It may look nice but I wouldn't move here. They are unprofessional and will have you sign for a promotion, but then will go back in thier word. Dishonest, and untrue, don't trust them. I was promised free rent for my birthday month ( along with my roommates and several other people). Now they are charging me late fees and saying that never existed. Pathetic.

This is my first time living like 500 miles from home, I feel I have pretty easy standards to meet yet I am left disappointed with my experience here.
*please don't be fooled by their utility policy like I was*
They said I would have a $30 cap on utilities included in my rent and only had to pay overages that's all. Failed to mention the water for the entire complex being paid by every tenant in the complex. That was a happy conversation trying to figure out why I was paying like $60 extra (since they didn't give the utility bill until 2 months in) Just be extra clear before you sign the lease and be sure to read EVERY article of the lease before you sign. Go to some free legal aid if you need.

Not only have I read the previous reviews before mine, but I've also seen the SAME complaints and negligence from whomever is running the property (seems to change a couple of times and right now it's red stone). No matter what name management is in place, the issues have remained the same through the past couple of years that I've read. So rest assured, when they say it's due to a "bad transition" or "new management" it's just another excuse to keep your complaints at bay.

You're going to pay a lot of money just to move in here and the rooms will be dirty, just know that.
If you have a real mattress like I do, expect stains. I sleep with a protector on mine just because the stain makes me feel like I'm laying on some stranger's excretions.
You will have to bleach the entire bathroom yourself for fear of some disgusting bacteria or crusty god-knows-what in your shower. (Mine was so crusted it didnt work for a week) I didn't even want to get in my bathroom. I felt like I walked in to some horrible cheap motel 6. Sadly my own mother had to help stay hours out of our day disinfecting & bleaching everything.
The floors are sticky & theres a lot of gross crunchy stuff in the seams. It will be stained.
The couches smell like farts (not to be comical, it's true. Thought it was my roommate).
Expect some overcharging every single month, no matter what the new excuse is every month.
Expect the office staff to know little to nothing about your billing or why you're paying $40-$50 for utilities (on top of a $30 electric cap). So really you're paying the equivalent of you just getting a roommate in a house or duplex, especially with that amount of utility bill. (I'd go this route instead of leasing here, honestly it's about the same)
I mean realistically my rent is $461 but when my bill comes out I'm looking close to $500 or some cases $515. I mean really... if your whole unit (4x4) is paying the same overages then you're looking at some crazy $200 electric bill and whatever they deem the water bill to be. They say, you pay. No paper bill or any type of bill from a company so there isn't much transparency in terms of where your money is actually going. (Sketch)

Actually, they've called 3 months after move in to try and "right the ship". Of course after receiving a bad survey. Really all they did was clean the carpet.

Expect issues with your mail if you get a lot of packages or try to send out. There will be a loss, they will say it isn't their fault even if it happens more than once. (but if you don't send/receive a lot of packages I guess it won't matter to you)
I should really keep a journal because I can't tell you how many times I've thought to myself "I am never living in a student apartment community again."
This place has certainly left a bad taste in my mouth and I can't wait for my lease to be over. Sad. They try really hard to get renewals and although I'm not sure how many they've gotten but I'm sure it's safe to say it's a low number. They even dropped the renewal rate by like $70 in a desperate attempt to keep people staying here.
I've seen some positive reviews here & there but they are definitely few & far between.
Not to mention the first month I was here some reckless idiot (likely some drunk adolescent) scraped the side of my car in the parking lot. Counting the months until move out.

Gateway at Lubbock is a very nice place to live. It is a place with a lot of amenities, such as swimming pool, game room, gym.
Also, it is a very quiet place. So, it is perfect for students who want to study.

My daughter had some initial issues at move in with waiting on move in day. I recently was in the office to check on some issues with my daughters dryer. They had maintenance at her apartment before I even got back from the office repairing the issue. The service we have received since move in has definitely been worth the slight inconvenience of move in day. We will definitely be renewing here.

I will be finishing out my second year here at Gateway/THRIVE, and the quality has continued to go down since I leased here. Let s talk pros and cons.

