Stay away from CLV, they're extremely mismanaged with inexistent customer service. They're never available, and it's impossible to contact a customer service representative. They'll advise you to send an email but you'll never receive a reply. Trying to contact a leasing manager is an entirely futile effort, as the switchboard will transfer the call to their extension but they never answer the call. Leaving a voicemail is similarly futile as getting a call back only happens a very small fraction of the time. Very unreliable and generally a terrible experience, would not advise.

The place I live is great I love it but recently for the past 3 months before our lease was up I tried getting it switched to add a new person and take one off. I sent countless of emails and was ignored consistently. Just got informed our property manager got switched and the lease is up soon and now I can't get a hold of that person. Apparently no one can answer me and now they have me stuck with no information and still ignored.

Maitenance came today with a entry order; disconnected my shower.

Im unsure when they'll be back or when they'll complete the work they've started. They have left me with no further information.

The office is closed and I've been at work all day. How can i get in contact with a manager to provide me with more information?

Showering is a major issue. I work as a butcher and now im throughly pissed off.

UPDATE:

Maitenance is back banging on my door at 8:45 this morning. Im not reasonable. They didnt leave a work order yesterday for today. Im not sure why there needs to be multiple people in my house to reconnect a shower.

But hey! ... It's CLV... No phone call. No goodmorning. No coffee or timbits. No work order for today. Just an annoyed tenant... Fml

Last year I wrote a review shortly after I moved into my new unit from an old one at Forest Ridge. Well today I am writing about my first year in my new unit.
It is wonderful. CLV does care about its tenants and any qualms they may have. They are sooooo patient with the tenants. It has been noisy but worth it. The Old Girl (the tower building) is beautiful inside and out. We are anxiously waiting for our new and improved B1and B2 which includes a brand new laundry facility. If what has occurred is any indication as to what to expect, it will surpass all expectations.

We lived in a CLV apartment for 3 1/2 years. The building was always maintained very well and we loved our time there. CLV s true strength is in its employees.
Nick Papaioannou was our property manager. We were able to count on him for the smooth running of everything. He was always accessible, friendly, and if he didn t have the answer, he knew who did.
Salvador looked after the maintenance. He was kind, considerate, and thorough in his approach to work. We will miss him.
CLV, keep on hiring people with integrity like Nick and Salvador!

Very happy with CLV group. Emma was very friendly but professional, and even gave 3 showings of my now apartment due to me needing to revisit with family for decision making purposes, one of them being on a Sunday evening. She was very quick at responding to emails and phone calls and made this experience go smoothly. Would recommend.

I know it's a cliche, but if it were possible to rate 0 stars I would do so without question. The best 3 words to describe this company would be; unprofessional, unorganized, and liars.

They wasted my time telling me I had an apartment, took my deposit, cashed it (which they continued to tell us they had not, the bank said otherwise.) and after over a week of stopping my search during an instrumental period of my apartment hunt, they turn around, change their minds, and suddenly decline me.

After asking for reasons they said they don't have to disclose reasoning, which is bizarre. So not only was this experience a waste of time, and frustrating they didn't even give the dignity to make this experience at least constructive.

I only hope in the future, they consider how this was awful practice, and perhaps consider revamping their lying team of sales people and administration.

I'm very happy with my apartment. I've been very impressed with the upkeep of the lobby area and hallway, as well as the quick repairs made to a broken window in the front door.

Our rental consultant, Sarah Wanjon, was extremely helpful and understanding and went above and beyond to make the move-in as smooth as possible.

In the future, the only suggestion I would make would be to provide laundry machines that accept more types of coins! Seems like a bit of a silly request, but it would be great if it'd at least accept quarters, loonies AND toonies. Or perhaps a change machine would be helpful.

Apart from that small recommendation, I'm really happy with the place!

The other renters were all very friendly and everyone looked out for each other. If you are looking for an apartment to rent I highly recommend renting from CLV group.

If there was even a way to say no stars. My fence has been blown over for over a month and they have not fixed it. Every time I try to contact my property manager to get things done it never happens. I have to call the main office and they have to get someone else to do his job. They clearly dont care about their residents . Would not recommend.

