I truly wish I had done more research before purchasing a property in this area, especially at Blanche Lane, Markham (L6B 1N3). Our experience has been extremely disappointing, and I hope this review helps others make informed decisions.

We’ve had recurring leak issues that seem to stem from poor construction quality — an issue we’ve observed is common in this complex. Despite clear evidence, including a certified Enercare report, technician assessments, a completely new HVAC system, and legal opinions stating this is not our responsibility, the property management has chargebacked us three times for damages we did not cause.

We’ve consistently paid out of pocket and received no meaningful support. Communication is one-sided. Our concerns are often ignored, and requests for Board member details or clear accountability are never answered. The management’s approach has been deeply frustrating — we are not being heard, and the actual root cause of the problem (likely from above ceiling/common area) remains unaddressed.

For context:

There’s no flooding in our unit.

There’s no backflow from our systems.

We installed a brand-new HVAC and relevant components at our own cost.

All signs point to a building-wide issue, which should fall under the condo corporation’s responsibility and reserve fund use.

Despite escalations to senior contacts and regulatory bodies (CAO, HRTO, etc.), we’ve had no resolution to date.

Additionally, we've received no support from property management on other key concerns like ongoing noise disturbances and unauthorized smoke odours — all of which greatly impact our quality of life.

I cannot recommend this property or its management team based on our experience. Please do your due diligence before considering a move here. We sincerely hope for improvement and fair treatment moving forward

The door to Carlos' office is always open to discuss any matters regarding the Building. He is empathetic, and hands on involved. A+!

The property manager at our condo is very rude and unprofessional. He tries to belittle you over the phone and has a huge ego. As a condo owner I feel very disappointed that people like this are running my property. It makes you feel like you have no control over things. When the managment makes a mistake they dont take responsibility and you have to go through the board to get answers. Very frustrating process.

At the Metro Lofts - our Property Manager Mike Liao is the best in the business. He is extremely attentive and respectful to the needs of the owners, responding to all emails/ calls promptly and with care. He always goes out of his way to find the best price, then negotiate some more to get the best possible deal for the condo condo corp. His care and attention to detail has saved the condo corp thousands! One time, when I needed a new washing machine, he had bought one a few weeks earlier. and found an amazing deal, so he photocopied his receipt gave me all the details so I could go and price match!! I feel grateful knowing that Mike is our Property Manager and know that we are in good hands.

Janice Tucker i Highly recommend her i recently moved in to my complex about a year now and had a flood in my condo i called janice and she was so helpful, i was panicking and she calm me down letting me know everything would be ok, janice arranged everything, within hours of me calling her, she made my plumbing problem all disappear like MAGIC :) the flood clean up guy was great they provided a great service, my unit was back to normal in no time thank you Janice.

I have served on Condo boards in the past and as a current director at Highland Green. I never have experienced a more professional , detail oriented manager than Rozita Maleki at all board meetings. She shows great listing skills and follow up on all board meetings and is a asset to all the tenants of the Condo

Had an issue with a vendor that they chose damaging one of my appliances. When approached about the subject, they suggested I use a vendor they know and if they confirm it was damaged from non-usual usage, they would refund the bill. To my surprise, when I presented a written invoice say as much, they declined to refund this amount...I was shocked that Maria wasn't on my side, they are MY condo managers and should be fighting to protect me...unless they have a backhand deal with Jermark, the plumbers who damaged my appliance and as a side note, where not friendly with my pet whatsoever. I'm deeply dissapointed with this whole experience. It's a shame as it's really over $400!

I sincerely commend ICC Property Manager at 9 Burnhamthorpe Cres, Marisa Cirelli, who has worked tirelessly with our Condo President, Jan Marko, and other Board members to provide vigilant and wise leadership during the COVID period. They provided regular updates to all residents, mobilized safety and hygiene precautions to ensure our safety, and offered helpful, respectful support in response to inquiries. During this time of amenities lockdown, our indoor salt water pool underwent an upgrade to repair leaks and modernize the heating system. The project turned out to be more complex and costly than expected but the result of this retrofit is beautiful aesthetics, a consistently pleasing water temperature and a refreshing aquatic experience.
The proactive, competent & wise decision-making of our leadership team, coupled with the patience, perseverance and commitment of support staff (security, housekeeping, maintenance) at St. Andrew on the Green is very much appreciated. All have exhibited a high standard of excellence.

ICC is the property management for our Condo at Kippendavie in Toronto. I deal with Kerri Anne Myers and have to say that she is always responsive which means a lot! We had a recent issue with our unit during these difficult times and she was able to assist us in navigating and solving the problem in our unit. Thanks Kerri Anne.

