DO NOT RENT FROM CLV GROUP! I lived in the pier tower buildings for almost 2yrs and have had too many issues to count. We were told there would be a gym & pool opening up, 2 years later they haven’t even started renos for it. We were told there is 24/7 on site security, yet there is almost never security here, the lock on the main door was been broken for over a year, and the doors to the underground are left open constantly because they don’t always work. Theres been many break ins to the cars underground yet nothing is done about it. The front buzzer doesn’t even work half the time. There are constant issues yet you can never get ahold of building admin or they say they’ll call you back and never do so. The admin office was closed for months due to understaffing & tenants were not informed. It took 16 calls, 4 emails, & dealing with 4 separate people over the course of 6+ weeks before they’d even assign me a parking space, then I had to contact them 4x to have it changed. The first 2 spots they gave me were assigned to other tenants, so rude notes were left on my car telling me to park elsewhere. Next spot was underneath a leaky pipe that caused rust/damage to my car and they would not compensate me. Elevators constantly down or barely working, one has broken down for over a week & today they put the other one service as well causing me and an elderly woman with groceries to wait 20+ minutes to use an elevator. We had no hot water almost all weekend. They do nothing but decorate the building & raise rent. We’ve had issues with roaches & mice & BED BUGS. They also literally stole money from my bank acct; I gave my notice to vacate & was told my rent deposit would be applied yet they still took my rent in full. This caused my account to go into overdraft, and their solution was to mail me a cheque which could take 4+ weeks, and gave me absolutely no compensation. They left me with a negative account balance not caring that I have bills to pay + moving expenses, THANKS CLV! Even though Im moving they had the audacity to send me a notice of rent increase. I am very disappointed with my experience here & do not understand why my rent would be raised when CLV clearly does not even have enough staff or consideration to meet the needs of their tenants. The rental price of units same as mine have gone up over $600 in under 2 years. WHAT ARE THEY CHARGING SO MUCH FOR?

The buildings now known as 'Stoney Creek Towers' were never very good to begin with: the former landlord DiCenzo let the places rot. We were hoping things would improve after the takeover; so far they haven't!

- All funds are going towards the renovation of new units and beautification (an LED fireplace in the lobby? Really?!). Meanwhile, us older tenants have issues with falling apart units that go virtually unanswered. I personally have a bathroom ceiling that's been caving in due to water damage. A technician came to inspect, said "that's going to be expensive", and that was it. Still no response from CLV after almost two months.

- PESTS. If you want bed bugs or cockroaches, then this is your place! My unit has been sprayed 4 times (over 3 months) and myself and my kids are still getting bitten. The pest control company being used doesn't seem to be doing a good job, yet the numerous complaints the office receives isn't changing anything. (One technician showed up to spray our unit while wearing sunglasses: is this why he detected "no activity"?) And don't think moving into a new until will save you: we already know of one new customer who's gotten them. Renovation of old units sends bugs scattering everywhere; NO ONE is safe.

- Controlling: telling tenants they're not allowed to hang holiday decorations on their doors due to being a "fire hazard". This claim isn't based at all in fact (as per discussion with a member of the fire department). Is this perhaps an attempt to keep the hallways neutral and without "gaudy" decorations?

- Charge-happy: Us grandfathered tenants are here for a reason: the rent was cheap and utilities were included. Now that the buildings are being gentrified, CLV is coming up with ways to milk more money out of tenants that are supposed to be here utility-free. A $250 A/C charge was attempted over the summer of 2016 (I'm not sure how many actually paid it), and now there is a rumour of a Winter charge per space heater (allegedly new tenants are not allowed to have them). Considering our units are old and horribly insulated (there is a half inch gap in the sliding door that let's a large draft in, our bedroom windows will ice up in the winter) these charges are a ludicrous cash-grab.

In closing: these buildings were in rough shape when CLV bought them, but are quickly becoming a gentrification nightmare. I would give them zero stars if I could.

From start to finish we were helped by Christine D'Silva who went above and beyond our expectations to help us find the perfect place. We plan to stay here for a while but we will definitely be looking for CLV places in the future, hopefully with Christine's help.

