Move in had a few problems with certain things lik...

Move in had a few problems with certain things like gate key not working, confusion of rent and promised promotional amenities that were not met or are taking too long to be met. Communication about community updates and general updates is almost nonexistent; I have to go to the office more frequently than I would like to find out issues about amenities and the grounds entirely. Except for one staff member, everyone is generally helpful. Overall it's a good community and the spaces in the apartment are very ideal and accommodating.

This place is unorganized. The staff is not helpful at all. I lost my package that has my prescription pills a few months ago and they barely tried to help me with it. Also I called to get an AC filter and came in today from being out of town and it was 90 degrees in here and they still haven t fixed the AC at all. Also this place double charged me for utilities.

I lived here in the 2015-2016 school year and I'm not going to lie it was pretty bad in the beginning. When I was first moving in, they did not have my keys ready and I had to wait an hour for them to have my key ready. Also when I first moved in, the keys they gave me didn't work and I had to ask for a new one four times and they still didn't work so they eventually had to change the lock. My bed was also broken when I moved in and the washer and dryer were not working. However, during the second half they switched to new management and it improved a lot. They were always filling out maintenance requests and the office staff was really friendly! So I would give it 1 star for the first half and 4 stars for the second half so overall 3 stars!

Don't expect to get any response to your emails unless you're offering them money. I've sent numerous emails and have had all of them ignored. Only way to get any kind of response is to go to the office in person.
The new management is unfriendly and the office staff is unprofessional. Pool was closed for over a month because someone broke a glass bottle, and the office felt the need to send out a dozen text messages for the entire month reminding people not to bring glass to the pool that wasn't even open.
The rent is low, although the new management has been steadily increasing it over the last 2 semesters. However, it's a quick drive to Tech and there's a decent bus system that runs right by the apartments.

DO NOT LIVE HERE!!! Scammers, thieves, and frauds work here. The property management WILL try to steal your money! They will steal your deposit. The property quality is less than one star!

The carpets are disgusting, the furniture is shabby, and the area is extremely unsafe. We were broken into multiple times and one incident involved the police. Not safe for women especially as the property management does not care if you are threatened.

The pool is never clean and the hot tub does not function!

DO NOT LIVE HERE! I was rejected for a credit card yesterday because the new management wants to steal $180 from me. They tried the same fraudulent tactics with my roommate Corey Coleman and my best friend Kishan Bhakta.

I originally wrote a 5 star review about this apartments but damn they have gotten bad with the new management. Only reason why i signed a new lease because Andrew and management made you feel welcomed now i go down there with problems and it like set up an appointment. Also i have never paid more than 50 dollars for utilities this past month i paid 142 dollars for utilities.

We just changed to new internet provider from Pavlov to i dont know what they have now but it bad and slow. I am probably going to complain but I'm sure they are going to say well upgrade and pay extra or say it will be fixed in a week but wont be a week later.

I been here for 3 years and they promised gate clickers but it been like 7-8 months and still dont have no gate clicker but i see a lot of residents who have them. So i dont know why they cant get the clickers given to everybody.

My furniture is starting to get bad and I have asked for replacements and they say they dont have anything. Which has been what they been saying for 3 years now. They never seem to have anything!!!

They spend millions of dollars to remodel the lobby but they dont bother to fix the apartment. PARENTS Dont get fooled by the dummy model they have it probably nice compared to the actual living place. I was promised new carpet for when i signed my new lease and forwarded the email that andrew sent me before he left and i still haven't gotten any new carpet added to my apartment.

This year i feel like they are charging for a lot of stuff now. They got rid of the $30 gap and i spoke to them and they say other apartments are doing the same i dont know who they spoke to because i speak to students at other apartments and they have gaps. Now we have to pay for insurance i dont know why i have to pay, since they probably wont cover the apartment like they said they going to. With the new internet they have now it is slow and it sucks and if u want to get better internet service u have to pay extra for it. Why do i have to pay extra for something that was promised to me.

On a good note the only thing they would get a 5 star review is how many emails they sent saying u owe rent, make sure you pay your rent, and like 15 emails I get about paying rent.

While yes they seem a little cheaper other apartments it comes out almost the same if u lived somewhere and probably get treated better than thrive does. So yeah parents and students make sure ya look around and keep this place as last resort to move in. Trust me when i say this.

Im pretty sure hq or thrive will read my 1 star review and comment and say to give them a call to get stuff fixed but im almost 99% sure when i go down there they not going to do anything or say it will be fixed in a week and a week later it not.