(Quick summary if you re in a hurry: The units and clubhouse aren t bad. However, the hot tub won t work ever, the printers up front -although free- never work, the front desk workers are liars and idiots, the utility charges are absurd and there s no cap, maintenance takes forever, the internet and cable are CONSTANTLY out (literally, as I was writing this, all my channels went out), and the quality and customer service will continue to go down every month until you are fortunate enough for your lease to end.)

Pros: The clubhouse is beautiful (although I can see that they funnel money into their office appearance and not into their residents ). I do like the units, as I ve lived in a 3 bedroom and a 2 bedroom. The furniture isn t the most comfortable, the appliances are pretty outdated, but overall, I like the units. One of the best things is the storage space off the balcony which holds 8+ storage bins and more.

Cons: Buckle up. To begin with, they are incredibly cheap, starting with their cable and internet providers. Cable is provided by Pavlov Media and my channels are going out constantly. They go out in the rain, wind, and sometimes for no reason. I ve had channels freeze or go out for weeks. The internet is equally atrocious. As a student complex, we have homework that requires a reliable internet connection, and the internet often goes out for hours a day, several days a week. As we speak, I am writing my review using my mobile data because the internet is out. When they changed internet providers, they reduced the speed by half and offered the original speed at a monthly cost. A friend of mine purchased the higher speed package, but his internet never sped up. The front desk continued to say it would eventually work, but it never did and he dropped the paid service without refund.
Speaking of promises that aren t kept, I m going on my second year of being lied to. The hot tub has yet to be fixed, and we have yet to receive our gate openers, despite being continuously told Any day now!
THRIVE customer service has also dive-bombed since I leased. My first year, there were a few employees in the office that would do anything they could to help, and they took complaints and maintenance requests seriously. Currently, the office is full of incompetent regurgitators who spew promises to fix problems, but nothing is ever done. Maintenance requests take weeks to complete, if they even complete them at all, the office goes weeks and weeks without the printers working/missing ink, and their mail service is often so slow that my package will arrive Monday and by the end of the day on Wednesday they won t have it ready for me to come pick up.
My first year I got a $30 utility cap, which they took away without mentioning during year two. They withhold utility charges for the first 3 months, so I didn t know using air conditioning was costing me $80 a month until October. It s not illegal, but it s sleazy and jerky of them to keep this kind of information a secret unless asked for. Bonus! When I asked the front desk about a price miscalculation I d found when contacting the utility company (ironically named CONservice), the girl at the front desk tried several times to shoo me away and keep me from meeting with the financial advisor. When I did meet with her, she was convinced I was wrong and my high charges were correct. I had to match up each charge to the month for her line by line for her to see the mistake, and they begrudgingly lowered my bill. Ridiculous.

The bottom line: If you want working internet, cable, amenities, and to be treated like a human, don t move in. If this is the only complex you can swing, bring your own internet and subscribe to streaming services. Avoid the front desk, limit electricity, and have tools on-hand for repairs.

I just moved into these apartments and let me tell you the bragging of new carpets and etc is what interest me in the beginning, but I was given an older room. There are spiders that continually crawl in my room so I have to spray down the room to insure theyre not sleeping with me at night. My previous roommate has a brand new room ! Everything looks spotless while others of us have old rooms !

Would have given this place a 3 or 4 star rating under the previous management. They were distant and sometimes had to be reminded once or twice to do repairs, but 9 times out of 10 they got the job done within 48 hours. Biggest complaint would have been the fact that the gates don't work half of the time, but since it's pretty far north on the outer loop, there's not a lot of foot traffic, and break ins aren't a problem as long as you park away from the entrances.

Then in January or February, management abruptly changed with no warning or announcement. These guys are pretty incompetent. The few good things I will say is that they seem to be doing some much-needed renovations on all the places, and are trying to repave the parking lot. Other than that, they're not great.

They couldn't figure out how to set up the online portal for a few months, and would not accept payment other than a cashier's check or cash. Once the online portal was set up, they couldn't reliably keep it up. Maintenance requests were largely ignored, and even emergencies such as my water going out were left until the next morning. There are no more employees who just work the front desk, so calls are usually unanswered, emails are never replied to, and any time you go into the office you have to wait a while for anyone to even acknowledge you. Furthermore, it's clear that the staff that is there is overwhelmed and don't care much about you.

