After being a tenant for almost 30 years, don't expect to be kept up-to-date with changes.

I have no problem with the front line, eg, the customer service team, but anything after them, forget it. Yes, you can take down the name of the person who will deal with you problem/request and also write down the reference number for the call, but why bother....no one will get back to you anyway.

I've only ever found out that my housing officer changed when I've called the office to speak to them and been told they are either no longer my H/O or no longer work for the company.

I've had surveyors in to do inspections time and time again, and they take pictures and either book repairs behind my back and don't ask me if the dates work for me, or in the case of my last property, didn't get the repairs done in over 2 years of emails being sent, photos and a report from a Chartered Surveyor who did an independent report.



You can ask to be kept in the loop, but don't bank on it.

The only time you'll hear from them quickly is when your rent is due to go up. I had to fight for rent money that had been taken wrongly from my account for 13 weeks.

In short, keep your wits about you and keep an eye on your rent statements.

By the way, has anyone else noticed the robotic responses to all the reviews on here, or is it just me ??

It's laughable for them to think that they will be taken seriously if all they can do is say email us and put Google Review in the title box, when they don't reply to everyday emails. Sounds like a way to try and throw a blanket over the masses of god awful reviews the're getting to me.

I really don't think they care, as long as you make sure you're not behind with your RENT !!!

Extremely Rude customer services,it takes forever to get someone to talk to. Ones you final get one they never know what to do. If i have a choice to buy the a flat again i will never deal with this guys. you get better services in thrid world contries for god sake.

The worse customer service I have experienced in m...

The worse customer service I have experienced in my life! No one ever gets back to you and no complaint is taken seriously. My balcony door which weighs over 200kg fell off the hinges for no apparent reason and fell on top of my 2 year old, hitting my 3 week old baby s bouncer, injuring her head, neck and back. When I called they didn t care, told me it could take 24 hours for someone to cover it up, no regards for the fact I live on the second floor and have 3 small children. I was told by kulvinda that these things happen They left us without a door for 2 months just wood, and it was the middle of summer so I had no ventilation in my front room which is connected to my kitchen so they heat was unbearable. There was a fire in our bin sheds, not one smoke alarm in the whole building went off, Even though the flats and main stair case were full of smoke. It took them 5 days to repair the damage from the fire (burnt electric lights hanging off the ceiling and burnt wood around the bin shed) and only then did they finally come and repair the back gates to stop random people coming into the block. They didn t call police or give us any explanation as to why this happened as the cctv doesn t work and haven t carried out any sort of fire safety checks since. This building is a death trap and will take something drastic for network homes to take their jobs seriously. There are many more complaints but there s no point as no one will actually help. They need to be shut down, there incompetent!!

"Network Homes is an award-winning housing association, who owns, sells, rents and manages 20,000 homes in London and Hertfordshire" as a landlord I've been going round and round in circlers with this award winning company since June! They don't return emails, they dock your rent without your consent, and are rubbish with communication!

Absolutely unacceptable costumer services. You can hardly get to talk to a manager over there and on the rare occasions that this happens, the manager says I'll call you back in 5 minutes and never does so. They almost do nothing for you and are good ONLY AT GETTING MONEY FROM YOU. I would have given -0- starts if it was possible.

Horrible experience buying on the Help to Buy Scheme with this Developer. I was supposed to complete 5 weeks ago at the BRX development in Stockwell and they are holding up the whole transaction because they are not bothering with contacting HTB for an extension on my loan. No one returns my emails I have email Angela Barry who is a sales manager a week ago and she still hasn't replied. The developer's solicitor gave me 10 days to complete only to now be a month over due to their lack of effort to get the HTB loan extended. This has left me with out a proper home I am living on my landlords couch with an additional person and no one at the company cares. Both solicitors on either side can't even get them to do any.

Awful. They don't listen to their residents. They overcharge and then they don't pay the money back. Bin area is a mess. bike shed is unsafe since we moved. We have been complaining for 7 years and nothing has been done. Most residents have had their bike stolen and nobody cares. Now we have a problem with our bathroom floor that is collapsing and nobody is responsible and they avoid giving the name of a responsible person. They will only do something when a member of our family falls on our neighbour flat "Breaking Bad" style. Avoid like the plage I wish i had never bought a shared ownership flat with them

must be great to work for as there customers(cash machines) is the least of the priorities its all about maximizing profits

Just wanted to leave some feedback about the Customer Service Team. In particular Kirstie and Zoe do an exceptional job at the Customer Service and are always extremely friendly and helpful. I have been bombarding them with issues lately and they have always managed to be of huge help in resolving them. Keep up the great work!