Horrible experience at 157 Pearl Street South. Building uses centralized heating, temperature in my apartment is on average 94F, no one helping or answering my messages. Have to keep windows open and use AC/fans on full blast to even get any sleep. The other day there was a power surge and my wireless modem got fried. Would not recommend this company to anyone.

I am writing this to let you know that we like renting from this company. Nothing really wrong to say except for the snow. A lot of us have noticed that now that we have a lot of snow in the parking lot we are having issues parking in our spaces that were allotted to us. We are hoping that the major snow hill hopefully will be removed soon if not then some of us will have to resort to parking in some spots that no one uses. Other then this we have no really complaints.

My building has no real on site management. We have a self titled "super" who does absolutely nothing. Everyone who lives here is aware of his uselessness. The toilet in the apartment upstairs broke and damaged my ceiling, he came in and looked at it and apologized and got them a new toilet. That's it. My buzzer has been broken for 10 months, I've made the office aware, I've made the "super" aware. Nothing has been done.

If I could rate 0 stars I could. Myself and two roommates we're denied without any reason given to us as to why. Knowing why would assist us greatly in our future renting attempts.
ON TOP OF THIS, I had put two separate deposits on two apartments through CLV group one for $1249 and one for $1479. It has been a week as of today, and I am still waiting on the refund of BOTH the deposits, with no contact on their part. I AM WAITING ON $2700 WHILE TRYING TO RENT AN APARTMENT. I AM CURRENTLY HOMELESS.

Both my roommates attempted to phone the company, with the results of no answers, and being hung up on.

Horrible experience . Lies upon lies . They make promises they NEVER INTEND TO KEEP. Their renovated units are not fully renovated .. mold and mildew they just paint over . They say they provide certain services but never come through . Took them a year and some to add proper names to energy bill. Constant battles with Angela from management. They are incompetant and rude. I would stear clear of this rental company . Total nightmare to deal with on a constant basis

CLV Group is one the least professional organizations I have ever had to deal with.

Any time anything needed fixed it was an issue. They are not accommodating to the tenants schedule and you have to hound them to do even the most basic things.

Most of the staff seem to have little or no interested in doing an even semi-decent job.

The sub-contractors they hire to do lawn maintenance, painting etc are rude and do a sub-par job.

I am very disappointed with CLV Group and would strongly caution anyone against renting with them.

I would give them a 1/10, and that is being generous.

As someone who previously used to deal with CLV, I can honestly say that they are one of the most heartless, gutless companies I have ever had the displeasure of working with. Want to get into business with them? Be prepared to be nothing more than a paycheck to them. Pose any kind of inconvenience to their plan to suck every last possible penny out of a property and watch as they will do every little thing to get out out of their way.
I would not recommend dealing with them under any circumstances.

This Five Stars goes out to solely the Maintenance and Landscaping employees and staff at Crystal Beach Drive! You all do an amazing job! You work diligently to keep not only the inside of the units in top shape but the exterior of the building looking great! Luc our maintenance manager at Crystal Beach is friendly, efficient and quick to follow up on maintenance issues. The landscaping crew keep the flowers, grass and yard looking impeccable, dispite tenants that disregard there hard work with garbage. Thank you for keeping Crystal Beach beautiful!

My experience with CLV has been mostly positive from the beginning, starting with the viewing of the apartment - the viewing agent was easily reachable and accommodating to our schedule when we only had a few hours to view apartments in Ottawa in a single day. Once we made our decision (on the same day - a Friday) everything fell into place quickly. The paperwork is a bit daunting but it is I think the same thing for any management company - credit check, etc. although they also require a CPIC which I'm not sure is standard, but still a good thing.

Any issues we have had with the apartment have been dealt with promptly - CLV have a person who is dedicated to looking after your particular building and you are given direct access to that person, so reporting of problems has been quick and efficient and efficiently dealt with usually within a day.

The 2 people that I have dealt with at CLV are Angela Squirrel in the office and Heather Baker, who is our maintenance contact person. Both are always there through email or phone and are responsive and caring.

The only problem that we have had is that our building while older and charming is a heritage building with an antiquated heating system that does cause problems. CLV has been prompt in dealing with issues that come up with the heating system but it seems to me that sooner or later they are going to need to bite the bullet and replace it.

