My experience with Losani Homes has been such a positive and pleasant experience. The representatives are knowledgeable and thorough, and answered any questions we had. Meeting with the Design Team to pick the selections for our home was much easier than anticipated. They took our vision and created reality, while listening to our ideas and offering suggestions. We are excited to see the construction of our home under way and can't wait to move in to our dream home!

Our company rents a unit from Losani and they are the most inconsiderate landlords I've ever encountered. For years we battled with carbon monoxide leaking from an adjacent unit due to improper sealing of the ducts (Losani failed to properly seal them for years). Their contractors constantly show up without notice and disturb our staff (with banging, etc...) and the building we are in was poorly built by them. Shortcuts taken everywhere. If this is how they build homes...think twice before buying from Losani.

Soon after my review was published, Losani reached out, confused about my review and demanding to meet with my boss. To be fair, they also sent someone to fix a hole their contractors had made in our boardroom months prior (and didn't fix). Glad they are at least reading their reviews.

UPDATE: Heat has been broken for a week. Their guy came and there was nothing wrong according to him...except the heat is not working.

I recently purchased a new home at Vista Ridge, the experience I had at the Vista Ridge Sales office was on a very high level. My initial correspondence with Ross was very impressive, he was extremely prompt in email response and professional. I set up an appointment to drop by and put a deposit down and my interactions with Lori was equally impressive. Everything from the initial walk in and greeting, to the design of the sales center was stunning. Furthermore the sales brochures and marketing material given to me appeared to be of a very high quality. I was given a lot of detailed information from Ross and Lori, all questions were answered concisely and the overall attitude of both representatives was very professional. I returned home to decide on which model I would proceed with, I can happily say I returned a few days later to put a deposit down.

I agree 100% with there needing to be a negative stars review. I've been renting with Losani home since April (single mother/4 young children) they rented me an unfit home that has done nothing but fall apart. And after having my septic bed back fill into my home... it's now been 27 days and my basement is still no where near finished. It has taken all his time to finish 3 quarters of wall.. and apparently 4 layers of mud ( I know I laughed too) and today I get an email from an employee of theres trying to convince me of doing work for 4 days when he appeared once. From flooded basement and damage.. mold.. leaking bathtubs and roofs.. and now a septic bed backfill... they are definitely on a roll. I then get an email from an employee saying "fyi.." talking like a damn fool. And trying to tell me he's been working in my home for 4 days.. I don't think so. The incompetence of Losani home employees is disgusting. Please anyone looking to buy or rent from them do your research or you will end up with nothing but problems.

Almost 6 years ago I purchased a losani home in their Ridgeview Community. I was a first time home buyer and my experience was wonderful. I never had any issues at all with construction. The few flaws that I had at walk through we re all resolved within a month. I recently sold my home and received top dollar for it. Had we not outgrown our house we would still be there. Unfortunately, their new Winona site wasn t open in time for me to move there. I would purchase another Losani home in a heartbeat if I was in the market. Losani is a First Class Builder in my books and I would definitely recommend them.

The design, construction, and warranty teams were all professional and understanding of our needs. Above all, they are all friendly and great people to deal with. All deficiencies have been resolved and were mostly minor in nature. The designs, quality and customization of Losani Homes is unparalleled by any other builder. We definitely recommend Losani Homes and hope to do business with them again in the future!

I find after 4 years of usage my floorboards are cracking. Now I cannot even claim this as a Major Structural Defect as part of the warranty process. I wanted to give zero stars, Losani is greedy builder makes concrete jungle. Losani community has no green space that community can use. this builder use every inch of land to make money. Also don't get fooled by their marketing and sales, false promises. Once you signed contract (which is 100% in favour of builder ), you are helpless. Builder can change siteplan, floor plan, elevation, everything. also good quality material means cheapest possible material they can use.

After possession community left dusty environment for 3 years. never clean roads or pave the road.

After signing a contract, all we had bad experience each steps till 2 years of possession, 100's of deficiencies still incomplete, no one cares, and for repair issue they never use professional, they send handyman kind of people to fix issue. Warranty Customer service rep ryan and denialla just show you contract as a standard answer instead of solving the problem. (Means they can do anything with your house), tarion warranty is useless.

