their staff members (which I had forwarded to him, so he had it in front of him). They will do anything to weasel their way out or make it as hard as possible to fix any issues or admit fault.

DO NOT RENT FROM THEM. If you do, shame on you after reading these bad reviews. Don't let them fool you by telling you "only angry people write reviews." I have written good reviews for several leasing companies who extend the effort. The reason they have so many bad reviews is simple- they are not a good property management company.

Move out costs are outrageous, they will try to take as much money as they can even though I have receipts for the cleaning companies I paid for. When I was living there I had tons of problems with mice, all they did was seal up holes which were chewed through again. When I needed to get some painting done after they tried to fix some of the electrical problems, they left it unpainted and it came out of my security deposit. I really hope this company goes down the drain, save yourself frustration and money, I should have listened to the reviews I read before I saw them. Crooks.

This is a pathetic excuse for a rental company. There has been a constant theme of cheap, lazy, and unprofessional behavior throughout my experience with this awful rental company.
I should have learned my lesson when we were getting tours of the properties. First of all they list all of their properties on their website. My roommates and I browsed through them, and we made a list of houses that we wanted to see. Rather than giving us a personal tour to the houses that we wanted to look at, they put us in a group of 20-30 people, and took everyone to 5 random houses. They also did not send an actual realtor on these tours. Instead they sent an intern who was not allowed to know, or disclose the rental price for each property. These interns were clueless as they could not answer any questions about the properties. They simply would answer "uhm I'm not sure".
The company is extremely cheap, and they don't care about their tenants. They provide the house with damaged or broken appliances. It is their fault that our refrigerator door bars were broken (we knew the previous tenants and those were not broken when the moved out). The maintenance techs always take shortcuts when it comes to making repairs. After they had broken the doors between the previous tenants and myself, they duct taped the door bars back onto the fridge.
This company does not care one bit about the tenants and will always try to find the cheapest, quickest way to get around a problem, rather than fixing it for good. I had to constantly pester the maintenance manager for the first two months after moving in, in order to get basic repairs. They also give you a range of a maintenance tech coming in the next 48 hours. This is frustrating because they will not schedule actual appointments so you can speak directly to the tech about the problem, and solve it in one visit.
Contacting someone in the company to get simple repairs and to answer simple questions is impossible. When you call the main office and ask to speak to someone, the secretary will always tell you "they are in a meeting, they will get back to you" but they never do. This company is extremely cheap and unprofessional. I would not recommend this property service to my worst enemy. I only gave them one star because that is the lowest possible rating I could give them. They deserve a zero since I have not had a single positive experience with them.

DO NOT RENT THROUGH THIS COMPANY: I rented a 2 bedroom apartment on Robertson St from 2019-2020. From the begining they were super helpful getting me a quick apartment, and were responsive in maintience and any questions I had. However, since moving out July 13th it took them over 60 days to get my security deposit back. And when I did I only got $113 out of $1,112. There were minor scratches from my dog on the doors, ok understandable. However, they took out $360 for cleaning fees ($40 per hour, meaning they cleaned the apartment for 9 hours?!) and almost $100 for a rekey fee. We left that place better than we found it. I am appaled by their unproffesionalism and these ridiculous charges. When I called to discuss this they quickly said they were busy and told me to email with my concerns. Out of all my years of renting I have never dealt with charges like this, beware.

Absolutely pittiful place to rent from. I would not recommend this place to anyone. They are miserable to work with and instead of working with me they want to take my money. After 3 years of renting and over $59,000 paid in rent, not once late, they now claim I owe $940 for carpet cleaning when we moved out early so they could replace the floor. We were promised the flooring would be replaced throughout the house when I moved in, but that never happened. Then I was assured that I would not have to pay for the cleaning of the carpets and yet they want to charge us. Every time I try to talk to them about this charge they refuse to reply and seem to avoid me like the plague. Bottom line is do not rent from this company. They are greedy, selfish, and overall crooks. Listen to the bad reviews because they are all true. No one deserves to be treated the way these people treat their renters. If you do rent with them make sure you have a very good lawyer.

