Terrible. Property manager Steven Loo is terrible

Terrible. Property manager Steven Loo does not respond to emails or phone calls. Put a request in to get a copy of the building key, and it has been 4 months of me emailing him and requesting he provide a copy.
It should not take this long to provide an answer and a copy of a building key. Main office has been useless in assisting.
Overall terrible experience.

The worst residential ever!!! Only fast responding in collect money

The worst residential ever. Had my ceiling opened up before I moved in saying there’s a leak reported from downstairs. Turned out the leak actually from upstairs so all the ceilings from our three owners were opened up somehow mine was the only one left open. It’s been three years almost. Probably because I’m not white person :) if you’re looking for the residential company that you pays the most but received the least, this is the one you’re looking for.

I recently moved into the Dorchester apartment building on Vancouver and one of the reasons I took the apartment was because Shaun Nichol that helped me to can get agreement at my office while I was busy. He answered all of my questions clearly and promptly even after office hours if needed. So I appreciate him. Also my unit needed to some repairs on walls and Shaun did it as a favor as soon as he could.
Thank you Mr. Shaun Nichol for always being so nice and sincere.

I'm tenant on 1122 Burnaby Street. Our property manager (Jose Forte) is fantastic. Always very helpful, gentle and happy. The communications are all made in advance and the building is always clean and tidy. Bonus points for our decoration of Halloween and Christmas. I definitely recommend this building and the service provided by Jose.

I've just recently moved into the Adagio at the start of August. Rating is obviously open to change as time goes on and I've had limited interaction with FSR directly so far, but the building manager (Shaun Nichol) has so far been very accommodating and responsive to my concerns. There was a bit of a delay in bringing up issues with the unit following move-in but Shaun was able to arrange some significant interior improvements in the narrow window between move-in and my furniture delivery. There are still some small outstanding items in the chaos of getting myself moved in but I've found Shaun is easy to contact and get updates from.

The Beverley is a first class building with a first class concierge. Shalini manages all aspects of our building to keep it running efficiently and goes above and beyond to serve all our residents. During these times of Covid she makes sure all protocols are met in order to keep us all safe! And all this with a cheerful smile :)

We are very happy with our building manager Wayne, he is always so quick to respond and the team keeps the building very clean and safe. I feel they make us feel secure in terms of not letting strangers in and being available most of the time. My husband and I moved to this building May 2019 and we plan on staying because we are so pleased with everything :)

Mission View Estates is awesome. Everything is great here. The managers Dan, Leah, and Shane are amazing. You don't have to wait for things to get fixed, and usually they will crack jomes as they are doing it!
Trades guys show up fast, and the place is always clean! Shane is usually whistling down the hall as he is cleaning and will drop what he is doing to come help with just about anything. Leah is always exciting haha! Super high energy, and gets things done with a very contagious energy! Dan is one of those super approachable guys. If anyone doesn't like him they are probably sick in the head.
Even with things that aren't in their scope of duties you get the feeling that they have your back. Like a dead battery, they'll jump ya. My neighbor was in desperate need of a ride to welfare. Leah gave a ride. Even if you are going to be late on rent, they will work with you, and be patient until you can get your cash flow going again.
And above all else... The rates are reasonable!!!...

Terrible company. They manage our building here on...

Terrible company. They manage our building here on Brentwood Drive (Brentwood Gate), and ever since they have taken over management everything has gone to the wayside. Our building hot tub has been non functioning off and on for the last year, completely ignored by the caretaker. I ve left countless voicemails with our property manager Markus Schmidt, with no response. Do not procure business for your Strata with these folks, they are one of the worst in Vancouver.

Apart from the fact that they hired my building ma...

Apart from the fact that they hired my building manager, Richard, I don't know much about FirstService Residential. Richard is such a good building manager, however, that I'd certainly give them the benefit of the doubt should I ever think of moving. A few examples:

No surprises- Renovation/repair work recently completed and throughout the process, signs were placed to keep us up to date on where the work would be, how long it would take place, and what we could expect. Fire inspectors recently came by and again, we had letter explaining when and what would happen. Same thing with a drainage inspection.

Keeps things clean- The entryway is always clean, tidy and welcoming to come home to. I don't know if I've ever seen a cigarette butt near the building, and the laundry areas is spotless.

Good environment- Richard takes the time to decorate for holidays including a big ghost hanging outside on the sidewalk during Halloween. He's an overall cheerful guy and always greets me with a smile and a friendly hello and whenever I stop by his office for a chat, he's engaging and kind.

I honestly have nothing but great things to say about my experience with FirstService in general and Richard in particular.

