This management company seriously sucks. I was moved into an apartment with water bugs, dirt, nasty carpets and old walls. Stepping inside one of those apartments made it look like you stepped into a home in a third world country. The place smelled of pet urine and was dark and depressing. Of course the model unit looked nothing like this. I was stuck here for a year, and became sick from the black mold problems. Now they are trying to charge me a $100 carpet replacement fee, although the carpets were nasty upon move-in. I will be fighting this in court.

Please DO NOT lease with the Preiss Company!! They charge you for everything and no one ever knows what the hell they're doing. Even though they may be the cheapest apartments for student housing their overages are crazy, never want to work with you, and they randomly started towing cars when at the beginning of the year they didn't. I feel as if I spend every single penny I have on them because something always pops up with them. Save yourself your time, money, and sanity and DO. NOT. LEASE. WITH. THEM.

We pay our rent through a landlord that actually owns the townhome we live in, however Preiss has managed to ruin that by being the ones that own the other houses and land of the complex that it is in.

Because of this, all packages are still given to their leasing office which I've had major headaches with. I've had over 4 packages returned by them in the last 3 months because they say they aren't responsible for them and return as soon as they come in the door. There is an actual agreement between them and USPS that until a resolution is made, they must HOLD the packages of the tenants even if they are not their own. It has been so frustrating that I have to call at least 3 or 4 times just to make sure that it hasn't been returned and is actually there, half the time they have no idea until a day later I get notified it has been returned. I don't understand how a company as large as this can have such an organization problem and can't even keep up with what is going in and out of their offices. Both them and USPS want nothing to do with the packages which leaves me screwed if I want to have packages delivered to my own home.

It's out of my control, I can't have them or the post office just drop them off at my door. Neither group wants to attempt to fix the issue, but they could at least give me a notice or a day to pick them up.

I had the pleasure of working with Kasey and her team. The Complex I visited was very clean and staff was very pleasent to be around. This company and their employees were very friendly to work with, they treat you like family, and take their time to address all your questions. We were all able to collaborate with ease and bounce ideas off one another. I look forward to working with their team again.

I can't stand this company. The office at U Woods never answers their phones, or emails. Half the time their office is closed despite the sign in front showing their hours. They constantly change their policies, and if you go to their office to ask questions it's nothing but attitude. Avoid this place!

Wish I could give negative stars. They charge you for damages then never fix them and then they tow your car. No signs posted that you must have a sticker to park in certain areas no signs showing where visitor parking is either. Security watches you park and never says a word. Then when you try to get in touch with a Regional Manager forget that too, they never respond namely Sara Clark. Even tried to call her supervisor left him a message I believe his name was Adam guess what he never returned my phone call either. THIS COMPANY IS TERRIBLE FIND SOMEWHERE ELSE TO LIVE!!!!!!!!!!!!!!!!!

I am highly disappointed in the quality of service and accommodation. I was given my key to my apartment and I was welcomed with the smell of urine. There was rat feces everywhere. Also, there was a rat in the toilet with human feces both in and on the toilet, including the bathtub. The apartment is not livable for my daughter and I. I immediately let the staff know, they refuse to give me a refund or provide any kind of accommodation. Do not sublease or lease from University Square, University Park, University View, or any affiliates! Run away.

To start off it was nice working for the company and everything however when they start laying off people in the marketing profession of basically all the apts under priess. Without a warning Or anything without sympathy whatsoever. Ok cool we get it s legal in Texas but still. What about those working for years? They just vanished like thin air. They too have bills,mortgage,car note etc..
That to me is very inhumane. Very sad to see. And at the end of it all the regional manager was also late to terminate people. She kept saying she was just the messenger . Anyways you reap what you sow. God Bless

How tf do you have tenants paying A FULL FIRST MONTH'S RENT and then they can't move in until half of the month is over... and then you expect a full months rent again on the first. AND they only serve certain customers requests!!! They can satisfy early move in for certain individuals while others are just left in the dark and lied to about their apartments. I haven't even MOVED into my apartment yet and I regret signing a lease with this untruthful and uncaring company.

I have been a resident going on 3 years and I have no complaints. I absolutely love the Management team on my property and I am happy living here. However, from an employee stand point I am very displeased with this company. My entire Marketing team was called into a meeting by our new regional manager Tel Oct 26. She called us in 30 min early to work for a meeting that she showed up to 30 min late, just to terminate us all. No warning, nothing. I understand that s legal In Texas but what s disheartening is she mentioned this was known for a month and it was apparently supposed to happen the previous week. My point being, we could have been given a heads up!! We are in the middle of a pandemic. All of us except for our managers are students and some, including myself, are residents. There was no empathy whatsoever and no real explanation of why it was happening just I m the messenger . My manager had been working with this company for over 6 years and she too was let go like vapor. I could never trust working for this company again. So disappointing.

My experience at Wilshire Landing has been a complete disaster....I don't know where to begin.