I never had massive problems with the cleanliness or overall usability of the place. There are perks to this place, but overall it's a mess. Try and find an apartment that spends half as much time on its current residents as it does buying expensive incentives for future residents.

Three days ago I posted this review and almost immediately was contacted by THRIVE managment, as of today my issue with the carpet has been remedied and it has come to my attention that my requests never left the front desk during all this time, making fixing the carpet impossible. I want to thank management for being so prompt in fixing this. My original review is below this because I want future residents to know, but I also want future residents to know that just because they leave a request with the front desk, does not mean it goes any further.

Dear lord I hate this place with a passion. I won't go all the way back to the beginning when I moved in 2 years ago because that was different management, however there are issues from then that this management has also failed to address. When I moved into this apartment in 2016 the people in one of the bedrooms before had clearly left an animal locked in the room and the carpet was saturated in pee. It smells terrible. I say smells because the same carpet is still there and I have tried to get this complex to replace this carpet for years. Most recently I was told that someone would come in and look at 1pm on April 19th. Its May 21st and still no one has come to even begin to address this disgusting carpet situation. I'm ashamed to live here and hate having people over because the smell permeates the entire unit. Also, for 2 years now I've been paying for premium furniture that I do not have. I'm always told "we'll be getting a new shipment at the end of the week". A lot of weeks have gone by and still don't have all of the furniture. Not to mention the utility bills. It's ridiculous how high it can get and I know I'm not using that much electricity or water. It took them 2 months to replace my kitchen light, and they said it was fixed without even bothering to come in. I had to put the request in twice. Bottom line is I don't recommend living here because if you ever need anything done, it's either not happening, or it's like pulling teeth to get them to do a dang thing for you.

The NEW management is really going above and beyond turning things around from what previous management had messed up.

Living here has been the WORSE EXPERIENCE OF MY LIFE. I was better off living at home. The management office doesn't care for the residents and their problems. My roommates and I have been waiting on the new furniture that we were told we would get 6months ago still. If this is going to be your first place to live I guide you to look else where. They will give you fee's and won't say anything about it until you go to pay your rent, then find out that you need to pay more.

I have lived at this complex for 4 years. In that time the apartment has changed ownership at LEAST once per year. I paid $800 per month for a 1bd apartment that was missing key furniture, pieces of equipment, and shoddy work to fix issues that came before I moved in. On top of that, there are SPIDERS and ROACHES and when I say they are there, I mean there are TONS of them. Every day, it didn't matter, I found roaches all throughout an apartment that I kept very clean. The record I had was a roach that was 1 1/2 inches long. Disgusting.

THE INTERNET IS NOT FREE. I'll say that again, the internet is not free. Sure, you can get 5mbps for like 3 devices for free, but at that speed Google won't even work, so you'll have to pay for it. Further, the 1gb "fiber" speed is completely false. Not only is it not fiber, you won't get anywhere near those speeds because the hardware within the apartments are not updated so it couldn't support the speeds even if they did have them.

Further, I hadn't received mail for the last 4 months I lived there. I had a subscription to a daily newspaper just to test it out and I got half the newspapers for 2 weeks and never got any of the rest....it was a 15 weeks subscription.

They will do whatever they want to do and not give you actual notice. They will do "unit inspections" within 18 hours of posting a notice about it and they towed cars and charged residents $40 per car with only 10 hours notice.

Honestly, if you're just trying to get the cheapest 4bd in town and don't care about the awful condition of where you will live (I have seen pictures of units with holes in the kitchen a person can walk through and have first hand smelled the noxious fumes other 4bd apartments had) then go for it. However, if you respect yourself please stay away.

Management says they are doing big renovations, but the last owner said the same thing and they spent millions updating the front office and pool while residents who were promised new furniture, flooring, light fixtures, appliances saw nothing....and I have seen that year in and out. Promises that are never kept and office workers who will claim that they cannot help issues that is their job to help.

Lastly, their utilities are billed through a service called "conservice"...look up "conservice scam" on Google and you will see that you should approach this place with caution.

Went to help move a tenant out of the complex on July 27, 2020. Parked close to the stairs where there were no other cars around. The lot was completely empty and we even had someone standing with our vehicles in case someone needed us to move the vehicles. Within 15 minutes a tow truck showed up to tow us because some employee from the complex took a photo and Sent to the wrecker company. There were no warning signs or towing signs anywhere visible. After talking with the driver of the tow truck we moved to a different spot that would be okay.