I would highly recommend CLV if you are contemplating renting a unit through them.

Company will require your last month rent in debit/certified cheque before even looking at your application. Make sure you do a certified cheque as they would not do a debit refund for my debit paid deposit. Took almost week send money back via cheque form, which I will need to wait an additional 4 business days to clear. Thankfully I had savings elsewhere.

I'm happily giving 5 stars because this building, in which I make my home, is being well-maintained, necessary improvements are being made weekly for the sake of cleanliness and safety, and the office staff and building-maintenance crew are pleasant, polite, professional, and always prompt to respond to requests!
I would be remiss not to mention the names of the wonderful professionals who work diligently to make this a fantastic place to live! :-) Many thanks and much appreciation to Mitch, Dave, Shelly, Sharlene, Natalie, Nick, and Reanne!

In addition, I would like to add that Court Weaver and Sam Hawari are fantastic at their jobs! Working together as a team, they've replaced and updated the ancient ceiling light fixture, bathroom electrical outlet, and kitchen faucet in my unit. They worked in a timely manner and are always extremely efficient, friendly, and polite! Thank you! :-)

Just started renting with my roommate with CLV. We had Andrea.S throughout the entire process. She is friendly and progressional! She provided us with clear and accurate photos of the unit, a great walk through, consistent and extremely quick communication via email. She accommodated our busy schedule and any issues that came up during the application process. Exceptional service and so far we couldn't be any happier !! Thanks CLV.

After days of frustration with other rental agenci...

After days of frustration with other rental agencies, I finally found some help with CLV Group; specifically Madison Lee, my agent. She was very knowledgable and friendly, and helped me find the right apartment for my needs. As a matter of fact, I move in during May. So, everything couldn't have gone better! I'll be sure to remember CLV and Madison for my future apartment hunting needs.

We are so happy with our move to 25 Kappele Circle in Stratford, Ontario. The apartment we are renting is great! It was fully renovated prior to us moving in...new carpet, new ceramic tile in the kitchen and bathroom, freshly painted, new appliances.... The view is superb too!! Tanya and Jeff have made us feel incredibly welcome and like part of the Kappele family!! The building itself is kept beyond clean!! Kudos to the cleaning lady :) Loving the access to the fitness room and the community room in the building. We couldn't be happier with our move back home. Thanks Kappele :)

These fake five-star reviews are hilarious. Also sad. Also very telling -- you know when a company's response to bad reviews is not change but fake reviews, you are dealing with for-real scum...

While renting from CLV I actually, in desperation, turned to calling the police to get heat turned on so my apartment would be habitable. (This worked! Thanks Ottawa Police; I know it wasn't really your jurisdiction.) Later I had to bathe elsewhere for a few days while brown sludge dripped from the bathroom ceiling. CLV employees thought nothing of randomly appearing in my apartment without warning. Scary folk.

On the plus side I got to know my neighbours -- nothing like bad landlording to give you something to chat about in the halls...

They are also Ottawa's worst for crap cosmetic upkeep while letting buildings rot. So many once-nice properties downtown are CLV'ed now and occasionally get shutters painted while everything else falls to bits, and the entire city gets to suffer the eyesores of their enormous signage. NOT a valued member of the community, CLV...

The CLV Group recently took over a group of buildings previously owned by DiCenzo. I have been dealing with the Leasing Administrator, Jesse for all my questions and concerns about moving out and relocating to BC. I have also dealt with the office staff onsite for any questions and concerns and they have been very helpful and accommodating. There are lots of positive changes being done to the building and its a shame I won't be able to see them. Although change and construction is hard to deal with they've done a good job trying to keep everyone happy.

Clv took over our building recently and has done a suberb job at fixing everybody's issues when the previous management didn't.
The management and maintenance crew here at 718 Lawrence. Road in Hamilton are amazing and so friendly! They know we have an 8 month old and if we needed anything fixed in our apartment they would work around our schedule! So appreciative and always see them with a smile on their face. We are moving into a CLV property this spring and had a great experience with Madison, who is one of their rental agents. She was patient, professional, and helpful. It made the experience smooth and painless.

