Camillo Properties was a below average experience....

Camillo Properties was a below average experience. Moving in was pretty easy. Moving out was kind of challenging. They are completely monetarily motivated. I understand that this is the goal of business but they have zero interaction with you even when you have a problem. They are hands off even before Covid - 19 hit. Lol. They are quick to identify problems but when you have an issue you get resistance.

EXAMPLE: I left my trash container by the road on a Tuesday and they identified that I had left the trash container on Wednesday. They send me a violation notification saying i have created an infraction and they tell me I need to send pics to prove that I have placed the container in my backyard. This is awesome to have standards like this even if they got the days messed up and the sanitation truck was delayed and placed notices that they would come on Wednesday instead of Tuesday. I think being proactive and clean is awesome. I responded immediately and sent them pics that I corrected the infraction.

HOWEVER

When the washing machine was malfunctioned I place a work order in on a Thursday. They never respond And then 2 weeks later. I tell them that I have never used the dish washer and that it is leaking water and that I competed a work order and would have appreciated some assistance. I asked them to call me but they felt more comfortable speaking to me via email. After 3 weeks have passed of playing tag via email they tell me they are gonna get me a new dish washer. I tell them that I don t need a new dish washer I just want you to send someone out here to stop the leak on the floor since I have never used the dish washer.

I understand that it s not an emergency but speak to me like I am a person and not in the rudest manner possible. It should not take 3 weeks for small problems like this and if it does then let me know so I will be up to date. I had to keep contacting them for them to finally respond.

My point they will contact you and expect results but please do not do the same with these people. Lol

They will charge you a cleaning fee even if you annotate with video and on the move in inspection sheet how dirty their place is. I will never understand for the life of me why they charge the tenants before me a cleaning fee but I moved in with dirty dirty dirty walls and paint on the floor and areas that just were not kept nicely.

All in All They don t seem to be bad people but they are not a company that I would recommend. I paid my rent on time but they really made me feel a little sad when they made me feel like a dollar sign and not a human with a family. They focus on the money although they will talk like they care about you.

1. MAKE THEM CLEAN! My recommendation when you move in make them clean the place or they will tell you to just clean the place yourself with a cleaner and they can reimburse you as long as it s not over 150$ lol They will say the same thing if you find insects and things like that in the dirty house that they are supposed to have cleaned.
2. TALK TO THE NEIGHBORS! I recommend talking to the neighbors. This company has a lot of negative reviews bc they just don t have good customer service skills after you rent from them. You are just a dollar sign. Talk to the neighbors in the neighborhood if you can. They mostly speak bad about Camillo Properties but the neighborhood of Lexington was located close to all the greatness Sugarland has to offer.

So far I've tried twice to rent from Camillo. My issue has been the time it takes to get a response on your application. Both times my application has sat on someone's desk in underwriting for a week after I was approved. I called but there was nothing the receptionist could but tell me where my application was. Now being that Camillo operates on a first come first serve basis I missed out on both properties due to someone else's error. Now $45 may not seem like a lot to some but it's a lot to me being a single parent raising 4 kids. I think Camillo should at least tell you if the property has a pending application. A refund of at least one application fee would be nice and go a long way with customer relations.

Never thought Camillo property would take me based off my credit (not enough) but they did. They are very professional and their homes are stunning! Thank you Camillo for our new home !

Fradulent check received from Camillo Properties when I asked for a refund. The house I put a deposit on was "sight unseen" which was big mistake on my end. House did not have a backyard. Asked for refund. Karie Prevette agreed. I went to pick up my redund check, went to deposit and was told the check was fraud. My bank couldnt verify it and stated the image of the check and signatur of the check was fraud. So many problems and inconsistancies with this property place. Do not do it. Got a call back from Rachel with Camillo. Very helpful and immediately getting a solution.