We not only had to deal with them assigning us one of the worst roommates but when we originally signed up we were supposed to be on the first floor with hardwoods. Neither of those things happened. Once we came to move in they told us that we were on the third floor in a completely different building and we didn't have hardwoods. We were able to convince them to move us to a second story apartment and they told us that they would be putting hardwoods in. We moved here in May and the hardwoods were supposed to be in before August. We still have the horrible carpet that was stained to ridiculous measures when we moved in and when it comes to if something is wrong with the furniture, say the TV stand is really crooked and you don't want to have to keep your TV on it and it should be replaced, lets just say that isn't going to happen no matter how many times you ask.

We will be moving out of this apartment and looking for one that is more reasonably priced and will treat you better. Here they don't treat you like a human being. You are obviously just money to them and they don't care. I recommend that if you do move here take photos of everything in the apartment before you move your stuff in. I have done this and will be doing it for when I move out as well.

Also the Internet that they give you is a joke unless you are living here over the summer. If you are staying during the school year you are out of luck for a good connection.

Probably the most decently priced student living apartments for Texas Tech. The bus route is definitely handy. After living in these apartments for over a year, it's the new management definitely cares about their residents as opposed to the old ones, so slowly but surely I am starting to enjoy living here again. However, there are times when I have to go to the front desk to get maintenance done as the resident portal has not been the most effective.

PLEASE READ IF YOU ARE CONSIDERING LIVING AT THRIVE APARTMENTS. If you want to stay in a safe place, THIS IS NOT IT.

I have already made a review, but I felt like I needed to do it again. Thrive is an absolute NIGHTMARE. As I stated in my previous review, my roommate started stealing things from me. She stole kitchen utensils, a shelf, a vacuum cleaner, Christmas decorations, soap, food, etc. I am left with nothing to cook with! When I mentioned it to Thrive, they ignored the situation completely. I went in the other day to discuss my roommate again because she had moved out with MY stolen items. I walked into the office and she was sitting AT THE FRONT DESK. My insane, stealing roommate was working at THRIVE. Her name is Monica Stintson. I m laying it ALL on the table here. Anyway, I was shaken up and practically had a panic attack in the lobby. I told one of the employees everything, and she was willing to take it to management, but then this manager barged in and immediately started talking down to me and accusing me of sabotaging my insane roommate. That manager threatened me and said I had committed a FELONY by going in my moved-out roommate s room to retrieve stolen items. She told me that I would get arrested & go to jail. I was MORTIFIED and I called my family in a panic. They then sent my insane roommate back over to my apartment because she said she accidentally forgot to give me back some things she BORROWED . They told me to stay in the office and they would NOT let me leave until my roommate came back!!!!!!! They sent a manger with her because apparently she claimed me and my other roommate were threatening to kill her. They also accused me of keying her spotless car!!!!! That day I was terrified, treated horribly, threatened, accused of lying, and made to feel like a criminal just because I wanted MY stolen items back. Thrive was way out of line threatening me the way they did. I m sure they threatened me because their own EMPLOYEE IS A LYING THEIF! I can t imagine what my roommate has access to!!!!! My lease ends July 31st, but I already started moving out because I do not feel safe in my own apartment! Not to mention they are renovating my apartment and because of that, the access to the common area is limited! They also sent me another conservice bill for the month of July that HASN T EVEN HAPPENED YET. It was for like $150!!!! Thrive is simply the WORST apartment complex and the management is a nightmare. I m still shaken up by the way I was treated a couple days ago, I don t think I will be able to get over it. DO. NOT. LIVE. HERE.

Whatever you do DO NOT live here. Would rate 0 stars if I could. My boyfriend has lived her for 2 years and has dealt with so much stuff but today we were moving out and it was definitely the worst experience! They try to get your money any way they can, whether it be charging $20 to receive your packages... trying to throw away my boyfriends welcome mat and fining him for a trashy surrounding when asked for the pictures they apologized and gave all the stuff back and didn t fine them. & today as we were moving him out they tried to tow us! The first time I HAVE EVER seen a tow truck out here and we get called for being out here for 20
minutes while being right next to our vehicles. When the tower called the company and said that we had moved they told him to tow us anyway. I have seen my boyfriend go through a lot of issues with this apartment complex and I will tell all my friends to never sign a lease here.

Great price for a good quality apartment. The staff is very friendly, and they have a lot of events and giveaways. It is only about a 8 minute drive to school, however the bus ride is a little long. Overall I believe it is worth it for the great deal I got!

Love this place! Never had any problems with noise...

