Under no circumstances should anyone consider living here. I rarely write reviews but this experience has been so unbelievably terrible that I felt a moral obligation to steer as many people away from this apartment complex as I possibly could.

For starters, when I first moved in there were bugs everywhere. The previous tenants or management clearly hadn't cleaned the place. There was so much dust in the room it was hard to breathe, and the windows had bars locking them so you could not even attempt to let fresh air in. During my stay of ~3 months, the fridge worked for 1 week max. We requested maintenance multiple times and they would mark it as resolved but no one entered the unit. The air conditioning had the same issue, and the Lubbock in August did not agree with that. The internet rarely worked, and when it did it was spotty at best.

The location seems fine, but in reality it is crazy inconvenient because its exit is a mile up the road and you have to do the U turn. There are no redeeming qualities, because even the supposed 'cheap' rent ends up being quite a bit when you factor in that you are paying for AC and appliances that simply do not work. Management has changed during my lease, and it had just changed when I moved in, and I understand why: no property management company could make a dime with this horrible complex. Under no circumstances could I recommend anyone to even consider looking here. My experiences are not unique either, every single person I spoke to in the complex shared my frustrations. I am confident that any positive reviews come from the staff that cycle more frequently than the management.

If all of this were not enough to steer you away from this apartment complex, consider that there is no option to leave your lease. The have no early termination clause because they know that if they do not trap their tenants, they would lose all of their income.

An unbelievably terrible experience that you should avoid at all costs. The only thing that 'THRIVE's here are the cockroaches.

They really sell you on the aesthetics of the place and promise such great and convenient living however, they regret to inform you of such terrible amenities. They promise 1 Gb WiFi yet the WiFi is so spotty, it constantly goes out without notice. Most WiFi-required devices such as Google Home or Nintendo Switch can t even function right due to the WiFi. Not to mention people constantly take paid for parking spots at night. Also, the gates don t even work.

The only reason why I'm rating it a 1/5 is because the current management and maintence is great. Nice people and prompt.

My move in date was late August 2015 (that's what the leasing agreement stated). I came to Lubbock to move in and nothing was ready. My apartment reeked of cigarette, toilet was not clean, bathtub had dirt in it, the bed wasn't assembled, the kitchen was a mess, the sofas had cigarette burns in them and were dirty. I complained and they told me that that's what they call move in ready. I was not having it. I was annoyed and very upset and complained to their managers and assistants (who were of no help). I told them that they'd have to cancel my lease since I couldnt sleep there and had to stay with a friend for a couple of days. They didn't budge. It wasn't until my dad got on the phone with them and got an attorney involved that they decided to move me into another unit - 3 days after I was scheduled to move in. The new unit was okay...not completely clean but they immediately had someone to take care of it by the end of that day. I told them that to make up for them not keeping their end of the lease, they need to subsidize my rent. They credited my account $35 for the month of August for leather furniture that I didn't even agree to in my lease.

Gates were broken for months and I called the front office in the fall semester to ask when they were going to get fixed. They told me that they're working on it (I didn't know it takes 5 months to get gates working again). Currently the entrance gates are broken. There are potholes at the gates which is annoying so I exit through the entrance. Break ins occurred here last semester quite frequently for student housing.

The apartments are bleh. Not worth the money they charge considering that the unit set up is the worst I've ever seen. There's a bedroom next to the main entrance of the unit and the window is placed on the side so you can see the door. I've had instances where random people have approached the door while my blinds were open - I didn't like that and felt a bit violated. The walls are extemely thin - it doesn't even make sense how an apartment can have walls so thin - it's like they don't even exist. I can hear my upstairs neighbor talking, having sex, watching tv, alarm going off, walking, dropping stuff, opening his closet, using the bathroom, and taking a shower and singing while doing so. I can hear my roommate in her room when her and my door are closed and when she's in the kitchen - I hear every little thing. It's ridiculous. I don't need to hear anything at all in my apartment but I do.

I don't know if they take roommate matching seriously, but they didn't with me, especially when it came to subleasing apartments. There is also always dog feces in the grass - it's so disgusting.

From the day I moved in, I have recorded everything (pictures, videos) that has happened that I didn't partake in so they won't have a right charge me anything when I leave. If you're hell bent on staying here, I would record everything that you didn't break, mess with (in your bedroom, bathroom, living room, kitchen, patio, storage, etc)- even if your roommates did it. Be sure to document everything as they happen and email them. Email them repeatedly with proof of things not being as they were when you moved in about once a month so they can have record of it (and cc someone you trust).