First, I'll start with my contract(s). When moving into the complex as a subleaser, I was provided a contract that was for the remaining 7 months of the initial 12 month contract. At the price of $645, the contract should have listed $4515 for the amount due (7 months X $645). After reading the fine print, the contract I was provided stated that I owed $6700. How did they calculate this number?? After asking the office to fix this contract before I would sign, I was given another contract to sign. On the 2nd contract, it said I owed $5100, which was incorrect. If I would have signed these two contracts, I would legally have to pay Priess Management 1,000+ more than what I actually owed!! It pays to read the fine print.

About two months into my lease, I received an email that the company could not find my renters insurance, and that I would be fined $100+ (I forget the amount) for future months and $100 for each month I lived on the property without insurance. When I moved in, I was required to have renters insurance, and show proof of insurance. Good thing I kept all of these insurance documents. I provided the original documentation, and all fees were waived. My concern is how does management lose important documents like this?

Never in my experience have I had issues like this in apartment living. I am very thankful that I have found a new place for the following school year.

My daughter lived here and University Park in Boca Raton is not designed properly. Do not live here, very unsafe place to live and very expensive. All of the resources available here are the exact same resources on campus people just like to get away and experience different things but the entire atmosphere is completely different. The people here barely speak to each other and it is not the place to come if you do not know many people. There was an incident that happened here and they slightly increased security for a couple of months however the place is still unsafe, the gates do not matter one car could follow the other. After the incident they stated that they did not care about the students who lived here because one can easily get inside of the gate and slide their phones through the top of the gate because there is a sensor above the gate and I would not recommend that anyone should live here if they are concerned about safety. People attempted to break their leases and they stated that they did not care about the customers here. They lure people in with the luxurious things and they have cheaper apartments with a long list of subleases that are available. This list was created to help others think that they would eventually get out of the leasing contract however nothing was actually offered unless asked for. If you want to live here for a cheaper price ask for the sublease list and prices. They are not charging the value listed. There are vacant rooms already that they will not offer people and the place basically became a ghosttown after the incident however some of those people have probably not yet broken their leases. If you do not know much about business or owning an apartment do not live here. The workers are hired to offer the value listed and then refer you to cheaper housing options down the street of 20th. If they offer you subleases they will probably lose their job. Ask about the subleases. This is not a bad place to live, but it for sure could be renovated to be better. This is not the place to live if you actually want the college experience anyways, you should live on campus.

If there were fewer stars were possible, that is what I'd give Preiss. They do what they have to do scrap by. It's pathetic and it's bad business. Don't rent from them if you can help it. They won't properly prepare your property but they will certainly charge you after you move out like they're properly preparing it for the next tenant. Boo, you suck.

I currently live at 2604 Hillsborough street, and it's awful. The apartment itself and location is great, but everything surrounding it makes it so horrible. First of all, Preiss does not keep up with the property at all. The stairwells, elevator, and walkways CONSTANTLY have trash, bottles, and even throw-up everywhere. There's throw-up on the third floor right outside of the elevator that has been there for 3 months now. No matter how many times you call or complain, nothing gets done. I will say that the actual property managers have been very kind to me and do what they can to help. It's the people in the office that don't seem to know what they're doing or even care that the property is in such poor condition.

I am also certain there are cockroaches living in the walls here. I am terrified and paranoid about bugs so I keep the door closed, windows locked, and the apartment itself cleaned all the time, but the roaches always find a way in. I even had the misfortune of accidentally stepping on one with my bare feet! I've also found one in my dresser making its home in my clothes! My thoughts are that if maybe the building was cleaned once in a while that maybe there would not be as big of an issue with bugs. The bug guy will come every once in a while to set up traps if you pester Preiss about it everyday until they get here otherwise they won't come at all.

Hillsborough street is also just generally a loud place to live. With people constantly walking around screaming in the streets at night, all the parties that go on in the building, and cars racing down the street it's hard to get a good night's sleep. I have been kept awake until 3 in the morning during the week, not on the weekend, on multiple occasions because of parties being thrown by neighbors and people screaming in the parking lot. Mix this with the paranoia of the thought that roaches could crawl into your bed while you're sleeping and you will never get a good night sleep.

There has also been two occasions where melted ice cream was thrown all over my door by someone. Preiss does not have any security cameras set in place so they can't do anything about it, and this has happened not once but twice! I have also seen someone (drunk) peeing on the walkway. Nothing was done about that either.

All this being said. If I could give the 2604 property itself 0 stars, I would. Preiss itself needs to actually hire people who care about their residents and their properties. The way I see it they will charge you a bunch of money to live somewhere they will never maintain, and it just is not worth it. Stay away from their properties!

One of the WORST leasing companies I have EVER had the misfortune to work with. Completely screwed over our entire complex when it was bought out by another company. Told us our contracts would not be affect - lies. Our rent is increasing dramatically, our utilities our no longer included, and our re-signed contracts are not honored by the new company because Preiss never gave them to the new company in the first place. AVOID THIS COMPANY AT ALL COSTS.