I want to thank Maxim and Irina in Montreal office for help and understanding in our complicated situation with switching units. I've got excellent service and my experience with CLV group is very positive

First year living on my own and it did not go well...

First year living on my own and it did not go well at all. CLV has been unprofessional since the first day we had moved in. Before even moving in, there was many issues that needed to be fixed that (to this day, almost 8 months later) were still never fixed.

After being in contact back and fourth with the landlord, building manager, and maintenance guy's they had assured us that the issues would get resolved as soon as possible, and surprisingly they never were.

List of the issues:
The front door was not in properly
all of the plugs in the kitchen did (and still do not) work
The screen on the patio door was broken
The buzzer in our apartment was supposed to "never work" but my roommates and I had fixed it ourselves.
Toilet was loose.

Above are all of the issues that CLV had promised us that they would fix that they never had fixed.

About 8 weeks ago, a member from CLV had come into our place for an inspection and told us that the door would get "fixed right away". And still to this day the door has still not been fixed.

After texting and emailing and calling the maintenance guys, they STILL had not come back to fix any of the original problems we had had.

We are residents in Ottawa at the 430 Daly complex, and after our first (and promised last) experience with CLV, we were all very unimpressed with the service and quality of the building.

On top of all of these problems is the biggest one of the heating in the building. Regardless of the weather outside, the inside of the building is a 24/7 furnace. After speaking with one of the maintenance guys about this issue, he had told me that they have received similar issues regarding the heat and he would check on it. Since the day we moved in until today, our place has felt like a sauna. In order to compensate we open windows (in middle of winter), and obviously we have gotten sick multiple times. My roommates and I have actually been dealing with colds the entire year.

All I'm asking for is to be treated like any other regular human being that would have rented a unit from CLV. I feel like because we are students, the company is allowed to be more nonchalant.

Im hoping that people read these reviews before signing up with CLV

This was my first time living on my own lease. I had lived places before on a sublet but never with my own liability. It was kind of a scary thing but The 430 Daly ave. CLV team was amazing. They were always there when things went wrong. Yea they couldn't solve every problem I had with the occasional noisy neighbour but when my bathroom flooded They were able to have it cleaned up and remedied by the time I was home from work the next day.

I've seen terrible landlords before so I know how bad it can get. Check these guys out if you like being respected, feeling heard, having your problems feel like they matter and most of all your privacy held to an importance. They may not always have an immediate solution but they will make sure to find you a long term one and they will always give you the time of day to show you that you do matter.

I am very happy with renting this place and working with this professional, friendly, and responsive staff and look forward to extending my contract for the rest of my PhD period (at least two years). This review is in reference to 25 Tindale Court, Hamilton

The apartments at 25 Tindale are "renovated" and "pet-friendly". The renovations were poorly done and the crown molding falls apart after months, the plumbing backs up frequently, and the central heat will leave you shivering at night.

The sliding doors to the balconies are broken, the concrete balcony floor is heavily pitted and chunks of concrete are coming apart. The old baseboard heaters are rusted out, and a good hiding spot for MICE.

This apartment complex is infested with

- cockroaches
- mice
- beg bugs
- alcoholics
- recreational drug users

I have nothing but good things to say about CLV! I had excellent service from Gabrielle, the rental agent (who found me an amazing place on Elgin), Angela, the girl who made me sign my lease and Jennifer my current property manager. I left an apartment rented throught CLV and went back with them. They are organized and truly seem to care abour their job and finding you a great apartment. I highly recommend them for your next rental.

I will never ever rent from these people again. They will blatantly lie to your face. Before my girlfriend and I moved into our what would have been first apartment ever we ask if there were any bugs, we were told there had never been a bug infestation in the building. We moved into 1040 Hollington Apt #6 within 3 weeks cockroaches started appearing. 3 weeks after that we were gone. Do not rent from these people if you can avoid it.

I rented from CLV group at 223 Nepean street. The price of rent was reasonable and service was good when needed. The only issue we struggled with was the immense turnover of property managers, in 24 months we had 3 different contact people, created some confusion and led to a few delays in repairs. Other than that I'd say the house is in good shape, and well maintained by the owners.

