All I can say is working with Karie is always a pleasurable experience!! Very professional always answers her phone and return calls and e-mails. My second home with Camillo and I have no complaints at all!! Ty, is awesome although she couldn t be my specialist this time she was previously but she still stepped in and helped. Jerrica is another great person who responds promptly and answers any questions I had. I m satisfied with the entire process and of course I love my new home. Thanks Everyone

I absolutely loved renting with Camilllo Properties for these past 2 years! My house was amazing! The neighborhood I lived in is always super clean. Anytime I had a problem it was fixed same day. Tabitha, Chelsi, and Mark are phenomenal!!!! If I didn t have to relocate for my job I would still be in my home chilling.

I was happy with Camillo Properties for the past 10 months until today. I have been trying to reach out to the properties for over 3 days now via email, phone call and voicemail left. They changed there website and now epayments even after money clearing it gets stuck on your tenant portal and cannot make traditional payments for days. I have NEVER been late on my rent and now that this issue has occurred i have reached out and getting no help. Im so upset with this matter. im a good tenant i keep my yard up and any violation i take care right away. I see comments on the violations and i must say there are some silly ones BUT they just want the community to look nice and well i do to because i live in it. Moral of this is if you want something done it might take you forever and then get punished for it. :/

Camillo company was the best first experience about renters home for my! My specialist agents Jennifer Mandujano and Cynthia are the best helper in the world!!! They are patients, lovely, nice, and chevere! We recommend this company! The houses are beautiful and newest in the market and the price is really good

This is honestly the worst experience I've ever ha...

This is honestly the worst experience I've ever had with a rental agency. Communication is horrible. They charge you late fees for mail delays. They try to evict you over fees even if your rent is paid. They tell one thing and do something totally different. I cannot wait to be out of my lease.
The homes are cheaply built. The paint has to be watered down before applied because if you wipe the walls, the paint comes off with it. I'm scared to go through this move out process because of other reviews. I will be posting a follow up review once that happens.

When I first rented from this place, they made the...

When I first rented from this place, they made the process easy and I even got a few discounts to move in to the house. While living there, I had some issues. The first was that the house and the tree in the backyard was infested with spiders. I paid to have it taken care of. They sent someone to chop down the tree, but then they placed it right in the front yard. I m sure the spiders just knew not to come back...yeah right. Next issue happened toward the end of 2017. I m warm blooded and the AC wasn t working. I called and messaged for almost two weeks to have someone come look at my unit. The people I was dealing with were incompetent. They would close my maintenance request before the problem was taken care of. A couple of weeks after that is when the city shut down because of the freeze. The electricity in the house was out overnight and throughout most of the next day. I have children. The youngest was 3 years old. I didn t really have anywhere else to go. My older kids were on break from school. They sent someone to fix the AC which was useless because they didn t bother to send anyone to fix the electricity. When they did, the company they used had somebody rig my electricity because they didn t have the part to fix it. If I wanted it fixed, I was gonna have to wait. If it went out again, I would have to call and make an appointment to have someone go out there to really fix it. Well, a day and a half later, the power went ou AGAIN!! Here I was with no heat and no electricity...for the second time in a couple of weeks. With electrical problems, my house could ve easily had an electrical fire and I m sure this place would ve found a way to blame me and make me pay for it. Anyway, they sent people out to fix the electricity but it wasn t done right. It took the AC repair guy to explain to the electricians what the problem was. After having an electrician talk down to me because I m a woman, the lightbulb finally went on and he understood what I was trying to explain to him. It was fixed and I didn t have anymore problem. During my last month, there was water leaking from the door frame in the upstairs bathroom. I couldn t figure it out. I had to climb up into the attic to see what the problem was. There it was...issues with the AC AGAIN!!!! If I wanted the leaking to stop, I had to turn off the air. We live in TEXAS!!! It was hot and humid in the beginning of October. I let them know and they fixed the problem which was clog. My lease is up. I get the final bill. They nickel and dime you for everything!!! I have to pay a month s rent for not giving the proper notice. I have to pay them to paint, fix sheet rock, make repairs that I didn t know needed repairing, etc. Basically, they re charging me because I didn t make the house ready for the next tenant. I knew I had to clean but my cleaning apparently wasn t good enough for them because they charged me for that too. If you plan on renting from Camillo Properties, I recommend you don t. You have to agree to give up your first born child if you don t have their house perfect when you move out.

