At a certain point in time this place was great.... The neighbors were nice and you would feel comfortable taking your dog for a run at night. Maybe even leave your door unlocked while you were home. I lived here for 9 years!!!! I can give you a truthful opinion... An ex- employee set fire to the main clubhouse so we did wiithout one for 3 years! There was not a cost consession on rent due to the inconvience. Also all of the files were lost in the fire and I had to resign my lease and they wanted me to repay my pet deposit. The maintenence staff is great and they have always been polite. At times the girls in the office were bitchy but hey if you had people complaining non stop wouldn't you be. A few years passed and they changed management a couple times. I started to notice a change in the residents they were allowing to move in. There was over 30 car break ins in one month! there was a mercedes parked downstairs from my building that had been shot up new years eve. There were home invasions on christmas day! there was even a girl that was abducted from the mail boxes. The thing the got me the most was when there was a drug bust on the back end of the complex and the guy had hostages. When I questioned the office about this issue they said they are an equal housing development.... AKA no back ground checks or better yet rapist/excons. Within the last few months of living there i was going to resign my lease however they wanted to raise my rent by $220. Around that time a guy moved downstairs from me and would stand outside in the breezeway and watch me.. it was super creepy and them the guy directly below me sent me nude photos of himself. Needless to say it was quite evident that I needed to move. This is not a place for a female or a family to live. Very unsafe and very unsavory.

My friend rents here and i am so disappointed with her being without what she needs. The fact that anytime she request something, the staff gives here the run aeound. She pays her rent wayyyyy before it is due. The front office is a joke, a bunch of incompetent people that don't understand professionalism, decent respect or even time urgency. I would not recommened anyone moving into a place that does not value customer, resident or consumer concerns.
The rent is a good price because they nickel and dime you on everything else. Upon moving out they are charging us an additional $613.19 to replace the rugs and repaint. The rugs werent bad and the walls were not in bad shape. What should be the cost of doing business in preparing it for the next tenant is being passed along to the former tenant. Afterword I contacted waterford about the fact they made a mistake and over charged me around 20 bucks a month for six months and asked them for a refund or for it to be applied to the bill. They said no, I should have told them earlier. I cannot recommend enough to avoid this place if you can.

04/04/2020: Before we were able to get our keys. They have given us the run around and did NOT provide the FULL information which caused extra stress during move in. However we were FINALLY able to get our keys and move in. The apartment itself is very spacious and very nice. DO NOT BE FOOLED I would NOT recommend this place to anyone Management is unprofessional. By the way we were dealing with Allyson and never heard from her again after we moved in and had all these issues. When we call just to speak to her she isn t there or I can never get ahold of her.
04/07/2020: We are on day 3 of move in and we are already experiencing issues. The pretty Washer and Dryers they include with the apartment doesn t work it will cause leaking and the clothes to still be soaked in water (mind you this is the washer & dryer). Our garage disposal doesn t work and the dishwasher doesn t work either. I have reported the washer and dryer issue through my app then came to realize there is MORE wrong so I have called the office as soon as they have opened to discuss the issues. Management stated maintenance will be out today to check into it. Update 9:35pm Maintenance never came
04/08/2020 Called the office in the morning to let them know NO ONE has stopped by. Skylar has told us that the manager was on the phone and they would need to reach back out to us. Never received a phone call. Called them back to see what was going on and of course They told me we would need to wait until someone get to us. Skylar was very rude and will hang up in your face. She said she is just a messenger and wouldnt be able to do more. Skylar blames me for hanging up the phone when it isn t true due to me asking another question about who owns the company so I can report them and she of course wouldn t give me the information I was asking for and began to get very rude and told me she doesn t know. I had to email the manager and threatened to report these guys to the higher ups (i do have ALL the info) . They finally sent in a maintenance guys who goes to tell me that our washer machine has a broken belt. The garage disposal was jammed. Dish washer I m not sure what he said honestly and the dryer doesn t dry your clothes all the way so that way it can make u run more spins to run your bill higher. THESE THINGS SHOULD HAVE BEEN DONE BEFORE WE MOVED IN.
Other then POOR customer service from Skylar and false information that has been told. The place is very spacious and it is nice. However, I wouldn t recommend living here they will make the experience hell. Listen to the reviews they are correct. The maintenance guy was nice but they willll take their time getting to your NON emergency or emergency issues. Things are a little understandable with the whole COVID-19 issue but then again the things that are happening is NOT. Don t move in these apartments.
