When I 1st moved into the Adagio building the original building manager was very poor. Thankfully 1st service addressed this and hired a fantastic new manager (Shaun) and things have been great since. Any problems have always been resolved quickly and professionally.

These individuals truly are extraordinary, and are available to help immediately. They greet you with a smile. In particular, Navdeep is wonderful and he makes living at The Rolston a pure joy. I would definitely rate Shalini Singh's service as consierge at The Beverley as Five Star. In addition to always having a great smile and pleasant greeting at the front door she always answers any questions you might have. She's also been very good at giving friendly reminders to wear a mask to keep everybody safe in these difficult times. Way to go Shalini !!!!!!!!

Since taking over EPS4557 (Strathcona Village), Sam Todd has done an outstanding job. It seems like he is ALWAYS working - day and night. He is responsive, professional, cordial and goes above and beyond for the residents. One example of this is recently I went for a walk with my dog to nearby Strathcona Park. Upon returning, I discovered I lost my keys during the walk. Despite being "done" his work shift and it being nearly 8pm, I called Sam to see if he had any way of getting me back into my condo unit. Unfortunately, he did not have a spare or master key. As he wasn't able to help me in that capacity, he then dropped everything he was doing, grabbed a flashlight, his rain coat and helped me retrace my steps for nearly 2 hours. And largely due to his help, I managed to find my keys and not have to go through the hassle of replacing them all. Thank you Sam!

I know if I have a problem, Manager Wayne Y of Pacific Cove, is always available, easy to reach and deals with emergencies fast. Also love the way Wayne decorates our Lobby for every holiday occasion. FSR has been Owner of Pacific Cove for almost two years and is always updating our building, keeping up to date on what needs to be done, and I have been told by Mr. Sheldon North of FSR there is much more to come in 2020. Looking forward to that!

Oh! and Thank You Wayne for the daily fresh flowers in the Lobby.

I want to express of my appreciation to Shaun. Recently, there were many things to get fixed; some tap faucets were leaking, toilet water tank had a problem and replace a toilet set in another washroom. I thanked not only his hard work but also his attitude that warm, positive and polite. I was in my online class while he was doing it. He did not make any noise for me. He kept doing it quietly. I return my respect to him as he does and that allows me to feel like to live in a safer and pleasant community. To say First Service Residential British is lucky to have Shaun.

I have moved in about two weeks. We have tried to contact Mikhail our property manager more than hundred times but no luck. Thanks to customer care reps keep passing messages to management team. I have talked to 4 different customer service reps in past weeks. Mikhail.ratchkovski is not even care to call me back to solve very simple issue such as what s my guest ring bell # for my unit. End up my neighbor told me the temp one. What a ridiculous service? I found a old min showing previous property manager Kim O pray contact. I decided to made a call. She replied it back very quick as I do not expected. It s Sad Kim is no longer as property manager here. I guess we need to deal with this difficult senior property manager Mikhail in the future. I hope not but still need to face it. To owner: please do not ask me to call or email you guys again. Please have your SENIOR property manager Mikhail to check his or her email and customer care centre notes and reply me back asap. How hard is to update gate bell# in this case. I do not care how busy you are. Not a single reply in past weeks. I do only care someone calling me back with solution or let me know how we can solve it. As a resident of QUINTET TOWER A & B, and three time member of its sitting council from year one of this well designed, high-tech oriented condominium project, it has been a long, long wait for FirstService Residential to enter into service at this address. And it wasn't for the want of trying to enlist their professional services. There was a serious attempt at engagement after the first year, though in vain for the wrong reasons. The current council deserves all the credit to finally broke with the past and got this renowned property management company on board. And what happened in the ensuing months fully vindicated my faith in this company, though their entry was a surprising, albeit a pleasant, one. There was no lack of outstanding work calling the attention of the incoming management team, but the moment I became aware of how the company strategized their entry into service, I saw the opportunity for the strata corporation to benefit, and that hugely, from the way they laid out the path for fulfilling that huge basket of tasks awaiting attention. And when they sent in a Transition Manager to scour the ground and tackle the urgent work awaiting, I, together with a number of concerned residents, was emboldened to start feeding information to the transition manager much of the work which required, or screaming for, attention and active engagement. Much to his credit, the Transition Manager responded with alacrity, a promptitude which surpassed our expectation. Large and small, outstanding work was ticked off like falling pins in a bowling alley. The wait for five long years has been proven to be well worth it. The project is now under the care of its new property manager and the perception of faith in this professional property management company remains unshaken. Only augmented.

Got an investigation because was told water overflowing problem in unit. Plumber came and found nothing was damaged. Then strata asked my girlfriend to pay for the investigation. Wrote an dispute email but did not hear back from director. After a month, same issue happened to my girlfriend s property. How poor is the quality of this construction? Your company can sent more than one mail to ask the owner to pay for the charge but can not reply to a single dispute letter. Do your job guys, customers paid for your service.