Terrible customer service, no one returns calls or responds to emails in a reasonable amount of time.

After buying a property in tnq Colindale we we were told the building is not safe and there have been building works on the communal corridors for months with no foreseeable end to this.

If I could go back in time I would never buy a property from network homes and do not recommend anyone waste there money on an incompetent housing association like this one. Never again!

Absolutely awful. Even one star is far too generous for this company. Network Homes are incredibly unprofessional. Their customer service is beyond appalling. I deeply regret buying my flat from them. They are rude, dishonest, unprofessional and incredibly disorganised. Do yourself a favour and stay away from this company. It's incredible how they get away with what they do. Surely this level of horrific service must be illegal.

Would give 0 stars if i could. Absolutely horrible housing association wish I had never taken this flat. Customer service is so rude and unhelpful, between myself and housing benefit these people have been overpaid for the month of April yet i'm in arrears for the month of April how does that work? And then when you try and speak to somebody about it, you just get transferred to different departments speaking to the most unhelpful person within the department with no compassion or understanding whatsoever. Don't live in any Network homes buildings, especially if you have mental health issues as they only make things worse for you.

Network homes has left me in my home paying full rent as I work and that I m over crowded also with a neighbour that scares my kids that they so scared they wet there self my partner also has been punch and assaulted by this person and now my neighbour is saying that he going to get me and my family and I feel like we can t enjoy our home network home have been told about this for over 10 years and it continues to get worse I have try everything to get along or ignore but I m concerned as it is continuing to get worse if I was to be honest this is the worst experience of my life and it has really ruined my child child hood. By the way if nothing get sorted soon my daughter personally looking to sue network homes for wrecking her childhood and education as of fear and I will upload pictures and videos on how we live in fear and I not holding back know more so if anyone agrees with putting thing right add ur comment and let fight back as network I have a lot more to say and if I add any more I thing I would go mad you shouldn t ignore you have been warn and you seem to ignore but someone going to get hurt we in fear of our life s ands you seem to be not caring about nothing but ur rent and being honest karma come round. see something wrong report it when we see wrong report to you and you decided to ignore it this is a shame sort ur self out you re making children become angry also when one of my kids have autism you are out of order

I would give zero rating if I could honestly - even that is too much for this company. It has been 8 years we are dealing with this company and they are utterly and incredibly bad at service, BEING FAIR to leaseholders, and answering to concerns. None of the issues have been resolved over these years despite following their totally non-working internal policies and being escalated to a number of 'high level concern' issues. They always have a shortcut no matter what problem you're going through and favour some (bullying) leaseholders to others who are actually working for the good of the whole other leaseholders. This company is nothing but a rude, unfair and terrible organisation that they actually find a way to blame you for the issue that you report. While trying to fix something, you actually end up being worse off and told off while another leaseholder can enjoy these things without anything being done or explained. I remember waiting for 1h 45min on the customer service line which (obvs) ended up with a big NOTHING at the end of the call. They are unethical, an example of a shame for housing management and if you love your sanity, patience and money - DO NOT GO INTO ANY CONTRACTUAL LIABILITY WITH THIS COMPANY. They are simply the worse.

At times big organisations like network homes get things horribly wrong, i know all to well and had a minor problem. in those crucial moments, they have fair systems in place to rectify those issues and do try to put things right. They train and retrain their staff often I see them improving they organise an i house home repair department they have lots of homes to keep in good order not an easy feat. It employs huge amount of people from diverse backgrounds all I will say is keep it up . Keep trying to improve. They're not so bad

ABSOLUTE WORST LANDLORDS EVER!!

I have been left for many months with dead mice, mouse droppings that can cause hantavirus and dead mouse stench that severely affects my asthma and has caused me to have chest infections during this pandemic that is claiming 100s of 1000s of lives worldwide.

