We hired HouseSmart real estate 2 years ago when we were struggling to find tenants in a slow market for our rental property . HouseSmart found us quality tenants within a short period of time. They also correctly adviced us against selling at the wrong time.
When it was eventually time to sell, Adam was very professional and enthusiastic. He did home opens every weekend while maintaining a cordial relationship with the tenants. As a result we managed to get an offer within 6 weeks, which was fantastic. He also successfully negotiated with the buyer and got us the price we wanted.

Giving this company just 1 star makes me uncomfortable. If you are looking to rent through Housesmart, PLEASE! Do your research!! I'd suggest reading reviews on Facebook too. Anything above 1 star is left from people who have either bought or sold houses, not renters! They have their owm staff members leaving reviews, one can only presume as an attempt to lift the 2.9 star rating on Facebook. Believe what you read in regards to renting through these guys. Unprofessional, unorganized and treat their Tennants like scum of the earth from the day a lease is signed.
Have they all actually been to court? With Housesmart winning and tennant evicted? Or do you guys make everything so difficult for tennants that by the time it gets to court, they would rather be homeless than to have to spend another day dealing with Housesmart and then the case is rejected anyway because the property managers are unorganised and taking shortcuts with legal paperwork.

The supporting structure of the enclosed GAMES ROOM is rusted, may only last 2 more wet seasons. This is due to the tin sheeting not being laid correctly 1s or corrected in time. This has caused several leaks leading to black mould & rotting within the WALLS & FLOOR.
There is black mould growing in the loungeroom due to a (now correctly blocked) leak in the chimney where a (now) swollen chipboard cabinet has been fixed into the fireplace.

I've had quite a few issues renting through this company. After reading various other reviews around the web and experiencing issues similar to other tenants, I've realised that Housesmart may be fantastic for home owners/lessors, however the support for occupiers of these properties is lacking. They do not appoint specific property managers to properties, and thus encounter communication issues within the office. The copy/pasting job done on the PCR's was quite concerning so I'd advise any future tenants to BE THOROUGH... I will admit that through all the drama's we've encountered, Nicole has been quite helpful and has been able to resolve most of the issues.
I intend to move on at the end of my lease, I haven't encountered these sorts of issues renting through other agents in the area or otherwise.

I can't recommend HouseSmart reality highly enough. My wife and I sold both a house and subdivided block through them in Beechboro. Adam is exactly what you want in an agent - genuine, honest and switched on. Other agents were salesy, promising inflated figures and trying to pressure us to sign (plus charging thousands more). I was a HouseSmart tenant for more than 6 years. All of the senior property managers are great. The directors are amazing. When there ever was a dispute (usually from miscommunication), as long as I presented my case properly, there's was a favourable outcome. My lease has now ended and I wouldn't hesitate leasing with them again.

I find it amazing that you have the time to reply to my wife's post and write blatant lies but apparently you do not the time to manage property's as you are paid to do? Very interesting.
In regards to the chickens you mentioned, (I am still pondering as to why you brought this up?) we were not informed about them being sick. It was only after the tenants vacated and we noticed that one was missing and we enquired where it was that we were told of what happened. I have seen no proof that the chicken was taken to the vet so your comment is just here-say. We would have preferred to be notified when this occurred - instead we were left to deal with 2 very devastated children when they discovered that one missing and we had no idea what happened.
The damage to the wall should have been reported immediately however the tenants decided to take it upon themselves to do a dodgy repair. Had we been informed of this promptly, instead of me finding the damage in the final inspection, it would have saved us time and money in repairs. It cost us over $2000 to repair. We also lost money in rental income as it took us a while to find someone to do these repairs over the Christmas period.
The tenants also asked to leave early as they were moving to the hills due to work commitments so we kindly gave them this option - not the other way around.
It is not surprising that I see so many terrible reviews about your company online. I am just so grateful that Housesmart no longer manage our property and that we now have an excellent and very professional property management team.
It is important that I write this review online so other people are aware of your very unprofessional service as we do not wish to see others suffer as we have.
Booked an open home through an app, talked with the agent on the phone the day before, and confirmed a text message on the date. Arrived on time and waited 30 minutes but no one showed up so we just left. Don t waste your time here like we did along with three other parties that turned up. It was a very rude experience and would be better off trying elsewhere. An hour return + half an hour wait.