My problem with this situation is that there were 3 complex employees on the 2nd floor balcony drinking beer. The tow truck driver showed us the photo that was sent to him and the photo had to be taken from the balcony where the beer drinking employees were standing. All they had to do is request that we move and we would have! Later We talked to other tenants in the property and heard similar stories!

If I could give them 0 stars I would. What a despicable place and despicable atmosphere towards tenants and guest by the complex employees. Word of advice, don t move into this place!!!

Due to the renovations and faster internet I give an extra star. Otherwise 3/5. Overall it's just your average apartment. Not one of the fancier ones though.

I would give zero stars if I could. My fiance lived here for an academic year and had nothing but trouble with the management and staff. Work orders were placed at move-in and were never fixed, he was promised a promotion and then denied it because of a clear staff error, as well as other issues at both move-in and out. Do your research and look around to the many other apartments in Lubbock, I'm sure it won't be hard to find something far better than Thrive.

My car got broken into today while parked right outside my building and I called in to let them know, just so it doesn t happen to others and they can inform there residents to be more careful. The lady who picked up the phone was so rude and did not bother to know further about the issue. Clearly they do not care about the safety of the residents. Please if you want to be safe do not lease here. You will be broken into for lack of security!!! I m very disappointed and will not be renewing my lease after this. And I will be letting my friends know of this unsafe place. You need more professional people who know how to handle such situations

I originally moved into this complex when it was formerly known as "Gateway", and a rebranding was extremely necessary. I think I would have had a 5 star experience here had I moved in now, but when I lived here for the past year, I had many problems, including being overcharged for rent when switching over to the new tenant payment portal, having neighbors that were very loud and disturbing, threw parties and did drugs frequently, and the property not being secure. My car was broken into and had to have the window replaced, and no working security cameras were on the property and the gates would not be shut by management, even after multiple car break ins reported by other residents. After renovation, security upped, gates shut, working cameras were installed, and now all that I see that is needed is a police officer living on the property (they said one would begin in 2018 but never saw one move in or patrol the property).
The new pool, leasing office, and work out room look fantastic. As I said, I wish I had lived here one year later than my lease.
Update: I was charged overages after even moving out of my room, and I was not refunded my security deposit until nearly two months after moving out. I had to go back on my bank statements to prove to the company I even paid a deposit in the first place because they did not have record of owing me money.

I lived at Gateway from August 2014 to July 2015. The upper management is terrible - the complex was owned by three (3) different management companies during the duration of my lease (Asset Campus Housing, Peak Campus, and now Redstone Residential). The most recent manager, Julie W., tells residents nothing but empty promises. After I moved out, I called the office weekly for 3 months about having the refundable portion of my pet deposit returned. They ensured me they were working on it, but clearly they weren't. After those 3 months (Now October 2015), I began calling daily to check in on the status of my pet deposit being returned. Gateway was intentionally trying to pocket my money. I continued calling relentlessly and finally received the refundable portion of my pet deposit back.... in December 2015, 5 months after move-out. I recommend students and parents look elsewhere for their off-campus student housing needs.

This my third apartment to live in, and by far the worst. On move in day, our apartment was disgusting. There was bugs all under the sink in the kitchen and my bathroom. Management is very unprofessional, and doesn't know how to run the front, so it's a good thing the assistants are there. Put in a maintenance request the first week living here. They came to "fix it" three weeks later, but didn't even really fix it. Most definitely will not resign, and if I could leave right now I would.

In September the whole Management team was gutted and if you want to understand the difference these new guys have made simply look at the reviews of this place from the last 3 months to the time before. Eric the new manager is always handy and willing to speak to you about issues. They do lots of random fun things for the residents (the last one I went to was some grocery bingo thing). I ve been in there multiple times picking up packages and seen first hand some of the stuff residents say to the staff and honestly kuddos to them for keeping their cool lol. Utilities can get annoying sometimes, however it s run through the Lubbock power company and as far as I know they re known pretty widely for screwing people over and pretty much have a monopoly here in Lubbock on utilities. Overall have loved this place for the price I pay.