I'm happy to say that I am an ICC employee. I have worked for ICC for several years and have always been treated with respect in the workplace. It's a great place to work.

I am a resident at 181 Davenport Road, Toronto and am highly satisfied with the professional management of the building under Jeff Stevenson, our Property Manager. Ours is a boutique building at the heart of Yorkville and the vast majority of our mature residents are used to (and demand) a very high level of service. I have personally interacted with Jeff a number of times and his response has always been timely and to my highest satisfaction. Very recently, I wrote to him over the weekend and needed his guidance on some building policy/procedural matters and I was pleasantly surprised to receive his response on a Sunday, although I was not expecting one until the beginning of the week. This is a clear demonstration of Jeff's sense of duty and responsibility and as someone who has lived in "gated" communities internationally for more than 30 years, I was very impressed. Jeff is a young and energetic professional with a very pleasant personality and is an excellent fit for the profile of a high caliber building like ours. He is definitely an asset to ICC and I was happy to see him assume additional responsibilities of 133
Hazelton Avenue which was well deserved. I wish him well in his expanded role and am confident that he will continue to perform his managerial duties and responsibilities with equal zeal, efficiency and enthusiasm.

I have Aura for 4 years now and I'd like to applaud Michela, Dorothy and Dona for their work at Aura. They have made great improvements in comparison to the previous management company and I have been very happy with them. All 3 ladies are so personable and have a great work ethic! I'd recommend this team to any building.

Janice hands down has to be the best property manager there is at 26 Hanover Rd. She gives quality service, shows such compassion and such a professional attitude. The building overall has improved beyond belief. Thank you Janice and the board for all the hard work.

Crystal Gray the Property Manager at ICC Property Management at 20 Richardson Street in Toronto goes above and beyond for the residents and staff. She is attentive and extremely quick to respond and comes up with solutions faster than you can blink. I emailed her Friday night after 8:30pm and she responded within 10 minutes.. I was not expecting to get a response until Monday.

FIVE!, Five property managers in 18-months!!! AGMs that are postponed for over a year. Requests for anything are simply ignored. Property Managers are beligerant and no respect for the residents that they serve. ICC is the reason I moved.

I had a great experience working with Michela, ICC Assistant Property Manager in Aura. She was super helpful, attentive and kind.

No one answers the phone when you call the office. I had to email to get a response regarding correspondence that they had sent me, which was then greeted with a curt reply. Very poor customer service.

This property management company has been great. I have been a tenant for 3 years and they have always been there to fix any problems. Thank you!

After being a Director at a few condominium corporations, I can honestly say that ICC is superb in every aspect of Property Management. Their onsite manager, John Wilson is by far the most efficient PM that I have ever dealt with. Total professionalism and knowledge of how a condominium operates. As a Director, I've also had the displeasure of dealing with ICON Property Management and their incompetence, so I know the difference between a brutal company and a 5 star one such as ICC.

Although I am a new board member, I believe our Property Manager, Leonna Lott from ICC is excellent. She is very thorough, direct and knowledgeable. She is responsive, professional and clearly adds quality and value to our Corporation. Thank-you for your hard work!

Residents of Lighthouse East tower are lucky to have Crystal as their property manager. She is very responsible and works almost round the clock and it's not a surprise to receive her responses even on weekends

ICC Property Management is a great company. As a new employee I had a very good experience from the first day i walked into the office. We have James from ICC at our bldg and he is terrible! Non-communicative unknowledgeable and pretty nasty. I am surprised at his work ethics. Obviously ICC has no standards. Would not recommend.

I've always searched for tenants for my rental properties myself. Doing all the showings, background checks etc... However, this time around things were just too busy so I reached out to ICC Property Management to help me with the tenant placement on a newly vacant apartment. The process was quick and easy, I would definitely recommend them.

Absolutely terrible experience working with these people. This is horrible company with very unprofessional and rude property managers working and it is even getting worst every year.

Siraj - you are so right. I strongly urge all corporations and board members to stay far far away from ICC property Management. You will regret if you hire them as your property managers. We are currently suffering under them and will be terminating our agreement very shortly.

Terri-anne is so helpful, whenever I have an issue to deal with at the property I know I can rely on her. Her diligence and patience really make a massive difference, especially to someone newly renting in Toronto from abroad, she made the whole process very straightforward and is always ready to go the extra mile. As our Property Manager, she's picked up a workload that would be daunting to anyone, and has helped us as a Board move through the long, long list, effectively and efficiently, one step at a time. I have found ICC to be professional, candid, and responsive as our property manager. Living in an aging TH community with unique challenges, ICC has quickly learned the lay of the land and acted upon outstanding items that our prior PM could not handle. They also offer an online platform allowing for better communication with residents and for BOD members to track requests. Their new offices on 14th ave also demonstrates their success and commitment to their employees.