Update: 9/14/2020
So far, we have not had any other issues with this company. HOWEVER, your maintenance request still go unanswered for weeks. Even the emergency ones. I have a newborn baby and my air is out. I put in a request weeks ago and they still have not been to my apartment to fix it. This is after me putting in a maintenance request, called them, called the emergency maintenance TWICE.
Maintenance staff was horrible, office staff didn't care, apartment was of poor quality, appliances were old, AC was almost always broken, maintenance staff was horrible (it deserves to be said twice), and when I lived there it was over a grand a month. Do not, do not, do not live here. If the scale went lower than 1 star.....
Really bad management. Poor, late service. They just towed 20 some cars in 1 day alone including mine without no clear warning. They said not to park "in front or around" the apartment for road maintenance. I clearly parked way away from my apartment that is not anywhere close to my apartment. They gave no warning on the lot, on the curb or through email stating what all buildings or their addresses they want evacuated.
I understand if I am the only one with this problem, but there are 20+ cars in the past couple of days. I had to pay $500 for towing.
Really bad management with bad communication and service.
This place looks good but it's not. The parking sucks you come home and have to walk sometime a long way from where you live, just to get home. The lighting sucks when you are walking at night, you live in danger just trying to get to your apartment. The police are there sometimes, I think they just drive through looking for bad people asking questions. The apartment next to me was broken into on the ground level. (Do not pick the Ground Level). They will go into your apartment with out you being there (That just does not sound right to me, but it does happen).
Honestly I've had a great experience so far. I've lived here for 3 months. That's not saying I haven't had issues, but every issue I've had as been resolved. Jacob in the office is always super helpful. I think people expect their issues to get resolved the same day and get mad if they're not, when in reality it's not the end of the world. They replaced my dishwasher when it didn't work after moving in, even replaced small things such as the light bulb in my room. The location is awesome, close to many restaurants and close to the major highway. The rent is definitely affordable considering its a safer side of town, and it's easy to pay online. I'd recommend this place for sure, and I intend to stay. Also each unit comes with a washer and dryer, an amenity hard to find with a reasonable price.
This review is based on my apartment seeking experience at this location. I do not live here yet. This community was one of a very few that I was able to reach someone over the phone on the 1st try. I spoke to Marcus Tolliver, who was very nice and accommodating in answering any questions I had. I was actually able to schedule a viewing of the floor plan I was interested in for about an hour later. They are not accepting guests into the office due to COVID so the application process is completed entirely online, which was simple enough.
FYI: this is a place you apply for only after you are 100% sure you want to live here. I say that because at the time you submit your application you will not only pay the application fee but also the security deposit for the unit.
My experience has been good . The Communication that Antonio had before anything was great as well. I had a lot of questions an he had no problem answering them. Even took me on a tour . I love the neighborhood ,an to a person like him at the leasing office makes it even more comfortable for my family being new to Charlotte.
ROACHES EVERYWHERE, ON YOUR FOOD, ON YOUR FRIDGE, ON YOUR BED, EVERYWHERE!!. Maintenance is average, leasing center was helpful but this places is Roaches infested. No matter how many times pest control goes to your appartment, there's always 40 Roaches again by the next morning. A/C doesn't works, I've called several times in the past and they only have changed the air filter, but the problem is still there. Not renewing my contract there, too expensive for what you get. There are better places, cheaper and without ROACHES.
They never answer the phones, you will continue to have issues with their apartment homes. The main issues are water is brown, there are roaches crawling all over your home. I have a cleaning lady come weekly to ensure my apartment is spotless also the appliances in the home SUCK. The office people are sometimes rude and don t seem to care that you may have issues occurring in your apartment home. Their portal to pay your bill never works......I have called numerous times and they always state we're working on getting it fixed again. They now have a new online portal however the temp code never works. Good luck calling the office to get one of them to answer the phone to assist with ensuring you can create a online portal to even pay your rent. Also they went thru water enhancements for the billing purposes - therefore my water was cut off mon-fri from 9-5 for over two weeks....unacceptable. I will never live in this community ever again. DONT MAKE THE MISTAKE I DID!!!!!!!!!!!!!!!!!!!!!!!
Great place to live. Never called maintenance not once during the entire year I lived here. Super safe area and quiet. Also, always got someone to help me over the phone or via email at an appropriate manner. Not too much of an issue with bugs on the 2nd floor. Unfortunately, I am moving next month because of the rent increase every year. If you guys didn't increase your rent so much I would be living here for a while!! Loved it here. Sad to leave.