I would avoid this place at all costs unless you live on the top floor and don't mind hearing people's business. You can find better places to stay. Trust me.

I have been living in Thrive ( Earlier Gateway at Lubbock) Since past 2 years now (Almost) and have already renewed for the next year. The Apartment complex is very spacious with buildings distant from each other and has lots of trees and greenery overall. The Parking space is ample and it has two entry and exit points which helps in easy passage with two separate mail box locations to check mails now and then. The Office staff has always been very helpful and address issues in timely manner. The rent is quite good with accordance to the facilities we get in that amount. There are two bus stops for TTU buses and being next to 289 loop highway, going to any part of the city is pretty quick and easy. I would recommend Thrive to all my friends (few of which have already moved to thrive).

I love living at THRIVE! As far as it being my first apartment living on my own, I don t think I could ve done any better. The staff are so nice and love getting to know you and your furry friends. They re all so accommodating. I ve heard of friends having issues with mail, maintenance, etc., but all the issues were handled in a timely manner and very professionally. I personally haven t had any issues, and that s exactly why I m staying for another year! I love it.

I was just followed in the complex by a white truck on my walk. This place is gated but they leave the exit doors open 24/7. If they aren t going to close the gates, what is the point in having it gated then honestly? The moral is, I don t feel safe here and I worry about my car being broken into constantly. They say they have an officer here but I have never once seen them.

Update: it took 2 different managements and 10 months to fix one of our bathroom floors and both were broken. Not to mention, my toilet was in my shower for 11 days even with going to the office to complain multiple times. I had no working bathroom in my unit and was still made to pay full rent. We never got our desk chairs and our tv stand was never replaced. Our window was stuck open and it took them 2 weeks to even come look (I had fixed it myself by that point) but it had rained every day it was stuck open so I had to take off work to keep the apartment from getting ruined.

Gateway has been a rewarding place to live, their maintenance staff is unbelievable. Everyone who works in the office is patient and understanding with your problems. Very laid back community with a plentiful amount of good people.

Do not live here. Take the investment to live somewhere across from the university or even a conventional property. From the very beginning I had issues with signing my lease and them canceling my lease. The communication in the office is terrible. Staff members give you promises they can t keep. Managers have changed 3-4 times in the past 3 months. It has now been 3 weeks since our move in date and we still have not had our oops form completed. When we ask for an update from staff they either say it will be done this week or that they don t know. They have a spider problem. The internet (Pavlov) is TERRIBLE. Our unit was not cleaned, painted, furniture and carpets were not cleaned or replaced. I slept in my apartment for a week in a half with spiders biting me in bed because they would not take action in getting an exterminator out here. Do no live here. Do not let you kids sign a lease here. Once you sign a lease agreement, you are stuck. While living across from campus is more expensive, in the end you are paying for what you get. I ve put probably $200 into replacing, cleaning or buying things for my apartment. We are looking into buying a hotspot because we cannot do homework when the internet cuts out every hour.

Very happy with the complex and how well it is maintained. Our apartment has been greater than we could have imagined and the office staff has always been helpful. The only negative I can think of it is the hot tub being ice cold! Once that gets fixed this will be a 5 star review from me!

(rude ppl suck!) or ANY other problems. They're excited about their move to the
Gateway Appts & I'd really hate for some thing or some one to ruin it, "bust their bubble"!

Thrive has been amazing! The made sure all my needs were met and even helped me secure an early move in date for my sorority recruitment. So thankful to find such an amazing apartment complex!

If I could give 0 stars I would. Management is terrible. My apartment was broken into and everything. Around $6000 dollars worth of stuff was stolen. The apartment won t come fix stuff that s messed up and I ve been here about 8 months. My truck was hit by a maintenance worker and I witnessed. They have yet to fix it. Just the worst place especially for students. Gates are never closed and just a very unsafe place. If your looking at this as a college apartment then don t. Look at a much nicer taken care place.

I wish I could give this place 0 stars, but that is not an option. However, I would not recommend these apartments to my worst enemy. The very first moment I walked in my room I was mortified with disgust. There was dust everywhere, the tile in the bathroom had stains on it. My room had not been painted, so there were stains and patches on the walls. Further, my toilet and tub were dirty as well. When I told the staff about my room, they told me that the cleaning people must have forgotten to clean it and that I would need to call and schedule for them to come back which could take weeks.

