I have lived in Rio Vista in one of there homes for a year and a half now. We originally only leased for a year then we moved from month-to-month. We were looking for a new house to move into with Karlee and she worked her hardest to get us the best deal and we are very pleased with the customer service. The neighborhood is also a great location and very quiet and peaceful. I would definitely recommend them to anyone.

The homes are very nice and very reasonably priced. With lawn maintence included and underground sprinkler systems it is so much easier for us to have a beautiful lawn. Karlee was amazing with helping us transfer into yet another property managed by Camillo. One of the best property managers we have worked with and that is saying something as we are a military family that moves ALOT.

I'm really starting to regret ever moving here the first few weeks I was here my home was broken into and then I pay $1,500 a month to be treated like a child I could have stayed in the apartment for this kind of treatment and they're communicating with the attendance are horrible you can send emails about something being wrong like the lawn people that come and cut the grass they have fungus on their blades in a spring to a my yard and I called and complaining about it and they make it seem like it's my fault when they wasn't cut my grass my grass is green it was alive now when they start cutting my grass without my permission again my grass is dying hey like somebody just took some fungus and just threw it in the middle of my yard in the only response I get is the keep my yard looking better as soon as my lease is up I'm out of here pay too much money to be treated like a child I moved in my house to have freedom I'm a grown man I don't need no one telling me how to run my home and you said you trying to keep the peace but more and more it seem like you trying to keep up confusion but I learned something today this is not how you treat the Rosenberg community and I wonder why is that worst decision I ever made

Although we have had our issues with payments on line (complicated and laborious) because of website difficulties, we have the kindest and sweetest person , Janet , helping us when we call. We are European and sometimes there have been misunderstandings etc. For example, despite accidentally accruing late charges and penalties, Janet always comes to our rescue and sorts things out! Thank you Janet! You are awesome !

By far this has been the worst experience I have had with leasing professionals, I filled out the application online, 4 days later I called to see if there were any updates, since i had not heard anything from them, by the time they got back to me the rental property we wanted was already leased, and turns out my application never actually got processed, I demanded my application fee back, Nova made the entire process as stressful as can be. Will never be interested on leasing with this company again. If I could rate them 0 stars I would.

I want to start out by saying that everyone we communicated with was fantastic. They were all professional, really nice, and easy to work with. We've been in our new home for almost a week and really like it so far. There are a few qualms about it, but for the most part it's great for our family.

There are a few things I was unhappy about, however. Mostly having to do with extra expenses that we weren't told about ahead of time, and found out about after we gave our deposit and signed the lease. We weren't told about their extra pet fee, in addition to the deposit. Having to go to the Post Office and purchase a key for our mailbox. The cost of Pest Control not being included. Having to purchase the garage door opener, and leave it in the unit when we're ready to move.

The day after we moved in, we started getting a TON of ants. I communicated this through the portal, and was told that I would be reimbursed up to $100 if we had someone come out to take care of it. We've already spent so much money moving in, purchasing a new fridge, on all of the extra fees/expenses, so I'm a little disappointed that we're having to spend even more.

I really like the property and living in a brand new unit, however I would have liked to know all of the extra expenses upfront, so we could have discussed whether we still wanted to go ahead and lease the property with the extra expenses, or find something else without having to lose our deposit or pay a lease breaking fee if we changed our mind.

My wife and I just wrapped up our lease with Camillo Properties and it was such a great experience from the very beginning to the very end. Every individual we had contact within their office were responsive and quite professional. Such a great company to work with. I would like to give a special thanks to Jennifer Mandujano our closing specialist. She was very proficient, helpful, and attentive. I would definitely lease or purchase from this company.

UPDATE: I was contacted by a supervisor and everything was handled. The supervisor I talked to was very helpful and kind.

Please DO NOT rent from this company. We have lived here 3 years. Thankfully we are about to move out in a month. The whole time we have lived here we have followed the rules, maintained our house, and dealt with the neighborhood that they were supposed to be maintaining but weren't. Nobody else maintained their yard, left their trash cans out, let their dogs run wild, played music until 3 in the morning, and parked all over the place to where we couldn't even get into our driveway. Recently, we received a notice regarding our trash cans being left out. We always store them in the backyard but for this occassion we were out of town for a couple of weeks for a family emergency. Once we recevied the notice (iterally a day after we left and the same day as trash collection) I called and informed them we wouldn't be able to do anything until we returned on May 31st because of the circumstance. I was informed that was fine and they would make a note of it. Well come June 1st and I received a $50 fine for my trash cans still being out on May 30th. The funny thing is that all my neighbors received the notice and still had their trash cans out and didn't receive any fine so it seems like we were targeted. I called and talked to Tabatha Smith over and over and she was unwilling to help me. I asked for her supervisor and she couldn't even tell me who her supervisor was!!! With everything we had just gone through we were barely able to pay rent nonetheless a $50 fine for something I thought I had taken care of. I am requiring that we have a walk through when they decide how much of our deposit to give back because we have taken exceptional care of that home and the yard despite everything and I want all of my desposit back. This company is money hungry and will fine you for everything "in your lease" but they won't uphold their side of the lease.