My House Properties has been a great experience thus far. They rented me a 3-bedroom house. Signing for the house a quick and painless process. The people who work here are great as well. They make sure I am taken care of through out the year by helping me turn off/on the sprinkler system and making sure my heaters are all in tip-top shape. They offer these great services but also make sure I have my privacy. My House Properties never drop by unannounced. I recently resigned for another year, which took only 3 minutes and they did not come by for an inspection. I appreciate that trust. And makes me more at ease living here for another year. If you are looking for places to rent, please give these an opportunity to help. They have great locations, more affordable locations compared to other real estates and the staff is very helpful and friendly. Probably my favorite real estate agency ever. Clearly the last review must have been written by an employee because it's bologna. I have never in my life had issues with a rental place until now. This is the most unprofessional, underhanded, non communicating company I've encountered and I was in Human Resource Management for 12 years. I know how to deal with people...this company has none of that skill once they've received your money. Just to let all unhappy tenants know in Colorado the state LAW is that no matter what the term of your lease is you are allowed out with full rights to all deposits so long as you give a 30 day notice. No glitches, no hassle...it's the law. I have involved legal help due to a plumbing issue and have learned a lot in the last few days as to what our rights are. Your lease means NOTHING in CO and you can absolutely get out. Parents considering renting a home through this company for your college kids? Don't do it It will be nothing but a hassle and a nightmare. I am closer to 40 than I am to 30 and this is the first negative review I have ever written about a company. I feel this strongly about the poor management and ownership of Kris and her staff. You will be disappointed if you use this company. I will also be reporting them to the BBB.

I have a friend that rents from them. Not someone you want to rent from at all!!!! They charge tenants for leaky pipes (which is wear and tear). They had to pay $80 to fix a garbage disposal that went bad (again wear and tear). Wear and tear is in their contact for them to fix. You will not only fight for any maintenance you have to have done but more than likely you will have to pay for it to.

This is the worst property service I have ever delt with and I have been renting in fort Collins for 5 years. They over charge rent. It took our entire lease to get the a.c. fixed. When the temperature dropped below 0 last winter we didn't have a furnace. And our stove died so we had no way of cooking food for an entire week. They charge outrageous rates and steal your deposit. I had to clean a glob of hair out of the bathtub the size of two fists tell me that's clean!?!?! All I can say is if you aren't desperate don't rent from them. Plenty of new apartments going up in the area just as expensive but at least their stuff is new and clean.

I recommend avoiding renting from My House if at all possible. They are notorious for taking almost all of your security deposit, and some reviews on the BBB website have even worse horror stories.

We followed the move out checklist as closely as possible, scrubbing the walls, baseboards, window sills, etc etc., the list is very long. Really got our elbows greasy. The $40/hour cleaning service fee in the lease is very high for a college budget, so we put in the work to make the place spotless. It was definitely cleaner than when we moved in. They only thing we left was a foosball table in the basement because we didn t have enough time to move it before the 12:00 pm move out deadline. (They will tell you this is a favor of a couple extra hours but it was noon on a Monday, so if you want to bother your friend with a truck after work instead of on the weekend you re SOL). They even asked us to move up our move out date so they could have 3 extra weeks to replace the carpets. Even with the house looking as clean as can be, they still managed to fit in $2000 dollars with of fees, leaving us with $500 our $2500 deposit. The fees included 30 hours of cleaning, 8 yards of trash, and various other nickels and dimes. When I showed the parents lawyer friend the detailed itemization of the charges his response was they re clearly ripping you off. But we ended up not pursing the legal option.

I also have some friends who rented from them with a similar story. Their situation was even worse because they got charged $300 on top of their entire security deposit being taken. AND when they moved in the whole basement smelled awful, like rabbits had been living in the carpet.

It seems to me like they are aware that they can take advantage of college students who are renting for the first time and don t know better. They probably roll their extra winnings straight into remodeling their houses. Don t rent from these amoral degenerates.

Not surprised by the already low review. This is a horrible company. They are so rude, especially their GM, and lack communication skills. You will not get any calls back from them while you live in their properties, they will not address service requests quickly or correctly, and when you do talk to them on the phone they will be so rude. I have never been more disrespected by someone on my entire life, then by the GM of this company. I will be reporting this to CSU Off Campus Housing so that no other student has to deal with this poorly run, nasty company. Find somewhere else to live!