Rented through this agency for 2015, moved onto another property this month.
-Whenever there was any maintenance requests things were dealt with in a timely manner.
-We actually broke lease and were a bit worried on having to pay rent for the rest of our tenancy agreement but the team managed to rent it back out quickly which was handy not having to pay double rent for too long at all.
-The process of final inspection and bond disposal was handled very well by Mariam who responded to us very quickly with the information required. Also there was no disputes in terms getting out bond money back.

I wouldn't trust my investment property with these guys. Failed to return calls or messages to proceed with an application process for a property that's been up for over a month. I feel sorry for those who put their trust is such a mediocre reality business. You pay for what you get.
This was our first time renting with housesmart. We have had the pleasure of working with Hany and Donna. Even though initially, moving into the property there were some teething issues from the state that the previous tenant left the house in, Hany (our property manager) has been outstanding in providing great solutions to the problems in a prompt manner.
When you speak to him there is genuine care about the people he is working with. Initially we were not sure about Housesmart, but after a couple of weeks they have completely changed our opinion for the better. I would recommend housesmart to anyone, especially Hany.

I was very disappointed with how they managed our property, as another reviewer stated, every rent inspection was done by someone new and they were incredibly unprofessional in our dealings with them.
I was appalled by the state of our property when driving past and asked to go to a property inspection. Unfortunately, the inspection time was cancelled by the property manager and instead of allowing me to come to the next one, they organised it without informing.
Upon our final inspection, I discovered extensive wall damage which ended up costing us a lot in repairs and loss of income.
The property was left in a disgrace, nothing cleaned, and the garden dead. When we tried to recoup the money from the tenants bond, we were told we couldn t cover the costs.
The property would have never been in such a terrible state had they conducted property inspections properly. They also forgot to get the tenants to complete a pest inspection and we had to remind them on how to do their job.
I honestly don t know what we paid them to do but very glad we only had to endure their unprofessional service for 1 year.
We now have hired a new property manager who has got us more money for our property, actually conducts thorough rent inspections and contacts us if their are any issues. I am so thankful we don t have to deal with Housesmart any longer!

They took us to court and claimed for all this stuff that was already wrong with the house before we moved in and for curtain and then took them down painted the outside the walls were already badly chipped and the house was already badly maintained as when i walked through it the lady had she was there for 11 years and her kids had already marked chipped pulled down the walls. They took our bond and we also paid what was owing. Months later we got a phone call there insurance company stating we still owed what was owing as they took the bond so the insurance paid them out again. So went to the courts paid for the papers that said what we had to pay sent that through with our bank statements saying we had already pay them. Isn't that some kind of fraud or double dipping??? Also Every time I have tried to ring this real estate they are busy or they will ring you back havnt heard back!! Be careful don't get ripped off like we did!!
Judge gave that bond over to Nicole from house smart when we were at court and we paid what was owing also have bank statements and the court papers If you would like a copy as your insurances company got one when they rang us as house smart put a claim in for $1,520. There was only $365.78 owing as house smart had taken the bond. Also have witnesses that lived across the road from that place and when the real estate got someone to paint the outside of the house they wanted us to pay that also. Never will we be renting through this real estate again!

I was renting a house through this House Smart and very disorganised in many areas and being 21 st century they are not there yet, as for payments they dont take cash, i cant deposit direct into theirs only direct debit and i had to make money order for last 12 months at $ 9.90 per month, i go to pay rent and theres kid behind counter every now and then that could not spell the street that we are living at pure joke, also when rent is due they flood my phone with msgs but getting their things ready for bond release i had to go there back few times and noone knows weres things up to. Why paper work wasnt ready for bond release on the date i left the premises how hard is that? Like the rule with house keys i had to drop them off on certain date and time otherwise rent applies, i excpect in return everything to be same. They are few great people in there no question about that but this are the areas that im not happy at all.
