I was hoping to leave a positive review, however MHPS has created another "disgruntled" tenant.

Things started out rocky, they had us sign a lease on a property that actually wasn't going to be available. They were able to get us into a similar unit, that didn't have a dishwasher. They claimed they would see about getting one installed, but never followed through. This should have been our first indication that the left hand doesn't know what the right is doing, and they don't stand behind their statements.

Things went down hill when we moved out. Our lease went through December 19th and we understood we owed through then, even though we were moving out the beginning of November. MHPS began showing our apartment, and told us We would not owe if they got a lease signed on it.

As of November 28th we had not received a rental statement, so I called to see how much we owe (their statements state that even if you don't receive a statement, it is still your responsibility to pay.) We had never been told what our prorated amount would be, so I needed to know what we were expected to pay. I was told by the lady who answered the phone, after she confirmed with someone in leasing, that we did not owe because our apartment had a signed contract. We went along our way, thinking everything was okay.

On February 10th, we received what we thought was a refund, but it was a bill. They ended up charging us the prorated rent, A LATE FEE, an absurd cleaning fee, and a couple other little charges, like changing the locks on NOVEMBER 25th.

I called to ask why we were being charged the rent, after we had been told we didn't owe, and a late fee.

Kris Ticnor decided to hide behind her guard dog Laurie Ramirez. Laurie's responses defending MHPS have been surprising and hilarious.

Her response as to why we were charged a late fee, even though I did my due diligence and called to see what we owe "That is like calling your auto loan company, and the DUMMY, that answers the phone tells you, you don't owe, so you don't pay your auto loan." Yes she actually used the word dummy... how professional.

Her answer as to why we were expected to pay the prorated rent after we were told twice that we didn't owe, and the locks were changed November 25th, 24 days before the end of our lease; they changed the locks out of a courtesy to us.... and whatever the employees told us doesn't matter, our lease stated we owed through December 19th. She just went around and around in circles... making it apparent their staff can say whatever they want, and MHPS doesn't stand behind it.

She also let me know that they do their own in house cleaning. So basically they can charge whatever they want. There is no way a competent staff could spend 6 hours cleaning a small 1 bedroom apartment with laminate and tile floors. We left the apartment cleaner than when we moved in (no MHPS, I didn't take pictures of the filth when we moved in, I just sucked it up and cleaned it to my own standards.) Upon vacating we went as far as replacing the drip pans on the stove, scrubbing walls, baseboards, and doors, removing the window screens and scrubbing them, in addition to the typical cleaning requirements. Somehow..... they still managed to spend 6 hours cleaning.....

If you haven't signed a lease, just stay away from this company. I thought our story would be different, and all of the other negative reviews were just upset tenants. But that is all MHPS creates, is upset tenants. If you have already signed a lease, good luck!

I have given MHPS several chances to fix this situation in anyway, even removing the late fee would help! Laurie Ramierez was supposed to e-mail me by February 24th, and I still haven't heard from her, another example as to how they don't follow through with their claims.

I don't know how Kris Ticnor feels good about showing her face in public, what do her friends think of all the negative reviews about her company? The only positive reviews are from her staff.
