As a superintendent, I have been working with Mike Liao of ICC Property Management for about 2 months. Mike goes above and beyond to make sure everything is done quickly and efficiently . He is very knowledgeable and comes up with solution very quickly. We have had many issues that were never solved for many months, Mike took over and resolved these issues within a matter of weeks. You would be in very good hands if Mike were to Manage your property. I highly recommend Mike and ICC Property Management.
The ineptitude of ICC is astonishing. In less than a year we had 4 different property managers. Correspondence was rarely responded to; issues never addressed. Parking enforcement commenced without some residents being able to register visitors. Board minutes under ICC care are lost. We had an election meeting recently, and communication was ridiculous. Members of the community had to mobilize to spread the word as ICC mailed some owners, emailed some owners, and just forgot others. In short, they are beyond incompetent - look elsewhere unless you re interested in chasing down managers who are at best unreliable. Integrity? I don t think so ICC.

Worst Property Management! Of all the property managements we dealt with this one is the worst. We have investment property unit we sent payment for the past months but we forgot to put the property unit where to put the payment, nobody called us no statements received. If they don't know where to put the payment then just return the mail to sender. I called in their office, transfer to accounting and put me to voicemail. Yes I understand everybody is busy but at least call us back. Bad thing was no warning letter send to us. They directly deal to our lender and lawyer which put us in too much charges as we know lawyers fee and administration fee is not a joke. Don't buy condos from this management!
I am a realtor who had the pleasure to work with Michela Ferrante who is the assistant property manager at Aura. She worked her magic and was able to clear up some issues we had with the elevator booking for moving day. Long story short, she was prompt, diligent, respectful and managed to resolve the issue with the elevator double booking, which helped my clients to avoid a couple thousand in logistics costs. The management team, including Michela, is dedicated to customer satisfaction. A great condo with great staff like Michela is a winning combination.

ICC has taken up the property management of the Waterclub Condo communities for several years now. I have noticed a huge positive impact since the new team took over. They managed extensive capital projects professionally with dedicated resources to oversee large scale projects (like kitec pipe replacement). They also take a proactive role in implementing all the Covid 19 measures in protecting the health and safety of all residents and staff working onsite. Big thanks to ICC.

I am somewhat chagrined as I read several of these negative reviews as they don't reflect my experience with ICC in any way. ICC took over managing our property several years ago and rescued us from a truly disastrous situation. Alina, our property manager, is absolutely incredible - hardworking, approachable, knowledgeable, and she will respond to requests seemingly at all hours. I have no hesitation whatsoever recommending ICC Property Management.

Called them about my garage ceiling falling on my car and the piping that s leaking water in the garage. They sent a person to look and that was over a year ago. Nothing s been done.
ICC has been providing management services for the past 2 plus years at my condo which is situated in Brampton. The incompetencies of the Management intolerable. To name few issues, emails gets ignored when sent to the Property Manager regardless of the nature of the situation. The ramp leading to the underground garage is either off/in need of repair almost every snowfall. At such situations the residents can neither enter nor exit the underground garage. Not even during emergency situations. Myself and other residents are very disappointed and frustrated of the poor management. We the residents need to find a solution to these ongoing issues and chaos in order to live in a calm and peaceful environment. SR
Why do you need "Property Management" when you have to be there at your property every time something needs to be done!
Even condo guest check-ins, for which you send authorization via email. They really expect people to be there in the middle of the day during a weekday!?! And why do we pay them maintenance fees for just doing everything ourselves anyway!?!
Probably the worst management company in the city! Run away from them get your board to remove them right away! They don't do anything can't even reply to emails! And when they do they don't even know how to use spell check! Worst ever!!
As a resident and board member I find ICC property management and more specifically our property manager Chris Beswick very professional and does an excellent job for our building.
The property manager at our condo was responsive and professional. I sent an email inquiring about policy/procedure matters and they always respond right away and sometimes even on the weekend. They have a big sense of responsibility and go out of their way to to provide guidance and answer any questions. I am extremely impressed and happy with their level of service.
Multiple calls and emails elicited no responses.
Was promised to have a property manager call me back. After a week, I called back and still no response.
A direct email to the CEO also received no reply.
These days especially during Covid 19, property management should be more responsive.

