Adam was the RE agent for a house we purchased recently, and we found it an absolute pleasure to work with him. Throughout the purchase process he was very responsive to contact, following up queries with his vendor promptly, happy to work in with our schedule as we arranged viewings/inspections etc, and even came to the property on settlement day to guide us through the keys and security system. Post settlement he has followed up with us to check whether we have any queries about the house. If I was ever selling in the area I wouldn t hesitate to use him as the RE agent.

I had confused with the previous Real state when I had deal with them at the beginning but when I got transferred to House Smart Real State I could find the different with them ..
When they listened to my situation they sorted my problem very quick and I gonna say Special Thanks to the lovely worker in there who is Ronalyn Siose,
Cause she is very responsive person with a nice behaviour..
I've just talked on the phone with her but could understand she is a right person with her responsibility in there..

Nicole Le has managed my property for some years n...

Nicole Le has managed my property for some years now and appreciates that I reside interstate and cannot attend to the usual property matters. I rely on Nicole to act on my behalf and ensure maintenance issues are attended to promptly, Land and water rates invoices are taken care of. She also notifies me when an inspection is being held and if I would be available to attend, even though on most occasions, I cannot.
I would like to thank Nicole Le and hope she will be continuing to manage my property.

It's wonderful to find people who go above and beyond when looking after you.
That's the experience i had with Camille Solayao and Madyson Laver the team from HouseSmart Real Estate at Shop 2 Altone Park Shopping Centre
161 Altone Rd, Beechboro WA 6063.
I swear at times i felt lost or that i was about to ask something silly.
However there was Camille ready to steer me in the right direction. Together with Madyson who was kind enough to give me great news at the end of the day.
Both Camille and Madyson stayed on communication with me navigating my every move so in the end it was smooth sailing.
Wonderful, punctual, on point and a nonsensical approach in their work ethic.
I highly recommend this dynamic duo for anyone who wants fast and effective results when looking for a new place.

n 7 short months as our Property Manager HouseSmar...

n 7 short months as our Property Manager HouseSmart Real Estate Pty Ltd racked us up a debt of over $12,000 through rent arrears, damage to our property, outstanding bills left by the tenant and property stolen by their maintenance company. Issues experienced include, and are not limited to; - Failure to deal with rent arrears promptly (6 week delay in advising owners tenant was in arrears) - Failure to perform full reference checking on applicant (only checked personal reference, not rental references) - Failure to action maintenance requests promptly (2 months + to fix air conditioner constantly running water and refused to reimburse for excess water usage) - Failure to report issues from inspections (e.g. whole full length blind missing from dining room not reported as missing!) - Failure to invite owners to inspections although requested multiple times verbally and in writing (Advised they forgot even though there was a note left on our file) - Failure to advise tenant we were not renewing lease when directed by owner - Failure to use and properly manage a reputable maintenance company (did not complete job but charged full quoted price and stole $1500 worth of items from our property) - Failure to allow ample time to pay bills (advised on Friday of a $340+ bill due on following Monday). At the end of all of this we only wanted HouseSmart to pay the replacement value of the goods stolen from our property (as they gave authorization to the contractor to take our goods), and for them to pay the excess water bill created from them not actioning a maintenance request for over 8 weeks. They refused to do so unless we relisted the property for rent with them. Considering how far we are in debt because of them, this was definitely not an option. My experience is not isolated and I would highly recommend you search House Smart on the Beechboro Neighbourhood Watch Facebook Page and read the associated posts to get a good understanding of the unprofessional dealings of this business from both landlords and tenants. Also be aware employees have written some of the 5 star ratings on their Facebook page; I believe this is testament to the lack of ethics of HouseSmart and their employees.

Unfortunately I cannot recommend House Smart to anyone thinking of selling in the area. I negotiated a fix rate fee of $7K which was not the cheapest quote I got, the cheapest was $5K all up incl of GST and advertising. Went with Adam as he seemed reasonably knowledgeable about the area and we spoke in person despite being 2K more.

The initial ad was atrocious and I would not even bothered seeing the property. I changed it to sound a lot more positive, there were also errors in the ad, e.g. the wrong number of ac just lack of attention to detail which is unacceptable as far as I am concerned.

