In my 15 years of renting in this city I have neve...

In my 15 years of renting in this city I have never had a single issue with a landlord or property manager, until this company took over my building. The local manager they hired is simply incompetent, but worse: him and the FSresidential manager are both exceptionally rude.

They have been entirely unreasonable and hostile. They've made my wife cry by yelling at her, more than once. They have threatened us, lied to us, yelled at us, all the while leaning on the line that it's our job to follow the rules to the letter, even when they clearly don't make sense. But when it suits their needs, they entirely violate the tenancy act without pause.

When called out on attempting to do immoral, illegal, and unethical things, they have responded by calling me "rude" and saying that they are just trying to do their job.

Well I'm just trying to live in the place I've been for 7 years, without a single complaint, or single late payment of rent.

Without a doubt this is the most frustrating and upsetting situation I've ever had to deal with (in relation to my living situation).

If you care about your tenants at all, under no circumstance should you hire this company.

Our strata recently voted 100% to get FirstService out of our building. There s been a revolving door of incompetent strata managers since the building went up. They don t investigate issues properly or return phone calls. Our Strata Council have been very stressed dealing with them and maintenance in the building is a joke. I m still waiting for the Regional Director Valerie Lindstrom to contact me after countless unanswered emails and voicemails for close to a year (google her). Jill Molotsky must be a marketing bot, neither one has responded to the outstanding complaint I have over their handling of a tenant situation with a known drug habit. Protect your investment and reconsider FirstService for your building. I d give zero stars if it was an option.

Deplorable service! This management company is no...

Deplorable service! This management company is not upholding their fiduciary responsibilities of a property management company. They are not working for or protecting the interests and health of their owners and tenants.
We had reported a MAJOR NATURAL GAS LEAK in our building to the both FortisBC and FirstService Residential. FirstService Residential didn t respond to our many emails and messages. The gas leak was in the wall of the building so Fortis couldn t shut it off or fix it without Strata s assistance. The gas leak and FirstService Residential s ignorance started in January 2019 and, finally, on May 8, 2019 (almost 4 months later) we asked Fortis to come back and check the gas levels. It was still an excessive gas leak so they shut the all the gas in the building down until this issue gets fixed with or without FirstService s assistance. We now have no hot water and no gas for the stove but well worth the inconvenience, as this will now be addressed and fixed. Get the attention it deserved to receive once it was reported.

From reading the various other reviews posted to FirstSerive Residential s business page, it sounds like there is a larger public issue that needs to be addressed further

Guys do not send your resume for the concierge position.Hiring managers of this company are racist.I have appllied 3 times in this company.First time i was interviewed by a spanish lady and she told me that asian are the worst people and i was not hired.I applied second time and they invited me for an interview and there was one south asian lady.She was very rude and started yelling at me for no reason but apolojized at the end and offered me a casual position.I told her that i have applied for a full time job.She asked me to apply again.I applied third time and one lady inteveriew me over the phone and hung up one me without telling me anything.I left a voicemail mesage and did not get call back.Worst worst hiring manager.Owner of this company or senior manger do not know what these recruiting staff doing.

I've been living at the Adagio building in Kits for over 10 years, and seen a number of building managers come and go under different companies. This review is to acknowledge Shaun Nichol, the current building manager under First Service Residential. Since coming on board, Shaun has imparted a definite shift, and has been absolutely outstanding in responsiveness, professionalism and quality of service. In my view, Shaun has been the best manager the building has seen hands down. Always prompt, efficient and reliable, Shaun has resolved for me a number of issues with impeccable quality of service and prompt intervention. The whole building has benefited from Shaun's management, and I have never seen it in better shape. Thank you Shaun for all your excellent work! Paolo

Very rubbish property management, all warning lett...

Very rubbish property management, all warning letters are opened blindly, and when you call up to argue and say that you made a mistake, it is over. Then I opened a fake email and didn't respond, when nothing happened. Now it's even more ruthless, the various small actions of the towing company. Rubbish!
By the way, the front desk closes at 7:30. I went downstairs to update the form at 7 and found that I was missing a key. I told her that I would be back in a minute. She asked me if I could come tomorrow, because she was leaving get off work at half past seven. Ha ha, didn't you work in the last half an hour? Every time I went downstairs, I couldn't see anyone. I went downstairs five times a day and finally told me to come back tomorrow. Rubbish!