I am having the same issues as the other negative reviews, I have huge coach roaches, loud noisy neighbors, and my AC has now went out and they are giving me the run around with fixing it, it was so bad I had to make a DIY air conditioning to make it through the night because it was a 100 degrees in the house. The management is a con artist company , who buys apartment complexes run them into the ground and then flip them to the next bad management company. According to the surrounding neighbors this complex has had several management companies over the last couple of years. DO NOT MOVE HERE!
I lived at waterford square 2 years ago and never had any negative issues staff was always friendly and helpful I currently have family member in 8 different apartments at this property and none of them have any complaints I will continue recommending this place !!!!!
The staff was very helpful. The staff member named Marcus was very friendly and informative. The apartments are spacious and are a great deal for the location and average apartment price for the city of Charlotte.
Jerry Came from rock hill on a call to help me change out my smoke detector and clean out my globe light he is a really helpful and dedicated maintenance man along with Marcuse thank you guys so much.
On my tour, the model was very nice and the front office was helpful I guess that was just to get me to move in. I moved in 5 months ago and since then I've had two pipe bursts (multiple). Kitchen light out for over two months because they have no bulbs. Renters insurance($20) added to monthly rent when I already have renters insurance and notified them of it every time. Don't get me started on the huge water bugs and or roaches. The apartment is just run down. In my opinion, I would keep looking Not worth the hassle and multiple work orders you have to put in. Plus apparently, giving the information to contact corporate is forbidden here. I tried to search it on the web and had no luck.
AC hasn't worked since we moved in in October. We've made multiple maintenance requests and then when the maintenance people actually come out they say we need something or other but they don't actually do any repairs. It took a month to get our oven and dishwasher repaired. This place is the worst when it comes to anything maintenance related.
Great management and communication. Had an issue with my toilet. Let Marcus Tolliver know about the issue. He escalated that concern to the maintenance manager Juan and my toilet got fixed same day within the hour. So thankful to them both. I even saw Juan the next day as I was taking my trash out and he took my trash to the dump for me!
My experience at Waterford has been great so far. I've researched several properties and this was by far the best. The staff is very friendly and accommodating. I worked closely with Antonio, who made the whole process seamless. He was awesome to work with, very polite and attentive. Great customer service. Overall, I'm happy!
I am a current resident and can state I am genuinely satisfied overall. Maintenance is prompt, the rent prices are fair *compared to current market value*, and the front office consists of friendly solutions oriented staff.
The only positive about this community is the location. I highly recommend spending the extra couple hundred dollars to move somewhere else the staff has no integrity, the apartments are falling apart, the grounds are poorly taken care of, they have been "renovating" there amenities the entire year and the bare minimum is always delivered by this team. Absolutely horrid place to be. Don't allow yourself to be fooled!
I've lived here for over a year now and have found the management and maintenance to be very courteous and professional on the rare occasion I've needed service. The apartment is very spacious, the pricing is extremely competitive, and the location is great.
After living at another and looking at most all of apartments in the area, I would definitely recommend to friends and family as one of the best apartment complexes in the South Charlotte area.
Have lived here since June of '16, was a smooth move in process, but was never given our "move in special" that we were told we would get, were told we'd receive it credited to our account, but that never happened due to almost every person in the office leaving, except for 2, one of which is now the incompetent manager. When we moved in, we filled out a sheet of things that we noticed wrong in the apartment and were told it would be fixed relatively soon. A year and a half later, none of the issues we listed were fixed. Maintenance is an absolute joke. We've had the unfortunate pleasure of dealing with them a few times, fan in refrigerator broke multiple times, instead of just cutting their losses and getting us a new fridge, they just kept replacing with used fans. No "cold" water on washing machines, just burning hot and hot, was told "your tubes must have been switched" but never came back with tools to fix it. Base boards being chewed up from previous tenants, baseboards not painted, shelves in closets broken and not even the holes patched over. The 2 things I was willing to bring with me when I moved were a fridge and washer/dryer but was told that against policy from the apartment complex. We currently have in 4 work orders, and have had 5% progress made into fixing them, we have had no AC for going on 2 days, toilet has been running for weeks, and the kitchen floods when you run water in the sink, but we always see maintenance guys riding around on their carts or hanging out talking. They give you "rules to follow" when you move in, but they enforce none of them. Many people let their animals go number 2 outside and don't pick it up...not enforced, can't blame the tenants tho, most of the time the waste stations are never emptied and over-flowing onto the ground. Parking is a joke, there is no limit apparently to how many vehicles are allowed by people here, there's 3 or 4 cars just from 1 apartment, kids from charlotte catholic parking in the spots, and peoples "friends" leaving their cars here for weeks, and you can't get a garage unit because maintenance is using a majority of them to store junk in, or their golf carts. People leave garbage outside their doorways for days on end, or just build it up on their balcony. And the dumpster has been "broken" for almost a month now, it's really just people throwing trash into where the dumpster is supposed to go. If you have pets, and are worried about their policies, don't fret, they don't enforce that either. There apparently is no size limit, breed restriction, or limit to how many you can have. Since being here I've seen every type of dog you can imagine. Currently living next to someone with 3 dogs and a farm, one of which is a pitbull that constantly get loose and has attacked my dog on several occasions. And what about the Leash Law you ask? That doesn't apply here either, people just let their dogs run free in the yard, have got into many verbal confrontations about peoples dogs trying to attack my already terrified dog.