All builders are kind of same but losani is one of the worst experience we ever had. Don't buy losani houses, there are plenty of good builders out there.

I was initially quoted a one-day turn around time to remedy an issue I experienced but was surprised with the issue being fixed in the same day even though external issues prohibited the problem from being solved at all during the time! We closed our house last year in 2019 in Central Park, Stoney Creek. We are very happy with the overall experience with Losani Homes starting from design center to closing and to the completion of our 30-days list and currently in process of year-end repairs. The quality of material and workmanship is up-to-the-mark. Fortunately, we came across Angela Passalent as our Warranty Service Representative who personally followed up proactively with all trades/site staff and with us to complete the outstanding items in a timely manner. Not only, did she managed to complete repair items, but she also left a lasting impression about her professionalism and a true reflection of Losani Homes as an excellent builder. We dealt with many builders in the past and I would say that Losani Homes is one of the best in terms of quality, value, price and responsiveness.

Purchase process was absolutely amazing. Staff and service was great until just prior to possession where deficiency list work was redone poorly or not at all. Losani site crews were great, but office and administrative staff continually delayed on repairs until they were able to push it onto tarion. Tarion does not cover many things losani was supposed to fix initially (like squeaks in your floor). Our whole house creaks like an old boat. Driveway Pavement took 1.5 YEARS for installation. Our losani houses were the first to be built on the street the absolute last ones to get grass and pavement by many months.
If you do choose losani, make sure every issue you have is promptly conveyed to losani in writing and that you follow up constantly until you get firm responses for date and time. It will take a lot of correspondence.

I can only advice future customer that, please do not buy house from Losani. They are totally crap. They are forcing their customer to change their decision. Customer time is no matter for them. For quality, my foot. Nothing they give specific. Just regular chip material.

I have few points to support this.

1. Very bad material used in framing. We realize after our Framing appointment completed with him. We already signed document by that time, so we did not fight with them. Still send an email to the appropriate person and did not receive any answer from them. Even we called them and she said, she will forward that email to site manager and again, we did not receive any answer from them.

2. Because of Bad Plumbing and Heat pipes planning, they ruined my living room. In my living room, there is one big pillar just besides kitchen. Losani did not inform us when we purchased and when we went for framing appointment, we did not realize that its too big, because everything was open. But when they start drywall, we realize and we personally went to the site before tapping completed and talked to site manager and engineer. They did not want to think twice and they explained us everything in that way to hide their mistakes.

3. On 8th August, they contacted us and told us that, for ensuite bathroom, small tiles are not available for wall, which we selected. They gave us two option, one is to book an appointment to change tiles and another is fit same big tiles which we fit on floor. we told them that, please book an appointment with condition that, either we changed both tiles, floor and wall or we do not want any change. They did not say anything and book an appointment for Friday late afternoon. we again request them to please do not install any tiles in our Ensuite Bath. This happened by 9th August. In the evening, we went to my new home and make sure, they did not do it. Again when on 10th we went to my home, they installed floor tile in our bath. and on Friday, when we reached there, the manager said, now we cannot replace it, because its already installed, you have to select something else only for wall or we will install the same. We were totally pissed off, but we do not have any other choice.

4. After all this, they did their level best effort to crushed my dreams. Closing on 19th September and they setup PDI on 14th sept, 2016 without inform us and then send an email that, we are scheduling PDI walk with you from 9-11 on 14th of September. Looks like they are informing. They are not even setup the appropriate time, which is good for customer. I even called them to ask and they told me, they will not change this at all.

Now, I have no worse words in my dictionary to speak for them. I cannot provide negative rating over here, otherwise, I will do that too.

Please beware to buy anything from Losani.

