We switched to ICC about 2 years ago from another property management company. Being a board member for many years taught the importance of having a property management company that was responsive and effective. We have been very happy with ICC and our assigned property manager. I feel that the value is fantastic and we have seen a notable improvement in the overall management of our property. ICC has been great to work with, professional, and responsive when needed. I would not hesitate to recommend them.

Deplorable, Disgraceful and DISHONEST! DO NOT do business with this firm. If you do, keep all your records, emails, pictures etc. You will need them. They should have their licence revoked. They are the most despicable group of property managers. We are putting a petition together to have them removed with cause. Trust these reviews - take your business elsewhere!

ICC Property Management and Property Manager L. Lott have continued to provide timely COVID 19, Infection Control information to DCC #77.
Questions and concerns have always been addressed in a timely manner.

It has been a pleasure working with the management team at ICC! We've been working directly with Terrie-Anne, Margot and John, and everyone on the team has been fantastic to deal with. They truly care about improving the experience of building residents, and are very accommodating and respectful towards their vendors. Overall it has been a great partnership and we look forward to continuing to work with this team.

We have ICC for more than a year now, and I am very glad that our condo has made the switch, speaking as a resident and a board member.

Our property manager Eddy Chung and his team have diligently and thoroughly resolved the legacy issues. Board meetings are well prepared and can actually be enjoyable. Residents concerns are professional addressed.

Daily operation is smooth, and any problems are quickly resolved along with our superintendent James, who is always willing to go the extra mile.

Do not hire them and if you have them get rid of them ASAP!! Worst property managers ever. Unable to communicate at the most basic levels including an astonishing inability to use spell check. When constructive feedback is provided they say we are still learning but do nothing to rectify the situation and go on to claim that they do a good job. Completely botched a simple locker content swap when residents were mistakenly occupying the wrong lockers and then had to be told to apologize for the chaos they created and were then guided by residents step-by-step on how to resolve it. Regional managers and property managers have trouble with the basics of board elections. Important owner documentation is constantly sent late or not sent at all. Record keeping is abysmal and it is clear there is absolutely no accountability at any level of the organization. Sadly what I have written is just the tip of the iceberg of their substandard organization, substandard service, and absolute lack of interest in improving.

Its simple RETURN CALLS & RESPOND. DO SOMETHING, you work for us. I wish we could rate in the negative. Do yourself a favour stay away stay far far away. I can understand a day delay maybe 2. I called 3x in one week and I am still waiting fo them to return my call. I don't have the time to work with a firm like this.

She was very professional in the way she managed the residents and her coordination with my work crew. Overall the job went quickly with very few problems, which I contribute to Melissa's professionalism.

Poor service; unprofessional and unknowledgeable employees. Questions go unanswered. Residents are looking forward to booting out this "management" company. They take forever to get things done. They barely return phone calls and they send very rude responses to e-mails when finally answered. I reported an employee to the vice president of the company and my concerns were passed down to a manager and I was basically told nothing will be done and she is a great asset to the company.

It probably depends who the specific project manager is who is assigned to your building, but in my experience, neither of the two individuals who was in charge of my condo building, ever provided adequate service. Emails take many days to be responded to, and when they are, the issues are rarely dealt with. Dates are never given as to when any work will be completed, so there is no accountability. Some items carry over year after year to the following Annual General Meeting. As an owner it feels as if I have no control over what is being done in my own building, and yet we pay these property managers -- to do what? Simple communication could go a long way. If the relationship between condo owner and property manager was regarded the way it should be -- as client and employee -- things might be different.

Atrocious - Belligerent - Callous - Deplorable - Evil. Stay miles away from this organization. Zero respect for home owners. Zero customer service skills. Managers and head office staff are not supportive neither care about home owners. Home owners pay condo fee which pays the management companies contract fee which pays staff salaries. Is it to much to expect, we as home owners get what we pay for...???

Mike Liao located 119/139 Merton St. is always cordial and polite. He is conscientious property manager and takes immediate action regarding any request or concern that we have ever had.
The last example of fabulous service from several days ago was that of a electrical problem on our balcony where an electrician was called and repaired the defective outlet literally within 1 hour of notifying Mike.