We pay almost 1200$ a month and are treated terribly, may as well live in North Korea. By far the worst living experience I've had in my life, and I've slept in my car for a month. Apparently the complex doesn't have any sort of corporate contact or anything, they refuse to cough it up and it's not obtainable from inside sources either. And when, not if, you go into the office, you better be good at arguing with a wall, because that's all it is. The manager avoids dealing with people while her incompetent staff just urks you more, have literally been told she "had an emergency and had to leave" while we could see her sitting in her office through the giant window.
If over-paying for a notch above Section 8 living, while being ignored by the staff is your cup of tea, continue to fill that application out! Looking forward to getting the "come into the office and talk to us" email, which has solved ZERO of the issues myself, or anyone else living here, has had.
We had a tour scheduled to tour Waterford apartments. When we arrive Marcus quickly greeted us. He promptly gathered pertinent information and took us to see the desired floor plan. While there, he was very informative, and gave very honest answers about the units, green space, parking, the pools, etc. We toured the additional amenities, gym, racket ball court, etc. We were very impressed with the maintenance of the property considering location & price point. Thank you for the tour, Marcus. It helped make our decision much easier.
Okay, so for anyone who doesn't feel like reading a very long sequence of reasons why you should not live here, I will sum it up here.
TLDR: Do not live at Waterford Square.
longer version: I along with my two other roommates, have had nothing but problems since we moved in to Waterford Square. In fact, I was going to wait and write this when we moved but the last few events have been so ridiculous I can't wait any longer.
I wish that before I moved in here that I would have read the reviews, which I didn't. If I had I would have seen all the complaints. But no, I trusted people I knew who told me that for what it is, you get the best bang for your buck here.
First things first, it was a headache to even move in. The man who helped us set the lease up (Will, I think) kept playing phone tag, wouldn't tell us all the information and paper work we needed. the process was more ridiculous then it needed to be. He then told us we could move in on a Saturday but when we got there, we were told by another employee we couldn't move in on the day given to us because it was a Saturday. Finally we talked to Jacob (who by the way is the ONLY PERSON in the Waterford Square office who will actually listen to you and help you out) made it so that we can move in early.
Now on to my main problem: The maintenance.
I have been renting for 8 years and I have NEVER had this much difficulty with having things fixed in my life. Things that anyone with a spare minute or two could fix takes DAYS here. You will see them riding around on their golfcarts all day, but good luck actually getting them to help you with something. And when they finally help it will have taken you multiple times to ask.
One thing they love to do is, if you put a maintenance request in online, they will mark it complete WHEN THEY NEVER EVEN CAME TO FIX IT.
1. I literally had to put in two maintenance request to get our large industrial light in the kitchen fixed. If it was a normal bulb I would have changed it myself, but no we had to cook in basically the dark for three weeks.
2. Our knob to the dryer broke so we had to use a wrench to turn it on for a few weeks, almost stripping the knob. We put in multiple requests to no avail until we emailed someone. Finally when the maintenance man came, he fixed the knob, but cut himself open in the process and bled everywhere, but then DID NOT CLEAN UP THE BLOOD. Completely unsanitary and disgusting. Then he came back to clean it up and had an attitude the whole time, muttering under his breath about how he "was not poisonous" , which is not the point at all. The point is I should not have to clean up someones blood from my apartment... most any job if you did something like that, you would be fired. Completely unprofessional!