The settlement date was too soon for my BANK and we negotiated a new date, unfortunately I forgot to send back the form for the extension, but Adam did not follow this up or inform the settlement agent so I got slugged for 4 more days of penalty rates at about $350 just because he did not follow up on this - my error but I think it's agents responsibilities to follow up on forms not the clients. Incidentally the total penalty fees was around $1900.

The suggested sale price was 11K lower than what the offer was on first home open - basically I am lucky I trusted my own judgement and not his assessment on what my house was worth.

The inspection was organised the day before settlement, no time to fix stuff up and items that were working were seen to be not at the inspection, e.g. gas and the a/c all because he obviously didn't bother to check any of these beforehand and run through this. I do acknowledge that some lights were not working that I needed to fix and this was my error.

General impression was he just wanted to sell my property asap with no interest in getting the best price and the unrealistic settlement date was never met - resulting in penalty fees, he is not fully to blame, my bank took too long but given that I was told up to 15 working days is standard you'd think he would know to not set such a tight date. I do think the initial settlement date was ridiculously quick.Just wanted the money asap with no consideration of penalty fees that his client may have to pay.

I am sure other people have had good experience but mine was bad and ultimately expensive..

Basically - take your money and property elsewhere........

Constant texts for "rent in arrears" from 2 days after paying rent until the next time you pay, on top of hassling phone calls asking when rent will be paid, how much will I be paying, after informing 3 different people of when my pay day is and what day I will be in every week to pay the rent, trying to get maintenance done is pointless as it doesn't get done, for 5 months I have been here so far one of the air cond still isn't working, a fallen beam above the front door is still not repaired,tiles broken by some guys installing the a new bathroom cabinet have not been replaced or fixed and have gotten worse. Will not be renting from this company again

Wasn't impressed by your "office policy" of asking ALL my references (personal and work) if they would be guarantee's for myself when applying for a rental.

That put my references on the spot and myself as neither party were aware they were going to be asked that.

I spoke with the dept of commerce and serveral other real estate companies and ALL agreed it was a very strange question to ask.

Although there is no law stating you cannot ask that, it is still very off putting and have let people know of your policies as a heads up for future if they do choose to go through your real estate for any future dealings.

I hope this feedback will encourage you to no longer ask that of peoples references or at least give the person applying a heads up as again that puts all parties in a very awkward situation when being asked.

I don t know how they managed to a lot of 5 star reviews. If I could give a zero I would. They charged us for most of the damage that was already there when we moved in to that old house some of which we tried so hard to clean and fix. Very unappreciative. Such a RIP OFF

They do not reply to your emails, and try to charge you for damage that was ALREADY done to the house - Nice Le never answers emails or gets back to you, you have to send multiple emails over multiple days and actually call up to get a reply.

Would just like to say a big thank you to Jacky Eslston for all of her assistance in helping us find a rental property. She not only explained how to fill out applications and give us as much information about the house as possible but also asked us about our situation and got to know us so that she could then recommend other properties to us. We booked a viewing for a rental property and they forget and left us waiting.
Turned up and didn't even greet us, mumbled a half ass apology to us and opened the house and didn't speak to us.
The house is nothing like the photos.
It was ABSOLUTELY filthy and stunk of old ciggarettes and god knows what else.
Carpets were absolutely filthy and stunk.
How on earth can you waste other peoples time showing properties like this?
We both had finished work and wasted our only spare time viewing this filthy house
Can only imagine what trouble we'd have being tenants in the future
Avoid at all costs!

My partner registered for us to view a property on Parin road.
We will definitely not be viewing any other properties and wasting our time!

You have probably notice I haven't called you late...

You have probably notice I haven't called you lately. It is not because I don't enjoy our chats but your team of, Nicole and Ruth have been dealing with my request and idiosyncrasy with expert skill.

I have found them to be the consummate professionals. When I ring them they know how I am, they seem to know what I want (freaky but good) and have all the answers. Their advice has been of the highest quality and I appreciate their skill and wisdom in all things property.