Vivian Yang of Connect. Incompetent. First residential hires incompetent people to run the building. Absolute no help from Vivian whatsoever. And trying to get in touch with your strata manager. Goodluck. First residential seriously needs to step up their game in hiring competent employees to run the building. I am a new tenant here and already so many flaws... I am already getting fined on things by Vivian Yang that are not related to my unit whatsoever. And please send me your customer investigation email. As well as the number to call.

Aviara Burnaby - Very carefully and professionally...

Aviara Burnaby - Very carefully and professionally managed. From the building manager setting a very very high and consistent level of quality and implementation of rules for all residents and workers, makes it very easy to know what is expected from all to keep Aviara looking great for years. Its one of the (if not the most) cleanest garbage/recycling rooms ive seen in an apartment building! Thanks to the hard work of the team that manages the Aviara Building, Thank you Ramon & team!

When I first moved into this apartment building in the West End, one of my new neighbors came by to welcome me and said the best thing about living here is the building manager, Richard. I have lived here almost two years now and they were most certainly right about that. Richard is extremely friendly, kind
,positive and attentive to any of my needs. If there are any issues with my apartment he is on it right away, no issues, no push back. The Lobby is always so welcoming with decorations for Christmas or Halloween etc, and there is never any mess. Overall, Richard is a great building manager and I honestly have nothing negative to say at all.

I recently moved into the Bella Vista apartment building on Barclay and one of the reasons I took the apartment was because I could see how well managed it is. The Resident Manager, Faye Skawski, lives in the building, so I know she has a vested interest in its maintenance. When I first reached out about the apartment, Faye answered all of my questions clearly and promptly. She made both the application and move-in process very easy. I am so happy with my place at Bella Vista, the unit itself is clean and bright, and I already feel part of the community. I highly recommend this building to any tenant who is looking for a well maintained building with a welcoming atmosphere.

FirstService Residential are the worst Property Ma...

FirstService Residential are the worst Property Management Company I've experienced. They are rude, lazy and have no idea what customer service involves. Issues reported are met with disdain and it takes multiple requests for Building/Strata Management to even acknowledge your issue, which I firmly believe is an attempt to get owners to simply give up and go away. If acknowledged the approach is typically met with a mediocre response and the issue is dragged out. Bylaws simply aren t enforced and follow up is nonexistent.

I ve lived in my current building in the West End for a few years and although the building is older, it is always well maintained and very clean. Jose goes above and beyond to make the building feel like a community. Jose has always responded right away to any issues or requests that I have had and even had new screens fitted for my unit without me having to ask!

I ve been in this apartment in the West End for two and a half years since moving back from Toronto. The biggest factor in choosing this place was the building manager Richard Bethell. I ve had some great ones in the past but Richard really makes you feel cared for and always brightens your day whenever you run into him. It really makes the biggest difference having someone like him taking care of the place and takes the sting out of the ever rising rent prices.

The services provided by FSR have been amazing with prompt email replies from Steve Maddess with any concerns I have had since purchasing my unit. Navdeep working at the Rolston Concierge has provided amazing customer service and remains consistent every time he is on shift. He has handled all of my inquiries right away and treats the building as if its own home. We need people like him working here to ensure there is structure and leadership in the building.

Worst strata ever. Sent out a letter to everyone about noise. It mentions to "encourage kids to play outdoors and not indoors and to exercise the right level of parental control when they become too noisy." Don't tell us what to do with our kids and do not tell us how to parent.

They take strata fees, but our building and around our building looks terrible. The strata before them was amazing, but had their own issues. After First Residestial took over this place starting looking like a jungle.

This company had the contract in our strata for over 4 years. During that time they performed at a sub par level. Every time they placed a good Facility Manager they lost them due to First Service not paying them enough. And when we finally decided to hire another company they dumped all our files on us with no follow through to the next company. There should be a watchdog for these companies making sure they do their jobs. We discovered that they had not entered any of our data correctly, did not maintain files or key codes or basically anything they had been hired and paid well to do for us. They are a joke, act big and don't come through. I would not recommend them at all to anyone.

This company has proved to be very disappointing. Our building is only a year old but things like cleaning the stains in the carpets, and pressure washing the exterior as well as holding the deveolper to complete warranty issues seems to be dreadfully slow in coming.
The 3rd property manager has yet to deal with the noise complaints that I have been dealing with since summer of last year. She seems to have lost interest in our building siting that she has 10 other ones to manage and our has problems and wasn't built well.
I am feeling so discouraged and can only hope that we can move onto the 4th property manager and hopefully the strata will see the light of day! I need a miracle!