Having lived at my condo for just over three years there has been quite a bit of turnover with property managers. It wasn t until Mike Liao took over our building, however, did it ever seem like the property manager was doing anything. Now our building runs like a well-oiled machine. Mike is always quick to respond to queries and when issues do arise his knowledge on how best to deal with them is remarkable. Before Mike came along I did have my issues with ICC but they have been assuaged since his arrival. Guess it takes some bad apples to really make you appreciate a great one.

One of the worst and unorganised Property Management

Our condo corporation is fortunate to have been referred to ICC Property Management inc. after several years of mismanagement under another firm.

Our Board of Directors has been working with ICC since 2019 and already we have seen significant improvements and collaboration.

We are especially grateful for Leona Lott, Property Manager assigned to the property. Leona stepped into the role as Property Manager quickly, efficiently and familiarized herself with the subtle nuisance unique to our Condo Corporation.

Leona s expertise and industry knowledge proved to be a valuable asset through this difficult transition period.

We advised ICC Property in its expansion into the Middle East. Throughout the process Steven Christopoulos and ICC Property demonstrated professionalism, a strong and well organized business format, and were great to deal with.

I m very satisfied with their property management services. ICC was very helpful and efficient, my previous management company couldn t rent out my property for long time and didn t communicate with me. After I changed management companies to ICC, Steve rented it out for me within a week or so, he s very easy to communicate with.

We recently bought our town house.we r first time home buyers.MR. RAJ IYER has really been nice and helpful. He is replying our mails promptly and guiding us . He is trying to solve our issues as soon as possible for which we r really thankful.

Absolutely horrific experience... they have an owner who will sit in front of your face and tell you how he is all about accountability and then treat their trades horribly.... his managers are taught to give their trades approvals and then when the work is done... either not pay them or try and get out of paying the bill.... they do not hire managers with proper experience and are very cheap when it comes to paying them.... they will try and sell you on integrity.... their ownership has none.... probably the dirtiest company in the industry and I strongly suggest your board stays away completely.... SAVE YOUR MONEY AND YOUR TIME!

These guys are the worst property managers. They make decisions to fix things without the owners approval or notification. Then they send a bill for the repairs 2 months later asking for it to be paid in 15 days. They also ignore your emails and calls. I highly recommmed going with another company.

Jyoti Mehta is great help at ARC condo. She personally take care of every one. She made so much easier in the transition of occupying my unit. She is a go to person and always meet with a smile on the face.

Worst property management company ever, Ajwad has nothing but false promises, he is always on vacation and if back to work doesn't respond to emails/phone calls... lots of issues not fixed yet for months even he promised he would fix. Shame on you ICC and Ajwad!

I really appreciate the professionalism and sincerity from Michela Ferrante, the assistant property manager at the Aura in downtown Toronto. She is very efficient and polite. She has a good working attitude: " problem solving and no red tape". This makes the life of the residents at the Aura better and happier. I enjoy my experience dealing with the management office at the Aura (386 Yonge St, Toronto) in the last couple of years. Thanks again.

Our Property Manager Alban Mendonca at 1 Lee Center Drive is the one of the best choice for our building, he knows everything and how to deal with people s problem. Wish I could give more than 5 stars.

Cant praise the team enough for how helpful they were during my move-in at Aura Tower on College Park.

I had plenty of questions, and a bunch of logistical factors - all of which they addressed for me extremely quickly and efficiently. BIG shoutout to Michela our condo admin, who has been so incredibly prompt, helpful and caring!

This was easily the smoothest moving experience I've had in a long, long time. This is one of those situations where you feel safe knowing you're in good hands with a solid team of people looking out for you within the building.

Super grateful to this team at Aura, and also big shout out to the security team who have been stellar, friendly, and super helpful!

I must agree with Jasbir Singh I too have had the "pleasure" of having to deal with Ajwad. Since September 2018 I have been attempting to have sliding doors in my unit replaced. It is now May 2019 and they have still not been replace. I sent a complaint email to higher management and the email was just forwarded to Ajwad.

In the last 5 years, there has been turn around of management companies and property managers. Finally, we have Alban Mendonca an experienced manager. He has been doing so many good things which were never done in the last 5 years. He is very responsible and very courteous to me and all the residents. One of the main things he got done is kitchen stack cleaning which was never done and a disaster waiting to happen. With his arrival, we seem we are blessed to have a person like him.