They have gone above and beyond to make us feel as if we are living in luxury. The pool and grounds have been beautiful. I have been glad I chose to sign, as I can't imagine living anywhere else!

I have been completely unsatisfied as a tenant with Preiss. Living at the 2604 property on Hillsborough St, while the apartment was nicely furnished and new, we had frequent maintenance issues that were always treated as short-term fixes- it took six separate maintenance requests before the problem was adequately dealt with. Management is disrespectful to student customers and customer service seems to be nonexistent: I am often asked to go out of my way as a tenant to fix a mistake that Preiss has made.

The worst experience I've ever had with customer service. Which should be easy to do since this is student housing. I was told by staff that I had to die to get out of my lease. Yes, someone actually said I had to die. It's overpriced, they're sneaky with charges, do not live at any residence operated by this company.

All these 1-star reviews speak the truth. It has become incredibly clear, especially after this pandemic, that Preiss care very little if at all about the well being of their residents. The COVID-19 help page is a facade used to justify charging people for utilities that they are not using, and draining the savings of now unemployed students.
The lesson to be learned is to live on campus. If you are a student looking around where to live next year, always consider living on campus first, then any housing company but this one.

I'm uncertain how a company that claims to be "student housing experts" have no understanding that students intern during the summer and should be able to sublease their apartments for a short term at a different that someone who is subleasing long term. Student housing apartment with no study tables and chairs in the rooms or even lights in the bedroom for STUDENTS who study for long hours. Inconsiderate, provide zero assistance, they would rather argue with you for days than listen to your concerns, not affordable and definitely nothing compared to what they portray themselves to be.

I have read other reviews about The Preiss Company that were abominate to my experience as both a resident and a leasing officer. From the first time I visited the office located at 2505, until now I have been greeted with a smile, utmost respect and professionalism. A year and a half later, that is still the sentiment of my heart.I would highly recommend anyone that is looking for a nice place to live at an affordable price to consider anyone of the Preiss Company properties throughout the Raleigh area.

Veeeeeery disappointed with this company and not to mention the plethora of leasing agents I had to deal with. Constant maintenance issues with as mentioned in other reviews quick fixes (dishwasher constantly falling out of the wall,sink handle broken and never fixed, but yet they seemed to have no problem charging me 200 plus dollars for not vacuuming (the old prob 10 plus old carpet, they never once had cleaned in the two years of me being their even upon renewal) carpet upon moving out and this was listed as damaged. I advise who ever is considering a Preiss property don't.

We've had an overall great experience while renting from the Preiss Company over the past few years. Maintenance requests and general questions are responded to quickly, and rent is reasonable for the space.

I moved a lot in college and didn t live in very nice places. I can honestly say the Preiss managed property was the worst. I am extremely organized, extremely clean, and always paid everything one time. Preiss staff is nice but I don t think they ever work. They will do anything to make their job easier (and harder on you). It s difficult to get them to return emails or phone calls. My townhome was not well maintained. They also don t handle changes in leases and returning of security deposits well or in a logical manner. It s been 36 days since I should have gotten my security deposit back and I still haven t gotten my full refund. They re making the new tenant pay me the security deposit instead of Preiss handling it themselves. (It s probably legal, unfortunately, but I haven t looked into it.) The customer service is terrible, I ve never had such a bad overall experience from start to finish.

The one positive I can say is that maintenance was always very courteous and fixed things well. A+ for the maintenance. F for everything else.

I am absolutely appalled at the way my daughter was treated due to
the financial distress from losing her job and having to move out due
to COVID-19. The Preiss Company is charging her the remainder of the lease which is contractual, I understand, however are only giving her 3 months to pay off $2000. They fee these kids to death to make money, (which Legal Aide has stopped recently in Texas) however I am absoulutely disgusted that we cannot get ahold of a human to discuss this mater.
The Regional manager's phone is always full of messages and you cannot get in touch with her, nor do they email you back promptly. Don't ever lease at Highview Apartments in San Antonio, Texas (UTSA). I am so disappointed that my daughter and I will now go to collection since we cannot pay this debt off in 3 months. I have asked for 6 months and have gotten no response.
Shame on you Preiss Company for not working with the middle class families that are struggling during this time of Pandemic and trying to have their children get degrees.

TLDR: Spend the extra money and live in a nicer place. University Woods is trashy and literally dangerous.

I live at University Woods and it is trash. The apartments are fine and though most of the appliances are sub-par you get what you pay for. I renewed my lease because the rent is so cheap and the building I lived in was sketchy but fine. But, my unit was sold to a private owner who was less than stellar so I chose to move units to stay with Preiss.

However, since then there have been confirmed reports of shots fired in the parking lot and there are drug dealers and delinquents living here. I have had my car (others have had this happen too) vandalized twice and I have had to call the police on my neighbors for drunken behavior.

As others have mentioned, if you call the office no one will answer, regardless of the time of day. If you go to the office they will all be sitting there talking and no one will look up and say welcome.