As a long time resident of Pat Rose Place I have had no complaints about the management of the building . Common areas are kept clean and tidy. The manager has always been prompt to respond to concerns and is friendly and approachable . On any occasion that a problem with my suite has arisen, the manager has dealt with it quickly and efficiently and always in a more than satisfactory manner. For planned and required interruptions in any service, fire alarm testing, elevator servicing or cleaning of windows and balconies the management has always given adequate notice to minimize inconvenience to the tenants. All in all a well managed building with a great building manager.

Five stars 100%. I have lived in a First Service Residential property for over three years now and am happy to stay! My experience with the property management company and building manager, Richard, has been incredibly positive since the day I moved in. The apartment suite and building I live in are very well-maintained. Any maintenance issues or needed repairs that arise are taken care right away by Richard, who is friendly, accommodating, professional and efficient. Given the prized location in Vancouver, the rental suite is also very reasonably priced. I have moved several times over the last decade in Vancouver and this is the first address I have taken pride in calling home.

I live in a suite managed by First Residential. My building manager is Louise. Louise listens carefully to all maintenance and building concerns, and takes quick action to resolve issues. She is a clear communicator and always lets me know what is going on with any repair or issue. She dealt with all the recent snow and even the heavy rains which caused the sump pump to break down. The snow and yard flooding were dealt with right away! Louise makes this apartment a great place to live! 5 gold stars for Louise!

I am surprised that non-professional bussiness like First Service Residential still here running their bussiness! How do they take over so many professional property management businesses in the past few years and turned down so many residents who were living happy. They changes property manager frequently and ignore your complaint or do it the wrong way to make it worse. They don't do their job to investigate the case, in stead of, just simply send you a fine to end the case. Imagine that they control so many properties and limited staff to work for them. How could they manage your property professionally? When I called my previous strata manager, their answer was that they were handling so many properties in their hands and had no time to hear your complaint and asked you to write a letter which we had already done few months ago and never heard back! I am glad that my building council fired them recently and hired a small property management company.

My partner and I have lived for about 3 years in our apartment at West End. Richard our property manager has been really helpful friendly and welcoming since the first day. We had a couple of problems during the first year with our door and with the lights but Richard was very quick and efficient in fixing those right away so we didn't have to worry. The building is not very new but really well-maintained. I definitely recommend the building and of course the service provided by the manager Richard Bethell, who is very kind and professional.

In our building they are starting to be referred to as WorstService Residential. Pretty much everyone I speak to has had a bad experience with them. They could not even give me an accurate accounting statement of my account and I constantly get bounced between accounting and the property manager who doesn't return phone calls and pretty much says so right on her voicemail!

These guys really don't care.

I've had an excellent experience as a tenant living in the Karma Building with FirstService Residential, special thanks to Vicky & Sheldon. They're everything you can ask of property management and more.
The building is always beautiful, in order and they must have a gift choosing tenants because everyone on my floor is pleasant and respectful of one another right down to the pets themselves.
When they are needed, they are there and easy to communicate with. If they need something from you as a tenant they are extremely respectful of your space, trustworthy when entering your suite, transparent and professional in notifying you with building procedures if there are any issues (which as a tenant feels very rare if at all existent - yes, they are that good here).
I have nothing but praise for them. They are very flexible, kind and understanding people and I feel I am in great care. I look forward to many more years with FirstService Residential; namely - The Karma building under Vicky & Sheldon's management. I'm a very thankful to live here!

Even though I only stayed a very short time at Karma, it was a great living experience there during my entire stay. Not only is the apartment spacious, clean, well maintained when I moved in but it was wonderfully managed by our property manager Vicky. She made sure that my move in and out is not stressful and she is always available to help if you have any questions about the place or if there s anything that s needed for the apartment. It s a great apartment, managed by a wonderful property manager and the location. Is very convenient and accessible to public transportations.

On Saturday October 10 2020 I was moving somebody into 5470 ormidale street Vancouver the person in charge was hard to get ahold of and when we did she did not have to key to open the loading zone gate immediately wanted a deposit and told us we could not have the front door open because dirt could come in we had a 3rd person to watch the door but she insisted the door stayed closed we had the elevator booked from 1030 am to 1230 PM at 1130 she came up to the 27th floor and took the elevator and left without returning the deposit we where not finished unbelievably rude and unprofessional also multiple times a cleaning person came into the elevator and pressed a bunch of buttons so we went all over the building movers are not cheap this was ridiculously expensive because of First service residential management

AVOID THIS COMPANY AT ALL COSTS!!

I unfortunately made the mistake of renting an apartment unit ran by FS.

After countless issues with the buildings strata, FS was never available to help deal with the problems. Communication was only ever done by emails and below bare minimum was done.

