This is what a real estate agent is supposed to be. We purchased our third home (first in Denver) with Nikki Wiederaenders at Porchlight. Previous experiences with other companies on both the buying and selling ends left something to be desired... agents were quick to respond to OUR initiative but were not proactive in helping us find what we wanted in a home or even understand why some minor choices could have major impacts on long-term happiness.

The neighborhood tour, while long, is extremely valuable and gives a great foundation for making your purchasing decision by keeping several houses fresh in your mind instead of only seeing a couple each week.

From day 1 Nikki took the lead, using her area expertise to guide us toward the perfect house even when we didn't quite know what we wanted. I appreciate someone willing to tell me I'm wrong, show me why, and offer a better solution - often something I wouldn't have even thought of. The service doesn't stop at closing either. Nikki's checked in a couple times since then to make sure everything's going well and there were no post-sale issues. I cannot recommend Nikki or the Porchlight group highly enough.

PorchLight Real Estate Group provided me with great service to sell my home. My agent was Mike Smith who is knowledgeable of the current market, and gave me honest feedback. The services for marketing my home were excellent photography, good marketing exposure, and timely showings giving my home maximum exposure to the public. Most importantly for me, my agent was not a typical sales person. He did not answer a question with a question. Mike was able to handle complicated situations between buyer and seller; issues with HOA (home owners association) Management and bring resolve that both parties could agree upon. PorchLight provided accurate documentations at closing, communicated with me quickly throughout the entire process, and produced a timely closing that was beneficial for myself and the buyer.

I thought we would be searching for months, but we got our house in just two weeks thanks to Julie Woodle! In searching for realtors we considered ones that would provide a portion of the closing cost back. While this was tempting, I know without a doubt that we would not have gotten our house if it wasn't for Julie. She knew exactly what we were looking for and devoted herself night and day to finding our home. Others seemed only to provide resources, their app or website, to search on your own. He was in constant communication with both me and the builder of the townhome I purchased. He checked in on progress of the house several times a week to make sure everything was going smoothly. He even called me several times on his week-long family vacation, just to check in! Brian was there every step of the way, which made my first home-buying experience a breeze.

I also know he did a lot of work behind the scenes for me. At one point, he called to let me know that he'd negotiated a new washer and dryer be included at no extra cost. The night before closing, Brian checked in on the house and noticed a contractor had left equipment strewn about the garage of my soon-to-be-home. He had the contractor come out late on Easter Sunday to clean it up, just to ensure an easy move-in for me. And in the weeks since closing, Brian has continued to advocate for me to the builder to finish a few last touches on my new home. And he did all of these things unprompted!

Mary Ryan was the absolute BEST to work with! She is very kind and caring as well as extremely knowledgeable! She helped us tremendously on what to look out for and things to really pay attention to when shopping for a home. If we ever had a question, she was very fast to respond (late nights, weekends, first thing in the mornings) and would always leave us with Please call me at any time if you have ANY questions! which we did several times. As we are first time home buyers, Mary walked us through every step of the process at our own pace and often re-explained things to us several times when we were not quite understanding. If we had a question about the house or property, Mary usually knew the answer or immediately called one of her experts to come and take a look. The fact that we had the piece of mind from both Mary and an industry expert really helped us make the choice to buy the home. Even after we closed, we still get texts from Mary asking if we need anything or if there is anything she can do. I was looking to buy in Capitol Hill and had my realtor do a filtered search for an apartment with a parking space. One really cool studio came up and I made an offer.

As we went under contract, we noticed that the place did not, in fact, have a parking space with the property. But it was listed as yes, it has a parking space. Hmm

In turn, we counter-offered at a lower price and they accepted.

Why would a realtor and a realty company put "Has a parking Space" when truly it does not?