When I moved in, the apartment had stains and gum on the carpet, one mattress had something that looked like mold on it, a piece of the dishwasher was missing, and everything was dusty.

Months later my roommate the wifi didn't work in some areas, the blinds broke, and the dishwasher wouldn't come on. The complex also takes long getting alerts out that packages had arrived. They also won't let you pick up your package unless you had a slip.

Other than that the maintenance crew and SOME of the office staff are very friendly.

Worst internet in the world, is never up to the speed promised and never will be. Is usually down or lagging 90% of the time. If you are a college student and expect to get projects done, better go to Tech library or somewhere else. Especially when everyone else is on, you'll never get anything done. Dial up is faster then the internet provided here. Paying extra for "25 mbps"....when testing I'm getting 1mb upload and 1 mb download.....entire place is a scam.

I have lived here for a year and a half now. My first year I experienced a ton of issues with move in regarding losing of leases and getting placed in an apartment without amenities that I was suppose to have (hardwood floors). Throughout the year I experienced minor issues that took a while to get fixed, but did eventually get fixed. Upon coming back this year I was promised new furniture without any up charges that I still have not revieced. My rent has also been higher for no apparent reason. I have complained multiple times and have decided management is either not hearing about these complaints or they simply do not care. This will be my last year here and if I could move out sooner without having to pay a lump sum I definitely would.

We moved in to Gateway in January and had such a terrible start. The previous management completed neglected us and lost all our paperwork and it was just grueling. But over the months we have come to really love this place. The new management has done a terrific job of accommodating our needs and making sure we are taken care of. They really have come a long way and are making sure you love where you live. Awesome staff!!

Listen to the reviews & do not move here!! This place is not worth the cheap price that they advertise because it s NOT SAFE and it s dirty/spiders or roaches everywhere!! Several people, including myself, have gotten their car windows smashed in. After people complained all management did was send out an email to make sure to lock up your items. Soon after that, the clubhouse was broken into as well. The windows and doors also aren t fully sealed so when there are dust storms or maintenance is washing off the building, all the dirt/water comes inside making it a nightmare to clean. People throw glass bottles on pathways where others walk their dogs and they don t bother to clean it up, they just wash it off so it goes on the grass instead. Also, dont even bother with covered parking, they don t care about who parks where and will do nothing if someone is parked in your spot. IT IS NOT WORTH IT and extremely obvious that they do not care about their current residents. They get you to sign a lease and after that good luck.

lived there for 2 years. It was alright. Its your typical student living apartment. The management is pretty good, and the maintenance crew is really on top of their game. Price i guess is about average for what you're going to get around lbk. If you can afford something nicer, i'd say do it, but if you're looking for the individual lease, student living apartment, i think this is one of the best "value" places. Kind of a happy medium between price and quality.

If you want to live here or are enticed with Thrive s gifts upon signing your lease, I advise you to look past that and read the other reviews. The lack of responsibility and accountability for its residents concerns is an abomination. These domestic calls happen frequently here and I would never wish this fear or concern on anyone else.

Great place to start living for off campus college students! Management and staff are very helpful and kind! Lots of great activities and events happen throughout the year. They stay very well connected with the residents. Love all of the amenities offered here at thrive as well.

I love paying monthly for broken gates, slow WiFi, inconsiderate maintenance guys who barge into your apartment at 3 in the morning, and dont worry its not just the gates that are broken its every other feature they offer you too. This place is god awful. When we put in a maintenance request it takes weeks for them to get anything done and more often than not they don't fix a darn thing. The managements organization skills are that of a kindergartner. I was charge for both my roommates utilities and my own. who wants to pay 165 dollar bill. I would like to also state that some of their emails are borderline harassment. My utilities bill is due the 15th of each month and I receive two emails from Thrive a day stating my bill is over due from the 3rd of the month until I pay my balance. They are also changing internet plans to 50mbps and the current one is 1G. We now have to pay extra to receive the 1G internet. I DO NOT ADVISE ANYONE TO LIVE HERE. I will absolutely leaving once my lease is up.