I have been residing at Riversky 1 from October of 2019 , it s been an amazing experience especially with the way the condominium is being managed. I would like to especially mention the hardworking and dedicated staff which has made the experience so pleasant. One person that especially comes to mind is Harmeet our conceirge who has been extremely helpful. He helped me locate an online delivery which had gone missing for almost
2 months . I had given up but he did not and manage to track it. I recently had a problem with my fob for which he instantly guided me to the right services to sort that out. He is extremely dedicated , thorough and proactive
towards his work . I have found him to be very pleasant and prompt with his responses.
The management and Riversky 1 are lucky to have him on board as staff. Keep up the hard work Harmeet !!!! Cheers!!!

I've lived in my West End apartment for a year and a half, and as soon as I met the building manager Jose, I knew I'd be in good hands! Not only is he responsive to issues and keeps the building well-maintained, but he always has a pleasant demeanour. You can count on Jose to decorate the lobby various times throughout the year...Easter, Pride, Halloween, Christmas, etc...it adds a nice touch to the building! It's very evident that he takes pride in the work that he does!

Well i generally dont review but as me my gf lived in riversky for almost 8 months, we moved today and it was great experience.we wanted to post for concierge named Harmeet who was really helpful during our stay. I actually wanna thank him for laccepting out last minute move out plan and promising for providing our packages to us after we have left. Very prompt to his responses and actions. Well the other concierge staff at night was great as well. I like the cleanliness maintained in all times. People working there are very friendly. Keep up the good work.

I ve lived in my building in the West End for over...

I ve lived in my building in the West End for over 3 years now. Since I ve been here Jose has been my building manager and he s absolutely terrific. He vacuums our hallways weekly and keeps the laundry room and other areas clean on a regular basis. He takes time to decorate the lobby for occasions (Halloween, New Year, Canada Day) and is warm with all the residents. The few times I ve needed to reach Jose by phone he s responded quickly and been helpful to deal with. Must stay I m happy to live in the building and my daily life at home is easier thanks to our building kept clean and quiet. Cheers Jose we are lucky to have you !

I ve been the resident manager of my 34 storey building in Yaletown for 9 years and it s been amazing working with the talented staff at First Service Residential. In particular, Mahyar Attar, the property manager has been fantastic. He is always punctual and easy to reach, and always has the answers to any questions. His professionalism is beyond reproach. He cares about his properties and always has their best interests in mind. The advice he gives is heart felt and accurate. FSR is a big company, but he always treats me and my buildings council in a fashion that doesn t seem corporate. The building runs like a well oiled machine under his guidance. He takes direction from the strata council and moves on those directives in the quickest possible manner. As a building manager, it s a pleasure doing the job and having the sense of accomplishment I m able to achieve with him in my corner.

Mayhar is our property manager and has always been helpful in resolving issues for me personally and as a member of our strata council. He provides excellent information and has great resources. He has often guided me/us in a way to safe money and that has been very helpful. I have been in our condo for over 5 years and he's been the best property manager we've had yet.

When you phone them they are unable to help you and they are unable to find anyone in the strata management office to help you by answering your question. I've been waiting nearly three weeks for someone to return my phone calls and I have not heard back. Embarassing way to run a business.

Our Rental property on Bennett in Richmond was very well run and our building manager Susan was fantastic. They always made sure the property was well salted in winter and always fixed any issues we had in our unit very quickly.

I would highly recommend this location for families who are looking for a nice townhome that's central to everything and is safe and well managed.

I have two properties managed by FSR in Downtown V...

I have two properties managed by FSR in Downtown Vancouver. Both are complex high rise buildings with multiple amenities, commercial, etc.

I should say in the past year, FSR has done a great job expanding their staff and upgrading their technology to keep up with the work required.

The only reason, I am not giving them 5 is that on the technology side, things can still get improved to stream line the process.

With property management companies it depends on w...

With property management companies it depends on which manager you get. Ours is terrible. These are the facts:

CONS
1. Put in a request for new garage clickers. The manager advised it'd take a week or two. Every week the manager advised they were not ready. Turns out they were ready 1 week after the request was made, and were just sitting there for 5 weeks. Hard to park when you can't get into the garage.

We also had to chase down FSR's accountant because we were never charged. This lack of communication, even with the manager's own company and vendors, is an ongoing theme.

2. CC'd me on correspondence with an owner from another strata. Our names were not similar. The information could be considered sensitive. Not sure how this happened, but pretty sure privacy laws were broken. No followup when I informed the manager of their mistake.

3. Responded to about 20% of voice mails/emails.There were at least 2 days between each request for updates. Yes, I kept track. The updates were usually, "I have forwarded your email to someone" - it would take several weeks or months to find out who. I would then contact them and find out the manager had dropped the ball, or stopped responding to them as well.