The property is great, and we love our home. Unfortunately we have many problems with the neighbors parking in front of our home. I spoke with Tabitha, and she is definitely helpful! It s time to renew our lease, and Camillo raised our rent, but after speaking with Jerrica I feel a lot better about it. Definitely top notch customer service.

I guess security deposits are designed to not be returned to the tenant after you move. I called to resolve this matter and still no response. I rented one of your homes for 14 months. I ve been a great tenant. I never called you once to complain or to come out and fix anything. I maintained the property. I even paid my rent every single month on time. Never was late, ever! No issues with the company up until I received a letter in the mail the other day saying I owe over $200. (Confused) First off I paid you $1,000 security deposit, but you only applied $850 to the alleged balance. Where is my other $150???? The rent was 1,450 but when I applied in May 2018 you had a special which waived ALL fees and the security deposit listed $1,000 (instead of one months rent amount) Then I go to look at the invoice and to my surprise you charged me $1,007.50 for flooring( the floors looked the exact same when I moved in to when I moved out) $40 for trash haul (we didn t leave any trash in the house, we left the house very clean) $35 for sheet rock (now this could possibly be accurate) although I need an explanation of what sheet rock cost $35?! Can someone please contact me to discuss this matter because this has to be a mistake. In the mean time I meet with my attorney in the morning at 11a.m. I will also be in contact with the states attorney general, the better business bureau, all news outlets and all social media platforms and whomever else. I ll even pay court cost, fees etc. to go before a judge if this matter isn t resolved prompt. What does reputational risk mean to your company? I m a law abiding citizen and stands up for what s right. This has caused me emotional stress... I know I did everything right in this case with the up keeping of your property. Now if I m wrong I will update this review with accurate information. Ericka

They move so slow, as soon as you find something you like and contact them immediately the place you want is gone. This is the second time this happened due to them moving way too slow. People are trying to give you money you act like you don t want to take it.

Been in the industry for many years! I love that I can help clients get into a newer home while most others auto deny bc of credit scores not being good. The application process is very simple and they offer great rates and service. If you follow the lease they are gonna do everything to keep their property and you satisfied! They have great staff and handle things very effectively.

Stay away from these people. They simply do not care once they have your signature and money. Never consistent with policies. Never respond to requests, emails or answer the phone. Good luck with maintenance requests. Over charge for everything because they can. Incredibly unethical and unprofessional. Don t move in with kids who want to play basketball in the driveway, that s not allowed. Or expect to go to the community pool with your kids, because they haven t paid the hoa fees or given you proper documentation to get a card. My ceiling leaked into my kitchen from the upstairs bathroom for months before it was looked at but they are quick to fine you for having a basketball goal in your driveway! Pathetic. I m sure there will be a sweet public response from the owner on this review before my emails are ever answered! I wish I had read the reviews before moving here. This will all eventually catch up with them though. Reputations take time to work but they are vicious with this many terrible reviews. Can not wait until our lease is up and we can move!

After seeing an ad online I did a lot of research before doing business with Camillo. Customer service has been great through the entire process, and they have great properties at hard to beat prices. As a first time renter it was helpful to have them help me through the process, even when I had questions I felt were simple ones to answer.

I got worried when I saw some bad reviews on here, but after reviewing them it was just people complaining about convenience $3 fees for online payments (even though every online provider has those) and other small inconveniences that were out of the companies control... moral of the story is people complain about the stupidest stuff, but I have had nothing but a good experience with them.

No I was not paid to write this review, I just genuinely like when a company exceeds my expectations, not a lot of those out there these days.

I've been staying at my residence for 2 years and ...

I've been staying at my residence for 2 years and haven't had a issue until now. The "Community Specialist" Tabatha Smith has started sending out these violations that aren't true. I've replied back to emails and left voicemails. NO RESPONSE. I've even requested to speak and left voicemails with her manager. NO RESPONSE. Then today I receive two more violations letters that was date the 27th but was emailed today. I've looked at my lease and I haven't violated anything. This is disturbing because I never had an issue with Camillo properties. Instead of Tabatha sending these "leasing violations", maybe she can help by telling the lawn company to stop running over the sprinklers causing water to stream out of the ground. It's damaging the yards and noticeable in public eye. Now that sounds like a violation that a COMMUNITY SPECIALIST is suppose catch. I would love to speak with owner of the company because I have a lot more to say. Very unprofessional!!

This place is the absolute worst! They need to get...

This place is the absolute worst! They need to get rid of there whole staff everyone there just rude for no reason!
I attempted to complete an application on the behalf of my son with Ms. Nova Arguijo and off top she begin to make threats about how he would get an eviction if someone caught at his place. I was thinking I m sure everyone she dates not in her lease. I emailed her and explained he a single man he not married and she can run his application with the information provided. She never responded so I sent her a email on status she replied with additional documents she needs as if he going to purchase the property. In the meantime we send an application in the same complex and the turn around was only 48 hours after completing the application.

Her commutation is the worst!