ICC Property Management manages our condominium building in Toronto. They communicate effectively and care about the renters. ICC s team is easy to reach 24/7 and always answers my questions promptly.
I've had the worst experience of my life - solely because of the property manager, Kerri Anne Myers. At the risk of sounding too dramatic, Kerri Anne is a liar, unprofessional, non-responsive and extremely rude. There was a leakage in my unit and when Kerri Anne entered our unit, she confirmed - You guys won't have to pay for the repairs. Our only fault was we didn't record that call. If only we had done it!
Fast forward 2 months, we get a bill for charge-back of the same work. Kerri Anne literally lies to our faces and says she never said those words. And then plays the victim card that she feels attacked when we try to expose her lies.
ICC Property Management has been so bad for our building, that they were eventually FIRED for not doing their jobs. Further investigations are underway because we suspect there might have been some other monetary fraud too - the investigation will reveal. But the point is, even for such an accusation or suspicion, this company should not be hired. Stay safe and steer clear of these unprofessional people.
EDIT after response on this review: The decision was of the board because the board was misguided by the property manager. Does not change the fact that Kerri Anne lied to us. The board was always kept in the dark and we were asked to pay because we didn't record the call. If only we had done that, Kerri Anne would have had no place to hide face. Raj of ICC Property Management was extremely helpful, accommodating and understanding about the issues with my unit. He arranged quickly for workers to attend at my home to inspect the issue, decide what was to be done and then arranged for it to be completed as fast as possible and with very little inconvenience to me. Raj is a pleasure to deal with. He is responsive to emails and is very understanding and mindful when dealing with issues of an urgent nature. Thank you Raj!
Our downtown condo is managed by ICC where the property manager is unprofessional, unfriendly, inefficient and condescending. He has a different attitude with different residents. Would not recommend this company when the staff they provide are untrained and hopeless.

ICC Property Management Ltd. Is hands down the best company I have ever worked for. It's filled with dedicated caring staff who treat you as if you are family from the moment you first walk in . There is so much opportunity to grow within the company and they push you and guide you to do so. It's owned by an amazing family man Stven Christodoulou who takes of his employees in such a way that makes you feel proud every single day to come to work. The President Judy Statham is so knowledgeable and inspiring and the management within Head Office is just simply outstanding.
Trying to be honest and dispassionate. ICC is misleading and refused to act unless and until our site advised on what was needed to be done. This was frustrating and strange given their mandate was clear. Their site service was very limited for their price and their customer service was horrendous. Everything was out of scope . People we are in 2019. Stay away from ICC.

The owner and staff of ICC have shown us what it is to be professionally managed by an industry leader.Owner Steven Christodoulou has gathered the best people in his industry and consistently they provide a level of service one needs to experience to believe. With the help of our manager Alina our property has gone from a disorganized rather rundown condo property to a beautifully well groomed site to be proud of .
Thanks to ICC's guidance and management style we have little to worry about as the day to day stuff runs like clockwork. Emergencies are expertly handled as well. Unlike other companies we had in the past ICC is truly there for us 24/7 no exceptions !

The year was 2009 and Alina Radeanu from ICC Property Management was, and still is, the property manager of our condo. She was dedicated and often on site doing a walk-around checking all was well. In case of problems, she kept in her car a few tools and sneakers she called her 'work boots'. One day she came when contractors were on the roof and said she should check. So, OFF came her 3-inch high heels, ON went her work boots and UP went Alina. WHAT A WOMAN!
Later that year at ICCs annual party she received their first ever 'Employee of the Year Award' for service above and beyond.