We just moved out last weekend and last minute was transferred to another employee, Linda. She was horribly rude, condescending and a liar. She has made many nasty comments to my husband and even called him a few names. We spent many hours cleaning the apartment after moving out to ensure it was in good condition for the new tenents. When we had a move out inspection we were told we owe $125 ontop of our $925 damage deposit to clean it. Even though we had already cleaned it and left looking better then when we moved in, my husband went back and cleaned it even more after discussing it with Linda. When we returned the keys after cleaning it for a second time she said its still not clean enough and will not give us our damage deposit back.

Dealing with this company has been a huge headache and a pain in the butt. They are just as bad as the slumlords in Vancouver.

And Linda, you are a very horrible person. You do not have a single good bone in your body. I do not understand how a person can be so rude and cruel.

I recently started renting at the oxford apartments. Andrea has been so awesome.
She is so accommodating and kind. From the moment I went to view the suite and now as a renter I have found her to be so helpful and hands on. Communication is wonderful.
I have had so many landlords who never get back to me and do a half job. She is awesome and I truly appreciate her.

I have several issue with apartment this company managed.

I was not able to sleep well over 1 month because of the HVAC noise. it happen for 3 hour (11pm to 2am )twice a week. I called several times, the caretaker said it is not the office hour so he can not show up. it happened Saturday, the caretaker said out of office and not a office hour so he can not show up.
I seriously had headache because of the lack of sleep, but he did not care.

In the winter season, hot water was not coming out for 3 days without any notice. so I called caretaker and he said he will check. next day, he put the notice. he put the after 4days from hot water issue in the winter season.

I saw the notice that because of the maintenance reason, the water interruption will hold between 9am to noon. 2pm still not coming. I call caretaker he said it will end 5pm. they should arrange next day if they can not finish the maintenance in the time, not exceeding the time they promise. also, the caretaker just hung off after what he want to said. I wanted to ask something and say something but he just hung off before I say. he also say if there has problem, call care center not him. what a nice professional responsible caretaker. great..

1202 Harwood Street. I've lived in 2 other apartments on this street over the years so I'm familiar with West End Vancouver and the living situation we all faced trying to find great housing. Our manager Wayne Young has made living here feel like a home among strangers. Always helpful and understanding, he's been the best landlord I've ever had. Great job, Wayne!

As a concierge work for first service for almost two years. I have to say they will use you like horse and don t care anything about you. I worked onsite very hard, everyday there will be tons of parcels for the concierge. The company use us like we work in post office, because they want to build good relationships with the strata. We experienced lots of conflicts with the residents because there is always some rude people in the world. But what makes me upset is under bad situations, the company will always punish the employees to avoid lose the business with strata. They will force you to sign the warning paper in order they can get some document to show it was your fault.

I worked there during the weekends. I used my most valuable time to work for you. During covid, I got 0 shifts in almost 3 months because they transferred me to an on call employee. I need to survive so I called service Canada. What is interesting is after I apply for my EI. They start to contact me, they told me my employment status is still active, they start to give me shift. But I won t work for you anymore. You lost trust to your employees. I cannot get EI during this disaster, I get 0 income from the company I worked for that long. That s ok, I have nothing to say. Because you are so powerful and cold.

I have to say the business seems very successful. But there is always price after you make bad decisions. I have to move on, goodbye FSR. Thank you for everything.

Leah at missionview estates is the best landlord and property manager I've ever met in Kelowna. Shes compassionate, understanding and gets things fixed when I ask to. I've known her for years as I've moved out and then back in and shes always working hard. Dont know where I'd be without her! Shes the best!!

I live in building 13265 104th ave Surrey. The building is old. The manager is Maria Chernyshova. Our building is very clean. The surrounding area is always clean. Other buildings in the area around are littered with small debris. This building isn't. It is very clean. Even the garbage area is always clean, although it is not locked like in other houses. It's cool. I've never seen that before. Maria is helpful, always in a good mood and quick at responding. I like to complain about everything because I like how Maria solves issues. Quick and with a smile. She always does something. I never see her sitting idle. Hard worker. That's cool. When the building is demolished and I have to leave, give me the address where Maria will work next, I will go to live where she will work. Five Stars.

I m so impressed with our building manager, Dawson...

I m so impressed with our building manager, Dawson, here at The Grange. He s kind and truly cares about the building and the people in it. Whether it s a rental question or concern or a plugged drain he s happy to listen and is responsive every time. He s also been exceptional during COVID, calm and kind, wearing a mask and gloves when he comes in, making sure our renter info is clear and updated regularly and that the building is clean and sanitized. My neighbours agree that he s the best manager we ve had in years and I m super grateful we have him!

I lived in different strata buildings and dealt with different strata companies. The first encounter I had with firstservicr was great and their staff are super friendly and know what they are doing. A lot of complaints I see are not actually related to the company but issues among themselves. Too bad tjey are taking most of the blames.