What can I say , I am so happy to have run across this company ! The application process is very simple and turn around time was very quick. Ms Shanin is a complete sweetheart and easy to work with .... I am looking forward to my move in a couple weeks and I wouldn t have been able to do do it had I not found this company !!!!

I was approved for lease property and sent the approval information...I like the outside of the home but the home is not available to view inside until June 19.I was told the deposit and fines are due within 24hrs or the house will be placed back lease...I had to drive all the way to Katy Texas which is 40 miles away to look at a similar property...I did look at the Katy property which is similar with a flip floor plan but my gut keeps telling me I need to see the inside the actual property..I don't understand what the rationale is for not being able to view this home as a visual walk through b4 you submit the deposit. ..I have never put a deposit on any home, car , building space, clothes, electronics, etc and not seen it first. I guess I will wait and if its available then I can decide.

I ve experienced many issues with the apartments in Katy that is owned by Camillo. I m so happy that I m moving this weekend. A weight is lifted off my shoulders. I feel for my best friend who is currently going through a situation with camillo. Please make the best decision if you decide to rent a home or townhouse in the plantation lakes subdivision in Katy. My friend experience several issues with someone trying to break into her townhome and this company told her well you should of looked at the reviews before signing a lease . That s definitely not professional at all and I wonder why so many people are having issues with you guys. She fear for her safety and this company wouldn t do anything about it. Just careless.

Been here well over year and a half. The homes in Ashford Point Villas are pretty much new and still in good condition. The surrounding neighborhood is another question. I've tried to not deal with leasing office due to the bad customer initially provided (not informative, would not answer questions before giving deposit and signing a lease, rude leasing agent at the time "katy q", and other things). I will admit the service recieved lately has been better and responsive. Back to the actual neighborhood. I've come to the conclusion, if it's not s maintenance request from a tenant or a "HOA" violation, they don't care much. There have been several break ins, and gunshots that are too close for comfort. The wooden gate surrounding the neighborhood is a joke. It's been patched up shop much it's ridiculous. The ease of accessibility is pretty disturbing. They keep signs stating "properties available for lease" in fill occupied neighbourhoods. Our sign has been up since day one... People can walk straight in, drive in, hope the fence from one of the several neighboring apartment complexes. For the amount of rent we all pay, there should be more. Better gates, gated entry, secured access...something is I'd better than the "nothing" we have now. It's not very safe for children to play in their own neighborhood. Sad...I'm also not surprised to hear the same concerns from my neighbors...let's get it together Camillo...

Great company, very professional, friendly, prompt communication, and transparent. I worked with Taylor Schmidt and she was such a pleasure. I initially requested the wrong move in date (oops) and needed all my paperwork updated so I could move in sooner. Taylor was very understanding and prompt in updating the paperwork and sending it to me. She explained the move in process to me and made me feel really comfortable about it all. I look forward to working with this company.

We have lived here for over a year and love it. The house is beautiful, they have responded to maintainence requests (one pending now), the subdivision is nice and quiet and I love how all the kids on our street can play outside all day and evening without having to be worried....well for the most part. There is one concern and that is the vicious dog two houses up from us that has twice attacked our little dog. I don't have an issue with pitbulls normally....except this one. Because we live outside the city limits there isn't a lot we can do. I just renewed my lease for another year and now have to deal with this for the remaining time here.

I will be really sad to leave our home! Unfortunately due to military orders we are moving across country. We ve lived in our Camillo home for 2 years. Lovely community, great home, and great company. Only ever have had 3 maintenance requests and they were all addressed in a timely manner. Will miss renting with them. Highly recommend!

If you like getting strung around, throwing your money into a commercial black hole, being told one thing before application only to be bait and switched from something completely different, and if you like trying to navigate through a veritable maze of corporate red tape and ever-changing goal posts, then maybe consider Camillo. Otherwise, steer far, far away.

Horrible experience would not recommend. Poorly constructed home when it rained upper bedroom windows leaked water. Most importantly there customer service are rude and does not care for there tenants. When you have a issue with anything they automatically think its your fault.

My family and I have been renting from Camilla Properties for about nine months and I have absolutely no complaints. Any maintenance issues are taken care of promptly and we get free lawn care service which is nice! Definitely the best management company I've dealt with. I would highly recommend renting from them.

These people are crooks. I went and found a lawyer to help with the issues that camillo has caused and when I told Camillo they sent someone to my residence to take pictures and find a lease violation... I saw her in person and on my camera. Our lights had been flickering which means that the house is in danger of catching fire. No one came out to fix on the other hand someone can pass by and snap pictures. I have shown my lawyer the video. We have covered all our bases to take this to court and i will spend every dime i have to make sure Camillo doesnt get away with all the fines and the neglegance of their people.. Do not waste your time money and effort.

I had my share of issues with camillo properties. This review is not for the business but for the two amazing young women Bianca and Naomie in corporate that went above and beyond for tenants. I am amazed by their hard work even during this time. I want to make sure everyone knows that these young women will take care of any issues you have. All the heads of corporate need to learn a lot from them about how you treat tenants. If only all of corporate was more like them you'd have less bad reviews.

