Please Don't even bother on Coming to check the apartments they are old and horrible. Administration is friendly at the beginning and after you sign the contract you are on your own. Takes forever to get maintenance.

DO NOT RENT HERE! The new management is awful and the maintenance guys are even worse. If you call on off hours they will give you excuses so they do not have to come out. I often had to call back to get them to come out. I needed a new water softener and the maintenance guy did not hook my washer back up. My apartment flooded and it was a mess. The walls are paper thin. I hear my neighbors alarm clock every morning. There have been multiple break-ins in the parking lot. There are no camera or security in the parking lots. I've lived here for two years and my rent increased 20%!!!!
I like the place very nice only in the packages the pines are very large and cover the cars should cut a little branches. And there is also very little lighting. And I also have a lot of mold in my dining room because of so much humidity. And the water every month is going up $ 30 is coming out super expensive OMG! ... Also I am always killing cualkier insect by the Nights I do not feel comfortable with that kind of animals. I hope you can solve these problems. I feel sad about that . Thank you!
I've been living here a year now and i'm so ready to move out. When I first moved in I would report seeing cockroaches and of course management promised they would take care of the issue. I spent over $100 in buying every products you can think of to take care of this bug problem and I have yet seen an exterminator. I moved in when the cold season was approaching so i hardly needed the AC unit however on some warm days i notice the AC will give some trouble. I would call Maintenance and they will what i call place a bandaid over it. My AC unit goes out everyother week and still the issue has not been resolved. I've been patiently waiting for far too long and felt like maybe they will start actually doing their job in maintaining these expensive units. I pay a lot of rent here and expect when somethings wrong my expectations to be met. It's 95 degrees in my apartment and its been a week with no AC. I would not recommend moving here!!!!!!!
As I m typing this my floor is shaking because the maintenance guy that lives below me refuses to listen to music at an appropriate volume. I went down there a few minutes ago to tell him to turn it down and I m pretty sure he didn t turn it down at all. I called the office to leave a message but if it s anything like the time I emailed them telling them I couldn t crate my animals for like 8 hours so they could come by and inspect my unit while I m at work, I ll never hear back. I can legitimately tell you the name of the songs that he s listening to, because it s almost as loud as my TV. And on top of all that, I m overpaying compared to other communities. Do yourself a favor and live literally anywhere else. I know it seems fine but believe me, you ll hate it at some point.
The best thing I like about living in this area is that it's quiet and that's a plus in my book, and keeping the property clean/buildings is a plus also. I noticed lately that maintenance improved and that make a difference. Richard came in and got the job done in a timely manner and I haven't seen that in awhile. If the Property Management/Maintenance team can work diligently as a team to insure the employees and tenants are happy this will help resolve maintenance issues, and updating tenants in a timely manner. Less turnover means less vacancies. Good Quality Customer Service is A+ in my book. Tenants are #1
I am a new applicant due to a separation and ultimate divorce, so location close to work is very important to me; as well as price and the looks of the apartment complex. After much looking around for something, I stumbled upon Waterford Square Apartment with a number of apartments available for immediate move in. I called them and Antonio answered the phone. He was very polite and very helpful. He had a very nice phone voice and was eager to help me, so asked that I come right on in. When I got to the apartment complex, I was pleased at how nice it looked and how very well kept it was. I came into the office and was greeted by Antonio and he was also training a new employee by the name of Keisha. She was amazing as well as Antonio. Both of them had the best personality and took their time with me & showed me what they had available that would fit my price range and move in date, which was the very next day. Our personalities really clicked well; considering I'm going through a very difficult time in my life right now. I already love the staff here and Antonio & Keisha are both very eager to help. My phone calls and emails were promptly returned and if I had to wait a little longer for a return call, then I was contacted to explain the delay. Ultimately, I would recommend this complex to anyone looking for an apartment. Prices are high everywhere, so I don't include this as a factor. I am very pleased with the looks of the gym and this complex is under new management, so I'm expecting great things. I've had the opportunity to meet Marcus and he is great as well. I met Skylar when I came in to sign my lease the very next day and she was very nice as well. I'm looking forward to living here and look for great things with this new management!!

