As the overseas property investor, we do not see easily any possessing issues related with our property but thanks to the team approach FirstService provides to our property we can rely on their assessments, recommendations, and executions with our approval to our satisfaction. We are finding that not only the assigned property manger is capable and trustworthy but also his/her assistants, accounting team, and even senior executives provide professional property management services as the team comprehensively to our property.

During an incredibly difficult transition with very tight timelines and angry, vocal owners bombarding them with emails and phone calls, the transition team remained totally professional. As a Council member, we were even more impressed with this team at every meeting.
They hosted an AGM with us and brought a team of 5 PMs to ensure that all owners had a chance to be heard and the strata achieved their goal of passing a budget and electing a new Council. We're looking forward to great progress this next year.

I have been trying to contact someone for a week and a half. I have left several voicemails and emails and not a single person has responded to me. I have just purchased my first place and trying to speak with someone has been a nightmare. If I get dinged on late fees I will NOT be paying. I recently lived at Minton Apartments in the West End for a couple of years. After having lived in the West End in several other apartment buildings I can't say enough good things about Miro and the way he maintains the Minton building, the difference between there and all the other places i lived was astounding.

Miro made several improvements to things like bike storage whilst i was there and made sure everything in the whole building was running smoothly and in spotless condition. He was really great to deal with and was always super friendly and helpful.

I loved living there and only left due to moving to Vancouver Island.

We have been tenants of the Montana Building in the West End for nearly a year now. We couldn't be happier with our building manager Lee. She is extremely kind, friendly and has always been a pleasure to deal with. She always responds to our messages straight away and follows up on any problems we have had in a timely manner. Lee also leaves a personal touch around the building with seasonal decorations in the lobby and even a Christmas gift left on our door! Highly recommended.

The Minton is a very well managed and maintained building with a friendly responsive manager.
His interviews are thorough and thoughtful, so I knew going in that the building had reliable, respectful and professional tenants.
If I needed a place live again in the west end I would not hesitate to apply there again, if they would have me back.
My only negative comments (and just my experience) are that the south facing apartments get very hot in late spring, summer and early fall and you would likely need some kind of air conditioning to make it comfortable enough to sleep. Thanks. S

This is the worst Strata Management company I have...

This is the worst Strata Management company I have had any experience with. They will respond to some emails that do not require much action, however I have sent three emails to the strata manager for my new complex regarding the several breaches of the British Columbia Property Strata Act and they refuse to even acknowledge the receipt of my email. Additionally they have raised our Strata fees three times since I took possession in the last year. Reasons provided were: "they underestimated the operating costs provided by the Developer". Every unit has been tagged with a special levy to cover the 22K deficit, blamed on "snow removal" however we have had zero landscaping provided and there is a substantial amount of $ in that budget. so frustrated.

I am a contractor for FS Res and have worked for multiple managers in the company. I have a good relationship with this company, and found them to be fair and efficient in our business relationship. The staff at the Westwin, among other buildings, showed a kind and professional attitude in our daily interactions. In particular, Guy and his team were a pleasure to work with, and never had any worries in dealing with them.

They allows owners of the unit to smoke inside despite the fact that i'm the one being affected by it. Ban people from smoking inside condos!
I'm actually going to see a doctor to find out if secondhand smoking is having any effect in my health and sue the unit below us. I've contacted the concierge so many times as well as the property manager and all they say is owners can smoke inside the unit. I don't care if they smoke inside the unit as long as the smell doesn't come up to my unit!

I have lived in this building in Kits for over 5 years and the Building Manager, Shaun Nichol has been fantastic since day one. He managed building repairs professionally and always responded quickly to any concerns.
Very friendly and approachable, he was always around when needed, most recently when he installed the wiper blades on my car!

My experience with First Service Residential has been great.
I live in our beautiful condo Beverley for over 3 years.
Our concierge Shalini is very professional, kind and considered.
She works hard and truly cares.
Even our dogs get a treat as they walk in.
The Covid times are very challenging for us all, but Shalini remains calm and very helpful. She makes sure all is clean and sanitized. Shalini makes us all feel very safe.

FRS has been a great strata management company over the years we've been with them. From a strata council member's perspective they have always been easy to work with and our strata manager has been diligent, easy to work with and is always looking out for the welfare of the all the owners.

Their concierge staff (we have multiple services with them) have been great as well, consistently going well beyond the call of duty.

Terrible company! With full off liars very poor customer service very rude property management specialy Sheldon who is the biggest liar in this company. I was work for this company like a contractor and when I found furnace oil in the ground in one of the underground parking they just like to avoid this environmental disaster try to acting this is not serious finally ended up they said I dump the oil in there and report me in a police station and they refuse to pay my invoice!