I own a few condos, and some of them are managed by ICC. In comparison to other property managers I've dealt with, ICC's are always friendly and proactively helpful. It's probably a thankless job cause people only go to them when there is an issue.. but the two condos that I have managed by ICC, their team have been wonderful and quick to resolve all issues. The communication (emails) have always been clean and to the point too.
My tenants also appreciates the work they've put in, making my job as a landlord a lot easier knowing that there is a great experience.
Rhonda is our property manager, and I can always count on her if there is any problem around my townhouse. She is very friendly, responsive and does her best to get the issue resolved. Thank you Rhonda for taking care of this property. I feel very happy to live here because it is in good hands .

As a contractor working with a lot of Condos in the GTA, it's really a breath of fresh air when the Management staff is knowledgeable and accommodating in order to get jobs done on time n on schedule.

Mr Morales is what we call a great team player and his team member :Ms. Crystal Gray at 20 Richardson St actually made me do a calculation - a mathematical calculation : Good Things come right back to you.. Not to my surprise, the property manager, his manager and the CEO are not available to discuss the lack of ethic and unresolved maintenance issues, going well beyond 5 months.
May 4/18 I requested an urgent call to the house as the windstorm had destroyed the shingles on our roof. It wasn t until May 5/18 that you replied promising a crew on site that weekend. There was no crew on site.
August 17/18, I advised the shingles were not yet repaired, and there was now a leak in my young child s bedroom. Again, having to wait 24 hours prior to a response, in which time I emailed again advising the leaks were bigger, and now visible holes in the ceiling. You requested pictures and they were emailed promptly.
August 20/18, there was no response regarding the roof, as I emailed again and warned of moulds developing in the bedroom. No response.
September 2/18, I emailed again asking when to expect completion of repairs as the damage was spreading in the room, patches of dark, moisture spreading.
September 3/18, you advised you passed on a service request to a general contractor, and advised they would reach out to me directly within the week. Nothing.
October 11/18, you email saying the repair will be on Monday and to make sure someone was home, we took the day off work to be here, contractors show up promptly, in great spirits and when they see the damage, they too are disgusted that WE waited so long! They get started promptly, only to discover the ceiling can not be repaired as the ROOF IS STILL LEAKING. We call the emergency line, as of course it s raining, and raining directly in the room. The emergency line can t help, and the supervisor, Jenny (employee #52 apparently) is escalating this issue. She refuses to phone me once the issue is escalated as it is beyond her scope, and she is not capable to phone back with her accountability to the matter.
Ridiculous and unfair is an understatement of the service ICC provides.
You need to take accountability for the roof and ceiling being repaired TODAY.
This is now a Public Health concern. My daughter is asthmatic, there are moulds growing in her bedroom walls. I m not sure where the ICC management time and money is being spent, but it s certainly not in the units that are paying the fees.

For myself, each time I have a concern or request and Leona is contacted her response is almost immediate.

This Highly Exemplary Performance is not only to me but I am sure extends to all occupants at 1995 Royal Road.
I am sure that she manages areas other than 1995 Royal Road and am also sure that that High Level of Service is extended to the other areas.
I have dealt with the ICC Property Management PCC 167 for 16 years and have had very little issues. Our current manager, Raj Iyer, has been fantastic and has gone above and beyond for us. He responds immediately to emails, sends out help ASAP and follows up with you regarding any concerns once the job is done.
I live downtown in a high end condo managed by these "bullies". From CEO to regional manager to site manager - all bullies and rude. They should be reported to ACMO and the new government body CMRAO. I will be personally writing to these organizations to get their licence revoked and have ICC shut down permanently. Enough is enough!!!