I also suffer with Crohn s Disease, Ulcerative Colitis and Inflammatory Arthritis, which require me to live on immunosuppressant medications. This means I am already vulnerable to COVID-19 and the diabolical condition of this property exacerbates this.

As if that was not bad, I was also left for 5 weeks with no hot water during June and July 2020, which also caused yet another chest infection during the summer, which is not normal.

Network Homes properties are clearly NOT FIT FOR HUMAN HABITATION and they have NO CARE FOR THE WELFARE OF ANY TENANTS, MUCH LESS THEIR VULNERABLE TENANTS. There are constant BREACHES OF DUTY OF CARE TOWARDS THEIR TENANTS.

I had many problems with network homes throughout my tenancy, regarding anti social behaviour, myself and flat mates had a terrible 6 months of emergency services being called day and night all hours. Network homes was aware of the situation and not once did we feel supported by them, and felt very unsafe.

I have now luckily been able to move on from this tenancy, although some members of the network homes team have been helpful over the phone, others have not. Im shocked to see that they have said i was in arrears with my rent. I always pay my monthly rent on time via direct debit, so find this hard to believe. My deposit has still not been received back, utter shock and disgrace!!!
I feel extremely let down by this company.

I do not know why so many bad rewievs. Having lived on a Network Homes property for 14 years I can not prise them more. They were very nice and propmt any time we called them for reppairs. We had few time problems and hikups with rent (not our fault) they were allays forthcoming and understanding trying best they could do to solve the problem and i can not be more gratefull.
My only remark would be people smoking and even dealing marihuana in block corridors. Couple of thimes tere were so much smoke that fire alarm were activated and firemans had to come to check is there any fire.

Absolutely appalled by how we've been treated since purchasing a flat under their management. After two months, we are still not registered on their system as the home owners and have been messed about repeatedly. Communication is awful and competence questionable. I will be writing a letter of complaint. I advise that you avoid them if you can!!

I would like leave a 5 start review, especially towards Moiz, who is the Senior Sales & Lettings Consultant for Network Homes.

I contacted the Housing Associating directly and Moiz was the person dealing with the whole process. Hand on heart, Moiz is an excellent communicator and was very transparent throughout.

What I thought might be a difficult process, Moiz made it very pleasant and was very efficient in explaining and replying back to all my questions.

Being from a Human Resource background I would certainly classify Moiz as a great asset to the company and I would certainly hire him myself. His qualities and commitment are very rare and certainly deserve my time in leaving a google review.

On behalf of my family, I would like to thank you Moiz for providing us with a beautiful home. It was a pleasure in meeting you!

I'm a shared owner and agree with the reviews here about lack of customer service and help from Network Homes. I've been trying to sort issues out since I moved in and I will use the phrase someone else has used here - it's like getting blood out of a stone. Definitely do not recommend. Something needs to change. Perhaps they have too few staff, but many things go unanswered, and things that are answered still remain unresolved. And no I will not bother emailing the customer service team as per the NH responses to reviews below - I've been doing that all the time and am getting nothing. Really fed up.

Shocking company. Do NOT ever purchase or rent a property that is controlled by Network Homes. I have had a grievance with them that now goes back over a decade (when previously controlled by Riversmead) that they refuse to resolve, as well as many other complaints. I have been continually ignored or fobbed off with different members of staff that never seem to know what is going on or even call back. Finally managed to have one of their operatives meet with me with the promise of bringing this to a close at the end of February. The meeting came and went, as did lockdown and their many excuses, despite me chasing every two weeks. The only person who has contacted me is their new financial controller who has no idea of my situation but just wants payment, even after all my correspondence.

Their silent treatment is essentially an attempt to bully me, and I m sure many other residents, into paying for shoddy (to the extent I had to move out of my house for the weekend while they carried out work on another property at my own expense) or non-existent work. Many sleepless nights, anxiety and frustration are now leaving me at the end of my tether and despite asking for Directors involvement, think I will have to go beyond them to my local MP.

Seeing as this has gone on for years, I doubt this will be resolved in the next four days before lockdown 2.0 kicks in and they hide behind this excuse again

I am a shared owner and own a percentage of the property. Moved in 2016 and there has been many issues and some that are still persistent to this day. We have tried numerous times to gain contact or get answers to our questions but it is honestly probably easier to draw blood from a stone. Would not recommend Network homes as their customer care is awful. Don't even want to give them one star to be honest. Furthermore we pay a service charge for our "private road" to be maintained, however in the 3 and a half years of being there we have seen grounds staff twice if that.