There should be a negative star option. Please avoid this builder at all costs. Everything seems great at the beginning. Staff are courteous and respond quickly but then construction starts. The silo s of the company (Sales Center, Design Center, Construction) cannot get anything correct, and all of the information is misleading; so be prepared for the mistakes. Once they have your money you no longer matter. You ll run into countless issues that aren t covered in your sales agreement. Sales reps lie outright, the design center over promises and under delivers, and construction is low quality material sought out to be completed by the contractor who is the lowest bidder. They are absolutely horrible. Once you live through all of this, you ll trade fancy emails with customer service who again, will over promise and under deliver. Then you ll engage Tarion, because they ll help right? Don t be fooled. Tarion is a fictional coverage made up of builders who are only out to protect themselves. The federal government has been made aware of the crack in Tarion, and is moving to create a government owned entity that will replace it. In the end your left with a home that has so many issue s and flaw s you ll need to pay a contractor to come in to fix them (because the builder and Tarion wont) or you ll sell it out of frustration and explain to every viewer of the home how pleasant your experience with Losani was. I hope you found this review helpful and have selected another builder.

I purchased a townhouse from Losani Homes in 2016 and had it closed in 2019. Losani has an excellent sales team. At decor center, the twin sisters and our consultant Ashley helped us a lot. Also appreciated very much for that Losani kindly offered some extra job done for us. With the issues after closing, the Warranty Service Representative, Angela Passalent, was the right person for quick response and repaired the items with correct method. Her patience and thoughtful manners really impressed us a lot.

Price and quality are average in the new housing industry. Customer service post sale is terrible. Once money has exchanged hands your pretty much on your own to fight to have deficiencies completed. Tarion is useless as they let the builders essentially take 1year and 4 months to complete the smallest of deficiencies. If you think I am making this up, ask people who live in Losani developments and they will confirm. Look for a better builder!

House was built with kitec plumbing, my neighbors and myself are stuck spending 10s of thousands of dollars to replace the plumbing. Unable to fix my hot water tank until I spend that money to replace all the pipes In the house. The House is about 8 years old, what a joke.

On top of that, in my bathroom there are cracks down the walls in all the corners and the middle of the door frames. Screws and nails
exposed all over the house, walls and ceilings, very poor workmanship.

Huge crack on my front porch, goes from the front of the porch all the way across to the house foundation.

House has several foundation cracks.
Windows leak and have rotted the wood frames from the inside, again poor workmanship. Improper installation of the windowsills causing water to Penatrate through.
Roof material not installed properly, shingles not nailed properly and they fall off causing leaks.

I was in the trades business for 10 years, I've worked for Mattamy, Fernbrook as well as country homes. I'm now in municipal law enforcement where I deal
With inspections on a regular basis. Losani is the worst by far that I've seen.
This builder is all about quick cash and is not willing to help out people who buy their homes when issues arise. A home buyer should not be responsible for fixing all this damage when a house is less than 10 years old. It's ridiculous.

I lived at a mixed apartment-commercial rental property managed by Losani Homes. At first, the staff I encountered were friendly and professional. During winter, snow has been cleared at a reasonable rate. The parking lot can be a bit busy during business hours, but I was at work then. Some of the finishes in my apartment didn't seem to have been "finished" properly, ironically enough, such as the fire sprinklers in my ceiling, but I did make the necessary comments in my move in sheet and wasn't held accountable. Furthermore, I do have difficulty with understanding why LH has not advocated for the building to get a recycling program. My biggest difficulty came when I moved out. When I gave notice, my property manager went on maternity leave. Her replacement left soon after (i.e. days later) and I wasn't informed. Three weeks went by - at this point I'd moved out completely as agreed upon, left my keys, and moved hours away - and I couldn't get through to anybody who would help tell me anything about my apartment. The receptionist took two messages, I left several voicemails, nothing happened. Finally a replacement started one month later and I was told no effort had gone into leasing my empty apartment and that I should've given up paying utilities long before. Though I paid first and last month's rent up front, my cheque for this month has been cashed unlawfully. I will be seeking reimbursal as soon as possible but I should not have to; one would think such a large company would be organized enough to know when and when not to cash tenants' cheques. I'm incredibly frustrated and disappointed even as my experience comes to a close, and I hope everyone thinks twice before renting from Losani Homes.

We bought a home from Losani and since then it's been the absolute worst. We are less than one year in and already so much has gone wrong.

We have water issues on every floor of the house. The service technicians dismissed our soaking wet basement and argued angrily when we pointed to the wet-sponge-like insulation cut open along every exterior face of the house, and continued to throw baseless excuses to avoid taking the responsibility for major structural issues that cause the water leakage.