I ve rented here from 09-17 to 09-18 and didn t have any problems getting into the home or with the application process. When I moved in the house was up to standards with a few minor broken appliances (missing knob on the stove front burner, stove vent not working). I didn t fill out a maintenance request but it was noted on my move in checklist. Some of the tile on the floor was buckled and peeled up with some cracks in the walls and ceilings which was also noted. I took pictures when moving into the house and after I moved out the house. The house was left in good condition with minor scrape marks on the wall that I didn t wipe due to reviews listed. I ll update the review once I hear from Camillo Properties again!

***update***
I had no issues during my move out process. I completed the move out checklist as requested and turned in my keys at the main office. About a week after my move out date the house was listed for rent again(there wasn t any damage done to the house except for what was there prior to me moving in). Also, 2-3 weeks after move out, I receive my full deposit back! If I decided to move back to Texas I d rent from Camillo Properties again.

We just moved into our new home managed by Camillo Properties and we could not be happier!! Shanin was absolutely amazing at getting back to us promptly with any questions we had. She made the move in process a breeze and she made sure we were fully prepared for move in day. The application process took a while (at that point our app was not with Shanin, I want to make that clear that she was not our application specialist, she took over once we got approved) but if your thinking about moving into one of their properties all I can say is don't be discouraged by the application process time, it's totally worth it once your approved. They have the best homes, brand new beautiful 2 story homes and they have the most reasonable prices around dfw. Period. The home was immaculate when we walked in and we will probably never move! Would recommend Camillo to anyone looking for a new rental house for sure!!

Is it possible for me to be moved out this home without being penalized I ve been here literally 30 days and this home has been inoperable since I moved into it I ve had to take my son to the ER six times due to the lack of maintenance in this home this is overwhelming apparently the HVAC system in this home needs to be replaced it has went out 5 times in less than 30 days it s currently 80 degrees in my home it s cooler outside than it is inside

You pay for what you get with Camillo Properties. The price is great for the size house you get, but they are poor quality. A section of our master bedroom floor was the awning over the front door. During the winter you couldn't step on that floor because it was ice cold from the outside temp. There was no insulation anywhere in that house.

We've currently been moved out for about 6 weeks, and have been lied to about the status of our deposit return saying that there is a "delay with the post office in san antonio." I receive mail daily, there is no delay with the post office. Mail doesn't take 2+ weeks to come from Sugarland to San Antonio. Now that I've seen my ledger, the check number of our return wasn't listed till 5/30/17 so there's the lie from the girl in the office who guaranteed us she "mailed it herself" on the 26th. Not that a couple of days is big deal, but don't lie.

And to top it off, we cleaned our house top to bottom prior to move out and all we're getting back from our $1,275 deposit is $374.60. In the lease it states a yard service will maintain the landscape...and they came every Monday...but apparently we were charged $20.40 for mulch!? I thought mulch was part of the landscape??? There was mulch in the plant beds for the record. Then we were charged $110 to clean window(s). $100 for drywall repair...we had a minor scratch on the dining room wall behind one chair so I'm not bitter about that. But then we were charged $650 for paint!!!! First off, our walls were clean, scuff free, and did not need repainting. If anything needed painting, it was that small section over the dining room scratch. We did not paint any walls when we moved in so you can't say they needed to return it to the original color.

They should be ashamed of themselves. We left that house in excellent condition and are only getting $374.60 back whenever the "post office delay" is over...whenever that will be. We have disputed the charges.

this neighborhood is beyond the WORST place you can stay at, camillo properties they charge you for non-sense they just want your money they're GREEDY my parents are getting charge amount of money and its not fair!!!! you guys are already rich why do you want more ?!??!! like i said GREEDY PEOPLE I recommend choosing the other side of the neighborhood its nicer than camillo cheap houses no wonder they build the houses fast (cheap wood) and also people move away every month cuz of the charges they make its RIDICULOUS and i rate this 1 stars.

We are in the process of moving out and breaking our lease. We have done everything correctly in order to do so. We have also found someone to immediately rent the home after we move out. I have spoken to TWO different people in the Sugar Land office and was given TWO different stories on the move out process and having someone move in. I have called and called and could never get through and the only way I finally got a response was via email and then it was a completely different story again.