I have had a great experience with First Service Residential. Jose has been the best property manager and contact we could ask for! He is always patient, considerate, kind, and makes sure any issues that come up with our apartment or building are addressed promptly! It feels good knowing we can rely on someone - and a company - that makes us feel so comfortable and safe in our home! Jose especially, is fantastic!

We have moved into Heatherlea apartments a few weeks ago. David, our building manager, has been really accommodating and helpful with our move.
It is fantastic to be able to get hold of your buildings manager so easily; we get replies to any question we have within minutes and he is happy to drop anything to come help us out.

Yearly rent increase, no lease, contact #s expired. Phone #s unanswered. Six month Tenancy Board response, useless. Nothing new in Vancouver. Each building need tenants association. Owners need legal accountability for renos, apartment security, leaks, appliances, hygienic conditions.. Higher the rents higher the quality. City View Apts. Building manager is fine.

My client is trying to sell her home in a building they manage and some of the strata documents that they provided are totally unreadable. It's been 4 days of trying to get readable copies and I've spoke to one person, left messages to 2 others and all I've gotten in response is an impersonal email from the property manager that contains the exact same, unreadable file that I got from them in the first place. By far, the worst service I've encountered after 5 years in this business.

I have been living in 1325 Rolston, V6B0M2 for about a year now. Their is a person named Navdeep Singh who sits on the concierge on weekdays. From the first day till now whenever I enter the building I feel so welcomed. He is one of the best people out there. A person with a golden heart. He made my stay in Vancouver very comfortable by telling me all the information I needed when I first moved to Canada. He answered every question with a smile on his face. Very helpful and friendly person.

FirstService has been great as a property management company for me when it comes to having the building I live in managed. They are very professional and punctual in completing building related maintenance and care taking. I am always greeted by a friendly voice when I call and couldn't be happier with the staff and service. Whenever I have any questions for management I am treated fairly and receive a prompt response. I wish there were more property management companies out there with the standards set forth by FirstService Residential. Two BIG thumbs up!

They should change their name to NOSERVICE or LACKOFSERVICE or LASTINSERVICE. You can leave messages, and you can ask what they are doing, but good luck on getting a response. My mother has a unit in Point Grey Place in Vancouver, and its been months trying to get an simple answer to why they make "adjustment charges" without informing what these charges are.

I would like to take the opportunity to commend Shalini on her efforts to keep our building ( The Beverley) safe during the COVID pandemic. She and her cleaning staff are most diligent in keeping the building and elevators clean and sanitized as per our Covid plans. She is diligent in ensuring tradespeople wear ppe while in the building and her posters are good at reminding residents of their responsibilities during this time. Our building feels much safer while she manages the front desk. Thank you Shalini for being kind and calm and diligent during this difficult time.

They are really not that good. I'm not too surprised by all the negative reviews. Been the property management in my building since I moved in, formerly Crosby management. There has been 3 different property managers since I've been living here. The current one never answers his phone and when you do get a hold of him it's like he's being inconvenienced by your call. Nobody in the building can figure out why he's still here. They keep jacking up the strata fees every year no improvements are made. Shrugs.

Located in a perfectly central neighborhood, I always liked the look of it even when I attended the high school next door 25 years ago. Dan and Leah are widely known and very well respected. You can talk to people who've lived here over the years and you'll always hear what great people they are. I look forward to the "Haunted Lobby" every year and love seeing everyone enjoy all the hard work that gets put into it all. In short, there's nowhere else I'd rather be in this whole city.

Terrible experiences. The problem I find is, they seem to be over tasked with other job sites. I sent several emails and made phone calls, with no calls back. When he finally did call back, the manager said he returns calls and emails every 2 weeks. Had to speak with his supervisor before I received emails back.