YOU ARE BETTER OFF IN AN APARTMENT. Unless you have an attorney, stay away. If we could give zero stars, we would. STAY AWAY FROM CAMILLO PROPERTIES. Be warned.

I have been renting my home for almost 10 months.... This is the 4th time this summer my ac unit had went out. I am almost 9 months pregnant and it is hot as hell outside. If I pass out or have to go to the emergency room from having to.sit in this hot azz house I will be filing legal paperwork with camillo property. I call and NEVER get a response. I have infant kids in my house. It is currently 84 degrees in my house and my electricity bill is continuously high. Im sick of this mess and their lack of concern for their tenants. The website specifically says that if tge ac unit stops working and its over 90 degrees out side that is AN EMERGENCY. I.WILL NOT BE RENEWING MY LEASE

Do not sign a contract with this company. They will screw you over. If you look at all the other reviews below, they say the same thing, and it is that you will not get your deposit back even the property was left in great condition.

I lived in the same property for two years. I took care of my home and kept it clean. I followed the move out guidelines to maximize my deposit refund. Some of the charges they charged me were legitimate, but others were charged in bad faith.

I brought this to their attention but they are still making me pay $70 on top of the $1000 deposit they kept from me. I have proof of the state we left our home in and they wont budge.

Summary: Do not expect to get your deposit back upon move out. They made charges in bad faith and kept money that is rightfully mine.

She has continued to be helpful and answer questions along the way. She went out of her way to provide a document for me when I had limited computer/printer access. The houses are not that great, very cheaply built, doors/walls are not plumb and the doors will open by themselves, the paint is super thin, cheapest floors I've ever seen (really they are no better than a sticker on the floor). Camillo will nickel and dime you to death, DO NOT expect to get any of your deposit back, they will rip you off for damn near every penny. We left the house in near perfect condition (not even very much normal wear and tear) and they took almost the entire deposit (a big thing was charging over $300 for paint). Will never rent from them again and would recommend anyone considering renting from them run as far and as fast away from this company as possible.

Well I will tell you that I do not recommend that anyone sign a contract with Camillo Properties because I have the worst experience with them without a doubt they are the worst I still have because the contract is fulfilled and I am crazy because the day comes to leave, now with the pandemic I lost my job and everything is more difficult for me and for paying the rent one day late they put me a $ 100 surcharge only one day that is from 1 to 5 I left my check on the 6th I immediately had an email that for paying the rent late It was $ 100 or they would evict me if I didn't pay and they take me to court and that's not all when I moved in and the house had an antenna from the previous tenants and one day I received an email about a year of living there for a $ 100 fine for the cable antenna and I hadn't even put it on because I had to pay to have it removed from the roof and there are many things in short my worst experience with them I do not recommend it to anyone or if you are going to rent, find out well because the truth is they have a million restrictions ...

I love my new home! Camillo Properties is a growin...

I love my new home! Camillo Properties is a growing business, and you may come across some small issues but the staff is there to help you.

The issues I dealt with:
There were some repairs that needed to be done, however they were not emergency repairs. It took two weeks to get an electrician out.

Camillo properties told me that my mailbox key needed to be picked up at the post office, which is not the case. You have to go to the post office to request a new mail key. I had to pay $25 to USPS, for them to change the lock and to make a new key. It takes about three weeks for this process. It has been a hassle for me because I had parcels being mailed to me and now I have to wait, because of this whole ordeal.

The laminate floors do not have padding underneath them so it is really hard on your feet. I had to order slides, which are unattainable at the moment because they in my mailbox, which I do not have a key for:( I also had to buy a lot of rugs for my home because the floor hurts to walk/stand on.

But other than that I am happy I live in Werrington Park. There are mostly friendly families that live here and its usually quiet during the week.

I have been having the same experience that most everyone I see on this board. We have mattresses, glass and other trash by the entrance to our subdivision and mailboxes for weeks. They don t clean their properties yet they want to fine the tenants for every little thing. I had one representative tell my son that he could make my stay there miserable for me by imposing fines on me now that is what they seem to be doing. When I asked a representative for a copy of their bylaws for the HOA to substantiate these fees they finally admitted that they don t even have an HOA governing our property. Which is probably the case for a lot of us. I have an attorney looking into this but there is power in numbers. As tenants we need to all come together and either petition thuan company or file a huge civil suit against them. Let me know cause I can definitely get this going. About your response....sounds nice for those reading it but truth of the matter is...I sent the picture 3 days ago and the mattress and glass are still by the mailboxes. Also, you re charging for things that are not specified as allowed on the violations. I ve brought this to your company s attention 2 days ago and it still has not been address. Saying you re sorry on a talk forum is not addressing the issue. Making a phone call and personally following up usually works best

I have been a tenant of two different Camillo Properties homes over the past 3 years or so. I have had small issues (which will happen anywhere) here and there but I just submit a request online and they take care of it in a timely matter.

If you are looking at one of Camillo s homes and are on the fence, go ahead and sign the lease. These people really do a great job! I can not recommend them enough!

I have had lots of bad experiences before so it s very nice to be able to rent a home, and not have to worry about a bad landlord constantly causing issues. They have strict rules and as long as you follow the rules set forth you will not have any issues.