I ve been a tenant going on 3 years and all of my experiences have been amazing. Maintenance always comes out quickly when needed and complete my service request. I previously spoke with Bianca and her customer service was phenomenal. Love Camillo!

I have lived in my Camillo home since it was built...

I have lived in my Camillo home since it was built in 2013. I have nothing but great things to say about this company. They worked with me a few times that I had financial issues going on and ALWAYS are on top of any requests I put in with any issues. I am at a point to where I could buy a home already but I decided to renew my lease for two more years. I love the idea knowing if anything happens to the home, Camillo is always very quick to fix things. I highly recommend this company to anyone looking to find a rental home. Plus the homes are super nice

Would've have loved to move into one of their prop...

Would've have loved to move into one of their properties, however my 17lb Shiba Inu is on their "unsafe restricted breed" list. I've rented many places and apartments and have never run into this bogus before. Just a heads up for future renters, their list is apparently "extensive" so while they will advertise that they are pet friendly, they don't give an actual list. Made us apply and pay $45 for an unrealistic rejection. Stay away.

As someone who needs to PCS often, i suggest avoiding this company unless you have over a month for them to process your paperwork. As i write this they still have not returned my calls about the status of my application.

I moved down here with my family in January and after paying a non-refundable 100 dollars and sending off our application we waited. This is where the problem began, after 3 business days we felt we waited enough and called but customer service declined to help us until we were contacted. After repeatedly calling for a week to get a status on the application we finally gave up on them, it didn't help that the lady on the customer service end was churlish as well.

We went with another company and within 3 days we were settled in our new home. I'm glad we didn't wait for Camillo to call us back because it's been over a month and we still haven't received a phone call. I also never got the confirmation from Camillo if we were approved or denied and it doesn't seem entirely legal but at least i don't have to deal with them anymore.

If you do decide to go with this company, review the yelp and BBB additionally before you move forward with this company to get the whole picture because once you sign the lease it becomes legally binding.

Edited Update #1 - They responded below but oddly its for a google review and not to the number we provided on the application we paid 100 USD for...

Note: the Military discount they mentioned was offered in January and was actually offered to everyone as a move-in discount. Not sure why they would even mention that.

Edited Update #2 - It has been over a year with all proper documents submitted and still no response on the application status.

I was looking for an easy transition from my apartment to a rental home and while driving through my son's school I noticed the Camillo Properties sign. I contacted them and looked at 3 homes. They were all maintained nicely. The process was easy and Karynn was awesome with assisting!!

I least a home with Camillo in 2016, moved out 4/2020. Well when I receive my refund it was 500, I had a refund of 1475. I cleaned before I left the property but they changed me 150 cleaning, 250 for painting, trash haul 125.00 all trash including trash can was out at the side of the street for next trash pick up mine you. And 250.00 for garage door repair the garage door was fully functional when I moved. Camillo was the third rental company I ve lease from. I was only late by a day paying rent the whole time I was there. Always read the reviews first, don t rent from Camillo! They were under different management when I leased in 2016. Unable to reach anyone by phone. But they will do damage control with my review. I m moving out of to purchase my own property.

I have a Camillo Home. I love my floorplan so much I signed a two-year lease to get started. It fits my lifestyle perfectly as this time of my life. I have a super spacious patio and an open concept layout.....just what I was looking for. For the few things I need to file a service order on are taken care of quicker than quick!! Camillo is responsive, organized and in every way exceptional. I love my home and love that it was brand new. Just can't say enough about every facet of Camillo Properties!!

First off I want to say thanks to Shanin and Gary. This has been the worst year with my accident , coma , broke 11 bones and I have a new job in San Antonio and was dreading the move and let me tell you Gary was a lifesaver , professional and very respectful and Shanin was the same and kept me up to date and made the paperwork and lease easy. I have lived in 10 states and other countries and this was by far the best experience. If you go with anyone different your foolish. If I was there boss they both would be getting a raise or bonus. They made the new chapter in my life start out great. THANK YOU SO MUCH

I just applied for a beautiful home with Camillo Properties yesterday. Compared to other homes I ve seen online for rent these homes offer a good amount of space at a reasonable price. The application process was very easy, quick and straight to the point which is Awesome! A piece of information was missing from my app and the application specialist acknowledged this quickly and reached out to me. I m posting this review because the beginning steps have been a breeze which I ve been told is not common when renting. Regardless of the outcome I can say this experience thus far is encouraging.