You will end up owing them a double price of your actual rent when you move out (of course it depends on if you got evicted or not), but they WILL charge you for a lot of stuff and when you'll try to contact them to review what they are charging you for, they won't answer and then will block your number! I have nothing but positive accolades to give My House. We have only needed maintenance a couple of times, and they are super prompt about taking care of the issues. There have been a couple of times that we were late, and again, they have been more than accommodating there, too. I truly love renting from them, because they make it so easy. Please note the apartment was filthy when we moved in (dust everywhere, dirty appliances, disgusting bathroom) so I assume the "cleaning fee" was also charged to the tennant before me, even though cleaning had not taken place. We made clear remarks on our new tennant inspection form about the filth. Do not assume your experience will be any differnt!! My House refused to do a walk through when we moved in and when we moved out. Our cleaning was more than thorough. The apartment was in far better condition when we left than when we had arrived. They are an unprofessional company, clearly ran by crooks looking to make money. Not only did we not get to move in on the date we were promised, but the house and yard was filthy, insect and mice ridden, and without the washer/dryer unit stated in the lease. They tried to charge us a full month's rent and took their sweet time fixing and replacing the problems in the house. We also had several nights without heat because no one came out to fix the furnace (they didn't even know where it was) and the dryer vent was SO clogged that it blew the filament in the dryer twice, which ended up having to be replaced.

NOW they are trying to bill us the ENTIRE water/sewage bill from April 2014 to now because they had the whole duplex under one name and didn't bother to rectify that prior to the signing of the lease or sublease on 1/30. We didn't get to move in until August 15th, by the way. The reason? They are renting the duplex out as two properties with only one water meter. So the water isn't even billed by actual usage. This following the error last month of adding $100 to our rent which is not suppose to start until August.

The plus points are that the staff is generally friendly, even if they are not knowledgeable, and there is no pet rent.

I was hoping to leave a positive review, however MHPS has created another "disgruntled" tenant.

Things started out rocky, they had us sign a lease on a property that actually wasn't going to be available. They were able to get us into a similar unit, that didn't have a dishwasher. They claimed they would see about getting one installed, but never followed through. This should have been our first indication that the left hand doesn't know what the right is doing, and they don't stand behind their statements.

Things went down hill when we moved out. Our lease went through December 19th and we understood we owed through then, even though we were moving out the beginning of November. MHPS began showing our apartment, and told us We would not owe if they got a lease signed on it.

As of November 28th we had not received a rental statement, so I called to see how much we owe (their statements state that even if you don't receive a statement, it is still your responsibility to pay.) We had never been told what our prorated amount would be, so I needed to know what we were expected to pay. I was told by the lady who answered the phone, after she confirmed with someone in leasing, that we did not owe because our apartment had a signed contract. We went along our way, thinking everything was okay.

On February 10th, we received what we thought was a refund, but it was a bill. They ended up charging us the prorated rent, A LATE FEE, an absurd cleaning fee, and a couple other little charges, like changing the locks on NOVEMBER 25th.

I called to ask why we were being charged the rent, after we had been told we didn't owe, and a late fee.

Kris Ticnor decided to hide behind her guard dog Laurie Ramirez. Laurie's responses defending MHPS have been surprising and hilarious.

Her response as to why we were charged a late fee, even though I did my due diligence and called to see what we owe "That is like calling your auto loan company, and the DUMMY, that answers the phone tells you, you don't owe, so you don't pay your auto loan." Yes she actually used the word dummy... how professional.

Her answer as to why we were expected to pay the prorated rent after we were told twice that we didn't owe, and the locks were changed November 25th, 24 days before the end of our lease; they changed the locks out of a courtesy to us.... and whatever the employees told us doesn't matter, our lease stated we owed through December 19th. She just went around and around in circles... making it apparent their staff can say whatever they want, and MHPS doesn't stand behind it.

She also let me know that they do their own in house cleaning. So basically they can charge whatever they want. There is no way a competent staff could spend 6 hours cleaning a small 1 bedroom apartment with laminate and tile floors. We left the apartment cleaner than when we moved in (no MHPS, I didn't take pictures of the filth when we moved in, I just sucked it up and cleaned it to my own standards.) Upon vacating we went as far as replacing the drip pans on the stove, scrubbing walls, baseboards, and doors, removing the window screens and scrubbing them, in addition to the typical cleaning requirements. Somehow..... they still managed to spend 6 hours cleaning.....

If you haven't signed a lease, just stay away from this company. I thought our story would be different, and all of the other negative reviews were just upset tenants. But that is all MHPS creates, is upset tenants. If you have already signed a lease, good luck!

I have given MHPS several chances to fix this situation in anyway, even removing the late fee would help! Laurie Ramierez was supposed to e-mail me by February 24th, and I still haven't heard from her, another example as to how they don't follow through with their claims.

I don't know how Kris Ticnor feels good about showing her face in public, what do her friends think of all the negative reviews about her company? The only positive reviews are from her staff.

Much thanks to the individual who helped me update info for it over the phone today (2/11).