4. Was supposed to call in technicians to fix issues with building. I ended up calling the vendors personally, and they had not received any word from the manager.

The manager then advised the vendors would coordinate with several affected owners to set a date to fix the issues. This is extremely unusual and honestly lazy. The vendors had not received any mention of this, which I discovered out several days later. This particular debacle has been ongoing for over 12 weeks.

5. When it was clear I was frustrated with the glacial progress and numerous errors, the manager advised they were busy handling a flood at another building. I get it, it's a busy job. But 3 months gives a lot of opportunity to handle basic tasks despite crises.

6. I keep detailed correspondence logs so whenever the manager seems to forget something, or try to say they did not hear from me, I can forward the emails/phone notes with the dates and decisions made. These logs are a habit, but I've never had to "correct" a manager until now. It's exhausting.

PROS
1. Double-billed us on moving fees. Actually a con, but it was corrected quickly once we pointed it out.

2. Polite. But cannot do the job.

Basically there are no pros. If you go with FSR, hopefully you get a good manager. From all accounts the previous building manager was great. However, know that they employ some very, very bad ones.

I have lived in a first service residential building for close to 6 years and Navdeep Singh is the best Front Desk Team Lead you could ask for! His kind and friendly attitude always make you feel welcome and happy. Nav goes the extra mile to make sure your packages are ready when you get home, asks if you are going to be out of town and makes sure the building is looked after and that everything that needs to be done is seamless. The Rolston and first service residential are very lucky to have Nav!

Greedy and slow is this companies philosophy it seems. Purposeful negligence. Probably understaffed and horribly managed. I wish I could do something useful about the strata situation in Vancouver. The managers often have their hands tied too I can see even if they have good intentions.

This is the worst property company I've ever used....

This is the worst property company I've ever used. Is a waste of money. I did not get any service. Spider webs and dust in the corridor, garbage dumps a large area of garbage. Floors in the corridor loose. No one tube. No one called. I have lived here for three years without seeing the manager's appearance. E-mail never return. Many owners in the building are very upset. I do not want you to contact me again, nor do I want to be harassed anymore. I will sell the house because I can not stand this property company.

The concierge staff of Kathryn and especially Mo at M3 in Coquitlam have been knowledgable, courteous and a pleasure to deal with in my first 30 days of owning in this amazing building.

This company is excellent. I ve been fortunate to work with Mike Cates who is an outstanding senior strata manager. He is knowledgeable, experienced, efficient and practical. As well he provides clear explanations of some complex issues that help with the speed and quality of council decisions. He is also personable and easy to work with.
Fortunately for our strata all these qualities are shared by our caretaker Ilona Welzel who has provided more than excellent service to our strata for many years. Thank you Mike and Ilona!

Been living at the M3 here in Coquitlam for about 1.5 yrs and the staff who actually work in here in the building are great. What isn't great is the Manager Phillip Lim who manages the Strata here at the M3. Every time I e-mail him something that I am concerned about it takes him like 7 days to get back and when he does it's a poor answer. I can feel he doesn't care at all about my concerns. I have no complaints with the staff that work inside our building as they keep it clean and they are quite friendly and responsive but the Manager for the Strata, Phillip Lim needs to do a better job at attending to people's concerns and not just brush people off with insufficient answers.

They recently got rid of our old building manager,because of retirement they say. The new manager has done nothing. Our building is now a sty. The laundry room is filthy dirty,floors are black with dirt,hallways aren't vacuumed,we can't get into our storage lockers because it's the main door is always bolted. Laziness must be the new motto for caring for our building,should just clean it myself and charge them for my time.

Before we start, I want to make this clear that my review is explicitly written or Linh D. our Strata Manager and should not be interpreted as an overall review for FSR as a whole.

Some context - My building was new and FSR was contracted by the developer as our strata management company. Our initial strata manager was horrible no preparation for council meetings, things are rarely followed up upon and numerous items are just pending/on going for months on end. This was reflected to FSR and Linh D. was sent to replace our original strata manager. Since then, items have been resolved much faster and Linh has done a good job managing timely communication between council and third party vendors. There is still room for improvement just like everything, but overall, we are much more satisfied with Linh s efforts than the previous strata manager.

Speaking of improvements, personally, I understand that although FSR is a big company and there is only so much Linh can do in her capacity. However, from many people s perspective, our strata manager and FSR are viewed as one. As such, we expect FSR/Linh to resolve the issues of the building if we have employed them for multiple contracts for the building.