This is by far the most unprofessional and frankly...

This is by far the most unprofessional and frankly illegal interaction I have ever had with a rental company. I moved out on 2/29 and it is now the end of May and I still have not received my deposit back. Camillo properties owes me $1200 and it wasn t until I threatened legal action that I finally earned a call back after leaving countless messages. They overcharged me $3000 when I moved out and somehow they say that caused this delay in payment. I was told the check was sent on multiple occasions and was provided with tracking numbers that did not work if I ever got a response at all. I am not sure if I will ever see my money. Do not rent from these people.

Edit: After posting this review, I did receive a check. However, I never heard from any management team like the comment below would suggest.

HORRIBLE! RUN AWAY FAST! Wish I could give negative stars. We applied to rent a home with Camillo and were approved. Yay! Perfect! I later got an email with the address and move in dates for our house and it wasn't the one we had applied for. When I contacted them about it, they said they gave the house they had approved us for to somebody else but were putting us in a smaller, more expensive house with a basically nonexistent yard. When my agent and my mom (who is in real estate) tried to find out what was going on, the company refused to address the issue. We ended up not renting from them and NEVER will. For such pretty houses, they sure have ugly attitudes towards potential tenants.

I was approved for a home and I thought I found on...

I was approved for a home and I thought I found one but someone already put a deposit on the home even though it was listed as available. I ve been in touch with Camillo for a few months and still no home yet. I need to move in by September. I ve wrote a detailed description of what I m looking for and I let them know that I m ready to make the deposit on aug 7th, and I ve called and left several voicemails. No
Response. I understand that COVID has slowed things down, but I really need a home. I want to move into one of the properties but with the customer service being lack luster i don t know. Writing a review was my last result. I really hope someone calls or even emails me back soon.

Awesome customer service from both Karlee and Naom...

Awesome customer service from both Karlee and Naomie, and they made my lease renewal a breeze. After initially putting in a notice to vacate because I was going to move far north, I was afraid that I would run into issues trying to reinstate our lease. These ladies made it very simple, were extremely nice and helpful, and got the job done quickly. The property and the workers are great, so I would highly recommend!

I want give Camillo a 5Star yet as of now it stands at 1 Star, The application process was great i got approve but then the storm came and no home was available once something became available, i had to put in another app which was another $45, Customer Service tells you certain things then if you ask a detail question that raise a eyebrow they cant answer they have to ask there supervisor you never get a call back on that answer, NO some of the homes or not CABLE READY, NO GARAGE DOOR OPENER, you have to pay for that on your own, You also have to put in a Refrigerator in the Home, I ask to have a certain Job done almost 2wks prior to move in Date came to the home on move in date that item still haven't been touched, NO CALL A few answers but no one knows, The customers are held to higher standards then the employees and it shouldn't be that way. I might have talked to one agent who heard me out and wanted to get to the bottom of the situation instead of trying get me off the phone or pass me over to the next person. Then here goes the renewal process 12mths later i get told when i ask for the docu signed paperwork for the renewal I have 24hrs to sign or i get charged $200 dollars extra a month plus fee for property, I emailed the agent and ask was that a threat, using scare tactics to try and get tenants to hurry up and signed there new lease unless there in a rush to get there commission as agents, I called and gave my 3rd 4th and 5th opinion and also i notice 8-10 properties that has been move out of and they actually move in after me, I will move out of property 1st chance i get, i don't know who's running the management company now, but all there work is sloppy in the renewal process def is, Mark Davidson is the greatest person there i met so far in my year these new girls i talked to lately never heard of them until last month one even tried to tell me they don't take 2weeks to handle maintenance calls said i ain't gonna let you lie to me like that, i told her you must be new better check records and read reviews. One thing i do know when i depart i will not get on $200 back from my deposit i keep updated pictures of everything that broke and if they fix it i do the same, Sad place to to criminalize there customers and scam there deposits, I Read over 25 reviews of customers not even getting 25% of there deposit back