I would give them less than 1 out of 5 if I could. Our manager, Steven Loo is a cross between a dimwit and an idiot. I mean, he's a nice guy but he's forgetful, he rarely if ever responds to an email; and he has next to zero knowledge of the Strata Property Act so he is is constantly giving bad advice to our Strata Council... advice that is NOT in line with the laws that are there to protect owners. I could go on and on about this company as a whole being a HUGE disappointment, but my advice: If you're looking for a Strata Management Company find someone else. FSR has a very professional presentation and they may even do a decent job if you manage to get a decent property manager... but I wouldn't gamble on it.
Save yourself a lot of trouble and head aches and take your time and find someone who will actually do a good job for you. First Service is NOT a good choice.

I have been working with FirstService Residential for over 8 years. FirstService works to ensure their clients recieve a professional management service. All of the managers we have worked with have been timely in their responses to questions and enquires. The managers strive to provide their clients with the options needed to make decisions on their homes management. Keep up the good work!

The FirstService Property manager is not thinking of giving services to owners rather fining and imposing charges as manager wishes. That is why Firstservice property management was kicked out by voting last February 2017 after 1 year tenure with 6461 Telford Ave, Burnaby, BC V5H0B7 (Metroplace). Never hire such management in future by other property developer too. Useless. They can not manage building at all. They can manage only janitorial and washrooms of the buildings.

We have dealt with FSR for a number of years and are very happy with the service that has been provided. In particular, our FSR Strata Manager, Salvador Namur, who took over this responsibility two years ago has been outstanding. He works very well with our Strata Council and responds promptly and efficiently in dealing with all matters that we hand to him. He is consistently pleasant and polite to all our residents and also deals with all outside providers in getting things done. We much appreciate having him as our Strata Manager and look forward to working with him in the future.

I had lived at one of the apartments managed by FirstService for over a year in Burnaby. Chris the property manager was very helpful. He understands the need of the residents and catered to those in the best possible way. Since the apartment is very old there were some aspects of the buidling that could have been better like heating which was a constant hassle. Other than that everything was great. Thank you Chris, Guy, and Brenda for your support.

I live on 6200 River Road and the parking lot here doesn't have enough security cameras. After my car was hit in the apartment parking lot, the surveillance playback system here doesn't even work! In addition, owners are easy to receive fines from strata council, which is unreasonable for the high property fees!

Andrea goes above and beyond to make our lives easier and to keep us happy. She s a pleasure to be around and I feel safe and heard under her supervision.

Guy & Faye with First Service Residential go above and beyond in the care and attention that they provide for their buildings and tenants. Over the past few years I have seen how responsive and accommodating they are to all types of situations that have come up with tenants, repairs and maintenance. I honestly don't even want to give 1 star. By far the worst property management company we've faced since we started looking for arental place. Had to deal with two of their property managers for a couple of suites in downtown. Both were equally rude on the Phone which took so long to get a hold of and texts were blunt. We are in finance and real estate industry with good credits and references. As a tenant we believe we are suitable but as we have a pet it's been difficult finding a pet friendly place near our offices. So we are willing to give up some amenities and compromise for our little buddy. But they don't even give a chance for us to even see the place. Asked a bunch of questions about us and judged based on their thought on why the suite wouldn't be suitable for us. We have specific criterias we want in a suite that's why we were contacting to view the place. Completely ignores calls and texts. At least respond back to say sorry no. Other rental companies like Advent and Unique accommodations, they went beyond to try and search for a possible vacancy of the rented place they had on the list. Based on other reviews I don't understand why they even have business.

We just move in to Esticana our leased started on April 1st, but we couldn't move in because apartment wasn't ready. And we are upset stressed and disappointed with the manager of this bldg., because he promised us every day that apartment will be ready today. It's been more than a month since they started the renovations and still it's not done, we keep calling him every day since April 1st he promised us on that day, that it will be done at 5pm. We moved in on April 4th in apartment because we couldn't stay in the old place any longer and the apartment still not done. My friend got a cut at her hand because of the door knob is not yet attach and sharp wood hit her hand while she's opening the door of the cabinet. windows are very dirty, blinds are not yet change, toilets bowls they said it will be new but he didn't change it, the kitchen doesn't have cabinet doors. And the manager said the company will compensate us for the days that we didn't stay in the unit, but he asked us to pay the full amount. This is not what we expected.