Moved into 125 College ave building about 4 months ago and couldn't be happier! Floors and bathroom were newly renovated, ample closet and storage space and the view from our huge 25foot balcony is fabulous! I've rented an apartment at 3 Ullswater Drive (Crystal Beach) in Ottawa for almost 3 years. Overall, it has been a very good experience. Newly into the rental market, when I was looking for an apartment I found the sales staff very polite and eager to answer any of the several questions I had. The CLV Group office staff were equally polite and and dedicated to solving any issue I had WRT administration along the way, all of which were handled quickly and to my satisfaction. The building maintenance manager (Luc) and property manager (Rebecca Peters) were always there when I needed anything and really made it feel like home and a community. I knew any problem I had I could take it to them and they would have it resolved very quickly. I'm sad to be leaving but would highly recommend CLV Group to anyone looking to rent.

Following up on the ongoing improvements at the Kildare apartments'
site, I must say that I am truly impressed with the progress! The buildings have the look of well-maintained condominiums. We had a chance to enjoy manicured front yards right before the first snow fell on the ground. Further upgrading inside of the buildings pleasantly surprised me as well. Words "It is going to be really nice" that were mentioned in the buildings' office earlier in the year, really did come true!

I'd give these guys 6 or 7 out of 5 if I could. First off their properties are amazing. Clean and up to date, staff are friendly as heck!

Alex at CLV went above and beyond for my business. After his Sunday shift he went on his own time to show us an apartment when our previous apartment lined up had fallen through and on our last day in town!

On top of that Alex was the hero again when I left my ID needed for my flight home in his office and he rode down at 11pm on a Sunday to get it!

I moved to Stratford about 5 months ago, It was my first apartment and I had a lot going on at the time. Tanya Hefkey was and has been seriously incredible as a land lord and friend. I can be quite a picky person or might complain sometimes but Tanya is always responding to me right away to get the situation handled. I haven't had to basically any maitence issues yet but I know and am assured if anything goes wrong Jeff and Maggie will be able to help as soon as possible with their busy schedules. I've loved living here, and so do my animals, Tanya always gives hudson treats and says hello to him. It's just a wonderful place to be because of the wonderful stuff here.

My wife and I live at The Lakeshore Club in Burlington and have resided here for 10 years and love the new look and ownership from CLV. We would like to acknowledge the superintendent who has been on site now since August of this year, Tim. He is extremely professional and courteous in his dealings with all the tenants.. He is always pleasant and interacts well within the building. What sets him apart from the past building personal is his "get it done attitude". Whenever Tim is given a task to complete it is done to perfection and correctly the first time.

My experience with CLV Group goes up and down... when they complete their job its usually good at best... BUT IT TAKES SOOOOOO LONG TO GET STUFF DONE!! I'm comparing to other people's stories that have rented in privately owned apartment buildings and a few that live in high-rise own by large corporations. Relative to these properties and the experiences of these individuals, I'd have to say CLV is superior. I also take into account these are apartments and not luxury condos. You get what you pay for. If you want first class royalty luxury service, you need to fork over the money. Where I live, all the repairs and maintenance I needed were all done within a reasonable time by CLV. They also even have an "Emergency Line" which is just for that. Only had to call 3 times since 2007. All calls were promptly answered. Considering the area manager maintains 800+ units, it's not bad at all. The guys do their best with the resources they have at hand plus the 100's of calls and jobs they have on a weekly basis. CLV will give you the email for the area manager which greatly improves communication and responses. Personally, I'm satisfied. Hey, besides, the internet is there for anyone to use. Do your research!

I wouldn't rent from this company again. For the amount you are paying for the locks not to work, they only give you 1 set of keys yet 2 people sign the lease and you have to pay out of pocket for a second set to be cut, after calling and they change the locks, they asked why we changed the locks meaning to say they don't keep an accurate account of their apartments, when they send an email after their operating hours and you can't give a call to rectify the situation.

It's just a lot. For the money you're paying you would expect more from them.