I had previously been really pleased with working and living in a Camillo property. I have resigned my lease twice but after this week, there will not be a third. Problem #1 On May 1st I sent a maintenance request for a possible leak of our sprinklers or the neighbors due to the amount water pooled between the houses. It says it was fixed on May 4th but on the evening of May 6th my husband was cutting the grass and said that it was still a lot of pooled water and he isn't sure the problem was taken care of. On the 6th also I received my new water bill which was elevated so I am sure the leaking water was ours. I write on the maintenance ticket that I am not sure that the issue was fixed correctly as there is still water pooled in the area. Mind you I wrote this on the maintenance ticket note BEFORE the rain that came into the area yesterday. This is the reply I received (Please keep in mind that it's raining. If you see an active leak, water shooting out.. Please submit a new maintenance request since this ticket is now closed. Thank you. ) If the active leak is from something dealing with the sprinkler system it will be slow and the ground will be still pooled with water like it is. That is water that we pay for and if I question that I do not believe it was fixed correctly ticket closed or not someone needs to come recheck the original problem. Problem #2 On Saturday May 4th around 2am our home or near the home was struck by lighting I again write maintenance around 2:30am to let them know and let them know that the ac and the oven (the two things that Camillo own) as well as many electronics in our home blew out. I understand it was a weekend so I called the emergency numbers to get our ac back working and those companies were great in taking care of things by end of day Saturday. On May 6th I get a email from whomever answers the maintenance requests about basic electricity care. (The first line in the email reads. Maintenance Request - Electrical
Minor problems can occur with a relatively new home and can often be addressed by following some easy steps. We require the resident to attempt these steps prior to dispatching a service call to the home.) In my request I state that the home was hit direct or right near with lightening. Basic care is not what I need. We were very blessed it did not start a fire. It is now May 8th and I still have not received any information on fixing or replacing the oven. The ac guy however was a huge help and I see he did put in a ticket to get the parts needed for a permanent ac fix. Problem #3. Since I have been needed to place rent money orders in the box at Camillo offices if the 5th falls on a weekend then they credit/ waive any late fees if the money order is purchased by the 5th. I dropped it off on May 6th on my way to work like I usually do and now I have late fees still on my account because the person that does payments now states that oh we check the box in the morning and no matter the date purchased we still count it late if its not in by the first check. Now I have had a couple of late fees and issues in my 3yrs in a Camillo home money issues happen, but I have never had any be so short and not understanding and non helpful as the staff now. With all the issues with maintenance and repairs not being done or correct and now the piling late fees that I should not have Camillo has really left a bad taste in my mouth and I am upset I have a year left in this lease. The staff when I first moved in was helpful caring were prompt in responding to emails and notes and not just once a day. Lou really worked with us when we went through a tough time financially. I don't see that in this company any more. It is May 8th. I have $120 in unfair late charges, a puddle of water (that I have to pay for) still leaking in the yard and a oven still not working and no clue when it will get repaired or replaced. So I either have to cook stovetop or eat out for my family. In the past I would recommend Camillo to anyone and I have. I won't anymore or never again.

Tenants are horrible. Management is aware of such but does not give a damn. Camillo Properties should clean house. Hire new management. They need people that are going to actually do their jobs. They harass you when there's a problem, yet they don't do their jobs.

Moved into a newly constructed home 2 weeks ago. Several issues with the house. First we were never given a formal walk through. We were told to pick up keys and just report any issues. We found several electrical outlets that did not work. We need the dryer outlet replaced. Electrician shows up and doesn't have the equipment to fix the issues. He wanted us to buy the equipment and then he would replace it for a fee. I called Camillo properties in Houston and was referred to the maintenance department. This is by far the worse customer service I have ever seen. Seriously thinking about cancelling my contract.

DO NOT, I repeat DO NOT conduct business of any type with this company. My daughter has a rental property and unfortunately was impacted by the government shutdown. She was charged almost 500 in late fees. My granddaughter was evicted for refusing to pay a plumbing bill in which the company could not prove she was responsible We have never experienced a company so uncompassionate and lacking understanding. Operating a business is one thing, but being sharks is another. Do not ignore the reviews. STAY AWAY!