3. Our ice maker did not work from the get go, we put in multiple work orders for it to get fixed, they just kept marking it fixed and didn't actually fix anything. It just got fixed last month, we have been living here for 9 months.
4. Our water heater went out on Saturday. We called to have someone look at it along with our door knob which needed to be replaced. The maintenance man who came to look at the door knob and water heater didn't even bring over supplies to fix either. said he would be back with a shop-vac for the water heater and supplies to fix the doorknob. he came back with no doorknob and a shop-vac and told us that we had to shop vac the water out of the water heater ever hour until we got a new one. My roommates and I all work for a living, I don't see how they expect people to be home every hour to empty a water pan. Just fix the water heater..
Now they came back today to fix the doorknob but NO WATER HEATER. They said it will be until FRIDAY before we get a new water heater.
I'm sorry, but Waterford square is a huge property. How do they not have extra water heaters on hand? Furthermore, they can just go to Lowes or Home Depot like every other apartment complex does when they run out of supplies and get another.
My experience was pretty good until l decided against the apartment. After paying $475 for the application fee ($75) and deposit ($400) l was told from the very beginning that the application fee was non-refundable, which was understandable. But was NEVER told that if after 72 hours from the deposit date that you will loose your deposit of $400 if you decide not to take the apartment. They make you pay online and make you not only wait for their processing of the application but tell you that your place has to be accessed which took an additional 3 days. Not a fair practice for such beautiful facilities! I will be getting Fair Housing and the Better Business Bureau involved.
I just toured and I absolutely loved it. Marcus was great. He was extremely patient with me with all my questions. He made the place feel like home on my first visit. I will definitely be applying and telling my friends about this place.
NO stars if I could choose so ! We have been living here for a little less than a year & the waterbug problem is completely ridiculous! We have called MULTIPLE times within the last 60 days to have the pest control come out and spray. We have spent our own money to pay for products to get rid of bugs, in which we shouldn't have to.
We are VERY clean people in general so there shouldn't be a reason why any bugs should be in our apartment. I completely understand with being on the first floor, there is a chance but not to the point where I wake up EVERY morning finding bugs on the floor. EVERY morning I have to make a circle around my apartment to see if I need to clean up any bugs. Also, I don't feel comfortable walking around throughout the night bare foot or socks because we never know when we need to kill a critter.
The pest control guy noticed that we have open seals on our doors and we have requested to have them fixed on multiple occasions but yet, they still haven't came to fix them!! I can't WAIT to move out of this place & live somewhere where the management cares about their tenants & providing great customer service. I have sent photos of the infestation attached to requests. I have sent emails that weren't responded to.
Before even considering moving, we wanted to transfer to another unit but according to the front office lady, we couldn't move to "like" units, even with the problem we were having. They would have to run our credit again & thats DEFINITELY not going to happen.
I have never in my life felt so INVADED & UNCARED FOR AS A CUSTOMER.
Be sure to never live here if you don't want to have multiple problems back to back. You re better off living in areas that are less expensive, at least you re paying for what you get.
Nice place, safe, but if you looking for maintenance good luck with that!!! The worst maintenance ever you can have, waste of money and time, it's been like that for last months, each time I request a maintenance ticket I have to call them and send emails and talk to manager to make progress!
You may end up paying a month rent and you have broken stuff in your apartment!
Marcus was amazing! My best friend and I went to visit an apartment and although they were about to close, Marcus still met with us and showed us two apartments. He is very professional and made us feel secure about moving into these apartments!
Just when I thought I had found a new home I come back within the same day with my bank information just to be told by a different leasing agent than before that I wouldn't be able to rent from them because I am 20 years old and not 21. Highly disappointed with the lack of communication because I was not told this by the first leasing agent I toured the complex with. This information was also not on any of the documents I was given during my visit at the office about the complex. Yes, the first leasing agent did take my ID for me to tour but apparently she didn't look at it otherwise I wouldn't have had to come back to the office and be told something different. I wonder what would have happened if no one had noticed my age difference until after I signed the lease. However the apartments were nice and very spacious, hopefully they'll update their paperwork and state that you must be 21 to rent from them to keep this issue from happening again.
Had a plumbing issue that was handled amazingly by both Marcus and Jerry! As far as office staff goes, Antonio and Marcus are two of the better office staff members to work with. Good luck working with anyone else.