I am moving to Charlotte from Cleveland, OH and finding an apartment is crucial. Marcus made that happen. From his joyous demeanor to his upfront, truthful knowledge of the area and the apartment. We dealt with this AC unit for over 5 month and the ac broke down weekly. My son keep bleeding out of his nose out of how hot it was on the apartment. I have all the videos and pictures save.
First I want to say that if I could not leave any stars, it would be appropriate. I considered moving into these apartments recently moving from the north. The apartment photos are exceptional on line and seemed to be the ideal place to be. I recently stayed for a few days with a friend so I can get a feel for the place, thank god I did. (Nothing personal to my buddy) but the apartments nasty. I couldn't sleep with all the roaches crawling all over the place (huge & gross) let alone cook. I had to watch how much water I ran because of of leaky pipes which I was told was brought to management's attention for 3 months. And I didn't feel safe being outside longer than a few minutes by myself. Moral of the story, I won't be moving there and suggested to my friend to get out as quick as possible.
Up until very recently I lived at Waterford Square Apartments. Last year I moved from Michigan to North Carolina and when my former roommate and I went looking for a place we easily decided on Waterford Square. I would still be living there if it wasn't for personal reasons. While I did not live there as long as some people the last year was very pleasant. I never had any issues with neighbors, the girls that worked in the office were always very friendly, polite and understanding. The men who worked in maintenance were extremely friendly, always there to help and went above and beyond when it came to repairs. Our apartment was well taken care of, fully upgraded and never had any issues with any of the items in the kitchen. The floor plans they offer are very nice, rooms are spacious, and the closets are fantastic (can you say walk-in~). I truly liked living at Waterford Square. Reading some of these negative reviews, about what happened by some of the tenants, I have to remind people that there is never a way to prevent some things from happening. Please take these negative reviews with a grain of salt. I never had an issue, I would highly recommend this complex to anyone who is looking to move into that area of Charlotte.

Waterford Glen has the rudest neighbors I have ever had the mispleasure of having. It can be 1 o'clock in the morning on a work night, and you can hear the next apartments sound system through the walls (not the apartment in the same vicinity mind you, but in the next section of the building). Don't bother putting in a noise complaint, nothing will be done about it. Just counting down the days until the lease ends. You get what you pay for. EDIT 3-10 6:01 am: I have never heard of a complex where renovations for a roof begin before 6:00 in the morning(while it is thundering and lightning). But this isn't even the best part. Someone please explain to me why my washer/dryer room is leaking from the ceiling. All people looking for an apartment, do not look into this complex. For the love of God look elsewhere, don't make the same mistakes I did.
I was able to tour these apartments a week or so ago. The desired floor plan chosen was so nice and spacious. Marcus was awesome and I was very impressed with this complex. I missed out on an awesome deal. Thank you Marcus for your time, honesty and patience.
I really don't have much to say. But I will say there apartments are way to much. They want like 1125 for a 2bedroom with nothing included why should I live there and pay that much when Willow ridge 2bedroom and 2bed is 848 that's way better then 1125 SMH even 900 is reasonable. They apartments are not even worth that much. I expect this price from Ballantyne which their apartments have more to offer for the price. I'm just saying

All I have seen is negative reviews and every single one is 100% accurate. You would think with all of the bad reviews that things would start to get better with this place but it hasn't. I have a child, she would love to be in the pool as would I and the rest of my family but management has given everyone a different excuse. What is the real reason? Open to pool, I'm sure a tenant could have fixed the issue faster than this place could. They are talking about extending the pool being open into September IF it ever opens and that's the worst thing I've ever heard. Kids will be back in school, its gonna be cold, there's not a single reason the pool needs to be open that late in the year. We are also finding out that their will only be one pool open this year, you do realize how crowded and rowdy tenants will get with just one pool? On to the next issue, it is stated on the website for everyone to see, the gym and the laundry mat will be open 24/7, some of us work til 4-5 and by the time we get home, we cant excersize because you've locked the doors. Take money off of our rent because this is ridiculous, false advertisement, we cant use the amenities on our own time like it says we are suppose to be able to. Everyone is having to pay a freaking gym fee across the street because we cant use our own here in the apartment. We've only been living here for a month and a half and it's already horrible. I have so many friends that need a place to live and at first I told them to come check this place out, and now I've told them that we have experienced nothing but problems. ALSO, my parents had to give me their shower head from their shower because maintence would not fix my shower and admitted how cheap this place was and had crappy equipment. FIX YOUR ISSUES. Your renters are fed up.