Love this place! Never had any problems with noise and I am in nursing school so noise is a big deal to me! Any time I have ever had any maintenance issues, they have always taken care of it within 24 hours! Have been living here since July 2015 and have renewed for another year, couldn't be more happy!

I moved in to these apartments because they said they would give you a gift card if you moved in. I signed a lease for 6 months and they told me I would get half of the gift card's amount which is understandable. Now came the day that they were giving out the money they assured me I would get and they now tell me I can't get it because I have a half-term lease. My point is don't depend on the employees, make sure to ask the manager directly if you have any questions concerning money. Because even if its the employees mistake, the one that will suffer for it is you.

I'm sitting in my bed at 2am trying to sleep. Why can't I sleep you ask? Because the AC is broken for about the 10th time since moving here and I can't sleep hot. Honestly, I've been trying to level myself into staying here next year but this does it for me. Random fees, bad wifi and piss poor maintenance isn't worth saving $50/m so UCLUB here I come.

So far it s been a blast living here, they continue to renovate things around the neighborhood bringing in all sorts of new amenities. The workers up front have always been able to help me with any problems or questions. Many of the poor reviews on here are from previous ownership and management so it can be deceiving. The new management will take care of you however they can. For the price it s definitely the best place you can find. Pool parties, ping pong competitions, and a whole bunch of other things they like to do to get the neighborhood together.

My granddaughter was told by the leasing agent that she would have the opportunity to find her own roommates, but to her surprise when she went to move in there were already people living there...people she doesn t know. Therefore, she did not move in and opted to talk to them to see if they can accommodate her with a 1 bedroom or let her get out of the lease since she hasn t moved in. We ve tried calling the office to speak to someone in hopes of getting this resolved, but to no avail; we ve left several messages and even wrote a letter and have yet to get a response. Plus you never get a live person when you call the number therefore, your only option is to leave a message. We are left with no other choice other than to higher an attorney.

I have lived at Thrive for 2 year now. I loved every aspect of it. Every person who has helped me as been incredibly nice and helpful. Amy, Hunter, and Preston especially! The are the best. I have read the comments and chose to ignore them and has the best experience UNTIL THIS WEEK! Lisa (the manager) is the most unhelpful, rudest person I have ever come into contact with EVER in that office. I went into her office to talk to her about a charge on my account and the first comment out of her mouth was rude and it spiraled from there. She called me a liar over some deals THAT WAS IN MY PAPERWORK. Then found them a few minutes later and said nothing and did not even apologize. I have never had a problem with thrive in the 2 year that I lived here until today. This apartment would have had 5 stars if it wasn't for Lisa. Again, if you have an issue... Preston, Amy, and Hunter are ABSOLUTELY amazing.

Awful management. I was supposed to move in the 15 of this month and when I went in they told me that my unit wasn't ready. I was fine with it and went back the next day as they directed. It was still not ready. This pattern happened until the 19th. On the 19th they allowed me to tour my new unit and everything was disgusting. I had to complain my butt off to even have them understand my disgust. They let me out of my lease after I threatened to sue them and show my lawyer the images I took of the unit they were trying to stick me in.

This is the best student housing apartment complex...

This is the best student housing apartment complex I have lived at in Lubbock! It s also the best place I have ever worked at! As a part of the Thrive Team, I feel like I am part of a family and we try to make this place feel like home for all of our residents. It s a great community to be a part of and everyone is super supportive of each other. The best part is definitely the resident events and free home cooked meals on Fridays.

Probably the worst apartment experience I've had yet. I moved out early in July so I could go on my studying abroad trip. Before I left, I made sure to clean my room so that I wouldn't be charged for cleaning. I returned 5 months later to find that I was being charged $121. They charged me $11 for cleaning my carpet, which I know wasn't dirty because I had cleaned it myself with a carpet cleaner.They also charged me a $60 painting charge when there were 0, I repeat 0, marks on the wall. I mean there was absolutely nothing wrong with the walls. I have no idea what they painted in that tiny room that would cost $60. I would not sign a lease with them unless you want to get screwed over so they could make a few extra bucks off of you.

I love living at thrive. It s not too close to campus so you don t have deal with traffic as much, but it s not too far away either. The people in the front office always find a way to work with you, and help you out as much as they can. Plus all the updated amenties look awesome! Plus their prices are better than all the other student housing in Lubbock!