MILITARY BEWARE!!! I recently moved out of one of ...

MILITARY BEWARE!!! I recently moved out of one of their San Antonio residences and would like to share this experience.

1. The approval process is flawed. I am military and our pay is easily discoverable and provable via the internet. However, this company had me jump through about 9 hoops, delaying , denying then approving then denying then approving my application. Also, when you apply, they only approve you to rent a house, NOT THE ACTUAL HOUSE YOU WANT. Once you are approved, you're placed in a pool of potential home owners and then you have to hope the house you wanted is still available.

2. Once in the house, I noticed the prior tenant did not clean, the floors were marked beyond repair, paint marks were left on walls, the landscape has TRASH AND GLASS all over, and there were broken blinds (small list). This was on the very first day I moved in. The maintenance person cleaned the glass and trash up by hand, ordered new sod to replace the mud and never did anything else about the other issues. They force you to submit a review of the property w/in 48 hours and anything not submitted in that initial review, you're liable for on move out (I moved 1800 miles to be there so there were other priorities besides being thorough on the inspection)

3. The neighborhood was crime ridden despite outward appearance. There were a total of 3 home invasions, one where they stole firearms, 2 vehicle thefts and 1 vehicle vandalism. All w/in 18 months of me living there. Just prior to us moving there we were told one of the houses was a drug house and was busted just months before(we were told by the San Antonio police)

4. When I moved in, the neighbor whom I shared a back fence with had dogs who could put their face under my fence and they bite my dog twice, once resulting in injury. The police ended up coming out and talking with the owner. Camillo DID NOTHING until about my 5th complaint, then they came out and fixed the fence (broken panels/pickets allowed the dogs to get under)

5. On move out, they tried charging my for items which were listed on the inspection. Not only did it take them over 5 weeks to pay out my initial security deposit, they then refunded $315 more when I called them out for charging for issues which were present on the inspection.

6. The houses are SUPER CHEAP. You can hear conversations across the street while you're on the other side of the house.
CAMILLO WILL NOT GET INVOLVED IN NOISE COMPLAINTS! They'd rather you call the police, which occurred on one occasion 3 times in one day. They will NOT get involved, despite having you sign an agreement on HOA rules, until there is a police report. They also will not get involved when there are unleashed dogs defecating on your lawn and you've witnessed it first hand.

7. Finally, anytime you call for an issue, they will either put you on hold, transfer you infinitely, or not return phone calls or emails. If you don't catch the person at their desk, they will NOT return your call and your issue will go unchanged.

This is a horrible company. Myself and other tenants thought the neighborhood was going to be a dream and it turned out to be a nightmare for us all. We are all military and kept out houses in great shape/condition, paid bills on time, and were met with nothing but ignorance of humanity and cold-shoulder business operations from a company just happy to collect their checks. I would not recommend this housing development or company to anyone.

I lived in this community for almost 2 years. my experience was horrific. The first year was fine until I got new neighbors. The neighbors were loud, threw parties at all times of the night, and physically harassed me when I would try to talk with them about the issues. I reported all of these incidents to Camillo. I was told to call the police, however the police would state that it was up to the HOA to enforce noise and party rules. So I continued to report things anyway, nothing was ever done. I got up to 10 complaints, of all night parties in the street and music so loud it would vibrate. I stopped talking with the neighbors about anything after they cussed me out and threatened me. worked two jobs and once it begin to affect my sleep I had to move. I moved and was charged over $5000 in fees. They did nothing to compensate me as the person who had to endure this. They did send an agreement for me to sign for lower fees, however they gave me less than 24 hrs to sign it. I later found out it was all a trick and ploy to convince me to sign a document that would result in extortion. Before I moved here I read all the complaints against them, but never thought in my dreams that any of this would ever be me. I would suggest to anyone NEVER deal with this company NO MATTER how good the deal looks. I am reporting them to the Attorney General's Office as well as the Federal Trade Commission.