We just moved into a building downtown and were thinking of doing some renovations so naturally we called strata to go about filling up paperwork etc etc. In the beginning I was getting replies from her but after the first couple emails I'll just say the service has been non existent I emailed Jaclyn Jeffrey's multiple times and left multiple voice messages asking to see if she's received our forms that were sent because we have a construction crew waiting for our eta on whether to start or take another job first. So i got so fedup of waiting after a week goes by with not a word I called again today and again I got her voice mail even though the receptionist said she's in the office so I call again and complained to reception and they finally tracked her down for me and she picks up so I ask her if she got the emails and voice messages and the forms which were filled out and she says no that she's been having a problem with her email and of course she says nothing of all the voice mails I've left her but what really got to me was no apologies no "sorry for your inconvenience" I actually heard a frustrated tone from her end by the end of the phone call!! Rude!!! And she asked me to send it again by email!! The very email she's been having a problem with?!? And then she goes into saying how I'm supposed to present it to council which happens four times a month which she said nothing of at the beginning she just said to fill out forms! Unbelievable I can't believe we're paying these clowns every month to ignore us! Does anybody know how to get them fired and hire a new strata management firm? I will definitely find out at the next meeting.

Base on my own building , whatever things comes up, the Strata people have the attitude of trying to help you but actually not reacting to anything you said , very poorly organized , even having hard time to get new home owners booklet/file , have to make calls / e-mail to multiple people.
Just felt no one is taking care of the building , even though the residents are paying !!!

I live in New Westminster in a building managed by Lois Howe at First Service Residential. The communication between management and strata has always been top notch. Notices are posted well in advance of any scheduled maintenance or changes, meetings and minutes are promptly shared with the strata and are easily accessible through a secured online portal and any issue I have had with my suite or the building in general have been addressed in a timely manner. Seeing how many emails and phone calls she must get in a day, I am seriously impressed. I have also had to call their 24 hour emerg line and got through to a very helpful gentlemen...at 1am! Overall, Lois and FSR are doing an awesome job managing our building and I would highly recommend them.

I have to say that our lead concierge Navdeep Singh is a great guy and really good at running the building. We would like to thank Guy Johanson and FirstService Residential for their professional and dedicated response to a long-term problem of drain-water noise in our rental unit in the Westwyn. Guy, our building manager Laryssa, and Chris s team of contractors at OWC spent much serious time and effort in addressing this very difficult problem, and the diverse and innovative approaches to sound abatement that they came up with ultimately proved effective. Thanks guys! Much appreciated.

I wish i could give something less than one star. Terrible management. Severely overpriced. 57 cents per sq ft and no help or assistance regarding anything. Faulty keyfobs for all tenants of our buildings and the strata takes no responsibility to re-issue. We address the issues with management and they say they have no time and make excuses. Our strata manager told me he would speak with the board about my issue and then asked why i wasnt there to bring up my case. I forwarded him our correspondence and he blamed me for not showing up. His name is trevor. Constantly circling around in a frenzy only to be pushed and pulled in multiple directions constantly. I wish Franz Kafka was alive because he would get a kick out of this strata company.

He doesn t know anything about BC tenancy agreement. building manager knocking your door (disturbing) anytime and he is Entering into your unit without any notice regardless you re home or not.
I do not recommend Firstservice Residential at all for any kind of service. Very unprofessional and doesn t seem this company dose have any leadership or supervisor to care about quality work and customer service.

Honestly, I think they're ok. I just bought a new place that this company manages. The first time I spoke over the phone with the property manager he was kind of abrupt. My impression was they were probably thinking I was some kind of renter. When I told them I'm an owner their attitude suddenly changed. They were a bit more nicer. When I was asking for something specific he kept telling me to check the bylaws. We're talking about seven hundred plus pages! Yeah right pal! Anyhow, I'm still waiting for an approval, so that I can change the flooring. It's been past a month so far. So I'm continuing to wait. Nothing I can do but smile. :)

Reading some of the comments below, if people are so dissatisfied with this companies services, isn't there some kind of procedure they can do where they can be legally terminated? If that's what everyone thinks, then, they have to start asking when is enough? Seriously though. Just wondering?

With 2 years on Strata Council, I can tell that Condo management is not an easy business, I can tell that First Service have the capacity to handle it, and they are working to improve their internal core to even do better in the future.

Lots of great people work there, some very good property managers, and also a big team working in the background, lots of resources available to us, if we want to upgrade our skills in some related matter, like how to understand properly the financial statements, budgets...Council members can make arrangement to meet them at their office, it is a big help to understand " The Strata Living System ", and all the Government rules.

Also, the online services has been upgraded recently, better community website for all residents and better accounting website for Council members.

Phillip Lim took over as the property manager for our building last year and ensured a smooth transition. He familiarized himself with the day-to-day operations of the building in no time, and build that close relationship with council. So it didn't feel like there was a transition period at all. Since coming on board he proved to be a very capable mgr dealing with issues in a timely manner as they arise. He communicates well and is very responsive to emails and phone calls. He has earned the respect of each council member and we wish him all the best in his new role.

Recently, David Hale took over responsibility for my building and has been a pleasure to deal with.