7. The manager asked our owners to vote for directors online which has violated Condo Act since we do not have a bylaw to allow this. Isn't ICC great?

1. Lax collection of monies owing to the Corporation. Owners are frequently not notified if they are in arrears, which also results in them losing their right to vote at the AGM and to be a Board candidate.
2. Proxy irregularities. One proxy at our last AGM was refused on the grounds that the owner was in arrears. After the AGM, this was discovered to be wrong. However, the candidate affected never got an apology for the mistake. No one knows why other proxies were refused.
3. Owner s repair requests often being ignored by Management.
4. Receiving financial statements late on a regular basis. Nearly half of our monthly Financial Statements (5 out of 11) were delayed for 2 to 9 weeks when I was in the board.
5. Allowing contractors to do as they please through lack of supervision and oversight.

Having Rosana Sarcori as our Property Manager at Soho Lofts, has been an absolute pleasure! She has been here for only 6 months so far and has been the most effective Property Manager that the building has ever had. Not only is Rosana knowledgeable but she is very approachable and professional. She is prompt in her email responses and gets things done! Whenever my dogs see Rosana in the office, they always come by to say hello as they are so happy to see her. I am grateful to have Rosana as the Property Manager for our home, and I hope she is acknowledged for all that positive things she has done.

I truly enjoy Managing St. Andrew On The Green. The Kitec project was extremely demanding, I learned so very much in a short period of time about the building and the residents. There were so many disruptions forced on the residents during this very demanding complex project and I must say the residents handled the disturbances with dignity.

My condo has been managed by ICC since 2012. Previous management company was completely inadequate in their accounting procedures. ICC were able to get up and running from a complete mess. ICC not only cleaned up but from then on have been extremely proficient in their accounting records. I no longer have any concern as to how they are dealing with the condo's money or allocation of my maintenance fees/occasional assessment monies.

Omg were to start this company has been the worst experience of my life I don't even want to live in my home because oh them no one takes care of my build they don't answer phone calls refuse to do any repairs the hall ways had mold on the sealing tiles they refused to fix I had to pay and install myself there's cockroaches in my hallways and I'm scared there going to get in my unit when I moved in my belcany was damage they would not return my calls I took it to the top then some lady showed up at my house gave me every excuse on why she couldn't do her job then at the end said she didn't have it in her budget to fix so I had to pay someone to fix that to I have pictures of railing laying on the ground by the paways that they put a pylon in front of it to fix it they built a pathways in the storm trench out back so it flood everytime it rains I can keep going.......

Great experience at the Milton Greenlife Building on Main St. The manager was very helpful and friendly.

Our townhouse development in Newmarket switched to ICC Property Management last year and we are very pleased with the improved level of service we are getting. Leona Lott is doing a great job effectively communicating with the Board and homeowners to get issues resolved and bringing forward proactive maintenance recommendstions.

Incompetent front desk staff. Unresponsive managers and non enforcement of common area policies.

simply put, this is a great company. In a business where effective communication is key, Michela Ferrante and the team are exceptional.

Ms. Janice Tucker is the most pleasant, understanding and supportive Property Manager I have ever known. She is always available and goes out of her way to ensure that the resident concerns are addressed efficiently. She has done so much to improve our townhouse community and we hope that she continues her great work for many more years to come. Thanks so much for all that you do Janice!

To whomsoever it may concern - Alban Mendonca, Property Manager at MTCC 1256 is action-oriented and gets our request done whether Corporation has to pay or owner has to pay. He knows his job and backs up his statement. Big, big change from previous managers. He comes in time and always available for owners to come with problems. Having Alban there is a fresh breath of the environment to our building.

ICC has made our life as Board members so much better and easier. They are great people to work with and easy to get along with! Great team of knowledgeable and dedicated people!

We just moved in to our new home. Raj Iyer and his team are simply amazing! We were made to feel at ease immediately. All questions via voice call and email was answered quickly and to our satisfaction. Raj makes sure that if he is not the one who can personally help us with our concern, he is sure to direct us to those who can and he will certainly follow it up for us as well. Your work is admirable.

Never seen such a non- responsive management company. My interaction with Mr. Ajwad Siddiqui for about 7 weeks have brought me no results except false promise!

Janice Tucker , is one of the best managers at icc if not the best, words can't express the level of service Janice provides for this company, her level of experience is superior to all the managers i came across, i dealt with her on many different occasion and i was completely satisfied with her level of expertise, not only that other home owner are saying the same thing thank you Janice for your hard work and dedication its people like you that make a difference keep up the good work.