The only redeeming quality is that the maintenance people are very nice and my requests are usually filled in a few days if it isn t urgent.

A rental company that profits off of taking advantage of college students. They do not abide by their leases, and know that most of their customers do not have the funds or resources to put up a legal fight. They do less than the bare minimum, and are very hard to contact unless it's on their behalf to remind you of rent. The really unfortunate part is the monopolistic spread of rental properties they own in the Raleigh area, they are difficult to avoid; but do so at all costs.

This company stands on bringing others down and allowing regional managers to talk poorly on their workers along with the whole entire corporate company. They don t want you to succeed and will talk behind your back constantly making work a harmful environment. I've lived at a Press property - The Avenue - in Indianapolis, IN for the past four years. I couldn't have asked for a better experience! Throughout college, the staff was nothing but helpful & friendly and made my time there fantastic. They were quick to take care of any maintenance needs and made sure to get to the root of any problems, instead of just band-aiding them. Our amenities were great - and they made continuous improvements to them during my time there.

Both property managers, Tyler & Shane, did an excellent job of being available and happy to help anytime I had questions.

I had an absolute 5-star experience and was so sad to move out. Keep up the good work!

From a contractor's perspective, this company has been awful to deal with. A few years ago we met and haggled back and forth over pricing for hours. They were not willing to allow any room for profit but expected round-the-clock service for no extra cost. Fast forward to October 2015 and we took on a project for them through a builder of ours. They called us out 4 additional time to do work not include in the plumbing estimate, like hauling away landscape debris, etc. I've been trying to get paid since October. No one ever returns a phone call or an email. I am not at all surprised by the other negative reviews that I saw on here.

University Village of Charlotte is full of crap. All they worry about is getting paid and making sure that they keep their jobs. Forget really trying to help people even AFTER their roommate attacks them for no reason. Smh.

The worst place I've ever lived! They do not care about their residents, only their money. Towards the end of my lease, my wallet was taken out of my car (which had my keys in it). When I informed the office at Eastern on 10th AND the regional manager at Priess (whom did not respond to my calls or emails), they still charged me for $160 for these keys, regardless of the fact that I had no money and my cash was also taken. Animal feces and alcohol containers cover all of the ground CONSTANTLY. My roommate was disgusting to the point that there was a constant stench and gnat infestation in the hallway and I was told, "any damages will be split evenly between all roommates". There was mold all over her dishes because she would use them and never clean them so at one point she had a trash bag full of moldy dishes on our patio, LOVE THAT! The other roommate had 2 people living there that were overly loud... again nothing was done about this. Once I had to call the PD because it sounded like someone was beating their gf above my apartment at 2am on a Thursday night :). Looking back, I would have rather lived in a cardboard box than with this company.

Zero stars is right! just now going thru everything i just read under the reviews for this company. my son was one of the first to move in to the new monarch 815 apts in JC TN and it has been a downward spiral since then. if this is the reviews of the "new" management than it is all starting to make sense, we need to get him out of there!!!!

I've lived at my current residence for three years...

I've lived at my current residence for three years. After year one, the owner sold the property and the new owner employed The Preiss Company to manage the area. Preiss oversaw excellent renovations but has neglected the property since. The exterior is irregularly maintained, trash is scattered throughout the parking area and yard, and staff is slow to respond to problems.

During the renovation process, we were relocated next door. This was fine until over $300 worth of my items were stolen by renovation workers. Our internet router was replaced in full, but Preiss neglected to even acknowledge my emails regarding additional theft.

I am completely dissatisfied with the service Preiss provides. I cannot recommend The Preiss Company to my friends and hope they will begin to care for our property.

Would not recommend, Worst experience at University Woods. From the beginning to end. They sent me a final notice charge for damages that were not even done by me and I didn t even get the first notice. My roommate had a pit bull dog that is not even permitted as stated on the lease. Plus two Priess company workers saw the dog physically in the apartment in multiple occasions. They re also charging me for trash yet they moved my stuff out for me because I was getting surgery and didn t notice me that I couldn t get an extension on the apartment even though I was moving to a sisterhood complex. So I couldn t clean because they wanted me out ASAP. Makes no sense. Greg was helpful until the charges , he said That is not up to me, yet he was the one that made me move out after 3 days of surgery and made my transfer to Campus edge really horrible. Campus edge has a way better management in some ways. Plus Marshall sent me my ledger, that said my room letter however on the charges from the photos , my room letter was not on it. You can send as many emails, but you will always be on the wrong that it is so frustrating coming from a student that comes from far away.

Doing business with Collegiate Commons is a wonderful experience. Check in day was a breeze...everything was well organized. Ms. Betsy is the best..and she cares about the students and parents. I am very comforted knowing my child is there. They also did a great job matching the roommates. Thank you Collegiate Commons.