The apartment we have is nice. No terrible bug problems or issues with appliances or anything. However, there is an unexplained $20 fee on rent last month and the community amenities are not as advertised. As far as I can tell there is only one 24 hour fitness center (not the one that is in the main office) and the one attached to the main office is only open if the office is open. The 24 hr center was scorching hot last time I used it and only has three machines for working out and one functional treadmill. They do not provide racquetball equipment or pool balls in their main office fitness center, but those can't be used anyways unless you want to go in the middle of the day. I work during the week so I like to work out in the early morning or later in the evening, but I am unable to due to the restricted hours of the good fitness center. Melissa in the office is Super nice, but over all the office is slow in service. Would I recommend living here? Yes, if you want a decent price for your apartment. No if you want to live here for the amenities because they are not as good as they sound.
I haven t moved in yet but the application process has been very smooth. I ve been working with Antonio and he has been extremely helpful and very responsive during this entire process. He has gone above and beyond and answer all inquiries in a timely fashion.
I went to get an application for these apartments and saw a coworker who lives in the complex on the way out. They told me that I didn't want to live out there and the bad experiences they've had since residing here. After reading the reviews they back what I was told and it's a fact I don't want to live here. Waterford Square Apartments have been canceled for my options. My coworker even showed my some better options in the same area!! shop around first!!
I am at my wit's end. The first year my husband and I lived here, it was great. We didn't experience any major problems and we enjoyed living here, so we re-signed the lease. This past month has been awful. I'm now realizing that our first year worked out so well because the most we had to put in for a maintenance request was to change a lightbulb or unclog a sink (which they did in about a week after I sent the request). We have been without air conditioning for a month! I've put in 2 maintenance requests, I've called at least 3 or 4 times, I've emailed the manager, and I've gone down to the office to speak to someone 3 times. Each time I talk to someone they say the same thing, "I'll have maintenance come down there," but they've only come once. Maintenance stopped by tbis past weekend, after a month without AC. And once he fixed it, it broke again within the hour. We've barely been surviving with fans, but last night at 3 in the morning, we experienced a partial power outage (goodbye fans). I've called Duke Energy and they can't see anything on their end that's the problem. At first, I gave this complex the benefit of the doubt, but with so many complications happening without any clear answers, I definitely won't be signing the lease at the end of this year. I would advise anyone to find some place else to live. Living here is fine until you need them to hold up their end of the bargain.
I tour this property with Antonio. I was in love with the property from the start ( didn't need to tour any others ). Antonio was extremely welcoming and was able to provide all the answers to my questions. He was very patient and attentive to all that I was looking for. I went back within days to choose the apartment I wanted , again Antonio was there to help. The whole process was very quick and easy , big thanks to Anonio! I look forward to moving in with such a great team!
I went along with my future roommate to tour this community. I will first say that Chris, The consultant he worked with was stellar! He answered all questions thoroughly, provided us with all needed information and even gave us answers to questions we didn't know we had. Seemed like a nice kid. NOW: The apartments themselves are a little dated, but they did have small upgrades such as the flooring and stainless appliances. The community is large and seems pretty quiet for the most part but grounds might need a little help. over all for the area and space that is offered it seems like a great deal and their two bedrooms are perfect room roommates. This is an option for us.
Pretty much the same as everyone else has stated, the day we moved in we had over a dozen problems that needed complete replacing. There are plenty of apartment complexes in similar price ranges I would suggest over Waterford Square. This place is nice and the two bedroom apartments are roomy, but it has a huge roach problem in the summer time. They are in the stairwells and walk right in the front door sometimes when you open it!! There are roaches of every size and color. I have never lived in a place with such an infestation in my life and the staff just says it's a yearly issue and acts like it is no big deal! They tried to blame it on the heat! Well I have lived in the south for 7 years and I have never had this issue anywhere else I have lived and it was hot there too! I haven't slept a full night through or with the lights off in weeks. I have only lived here for two months and it was the biggest mistake I ever made! Update: Once we caulked every crevice in the apartment it was much better and once the weather got cooler the problem stopped. It is November and I haven't seen one since September. Thank God! The maintenance people are very nice and helpful but they aren't always the quickest at getting there. Overall it's not bad, I just pray I don't relive the roach issue next year.
