My experience with FirstService and property manager Jose have been overwhelmingly positive. Jose is kind, courteous, patient, and respectful and takes pride in his work. I've been renting from Jose for over three years at two different buildings in the West End, and couldn't ask for better care and maintenance of his charge.

As a project management consultant to strata complexes, I worked closely with Steve Maddess at FSR over the 18 month duration of a large parkade membrane/drainage system/landscaping project in North Vancouver. I found Steve's services to be responsive, effective and efficient to the needs of the project. My questions and requests to him were responded to and acted on promptly and professionally. It was my pleasure to work with Steve.

Feb 2019 Update: I see Jill Molotsky had been answering complaints here, so I reached out to her and HEARD NOTHING BACK! Don't be fooled by her attempt to help people's issues they layout here. I spoke with Valerie Lindstrom the Regional Director many times and the problems I outline below persist. Our level of service to us and our building continues to be poor. Essential issues are ignored or take weeks to action and require many emails.

Stay away from this company! First Service Residential assigns WAY TOO MUCH WORK to their managers, and they already do a terrible job on a good day.

As an owner and Strata Council Member, I can tell you this is an awful company. We've been through four Strata managers, and all have been universally bad. No return communication, mismanaged building, building issues worsened due to lack of execution on First Service's part, no building oversight.

Their back end is the only good thing they have going for them, but it does not make up for the colossal failure of their managers, building oversight, and miscommunications. As a council member, we have to hound the Strata Manager to do their job continually. Most of us want to leave for another company. We are presently looking into other companies.

Please help yourself and avoid this company at all costs.

I have worked with the folks at FirstService providing roofing services over the last 5 years. I have found the management and all staff, but especially Kris Loncar to be at all times professional, responsive, fair and friendly. In the business we re in its people like Kris that allow us to really work as a team with our customers. Thanks FirstService and thank you Kris!

Worst property management company with incompetent...

Worst property management company with incompetent Property Managers that will not return calls or emails. No regard for any of the Owners at all.

*Edit* Bumping up to 3 starts from 1. We have a new, really great property manager now and I will say he has been amazing so far since the transition several months back. Let's hope it continues.

I am an owner of a unit at The Beverley in White Rock and I would like to write a review for our concierge, Shalini Singh, who I have known since moving here about 14 months ago.

During that time I ve had an opportunity to observe Shalini in several aspects of her job and while I have been impressed with her overall performance, there are a number of areas which I would like to refer to specifically.

First, Shalini is very helpful when it comes to welcoming new owners and providing them with information about how things work at The Beverley: visitor parking, arranging deliveries, entraphone system, etc.

Second, Shalini and her staff do an excellent job keeping our building clean and looking great. During the pandemic this has required considerable extra effort to keep things sanitized and to
ensure that masks are worn by trades people entering the building.

Third, Shalini has a pleasant and unflappable disposition. She is very personable and seems always to maintain her calm and pleasant manner ; not always easy to do when dealing with the multitude of visitors, delivery and maintenance personnel, movers, and others whose schedules may sometimes conflict.

Last but not least, on an ongoing basis, she posts timely notices to keep us all apprised of upcoming events that may affect us such as window cleaning, fire alarm testing, and
outages for power, water and elevators.

Overall the FirstService management team has been a pleasure to deal with.

Our apartment at 2333 Oxford Street has been a great place to live. Our suite was newly renovated which was a bonus but the best part of living here is our building manager. Andrea is an exceptional manager. She is always working to keep things clean and running. Her communication is great and she is a very genuine friendly human.

I've been renting at Sharion for almost 3 years, and our building manager, Jose Virahonda-Fonte, is one of the main reasons for us to stay here. He is always very prompt in assisting when we have a question or an issue, not to mention his contagious happiness that makes the building a pleasant place to call home.

I've lived in a building managed by this company for one year and never had any major problems. When I moved in the first building manager always took so long to answer my questions I had to delay many things so that I wouldn't make a mistake by accident. After a while it changed to a guy called Shaun who was awesome every time we talked; that super nice fella seemed always helpful and responsive. It is complicated to have problems at home because that's where we want to feel comfortable at and knowing the building manager is listening to you and trying to help you asap really makes a difference.