Great experience ! The only thing I don't like is all there stuff is online or through text but other than that they were very friendly ! Karyn was very helpful. And when I moved In I didn't have a thermostat and they sent someone within 20 minutes . that's good service for property management companies.

Do not sign a contract with this company. They will screw you over. I give them a 0/10.

I lived in the same property for two years. I took care of my home and kept it clean. I followed the move out guidelines to maximize my deposit refund. Some of the charges they charged me were legitimate, but others were charged in bad faith.

I brought this to their attention but they are still making me pay $70 on top of the $1000 deposit they illegally kept from me. I have proof of the state we left our home in and they wont budge.

TL;DR Do not expect to get your deposit back upon move out. They made charges in bad faith.

I have only been living in our home for 3 months a...

I have only been living in our home for 3 months and I have never had so many issues. Our AC went out first, and no one answers the phone. It's 90 plus degrees here, and I have a new born baby!!!! Recently this week our water heater stopped working so all we have is cold water. I send maintenance request and never hear back from ANYONE. Super frustrating, if I knew this rental company was going to have so many issues I would have not moved here. Would not recommend.

Oh My, what a honor I have to be a part of such a Wonderful living community Property; Camillo Properties. I live in Cold River Ranch.. Near Alvin ISD, Great schools, neighbors present hospitality. But most of all, the service received during my year stay, is unbelievable... There has never been a time, I've called for service, inside our outside of my home where Camillo Properties are not on Top of it...within 24hrs. This has been the Best Living experience I've had in my 52yrs of adult living.. Ive been Battling Breast Cancer for the Past 3yrs and Winning; Katy Quigg made my transition smooth.Thanks ....I've recently renewed my lease for 2yrs, and wish I could have renewed it longer. Love the Representatives, the service, and the home I'm currently living in.

THE NEIGHBORHOOD IS NICE AND QUIET. THE CUSTOMER SERVICE AND COMMUNICATION IS ABSOLUTELY AWFUL. BY FAR THE WORST COMPANY I'VE EVER DEALT WITH. I CAN NEVER SEEM TO GET ANYONE TO COMMUNICATE UNLESS I MAKE A TRIP TO THEIR OFFICE OR CALL NUMEROUS TIMES. I UNDERSTAND THAT THEY'RE ALL ABOUT THEIR MONEY BUT I DON'T THINK I WOULD RECOMMEND ANYONE TO THESE PEOPLE.

The staff is very nice, and the properties that we looked at both equally as nice! We are still moving in, but so far so good. The only thing we didn't realize was there is a deposit for water/gas as well as a fee for the mailbox key in the neighborhood we are moving into. If those things were mentioned when we dropped off our deposit, I think that would be nice just for the people who weren't aware. The company seems to well oiled though.

I ve been with Camillo since feb,2017. First the application process was super smooth. They approved and started the process within a week of submitting it. I was a bit skeptical because of the reviews. The home we are In is ovely. With Minor details that I took pictures and put it in my move in slip. I ve never had one problem with the home. No plumbing issues and no AC issues. I change my air filter like I should. We did have one 1 break in with one of our neighbors about a yr ago but it has not happened again. The neighborhood is quiet and calm. We are in the process of renewing for another 2 yrs. I love it here. Hopefully when I do move out it will be as smooth as everything has been.

In love with the town homes at Bavaria, we have a small family so the space is great! The neighborhood is great and we cant wait for the pool to be built, summers will be great! Everyone has been very attentive to make to making sure that our move in was a success.

Haven't rented from this company but thinking about it but if you leave a message about this company please leave where you live because they have neighborhoods all over and from what I see the rating are from 1 to 5 from San Antonio to Dallas but potential renters like myself can't get a good idea of whether or not to use them if we don't know what neighborhood you are referring to, thanks.