7 the number of WORK requests for the AC UNIT! They responded to 1 of them! They so called fixed it, LIE! They are LAZY! They dont care about the people eho live here! GO ELSEWHERE!!! I cant wait for my CONTRACT to be over! 2 more months!
I am currently spending another night in a hotel that is 10 minutes away from Waterford because the people that work at this complex do not understand the concept of running water. I currently live in phase 2 of the complex. A couple of months ago, we were notified that there were going to be repairs on a water pipeline and that our half of the complex would not have water during the day (water was suppose to come back on at 5). I returned from work around 6 to discover that the water was not on because the people doing the repairs ended up breaking the pipeline. I went to call the office, the management had already left and I was told by maintenance that the water would come back on that night. This turned out to be a lie. I eventually left my apartment because I needed running water to get ready for work the following day and had to fork over the money to stay in a hotel. The following day, the water did not come back on until that evening.
A couple of weeks later, the staff decided to do the same repairs using the same people on the other side of the complex and that pipeline broke as well. Apparently they didn't learn from their mistakes the first go around.
The most recent incident happened this morning. I woke up to no running water and no notification that the water would be turned off. I went outside to discover that two of the apartments on the first floor had busted pipelines and their apartments were flooded. I spoke to a woman named Sara during my lunch break and she assured me that my building would have running water by the end of the business day. This was also a lie. When I got back from work and discovered that I did not have water, I call the management and discovered that they had already left to avoid having to explain to their residents why they could not have running water. A man named Kevin who was working maintenance ended up answering the phone and was very rude. I understood that he would not be able to help me so I politely asked if I could have the number of a manager that could explain to me why my building did not have water. He refused to be of any help or give me any phone numbers. He then begin to be belligerent asking me "what I have been doing all day" and played around with the idea that he had more on his plate today than I did.
I work very hard and pay over $800 in rent in order to have a comfortable place to live. I was astonished that maintenance was more interested in starting arguments then helping solve maintenance problems. I also cannot believe that this is 2017 and am currently writing this from a hotel because I cannot get running water. My advice to anybody reading this post, look somewhere else for an apartment and pay more money, maybe then you will have management that is competent and will actually make efforts to fix problems instead of cause them.
Horrible apartments. Look at the oldest reviews and you will see why. Their rating was under 1.8 stars for the longest and now they have people posting FAKE GOOD REVIEWS since their ratings were so low. You are being fully WARNED NOT TO MOVE HERE!! It's a straight dump.
The worst living experience of my life. Maintenance is very unprofessional and constantly marks work orders Completed when no actual work has been done. It took us 9 MONTHS to get them to replace our ice maker with one that worked. Our hot water heater is leaking but since we still have hot water they aren t in a rush (literally what they said to me) we just have to use a shopvac to empty the drainpan every hour, no big deal. Honestly wish I read the reviews so please if you re reading this, spare yourself the headache and move somewhere else.
Ac is always going out and mechanics come to temporary fix the problem. We have to wait multiple days for someone to even come look at the problem. We have had mold because the ac keeps freezing and leaking. Today we called the main office and a lady told us that she was going to get someone to come out tonight because they never showed up and then we called the emergency number after waiting 2 hours and after the office closed, but the guy my husband talked to told him there was nothing he could do tonight when it s 80+ degrees outside. Do not recommend.
I was looking for an apartment and Waterford Square was the perfect option. Mr. Marcus was absolutely excellent. He answered all my questions and was very helpful throughout the entire process. The apartment was amazing on move in day. Coming from Miami I was worried but Mr. Marcus had everything immaculate once I walked through the door. I m grateful to have worked with him and I look forward living here for a long time. I encourage anyone looking for an apartment to call Mr. Marcus and you won t be disappointed.