We also haven't been able to use our bathroom for half a year. During the most recent work day, our neighbours who were in their driveway overheard Losani workers first affirming present problems inside the house, but after a call supposedly with their supervisor, received orders to leave the problems unaddressed and covered up.

The Losani workers coming to our house have little to no construction experience, the warranty service team either do not respond to our emails, respond with great ambiguity, or use lies based on any exception to the warranty per the Tarion warranty guidelines. Essentially, Losani covers up their mistakes 99.9% of the time, and only when you catch them in the act during that 0.1% do they react. Not only do they refuse to address problems.

Don't be fooled. Look elsewhere for a home.

My wife and I very recently moved into our first Losani Home. This is our third new build and by far the best. The quality of the home is head and shoulders above the other two builders we have bought from. A production home will never be a 100% perfect, there not meant to be, there production not custom, but when you live in a Losani home and have the time to look at every nook and cranny you can tell that the trades care about the quality of their work. I can honestly say this is the first production home builder I have dealt with that I have been able to say that about.

I recently purchased a home in Ancaster and have had a very good overall experience. Both sales and warranty have been very consistent with delivering what they promised.

I purchased a new town house in Paris Ontario in 2...

I purchased a new town house in Paris Ontario in 2018 and did an interim closing on October 2019 and the closing was done in March 2020.

During the PDI I noticed that the garage man door had a deck on the garage side due to the grading and extended into the garage to accommodate 4 steps. I was told that they had to do this to get the occupancy from the city and that they would change it once the occupancy was given.

I started following up with them since the closing and they did not pay much attention to the various emails I sent to them. The wooden deck in the garage extends out making it impossible to park a car.

I then raised the issue with them again and the city during which time the builders warranty coordinator offered a settlement to keep the steps as is for which I said, I am not looking for a monetary settlement but be able to park a car and instead of an extended deck, place 4 steps in the garage.

A couple of weeks ago, they sent me and also some other unit owners an email saying that the city wants to close the man door to the garage. Email copy attached:

Then two days later they sent me another email saying they will give us $300 and leave the door in the house to be used later if we want.

I feel I was misled by the builder and the city favored the builder and that they did this to get the occupancy. Now that I started raising the issue with a copy to the city they are changing their position.

The Builder should have known this before the closing and the city before granting the occupancy permit. They cannot say that due to an error we have to make changes to the garage access after 5 months of closing.

I have already rented the house and it is a great inconvenience and a loss of property value The Builder should make changes to the grade at this point and the city should make an exception and force the builder to rectify rather than close the Garage man door.

Stay away from this builder!!

This is my 2nd home in 10 yrs purchasing from Losani Homes. My 1st experience was wonderful from start to finish. The level of service was great from initial contact with the sales team, to the designer, to site staff and lastly the service team who were all so attentive and responsive. Great designs and quality. Losani = Innovation and they definitely stand out "above the crowd", therefore there was no hesitation to buy again just recently and experience the same. After overall experience with our new build house I recommend to stay away from Losani. They had good guys in their team, who took care during construction process. But they all gone in August, as I was notified. Current guys are working for Losani but not for the end-customers.
Follow PDI issues is a nightmare. I am afraid what will happen with our 30 day Tarion. I was willing to write a very good review because of good experience during construction process. But I cannot do it now.
They promised and then they did not follow. Before our closing date and at the closing date they did something and it was fast and efficient. Right after the closing our situation changed from white to black.

They still have some managers who cares, but, looks, they don't have enough power to finalize/follow the issues.
I was patient I was waiting and expecting that Losani will do fix-up issues with our new house, but day by day, week by week I was getting only promises.
I am still hoping that our situation will be changed in near future. In this case I will update my review and give Losani more stars.
It is our first new build house. My opinion may be not adequate. May be it is overall issue with all new house builders.
Update: Today I've got call from Losani Warranty care top manager. He refused to fix our issue with Kitchen cabinets. He said that nothing wrong with them. But I have all email conversation between their design center and cabinets guys (it is clear there that our kitchen cabinets has issues with coating and they should be replaced).
Update 2: Finally, I received a call from the manager to setup meeting at our house and check together (with him and cabinet makers) our kitchen doors. I hope the issue will be resolved in proper manner.