Really wish we read these reviews before we signed up to this tenancy. We moved in today and already get the feeling it's to be the worst decision we ever made.

The state of the place is disgusting. Kitchen counters disgusting as well as damaged, kitchen sink filthy and not really cleanable. Freezer drawer missing, had to wait all day for them to just come and turn the gas on. Bathroom is proper grim, washing machine drawer manky as hell. Told anything that needed sorting would be sorted before we moved in.

Where the hell are your standards???
How can you happily just let us move in with it in this state?

Telling us about how we have to get permission to make holes to put up blinds, well where is your end the bargain? I.e. not letting us move into a sh1t hole?

They posted on their Facebook page a reply to my same review saying they'd sort it. This was obviously just for show on their page and they've left our kitchen looking awful.

-We have had a flooded car park for years apparently so your shoes and socks get wet upon entry and exit every single day.

-recently I called them to let them know I needed a key remote as the one they sent out was not received, 8 days and 6calls in they continue to treat it as a new issue and i am awaiting an investigation from the key programming department

Removed access for all residents in our building (leasehold) with no written communication after changing fob pads. It's not been 12 days with no access and was advised to find alternative accommodation. Called emergency helpline at 4am when I had no access, and no answer. Disgusting does not even begin to describe how they have handled this situation. Words fail me to be honest.

I have waited for 5 years now and until now they said im in no.32 of waiting list but there were people who came in 2014 later than me who got property and wost of all i know one of them who got a 2 bedroom! I dont receive any emails or messages regarding the property. Theres a lot of family who went to dubai and US last year who are accomodating in northwick park hospital and i didnt receive any emails from them. Until now we are living in a bedroom with my kid who is now 3 years of age! With no updates. One more thing, i know a lot of people who are not working in NPH who still stays there..

Over 50% of the exterior lights do not work. It is a simple metric. Network Home are aware of this issue. Has this happened before? Multiple times. Is it a technical issue? No, it is management policy to dodge funding basic staffing levels. Maintaining exterior lights is not difficult, doing their jobs properly with insufficient resources is. Fiona Deal and Gerry Doherty use this basic test:
Reputation management funds basic services/insufficient bad publicity produces a consistent 20% surplus and an absolute corporate inability to consistently working exterior lighting.
Hackney Council's building opposite is lit up like a Christmas tree while ours is dark and shadowy (see image). The difference is that the Council's Housing Board elects resident board members and when I asked Fiona Deal she thought that this would not work because, I guess, she views residents as trouble makers, freeloaders, charity cases, morons? My home burned down so I am a charity case, and wrote this, so also a trouble maker.

Undoubtedly one of the worst experiences I have had to endure at the hands of Network Homes. Heating/ hot water issues on day 1 and then bigger problems that I can't list because even as I type, I can feel the stress at the back of my neck. It has taken this company 19 day's to provide me with a working oven and after numerous visits from the manufacturer whom they are blaming for the breakdown of my appliance (I was told that this was tested prior to my move), I still cannot cook hot food for myself and my 15 year old son that is studying for his GCSE'S . The extractor fan is defunct and the alarms keep going off each time I attempt to cook. So another engineer is arriving to sort the issue out on Friday 16th. Might be 6th time lucky but not holding my breath. I have had to make countless calls to the aftercare team / send emails / take time off from work or arrange a family /friend to be present whilst work is carried out and continuously chase manufacturers to get things sorted out which is nothing less than appalling / exhausting considering I have paid a small fortune for this flat. Have asked for compensation under the what I have been told 'unusual' circumstances but am being sent on a wild goose chase. I'm convinced Network Homes practice a blame culture. The side of my garden is full of weeds and horrible stinging nettles which I have again be told 'they are looking into'. Sick of the boring uniformed replies. They don't want to take responsibility for anything yet quick to take peoples hard earn't money. Let's see what happens but so far a very unhappy experience for me and my family so be warned all potential buyers.

I have lived at one of their properties in Hackney...