July 20, 2018: ( Update #3 ) It's time to move on. After attending the annual AGM a couple of weeks ago I realized that this community is in a lot of trouble. The homes are great but the management company is really really bad. At our AGM, the interim manager DAVE admitted that he was involved in over 100 budgets over the years that included line items on the Operational side that should have been on the Contingency Reserve Side. He was OK with 'we need to get things done' at the expense of doing things properly ...contrary to the Strata Property Act. In other words he was OK with putting in 'work' that happens less than once a year into the Operational side without details. Would you want to give a brand new unskilled Strata Council $100000 to just spend away without approval of the Owners. Every expense out of the Contingency Reserve Fund needs approval from the Owners... so ... unfortunately FSR has got some deep ethical problems. The worst thing is our Strata Council does NOT know that FSR is skimming money off the interest paid on our various Trust Funds and keeping it to themselves.

April 17, 2018: (UPDATE #2) It's been 6 months since my last review & nothing (zero) has improved. In fact, I don't have any hope for FSR & our Strata Corporation. I think if we had a new ...different...decent Strata Manager some of the on-going unresolved issues could get dealt with....but I wouldn t bet on it. I've never dealt with any kind of Service company who refuses to communicate with the Owners. Steven Loo does not return calls; his preparation of Council minutes are inaccurate; I don't trust them managing our money...constantly catching mistakes....vague financial reporting. I could go on & on with negative stories and honestly can say that there is NOTHING (zero) positive that we have experienced with this company and esp. our current manager. It is so bad... Please look elsewhere... all those resources they say they provide are BS... try and talk to someone or get help after-hours: IMPOSSIBLE... Their new 'owner's' website is useless... How they stay in business amazes me. I hope our new Council moves to dump them!!!

OCTOBER 2017: This is an 'edit' (UPDATE) to my earlier review. Please read what I said below because to this day NOTHING HAS CHANGED! ... which translated means: It's still as bad (maybe worse) than it was a year ago. Our property manager, Steven Loo, still ignores you... and FSR's response to me for documentation that was to be provided to us by the developers of our complex at the first AGM was for me to chase them down myself. They sold themselves to me as a company deep in resources who would be able to look after things like this. Devon, the girl who first attempted to get the drawings and manuals and warranties etc from Quadra Homes/ Reddale started ignoring me after 3 or 4 months. It's a shame they're such a BAD BAD company.

Here is my first review:
I was primarily responsible for hiring FSR a year and a half ago and today I am very disappointed with them. I would not recommend them unless you were lucky enough to get a good property manager. It turns out that Steven Loo, who manages our townhouse complex in Langley, is a nice guy but he's a lousy property manager. This company will say they will do things and they don't do it. They give bad advice to the Strata Council.. so bad that we filed a CRT (Civil Resolution Tribunal) action against our Strata council... we can't get at FSR directly because ultimately it's the strata council who is responsible for everything...including discerning wrong and illegal advice. I have been asking for some 'things' for over a year and to this date I'm sure it's all on the back burner somewhere...forgotten, Their MO is to ignore you and hope time makes you so frustrated that you give up. ALSO ... they're lousy communicators. It's extremely unfortunate as I had high hopes for this company when we hired them mid 2016. There are better companies out there.

I have been a licensed Realtor for 28 years. I ran into some difficulties on an offer and reached out the the Property Manager at FirstService Residential , Susan Paquette for some help with Strata documents. She was on vacation but responded within minutes. Cam Carruthers the Regional Director was CC'd in on the original email and he actually sent me a direct email offering to help out if I needed anything else. Phenomenal!! I was able to obtain the information that I needed quickly and efficiently. One of the best property management experiences I have had. Thank you FirstService Residential for your quick response and helpfulness.

I have lived in my apartment in the West End for four years now and Jose has been the building manager for almost that entire time.

Jose is, without a doubt, the most pleasant building manager I have a ever dealt with and to be completely honest, he is one of the nicest human beings I have ever had the pleasure of meeting.