Horrible experience, I moved into a home, and I wasn't in the house 10 minutes before I saw German cockroaches. I called the maintenance department, and they told me they would reimburse me up to $100 for an exterminator or they could send out the one that they contract with. It is difficult to find an exterminator that wants to address a German cockroach infestation for under $100. On top of that, it was 5 days before I even heard from the exterminator that Camillo contracts with, and he told me it would be another week before they could come out. I went ahead and hired my own exterminator because clearly no one at Camillo cares, if they move their tenants into cockroach infested homes. The maintenance department claims someone sprayed before I moved in, but I was told by the exterminator that they contract with, that no one had exterminated my home. So, at the end of the day, they seem to be liars, that care nothing about their tenants. I would rent anywhere else but here. I have never received such horrible customer service from a maintenance department, and everything was smooth up until the moment I moved in. Also after my exterminator sprayed the house, roaches came running out. The conditions were basically unlivable, and they went unaddressed until I moved in, and it basically became my problem.

It was a nightmare getting into my townhome. I would have backed out but i didn't want to lose my $665 deposit. I finally moved in and the place seemed nice. However, I've had to buy bug spray for ants and spiders. Also, there was a mouse in my garage so i had to bait and trap it. I'm not sure if there are more but I'll be placing a request for pest control services. The unit itself has many, many flaws. It matches the speed of the construction. I'll be placing a maintenance request for those issues as well. I would NOT recommended Bavaria townhomes to others! Make this place your absolute last resort!

I moved out in August 2016 fully expecting to receive my$665 deposit back. I was stunned to see that's my refund check was for $15!!!!! They claimed they needed to replace the flooring because I left a scratch and they needed to restore the flooring back to the original. I tried to dispute the claim but got no help or valid information from them. I decided the stress and headache that came from worrying over this issue wasn't worth it. I decided to just let it be. I never cashed $15 check nor do I plan to. They can have it all. Again, DO NOT lease with Bavaria townhomes.

Its sometimes very hard to get in contact with them. They respond to emails but not phone calls. This is fine most of the time but there are times when phone calls work better. Just be careful and pay attention. Read everything twice and do your own research. Customer services needs a lot of improvement. They're moderately helpful at best. I am trying to move in and have been approved to do so, but I am encountering hardships that I don't believe I should be encountering. I am willing to change my rating but I'm not impressed so far..

Take pictures before you move in and pictures upon moving out! I can not emphasize this enough. Camillo tried to charge us for a light fixture in the dining room, stating that we changed it. They also tried to charge us for paint, when the paint was already spotty and not well done upon moving in, tried to charge us for fencing that was already worn and damaged in the backyard, they charged us $150 for cleaning - when we cleaned the entire place (minus one shower that had hard water stains)! If you move in, please, please look at every detail, note it on your 48 hour inventory form and take pictures. I was able to get some of our security deposit back but they were at first saying they were taking our entire deposit PLUS we would OWE them an additional $120. I encouraged them to take a look at their marketing photos to see that the dining light was indeed their original fixture from when we moved in and what saved me from paying them was having time and date stamped photos along with the completed Inventory and Condition form.

Also - I lived in Werrington Way - crime is really high in this location. You'll see currently there are over 30 homes in this neighborhood now vacant - most tenants have moved out. We lived with Camillo for 2 years, the last year crime has rapidly increased -vehicles have been broken into, vehicles stolen (one of ours stolen right from our driveway), and there have been shootings during the day. The neighbor hood looks nice but it is not. It's become too unsafe.

Dealing with Camillo Properties has been the worst experience I have had with a property management company. I filled out the application online, a couple days later I called to see if there were any updates, since I had not heard anything from them, by the time they got back to me the rental property I wanted was already leased.The lady told that the properties were on a first come first serve basis & RUDELY told me it was written on the website. I have looked a couple of times so I think it should be written in plain english at the top of the website. (example: ATTENTION OUR RENTAL PROPERTIES ARE ON A FIRST COME FIRST SERVE BASIS)

I felt like it was a bait and switch because I applied for a property that was already being rented. However, online the property was being advertised as AVAILABLE!! Keep in mind, I had already applied BEFORE I read the reviews. I was approved for a property so it was time to select a property from what was AVAILABLE! I am a property owner and I rent out my properties. I selected a property in this area based on the school district and i want to rent for 12 months because i am new to the area and I want to adjust to the area before i purchase another property.

I emailed the leasing associate about the property that i wanted to lease. I provided the essentials like the address and move in date etc I tell them that I wanted to move in on May 1, 2019 because I start my new job soon after. I told an associate that I was planning to take my family to Orlando Studios in April. Camillo properties tells me that I cannot move in on May 1, 2019. They tell me I have to move in by April 20th. I tell them that I thought me putting down a $1600 deposit was to hold the property and that I wanted to move in on May 1, 2019. The lady tells me NO and that she could not hold a property for me. I tell the lady that I would have to cancel my family vacation and the lady basically tells me that she is sorry that she can t hold a property that long. (10 days is what she called too long) Moving in early means i will have to pay prorated rent ($400)when i m not even going to be living in the place.