After living with the Preiss Company for over 2 years I can say that I have had an overall positive experience with the company. I have had the pleasure of interacting with a number of different employees who have all been extremely helpful. Heather Mills, Beth Gavin and Emily Kovatch all played a huge role in ensuring all of my rental needs were met and taken care of. They have all been quite professional and efficient in helping me have the best experience with the company as possible.

I have lived in the same old house for 2 years and definitely experienced some maintenance issues. However, all of the maintenance requests that I submitted were taken care of. Even though the maintenance team is very busy they have always been polite and helped resolve any issues.

The rental price is definitely affordable for getting to live so close to downtown and NC State. I am happy with my experience and would live with this company again.

I am a 100% disabled veteran and a full time student. I lived at Campus Edge and they are the worst apartment company I have ever rented from in my life. Everyone in the office is rude and disrespectful. I don t normally write reviews but I wouldn t wish this place on a dog. I spoke with Lauren on an issue that Campus Edge lied to me about. Her attitude and demeanor was disgusting and she was unwilling to help. Come to find out they don t even have records of me living there. On top of that she lied to me about Campus Edge being under Tribridge when they are clearly under Preiss. I m really trying hard not to get my lawyer involved, but it s hard. No one likes to be done wrong. As a servant of this country it's hard to feel honor when you are disrespected for no reason. Living here at Campus Edge I ve experienced rats while living on the second floor for almost three months. To get the office to send out maintenance to fix anything was like pulling teeth. If you are dependent unpon the WiFi for school like I was your best bet is to go to McDonald s and use their services because Campus Edge service is crappy. I was a tenant who never gave issues and paid before my rent was due. Beware, you have been warned!!!!!

The Preiss Company takes advantage of students. I lived at Blue Ridge apartments for 2 years. I loved my apartment! Nice size, clean, washer & dryer in unit, second floor & maintenance was normally quick. I started paying my rent online instead of by cashier s check because the staff was so rude, especially Elizabeth Wright. I requested that my stove top be replaced because the stove cracked. No one responded to me. My food was going bad & I cook every night so I wasn t about to go buy food if I have a stove at home. She told me that I needed to pay for it because it wasn t broken when I moved in & quoted a price of about $700. I told her that there was a small crack in the stove when I moved in & that it spread & asked her to check my move-in sheet. I went up to the office because my emails were being ignored & they couldn t find my move in paperwork. Go figure. Almost 3 weeks and several emails later, my stove was replaced. I moved out in July 2017. My last month s rent was paid and I turned in my keys. They told me that they had to replace my carpet & that they kept my $475 security deposit. I didn t argue because at this point I just came to bring my keys & wash my hands of TPCO for good. Why on earth was there a charge on my credit report for $163? I disputed it, it was taken off. Make sure you get everything in writing, I ve had to screenshot many conversations & threaten to call my lawyer to get them to move!! The rent was cheap at $525 but it s not worth it if your employees have no integrity. Also, if they say they re keeping your deposit make them tell you why & prove it!! No carpet isn t going to be squeaky clean after 2 years but I know damn well it was nothing that a routine carpet cleaning would not have resolved because I keep my apartment clean. Also, I contacted the Preiss company directly to complain about Elizabeth Wright, filling out their online form. No one responded! They definitely will protect each other so don t think going over someone s head will produce results. CONTACT YOUR LAWYER. TPCO will say one thing and do something completely different. If a ZERO star review was possible, I would give it. Living with the Preiss Company means living with zero security, zero care, zero honesty, and zero expected amenities. Living at their 109 Park Complex has been the most horrific living experience I have ever endured. The management is rude, incompetent, and unprofessional. If they remotely cared about their residents or pleasing their customers, they would hire a new team of competent, caring staff members who are transparent and honest with potential/existing renters. Personal experiences my friends here have endured: one girl was completing an online exam and the leasing manager, Lauren Byrley, entered her room without giving permission nor the 24 hour notice. She screamed accusations at my friend for doing something outside her lease - which woke up her roommates and frightened them. It made all three females feel so uncomfortable that they have not gone to the leasing office since, not even for the minimal free swag or food that 109 management has offered as compensation for their consistent lies and lack of promised amenities.... Another friend of mine had her car towed out of her own spot. Another friend had her car keyed in the parking garage. 109 office claimed there was a security camera there. My friend went to the office and they then claimed the battery was dead. My friend filed a police report with RPD. An officer then went to the office where an agent stated she could not access the cameras because her manager was not there. So my friend filed a police report. Eventually, my friend was told that Lauren (property manager) reviewed the footage and the car seemed to be in a "blind spot". After a week or two, my friend sent an email to remind lauren to send the footage to the officer. She told my friend that there was actually no footage and the cameras were not working. To recap, 109 Park LIED on a police report. There is a single camera in the parking garage. So many cars are in blind spots. 109 Park did not do this for resident safety or protection of their property. They only did it to be sure nothing of their property got damaged.