Rarely do I write reviews but I would like to help those seeking property management not make the same mistake. Upper management (Senior Staff) is professional and can give you a sales pitch. Do not let them coerce you into thinking they can get the job done. The staff is rude, not helpful and bully you. We were accused that residents were rude. We were accused of things that never happened. They have a serious staffing issue. First week on the job, their PM quit. Following this catastrophe, they gave us another PM which literally disappeared. Regional Manager confirmed that they were having trouble and that they shared the frustration. REALLY? Requested a 30 day plan before having to cut ties and that didn't work out either. This is a cash grab. We were abandoned for WEEKS without a PM. Didn't perform. I can go on and on and on. TERRIBLE management. It is unbelievable that a company that has been in business for so long is this bad. They literally failed in every single department. What about our townhall meeting? The PM said it was all booked and when residents and board members (along with vendors and trades people) arrived, there was NO ROOM!!!!!!
Failed to reply to emails. Failed to get things done in a timely manner. They literally talk down to you. The regional manager's customer service is abhorrent.
PROTECT YOURSELF. PROTECT YOUR COMMUNITY. DO NOT HIRE ICC.
Kerri Anne Myers is the best and most efficient property manager who handled TSCC 2127 so far. I'm not sure but no PM thought about this periodic clean-up since the townhouse turnover in 2010. The clogged main pipe has been my constant problem for the last 5 years. Several pipe cleaning companies made suggestions as to what to do with the problem but no action from the management. Only Kerri Anne had the determination to resolve these issues.
Melissa has been our Property Manager for almost two years. She is efficient, conscientious, reliable, hard worker. She is listening to the concern of the owners, she is a very good Property Manager..
Corinne V. took over as property manager at our condo last year and we have never been so fortunate. She has been the best on site manager we have ever had and we give her five stars. Keep up the amazing service.

We have been working with Raj for almost 6 years now and we have yet to meet a more dedicated, passionate property manager. He is an absolute pleasure to work with. Honesty and integrity is very important to Raj and he lives up to his own expectations. Above all he puts the needs and priorities of his buildings and residents above everything else which truly shows how much he cares.
He responds to emails and phone calls in minutes, regardless the time of day. If an emergency occurs at his building he lets us know immediately and makes sure it s taken care of in a timely and appropriate matter.
Details are very important in the construction industry and Raj makes sure every detail is taken care of. He knows his buildings and building requirements front and back.
We take safety very seriously and love working with a property manager that takes it just as seriously as us. Raj is diligent at ensuring all safety precautions are taken and never risks any safety for saving money. Safety has to be a mindset, not an after thought and Raj takes that to heart.
Extremely unprofessional and untrustworthy. They have been managing out building for 3 years and its been nothing but problems and misinformation. Don't waste your money you will regret it.
Our property manager, Carlos Branco is a consummate professional; I hear about how poorly run other buildings are but that s not the case here. Beyond the regular and comprehensive maintenance schedule, Carlos responds quickly when issues are surfaced and does everything he can to address them.
If you want zero service this is the property management company to employ. Nothing gets done and residents are constantly running after the property manager to execute the bare minimum tasks (cleaning, disinfecting, safety, maintenance, concierge service, etc..). We had a security issue in our building which took over a month to resolve because they drag their feet on everything. The concierge service they offer is sub-par, definitely not suitable for a luxury building. Stay away from ICC if you need a professional and efficient property management company, especially if you are running a high end building.

Poor communication. Lockers were broken into and it took 2 weeks for a response. Staff does not get back to you right away no update you if anything was fixed.
Just want to Respond to an email that was sent 5days ago from Mr babu. I truly understand you frustration. But to go out of your way to post an email that is further from the truth. I'm a board member of the community. Ajwad is nothing but a professional that cares deeply about his community and the residents that live there. Icc have been managing our community for 2 years now and Ajwad is the best manager by far. He is very proud about his community. Mr babu we have rules and bylaws we all need to follow. So hopefully the next time you abuse the rules you will think twice instead of passing the blame on to others.
When Rosana Sartori came on as our property manager here at SoHo Lofts, everything changed. Finally there was someone who was quick at responding, came through with all their promises and looked out for the buildings best interests. Rosana is very detail oriented and is always able to get work done in a timely manner. Her commitment to our building hasn t gone unnoticed, she goes above and beyond.
in 2016 I moved into a building managed by ICC Property Management LTD. Have nothing but great experience with the Management Team. My son bought a unit in the same building a year later as he saw what a great work the Mangement team was doing.
I've owned and rented properties for the last 29 years. I am involved in a property in the Marlee & Roselawn area and I can tell you that ICC has impacted the property value in a negative way. I have also seen emails that the staff has sent to residents and other comments, and I'm appalled by the fact that some of the nicer builders (like the one @ Avenue Road and Davenport) still have these people managing. It's too bad. They used to be good but it seems like they are struggling. Also, they haven't been paying their vendors which is probably why the site isn't getting the TLC it deserves.
To ICC Management. The Property Manager, Alban is quick in response and attending to his work. Before, he joined there was a leak in the ceiling of my parking lot. The previous manager and the management company did nothing. Alban joined on April 2 and it was fixed within a week. Also, when we go to his office; he gives a patient listening and comes with a solution wherein all of us are happy. He is knowledgable but pushy and gets the results.