I also asked about a military discount and the lady tells me that they do not have a military discount. I m not asking for a hand out but it definitely makes me feel horrible to know that I have sacrificed 21 years 10 months and 13 hours of my life and survived 6 deployments fighting for the freedom of this country as a Field Artillery Soldier only to be treated like i m not important. (Keep in mind when i was told i had to move in early to keep the property and that is why i asked about trying to at least get a military discount) I feel like i was not important because the lady tells me that I have to move in on a date where i m not even going to be able to actually live in the property with my family. I felt like it was more about getting more money out of me. I was not a person I was just a financial transaction because they are in business.

I understand that they are in business but they have shown me through actions that i am not a valued resident. I own a couple of properties and I do not treat my residents this way. This was not the best experience and i hope they start taking in consideration that some people value family and that is why they sacrifice. This place does not value me as a Veteran, my Family, and they have also shown that they do NOT value me as a tenant.

THIS EXPERIENCE HAS BEEN BAD BECAUSE I AM TREATED LIKE A DOLLAR SIGN AND NOT AN ACTUAL HUMAN. HOWEVER I AM A HUMAN THAT VIEWS FAMILY AS MASSIVELY IMPORTANT. VERY DISAPPOINTED WITH MY EXPERIENCE!!

I will update you as my leasing journey continues .(SAD FACE!)

We are new Applicants with this AWESOME Property Mgmt Company...and we are VERY Impressed with the Application Specialist Ms.Nova Arguijo because she seems very Kind & Polite & Professional..I really appreciate how CAMILLO PROPERTIES communicate every step of the way by email...and offer other options as well. They are Excellent at Customer Service compared to some other Property Mgmt Company's that I've experienced or read reviews about...anyhow...hope to be a CAMILLO resident ASAP

DO NOT WORK WITH THIS COMPANY. I filled out the application and got approved. The requirement before getting the home is to go view it and thank god I did. I got to the house and the first problem I had was that the key would not open the house. I called the office and the lady that answered said, "just go to the back door and the key should open it." I walk to the back and the back door is wide open!!! How secure can you be when it is so easy for the doors to be opened???? As I step in to the house there's beer caps all on the kitchen floor and don't even get me started on the cabinets!!! The cabinets are all scratched up and in horrible conditions. As I proceed to observe the home there is paint splashing everywhere and it's dusty. I get to the upstairs master bedroom and there's more beer bottles!!! My realtor even apologized for this company. I called the number and the lady stated that I have to consult all of this with my move in coordinator Shanin. It took me calling over five times to finally get to speak with Shanin. She was of no help whatsoever. I expressed my concerns and how disgruntled I was upon viewing the property. Her response in return was to please email her with a good description of all of my concerns. Excuse me???? Her response should have been, " I'm so sorry this happened to you, let me get someone out there to fix at least the beer all over the place." This place is a joke. Horrible experience thank god I didn't sign this lease. Mind you this home is listed as a move in ready home. Which means it should be presentable for all potential tenants.

UPDATE: Be prepared to work Camillo and pay them for your work. I moved in the house in April, it is now the second week of July and still no high speed internet access. Camillo was well aware of this before I signed my lease, but will not tell you. They will say you can go through hughesnet or spectrum. Hughesnet does not provide high speed internet In this area. Spectrum is doing construction, but no one is given updates. When you reach out to Camillo and ask for an update, they will tell you to contact spectrum yourself. This is not acceptable.

Before you move note that there is no internet provider in this area. You will not be told about this from Camillo. I signed my lease and a week later was told they would look into who could provide service and never received a response back. I am out a lot of money due to paying for providers that said they can provide service then when they arrive they can t. I was told by their sister company that they have known about this and should have informed me. I could have waited to move so that I could continue to work from home. Now I m stuck. I ve contacted Camillo regarding this and have been told I would get a response regarding compensation the next day and I have not been contacted, and when I asked someone else in the office about it and the internet issue, they said they did not know anything about it. This is extremely frustrating and a huge inconvenience. Don t get me wrong. The home is beautiful. But I could have been saved a lot of money and inconvenience had I been informed there was no way to get internet. I have been told the soonest I could get internet would be end of August or September. I moved into the house beginning of April.

We have been leasing with Camillo Properties for almost a year now and we plan on renewing! We have never had any issues while living here. Our application process went smoothly because the staff is courteous and professional. Karlee is amazing and provided us with over the top customer service! She responded quickly to all the questions I had about our lease. We only ever had one maintenance request while living here (as the home is brand new) and it was taken care of right away. If you're thinking about leasing, please, consider Camillo properties. They have several communities in the Houston area and also include lawn care (one less thing to worry about). We love our spacious home, backyard and neighbors!

I have rented from Camillo Properties for 5 years ...