I just moved in and have been here a handful of weeks. I have enjoyed my experience thus far. The staff were very polite, honest, and got back to me quickly on any issues. It is a great price for the location, and everything is nearby. I enjoyed working with Antonio. He was very enjoyable and an overall genuine person. I suggest contacting him. Overall I have had a pleasant experience. They have changed management since some of these reviews, so please take that into consideration.
Hey! Thanks for wasting my time. I had an 11:00 appointment to look at a place. When I walked in, you had a girl seated at your desk. She asked you, Do you wanna take her real quick? And motioned over to a girl in the lobby. And in a sassy voice, said No. and you took her and showed her a place. When I walked in, I asked the girl in the lobby if she was looking at places. She said, No, I live here. I asked, Were you with her? And she said no/that you only had a quick question and now you have to wait. Apparently you never answer the phone? I watched you ignore multiple rings. Goes to find out, that girl was a walk in and you completely ignored our 11:00 appointment we had. I sat for 30 minutes and you re still not back.
I took a bunch of your snacks and left.
Also, not interested in roaches. I asked a couple of people while I was driving out fat chance.
My experience with Waterford was awful. I had a horrendous time just even getting to the point of submitting my application. I spoke to Marcus and he was very helpful but unfortunately this turned out to be a huge waste of time and money. Their website was down when it came to putting in the application and it ended up taking way longer than expected to get my application in only so I could get denied and call the third party company who was useless and told me a dispute and more information would take 35 days or so. Management wouldn t even give me a call back to tell me any information. I would not recommend this place to anyone.
I have been living at Waterford Square since April. The location is amazing, offering everything you could ever need in a walking distance, including NC's biggest mall 6 miles away and another one 2 miles away. Right next to South Park, Ballantyne, Pineville, and the SC stateline, the complex is located in the perfect place. They are very safe as well located in a decent part of the town. I call the large complex of stores we live on the strip. While I don't plan on renewing next year when my lease is up (want to move closer to upper Charlotte), I have no complaints of this complex. They have treated me well and have been very responsive to anything maintenance wise I have needed. Thank you for the great experience so far!

DON'T RENT THERE!!! The worst maintenance I've ever seen ,they are always taking for ever to come & fix ,like for fixing the AC takes around five days to be fixed or The toilet for two days ,they does't have a 24 hour emergency maintenance as any place plus neighbors are loud ,Nasty .
All I have to say is Antonio, Skylar and Chris are excellent leasing agents. I had the pleasure working with each one of them. They took me through every step and were very personal. Anyone having issues I can't speak on but I know my experience was amazing. I also have a couple of friends who came to my place and want to apply as well. So to Management I would suggest giving each of them a raise because you can't get any better than those 3!
The worst experience with an apartment management company ever. The property manager doesn't respond to emails promptly, I walked into the office to speak to her one day and she refused to come out and speak with me. I had to go up to the regional managers to get an issue resolved. The pool hasn't been open for weeks now and they claim it was because the emergency phones haven't been repaired. I don't understand why that wasn't addressed before memorial day weekend. It's just a horrible horrible horrible place to live. Do not do it to yourself.
I;ve been a resident here for 5 years. This is my 2 apartment as I went from a 1 to 2 bed. What I like is they kid friendly, nice two pools, and allow pets. My cousin just moved in. At times maintenance can be slow but this is a big apartment complex.
This place sucks!! I cannot wait to move out in April. Melissa is terrible at her job, the most rude employee I have ever dealt with. I don t even deal with her when I go to the office anymore. My car was stolen but in June ( which was the last time i spoke with Melissa) and she advised me to sign up for a neighborhood watch email that talks about deceased cats and has no clue that break ins are even occurring in the complex. The maintenance men know more about what s going on around here than the tenants do. The only reason I knew anything about a break in is because it was done to me! If it s not a break in, it s the damn water pipes bursting every three months and the tenants not knowing anything until they try to take showers and/or turn on their water. Oh, by the way Melissa also told me that sending emails about the delay in opening the pool was more important than sending an email to the tenants about the break ins ( another reason why I no longer deal with Melissa). I ve had more peace living in places deemed the hood than I have ever had with this trasht place. I pay way more than I ve had to in the past and have way more problems as well. Good luck if you move here, I hope you have a way better experience than I have. And the only reason I am surviving this place is because of the site manager Ashley. She has been a great help, but she definitely needs new employees because I m sure she cannot do it all by herself. Again, this place sucks! If I could give it a half star I would.