We recently implemented a new building amenity and the staff at 30 Nelson Street in Toronto (John, Margot & Terrie-Anne) have been terrific to work with at every step. The amount of support that I receive, the employee perks and benefits, the incentives, it all makes me feel appreciated and part of the ICC family!

Jyoti Mehta, Property Manager has been extremely helpful in transitioning myself to occupy my unit. She was most considerate in reorganizing elevator ability so that we can move in.
Its simple efforts such as this, that shows me that she is definitely an asset to your team and we do appreciate her at the Arc at Erin Mills.

I have dealt with Rosana Sartori at the Toronto King Street location several times now. I have consistently found her to be approachable, professional, easy to work with, fair, and EFFECTIVE. She has demonstrated knowledge and expertise in her area, and as a resident of the building I have benefited from this. Our building is lucky to have her as the manager, and I would hope that she is recognized appropriately.

Worse property management company. Broken lights in my backyard for over 1 year. we requested a PAP change in May, but it hasn't been done and yet they are charging us NSF fees

At my condo, RadioCity, we had a property management change last year and got possibly the worst team under ICC. Under their watch, a condo was broken into, where the security cameras were accidentally turned off when the burglars came in. Then property management started to find excuses to do check-ups on units that had no issues, trying to change their lock. Concierge rotation became frequent, so no one was accountable.

I strongly suggest ICC to look into this property management team, or else they may be removed by the condo board for incompetency and lack of integrity, as the owners already don t trust them.

I emailed Kerri, the condominium manager, about non-working light at my unit. She emailed me back promptly and the next thing I knew the electrician was there and light fixed. I was truly amazed. This is what I would call professional service at the highest level.

Gorica Borcic used to be a manager at our condo.

We are now reviewing invoices paid by her at our condo and have found many questionable payments. If you have Gorica Borcic at your building please get an independent accountant to review payments this person authorized.

Melissa Bruno at ICC is a very knowledgeable and professional young woman. Melissa went over and above our expectations to ensure we were kept informed and felt safe during COVID. Any questions or concerns we had were addressed quickly and with up to date protocol. Thank you Melissa.

Our building is currently managed by ICC property management and has been in total disarray for the past couple years. The managers do not alert us to construction that makes working from home impossible. And do not take any action against those that do. In emergencies they are unresponsive which is not acceptable. Emailed our past property manager a couple times and he never replied. They contract out to a lot of different companies - and while we have had amazing security and cleaning staff that becomes like family they let these people go or drive them crazy enough to quit. The landscapers they hire charge us thousands of dollars a year - and their work is terrible. Extremely unhappy with ICC - and I cannot be alone.

I have had the worst experience with ICC over the last 3 years and I am about to sue them for personal injuries which they have contributed to now that I am losing my home. From the day I moved in and was made to wait for 1h:45m for the elevator I booked and reserved, which was then promptly removed from service at 2PM after being allowed 45 mins of my 3 hour window, I had to pay $650 more for labour that my movers were forced into and carry everything one at a time. I put a $500 deposit down for the elevator, but management would not assume any responsibility. I have had security unlock my door in the middle of the night for no reason, reported burglaries and been criticized and belittled by the Property Manager, made requests 4 times to access condo records which went not only unfulfilled but also un-replied to, reported a bike stolen which security took 5 days before they checked the tapes and informed me there was no footage, but would not confirm or tell me THE OWNER how long/far the tapes are kept, reported a home invasion which i was drugged and told "don't let those people in then", been insulted by the property manager in front of other staff, had untrue accusations made by the PM in writing, and not received any responses to many of my messages sent to both the PM and ICC's owner... THIS COMPANY IS DEPLORABLE... I am currently about to take LEGAL ACTION to show them just how much harm they have done!

I would recommend ICC Property Management to anyone! I have lived in a few condos and visited several where I had to deal with management and no service I've received compares. My most recent experience was at Studio Terrie, Margot and John are a great team! My concerns are always addressed with urgency, no matter how small.

The team at ICC Property Management is very helpful and knowledgeable. Extremely professional and prompt with responding to messages and dealing with any issues.

BUNCH OF THIEVES, VERY UNPROFESSIONAL, YOU HAVE A PROBLEM, U EMAIL THEM THEY DON'T RESPOND, U CALL THEM, THEY DON'T ANSWER, MANAGERS ARE LITERALLY GARBAGE, THIS GARBAGE COMPANY WAS CONVICTED OF FRAUD TWICE WITHIN 3 YEARS!!! STAY AWAY.
