So our realtor recommended another Title company in Orlando that they always worked with for the sale of our home, Fidelity National Title. We took her advice and a few weeks into the process the process they realized that we were foreign nationals and that we had to adhere to some tax laws. Long story short we soon learned they were going to withhold 20 percent of our money and we may never see it again. Keep in mind this is a Fidelity National Title deal. I asked them if we had any other options, they stated they didn t and that it was the law. That s when we started to google FIRPTA and find out more information about it and we eventually were lead to Artesian Title. Prithi Daswani is their inhouse CPA, she was able to explain to us our options and let us know that if a CPA files the correct paperwork the whole 20% would not have to be submitted. We ended up moving title companies and I have to tell you the ENTIRE process was different with Artesian. They first of all used attorney s for most their work, they also saved us money and most importantly because of their experience with FIRPTA we actually got ALL our money back and never had to submit anything to the IRS. Based on our Experience these professionals have a clear understanding of what they are doing. They are the only Florida Title Company that we recommend to our friends.