Please don't listen to the negative comments. They have new management now that is wonderful. I have lived here for over a year and have never had issues with management, safety, neighbors, etc. I love the area and the people. Having two clubhouses with two gyms and two pools is convenient as well. It's a great place to live and I would recommend it to anyone!!!
I would NOT recommend this apartment complex. I have had a horrible experience since moving in. Nothing is urgent or serious. I called the emergency phone last night at 9:30 pm because my air conditioning sounded like it couldn't keep up. I took the cover off and found that the coils were completely frozen and the floater valve isn't even connected to anything! My HVAC has been an ongoing problem since I have moved in. Mind you, it is the next day and 8:04 am.. and no one has even called me back from the emergency line to talk to me. This is COMPLETELY unacceptable. Part of me feels like someone needs to call OSHA and have their units checked and staff evaluated. I have never lived in any apartment complex where the emergency maintenance staff didn't call back within 15 minutes and be there within an hour. During the fall, my air conditioning wasn't working and it got over 80 degrees in my apartment, and they told me it wasn't an emergency and would fix it the next day. Even though the maintenance guy was onsite at the time, the office staff stated that he was dealing with another emergency and wouldn't have time that day to come look at the issue for me. That isn't even the only problem. When I moved in, it took the staff over a month to even give me mail keys that worked, and my spare apartment key still doesn't work. Their gym is only open during business hours. So if you work normal business hours, forget about working out there after work. When the maintenance team went into my apartment last time for an HVAC issue, I came home to find my cat locked in the laundry closet. I asked them what the heck happened, and why did it happen? They gave me no answer. If I wouldn't have come home for lunch, he would have been stuck in between the closet door and dryer for HOURS.
update: It is now 9:42am.. and no one has called me back.
1. AC unit did not work for the whole year. I gave up dealing with their WORTHLESS maintenance crew. 2.the original unit(appartment) they showed me got delayed/wasnt ready. I had a job to start so i couldn't wait longer, and they gave me a unit with DIRTY hallways. Looks like someone threwup and dried over time. Its been a Year. 3. They changed to electronic payments. Now i pay extra $20. (Convenience fee) probably convenient for them. 4. I would rather pay extra $$ and live elsewhere if i could have, but i was on a contract. 5. LEASING OFFICE they are somewhat helpful, but they NEED to fix their MAINTENANCE PPL. They SUCK. seriously.
Although I have not moved in yet... My experience with Waterford Square Apartments was pleasant!! First off someone actually answered the phone, thank you Marcus. Secondly I was able to ask all the question I have without being rushed off the phone. I explained my situation and Marcus was able to assist. Viewing the property, it s a little further from the city that I like.. but for the price and size of the apartment you can t beat it. And the location is great. Busy but great. I think I ve finally stopped searching and found the perfect place! Thank you again Marcus.

Went to Waterford Square interested in their two bedroom layout. The leasing agent went all the way through the process with me and then let me know that their pet policy includes a 50lb weight limit, even if I lived on the first floor. No thanks, people. You aren t a pet friendly community. I ll be looking elsewhere for a place to live!

ROACHES. ARE. EVERY. WHERE... regardless of how much pest control visits the property. Broken things are never truly fixed, just makeshift "repairs". Water pipes burst every 2-3 months. A/C units are old & consistently freeze over; my A/C was out for two weeks straight, without any form of reimbursement or even an honest apology. Given the mentioned issues, rent is extremely too high for this tattered property. Live at your own risk, honestly.
I will be moving to the property in just a few days and I am excited. Antonio is my leasing agent and has been a HUGE help to this process. From the first day I was interested in the property he was there and gave me his expert opinion as it pertains to the property! He was very knowledgeable and answered all of my questions! The apartments are spacious and the neighborhood is quiet.