Some of the worst people I have ever rented from. The buildings are constantly loud, and the noise is usually caused by one of their "handymen". I had complained before about their workers throwing pieces of wood outside of my window, smashing into the ground below at 7am, only to be told they had no record of any of their handymen being their at that time and so it didn't happen. So professional they have no idea who is even working when. The only time they are concerned about noise is if it disrupts them.The most effort they put into managing their building is posting repetitive ads on kijiji and shoving pieces of paper underneath your door. I'm sure its been said before but a company that actually as a good reputation wouldn't have to put so much effort into finding tenants, and a "refer a friend" program. Myself, and my friends are young professionals, I would NEVER recommend any of these people rent from here.

A year later... NOTHING HAS CHANGED! Still loud, and to make it even better I now have even louder people living upstairs who stand on their balcony and scream. Walls are paper thin so I can hear them partying and yelling until 3-4 am. Finally get to sleep, at 10am they are mowing the lawns and sawing pieces of wood INSIDE, down the hall from my apartment. I wish I could say that this rarely happens but its almost every day. Countless noise complaints and NOTHING HAS HAPPENED. The feedback from owner is complete crap. Thanks for providing us with another email/phone number that will do nothing more than lead to frustration because they really really do not care!!

My experience with CLV Group has been very good, They have been very nice to me and my partner. I have never had any problems with them. When I ask them questions, they get back to me, keep me informed about change to my building etc... My landlord has been good to us, helps anyway they can when it comes to problem we have at unit. The building manger is good when we have a problem in unit. Overall CLV group has been the best experience I have ever been with. The units are very well done, the rent is affordable. The only thing I can think about is wrong with the garbage shut next door to our unit, Some people put garbage bag or box right in front of where you are suppose to put garbage in the shoot, but you cant even get in because of the door being block by boxes and garbage bags in front of the door. I always throw my garbage out in the basement where it is suppose to be. I am saying this because the garbage is have cockroaches, and some has come in my unit, but it dealt with now. I do know there is a notice say don't throw garbage there, but some people don't read it or respect the notice. Other that we don't have any real problems. My partner and I enjoy the staff, how fast they get the problem done dealt with fast. Keep up the good work CLV group.

I just escaped the most disgusting, disrespectful, negligent rental experience of my life. Over one-hundred and seventy reports to the company about cockroaches, mice, mold, ants, and centipedes went unattended. Their administrators (especially the one who oversees Forest Ridge and Parkway Park, but I'll leave her name out of this) are rude, do not follow regulations set out by the governments of Ontario and Canada respectively, and make horribly derogatory insults towards their tenants (ever been called a b*tch or a c*nt by your landlord?). Here are a few (of the over three thousand) photos of the cockroaches from 2045 Baseline Road for your enjoyment! Please note that the photos are all taken AFTER their "renovations." In fact, these are last month! You can tell based on the new carpet in the photo depicting the BUILDING HALLWAY WITH ROACHES IN IT!

Update as of January 3rd, 2017: Several CLV employees have been stalking online profiles and databases of mine (which store IP and member data along with the date and time of each visit).

Absolutely unprofessional and awful service. I would never rent from this company again. I live in an apartment with two friends in Ottawa for two years. Upon move in the place was a mess, there was furniture and a tv left in the apartment from the old tenants. The fridge was a disgusting and the radiators leaked and would not work reliably. They took over a week to fix the heating problem. They were difficult and unresponsive to emails. They gave very little notice on move out. Finally, they claimed that we left the apartment a mess and charged us cleaning fees. Instead of notifying us, they simply issued our bill to a collections agency through which we found out 9 months after moving out that we owed them money. They are a horrifically terrible company to deal with whether it be through email or phone. I warn anyone who thinks of renting from this group to think twice before signing a lease.

I was shown all the possibilities (took a bus to get to a different location together) for a rental and he gave me lots of information to help decide. I found my ideal apartment in a matter of hours. Stay away from this place they will do everything to just take your money from you and pretty much leave you homeless and out in the cold. I don't know how they can sleep at night having taken $1700 (that was supposed to be refundable). They are a scam ring and prey on people who are vulnerable and desperate. Do not bother even applying because they will use that to take and KEEP your money, regardless of whether you end up signing a lease with them. The communication from them for the most part is non-existent but when they do, they go back and forth and change their minds over and over again. Anything to string you along until you have no other recourse. It has been over 7 weeks and I was told that they would get back to me , and of course, not a peep from them. They are AWFUL and and a plain rental SCAM. Do yourself a favour and STAY AWAY!