Extremely bad customer service. Once you sign the lease, they know that you cannot get out of it, so they don't care about you any more. They were called Gateway before however they changed their name in order to get rid of their bad reputation, yet the same staff run the place. They lie to you in order for you to sign the lease, for example they lied that you will get facilities like gym etc, yet they did not provide it after I signed the lease, citing construction. They over charge you on your utility once my utility topped 100 $ per month even when I share room with three others, and even thought my friends at the avenue pay only 5 $ at max per month. Also, you have to pay 20$ per month on water which is unheard of in any other apartments in Lubbock. Save yourself, all the staff do to you is lie and lie and lie, look for another place.

I moved in 8/24/16 and this coming Wednesday the 14th will be three weeks since I moved in. I have not had hot water except for the first time I showered in my new apartment. I have called the office for maintenance about 10 times and maintenance has been here about 6 times. I STILL DO NOT HAVE HOT WATER. I have had to go out of my way to shower at a friend's house bc the water is not even slightly warm. I have been extremely patient and calm about the whole situation with all the employees. However, I am finally fed up with all of this. I have a one bedroom apartment costing me $845 and for a college student that is NOT cheap. For me to not even be able to shower here is COMPLETELY ABSURD. If I could get out of this lease, I would. I will definitely NOT be living here once my lease is up. Not being able to shower in your own home is absolutely ridiculous.

I love the property, however, the gates never work. Especially the exit only gate by building 10. There was an incident of residents hearing a round of gun shots last night and the cops were called. The location of Thrive is in a very nice part of town so this rarely happens. Even though, Thrive is not liable for their residents safety, I personally believe having gates is to keep people who don't have access from coming in and this would make me feel better. I am not giving my name because I do not want management or maintenance to treat me any different. I really hope we can get these gates up and working for the security of the residents. Thank you!

Everyone needs to be able to see this message. Thrive at Lubbock is anything but thriving . This place is in constant management changes and they can t seem to get at least one thing fixed here. Speaking from a resident standpoint I don t believe that they care whatsoever about any of their residents well being. Currently they are charging most of their residents ridiculous amount of utility fees that they are mysteriously just now finding out about since December. Maintenance request seem to never be fulfilled as my roommates and I have put in numerous requests since we moved in over a year ago and they still have yet to have been fixed. Most of the amenities that they show you on the tour either don t work or don t exist. Chief called, this ain t it .

Lived at Thrive for a year. Moved in when it was still named Gateway. I had several problems with the management there from the beginning. I was missing furniture that was supposed to be in my apt room, so they told me it would come in after a month. To the day i moved out i never received it so i had to compromise by bringing in my own. Broken stove, washer, and air vent. Plenty of cockroaches everywhere. They rarely acknowledged any of our work orders. I was billed several extra charges monthly for which they never had an answer as to why. However i must say ever since they have gotten new management everything went much much better. Still had random upcharges but must say it was definitely a nice apt complex especially after the pool and clubhouse update. Would recommend to those who dont mind cleaning the cockroaches off the floor daily.

Lived here for 2 years! First year was a bit rocky but nothing beyond reason. The complex is now under new management, a company that owns other college apartments, unlike our previous management. They are investing a lot into the property and I'm sad I have to leave.

Maintenance was always quick for me. Beyond helpful and fun to talk with, they even say hi to me when I run into them at the store!

Office staff is amazing! And they literally bent over backwards to fix any issue or problem I had with my lease.

My one criticism is that the security is pretty bad, had things stolen out of my car twice. And my friends cars as well. Security cameras and fixing the gates would help that and from my understanding that's all in the works as well as security officers.

Can't say much more than that. It's typical college living, it can be loud, people will throw parties (I'm so sorry to the person below me), but it's clean, nice, and the hot tub is always a good time.

one star because it wasnt possible to give a zero!! this is the worst management for any apartment i have ever seen! do not believe all the praises and pleasant tours they provide when you visit the apartments. it is just a trap to get you sign the lease. once you sign the lease you will have to go through all the frustrations possible to make people hear one thing! they dont reply to your emails. half of the people are not in the office at a given time with whom you need to discuss your issues. if you are a student then your academics gonna be affected so bad because you will have to miss every important thing just to go to leasing office and talk to people there! it is so disorganized even after changing the management!
very very very bad management. apartments are okey not at all the way they tell you initially. amenities also average. Find other apartments if you can, sure they will be better than these.

If you are looking for shoddy workmanship, mainten...

If you are looking for shoddy workmanship, maintenance, and management that you have to pull teeth from in order to get anything done, Thrive is the perfect place for you.