With some of my properties become vacant Nicole has kept me in loop with status of applications and given superlative advice and tenant selection.

It is refreshing to build that trust with them both. In particular Nicole has been able to make the decision, with my best interest in heart and seem to know how I like things to be dealt with (again Freaky). I appreciate that most of all.

Our rental property has just been transferred to Housesmart from our previous real estate agent, so far I am extremely unimpressed with they way they run things. 1st of all we were scheduled to have a rent inspection and they cancelled on us an hour AFTER they were due to rock up, via voicemail I might add with no correspondence regarding this since. Secondly we received 2 water bills at once because I am presuming they forgot to send us the 1st one originally. We have only been with them for a few months but so far I am not impressed with they way they run things.

l was amazed by Adam Bettison from HouseSmart, who sold my property less than 40 days from the 1st and the only 1 home open organised, a couple of offers made within 4 days, 3 weeks to wait for finance to be approved and 2 weeks for Settlement. He is so confident and so well experienced in his job as a selling agent that gave me no hassles or stress at all during the whole process. Well done, Adam! l highly recommend him to any one who wants to sell their properties for Adam possibly knows a lot of potential buyers in all his areas! More than 5 stars service should be given by me to Adam!

We had tried to sell our house on several previous occasions, but without success. The issue that contributed most to this was the fact that our house was situated next door to state housing, and this brought with it some difficulties from the neighbours. We wanted our agent to be honest with enquirers, but still to sell the house at a reasonable price - not an easy task! We were very impressed with the honesty, diligence, and perseverance of Adam at HouseSmart. He got us a price above our expectations, without resorting to dishonesty. Then, when there were a couple of difficulties in reaching settlement, due to hesitations from the buyers and maintenance issues at the house, Adam was fully involved in ensuring things were sorted out to everyone's satisfaction. This all happened while we were overseas, so it was not an easy or ideal situation, but Adam was professional, easy to work with, and stayed in close contact. My wife and I were completely happy with the whole process, and we highly recommend Adam and HouseSmart as a reliable choice for sellers or buyers. If we were buying or selling in the area again, we would absolutely go back to HouseSmart Altone Park.

My neighbours rents through these people. Every time there's a property inspection she gets home and they've locked her out. Even though she keeps telling them she doesn't have a key for the door only the security door!
Then she has to stay at a friends place until she can get a bus to the real estate. Very rude people

Adam at HouseSmart runs a VERY professional business without the false hype of the "big guys". He told us the facts and did not then add any hidden prices for extras that were not wanted. Nothing but PURE professionalism. Ended up selling our house with them on the irst house open (that was packed with buyers) and got written 4 offers presented that night. Adam from HouseSmart ended up selling our house from that home open for MORE than we asked for (which was MUCH more than any other agent said it was work). 11/10 Well done and would HIGHLY recommend them to everyone else.

I have recently sold a property with HouseSmart and had a great experience. Adam and Ann were incredibly responsive and took on my suggestions and they themselves provided a lot of advice. A throughly professional outfit and it is for this reason that I also have several properties currently managed by HouseSmart. They have managed my properties for several years and I am happy with the level of service that is provided to me - monthly statements are always on time, if there are any issues with the properties they let me know as soon as they possible and they are always available if I have any queries. Thanks Adam and your team for your professionalism.

We rented with Housesmart some time ago and it jaded us so much I've always had it in the back of my mind that I have to leave a review. The first mistake was letting us leave their office without paying bond. It was a few months later before they realised. Poor owner! Second it took 2 months before we got the condition report. Then there was the frivolous breach notices (I think that's what they're called). They sent us 2 in the time we were there, one was for a plant that was dying but I mean come on, at least mention it in the inspection and we'll replace it. Funny thing is the owner (who we were on good terms with) ended up replacing it. Another one was the fact they couldn't work out our rent because nobody pays monthly - I think we were the first to do it, and they kept sending us arrears notices even tho the rent was being debited automatically lol. Working out how many weeks in a year is hard. The icing on the cake tho was when we moved out and they still charged us a months rent! Unbelievable, we were paying a mortgage and rent! Better yet it took them 2 weeks to refund it, what a joke. Probably better now but very amateur at the time and put us through a lot of stress! But every cloud has a silver lining and because of it we actually bought a new house in the area. If we ever sell we WONT be going thru these guys. Moral of the story - be good to your tenants.