Do not move here unless you are desperate. This place does not care about you, they are all in it for the money. These houses go up so fast they are poorly made. We have standing water between our houses because poor drainage. Spiders everywhere and they don t do pest control. If you choose to move with this company read your lease in full detail they will hold you to every bit. You are even still responsible for rent if you die!!!

I leased with Camillo for 2 years. I really didn t have any issues. The house was incredibly decent for the price. Never had an issue when I needed maintenance. The only complaint I can think of is the application process. That definitely could have been handled better and more efficiently. It took me calling and emailing non stop to get any answers on the status of my application and once I finally got a response that I was approved, it had taken so long that the house I applied for was gone. Other than that, I would recommend them.

I never had a issue leaving at Camilo properties until I got charge twice for HOA violations. I called left a voicemail on the 3rd of April. Didn t get a call return till April 5th which I couldn t answer so Mark Davidson sent me an email stating I left the trash can out. I replied back asking for pictures with date and time. Didn t get a email back until today which is April 16. They are not able to provide pictures and not require too. So that being said how can Camilo Properties charge you for something they have no proof of? I m not complaining about paying the HOA but I m not going to pay for something that they have no proof of. It s just like getting a ticket or moving out of a Rental space. There is always should be proof. But at the end they still get your money because they will just take it out of you security deposit. Also for future and current attendants according to my email they will start taking pictures of the violations to ease the communication .

i have mixed feelings with Camillo Properties. i am still currently a tenant at one of their properties in San Antonio and have had issues with maintenance. i put in a work order for re-caulking the bathtub and a month went by with nothing done but when i went to my tenant portal i saw that they have closed out the work order with the status
"complete" smh... i have family come to visit and brought their dog over and some one from camillo must have came over and saw the dog in the backyard and sent a violation fine for $450 i did not even get a warning or anything. the manager Christina removed the fine. overall the best thing about Camillo properties is the properties.

BUYER BEWARE. They sent us a fraudulent check for the return of our security deposit!!!
They also sent the check to the wrong address.
They advertised the home we rented as "CABLE READY" but upon moving in we found out that their PREVIOUS tenants cut every cable wire flush with the cable outlet. They refused to repair the wires to make it actually cable ready and told us we would have to pay for the cost cut into the drywall to splice the wire to make it useable. They will obnoxiously send you "lease violation" letters in the mail for every little thing they can, including your trashcan being outside. The upstairs bathroom leaked water into the garage twice and it took them 5 days to send their company to repair the damages. They charge you to PAY RENT.
DON'T RENT FROM CAMILLO PROPERTIES!!!! IT HAS BEEN AN ABSOLUTE NIGHTMARE DEALING WITH THIS COMPANY!!!!!!!!!!!!

The whole process of leasing my new home was fast, smooth and easy from beginning to end. My closing specialist Jennifer M. is the best. She was always available and willing to help us with any questions we had. I read a lot of the reviews that were negative, however my experience has been nothing less than awesome. Would definitely recommend Camillo Properties to anyone looking for a new home.

I'm loving our little house we rented from Camillo Properties. It was easy to apply and get approved. I do agree with people on here about customer service though. The customer service was good up to the point of getting our house, but it seems like afterwards trying to contact them is impossible. I sent our lady that helped us out quite a few emails and she never returned them. I also called her and she never called back. Luckily the maintenance replied to our work order request when we put it in when we first got here. Other than that though it hasn't been bad.

The leasing company require unreasonable expectations from tenets. God forbid your in the hospital or have a family emergency and can't remove the trash can from the curb within 24 hrs of trash pick up.

I urge anyone looking to lease from this company please ask the tenants that are living in the homes before signing anything.

When you get the house rented they will controlled how u will live ur lives in ur own space. They will not let you and the ur family to live in peace. They charge you for everything you do. From ur trash to cars, to toys. To the guest u have in ur house. And their background is a mess, and they don't care for anything once u moved in. Mess up Property. I hate u guys.