If you rent from this place you will be VERY dissappointed. The staff has no authority other than to take your money. If you pay money and it is to be refunded to you they will avoid giving you the refund back in ample time, telling one lie after another to hold on to it. No one seems to know who is doing what then to top it off they WILL NOT provide you with the corporate office telphone number nor the name of the company. It has been 28 days since I paid an application fee that was not approved on their behalf AND NOW THEY ARE DRAGGING THEIR FEET RETURNING MY MONEY. THEY DO NOT RETURN TELEPHONE CALLS AND WILL LIE AT THE DROP OF DIME TO MAKE AN EXCUSE FOR WHY THEY DIDN'T RETURN YOUR CALL. This is just many examples of what you will face as a residnet at this properrty. SO PLEASE RETHINK RENTING FROM WATERFORD SQUARE APARTMENTS!!!!
Looking for a new home, I scheduled a tour with Marcus Tolliver 2 days ago. I wasn t expecting what I got. I got a very professional, charming, informative and what I perceive to be an honest person (Marcus) that showed me the model apartment. The apartment was better than I anticipated (excluding the yuck color of the kitchen cabinets ). I was not in my best spirits when I arrived but Marcus infectious spirit changed mine to joy. He has excellent communication skills and The Waterford Team should be proud to have him. I informed Marcus that Waterford was first on my list of other options and that I would let him know one way or the other. I am impressed with what I saw on the ground/amenities. Great experience and a high level possibility that I will return there to make Waterford my home.

Waterford offers the nicer things in life; cockroaches, utilities that do not work, air conditioning that is unstable at best, and a management team that would easily cut off their ears and gouge out their eyeballs if it would help them ignore you better.
Check out their parent company Midwest Diversified by going to their website www. middiv . com if you want to find out more about this "Luxury" Apartment Complex. Oh wait you can't. Thats because their parent company knows better that to make themselves easily accessible because they have a history of buying apartment complexes and doing the bare minimum to keep them in a livable condition.
Come check them out! No where else can you pay "Luxury" Apartment prices for an experience most akin to a Motel 6.

Nice place. There were a few times maintenance did not get out to my apartment as soon as I would have liked but they did the work and I never had any major issues.
Horrible apartments. The specialist I worked with was Zipporah. The office staff is extremely unhelpful and have only answered the phone a handful of times that I ve called. I ve called before while sitting in the office and they completely ignore the ringing. As I m writing this it s 1:15 AM and my upstairs neighbors are stomping and being loud. I ve reported them to the office at least 4 times and they clearly don t care so I m gonna have to resort to calling the police. In the lease it clearly states the occupants can t behave in a loud or obnoxious manner so they don t even care about their own rules. When I came to do the walkthrough for the apartment they had me come at a later time because it wasn t ready which was ridiculous because they had months to get it ready. Then she took 40 minutes doing God knows what until she finally came back. While she was gone I asked another specialist where he was and he said something along the lines of I don t know I don t keep tabs on her . When we did the walkthrough for the apartment I pointed out everything that was wrong with the apartment like the dirty patio, a gap in the front door, the space under the sink was dirty, one of the closet shelf hinges was hanging off, etc. While I was in the living room and my daughter was looking at the master bedroom she told my daughter that she needed to calm me down because she was gonna flip out on me. They gave me a form to fill out with all the issues the apartment had and none of them have been fixed. The apartment is full of roaches which I know I didn t bring because I am an extremely clean person. I didn t have roaches at my old apartment or any place I ve ever lived. One of my first floor neighbors leaves her trash outside her door which probably attracts roaches and then they come in through the gap in my front door which still hasn t been fixed. The lights take a few seconds to turn on which isn t that big of a deal but annoying because sometimes you have to keep flipping the switch for them to turn on. There are gaps and openings all over the house that I ve had to fill with caulk because roaches come out of and go in them which should ve been done before I moved in. Horrible parking situation there s 8 parking spaces 2 of which are handicapped in front of my building which has 12 apartments. I have to park far away and then walk all the way to my apartment which is ridiculous. I ve only lived here for 28 days and I m seriously contemplating buying out my lease. Do NOT move here.