We have just bought our first home with HomeSmart ...

We have just bought our first home with HomeSmart in Kiara. And we are now very happy moved in, lived in the new home.
It was such a pleasure to deal with Adam and his wife, Ann. They were assisting us in every step from the time when we were suddenly showed up after viewing time to the settlement and after . Being a migrant couple, so many things my wife and I were not aware of during the process of purchasing, settlement and getting utilities connected.
Adam was always ready to give us a hand and get things sorted out, not only prior to the settlement, but also after all settled. He also gave us a call to check if we satisfy with our new home.
We would very glad to use HomeSmart again when it comes to our next home, or handing our property to HomeSmart for their property management services. They will do a great job with their careful, detailed and professionalism.
Again, thank you, Adam and Ann, for being so helpful and so kind to us.

I have rented with multiple agencies and unfortuna...

I have rented with multiple agencies and unfortunately, HouseSmart have been the worst I have experienced. I should have guessed from the initial visit to sign the lease where my condition to have something fixed was left off and I had to leave with out signing it as I was not about to sign without that being on there. Not really a service point, but the lady who went through the lease with me was wearing a see through top with a bright red bra, not very professional if you ask me!
It seemed that every inspection was done by a different person, in my 6 month lease I had 3 different property managers/points of contact, not including the people who would answer my emails inquiring about each below point.
I was told that I had to use a third party to pay rent which charged me a monthly fee, I questioned this at the signing of the lease and asked for other options, to which I was told there wasn't one. So I went on my way and paid through this site. It was not until I changed the payment frequency and the third party kept trying to take payments on the wrong dates (which I was charged multiple $15 dishonor fees that were not refunded) that I complained further and was given a BPAY type option. This was something I was told was not an option when I originally asked when signing the lease. Lying to tenants; also not very professional.
There was mildew on the wall in the bathroom, I raised a maintenance request to have this fixed. They sent someone out who looked at it and said they could fix it for a fee payable by me, when I said I wouldn't be paying as I was a tenant, the worker left. I heard nothing more about the issue being fixed until over a month later when I finally emailed them to follow up, to which they said my request had 'accidentally been closed in the system'. Great record keeping there!
The toilet roll handle broke and when I raised a maintenance request for this, I was told that it would not be fixed as the owners preferred not to have to send a contractor out to fix 1 issue. I emailed them back asking how this was fair and what I was supposed to do, I got no response. It was not until I emailed back again a week or so later stating that I had spoken with the DMIRS, that I knew my rights and knew they could not refuse a maintenance request, no matter how small. It was not until after this email that I got a response, I am assuming because they realized I knew that I could breach them over is and the owner dropped a free standing toilet roll holder at the door. Once again, unprofessional and just completely unnecessary.
The photo's or in-going PCR was not looked at when doing the final inspection. This should have at least been done as it was someone new completing the final inspection. I had to email back outlining the things that were included in the in-going PCR so that I was not made to fix the issues, dispose of the extra items or be charged unfairly.
During my last 2 visits to the office, a young boy served me. And by young, I mean very young, early teens at the absolute oldest. Once again, so unprofessional. I understand that maybe single parents need to take their children to work on the weekends or something, but keep them out the back of the office, it is not a good look at all to have a child dealing with stuff like this.
Anyway, if you are looking at renting through HouseSmart, I would suggest being on top of them for anything as you really need to push to get an answer or anything done.

I would thoroughly recommend HouseSmart Real Estate to anyone wanting either a competent Property Manager or a selling agent.