So I'm my 3 years of living at Thrive (formerly gateway) there have been so many management and owner changes and I am glad to say they have a great team and owner. They are putting the money back into the apartments and have really made this place a great place to live. They went in my room twice without notice to "change locks" but my locks were never changed. Red stone Residential is horrible management. Only good part about gateway is its cheap. But know you get what you pay for, I say you go a little bit more expensive to avoid the problems that I encountered. 1/5

This is a great place to live. All the bad reviews were with the old management and since the new people have come in it s been a very different experience. Everyone is so friendly and there always things going on for residents. Maintenance comes quickly to fix anything that needs to be fixed. Since the apartments got remodeled they look much nicer. It s very worth it to live here

Is it possible to leave negative stars? This complex looks to be under new management, hoping for the best here. I lived here 5 years ago and they still haven't removed my phone number from the gate entry system so I constantly get calls from delivery drivers trying to enter the complex. Worst management EVER! Very unprofessional and rude. Not everyone that works there but NICLOE (Book keeper) especially. I contacted the office in June 27th to inform them that my roommate had tested positive for COVID-19 and that I needed to move apartments. They assured me they would be able to do so with no trouble. I immediately packed and moved to a hotel to give them time to get my new unit ready. After a week in the hotels I ask for an update. They told me they were waiting on the windows to be fixed and that would take about a week. Week 2 I contacted them for an update (while still laying nightly rates for hotels) they told me they would know something by Monday. July 18th and $1500 later they tell me that not only are they just not going to move me . Then they tell me that in order for them to move me I needed to pay a full months rent for my current apartment and another full months rent Before they could move me. Which would be over $1000.

EDIT: New office staff is absolutely terrible and rude. They are also the worst bookkeepers! Be prepared to have several erroneous charges on your account. I was charged pet rent for a pet I have never had. A friend who lives here also has had issues with the new staff (she has lived here for 3 years). Her rent for a 4x4 is $225 per month, and Hayley Burton charged her $600 for rent. Hayley will also not take any responsibility whatsoever for her mistakes. This is my second year living at Thrive, formerly known at the Gateway; however, I will absolutely NOT be renewing! I miss the old office staff (Andrew, Dylan, Victoria) they were great.

The staff is awesome - especially Dylan and Karli. They are always down to work something out if you are late on a payment. They've been really understanding to my situation. Apartment complex is really clean and currently under remodeling. They just put in new furniture in the apartments and it's really really nice. Pet friendly which is cool, the rates are really good. I'm paying less for a 2 bedroom here than I was at the Village for a 4 bedroom. We also never ever run out of hot water. I love it here and renewed for next year. Never had a single issue other than a lack of Ethernet jacks but I brought it to Management's attention.

I knew it wouldn t be the nicest place ever because it was so cheap but it blows my mind how bad this place actually is, they will say anything to get you to live here, the internet is unbearable but they advertise that you get 1GB internet with your apartment but really you have to pay $40 a month for that.

This is now the second review I will be writing. Do not live here. There has been three different management changes in the year that I have been here and nothing has gotten better. In fact it might have gotten worse. Most recently they tried to tell me and my roommates that they would be renovating our apartment while we are still living here even though we move out at the end of the month. They charge us for things they shouldn t, they have not responded to several of our maintenance requests (we ve had a broken window for about a month now.. super safe!) and to top it all off I woke up very early this morning to extremely loud banging as they renovate the apartment above me. This place has been a nightmare from start to finish.

Rent is cheap, they just redid the entire complex with new furniture and carpeting. There are buses that come every 15 minute from the university to pick you up and if you decide to drive to University it is only a 6-10 minute drive.

I have changed my Star review from 1 to 3. Thankfully, and finally after 3 days, my daughter is now in the appropriate unit. In those 3 days with no response or ability to reach anyone it was extremely stressful, but finally, Travis Jamison from Cardinal Group responded to me via email, and he had Hayley from the leasing office send my daughter a resolution email.

Cardinal Group absolutely took ownership and resolved EVERY issue and we are appreciative for that. I hope in the future, it will be smooth for all residents and future residents. Again, thank you to Cardinal Group for taking ownership and ensuring my daughter is now ready to peacefully begin her senior year at Texas Tech. While we didn't like how this felt, along with all the time it took out of our schedule and extra dollars, I'm just glad it's finally resolved. I wasn't sure Cardinal Group would follow through, but they absolutely did in the end.