I have been a tenant in my current building for a little over five years. When CLV Group took over, I was impressed at how quickly any requests were handled. That has all since changed. They closed the office in the building, the janitor is never available, the administrative office never answers calls and when they do, nothing is ever done. I must point out one positive, Cheryl. She is always pleasant and more than willing to help. Unfortunately, she was moved to another office and so the same issues have started all over again when something needs to be done.

The cherry on the sundae is that over two weeks ago, work commenced on the exterior of the building. The first day at work, they broke one of the exterior panes of glass. I called Cheryl the next morning and she promptly filled out a work order. After one week nothing was done, so I called the Corporate Office. I got the receptionist who took down all the information and said she would forward it to the office, the janitor and the property manager and that he would call me. I got a phone call a few hours later but it was the janitor who had no clue about this incident and when I explained that I had a broken window, the response was "O, just a broken window". After one week I called again and was told the property manager would call me. It is now three days later and I still have a broken window, rain pours into my apartment when it rains (which is pretty much all the time this spring and summer) and, of course, I have not received a phone call back from the property manager.

It seems as though CLV Group is just interested in their profits and not in their tenants as for the two years they have renewed my lease, the first year they wanted a 4% increase and the second was a 6% increase.

Run, do not walk from any building owned by this inept company!!!!!

CLV has been negligent in the removal of bed bugs. They're obviously not taking the complaint seriously despite photos of the bugs and bites on their children; this has been going on for months. Five sprays and counting. When he posted a complaint on their Facebook wall, it was simply deleted with no follow up.

The CLV Group has been the most professional compared to the rest and this has really impressed us. Genevieve has been great in finding us a fantastic apartment that fits what we were both looking for. She worked very well around both of our busy schedules. I have had incredible service from the employees, especially the rental coordinator Rhoda. I have never met a more lovely and compassionate person. She has been of the utmost assistance and she has made me feel welcome, and I know that if I ever run into a problem I will receive assistance.

Do not rent there! The only reason why this company has mostly good reviews on here is because they bully people into deleting negative reviews. They are trouble! See it for yourself, just Google "Negative online reviews led to threats of legal action from targeted businesses". Also their Facebook page is blocked for reviews, comments and likes/reactions. Now guess why they had to block their page from comments? Exactly, lots of complaints! Unfortunately I signed a one year lease with this company and it's being the longest year of my life. Whenever you have a problem you can count on them to NOT fix it.

They do not reply emails and they rarely ever answer the phone. The person who lived in my apartment before me kept being charged rent for months after moving out, having money taken out of their account directly until they went to the bank and got the bank to block the company from taking money. The apartment constantly feels like a sauna because you cannot turn the heat off and we are forced to keep windows open during winter. The representative who is responsible for the building I live in is very rude - that is whenever I am able to reach her, which is rare. They refuse giving rent receipts which they are bound to do under Ontario law. Please save yourself the trouble and do not rent from them!!!

We were able to move in to a lovely townhouse recently. Nick was essential to the process and was available to us for every step of the way. This is even more impressive as the application process started right before New Year's Eve. Nick went out of his way to be available to us and keep us updated. This went beyond our expectations of customer service. We really appreciated how much time he dedicated to answering our many questions prior and during the transaction. He even made sure we had all the contact information of the other individuals that would eventually be contacting us. Excellent service!

Benjamin was one of the administrators that set us up once everything was approved. He was very efficient and responded to any questions we had very quickly. He was considerate of our needs and is so polite.

We moved in quite quickly and certain things needed to be fixed around the house. We were afraid that since we had already signed the lease the work would not get done or be delayed. This was not the case! Sean the property manager came to the rescue and immediately schedule Kyle the fantastic handyman to come and fix our issues. We were so grateful and surprised that the service continued to be so wonderful. Kyle didn't just patch things, he took the time to fix things properly. We really appreciated his work. Sean was also quick to respond to our emails and resolved our issues within 24hrs or less. What service!!!