This pipe has been leaking since we moved in. The 3rd work order was put in over a week ago. Once maintenance eventually gets the order completed (if at all) it will be the third time they have worked on this leak. Now the floor board is warped and what looks like mold underneath. This makes this place uninhabitable due to mold. This is a simple problem that has been allowed to grow. The cost to Waterford Square Apartments is growing. We need this drain replaced the floor board, and the underlying surface cleaned and sterilized. Had the repair to the drain been completed appropriately when first reported None of the additional work would've been needed. The intention is that Waterford Square management will see this and expedite closing this matter as all other avenues of communication, by phone, online, and in person have failed. Anyone else reading can decide if this is a review that they would want to have to send in the future when considering where to live.
Literally night 1 being in the apartment there were 2-3 cockroaches found in our apartment, and it was the same thing every night for over a month until we took matters into our own hands and sprayed raid throughout the apartment. The very next morning after spraying raid around the apartment (especially) the vents there was probably close to ten dead cockroaches laying around the apartment. I know the Waterford Square will probably reply to this and say "well you could have called maintenance and they would have sprayed". Well Waterford Square, we did that. It took 2 weeks for them to even get out to our apartment and they apparently came and "sprayed" during the middle of the day while we were at work. I am a firm believer to this day that they did not actually spray because we had continued to see cockroaches on a nightly basis. Whenever I say cockroaches I am not talking about small ones, I am talking these things were absolutely HUGE. We were on the bottom floor, so if you absolutely have to live here try and make sure you don't live on the bottom floor. I know Waterford Square Apartments will also probably try and respond to this and say that I am one of those previous residents complaining whom never paid rent on time. Actually I paid rent on time every month between the 1st and 5th of to make sure I got the heck out of there AS SOON AS my lease was up. I definitely recommend if you're reading this that you find some where else close by, because the area actually is a great area.
Very disorganized. The walls are thin and the staff does not care about the tentants. Trying to get a hold of someone is nearly impossible. Still waiting to hear back from management for a month now. Called, but no one ever answers. Went to the office and was told to email the manager. It's been a chaotic time here. Hoping for management to reach out now if I give a bad rating.
I wanted to thank my leasing agent Antonio for making this apartment process easy cause we all know how apartment hunting can be. From start he was very helpful and assisted me through the whole process which made it less difficult.
Moved in back in October of 2018. I worked with Zipporrah both in house and while relocating all the way from New Jersey. This was my first, unexpected move in a long time. She made this process very simple for me, amidst everything else I had going on. It has been a pretty great stay. Office staff is very helpful, prompt, and friendly, if Zipporrah is not availabe to assist. Will be renewing, rates are the best for this area, first place I lived that has a washer and dryer as well, much appreciated.
Only lived here 5 weeks and we haven't had maintenance come fix our dryer (request made the first week we moved in) and we STILL haven't received mailbox keys since the last tenants apparently didn't turn theirs in they said they needed to change the locks and we would have new keys made. SEVERAL phone calls and office visits every week and NO ONE can tell me who has our maintenance request, when they will come fix the dryer, or why we still haven't been given mailbox keys!!!
Roaches are definitely a problem. ESPECIALLY on the balconies for some reason.
I had the absolute best experience, with my apartment tours today!! I worked with Keisha and she was amazing! She was very friendly and informative, with a wonderful personality. Even though I was only doing a viewing of the complex, I felt right at home. The apartments also look and feel pretty comfy and have a nice location. I have a dog, so I was extremely happy and excited, to find out that they have a dog park on site. Also, each unit comes with a washer and dryer, in the unit, and this is a definite plus! I m sure this would be great, for anyone to not have to go through the hassle of purchasing their own or bringing one along!! Wonderful process overall! I definitely look forward to working with Keisha and the rest of the staff further and in the near future. Thank you! You all are awesome!
First impression is they lure you in with the nice model home and the people that work in the office are decent people. I have so many maintenance issues that haven t been fixed. You have to constantly contact them three to four times for anything. The manager Ashley is very rude and never responds to anyone, you will have a better chance reaching out to the company that owns the apartments. Do not get tricked because of first impression because I did as well. My apartment was broken into there and they banged my door back into place, never replaced the door and never came to change my locks after I told the manager Ashley that someone has my other set of keys. They are outdated and have no cameras or any security on property. They also have water outages about two times a month. Every month there will be a water outage and you will get an email, most of the time the email will be sent right before the outage so you have no time to prepare. Take my advice from experience. Do Not live here, you can find better for the money.