Since I've lived here, I've needed many repairs including mold, cockroach infestations, and washing appliance issues. Of course these are serious issues and maintenance has come to the rescue. Mold was covered by paint, cockroaches never left due to little spraying in sporadic areas in two rooms of the entire 4 bedroom apartment, and washing machine replaced with an old smelly washing machine that doesn't work. I've put in another request about 3 weeks ago and maintenance still has not come to adequately replace it. Recently, Thrive implemented a renovation process that would take place two weeks before residents are required to move out. One would assume that renovations would occur between the time that residents move out and the date in which they allow new residents to move in. But no. In my apartment, wood floors were glued on top of the old wood floors and new paint was splattered around the walls. During this process, the apartment was completely inhabitable unless I stayed locked in my room. Heavy fumes resonated throughout and kitchen was completely unusable. After "complete," workers left personal trash around the kitchen, left the refrigerator wrapped in plastic, mats of dust everywhere - atop countertops and tables, left outlets without plates/covers, and left A/C running with all lights on around the apartment. I will not be cleaning up there mess on my way out for move-out.

Management has changed every year, as each of their different team members offered a different level of lack in helpfulness, sincerity, and transparency about important information regarding frequent resident concerns. These include rent specials and how they are actually credited, utilities, fees, etc.

One word to encompass the value and essence of Thrive apartments (Cardinal Management) is cheap. Cheap rent, with secret fees and cheap quality. If you want cheap rent, be thoroughly prepared to deal with consequences that come with it - read your lease, be careful about what you agree to.

I have been trying for 9 days to get some jerk out...

I have been trying for 9 days to get some jerk out of my wife's covered parking spot that she had to pay for up front. On the day of purchase, this person was parked there. I wanted them towed and management said that they wanted to wait to get everyone settled in and that they would talk with the person that is doing this. They have parked there every day since last Monday! I have been assured twice that they spoke with the resident and that they would move and nothing has happened! When I call the towing company, they have an approved list of people that can call a tow in, the residents are not allowed to call tows in which I found out after 2 hours of calling the emergency maintainence line on Saturday night. Finally, on Sunday she got to use her spot for the first time only to have it taken again tonight. I called the office and they told me there is no courtesy officer on duty so they can't tow it. No refund, no help, nothing. Why am I paying if you don't enforce it? This is the worst service I have ever experienced, and of course they act all nice about it but they never do anything to resolve my issue. Terrible management.

I'll be first to say that I was very unhappy with the services here in the beginning, but little did we know about the behind the scenes trouble the Management team was having. So apparently the old team picked up and left leaving maintenance requests to pile on and on and with a new team having to be made from nothing there was a lot to be done. This was finally explained after a bunch of run a rounds and things at my apartment got better with due time. The new management does neat little things like have breakfast and lunch on certain days for residents, the pools great and the gym got a new look to it. Wifi could definitely get better, but it's all at a very fair and reasonable price. Staff at the office are always great to me.

Management is terrible now. You go in to the office with a problem and have to wait half a month to get it fixed if it even gets fixed. Place seems to be very cheaply built. Screws are coming out of the walls and all my doors stick when trying to open. One or both of the gates is always broken or scares the crap out of you cause it randomly closes and opens of it's own free will. AND If you are on the internet a lot, good luck with getting it to work.

The staff is really nice and friendly, when something breaks in the apartment maintenance is pretty fast about fixing it within a day of the service request. They're very pet friendly and the dog park is great! You have to pay $20 to receive packages but you can pick up your package any time, even after office hours (except now with covid). There were some problems when I first moved in because they were under new management, but everyone was very nice and helpful. The internet is pretty good, they recently changed it to a better company and you don't have to pay extra for better internet anymore. There's lots activities that the front office does for the residents that are always nice to go to (you normally win free food and stuff). Sometimes the front office will send you emails saying you have to pay for random things ans they'll say the sent them out "on accident."

Under the new management, the quality of life in this complex has improved significantly! It used to take the previous management months to get a minor maintenance issue taken care of. But when VICTORIA (the property manager, don t know her last name) joined the team, she has been a rock star! I got an issue with the fridge, and she sent a maintenance staff to check up on it 30 mine after we spoke on the phone. They ve been doing tons of lovely and fun promotions including Halloween decoration contest, free pizzas during finals, gift cards during the holidays, etc. JOSEPHINE, the concierge, is very lovely and helpful too! Experience of my student and roommates: 3 management/ownership changes in less than a year, filthy apartment when they moved in, disgusting carpet and pads not replaced as promised, disgusting air conditioning filters not replaced until water from AC unit came into apartment, online rent payment portal has not worked for 3 months, office no longer notifies residents of packages, the list goes on... Pay the extra $50 in rent and choose another complex.