To summarize, from my personal experience, FSR is hit or miss depending on the individual/group you get to manage your building, so it s not all negative. I wanted to give a more detail review and hope this does in fact help others looking for a strata management company.

I am a Strata Owner, reporting on illegal practices and abuse of power from the Strata Agent FirstService Residential (FSR) strata manager Beverly Kapush and Strata Council member, Mitali Pandey.
The first associated case began on June 25th, when I submitted an email request to have a FOB key replaced since the old one stopped working.
For over a week, FSR made no responses or attempts of communication until I called and emailed again on July 2nd. Beverly Kapush of FSR responded in email claiming that she had forward the request to Mitali Pandey so she could "follow up." This email was sent on July 2nd. In the meantime, I paid the $60 fee for the new key while waiting for the follow up.
I also sent two follow up emails on the 3rd and 4th. All Beverly responded with was "thank you for the confirmation," without any further explanation on the next steps. I replied asking how do I get my new fob...?
Over two weeks after, Mitali esponded:
"... I am very hesitant to give replacement keyfobs to owners before I have explained this to them. Your replacement keyfob may be valid for only a few months if the strata decides to completely overhaul the keyfob system...."
claiming "security issues" with giving me a replacement fob, even though every single resident of the building owns these keys...
Not only that, but the bit about the "system overhaul" was never discussed during strata meetings, neither has there been any mention or notice, or trace about it in the building.
When she "agreed" to give me replacement keys, she said she had the new fob key programmed and that her husband would be home. When I went to her unit, her husband had no idea about the key!
I don't live at the building, so I had to travel there three separate occasions by Mitali giving false information.
Everything she did was beyond a doubt intentional and exploitative of her powers as a member of the Strata Council.
The replacement of the FOB key took 18 DAYS of headache to acquire, which caused an absolutely unnecessary amount of hardship for my tenant.
The second case, which is still ONGOING and an extension from the exploitative behaviors listed above, began when the Strata Council sent me a notice for short term rental accusations in July , following the replacement key incident. This is AFTER I had already sent in the form K and a check for the $100 moving in fee in April, appropriately within the deadline date. (photo proof)
Followed FSR guideline to file a hearing.
However, my request for hearing was completely IGNORED, which is an outright contravention to the Strata Property Act. Instead, they sent me a letter 45days later to send in another form K within 7 days and a mention of a $50 fine.
COMPLIANTLY, I sent out a second form K with another check 3 days later on September 1st, as well as an email clarifying.(email to prove this)
20 days later, they completely ignored and evaded anything I submitted or requested AGAIN, and proceeded to charge me a fine of $200 instead, with no explanation nor contravention! JUST the payment procedure. They CASHED IN my original check one or two days later, yet they DIDN'T removed the illegally imposed fine!

The extent of corruption within FSR and the Strata Council at this building is beyond excusable nor tolerable. This is not to mention all the other strata owners of the building who got fined thousands of dollars every year. I wonder why the building is going through a lawsuit right now?

Not only did they a fabricate a contravention with made-up dates and fines, illegally dismiss my request for hearing, they even CASHED IN MY CHECK while telling me they had not received it!
FSR was irresponsible for my mails and delayed my response to council also provided dishonest.
The Strata Council members have been known impose their own complaints, based on personal motives of collecting fees. I wandered why owners of this strata had been charged thousands of dollars evey year.

We are indeed fortunate in having Paul Cheng as our strata manager.
The thing that impresses me the most is that he always replies promptly
to our e mails and this had been a challenging year so there have been
many emails and requests. And it's just a little thing, but I like having the
agenda for our meetings a week before and he always delivers on time.
Also he is quick to get the "fix it people" out to conduct repairs.
I hope we get to keep him.

We have lived at Pacific Cove since 1994(!). First Service Residential took over management of the property a couple of years ago. It is a pleasure to have them manage the property. Our building manager Wayne, who is the person we deal with most of the time, is prompt and efficient when things need to get done, and is friendly and approachable, continuing the "neighbours" feel of the building that was so appealing when we moved in. FirstService Residential have carried out repairs and facelifts that needed to be done, and continue to manage some of the issues that appear in an older building. I appreciate the professional style of building management that FirstService Residential has brought to the property, and we will happily look for other properties managed by this company should we move in the future.

This company is completely discriminatory and racist!! Don t use them for anything! My partner applied for a job with them, he passed the interviews and they said they were happy to have him and they placed him in work and after the first day they said they will not use him as he has an accent. And all this after he quit his previous job. The worst part is that HR for this company knows that these people are racist but they continue on and on. We will be reporting to the labour board and will fight this injustice to the MAXIMUM extent to make them pay so they don t do it to others.