I own a unit managed by one of their groups and the building is all over the news for the wrong reasons . Search Aura building down town and read how it made the news .
Communication from management on all occasions was bad and when I complained the general manager said that my attitude was bad so she can find the easy way out and not talk to me . I have email trails asking her for answers on concerns around my unit and building. I tried to reach another escalation point at ICC to address this matter , however no one can help and phone gets transferred to people that never call you back
You would think that property managers work for your interest but sound like you are working for them.
I own other condos downtown and I have to admit that dealing with ICC has been the worst experience
I have lived in several Condos in Toronto and getting registered, moving in etc has its challenges. Moving into the Aura building has been the best experience I have had.
The main reason for this is Michaela, she has been super responsive, understanding and very quick to help, all of this started even before closing.
The team at the front desk has also been super polite, friendly and very helpful.
I am truly looking forward to experiencing life at Aura
I moved into 110 Bloor Street West last summer and am very glad I did.
Not only is the location superb, but the management of the building is excellent. Its kept very clean with extra cleaning during the Covid-19 crisis. The management even provided 2 masks to each resident. The concierge service is very professional and friendly. I often tell my friends how fortunate I am to live in such a well managed building in the heart of Toronto.
ICC Property management has always been very helpful and professional. They made sure to resolve any problems we have with our apartment. I recommend them to anyone looking for a property management company in Toronto.

I am relatively new to 110 Bloor St. condos. However, since the day that we moved in, it has been an amazingly positive experience as a result of the people who work here and maintain the building. The property manager is efficient, helpful and always welcoming and ready to help. And she always has a smile on her face. The concierges and the handy person are always obliging and helpful.
The regional manager is only there to divert problems off the company's hands. They are professional manipulators that dont take responsibility for their actions.
Kerry Anne Meyers is our Condo manager and I give her 5 stars for her communication and connection with our condo tenants and owners. Especially in this crisis we need solid leaders to keep us updated and as safe as is possible. Thank you!

The word "INTEGRITY" should be removed as an ICC "Core Value" and replaced with "INANE".