I have rented from Camillo Properties for 5 years and it is really hard for me to describe just how poorly we have been treated since been renting my house.
Our issues started whenever we first decided to lease the house. I was NEVER able to get in touch with anyone or get anyone to respond to my emails during the actual leasing process. When speaking to my neighbors, everyone said the same thing "Camillo has the worst customer service I have ever seen." However, the house was cheap and it was a rental-- how bad good it be? Just you wait.
After we moved in they would never respond to any of my maintenance request and I even had to drive to their office to get them debris that was left in the brand new home I was leasing. Furthermore, the quality of construction is so bad that I am very surprised they passed inspection.
In moving into the rental, the development was brand new and nice--over time it turned HORRIBLE. Here is a list of things I have dealt with: my neighbor next door was arrested for beating his wife outside on a Friday afternoon, the neighbors across the street from me were arrested for selling meth, neighbors 6 houses down were arrested for selling dope. Probably the most common thing I see is people will rent the homes and have 10+ people in a house (I have at least 6 neighbors I know of that do this).
Honestly, I was willing to put up with all of this until recently-- I was fined $50 for having my trash can in front of my house. The house across the street from mine is literally abandoned with trash in the drive way and it has been like that for a year (I will post a pic when I get home). Literally, most people park their cars in their grass, sell dope out of their house, I have witnessed domestic violence in the day time, heard gun shots at night, AND camillo wants to charge me FIFTY DOLLARS for a freaking trash can?!?!?!?! What a joke.
I reached out to the "property manager," Tabatha, and sent 3 emails requesting her phone number so I can speak to her and she never responded. I decided to put my notice to vacate in and find somewhere else to live literally because of how poor their customer service is.
DO NOT RENT FROM THIS COMPANY. THEY ARE BAD PEOPLE AND WILL NICKLE AND DIME YOU. THEY DO NOT CARE ABOUT YOU OR YOUR FAMILY.
Camillo Properties, if you are reading this and actually check your reviews please change your work culture and properly train your employees. For the rest of my life, I will tell everyone I know how poorly run you are and to not rent from you. I plan on emailing the CEO to let him know the things I have to deal with during my 5 years living in one of your homes but I truly don't think you care. Call me if you do. You have my number.

Moved into one of the homes and lived there for two years. As others have stated, getting into the homes are swift and people are seemingly kind until the signatures are received. Please fine tooth comb the homes prior to move in and notate it in the site within 24 hrs they don t tell you that(look for any markings and missing fixtures usually in Attics, closet areas and other non common places). You are forewarned especially in the new construction homes. They are thrown together and this company will hold you responsible for their lack of foundation. Brace yourself cause move-out personnel aren t as high spirited and professional as the ones encountered during move-in.

Horrible experiences and house is POORLY made! The house is nothing more than a rushed project. I was first attracted to the house I am renting because it was brand new, beautiful, in a quiet neighborhood and I wanted to move away from the city. Once I moved in, the "truth" of the house revealed itself. The vinyl flooring keeps peeling off, and I've had to request maintenance to come here 3 times already to re-glue it. It's becoming undone in other areas now as we speak. The electrical work was also poorly done, and as I write this, half of the house has no power (my refrigerator doesn't even work now). Maintenance came by to take a look at the problem, but the problem is so big that Reliant is now needed to assess the situation. The garage door doesn't come automated, so management expects me to pay to get the garage door opener installed myself, and then leave it behind once I move out without getting any of the money back. Essentially, I'd not only be leasing this house, but I'd be helping them upgrade it as well. The entrance door doesn't even have a peephole, so it becomes a security risk (especially as a woman) having to look through the side window when someone knocks on the door. The baseboards are already coming apart in the living room and I've only been here for a month. The other guest bedroom doors don't even have locks. Regarding lawn care, someone is supposed to cut the grass weekly. And when they do, loose grass is left all over the driveway. Tenants are responsible for the weed treatment in their yards. EVERY TIME you submit a maintenance request, the office will give you suggestions on how YOU should fix the problem! For instance, when the light inside of the supposedly new oven burned out after just a few uses, I contacted maintenance to report the issue. Their response was that I go inside the oven, look for the bulb, unscrew it, then buy a new one. And I refused, simply because I am not an oven technician and am sure they would charge me an arm and a leg if the oven stopped working altogether. As a new home, I don't understand why anything needs to be re-glued, is becoming unhinged, requires continuous maintenance, had staining on the vinyl, needs electrical rewiring, etc. For almost 2k a month! Just as I was on the verge of recommending leasing here to other friends and clients of mine on the market, I simply tell them to look the other way when they ask about these properties. Don't do it!

She helped made this process very easy for us and we are over the moon about this home. I'll recommend everyone to try this company out, you won't be disappointed!

The only issue I had was the unexpected fees with the utility companies. It would have been helpful for Camillo to include the estimated cost to transfer the services, so I could have been better prepared. Other than that my experience so far has been good.

The customer service here is terrible. They take forever to get back to you and drag their feet when you do get in touch with them. They make making payments incredibly difficult. Our online payments got denied twice so they blocked us from paying online for six months. I don't know how it got denied because we've paid with this same account before. They told us two numbers got transposed, weird considering we've been using the same account for months. Their main office is in Houston, we rent in San Antonio, it is incredibly difficult to get in touch with them. They have a bad attitude towards their renters. They never take responsibility. I would not recommend renting from Camillo.