Won't lie, I was a bit leery after reading reviews - but the price was right, it was available, and we needed it.
After having lived here, though, I really feel as if the low ratings aren't warranted - at all.
Take them with a grain of salt.

I have yet to have a negative experience with these folks. They are responsive to our needs, polite, and professional.
The property maintenance person is always here after a snow to shovel and salt the walks.
During the summer, they are consistent on maintaining the bushes and yard area.
The cleaning person is here every week, cleaning the entry ways, hallways, and laundry areas of our building.
They always maintain contact with us about updates, issues, and scheduled property maintenance.
Haven't really had many issue with neighboring tenants, either. The one time there was a bad issue, MyHouse handled it swiftly.

My apartment did have some minor issues - mainly aesthetic in nature. Overall, though - it's a nice place and everything has held up well.
When our AC stopped working over the summer, it was replaced very quickly by MyHouse. And that's really been the only issue I've had since moving in.

What made me really happy about this place is no pet deposit and no monthly fees for my pets. Not to mention, my monthly rent *still* is under $1000!

***EDIT*** This rental company was outrageous. I spent hours upon hours cleaning the house after moving my belongings out and the company charged us for cleaning charges. They also charged us for items/damages that were in the house when we moved in of which we sent pictures to them. We left the house far better than we found it (asked to have the bathroom floors replaced, asked for finishing aspects in the kitchen that were not there, informed of a mold problem, and other problems) and yet they still charged us for things that were there before my roommates and I moved in. This company is a rip off!

I am 31 and have been renting various apartments since I was 19. This is the first place I have had issues. The location is excellent. The property management company is soulless. 1 day late with rent: $130 fine. Even if it is because your car gets towed from the lot despite a parking permit - itself a $210 fine. Ive been robbed twice there by the sketchy tenants that occupy the building. 29 years straight without a robbery and 2 in 3 months. Walls are paper thin. They nickel and dime you on move out. Look elsewhere or read your lease very VERY carefully and document EVERYTHING upon arrival - preferably with video. Take pictures of your parking permit each night.

Not even sure they're the same people we're paying for this place. They have been very polite, but stern. We needed a place for our three cats and one dog, and we were shown this place that has no pet rent or deposit, so we're not complaining about that.

The maintenance on the other hand, is one guy who owns all different properties, and refused to replace the phone line in our home without giving a reason. It is a utility and is unlawful to leave it unworking. It doesn't matter to us anymore (Century Link, ppppbbt!) now that we have comcast, but so far haven't seen much of an issue. We had to replace the air filters but that was it. I'm sure we're overpaying for this place, but no pet rent or deposit, we're not complaining.

For us they were a very different mindset than TRI in Greeley, much more professional and easier to get a long with. Just tread carefully, and go over the lease thoroughly.

I've been a tenant for almost two years and have truly appreciated the stellar service by everyone in the office and on the maintenance team. Noe, in the office, has been especially courteous. From the time he showed me the rental property, to the times when he accepts my monthly rent payments. He remembers my name every time and always asks if everything is going well with the home. Earlier last year I also felt impressed by the attention to detail and excellent communication by Bill, in the maintenance department. Bill handled all of our issues with care, even the challenging ones! Last weekend my garage door broke, leaving my car inside. I left a voice message and submitted an online maintenance request. On Sunday, a repairman, Chris (from Overhead Door) came and quickly repaired the torsion spring. I appreciate that my request was accepted even on the weekend! Today, Heather, from the office, called and asked if everything was taken care of satisfactorily. I was not surprised that she, too, was friendly and caring. I appreciate all of you and would recommend your services to anyone looking to rent!