FirstService Residential is a joke. They recently...

FirstService Residential is a joke. They recently purchased the building I live in the Brunswick Building and I still haven't met the building manager. I've tried calling everyone associated with the company, but it seems like nobody likes to answer the phone. In the underground the door which requires you to use a fob for entrance to get to the elevator hasn't been working for over 2 weeks. Also the washer in the laundry room doesn't work the carpet in lobby is filthy as it is on every floor. There's a light that's been out in the stairwell for about a couple of weeks. To be honest I didn't even want to rate them a 1 star they suck at their job as reviews don't lie.

The team at "FSR" has done a phenomenal job managing our strata and communicating with unit owners by email and physical postings in our lobby and elevators. I believe they are a quality management firm that care about their clients.

Because of her diligence and experience the common areas inside the building and the parkade, including the recycling and refuse area, are in excellent condition.

I have lived in my apartment building for about 6 years now and I have had the most pleasant experience with our building manager, Rafael Ramos. I've dealt with other building managers before and Rafael definitely is the best one I've encountered. He is always there whenever I have any issues with respect to the building and always helps out when I am stuck in a jam. He is so friendly but more importantly, he is reasonable and never gives me a hard time. Thanks Rafael, I appreciate you!

When we were moving out of our condo we made some minor scratches on the wall. My husband has done drywall in the past and offered to fix it saying it would only cost 50 dollars or so. The building we lived in said they had to get a contractor to do it and it should only cost around $100. We were billed for over $500 for minor repairs and we were contacted about this dispute with a gentleman by the name of Steve Maddess. He won't respond to our emails or calls and will only contact him when it is convenient for him. The building is holding on to our deposit in the meantime and there is nothing we can do about it. I am DISGUSTED with how this situation has been handled to say the least . If I could give zero stars I would

The landlord, Jose Virahonda-Fonte, has been the best landlord that I have ever had. I have lived in a number of apartments with a number of different landlords. Jose keeps the whole apartment building very clean, keeps the garden extremely tidy and brings great cheer on days for example Halloween, Pride and summer celebrations. I can't wait to see what he will surprise us with for the holidays. I am sure the lobby will be very festive. When I moved in he made sure that the apartment was 100% move in ready and he is very quick to respond to any inquires, still to this date! If he is the landlord, I recommend this apartment!

He is very responsive, friendly and a problem solver and has strong communication skills. Always there for the tenant's needs. During the building renovation upgrades he acted very professional as the tenants' rep and liason. Very happy with First Service Residential property management company too for showing care to tenants.

Takes forever for them to respond. Only the receptionist picks up the phone, the rest of them don't, so leave a message, and wait for days for a reply. Strata managers are rude, thinking they are the boss, but little do they know, the residents pay for their salary.

They are very rude very unprofessional. Three months ago they said I owed them around $6000 special levy. I followed up with their accounts a few times. The first account said she does not know and transfer me to another account. Then the second account said they made a mistake the correct amount should be around $3000. Then she talked to her manager and send me an email saying I still owe $5000. Then my property manager called them and confirmed the amount was about $3000. I sent it the cheque. Now they are putting a lien on my property saying I owe them money $5000. I called the senior strata manager he was very impatient and transferred me to another accountant who never called me back.

Folks, we need to start a legal group against their service and unprofessionalism.

I have lived in the Pacific Cove apartments for about 8 years now. Over the last year, Pacific Cove has exceed my expectations in terms of upgrades, maintenance, and overall cleanliness. I believe this shift in quality is a direct result of our new building manager Wayne Young and his dedicated team who keep everything running so smoothly. Wayne has been a long term tenant here and honestly, has been the best building manager I have experienced anywhere, not just here. He is considerate and fair, always willing to listen to my concerns and find a way to make me feel at home. Not only does Wayne make sure the building is maintained, but he creates a welcoming atmosphere with flowers in the lobby, holiday decorations, and small get togethers for those who live in the building around the holidays. He stands out as he is able to create a sense of community for those who live here. I am very grateful to have Wayne, especially in a city where the quality and availability of rentals is a critical issue.