We are so happy we chose CLV group.

Moved into a CLV property recently and it has been great! Our customer care coordinator (Christine) was extremely helpful in showing us a number of properties and even after we signed our lease she has continued to be very responsive to our needs! The property is well maintained and it came with brand new kitchen and bathroom appliances and counters. The apartment was freshly painted and the floors were just varnished before we moved in. Overall, we have had a very good experience with the CLV group.

Just recently have rented a property from CLV. I never considered renting from a professional property management company and I am so glad that I finally did!

My customer care coordinator, Christine D'Silva has been amazing and enthusiastic ever since I first met her and viewed the property. I instantly fell in love with the property that was shown by her - it has been maintained excellently. CLV knows how to provide excellent customer service and Christine has been a great help during the rental process and makes sure that my needs are met as a customer. I am excited to be renting under CLV as they seem to truly care that the property you rent from them feels like your home.

I only have good things to say about CLV and recommend them to anyone looking for a property to rent!

Do not waste your time with these people. They have caused utter chaos from the get go. It starts at the office, with a secretary who is rude and not personable. Then it gets worse when you actually need to contact them, do not expect them to answer your phone calls or return your messages. An example was letting the landscaping company park gravel in our parking spot, and not giving us any notice or information regarding this - they ignored us and failed to give us a spot for the interim. Yet we didn't see any sort of reimbursement for the additional 75$ a month that I pay for parking. This is one example of many - I would rather live on the streets then rent with them again!

She suggested a few properties given our parameters, gave us access to visit them, and answered all our questions. I am a resident at 10 Reid Drive in Mississauga, ON.

I have great things to say about Judy, Dan and the building. The residents are a mix of old and young, but all are friendly and polite. The building is older but has been upgraded and maintained. I can't say I have been in a cleaner building, let alone apartment. If there is something you need, or even a helping hand pretty much anything, Judy will be there for you. Judy has almost become a part of the family, as we see here every day and she seems to love our dog as much as we do. The only complaint I have is that it is a little too toasty in the winter.

I have been simply trying to arrange a viewing for a unit listed on their website and it has been incredibly difficult. Calling their resident number listed, I never get an answer. When I did one time, someone said something inaudible, yelled at me, and hung up. This was the correct number since it said thank you for calling CLV Group. I've e-mailed many times about various properties actually and have only gotten a response once, which said, "We'll get back to you." Never did.

Whenever there was a problem it was immediately fixed, and I was treated like a friend by management. MOLD - One month after moving into a seemingly sound (freshly painted) apartment we found moisture and mold issues surfacing in several areas of the apartment that they had attempted to conceal with paint. There is very evidently roof leak issues that they have been negligent to address. When we contacted the management group they did not treat the issue with urgency. Their maintenance staff no-showed the inspection we set up. This is a very serious health issue.

Our experience with CLV was fantastic! We moved from Vancouver and found that it was almost impossible to find an apartment in advance, which meant we needed an apartment with immediate occupancy. We worked with Erica, Brand Ambassador, who always responded promptly and professionally - evenings and weekends too! We also worked with Kirsten, Leasing Administrator, who provided excellent customer service. Combined, Erica and Kirsten ensured we viewed the apartment and received the keys within the week. They both worked hard to get all of our requirements and leasing documents sorted before we needed to leave our temporary accommodation, and we are so grateful! In our first couple of months here, all of our interactions with CLV have been positive - office staff, area operations manager, maintenance, and one fellow who keeps the whole building and property clean! Very happy with our choice of renting with CLV in Ottawa.

There have been drastic improvements since CLV took over ownership.
Our needs are responded to quickly and efficiently thanks to helpful maintenance staff.
My family and I have noticed the efforts that are being made to by the customer care coordinators to create a sense of community.

I have recently moved back to Stratford and found a home at 25 Kappele Circle. Tanya and Jeff have made us feel welcome and cared for. They were there on lease signing and move in, to ensure we knew exactly where to go and what to expect. Our bright 2 bedroom apartment was recently renovated and good to go.