Also, after the first few months of living there, they decided to charge us for water. Every month the total amount of water used by the entire apartment complex is divided and given to each tenant to pay, therefore, water is not included in your amenities. Additionally, you do have a $30 cap, however, I am in a four bedroom, and we are hardly ever home and we were charged $45 each in electricity because they said we went over our cap. $180 over! It makes no sense. And we do not receive a break down of our water or electricity bills. In order, to see your electricity bill you have to go to the front office and ask, in which they will be hesitant to give you a copy. It's pretty sketch to me. My lease is up in July and I guarantee you that I will not be back nor recommend this place to anyone I know.

Awesome staff, awesome price, not to far from the school and not too close either. Best of both worlds! Love the gym as well!! I ve lived here for almost two years and have already resigned for another! I love the new management/staff. They are super friendly, willing to work with you, and hold very fun events all the time. I am constantly referring my friends/family in Lubbock to sign at thrive because I like it so much here. If you re looking at these reviews right now to see insight on how the apartments are, I ll tell you it s the perfect place to live! The negative reviews are from when the past management worked here. We now have new furniture in our apartments , more workout equipment, and management that is willing to work with any issues you have! 10/10 recommend THRIVE.

Online portal is always down. The model apartment they show you on the tour is nothing like the apartment you will move in to. Office is very unorganized and they never answer the phone. They charge you extra out of nowhere and fail to notify you. Very horrible experience for me.

Gateway has improved so much since I moved in August 2015. Under new management they do a great job of ensuring every resident's needs are met and really do care about their residents. Their staff is very friendly and helpful, great place to stay!

Don't lease from this place. My daughter's experience has been horrible. They lost a lease, OK they changed computer systems. But then they didn't have the unit ready on move in day and that's just the beginning. Spend your money elsewhere. Take all these bad reviews as a sign to stay away.

Thought this was going to be a great place to live based on the reviews and what was shown in the display room. Found out it was really not that great. Carpets were very stained, my AC did not cool the apartment and I experienced severe issues with garbage disposal, dishwasher and sink. None of these issues were fixed in a timely fashion. I came back from being at TTU campus all day to find my security system had been set (which I had not set) and my TV was on (which had been off) in my room. Despite my door being locked someone had clearly been in my apartment and specifically in my room. I am not that impressed and I will not sign another lease here.

I've had my truck broken into 3 times since moving here. The only response from staff was that they had a courtesy officer and there's nothing else they can do. I would not recommend moving here.

DO NOT LIVE HERE. I signed in February of 2018 and was told since I signed so early, I d get a freshly renovated apartment. Upon move in, it was not freshly renovated, it wasn t even cleaned. I was moving into a 4x4 and one of my roommates was already living there but management didn t bother to ask them to clean the common area for the new residents nor did they clean the rooms! They moved me to another building since I was not okay with living in such filth. The unit they then put me in was still not renovated and hadn t been cleaned in over a year! I had to wait for a cleaning crew to come to my room and clean my bathroom for me since I had been told it would be cleaned prior to move in. My roommates room has still never been cleaned by management and on the first day they didn t even have a key for his room so he had to move in a day later because nobody would come help him! Fast forward a couple months, thrive has gone under new management twice. Of all three managements, none of them know what they re doing. The resident portal where you pay rent stopped working in November, the package concierge that I paid $25 to use is no longer available and I will not be refunded the money, my fridge broke, which is under their emergency request and it took maintenance 4 days to fix it and I wasn t reimbursed for all the food that had spoiled. Our dishwasher was broken for over a year and it took multiple request and phone calls for them to come fix it and they have yet to fix our ice maker despite the multiple request. Our AC filter looked as if it hadn t been changed in YEARS. Constantly over charged for utilities and nobody can seem to tell any of us why. They ll send out letters for notice of unit walk through on a certain day, but fail to complete the walk through for a couple days and they will lie to save themselves in any situation. I cannot find my signed lease anywhere since they have switched websites so many times. They re doing renovations and expect 4 people to live out of the living room while they do bedrooms and can t use some of the amenities but will still be charged for them. Finally today, July 16th, they are redoing the parking lot and towing cars to the other side of the complex AND DID NOT GIVE ANYONE NOTICE TO MOVE THEIR VEHICLES. NO LETTER, EMAIL, PHONE CALL, OR TEXT, even though they had said they would send a notice a day before the lot was to be done. The guy towing the cars didn t even know where he was exactly supposed to put them. So now, when I get home from work at 2 am, I have to walk from one end of the complex to my building in the dark because I can t even park where I live. Just spend the extra money that you would inevitably end up spending at thrive, and live somewhere where the management actually knows what they re doing.