They won't let us enter the property until the 5th of august with no prorate. On top of that, this company is extremely expensive and offers no assistance. In addition, the ability for the landlord to enter the property without notice is an extreme invasion of privacy. This company needs to be shut down and put out of business. Our unit was taken over by My House for the last month of our lease and they were beyond amazing. We previously had Henderson Mgmt and they were terrible. From customer service to overall attitude, Henderson was the worst. My House took over and they we're so respectful and treated us so well. Noe Gonzalez was patient and you could tell he genuinely cared about us as tenants and our experience with them. I can't say enough positive things about My House as a company. I ve only been living here for about six months but we have loved living here! It s quiet, our neighbors are respectful and we love the location! In the fall they did end up taking our recycling away and didn t let any of us know ahead of time which was a bummer. Our recycling piled up for two weeks and we had no idea what happened, but once we emailed them they responded quickly and let us know where different recycling centers were and they assured us that they were going to try getting it back for us too! Well, they ended up following through with what they told us and we have recycling back again which is amazing! Other than that we haven t had any complains! I rented from My House in the past and received my entire security deposit when I moved out. All of these negative comments blow my mind because if you left your home the way it looked when you moved in (minus normal wear and tear) then there would be no issue recovering your deposit. We even had a cat which was no issue in the move out process. The maintenance crew was speedy and helpful with any issues that occurred while we lived in the property as well. I feel like giving it two stars is being generous and I've hardly been here a month. The only reason is because the office works are typically kind. However that being said we had an 8 day period in which we couldn't move in because they were working on the house. And honestly I think the only thing they did was paint and leave the lights on 24/7 (which they made us pay for). All the vents, electrical sockets and light switches had their covers off. One of our bathtubs was unable to be trained without us holding on to it, and this was how it was when we moved in and it still hasn't been fixed. About a week ago one of our drains broke and therefore we were unable to use a bathroom for a full weekend. The backyard they gave us is in horrible shape. The garage that we have is tilted, basically falling down, and has a random poll in the middle of it, none of us will park in there. I will never rent from them again, and if I were you I would find any other place.

I received a letter months after my lease ended informing me that I would not receive my deposit due to issues with the condition of the property. I noted that the prorated amount for our final rent payment was incorrectly billed as the full amount. I had previous correspondence with the company confirming that we would pay a prorated amount for our final month. I filed a research request and the company found that they had misinformed us initially about the final payment. I spoke with David Porterfield about this matter and he informed me that the company would not honor the agreement to pay a prorated amount because it was not in the contract. This was not the first time the company had made mistakes on the lease statement in their favor. The conduct of some employees was at best unprofessional and at worst dishonest. Do not trust this company. At the very least find a company that is upfront and honest with you about correcting their mistakes and one that strives to build a trusting relationship between themselves and their customers.

Like so many others, we have had a negative experience with My House. We ended our lease early and our agreement was to pay until the end of the month and keep the yard maintained while the house was vacant (with new renters entering at the end of the month). Upon move out we ended up not having room for several items in our UHaul so we messaged our My House agent to let her know we had to leave some things behind that we would be back for within a week. We informed her that we left items in the garage along with our landscaping equipment needed to maintain the yard (which we had been given prior permission to leave). Sadly when we returned for our things we found they had been picked over and many of our items stolen. Our My House agent told us that no one with the company had seen our stuff and that there were reports the side door to the garage was open when they arrived (implying theft in Windsor, CO). To our surprise, My House actually included pictures of our stolen items in their final letter to us detailing all of the charges against our deposit. They actually charged us for removal of the items they told us they d never seen. Including charging us to remove a lawn mower that we still have in our possession! We were shocked! Surely they would want to right this? So we contacted them and made clear our concerns regarding the fraudulent charges. Their response (no different than the ones provided here and on their BBB reviews) was to make excuses for their lack of ethics, try to intimidate us and even threaten us with a lawsuit. David Porterfield refused to return our money (even for the supposed removal of a lawn mower that we still have!) and explained he would be suing us for slander should we call My House thieves and/or liars. This company is highly unprofessional. The response we have received from them was nothing I would expect. I could say more about being nickle and dimed out of an entire months rent via our security deposit but there s not room here. This company is so bad that even our neighbors (private homeowners) warned us about their practice of keeping security deposits. Needless to say, I wouldn t recommend them and if you do rent from them don t bother cleaning at all upon move out because you won t see a dime of your deposit. Oh! And don t leave anything behind, they re quick to come in and remove it without letting you know and then will charge you for the removal .

As a former employee of this company I know the tactics they use to lure unsuspecting college students into renting from them. They will tell you one thing but the lease says the opposite. They charged us to clean a stove vent hood that is 20 years old, they charged us to clean WINDOW CASINGS! Take pictures of everything that is dirty when you move in and note it on your move in report, don't just note damages - note dirt too!!!!

They basically left us alone this whole time and usually respond quickly when something needs to be fixed in the house, but I knew something was too good to be true about them. They lie about the move in date and don't tell you until after you've signed the lease that the place isn't available for roughly a week, and no prorates. Also prices are insanely high as I have a tiny house and it's going for 2100$ this year. Not only do they seriously overcharge for rent they screw you over so bad with your security deposit. My house was spotless the entire time, still got charged cleaning charge of $270 so don't even bother cleaning cause they will charge you no matter what. We also got charged for a bunch of things that were wrong before we even moved in and we specified those in the move in checklist. I'd say go somewhere else than this money hungry company because in the end you will be pissed off.