Had a wonderful experience while living here. The office and maintenance have always been nice and friendly when working with me. Good location right by the greenway and the mall. Great price for the area and size of the apartment.
Absolute worst management I have ever experienced in my life. Lived here for 5 years and never once has the manager been available to speak to (even though I can see her either sitting in her office or outside smoking). Left several voicemails, which she claims to have not received. Have emailed corporate with no response. Honestly don't know how the manager has kept her job all these years. I wish I could give zero stars. Looking for a new place to live at the moment.
I miss my lil Bachelorette Pad before I moved out of the city! I DEFINITELY loved the private balcony (nothing better than being able to go stand out on your balcony in your birthday suit) the two pools, it s really what you make it! Staff was always pretty dope and helpful, fitness center was A-1, I could keep going on and on but I gotta go do some other reviews! Enjoy my loves!!!!
I have not moved in yet, but I have completed the tour and application process with Marcus. Marcus provided great service and answered all my questions. The application process was easy he kept me up on the process and let me know right away when I was approved. Great Job Marcus Tolliver!!
Terrible office staff, overpriced, terrible amenities, which they don t actually offer any at the moment, they say due to Covid 19, but other complexes have open pools. The units are not upgraded, still from the 90 s, they charge for trash collection, which I don t understand because trash collection is free from Mecklenburg county. Terrible plumbing, and like I said, the office staff is rude and not empathetic at all. My apartment had leaks from the unit above. Paying 1,100 for a terrible apartment, this is the last year I will be here... Save yourself! Do not make this complex your home, you will regret it!
Where to begin.... I moved in about a year ago. Not only were there three light bulbs missing in the place but the vinyl flooring was peeling off. I shrugged it off and called maintenance. Sure they took a few days and gave me light bulbs. But the vinyl. They didn't even fix it. To this day it continues to peel off and it is disgusting.
Throughout the summer I had cockroaches galore. I have never had to deal with as many cockroaches as I've had.
The next issue is that these walls are paper thin. Granted my neighbors are not very loud but every single night I could hear their dog running around as if he were in the room with me.
I usually don't let things like this bother me because hey, this stuff happens. BUT. The one huge problem that I came across was letting them know I was leaving. With moving out of an apartment you usually are informed that you need to give a month or two notice. You know what I got? Nothing. I didn't get a phone call, an email, a letter, nothing. So a month before I'm about give the notice to leave and I discover that I am going to have to pay past my lease because I didn't give them a two month notice. When I went to them confused and frustrated, you know what they told me? "We left a piece of paper at your door". I'M SORRY, WHAT? I informed them that I never received it and they kept telling me that I should have gotten a piece of paper. A PIECE OF PAPER. I now owe $1,700 in fees because I apparently didn't get a piece of paper on my door.
Don't sign a lease with these jerks. This place is nasty, loud and they are not good at informing you of things. Ultimately you will get screwed over.
I've lived here since 2013 and it's only gotten worse, to be honest it was pretty bad then. When I first moved in here our AC went out and it took roughly a year to get it fixed, that's right 1 year. Maintenance would show up and just tell us we needed a new filter, turns out after a year of calling that we actually needed freon in the unit outside. I've had my bedroom flooded from a faulty washing machine, I called about it and requested maintenance only to be told that it was not an emergency and it would be handled the following day, they did lay some towels down for us, that was nice of them. Our most recent encounter is happening currently. We made the mistake of staying here another year. So, we decided to stay in this complex but move to another unit, before we moved into this unit we were told that the toilet was broken but would be fixed before we moved in, it's still not fixed. Our smoke alarms have been beeping consistently for a month now which is not only annoying but also a fire hazard. Our most recent issue is our AC is now freezing every other hour despite only being on 70 degrees. Needless to say we won't be staying here another year. This place has a 1.9 star rating for a reason. Don't think that it's only a few people who are having issues, it's the majority. Every time I go to the office to complain about maintenance taking forever to fix anything there are always other people in there complaining as well. Also, all the comments on here from the complex are just a bunch of nonsense, they are just trying to save face. Honestly people, go somewhere else. When you try to get ahold of someone in the office they tell you "We can't help you on that, that's out of our hands, maintenance will have to deal with that.". The manager doesn't answer emails for weeks at a time and is never on site and when you call maintenance they tell you that "it's not an emergency do we will handle it when we get to it".