If I could leave -5 stars, I would. First off, they reel you in with the low price and unit you get to tour. However, once you move in the unit is nothing like they show you and your rent is at least $100 more than what you signed for. Move in day was a complete disaster. I did not have a key to get into my bedroom until the next day, therefore I couldn t even move in. I did not have a mail key until about a month ago because they make their own keys and they never work. The maintenance requests are never fulfilled. I have had a broken washer since I moved in 8 months ago. It is infested with roaches and spiders because the apartments are filthy. You hear every single thing your upstairs neighbor says and does. The online portal has been broken for months even after they claimed they fixed it. Cars get broken into and towed for no reason. The gates are constantly open so there is no security. The wifi is worse than hotel wifi, it s free and makes you login online every time you use it. And that is even if it is working, which it only does about 10% of the time. The management constantly lies and resolves none of the issues. They are unprofessional and the place is run by ignorant people who have no business running an apartment complex. The resort style amenities are a literal joke. Nothing about that apartment is a resort. My lease is up in 3 months, but I wanted to move out the second I moved in. I would not recommend this apartment to my worst enemy. This place needs to be shut down for being so dirty and poorly run. I would rather stay in my car than this joke of an apartment.

Where do I begin....absolutely horrible management. They are very unprofessional. Being someone who is in this apartment industry and been around it for over 10 years, I am astonished on how they treat their residents. I ve been here for 6 months and it s being a living hell. There is violence on this property all the time, leaving me terrified to come home at night. They advertise that they have 2 onsite security officers on site and I have yet to see them actually patrol around property ever. When I first started living here I loved it. I felt they had a lot to offer for the price. Then things took a huge turn when one of their CA s (Krystyna) treated me so horribly and threatened me over the phone saying she knows where I live. If I can t even trust the people I pay my rent too, why In the hell would I trust them to take any sort of measure to protect all the other residents who live here. The reviews about them bribing their residents with gifts to write good reviews is correct. I left an amazing review for them, (before I had any problems or concerns) and after the situation with Krystyna, they continued to post my review all over their social media. It s also super pathetic, that during move-in they had my roommate(s) sign an as-is addendum which if you don t know means you are willingly moving into an apartment that has not been professionally cleaned. (Yes, that s right during covid) Yes, I m aware that my roommates didn t have to sign it. However, if they did not then we would have waited until 9pm that day or possibly move in the next day. Which is a violation of the lease since move in day was scheduled for that day. Another issue if encountered with management is the neighbors above me have a dog and never let it go outside to use the bathroom. Instead, the dog uses the bathroom over the balcony onto mine and once peed on my head during a snoop dog concert. I addressed this with management, and never heard back regarding this issue and it still continues to happen. This is a lease violation, because the disposal of pet waste must be put in a trashed area. Speaking of the snoop concert, this was the ONE and ONLY time the gates were closed. The gates are always open letting anyone come and go as they please.

Right off the bat this apartment screws my roommates and me over... had high hopes when I first signed, but that was quickly gone the day of move in. If you can go and look at my review on yelp. It s from movie in day to December... but fast forward to the past couple of weeks. They did renovations. While we are still living here. All four of us. Are you kidding me?!?!? Disrupted our lives. That s not okay. We should ve had the renovations we were PROMISED before move in, right? The management is horrible and most of them are not friendly. They talk to you like you re five and try to take advantage. Just don t live here.. I get other places might be more expensive, but it s WORTH IT. this is not.

Moved my daughter in last year, and honestly if she wouldn t have lost her spot we wouldn t have renewed. We ended up renewing last minute because she had a spot at the republic, but when she called they told her they didn t have a lease for her. With the new owners this year things have really changed so much and we will probably be renewing again for next year within a couple of months.

I lived here for 2 years, the first year was decent but this last year, they lost every single record I had since my lease began. They only had utilities and rent records from February of 2019 down. They give you notice of when they are going to do things in your apartment like paint and they make you move all your stuff out of the common area only not to paint even after 2 weeks. I called to ask if I could move my stuff back into the living room and the lady on the phone was EXTREMELY rude. If something was broken when you first moved in and their was record for it and they lost it, they will still expect you to pay. If you re looking for cheap rent go to the Grove, I m positive they will treat you better than Thrive ever will. Do not move here.