I have lived at one of their properties in Hackney, which they lease from a private owner, since May 2015. The fire alarm would go off, at least, once a week. The bin store was a health hazard. Leaks from flats on the above floor into communal hallways would be left for weeks. I came into the development as a key worker but domestic violence and antisocial behaviour was common and only once I moved in did I find that not all residents are key workers. Conditions have improved since residents complained to Hackney councillors. No sense of community but NHG do not really encourage that. The conditions and state of the building are so bad that very few Hackney residents move into the building and most of the residents are from outside the borough or EU. Customer service is dealt with via a call centre in Hertfordshire. They are clueless about the London properties. Repairs are out sourced to MCP who are extremely disorganised and will fix a job in terms of the easiest way for them rather than do a more complicated installation. Managers are based in Wembley so visit sites once a month; cleaning is out- sourced to a private firm. You are one of their 16,000 tenants in London so are a small cog in a big uber company that builds and builds new properties but struggles to maintain its leased properties.

Having lived on a Network Homes property for over a decade I can tell you the level of service is disgusting. Getting through to the right people is a nightmare. Having issues dealt with is a nightmare. Resolving issues of longstanding nature is inefficient. They have managed our building block terribly, there are infestation problems, rough sleepers, faulty electronics, drug dealing, ASB, all sorts of isses.

Shared ownership....I got my flat 3 years ago unfortunately Network is providing the "service" so far in during this 3 years: water filtration for more than 3 years, 2 months with flies infestation in the rubbish bin room and more than a month without hot water.....that is the timeframe for them fix problems.....

I am very disappointed with them. I have cooperated with them for 25 years but have never asked them for help with repairing or anything but now the houses condition has become very bad and when I asked for their help they just sent someone to take a survey but didn't do anything. The small amount they have repaired was chaos as the builders working on my house stole a lot of things from me and were very rude. It's been six months now and the house is in a worse condition than before. If anyone knows what I could do to sort this out please let me know as I'm sick and tired of all of this . Even the solicitor isn't doing anything after he recieved his money. I'm now suffering from depression and need help.

I'll get someone to call you back" (no call back) or "I've passed the message on, the person who deals with this will be in touch" (no one gets is in touch). Emails are ignored. Basically you are ignored. Any way of retaliating will just cause your living environment to be a mess so if you're unlucky enough to be a resident then join the club of unhappy customers

Where do I begin? The palaver I've encountered with network homes due to incompetency of staff, and a sheer reluctance to help. When errors have occurred, the company refuses to acknowledge that it was indeed their doing, and will instead do nothing about it. When complaints have been raised, they fail to grasp the urgency of making it right. Utterly abysmal customer service on all fronts. Network homes really ought to get in line with their ethos of respect, because staff attitude is astonishingly poor.

Network homes is only too happy to burden and prolong situations rather than communicate effectively and resolve concerns at first point of contact. Communication is certainly not their strongest forte - time invested in trying to make right what ought to have never gone wrong appears to be taken is jest. A company with little integrity, that will do as they please. Take heed, steer clear of network homes lest you wish to compromise your sanity!

Avoid these guys like the plague. Been without a boiler for a month, which means no hot water or heating. I have a long term illness and also have a two year old. Its getting to the winter now so we have had a big temperature drop. Our property manager wendy, denied knowing anything about the broken boiler even though we gave her the full gas safety check report that clearly stated UNSAFE TO USE. We have been without a boiler since 28th of September. It is now 29th of October.

There are also around 10 or so other repairs which need doing, such as an UNSAFE balcony. A broken window which cannot close and can be pushed open easily which leads access to the unsafe balcony. Network homes are aware of all of these issues and have been for months, however no action has been taken.

There is more than half of the properties in our building that have serious issues going on. Holes in the ceilings, regular leaks and flooding when it rains and so much more.