Negligent property managers . Refused to remove mold areas causing health problems upon residents. Slum property management. Also sent me letters threatening to steal my car if I continued to park on an angle and posted a photo of my friend they got from the security camera asking people to call the police if they saw him. They came into my home and spoke to me using vulgar language about my renovation, spent 2 hours knocking on my door once, called me multiple times and hung up when I answered, treat residents disrespectfully, etc. They basically even after getting photos of moldy areas refused to address the problem, instead sending excessive emails that this was "not mold" forcing me to pay at my expense to have the mold tested to prove it was. This was done because they did not want to pay for mouldy drywall to be removed because leaving it in place damaged is cheaper for them. After 1.5 months mold was not removed- ongoing exposure causing me respiratory problems. Strata still did not address damages caused by their pipes and refuse to fix the pipe after being made aware over a month ago that corroded pipe is still in place. Drywall still not repaired after 2.5 months this company would rather argue than do their job. For those people reading this review and then looking at the response from the owner, here's how things went after I reached out to the email below after having been invited to do so- I got an email saying he was on vacation, 2 weeks later after he returned from vacation he asked me to reach out to another person, have me a false email where the mail was undeliverable, when asked for the correct email refused to provide it- never responded to any of my concerns and my place is still in disrepair and would have been moldy for months if I had not removed the mold myself with contractors I hired and paid for myself. They do not seem to want to repay me for this work despite the fact that that was their responsibility and they do not wish to pay for the mold testing that was necessary after they repeatedly refused to remove the mold claiming it was not mold (lab testing confirmed it is mold) . Even after getting a confirmation of mold from a lab report, they still denied the existence of any mold. After leaving a voice mail message with 3 company leaders, including one to the gentleman who responded to my google complaint inviting me to reach out to him (below)- all 3 phone calls remain unreturned. Basically the response below is for marketing purposes and not a genuine invitation to assist (since when called to do so showed continued neglect and basically did nothing) . The only thing this company is committed to is negligent property management. This company and its "leaders" are a joke and it would be a huge mistake for anyone to engage this company to do work for them. Obviously this company thinks it's funny to screw the people who put food on the table for them and their families over. If they did not think this- they would be doing a good job instead of being committed to having people live in moldy places as a result of their malfunctioning equipment then refuse to repair the damages caused. That's what kind of company this company is. It's no accident that most of their reviews are 1/5. That's because this company is committed to neglecting property and screwing people over. They aren't even nice people. There are some people who make good property managers and these people are not those people.

Unfortunately, there is no option to give a negative review so I reluctantly give them one star. In early February of 2018 for at least the second time my bathroom ceiling had to be torn out because of a leak caused by a blocked dryer vent. It is a structural problem that cannot be repaired and the advise of three professionals is that the cheapest way to resolve the issue is to replace my dryer with a self venting one. Now, 17 months later the leak continues and there's still a large hole in my bathroom ceiling!
Paul, our First Service representative has made several expensive choices that most likely have cost the strata more than the simple fix of the dryer replacement, he passes the responsibility on to the strata council whom he should be advising on the most cost effective solution.
He should also be advising the council on matters regulated by the Strata Act, such as strata responsibly for matters of common property, and limited common property, not allowing them to make decisions that violate the act. It should not require a resident to face the lengthy process of seeking recourse through the Civil Resolution Branch.
If I withheld my strata fees for 17 months I bet he would be all over that!!
I agree with several other reviewers- they need to take Service out of their name

FirstService has proven to be a great Property Management firm with many excellent people working for them! My tenant has been waiting for 2 months to have her telephone number connected to the building buzzer. I have been in contact with the strata manager who has failed to follow up regarding this issue. Moreover, my tenant may decide to move out due to this issue.This is absolutely absurd and as a professional myself, I can't imagine I would be in business for very long if my customer service skills were anything like what I have experienced with this company.

This apartment building has a new owner and has be...

This apartment building has a new owner and has been under new management since 2018. Many positive changes have happened. They ve done a lot of work bringing the place up to code. The building manager is attentive to what needs to be done and is very hard working. All of the apartments have been properly fumigated. The appliances are all in working order, including the washers and dryers re-opened laundry room. It s way better than it used to be.