The "free" internet never works then they always take a week to fix it when most of us our college students and need to be able to do our homework. They false advertised about residents moving in to an apartment with an onsite pool. Construction workers finally broke ground for the pool 11 months after residents were supposed to have it. They throw packages in the basement for anyone to steal. Over 20 residents have had packages stolen. They also didn't have security cameras for months after residents moved in, and according to the property manager, the cameras are only there to ensure their property remains unharmed and no criminal activity occurs. They do NOT care about what happens to residents.

To recap: 109 Park run by incompetent people who don't care about their residents. They have no problem lying, disrespecting residents, or taking 2 months to get a dryer fixed. The company, under the (unfortunately) growing Preiss umbrella, exhibits the characteristics of its parent company. They don't care about residents. They care about making money, maximizing profit. They don't care if residents are happy. They'd obviously rather have a 1 star review. Good companies don't solely have the goal of maximizing profit. Great companies care about the thing that keeps them going: in this case, the residents. The Preiss company has made it clear they do not care about resident safety, satisfaction, or comfort.

They never answer voicemails or calls, no one ever seems to be in the office over the phone but when you pull up they are all in the front laughing and talking. Unfortunately, this company is subpar in their ability to handle situations in a timely and professional manner. Please avoid at any and all costs - it's not worth the trouble and hassle to get a hold of these people to assist you in any way. Their attitudes are appallingly barbaric, and would shame the woman who founded the company years ago.

First off, Victoria, a first-time property management employee, took two weeks to get back to me with preliminary information regarding a property I was interested in seeing. I finally managed to schedule a time to visit two properties (they were right next door to one another - about 50 ft between them), and took off of work early for a meeting which I had confirmed for 5:00PM.

As I turned into the property (at 4:55PM), Victoria called to confirm our 5:45PM appointment. Confused, I explained I was already there and waited for her to come out. By this time, my roommate had joined me to wait in the rain for Victoria. I glanced through my emails and saw that, yes indeed, we had been scheduled for 5:00PM.

Having not to slightest as to where their office was located, I called their home office to be placed on the phone with Heather, the assistant manager. When I explained the situation, she said she doesn't know how the times were mixed up, but promised to speak with Victoria when she returned to their office.

At 5:22PM, Victoria pulled into the parking lot. My roommate and I followed her to the first of the two town homes and waited and she struggled to enter the correct passcode into the lock. Finally, she turned around and said we would visit the second town home, while she tried to figure out what the code was to unlock the first property.

We entered the second property and looked around - pretty normal experience as far as viewing a property goes. When I began to ask questions, like "how often does maintenance come, and what do they take care of outdoors?", I was given a shrug and "I don't know".

Frustrated, my roommate and I continued looking around until we heard someone ringing the doorbell downstairs. Shortly after 5:45PM, another lady showed up to view the home. I was stunned by the sheer lack of organization and professional nature, but viewed the second home after Victoria finally received the correct code.

That, Dear Reader, was episode 1. Since then, my roommate and I have moved into the second home we viewed (the one with which Victoria had struggled in finding the code). It is infested with cockroaches, spiders, and other odd bugs, the front door doesn't close, there was mold in the master shower when we moved in... I could go on for days.

It's impossible to get a response from the management team, no matter with whom you speak. I have had a screaming argument with Dorothy, the general manager, who argued that her maintenance team could come into our home whenever they like, dismissing my personal/religious preferences of not having a strange man in my bedroom without someone being there.

I truly regret signing a lease with these uneducated, high-and-mighty hillbillies, and I urge whomever is reading this review to please think otherwise before signing any deal with this company.

I have just renewed my lease through Preiss for the third year in a row and I could not be more pleased with my interactions with Preiss and its staff! Every year I've moved up to a different unit and branch within Preiss (shared 4 bedroom apartment, shared 2 bedroom apartment and now a town-home) and they have been nothing but helpful at every turn. So therefore you are over paying and will pay a total of one months rent EXTRA over the lease term!!! Watch what you sign people, because they do not tell you this upfront! Buildings smell like pot, look else where. Hallways smell terrible and very rarely cleaned. I don't like like doing business with communities that are not on the up and up!

I signed my lease and paid my rent ($380) around January 26th, and was going to move in on February 1st, but some things came up where I had to stay at my current residence until March.
I went to check my room out on the 1st (being that I paid), and the place was filthy! Smelled of old milk, basketball shorts, and feet smell, and garbage! Not just that, but someone was living in my room, peeking out at me! Now imagine if I would have not been so lucky to have not still had a place to stay and all my things would have been in a U-haul. So, I called the Priess folks to let them know that it was disgusting and someone was in my room. She called me back saying it was clean, and the room is now empty (like it wasn't a problem). One of the reps sent the 3 roommates an email with my name all in the email about my complaint. So, I go back on a Saturday a few days later (same week) to find around 6 people just hanging out in the place...no prob. After a few of the roommates friends and one of the roommates grab his bags and leave (Now I'm thinking this is premeditated) leave and it's 3 left and myself, the guys kept asking if I were the "Feds, or the PoPo (police)".."Of course I'm not! They pulled the email out that the rep from the Priess company emailed to them, and said that I was snitching. Pulled a knife out (a pretty big knife) put it to my back, searched me as if I was going into a club, and stole my Social, Bank, and gift card! Filed a police report on Saturday afternoon while at my part time, and went to the Priess on MONDAY MORNING! I told them EXACTLY what happened, and they could have cared less. I was treated like I was the one who robbed them. They spoke to my Mother with a nasty attitude, and tried to belittle my elder brother as well. They were very, very rude, snappy and very unprofessional addressing us and handling the situation. Not only did I not get my rent back, but NOW, I have to find another place to live in a couple weeks.