His care, attention and prompt response to issues is only a fraction of what makes him so excellent at his job; it's his genuine nature and personality that you really appreciate and can sense in this place.

His warmth can be felt when he is in the building and even when he is not, and that is something special. :) I am very grateful for him.

Honestly one of the worst residential property man...

Honestly one of the worst residential property management companies. The amount of fake reviews on here is insane. Notice they re all from within the last month. They have done a sub par job of managing the building over at Kensington Gardens. They are rarely available when you need to speak with them. If you know anyone who lives or owns at Kensington gardens. Just ask them. Absolutely the worst and the fake reviews below are a show of their character to get an increased star review.

Very responsive to collaboration and ways to improve our working relationship. It s definitely not easy work and I m happy with our property manager. I ve expressed concerns directly to them and the senior management. They continuously improve and innovate which helps with the challenges. Would recommend!

Right, so a complaint made by one resident is just neglected because it might be lie, and I am the one who has to put up with noisy upstair people during my exam week. FSR runs effective and efficient to say nothing of timely workshops. Held right after work they offer a small bite to eat and small glass of wine and then start and end on time. The information is always useful and the presenters are available to answer questions.

I moved to the West End 3 months ago and the building manager, Lee Robillard, is an absolute pleasure to deal with. She has been incredibly welcoming and patiently answered all my questions, even the silly ones - and even on her days off. The building is always clean and well maintained and I enjoy the seasonal decor in the lobby, her attention to detail is wonderful. Lee is such a caring, positive presence in the building, it is always a treat to see her and stop for a chat. I couldn't have asked for a better building manager, I lucked out!

I am leaving a five star review for land person Andrea Markham of east Vancouver ! Meeting Andrea has changed my life and before meeting her I had anxiety about people being in my home as a survivor of a accident I had not aloud anyone too be in my home for 11 years and when my building was sold I had too allow people too be into my suit . Andrea listened too my anxiety and cared about how I felt she complemented my home and when she learned my stove wasn't working right she got me a new stove and the friend ship and love has continued from there . I understand my building was bought from a cooperation but that does not mean that my life is too be run like a cooperation and having someone as kind as selfless and loving as Andrea really has made this experience from one of my worst night mares into one of my best life changes. Andrea is a life game changer xo

I wanted to comment on how pleased I am with Don Wong's service as our property manager. Since I purchased my unit a little over 2 years ago, I believe we've had 2 -3 property manager/management changes and all were disappointing (this is an understatement).

Don's efficiency is refreshing and I hope he stays with our strata for years to come. I have absolutely zero complaints and he is a pleasure to deal with.

My husband and I lived in the Karma building for a year and only moved from there because we needed to be closer to family. Karma is a very well managed and maintained building, and Vicky the property manager does an excellent job. She is friendly, efficient and professional and all requests and concerns were dealt with promptly. Common areas such as the lobby, halls, recycling room and garage are kept clean and tidy. Karma was a comfortable, quiet place for us to live and we enjoyed our time there.

Have lived in a FirstService managed property for a couple years now. One of the best things of my time in this apt has been the amazing building manager. Wayne is helpful and responsive and clearly takes a lot of pride in his work. He also goes out of his way to make this building feel like a real home, decorating the lobby for holidays and always taking the time to chat with residents. I feel very lucky to have found this building!

I know the FirstService will read the comment.

I am the owner of BCS 1208. The strata keeps giving me unreasonable by law fine (visitor parking) every Friday (listed on my account statement) . According to the Strata law, the strata has to give me a notice (in writing) and a period of time (2 weeks or 14 days I believe) if they are going to issue a fine. However, I did not receive anything. Also, no one came to my house and parked at those date listed on my account statement.

Although I have called them and they deal with it,I still receive the by law fine - visitor parking every Friday (see the 2nd picture)

I tried to solve this issue at 2019/01/16 and they reversed my account statement, which is good and I am thankful. HOWEVER, the new by law fine(visitor parking) listed on my account statement at 2019/01/18 (Friday) and no one come to my house and park at visitor parking.