DON'T BE CONNED! Their super nice to you before you move in and sign the lease but once you'r a customer and need support, you get rude attitude every phone call. We've lived in our house over 3 years and only this last year have they been enforcing things. Houses were built what seems in days with poor quality materials. You can literally wipe the paint off the wall with a wet rag and our floor since day 1 has been peeling up and still isn't fixed. Our backyard is flooded because whoever built these houses obviously didn t do it properly and the land slops towards the house, we put in request to get this fixed and surprise surprise it never got done. There has also been a light missing since we moved in above the stairs which is required by code (I don't know how it passed inspection), once again made a request for this to be fixed and never has. We have almost fallen down the stair several times at night because there is no light! RENTER BEWARE!!

I didn't want to do the review upon move in, we all know that companies tend to be nicest then. However, I've been at this location since April and I have to say I am very happy. The Move-In process was simple and laid out clearly from the beginning. The staff is great at the leasing office! Karyn lessened the stresses of moving day, for that Thank you!

One thing we were impressed with was the tenant portal! This makes payments and maintenance requests a breeze. Great paper trail.

-We had AC issues early on upon move in and the guys put in overtime on a Sunday to help us get comfortable against Texas Heat.

5 stars because I have yet to encounter an issue with the property. Great experience thus far!

Although the home that I was looking forward to was "accidentally" leased to someone else and I was kind of forced into a more expensive home, I still love the service that I got. Karynn was so helpful and found me a replacement ASAP. I would recommend Camillo to anyone who is looking to lease a nice home in very decent neighborhoods.

I just renewed my lease with this company and of course a misunderstanding with our rent amount came up and We contacted Camillo through email to get an answer and we got a response from TABATHA SMITH who just told us our rent amount per month, so I called her in order to get a better answer so while I was speaking to TABATHA SMITH and of course we had different point of views and she started talking down to me, and acting up because we don t agree with their mistake in the lease agreement renewal. I decided to end the conversation and move on to my options because it s not right that they can do whatever they want with their residents.

What more to have then a place you can call home. And be happy and feel safe I just don t get this vibe from them. And that s really sad. I haven't seen the lease yet, but it's Friday and late. I paid my deposit to take the home off the market. Anybody have any input in the South Houston area rental propertiesI? Isee a lot of 1 stars but those are mostly in San Antonio and Dallas.

We have lived here since Harvey. The company has always been quick to address any service issues, and the neighborhood is nice. They take care of their properties that s for sure. So when it was time to renew or move out we decided to transfer to a bigger home. We have outgrown the one we are in. But the approval process has definitely changed. In 2017 it took less than a day to receive approval. Now we had to wait almost a week and they still can t approve us until we provide a video of the home. But we are still living in the home. I figured there would be an advantage to be residents for 3 years but it seems harder to get to transfer. We have never had a bad impression of Camillo, we ve always bragged about how easy it is to be renters with them. But now I am worried to continue renting.

Good luck talking to someone in the company about moving to a bigger home for lease and by the way we are openly willing to paying whatever the amount difference is! The staff is uneducated and extremely rude and they do not get back with you in a timely manner. Unprofessional, do not deal with these people.

I wish I was able to give negative stars... To begin Camillo properties made the whole application process extremely difficult for us here in Dallas Tx. We were told wrong information and was told submit more then what was required to lease per their requirements on their website. Make sure you do not talk to them on the phone but to correspond with them through email so you have a paper trail of the conversation. We were told to pay additional application fees to get approved so we spent 180 on application fees and were still declined. Due to me not meeting the full income requirement I put in a guarantor who makes 80,000yr. I was told I couldn't use him as a guarantor that I had to apply on my own to get approved. So i sent in additional paperwork showing deposit of my second employment as well as an employment letter. I recvd an email saying i was pre-approved for on of their homes. But still had to send in more information to later have them come back and say that my second income was unverifiable. Then shortly after that they said I need to add my original guarantor to my application in order to get approved but had to pay another application fee.
They gave us the run around and it was very obvious they did not want to rent to us even if we were able to meet the requirement. I was told even if all requirements are made with the underwriter that its up to the manager on who they want to move in. I'm in the process of filling a complaint with the federal housing authority. DO NOT RENT WITH THEM!!!! THEY WILL TAKE YOUR MONEY AND GIVE YOU WRONG INFORMATION...