**UPDATE (8/22/18 - 3:01 pm CST): I STILL have not received a call back yet from anyone. Because this is the 3rd day that my daughter is stranded, and NO ONE at THRIVE or CARDINAL GROUP will answer their phones or return a call, I asked my daughter to physically go into the THRIVE office and wait until a physical person will help her. Hayley, apparently the manager, who Travis Jamison said is AWARE of my daughter's situation, still shows absolutely NO CONCERN, EMPATHY, OR URGENCY to help us resolve this situation. Instead, she is choosing to make my daughter wait in their office for an hour while she is on a so-called conference call/meeting. So again, why is it so hard to get a return call or ANYONE at all who cares to help??? **

**UPDATE (8/22/18 - 11:30 am CST): I have not received a call back yet. I am aware that Travis Jamison from Cardinal Group responded on this review, but I immediately contacted him yesterday and am still awaiting a callback from resolution. No contact from Thrive or Cardinal Group Management as of yet.**

BEWARE - THINK TWICE

We are awaiting a callback from the owners and management of Thrive Apartments. In the meantime, my daughter has been stranded for over 24 hours and can not get into her unit because of the mismanagement of the Thrive Staff under the direction of Cardinal Group Management.

#1 - She was promised her stuff would be held for when she returned. They discarded it and/or lost her belongings to the tune of $1,500.00 in value. Haley and David were the ones who she spoke to when these arrangements were made.

#2 - She was promised a newer unit with wood floor, but rather was given a unit with carpet that has an excessive smell/odor of cat urine and feces. My daughter stated that the manager even agreed, but advised they can not do anything.

#3 - She was a resident with Thrive last year as well, and had difficulty getting cockroach and bug issues resolved, along with malfunctioning items in the apartment, but she thought with a newer unit, this would be resolved. Again, just be to placed in an older unit as described in #2.

BEWARE and THINK TWICE. I will update my review if this is resolved by this management company and/or owner.

My roommate and I are so excited to move in! Thrive has a beautiful modern aesthetic and comes with so many facilities, especially for students! The staging of the rooms sold us! Emyi was so awesome and answered all our questions!

If I could leave a -5 star review, I would. Their management is terrible and their marketing is so trashy. Sad that they have to trash other apartment complexes because they ran out of good things to post about themselves. Like they had any good things in the first place.

If you're looking for mold, cockroaches, bedbugs, and a maintenance team that doesn't care about their residents' needs, then this is the place for you!!!!!!!!

Very nice apartment and very worth the price. The amenities are amazing and the resident events that Thrive hosts are really nice and makes you feel like you re wanted there. The only reason why it s not a full 5 stars is that when we first moved in the Ethernet did not work so I could not get the high speed internet that was promised for close to 3 weeks but it was eventually fixed. Also before we signed our lease one of the people that worked as a part of the Thrive team told us as he was giving us a tour of the 4 bedroom apartment that the cost of utilities would probably be around $20 per person average but for one month my roommates and I got a $70 charge for utilities and the next month it was $50 and we used water/electricity on a normal basis and after the $70 tried to reduce energy to try and get the bill down but it only went down a bit. Other then these small things the place is very worth it and I would highly recommend it!

Is there an option for no stars? For the love of God and your own sweet sanity do not live here. Worst living conditions and worst management I've ever come into contact with. Their deals are not worth it, and their rates are easily beatable. Save yourself some trouble and keep looking

I have spent a year here already. They are the masters of losing leases and not communicating with residents. I've only elected to stay in this apartment as I am a senior in college and did not want to move apartments. It's cheap, but the low price you pay for rent shows in the terrible customer service you receive.

UPDATE: After moving out of this complex, I can now finally say that after living here for around just over a year and a half that it is a cheap and ridiculous apartment complex that will take every cent that they can from you. I paid $300 for a pet "fee" for my cat and was always told that I would get it back because it was always called a deposit. I called today and was told that since it is a fee... there will be no return despite no pet damage. At any other apartment, it is a deposit. If I could turn back time, I would have never ever lived here. It is cheap, but the quality of service and facilities are abysmal.

Management told me I would have my apartment ready for move-in by Monday, and it is now the end of the week and I am still homeless. They give me a new and different BS excuse every time I call them, and they seem to not know anything at all. Quite frustrating and very inconsiderate. This is such a disappointment.