Had a wonderful experience while living here. ive been a resident for almost 11 yrs,The office and maintenance have always been nice and friendly when working with me. Good location right by the green way and the mall. Great price for the area and size of the apartment. but nevertheless, i think the convenience can use a little work, theirs still delays with the maintenance when i touch base with them there really nice and generous i think they just need to work on being here on time i know employees, staff and landowners are doing their best on maintaining high quality, convenience, and good ethicals. bottom line, Great living experience. Every apartment has their issues. I read the reviews and decided to give it a try myself. The staff has been great. The maintenance like all places takes a little bit but that comes with living in an apartment. Other than that they did get the job done. Neighbors were are cool too. I really can't say I have anything to complain about. I will definitely be renewing my lease. however, during the pandemic the quality of this apartment complex has completely become horrible ,downhill since our neighbors next door 3312 have been constantly leaving dog/baby feces outside the doormat, and sometimes the balcony this has token a big toll on us now we as residents are encountering all sorts of bugs, cockarocahs, and other insects and we weren't the ones who attracted their attention. and on top of that, we have to suffer from this very unpleasant aroma lurking through the remaining feces and we are very worried of how we will now be at more risk of being transmitted with some type of virus or covid 19 virus. we hope you can listen to this message and take action step forward. our experience has been kind of terrible cause of the our next door neighbors action like smoking and leaving cigars everywhere, and not picking out k-9/baby feces after himself.
If I could give this place zero stars I would. The management is the worst I've ever seen. They are wonderful when they are making the sale. Once you sign the lease, everything shuts off. They do not help at all. I have been told, word for word, on certain occasions "It's not our problem." Good example;I recently had hip surgery and it was very difficult (still is sometimes) to get up stairs (I live on the second floor). I asked them before the surgery and once again after the surgery, with a request from my doctor, to move to a first floor. They told me it is not their problem. There was an unoccupied first floor apartment directly across the courtyard from us. It seems they do not care about there residents. It took over a year to get things fixed in my apartment. It took several trips to the front office, and I still have problems that need fixing. Maintenance is a joke. They do a poor job on just about everything and then play it off saying something is fixed when I know and they know it is not. They blame each other for not having tools or proper parts to do their job. I have completely given up on them. Throughout the rest of my stay here I will be fixing things myself. Parking is terrible. Some nights I have to park and walk three buildings away. It is unsafe, But they don't care. They told me. Be advised, Do not rent here.
Waterford square apartments are the WORST!!!! this is the first apartment i have moved into an apartment and it is the worst experience EVER!!!! lets start with first there is a cock roach problem. Also when we moved in so much stuff was messed up with our apartment. We also have a HORRIBLE neighbor problem. The walls are very thin so you can hear stomping if people live above you. We told the office and they said there was nothing they could do. Didnt really seem like the cared either. Eventually the neighbors moved to a different unit because they had mold. No one came to check the unit for mold. On another note we have so had many maintenance problems that we have called for and they did not come fix until I sent a serious strict email about going to corporate. we have had water spots and they came and just painted over it. Moving out we found our 13 maintenance requests for the 10 months we lived there. We have had water leaks from the washer that have flooded our apartment 3 times. They had people tearing our carpet up and I had to stay with my parents for a long weekend and never did we get anything for the inconvenience. The carpet was so messed up we had wear and tear in the front small little spot and was charged for it even though they should be replacing the entire carpet bc of stink smell from leaks, which prob won't happen. They told us our washer leaked bc it was told cold outside, so keep in mind during winter you can not do laundry. Moving out I had called to see how we were going to get our deposit back and they told us they were only sending one check because they couldn't tell who paid what, when we each pay separately the whole lease term. I even called to ask what the security deposit was and who paid what to know how to refund the amount to the correct person and they told me they "couldn't" tell me who paid what when we gave them checks and they have documentation of everything. We recently called about our refund check since we are supposed to get reimbursed for the months we paid that we didnt need to pay rent for since we left our lease early. They told me they don't know the status they are waiting for corporate to send the check. I asked for the corporate number to call so i could check on the status since one of us is moving to TN and we both have to be there to cash the check. I wanted to time the move right or we both won't be able to get our money since we are in separate states. They told me they WONT give me the corporate number. so i just have to wait. They can't seem to tell me anything. I just want to be DONE with these apartments. Worst Apartments Ever. Only good part of these apartments was the kind maintenance man who lived on the property. He came and helped me when no one would have came. He is greatly appreciated.