Ms. Melissa Bruno has truly become a guardian angel of our condo and its residents, including myself. If I had to choose anyone for the best property manager award, it would certainly be Ms. Bruno, hands down. During my 10 year tenure in this building, I have seen more than a few property managers, so I can certainly tell a diamond when I see one. Ms. Bruno goes above and beyond her duties to make sure that all my needs as a resident are 110% met. Whether it is making time-sensitive arrangements to get a leaking pipe fixed or helping me print a few documents, Ms. Bruno is there to help. Whatever the request/issue is, big or small, Ms. Bruno treats it with the same great respect, high professionalism and always finds an efficient way to take care of it immediately. And this is one more reason to appreciate Ms. Bruno for what she brings to the table as a property manager. She is an absolute boss with dealing whatever comes her way fast. Whenever Ms. Bruno is assisting me with anything, I am confident that it will get done asap in the best possible way. Every conversation with Ms. Bruno ends in her saying let me know if I can help in any way or whatever it is I am here for you . I am very glad that we, the owners, have such an amazing property manager as Melissa Bruno and am looking forward to many more years of her being with us.
Corrine is our property manager and she is very understanding, professional and always available. She helped me a lot when I faced some challenges with my apartment. Very happy with her and the rest of the team. Thank you for your hard work.
We have found the property management at Madison Lofts to be outstanding. The team led by Carlos Branco are excellent and helpful, with Carlos setting an example by his prompt responsiveness to requests for assistance. We have no complaints whatsoever.
I see a lot of great reviews so I'll assume our building just has a terrible individual: Barbara Husain. For starters she takes weeks to respond to emails and when she does, you'll get nonsensical responses and zero assistance. Pray you don't end up with this woman managing your building. Ours has been mismanaged for years (by other companies as well), but Barbara's arrival on the scene is the final straw. We will be moving next year.
No response to emails indeed. Don't answer phone as well. Horrible.
My experience with ICC Property Management - specifically with Margot & John has been great. Both have assisted me in resolving issues in the past, and most recently Margot was very helpful in investigating a concern of mine. She was understanding and attentive and I'm thankful she was available to assist me. The concierge staff as well have been excellent including Marjorie. Thank you for all of your hard work, it's much appreciated!
These people are total imbeciles. Never buy a property that's associated with them. This is the 4th time in the same month that there's no water all day in the complexes - each time so far it has gone on past the expected time as well (at one point it was gone from 9 AM to 4 AM the following morning). They hilariously served free water bottles on one of the days everyone in the complex were grieving more than usual at their incompetence. Water bottles surely make up for the cost of all the accommodations of having something so basic and vital stripped from them on a regular basis, right? Get your act together, you useless dolts.
Since leasing our apartment a year ago, ICC has been our lifeline. As it is a coop with no superintendent, and given that we live in Toronto, having good management around is essential.
We have been working directly with Margot and John about an issue we recently had. The team have been extremely helpful, responsive and attentive. Margot came in personally into our unit and reassured that she will not drop the issue until it is resolved. Not only she took her time to get to the bottom of the issue, she also made sure we were heard and taken care of. Margot you're exceptional, you go above and beyond and we're grateful! I can say confidently that the team truly care about all residents and make sure they have the best experience. Thank you for your hard work and determination!
The worst customer service! Took upon myself to make repairs last year and still waiting for reimbursement. "Cheque going out next week" is what I am told after I hound their office. Over 1 year, still waiting. Months waiting for a response from emails.

Still waiting for the new common fees, that were to come out in October. They have not received any money from me , but monthly statements with interest and threat of lien still get mailed out.
ICC has been a pleasure to deal with and very prompt responses when in need. They also have a 24 hour emergency line which is a great bonus. Thank you to Melissa B on all her hard work !
kerri Ann was fantastic from the first email on. long story short... a sprinkler head was installed in my building parking area. it was installed about 2" below the min height. naturally i ran into it the 2nd it was there given it was in the regular sort of "route" i take. Kerri was responsive and efficient. a couple pics with some measurements.. the head was moved within days. the estimated cost to fix scratching was delt with fairly and quickly... if anything it was me slowing the process. i honestly expected everyone to pass the buck, but was pleasantly proved very wrong. super happy with kerri and ICc property management. all the best lee.
Is there anything lower than one star? Worse Organization ever. Run if you can. Do not choose ICC as your Property Managers. They talk a big talk but there is no substance here. There is no commitment to service - they never respond; they are unprofessional and they piss off every owner in the building. They use high school tactics - say one thing one day and say another thing the next day. And that is if you can even get them to respond. I have never dealt with a service firm like this before. If you complain about your property manager, they reshuffle him/her to another building. They are not reprimanded or trained. I know that there are slim pickings out there for good property management firms - but ICC is not the right one for you. Just look at the reviews - they are all bad and co-incidentally all the negative reviews are recent. Wake up, ICC!
I am going to add one more point - the CEO - should be reported and ICC's licence revoked. He is an aggressivebully and in this day and age, this behavior is unacceptable. Stay away from this organization.
ICC has provided us with really spot on good service from our very excellent Property Manager to her back up.
We have no problems as we always know that ICC is there for us in every way and we appreciate that tremendously!