One of worst service experience team they have. I sales representative say one thing and another one say something else. I am Losani loyalty member and facing so many problems , not sure how they will treat others . Their legal team one of worst. You deposit money for 1 house upgrade, they take it and during closing they don't even consider it. They you need to followup many time to get your own money. After many followup found they consider it for adjust for other house. So unprofessional accounting team and waste of time.

One of my regrets in life is purchasing home with Losani. Very overrated company. Once you sign papers u will be gouged and gouged and gouged with upgrades. It's just a negative and pompous vibe all around. They charge lot premiums for what is considered standard. I don't know what I was thinking. It's too late to try and fix anything now. Quartz and hardwood was not standard when I purchased. Its a bad idea to buy new because along with the inflated price from a builder you are also left with having to put in a fence, landscape, shed and proper side walk way and driveway and back patio/deck.

We recently bought another Losani home and we brought forward an issue that Losani didn't have to do anything about (in a legal sense) but to try to make their customer happy, Davide D went out of his way to address our issue. I have been living in my townhome in Binbrook since January of 2016 and it is now August of 2017 and I still don't have a front lawn. To make matters worse all the dirt in the front of my house has turned to mud with all the rain that we have had and now my driveway is a mud pit. its been over a year and a half and I don't have a front lawn when every other house that was built by a different builder has had their lawn complete many months ago. Weeds have grown out of control and I have had to spend many hours getting rid of them. There should be a zero star option. Thanks to Losani I found out that getting a new house is like hide and seek. They are going to hide all kinds of problems and terrible worksmenship, and you need to seek them out before 30 days. Anything you don't find is out of pocket. They are NOT good to deal with, and their response is typically 'sorry, all this broken stuff is just how construction is now, too bad'. Complete garbage. Oh... and as we found out, when they can't register the condo because of endless mistakes, even if it takes years (3 in our neighbours case), you get to pay for the interest on their loan to build the house.... before you even buy it. my advice, pay more upfront and go with a small private builder, it will be cheaper in the end. You should not have to just except issues with your brand new house, because you don't want to fight with the builders anymore.

On the bright side, Losani's warranty team was effective and fair in ensuring that deficiencies were corrected to both their and our satisfaction.

One complaint is the lack of coordination with the trades. Right now on Soho Street in central park communities we have an issue with our grass. The sod company laid sod before the fence people.. The next day after laying sod the fence post guys drove through the grass with their heavy machines and destroyed the lawns. There are massive gaps between the sod which has created bugs, water pooling and a muddy mess. Half our yard is not usable as we wait for contractors to come and fix this. It has been upward of 15 weeks now and the sod has not been replaced. It's unfortunate that phase 2 now has grass and trees but phase 1 is waiting for grass to be replaced. The day the fence contractors ruined the grass they promised to fix it and they have never been seen again... Overall a Good builder, very nice finishes.

I grew up in a Losani home on the Stoney Creek mountain.
We bought our first townhome with Losani in the Paramount community. We were so happy with the home and experience we ended up buying a single detached in Fairgrounds from Losani.
The service has always been great, I have never had any issues with items being corrected or receiving responses. No, my house wasn't completely perfect the day I moved in, but nothing is perfect. Your house is built by humans, it's not manufactured in a shop, there are going to be flaws, but they will fix them.
My father was a contractor and constantly comments on how nice the workmanship in our house is. Any warranty repairs were completed quickly and they often went beyond what they had to do.
I've always believed you catch more bees with honey than vinegar. I'm sure that some of these negative reviews are from some vinegar-y people.

I bought my home from Losani in January 2016 and I am extremely disappointed in the poor craftsmanship, construction and customer services of Losani Homes. During the PDI, we noticed a plethora of defects and attempted to address them with Losani. Till this day, we are seeking to address our concerns with the company but continue to be rejected. For example, there is a large gap in the screen door of our house which causes rain water to flood in our kitchen. We have communicated this to Losani and they continue to tell us they cannot provide us with a remedy since it is past the warranty. Considering we spent over $750,000 on this house and the issues we are encountering are so hazardous, we strongly advise anyone looking to purchase a home to consider any other builder than Losani, and the several other dissatisfied reviewers of this company can attest to this as well.