Nova Arguijo assisted me easily and I thank you for making this process less stressful !!!! Awesome and happy to be in this new community of homes. However after I questioned a lot and realized that there are a lot of fees, be sure to ask.
Shanin was my move in coordinator, we communicated as much as needed and of course the process was not hard just have to ask a lot of questions which Shanin did reply. If everything sounds to good to be true, then be very patient on making the decision . I appreciate the customer service given. Hope this process continues to be worth it.

If I could I'd give half a star. This property management company is the WORSE I've ever dealt with. Tried to get in contact with management to find a solution with payment and finally when I have full payment they start the eviction process and tell us to use our money to find a new place to live and they won't cancel the eviction process. So my advice to anyone looking into this property management DO NOT DO IT!!! You will regret it!!

Lani walked me through the entire process which made everything run so smoothly she's also works with a get it done attitude and she does just that. I've never worked with a realtor that truly kept my best interest in mind and wants to make people's dreams a reality. Her knowledge and relationship with Camillo Properties is A1 and it definitely reflects. I highly refer her as well as Camillo Properties to anyone that's ready for a new beginning in a lovely home.

Where to start...between the three people we were ...

Where to start...between the three people we were in contact with at one point or another (Becky, Brylee, and Jennifer), the "customer service" was horrible to say the least. After almost a month of dealing with this company we have decided to look elsewhere and strongly encourage others to do so as well. The house itself was great, but after we were approved we were told that basically to move in it was going to cost $5,000. We thought maybe this was misinformation, so when my wife called to verify this she was greeted with rudeness and told to take it or leave it. If that's the price and it is what it is then that's fine, but don't try to get an insult in by saying that my wife who makes over $80K/year by herself doesn't make enough to pay for a $1,300 rent house AFTER she's already been approved. If you choose to deal with this company just prepare yourself to send multiple emails with no response, not have your calls returned, and fax or email your forms numerous times because the default response is "we didn't get them." This experience was a huge waste of our time.

Description: My mother Angela Hardeman was visiting last weekend and on 02/17 she fell down the stairs and hurt herself due to the railing not being repaired properly upon move in. I advised the stair railing was very loose and still remain loose after it was repaired. I myself complained about the flooring coming up in the master bedroom & bath and it is a hump in the hallway in front of the washer area and extremely slipper from being worn out and I fell in the same place 02/07 & 02/18 upon opening the door for my delivery from Fedex. The guy came out but advised my son was not old enough last month and did not make the repairs to the floor. This has caused both my mother and I to miss work and medical visits and money out of our pocket to no neglect of our own. I informed upon move in about the unsafe condition of the stairs and it was patched together rather than repaired correctly. This has caused extreme stress and depression being bed written and I have filed a claim with my renters insurance but it does not cover my own injuries. So I want to know what can be done about this? As I have reported it on multiple occasions even on my move in condition form. Now I am required to go back to the doctor and have x-rays done to be sure nothing is permanently damaged. This is causing a hardship as I am having to spend more money out of my pocket and utilize my personal insurance and my mother as well. Only gave one star because it is required. They are so concerned about you paying the rent but don t come fix the items in the home or half patch them up. They close the service tickets without fixing the issues, call multiple times get transferred around, they don t release the phone numbers of the person you need to speak to, then now I m left off work, hurt, forced to pay extreme medical bills over $1400 with one month but no resolution. Even after telling Kevin the service tech for Camillo about the repairs not being done he still closed the ticket. No one ever followed up about the injuries me or my mother sustained. The garage was broke, gate broke off and the back door open upon me moving in and all my home office equipment got taken out the garage but yet nothing would be done because whoever was at the home left the door open with the lockbox still on the front door. I work hard and live paycheck to paycheck to provide for my boys and when you do right but other people like Camilo don t do right by you. I ve been a tenant for over 3 years since Trinton and had no issues until I was moved under Camillo. They give you limited ways to pay your rent and charge you $42 if you pay by credit card and the office is far and their is no way to pay for free it s a fee associated with every payment option. I placed all the wrong things on of the on my move in condition sheet with my Realtor and yet still nothing but patch up repairs and so on. I will be pursing legal action and getting a lawyer for damages due to neglect of the property owner Camillo who is the landlord the broker Margaret Smith and Christina Raynor who is supposedly responsible for these issues per Kevin.

Since moving here to Houston we've had horrible experiences until now, we remembered what it is like to have ppl do their job and truly care about the tenants. Thank you Camillo Properties. We are happy in our new home. The property is kept very well & maintained.

I cannot wait to get out of my lease! It feels like I am in bondage. Received numerous citations for petty things, like the tree in the front yard, mild stains in the driveway, weather-damaged planks on the fence, cars parked on the side of the road, etc... My family and I have been tenants now for almost 6 years and know that we won't get our deposit back based on our neighbors' experiences. Also, we currently have an issue with the drain pan that sits under our washer and dryer combo unit, in which Camillo is pushing back hard on repairing. We have less than a year left and WILL NOT renew nor lease from these people ever again, nor will we recommend anyone to them.