We waited HOURS on move in day to move in because they, "had to re-key the apartment and unlock it." After a while, we decided to come to our apartment building and wait. When we walked up to the door of our apartment, it was unlocked. We decided to come in and see what the real issue was since it was clearly not that they didn't have keys. We came in to a MESS of cat/pet hair, stained carpet, dirty toilets and old mattresses. We paid for upgraded furniture and had the old furniture that was covered in cat hair and smelled like cat urine. After cleaning the apartment ourselves, we moved stuff in (still without keys, but our parents only had one day here to help us) and waited another four hours to get keys. When we finally got keys, they didn't have any more fobs to open the gates or allow access to any of the gates/rooms we were promised access to. We did get the upgraded furniture straight from the front office because my roommate's dad threw a fit!!!! Our drawers in the kitchen were broken, our red accent wall was patched with BROWN paint, our countertop finish was peeling off. We placed maintenance requests online in AUGUST and STILL have yet to get any of the above fixed (its now January). We waited a good three months before getting a card to access any of the amenities, and even then it took my roommate's dad coming and complaining and threatening to move us. Management has changed several times since August and isn't getting any better! We have been promised several things that have not been followed through with. The GATES at GATEway don't even work. The office staff is unfriendly and has little to no knowledge about how to run an apartment complex. Maintenance left our door unlocked and tore out the WIFI smart box they weren't supposed to touch while my roommate was out of town and I was at work. PLEASE, save time and money...live ANYwhere but here!!!

I get a lot of anxiety which has got worse cause of the apartment management. Don't make same mistake like me. The apartment condition are terrible. There are no Pros living here. The giveaways and small events are definitely just for show because when something serious happens such as RESIDENTS LIVES BEING ON THE LINE, their answer is "well we can't help you, you still have a lease here though LOL" DO NOT LIVE HERE EVER!!!! Straight from move in this place has been a night mare! After living here for about a month our microwave stopped working and it took almost 3 weeks to get a new one. Our washer and dryer are so LOUD you can hear it from each room in the apartment especially if someone is doing laundry at night. BUGS are every where. No matter what company comes in or how many times they come bugs always find a way into the apartment. They have charged us for multiple times for utilities we already paid for. Maintenance request are ignored and not fulfilled for long periods of time. They are so inconsiderate of people s lives and work schedules. Maintenance and office persons come in unannounced and loud. 3 different management companies with in the past year. Pools were barely cleaned about a 3 weeks ago and people were still swimming in gross, green pool water. DISGUSTING. Our apartment handle has been switched twice due to 1. Someone trying to break in and 2. Power washing company when they sprayed the building and doors. When we first moved in trucks and cars had their windshields bashed in after a tech game. Gates to the apartment are constantly broken and open letting anyone to enter the apartment complex and do as they please. They don t notify residents when work is being done and tow your car clean across building 11, when some residents live in buildings 1,2, and 3. Front desk people are rude and same with management. LIVE SOMEWHERE ELSE! They don t care about the apartments, and they put more effort into the office and prototype apartment. All lies, nothing good about this place at all.

Toured here recently and fell in love with the property! The staff and management is great and helpful. They said they changed ownership and since then, they've improved greatly. The amenities are great, isn't that far from campus, very pet friendly, fun resident events, and new flooring!! I can't wait to live here in the fall!

Thrive is not as nice as portrayed on their websit...

Thrive is not as nice as portrayed on their website and the staff including maintenance are terrible. There are plenty of nicer places for the same price. I ll provide some incidents that ll change ur mind about wanting to sign a lease with them. My expectations weren t high for Thrive in the first place but they really set the bar even lower.
1. We were told if we signed the lease early then we could move in on move-in day earlier than other people. We ended up having to wait 3 hours + because our apartment wasn t ready, nor were our keys. They hadn t cleaned it from the previous owner and they had only 1 key for the 4 bedroom apartment THAT DIDNT EVEN WORK.
2. The website used to say wood floors and it still says premium appliances , but I see no wood floors or premium appliances. We signed the lease expecting both. Our microwave is broken, the fridge had DIRT in it and around it, our washer doesn t actually wash and our dryer burns clothes, my toilet didn t work for the 1st month, our dishwasher doesn t even work and it s missing a wheel, we had to get new burners for the stove because they were broken, our heater broke recently, the carpets are also stained and smell musty if you don t clean them every other day.
3. The maintenance crew isn t so bad except for it takes 10 men to fix a heater. Heater is fixed but there s a giant hole in the ceiling that spouts dust 24/7. It takes them forever to take care of your maintenance request but that s probably because so many other people are dealing with the same BS.
4. The management is rude and are liars. I m legit on a BLOCK CALL LIST AT MY OWN COMPLEX after calling 3 times to request that they close the gate to this gated community . And it s not me being a jerk, I asked because people constantly get their cars broken into.
I could go on about so much more but I have finally exhausted my energy with this place. If you want to be treated like trash and live in a dump then live here.