One of the down sides of this industry is that only disgruntled tenants choose to write reviews. The companies that have positive ones usually buy them. Kris would never stoop to this level. As unfortunate as this truth is, My House isn't to fault. This is a fair but firm company. They manage other peoples investments and do so carefully. Please remember there are two sides to every story. If I were to move back to Fort Collins, Kris at My House would be my first trusted call.

I've always gotten my security deposit refunded within a month of the move out. This is definitely not acceptable in my eyes especially with covid-19 going on. The charges were very unfair and were never mentioned anywhere in the lease agreement. My opinion of this company is that they are scam artists when it comes to giving back security deposits in full. That is the only complaint that I have about them. At the end of my lease, they charged me for all the damages before I moved in. They seriously cheated someone in a wheelchair. The previous tennant had dogs, I didn't. They charged me for dog damage, after they acknowledged that it was too damaged for a deposit. If I had a lawyer, I would have sued them to the stone age. But since they prey on the poor, won't happen for a while. Stay away from this horrible company.

I would strongly urge that no one rent from these people, you will be ripped off, treated like an idiot and live in a gross home that is over priced.

We had the same problem many people are describing here, we could not move in until August 8, and there was no pro rate for those 8 days. The house was a complete mess when we moved in, the kitchen floor (which is stained yellow anyways) was black it was so dirty, the towel rack in the master bathroom was falling off the wall, the toilet seats were rusted, cracked and disgusting, the living room curtains were unusable... we fixed up the entire house and cleaned it more within the first week of living there than it had probably seen since it was built. Also the dryer didn't work (it took several cycles to dry even a small load) and was not fixed until a year and a half of living there.

We always paid our rent on time, we never caused any problems and we kept the house very clean. The house was poorly cared for, despite it being under 5 years old and my roommates and I took better care of it and left it 1000x cleaner and more fixed up then when we were given the keys two years ago. Yet, after moving out this July, MyHouse is charging us $900 for cleaning the house and listed the reasons as "pet urine" and "general house cleaning". We do own a dog, but he never had accidents in the house and we made sure to clean the house spotless before moving out -- we even have our own carpet shampooer.

The staff in the office will treat you like you know absolutely nothing. April, a leasing agent there, was flat out rude to my roommate and I no matter when we dealt with her. I felt like I was being treated as a child in trouble in elementary school would be whenever I met with her. The front desk staff always seemed nice enough, but to get anything actually fixed at your house will take months and months. Our dryer always kind of worked, but took several cycles to dry anything and by the time MyHouse finally decided to pay attention to what we were saying, it was taking over four cycles to dry a load of socks. It was an extreme fire hazard and was greatly increasing the costs of our utilities.

Just because you are a college student and are living in a college town is no reason to be treated this way or ripped off -- DO NOT RENT FROM MYHOUSE. Unless you like being charged tons of money for no good reason.

This place is a rip off tthey charged me a 5400 deposit then excepted my daughters rent late for 10 months then decided they wanted to keep my deposit n evicted us . They had our rent in there hands and then when my daughter went to pay the late fee they told her we had 3 days to get out. Took us to court but we made an agreement to move out at end of month. So they returned our rent to us. Then proceeded to say we REFUSED to pay rent. When we moved in i took 287 pictures due to fact we had dogs n it was such a high deposit i knew they would try to keep it. Started coming in home every couple weeks to see if there was anything they could evict us for thats when they decided to not except my daughters rent late. Then after 1-3/4 they come back and want 2000 more said we owed for carpet n other things that were messed up when we moved in. But all of us had moved in different directions n couldnt get to the hearing n so there evidence was pictures i had taken. They will steal your money if i could i would stand at there door n stress to people not to rent from them. DONT DO IT. THEY ARE THIEVES... they even call thier workers DUMB

Had a very good experience with this company. They had good communication, and when we had a maintenance issue, they were prompt to respond and the vendors they chose were all professional. We would rent with them again. We only stopped because we bought a home.

Went to a showing for an apartment with one of their leasing agents. When asked about pet policy details, we were told that they had no restrictions on weight... after filling out apps totalling in $110, they told us that they don't accept pets over 25lbs, and didn't respond to my emails requesting a refund due to incorrect information from one of their leasing agents. Unprofessional. Not sure if they are fishing for app fees to make all their income, because now that same apartment is still up for rent, and they removed the move in special. Kind of strange!