Network homes have been unhelpful, rude and had a whole lot of attitude throughout the whole time. A little tip for anyone using this service. NEVER talk on the phone, they will lie and lie and deny and deny whatever you say. Get everything in WRITING. We are even debating legal action because of the severity of the situation.

writing in regards to 243 Ealing Road ..very irresponsible people and organisation. Our parking gate has been broken and not repaired all the time. The door at the main entrance, on the parking level also has been broken. So many residents have reported several times but Network Homes have not done any repairs. Disgusting service, Cars, bikes and bicycles have been stolen from the secure parking (with a broken parking gate) and network homes does not take any responsibility. The fact of the matter is that the service charges are quite high but no service given at all, absolutely disgusting. I hope people think twice before having these people as landlord

Absolutely abhorrent housing association. Do not care for the safety of their tenants. Allow broken security gates and communal doors to go undealt with for YEARS . Do nothing about constant trespassers who then use communal hallways as a place to stay. Ignore police complaints of above claims and act clueless when brought up. Ignore emails and issues brought to them as do not consider them to be of enough urgency for them to be dealt with. Leave tenants without boilers for weeks. Promise to send out servicemen and do not. Also do not care for growing mould and water leakage in flats that they are very happy to charge large amounts for. Terrible customer service, the reviews beneath will second these claims. If you want a decent and safe place to live, do not fall for their empty promises as they will leave you in the lerch and care nothing of it. If I could give 0 stars, I would without a shadow of doubt.

Customer Service staff are charming but ineffective, what is the point in having a designate officer to deal with my complaint if they ignore me?
I have now been without TV for 6 weeks because of scaffolding in my neighbours garden and severely inconvenienced.
The star system needs to be reviewed it's not possible to post a comment without awarding at least a one star rating.

Absolutely horrible experience. So much disdain from all the people working for this company, it's just unbelievable. Because of them we lost months before selling our house, because of their mistakes, because of their lack of professionalism. We had incompetent people, liars and extremely lazy agent. RUBBISH PEOPLE FOR A RUBBISH COMPANY! Just go away from them!

I was very impressed with the care they took in dealing with a tricky matter and we were kept informed all the way through.

Terrible experience! We had issues with crane flie...

Terrible experience! We had issues with crane flies in our garden - basically there were thousands. I thought that problem was my garden so I called the pest control - I didn't call Network Homes as every time they take ages to reply or to provide a service and I couldn't even open a window that those flyers were indoor. Anyways, post control came and they said (I got their report) that the problem it wasn't in my garden but next to it where there are very long vegetation - which they should be treated and cut regularly but apparently they don't do it and I pay my service charge for nothing. Obviously I had to pay for their service and I called network homes and I spoke to the responsible of the maintenance and he said that the vegetation would be traced (after 2 months the vegetation is still growing) and he doesn't know whether they can give compensation for the pest control. Really embarrassing!

I must say I haven t always had the best service but I feel I need to applaud and praise when I do receive excellent service! The social media team are brilliant and I had an issue with my window and a missed appointment! Carmen was really efficient in responding back to me on Twitter, chasing the relevant team and Olivia in the repairs team was also great! Thank you so much for helping me this week and we don t always praise good service when it s deserved but we should do more often! Lockdown has made me appreciate the things we take for granted! Keep it up team! Love your Facebook posts too!

Totally incompetent. They don't return your calls or answer your emails.They either never deal with your problems at all or take months and months to sort it out. Having to deal with Network Homes has now pushed me into extreme stress and constant insomnia. I wish I'd never bought this lovely flat. If you're thinking of buying anything they're involved in, avoid like the plague.

Horrendous experiences only. Cooker not working is apparently not an emergency issue, will get sorted after five days it seems. Am I supposed to starve until then? Amused as to how they have kept don t forget to pay your rent this Christmas notices. The audacity! To add to this, an absolutely rude Customer Services guy hung up my call. The company s incompetence is disgusting. Avoid like the plague.

I have called customer services back in February 2...

I have called customer services back in February 2018, to report a repair in regarding the Solar Panel Inverter not working.

I have been promised to receive a call from John or Paul from Network Homes management to arrange for inspection from two companies called Xpert Energy and WJ Wilmington I have never received any calls from either John or Paul to arrange for inspection to be carried out. When I trying to chase them you just get transferred to different departments.

Please fix my Inverter not working.

I can only add more to the negative reviews here. I have been trying to solve an issue since October. Didn't get much of a response form anyone. Complained to the customer service three times- finally someone replied and connected me with a building manager. Sadly the manager is in no rush to help us either. Two weeks after an email form her, there is sill no update whatsoever. It is very disappointing to see complete lack of empathy and willingness to help form NH side.