Moreover, the strata manager Paul, is not that responsible. I sent an email him about this issue at September 2018. Only thing he did was emailing an account statement to me with no further details. Also, I sent an email this issue at 2019/01/16 again. He did read the email but he did not deal with it immediately until I call him directly.

I hope I don 't need to log in to see my account statement every week.

I am delighted to say that Rafael Ramos is a very professional, kind, respectful and caring person. He is an outstanding building manager. He has a kind heart and loves his community. Mr. Ramos always welcomes new people with open arms. I remember when we first met he was super friendly and pleasantly told me if I ever needed anything he would be happy to help me.
Thank you Mr. Rafael Ramos for always being so nice and sincere.

We had two Water leak incidents this year, one was caused by a neighbor, one was the building itself. No update, no response, pathetic attitudes, zero accommodation, no accountability, and no responsibility. What does customer service mean to you?

You'd be better off lighting your money on fire than using FirstService Residential at least that way you'd get to see where your money went and it might keep you warm and fire looks cool.
This is a terrible company that you simply cannot contact. We moved into our condo and they gave us a registration form with the sale. They ask you to submit a void check to register for their online service (so they don't have to help you in any way) then they'll take money from your account but you'll never get anything from them. Every number you dial will either be out of service or put you through endless menu options before eventually ringing until it hits voice mail. If you leave a voice mail they won't contact you. Their website has a registration and contact form they don't review either of these and will not contact you. If you call their local office no one will answer. You MIGHT be able to get through to a customer service rep, but they will be from another region and then transfer you to no one. I am surprised this company is not in the news. They have no interest in providing any services to their customers whatsoever.

Do not believe anything they promise you. They played me for four months telling me they'll pay in writing but they suddenly refused to. Employees are rude, ignore your emails and downright disrespectful. In addition to this, strata bylaws are rarely enforced. I've seen burst pipes in the parking lot for two days with no action taken for multiple times, yet they come and take your strata fees every month. Our building has been through two building managers and both of them are just as unprofessional. I've dealt with other stratas before and FirstService is seriously the worst of the worst.

This is in an older building in the city centre of Surrey. It's a 5 minute walk to the skytrain station, new library, new city hall, the mall, and Simon Fraser University, several colleges, and lots of stores.

Two years ago, it was bought by a new owners and they hired a very good management company, First Service Residential. Our new apt. manager Maria is excellent. She works very hard, and is friendly and likeable. She takes care of this place, does the day-to-day office work, the grounds-keeping, and has helped manage several repairs in my apartment, previous manager ignored me. She is a good conversationalist and you can always ask for advice.
There is a bus stop right beside the building. It may be getting rezoned in a year or two, I don't know when.

I have worked with Kris Loncar on several buildings providing plumbing & drainage services and he's been a pleasure to work with. He's organized and provides a fast response on jobs, making it go smoothly for us and the client. I have personally witnessed his attention to detail and commitment for his properties.
We recommend anyone to Kris and First Service. They are professional and prompt with payments, which is greatly appreciated.

I was in the process of moving into Bella Vista and I was running behind on my move. Faye Skawski, the resident manager from FirstService, came out with her partner to help me move my belongings out of the uhaul into the building so that I could be back in time to return my rental. Needless to say I was taken aback by such a thoughtful gesture.

I have been living at Bella Vista for about 3 months now and I can't speak highly enough of Faye's professionalism and dedication to managing our building, especially during covid. If I could give more than 5 stars I would. Unbelievable service!

I would like to start off by saying that any Property Management Company is only as good as their people - their Strata Managers. I was the Council President for over 14 years. We had the best Strata Manager ever in the person of Mr. Emil Filip! He not only guided us with his superior knowledge of the Strata Act, but was extremely proactive in managing all of our strata affairs, vendors and any legal advise we required. He made my job very easy! A true professional in every sense of the word - FSR is lucky to have him......Trevor Newton

I really want to give zero star or negative star if I can!!!!!! Worst experience ever. I don't think they know what is customer service. The manager was so rude and impolite when replied my email with delay. Please do not choose this property management company if you have another choice.