Jennifer was completely sweet she answered my emails in a timely matter she also remain the person of contact all the way until I received my keys ....My home is simply beautiful ... This property mangement company knows how to welcome you home .....they gave me a sense of security immediately that I was making a very good decision for choosing them .... My family and friends who own homes was so outdone how the process was so welcoming and professional ....hands down the BEST.....I am sure that I will be here for awhile ....Exceptional Service... 5 star service

We struggled to meet rent on time, one time, even paid what we could on time which was over half the amount of our rent. But they so kindly charged us a $200 "delay eviction" fee that is not mentioned anywhere. But since we couldnt pay even that so they charged us $400 for our eviction on top of all the other fees. Not even the 15th of the month and you got over half the rent. These practices should be criminal for a business renting to people. Hell even the electric company gives an actual grace period before shutting off the power. Damn.

I have been renting one of their property since 2015. AC stopped working two days ago and I immidiately requested repair. No one contacted me till I called them the next day and learned that it will be fixed on the next Monday, 6 days after it was reported. I believe AC is an urgent repair request and needs to be handled within 24 hours. At least in other places that is the case. But Camillo looks like not caring about our very serious repair requests.

If I could give 0 stars I would. DO NOT RENT FROM CAMILLO PROPERTIES. All they care about is if they get their rent money. It takes weeks for things to get fixed, we were fined $50 for having our garbage can in view from the street, and another $50 for not having our hedge trimmed. Which people cut our lawn so I assumed they would trim the hedges but no. When we moved in most everything was broken. We have been here a year and the amount of maintenance requests we have had to submit is ridiculous. Save yourself money and frustrations and rent from some one else.

WORST Property Ever. They don t even deserve 1 star. I applied for a house 10 days ago and they never called us back. When I applied for the house it said it will take 2-3 days for the application to get processed but I never heard back from them. And every time we called them no one answered the phone and the house which I applied for is gone. They actually never processed my application and just wasted my time. I told the manager and he was telling me to pick another house. Do yourself a favor and don t apply for a house with Camillo Properties because all they do is waste your time.

So unprofessional, typical slum lords! They never answer the phone. They don t provide HOA contact information, but yet fine you for not mulching the bushes. They refuse to hire additional patrols for their neighborhoods. Our vehicle was broken into, along with three others. Also, three houses on my street have been broken into and they refuse to do anything about it. Don t be fooled by these people!

It may be good in Houston but in SATX it's the worst. The absolute worst we have ever experienced and we've moved a lot due to my spouses job. Maintenance never shows up when they say they will, it's over priced, when you move out they'll look for anything they can to charge you, they over charge for pets, and they dont take care of their properties. When we moved in there were holes in the wall, paint dripped on the floor, a wobbly unreliable fence..... AC has gone out and couldnt get maintenance out here for nothing. I'd heavily recommend you find another company or housing property if your looking in S.A.

Wow , this was one of the best experiences we have had ; moving in to our new home with Camillo Properties ... From start to finish. When I think back to when we started looking at these homes six months ago and to the day we moved in. It was the perfect journey. Shanin Nunley made the entire process seamless and easy for my husband and I. She was more than friendly she was personable. We felt so at home and as though we were among friends from the beginning and family by the end. God is amazing and he has blessed us with Camillo Properties to make our dream of living in a brand new home come true !!! <3 <3 <3 :) :) :)

Ive just rented from Camillo Properties and am pleased with everything about them. I was feeling rejection like Vivian off of Pretty Woman in that I make descent money but the nice apartment complexes in the Houston area(post harvey) were rejecting me for stupid reasons (eg. Income restricted?, 15 year old eviction, felony that was sealed, how I look maybe) like people dont grow up and change.

My choices were hood apartments, overpriced rent homes (whomever are giving some of these homeowners appraisals on their rundown homes need to be shot) or overpriced new apartments that want to charge $1700 for a 900sq foot apartment in Baytown....you know who you are.

I looked up Camillo on a search and was impressed by the massive homes and pricing. The rental criteria and app fee is very fair compared to other renters and you dont have to put up a security deposit until you get approved and choose your home. Ive seen on another review that someone was complaining about that but let them deal with a shady renter who tries to keep your application deposit after denying you.