RESPONSE TO LOSANI HOMES REPLY:

Thank you for taking the time to reply, however, you seem to have a lot of inaccurate information in your response, which is quite concerning.

The fact that we have had to repair so many issues in a home that was only purchased 3 years ago reinforces the poor craftsmanship.

We also provided you with a written list so I m not sure why you re suggesting you didn t receive one. Additionally, during the first week of our closing we contacted your customer service department regarding the puddle of water in the kitchen from the kitchen doors. Dale Trahan and Joe, the site supervisor came in, and said the puddle was potentially because the door may not have been closed. While we believed them but earlier this year we got the similar rain storm where the winds caused the rain to seep in and flooded the floor causing injuries and a huge mess.

As you can see in the photos attached, there is a clear gap in the door frame and when we brought this to your attention during our warranty it was verbally excused and disregarded. I m not quite sure why I would cut open a gap in my door frame. This is and should be Losani s responsibility. It is just so unfortunate that when we brought this matter up and when your staff entered our home, they didn t investigate the issue and took an easy way out of the situation.

Moreover, last week Losani scheduled a technician from Pollard Doors and Windows to come check the door and he mentioned that it was Losani s responsibility to inform Pollard Doors of the gap when we first brought up the issue during our PDI, at which point a water test should have been conducted to completely resolve this issue, but it was not, once again, reinforcing your failure to take responsibility and ensure your customers are satisfied with their homes.

Typically, when businesses receive a poor review on Google, they take the time to reach out to the customer and work together to resolve the issue thereby ensuring satisfaction. Although, Losani continues to absolve themselves of any responsibility and rather than calling us, they are responding to our review with a plethora of inaccurate information.

Very disappointed with the way Losani Homes is handling such an important issue.

Utterly horrible house and customer service.
1. Tiles are crooked, unaligned drastically and caused injury to feet getting in and out of bathtubs.
2. Our windows had cracked several times due to setting and took over half a year to get replaced after we demanded the windows be reframed.
3. Foundation cracked
4. We watched foundations being poured in the fall and early winter and building on them right after.
5. Employee's are lazy but polite for obvious reasons.
6. Had issues with our furnace right away, needed work immediately.
7. Basement windows installed with missing screens.
8. Terrible roads with roads not being properly design for the entry and exits of the private roads.
9. Paying condo fee's and takes losani days later before arriving to clear snow, sometimes not clearing at all. We manually shoveled our own road multiple times.
10. Plumbing to house freezing on a regular basis.
11. Terrible employee's that lie to you face about lots of things and claim different on papers.
12. Paint for walls is construction paint and comes off right away with a simple wipe of a cloth to wipe dirt off walls. We seen the contract ordered paints from Master Paints, visited master paints and seen the paint orders for cheap construction paint.
13. Terrible comminuty with ignorant people parking on the sidewalks all the time and rude persons.

We purchased our home in 2015 and just moved in, in November 2018. The original move in date was set for April 2017. Lots and lots of delays with a lot of unanswered questions. When we did our PDI there were numerous deficiencies that were not fixed (and still aren't) and same goes for our 30 day inspection. It is next to impossible to get an answer from anyone about when someone is coming fix these deficiencies and we are now on our 3rd warranty rep within 7 months. They moved one of our outdoor vents and tried to cover the huge hole up with a fake pipe, which we noticed because it looks ridiculous. The builder's deck is very poorly done, not sure if the guy was drunk when he built it. We're missing our screen door from our balcony, our glass shower door is scratched, the stain on our stairs is very poorly done, and our fireplace mantel is crooked but they say it's within their standards. Were missing stucco from our posts outside, the posts are still unpainted, the door and trim recently got painted but it was an awful paint job and they painted the trim the same colour as the door and it looks terrible. The soffits outside are all dented and bent. Only half of our driveway is done and grading is barely taking place, even though they sent an email a month ago advising it would be done within 1.5 weeks. Everything seems to get half done. The customer experience team are impossible to deal with. It seems many other neighbours in our area are also having many issues.
I can go on forever but I won't. All Losani cares about is taking your money and that's it. . Mind you, our site supervisor and the guy who has done some touch ups have been great, it's the customer experience team that are useless.