I rented at Campus Edge in Raleigh for the summer (sublease). Decent apartment, but horrible maintenance staff. They only work Monday - Friday and only handle emergencies on weekends. Dryer has been malfunctioning for months but they refuse to actually fix it or replace it. I have to monitor the dryer to actually make sure it's drying my clothes. My roommate locked herself out of her room one weekend while I was away and was unable to get into it because they didn't turn on the after hours emergency answering machine (the emergency line is the same as their day phone line). Also, an emergency for being locked out is being unable to get in your apartment and not your individual room. So they wouldn't have come out anyway. She had to pay a locksmith to get into her room. (Either way she would've had to pay someone. Preiss charges $70 to be let back into your room if you lock yourself out)

AC was broken for 2 days in 90 degree weather. They gave us ONE portable unit for a 2 bedroom apartment until they could come fix it the next day. That portable unit kicked out as much AC as a ceiling fan.

I'm looking forward to moving out. I'm completely over living here. From the looks of other reviews, it seems as if Preiss itself is just crappy. So avoid it if you can.

I live in 2604 and have had to leave my apartment twice without compensation for them to re-do the floors. I also signed a lease for August 2013 and couldn't move in until November. If I could give 0 stars, I would. I've lived in 3 Preiss company places and the student housing wasn't bad but as soon as I moved into a townhouse, the experience was terrible. They charged my roommate and I money and couldn't tell us what it was for and when I asked about it, I was told to pay it first and then they would consider looking into it. They make up rules on the go at their own discretion. They won't send any maintenance to your apartment if you're late on rent one time. They take away your way of paying online for being late on rent once. Heather Mills was the rudest person I've ever met. She doesn't reply to any emails or concerns but gives you deadlines to reply to hers. She doesn't keep any promises nor does she care. I would just say be careful when dealing with them some people are way nicer than others. Like I said, my student housing experience was great. When I moved to my townhouse is when my experiences weren't as good.

I have personally had a pretty good experience thus far with the Priess company. A bit over priced for what you get, but it's college grade housing, so what can you expect? Luckily, my roommate and I have made "friends" with one of the better employees. He is extremely helpful and willing to work with us. His name is Greg and he mostly associates with Method Town Homes I believe. The only issues we have had are that when we first moved in, the carpet had some stains and had clearly been bleached near the living room windows, so the carpet is a discolored white now. A few other things were broken, but fairly minor like the drawer in the refrigerator and the wooden bit at the front door. Also, a nail was sticking out of some ripped carpet, but we just hammered it sideways. Anyway, like I said, Greg is awesome. We had a bees nest in the bush by our door and called, but the guy we talked to said it wasn't an emergency and they'd put us on the list. The bees were becoming a problem for us, so we called Greg and it was gone by the following evening. I really wish Priess could clone him!

DO NOT RENT FROM PREISS! The customer service is generally rude (though occasionally you will find helpful people). On multiple occasions I've called the company with more than one question, but was hung up on after they answered the first. They are rude! Their policies do not make any sense. For example, I had a surgery at the beginning of my lease term so I was gone for a few weeks. During that time, Preiss changed the locks on the doors at my building without notifiying me. (They put a flyer on the door...but I wasn't at the apartment to see the flyer.) The key was left in my mailbox, which both of my roommates have access to. Since I, like most people, don't carry my mailbox key with me, I had to visit the office multiple times (as I was hard of walking after surgery) to get my new key. A PROFESSIONAL company would hold the key at the office, send email to residents to inform them to pick up the new key BEFORE they are changed. That is one example of how little they care and how little they think through policies.

The maintenance staff where I live is fantastic, friendly, and prompt. (I live at Campus West.) The apartment itself has very nice appliances and spacious rooms. If you never had to deal with the Preiss Company, this would be a great place.

Students- be careful. The 12 month lease is strict, as with any apartment complex. You never know what your summer plans will be. I'd recommend living in a "grown up" apartment complex, meaning one not catered to students. Preiss claims its easy to find a sublease...it is not. Those complexes, while they may not have the same luxuries and private baths for everyone, will allow shorter term leases. That will give you flexibility on summer jobs.

I am a current resident at University Village at Charlotte. This is by far the worst apartment complex I have ever lived in. My move in process was an absolute unorganized mess because I was scheduled to move in at a time outside of the regular move in (August). I had to call and call and call again to get any information about my roommates and when I did, it wasn't even the correct people!

