I worked with Rick and his team at Artesian Title when selling my first home in Aventura. They were super helpful throughout the entire process. From calling us back to chasing down people to get answers above and beyond would be the words I used to best describe them. Erica Stevens and Robert Patterson are awesome literally the day before closing our lender threw us a curveball and all of a sudden needed a survey after telling us we were exempt from it this was going to to delay things by at least five days and the sellers were talking about not giving us an extension and taking our escrow money Eric ended up calling 23 service companies until she found someone that would go out and get it done and send it back to us and six hours I was shocked and didn't believe it till it happen we closed on the home and I can wholeheartedly say it wouldn't have happened if it wasn't for them I'm not sure how to say it other than Thank you guys and I will forever grateful.

They were punctual, detailed, and very genial in all of our dealings and brought real value to the table in their review of the relevant documentation.
During the closing Bob walked us through each document that we were signing, and explained in detail the purpose and implications of each. We had a large number of questions since we were first time homeowners, and he answered each question with specificity and knowledge illustrating his years of experience.
He also provided us with a post-closing to-do list, which we have found to be immensely helpful.

I know, Title Insurance isn't a sexy thing to review, but it is an extremely important one. When my brother and I had to sell our family home we were selling to a Builder. It wasn't going to be a face-to-face closing and we wanted to make sure that everything went smoothly. I was going to be leaving town on vacation and would be unavailable for any mistakes that might occur if the title company didn't catch something. Fortunately, when the Builder asked to close earlier than planned, Artesian was ready for that. We were able to get in and sign all the paperwork despite the Stay at Home Order. They came in later to sign the paperwork and everything funded that day. It was a seamless transaction and that's exactly how it should have been. I have many friends who are real estate agents who can testify that that's not always the case at other title companies. My advice is, When you want it done right the first time, go to Artesian title.

Its shocking that Chanel Rossi does not have over 100 reviews by now ,unlike most new comers who cant tell a refi from a purchase.........she knows her stuff. Call her you will be happy you did.
So our realtor recommended another Title company in Orlando that they always worked with for the sale of our home, Fidelity National Title. We took her advice and a few weeks into the process the process they realized that we were foreign nationals and that we had to adhere to some tax laws. Long story short we soon learned they were going to withhold 20 percent of our money and we may never see it again. Keep in mind this is a Fidelity National Title deal. I asked them if we had any other options, they stated they didn t and that it was the law. That s when we started to google FIRPTA and find out more information about it and we eventually were lead to Artesian Title. Prithi Daswani is their inhouse CPA, she was able to explain to us our options and let us know that if a CPA files the correct paperwork the whole 20% would not have to be submitted. We ended up moving title companies and I have to tell you the ENTIRE process was different with Artesian. They first of all used attorney s for most their work, they also saved us money and most importantly because of their experience with FIRPTA we actually got ALL our money back and never had to submit anything to the IRS. Based on our Experience these professionals have a clear understanding of what they are doing. They are the only Florida Title Company that we recommend to our friends.

I had a closing with Artesian Title that got canceled buyer the buyer just a little over a week bf closing. Then one week later buyer changed their minds and wanted to renew contract and close. Artesian Title picked right up without any hiccups , they were able to get up back on title and we were able to close in a few days. Special thanks to one of their attorneys, Daniel, for going above and beyond catching and fixing several errors on previous paperwork. I will tell everyone DO NOT take for granted who you use as a title company. When we bought this we used another title company and they didn't satisfy a previous mortgage, so when we came to sell this It showed we owed an additional $300,000. Daniel was able to track down the previous title company and owners of the home to get them to sign documents to clear this up. Either way, we love these guys and would recommend them to anyone!!!!