I've only lived here for a little over 2 months an...

I've only lived here for a little over 2 months and I can't wait to leave. Every resident on the property was charged $60 for overage charges that was a mistake on the management's part. I know it's a mistake because they made me pay for an entire month of rent in August, even though they wouldn't let me move in until the 19th. So there's no logical reason my apartment could've used that much electricity in 12 days. Instead of separating the bills, they got one lump sum and divided among every apartment regardless whether you went over on your utilities or not. I find it unfair and I feel like I'm getting robbed. I asked for my electric bill to see if my unit went over and I have not received it. Also, when you put in a maintenance request as a high priority, the system automatically changes it to medium. Therefore, we never get things fixed in our apartment. Our air conditioning has gone out, our dryer sparked and almost tripped the circuit breaker, the porch light flashes like a strobe light right where my window is, and this place definitely wasn't clean when we got here. The new management is awful and very unhelpful. This place does not feel like home. I can't believe I have to pay an extra $20 a month for no specific reason.

Moved in and there was mold under the sink and stained/chewed up furniture with animal fur all over. No overhead lighting. The wifi hardly ever works. Repairs take forever to make. The office does not listen to complaints. Not worth my money.

My daughter who is a resident has been trying to change rooms for the past month; she has gone IN PERSON to the office and phone calls. They keep telling her only the manager can handle that and the manager is NEVER there and NEVER calls my daughter BACK to arrange that. The receptionists NEVER write anything down either. Finally after a month, after my daughter got thru to a Manager, the Manager told her she had never heard of her request, never got her messages and that it's too LATE to change rooms because all the rooms have been rented by NEW renters. My daughter suggested that CURRENT renters should get PRIORITY and they should move the new renters around, but the Manager is refusing, saying all these excuses. WHAT A SHITTY MANAGEMENT SYSTEM! They need to get TRAINING and manners! Thank God it's my daughter's last year at Texas Tech.

New management has made me want to live here. I can say nothing but positive things about Thrive. I will be glad to call this place my home in August. Some of the wonderful things that thrive has to offer is the positive vibes that they give to their residents, the spaciousness of the dog park, and the fact that thrive is on the bus route to Texas tech. I can confidently give this apartment complex a 5/5 rating because they have shown me nothing but interest in my needs.

As my lease comes to an end, I have run into even MORE issues with Thrive. The previous management screwed me over in more ways than one but even the new management has found ways to make my life living hell. On the 21st of June I called in an emergency maintenance request in the morning because our AC went out after a power outage. This was a Friday and gave them the entire workday to fix our AC before the weekend since I know not everything can be fixed simultaneously. I checked back in before closing it was still not fixed so I was not able to sleep in my apartment that night. Once again, I called in the morning when I came home to an apartment over 90 degrees. Finally, they put a temporary window unit in and it didn t help our rooms cool down so once again I couldn t live in my apartment, not to mention the effect this will have on my utility bill. Additionally, construction started in my apartment a month before my lease is up. Last week they painted my apartment and though the workers were nice, no one knocked before entering half of the time and for most of the week we were asked to leave the door unlocked because they didn t have a key. The project lasted tuesday-friday and I could no longer use my living room and kitchen WHICH I pay rent for but was told I couldn t be compensated for because they rent by bedspace? - The rest of the review in photos.. The Gateway is a pretty good place to live. Almost nothing is wrong with my apartment, and the things that are are easily fixable. Maintenance is pretty on the ball about fixing any minor problems I might have around the apartment. Leases are relatively cheap, and the location is very convenient. All around a decent place to live.

The property owner has changed at least 4 times in the past three years. They do not keep good records, so always get everything in writing and keep copies of any payments, agreements, work orders, ect. Do not pick a unit near a pool. This is a big problem especially during finals, they like to throw parties and always forget and leave the music on all night, loud, so forget trying to study. I have not had issues per say with the employees of the property. Would highly recommend getting a PO box for your mail because it always comes up missing. FYI, there are gates but they have not worked in years.

Great place to live!! Management is great they are so attentive to the residents needs. The property is located in a really safe area of Lubbock, you just feel safe walking in the property, as well great amenities.