Because I moved in at an irregular time, I was residing in my unit while the unit was being "turned over" for new residents to move in, and during this time they notified me about pulling up carpet and replacing it with wood floors. I was told to move whatever belongings I had in the Kitchen and main living space into one of the other spare bedrooms. The shady cleaning company University Village outsources to rummaged through my belongings in that spare bedroom and took whatever they wanted! A flat screen TV, an Apple TV, pots and pans, some food. The expensive belongings I had in my bedroom were untouched, so I know it was not a robbery. I reached out to Kylie Smith, the property manager, and she was snotty, refused to hold any accountability, and gave me no resolutions. She told me to go through my renters insurance, but I cannot prove I ever owned the items that were stolen, either with pictures or receipts.

A few weeks later, I pre-ordered the new iPhone and the staff member at University Village that signed for my package stole it! The package was in my mother's name and they claim to return packages that aren't in residents' names back to the sender, but my cell phone carrier never received any package back. I at that point chose to reach out to Sara Clark, the district manager of The Preiss Company who owns the complex, and she has been equally as rude and unhelpful as Kylie and the University Village staff are.

I will be reaching out to someone in a higher position than Sara soon to hopefully terminate my lease so I can get the hell out of here. If you value your belongings, DO NOT MOVE HERE. Because of the experiences I've had with The Preiss Company, I'd say don't even move to any property they own.

Frustration and yelling are two different things, I've been an account manager before and you know if you owe someone money for months they will be ready to be paid don't want to hear excuses! Since you guys are unprofessional I'll join in too, Pay Me or I'm going to Sue you I will be sending a monetary demand letter along with a date of intent.

A home is a sacred place- a refuge for residents and that s something Preiss fails to understand or respect. I m just a few months into my lease and love our home- it s everything I could want but my experience in dealing with the management company has left me hating my home and the entire experience of living in a Preiss managed property. Please be aware that my one star rating is simply because Google does not have an option to give a lesser review- a more appropriate rating would be 0. "Mailed my my final invoice" which I never got, so 2 months after move out, I was completely unaware that I owed them $500 for whatever reasons. I knew 6 days prior to the final notice because they emailed me randomly and gave me a heart attack. Why not email me way before? Why only give me 6 days when you clearly have my email and could have notified me before then? Can't make the excuse of "oh we mailed it to you though" because there is no proof that you did. Stick to emails to notify people of important things, for starters.

Honestly was probably a means of exploiting people and catching them for "late fees/interest" and getting even more money in their stingy/greedy pockets. Terrible company. Terrible management. Never answered my voice mails. Student housing is always trash, but Preiss is the worst.

Has to be the worst Company that has managed our rental at NC State. They lease to anyone, they don't check on the apartment to see if tenants are complying with the lease. They have fees on top of fees. I have other units that I rent, and Preiss is by far the worst management group I have ever been associated with. I've lived here at University Village in Clemson going on a year, and the place is fabulous. Keyara and Wallace from the first day have been the warmest and most sincere smiles to brighten the day. And maintenance is on top of there game. Set apart from the rest in the industry, the elite. Whether it was my a/c or when my water heater went bad, they were on top of it, repairing it on the same day. If there were 6 stars.

EDIT: I emailed them since they kindly requested it as you can see by their comment on this review, but my email was ignored. They commented for the appearance of caring enough to improve their service but they really don't care.

I'll elaborate on the issues:
The property preiss manages had appliances that constantly required maintenance. When we called in maintenance requests, it took multiple calls and the repairs took forever to get resolved, and the quality of service was shoddy at best. Additionally, we left the property in the exact condition we received it, but they took over half of my deposit because they claimed the bathroom and kitchen vinyl needed replacement, when in fealrea there was nothing wrong with it and it was left clean and undamaged.

I've called constantly to get in contact with whomever is responsibile for giving me back less than half of my deposit, and I've had no luck with it. Stay away from Preiss managed properties. All they care about is making a quick dollar.

My roommate and I returned to our four bedroom apartment unit three weeks after two of our roommates moved out. After after one full month of living there, I noticed one night at 1 AM that one of the lights in the locked and vacant rooms was on from under the door. Since the front office was closed for the night, I called the following day on September 8th to have an employee come and unlock the door to turn off the light. This employee, told us to contact The front office when we receive our next utility statement so that they could resolve the issue as the light had been on for over a month since the room was vacant. It has been another full month now, and we have sent a total of 4 emails, and called 10 times. Despite These circumstances, One of the office workers, Alexis, gave us the manager, Kara Hill s, information and specifically told us that she would assist us. Unfortunately Kara Hill has failed to give us a response. We have still received absolutely no response at this time and would like to have our issue resolved. We have been surcharged in utilities twice now since our issue has been ongoing for over a month due to the negligence of the managers of Cabana Beach Apartments.