We were previous tenants with House Smart, Beechboro and honestly, i would NOT recommend them as landlords. We had to wait 2-6months before simple things were fixed like the lights,oven,security lights,doors.
We were constantly sent texts and emails for water-bills that were paid on time and the rental rewards system for paying rent was not explained properly. I would Not recommend anyone looking to rent to go through this outfit. Calling the office was a nightmare as our calls were not always returned.
They are quick to take your money, but not equally quick at getting things fixed around the home. It was a shocking experience, never again.
If you are a tenant , I would suggest you go with Ray White Midland OR save and purchase your own home that's what we did. I would NEVER rent a house again or send my friends or family to them.

Corey informed me house smart strive for satisfaction of their clients and if theirs issues or a problem it's acted on. he went above and beyond to show me other houses that fit my budget and even drove me to another viewing. I purchased a property recently where Adam Bettison was the real estate agent. Although I cannot comment much about our initial dealings, I can only say that he was hired by the seller to sell their property and as such acted in their best interest, which I guess is fair and understandable. Once the offer was accepted, things moved fast and became hectic, which is why I appreciated the promptness of Adam's actions and his efforts in catering to my needs. These included replying to my queries (email and phone), obtaining necessary documents and getting things done, such as organising for necessary repairs before settlement, or meeting me for the inspections at times that were best for me. He conducted business in a no-nonsense, professional manner and was on top of things. After settlement I was kindly gifted with some wine by HouseSmart and although I don't drink anymore, I can still appreciate the gesture. Maybe I'll use it for cooking... Good job, Adam!

When my brother passed away, the sale of his house...

When my brother passed away, the sale of his house was my responsibility. We made the trip from NZ to Perth, and had limited time to put my brothers affairs in order. We talked with Adam from House Smart about the sale of the property. His knowledge around the requirements of building standards pre-sale was valuable to us and we were able to have the property up to standard and ready for sale prior to returning to NZ. My brothers house in Beechboro was sold within a week of Adam listing it. Thanks to Adam, the sale process ran smoothly and he kept us informed throughout, even ringing us in NZ to let us know settlement was complete.

I'm convinced these guys are paying for 5 star reviews on Google. If you're looking for someone to mange your property, honestly steer clear. It's dead money.

If you're looking for a rental, be aware:

- You need to pay rent through a third-party platform in which they charge YOU to use. They won't even accept a bank deposit or BPay. You can always drive down to their office every week and pay cash though...

- Every inspection is a new, clueless property manager.
- Never action any maintenance items--not because of the home owner, but because they never respond or action anything because the property manager is brand new.
- Their office smells terrible and the staff are rude.
- They've literally called "next of kin" on application and threatened them to make sure they can pay rent if the applicants can't. The calls are outsourced, and read from a script. Now that's just rude.
- They just palm everything off, constantly.

I really wish I could share the number of times I've tried to get a simple yes or no answer from anyone at this company and it's just pointless. Maybe they'll read Google reviews. Who knows.

Steer clear. Honestly.

I'm honestly surprised by the amount of 5 star rev...

I'm honestly surprised by the amount of 5 star reviews you have. My sister rents through your agency and certainly has not had a 5 star experience. There are plenty of issues with the property that were there when she moved in that still haven't been fixed, she has a roach infestation that you have not dealt with effectively. There is a safety hazard in the drive way and all of her attempts to contact have been ignored. Your staff refuse to communicate with her and are now expecting money from her or else you'll evict her. How is it that you have not done your job as a real estate agency and yet expect her to deliver when she cannot. This is absolutely unfair, you are unprofessional and causing her undue emotional distress. You have not taken responsibility or held the owner of the property responsible for anything. As far as I'm concerned you have failed as a real estate agency. From what I've read in the reviews so far, the top reviews are from buyers or sellers. Seems like those who rent off of you are subject to your poor customer service and gross negligence.

I rented with HouseSmart for over 2 years and had a really good experience. Especially with Pamela and her assistant Bernadette from accounts. Always had quick replies from the ladies and updated me with bills/ledger queries. Especially at the end of my lease when the poperty manager had changed during end of lease. Wishing them the best with the new tenant.

Have been living in a rental managed by HouseSmart for the last year and a half. Always contactable and approachable with great property managers. One particular hero at HouseSmart is Camille - one of the assistant property managers - who always finds the time to get anything I need moving and has been one of my first points of contact since moving into the rental.