First of all, let me just say that if I could give less than one star as my review... I would. This place is HORRIBLE. Dog poop everywhere, the service team is nowhere to be found, and their free and convenient WiFi is the slowest speed possible. I regularly have to switch off of the WiFi and use data to load anything on my phone. Not to mention the office workers that don t treat residents as a priority and rarely get things fixed when problems are brought to their attention. Do not live here, save yourself the trouble.

The staff are nice. But that's all they are - nice to your face. I have been asking for a gate clicker for the past 7-8 months and still have not received one. I renewed my lease thinking that the new management might be better than the previous but it turned out to be the opposite. I have been getting the same replies every month - "We do not have any clickers right now. We will email you when they are ready." Not to mention that all new residents were issued new clickers and key fobs in August, 2018. I was also treated with - "AT&T is working on fixing our gates so the clickers are not programmed" a couple of times. The community internet provider is Pavlov Media, where does AT&T step in?

As the management changed in 2018, they have terminated the electricity bill cap of $30 for each resident for the reason that the rent is reduced. Well now it doesn't matter if you use less or more electricity because the entire community's bill is divided equally among the residents. Who would want to pay for someone else's AC running all day?

The new management has enforced Renter's insurance as mandatory for all residents and so they will post an additional charge of $10 on resident's account. I noticed that I was charged $405 instead of $395 (385 + 10 = 395, it doesn't take a rocket scientist to do that) on my account. When asked for clarification, "Let me email my manager and find out" was the response I received with some hostility, for a change.

Renewing the lease was probably not a wise decision as I am just an income source to the management. I really wish I could relocate, right now.

2018 update:
I moved out July 2017, and recently my roommate just got a letter from collectors saying she owes money to gateway. Given the fact that she never got an email, a call, a text, mail, from Gateway its self. My other roommate nor I have received any of the above, we had to call the collector ourselves to see if we owed anything and apparently we do. Again, Gateway never called informed us. This supposedly is from July, and we are in January. Of course, I am trying to get a hold of the manager or anyone and they keep sending me the other way.

Btw, within three years they have had three different managements and I still wouldn't pick this place to live in. Don't pay attention to all the advertisement they are doing.

UPDATE: I just realized that the manager is the same person, that signed off on my final move out inspection, which shows everything was good... Anyways management finally got in contact with me, and said they would be processing the fee to zero out. Hopefully this is true. They were also understanding when they spoke to me.

2016-2017 Lease
Don't live here unless you're okay with management and corporate charging your account and not notifying you of fee changes. I'm going on my second year here at Gateway. Recently it has come to my attention that they charged my account $40 for utility charges for the months of September and October. WHY am I just now getting charged for the previous two months when its already the end of October. Don't get me wrong, but is it not your job to keep up with this? It is not fair to us as residents to be paying bills from August or September when we are a few days away from November.

Also, I went to the office and asked for a statement and was told they could not provide me with one. How can you not provide me with a statement? It is my right to see what exactly I am being charged for.

I was also told that apparently corporate added all the residents utility charges and divided them and that is how we are being charged. So basically I am paying for someone else s utility that went over! According to the person at the office we are going to be charged and extra $20 each month from now on? Where is the extra $20 coming from? Overages? I need proof because basically otherwise you are just charging me for whatever you want. I know for a fact there's a $30 cap for utilities and we did not go over the same amount for these past months.

2015-2016:
If you are looking for an apartment with terrible management, staff that makes up excuses and doesn't have any knowledge, please move here. I was not allowed to move in on my designated move it date because someone was living in my unit. I had to wait three days until I was able to move in. The staff did not bother to contact my roommates and I to give us a warning. After we finally moved in, our carpet was dirty. I still have stains on my room floor. It takes about 3-4 weeks to get any service request done around here. The Internet is terrible. (UPDATE: we got a new provider late December. Internet works better) The gates don't even work, and they have been "Trying for 2 1/2 months to fix them". (UPDATE: they fixed them but one doesn't work). You don't even get a furnished apartment. We are still missing furniture. Their excuse for 2 1/2 months is that the delivery is being delayed. (UPDATE: got our furniture until December) Our roof in our balcony is falling apartment ( since the day we moved here) They have yet to fix that too. Our electricity bill for Sepember was way too high. My family's bill for their house is not even that high. We have a $90 cap and somehow we went over $70. I went into the office and asked for my electricity bill and they had me wait about 30 minutes just to tell me that their printer is not working. The guy said he would email it to me and 2 days later, I have yet to receive anything. We have potholes at the entrance since August and they have yet to fix them.

I love this complex! The new management and faculty are all very friendly and work continuously to provide excellent service. Very friendly and hospitable! There is also raffles, events and free food almost every week!