I was instantly approved and choose one out of many availiable units. A brand new 1700 SQ foot 3 bedroom 2.5 bath/w 2 car garage and backyard in a beautiful neighboorhood is not bad for 1350 a month.

A special thanks to Mrs Shanin Nunley for answering my questions and making the process go as smooth as possible. She is honest, straight forward and did everthing in her power to make this happen for me. Another thanks to Crystal Blue for her help as well.

I am knocking a star off my original review due to several issues about renewing my lease and maintenance request.

The overall experience of living here has been fantastic. But nickel and diming good tenants are not gonna entice them to stay. I noticed many tenants including my neighbor are moving out and realized that Rent prices are rising. Now they want 1400 a month for my townhome. I put in my notice to vacate well ahead of the 2 month deadline and decided to move to a rental home until my actual house is ready. A decent home in this area is between 1150 to 1300 a month. I then decided to just renew instead of dealing with the hassle of another move but then they want to charge me 250 to withdraw a request I made 3 days ago. Now I can see if they put the house back on the market and it was a late notice but it was not. Camillo has no loyalty to good tenants and should offer an incentive for renewing and not a punishment. I will take my money elsewhere. There are plenty of units available now because many people are moving out. Stop being greedy camillo. Drive thru the area and you can tell it is bad for business.

Update 3/5/19 Suffice to say My lease had to end due to my unit catching on fire. I will not go into much detail about the circumstances about the fire but I can assure it wasn't my fault despite what a lying expert suggests. Read many others reviews on here and you can make an accurate assumption.

Everything was fine until we moved out. We had the house clean when we left. We expected a few charges because we had stayed in the house almost three years but not what they charged us.

They charged us more than 5,000 dollars after we moved out. They swallowed our whole deposit. Unless you plan on never moving out, do not rent from Camillo properties. They are scammers. They sell these rentals houses at a price you think is reasonable but its not in the end.

I don't know what they expected of us as we moved out, that we would repaint the walls and redo the floors. That is nonsense. Screw them.

I have just moved into my home last week which was my first time leasing a house. Camillo made this process very easy for me. The staff was always willing to explain any uncertainties. I just called in about a small maintenance issue in the bathroom and the maintenance guy called me within a hour to schedule the appointment. We have lived here for a year, and just renewed our lease. Thankfully in the past year, we have not had any problems with the house. I worked with Karlee on my renewal and she is a pleasure to work with! She was very informative/helpful in answering all my questions. The lady who answers the phone, is very polite and well mannered.

There does seem to be an issue with kids playing ball in the street, which many people have complained about. It was addressed, and is now less of a nuisance. Kids want to play, hopefully they will build a park or something for the kids.
Really like the lawn maintenance service they provide, saves money on not having to buy lawn equipment.
Keep up the great customer service!

I've been in the community as of November 2015. I waited to write a review because I wanted to give a realistic one rather than using how quick and great everyone is when trying to get you in.
Well the community is nice and well kept. The houses are nicely built and I love that everything is new. The yard work is done as advertised by Camillo.

Here is the part that you should be aware of. The HOA part of the contract does not exist. There is no HOA, there are many violations such as loud music, basketball courts sitting in the middle of the street for months, Directv satellites attached on the house. The HOA rules clearly state that there is a loud noise rule, it also says all basketball courts must be put away each day out of public view, and satellites cannot be attached on the house, which cost me extra to mount on a hidden pole in my yard, but anyhoo. Even though these things are written THERE IS NO ENFORCEMENT. This may seem minor but when you work all day and night and are resting on the weekend......and all you hear is BOOM BOOM from the loud music as you wake up......the lack of an HOA force gets old. The office says there is a guy that drives around each month to review violations but I guess he skips my street each month because the basketball courts are still there and the loud noise continues. If an HOA Enforcement really did what it was suppose to do, this would be an awesome community. No HOA equals future chaos. I asked to be transferred to a different house but of course I can't, it's against the rules.I am sure someone will respond stating that it will be taken care of, we shall see. I have reported all of the items reviewed.