EDIT: I see there was a response from the owner, I just want everyone to know that none of the repairs were made until I reported this complex to the BBB. Also, I just called again to have the AC fixed since it's 90 degrees in my apartment even though it was "fixed" a few weeks ago.
Good value, but management is struggling. The pool at the office did not open until July (2018). The big gym they flaunt as they show you around is only open during business hours-when most people work. The much smaller gym is crowded with 3 people. The grill is in the pool area, which again was not open half of the summer and none of the winter. I don't have pets, but the dog park is just mulch in a fence. Could be a great place, but right now they are missing the mark by a mile.
My son toured here recently with a gentleman named Chris and told me he liked the place. As a protective parent I obviously wanted to see the place myself as the reviews were skeptical, I also was able to "tour" with him as well.
Upon arriving everyone in the office greeted me, you don't get that often!
Chris went above and beyond. I let him know I was not interested myself but coming to see behind my son. I feel he gave me the full experience as if I was going to move in myself. During our tour he even offered me snacks & drinks. Not only was he personable as we had a great conversation but was very informative and forward, answered all the questions I had before even asking, was even pleased with his answers when I asked about the reviews. If I was looking, id lease here. Safe to say I think my son will enjoy his new home.
Marcus was great he first welcomed me and was nice answered all my questions and was straight forward didn t lie about anything and it s hard to find that but I will definitely be wanting to move here safe and quiet and the floor plan I viewed was spacious and cleaned well kept up
Lived here for 5 years. There are roaches everywhere. Our dishwasher has never worked and they have been here 3 times to "fix it", but it has never been fixed. They made it mandatory to pay rent online, and now there are charges for using the payment website, when there was never an issue with money orders. But that would be a lie we turned in a month of rent and because they were stuck together they never seen the second money order. They looked at the receipt and said there was nothing they could do. This apartment complex isn't as good as it looks. I wouldn't recommend anyone to move in here. River birch or Johnston creek apartments are much better and have better prices. I would suggest an extended stay before here. They never get back to your requests, in a timely manner. We also have had them call us for another apartments toilet leaking and said they couldn't get into our apartment because of the key they had. I told them 3 years prior the key they had didn't work( forgot my key at work) they clearly don't care about there tenants. Any positive post is most likely management, all of my neighbors have the same feelings we do. I see the owner comments and think to myself if I contact them it will be a waste of time. I have been in their office numerous times for complaints, knowing there will be no resolve. Please save your time and money and look elsewhere.
Hate these apartments they are old and everything is broken. The AC keeps breaking and they don t fix it, it s so hot my babies get frustrated .It keeps freezing and leaking going to cause mold and I have two small babies so if anything happens to them because of the lack of management of these apartments I am going to sue! Can t wait for my lease to be up I wish I could give a zero worst apartments ever.
I used to live here 4 years. And year after year it only gets worse. Managment doing whatever they doing . Maintenance guys do really bad job.... Check my pictures and you will see what I'm talking about. Drug Dillers and restless people at the corners... Not recommend it
Extremely Ghetto environment which is surprising considering the area. House staff are absolutely unprofessional and careless not very welcoming. Please let this location be your absolute last result. If your desperate.
I have lived here for 10 months and 6 of them my roommate and I had a broken washing machine. We called repeatedly for 2 months and then they gave us a key for the model to be able to do laundry instead of fixing it. We couldn't do laundry at certain times because they showed the models including Saturdays. So we only had one day a week we could do laundry or late at night. They do not return calls if you need something but will leave you notes and call you if they need anything. We were late on our rent 1 time because the auto pay did not go through on time and we were charged a 50 dollar fee that they would not reverse. The carpet was dirty when we moved in. The caulk on the toilets look like a three year old did it. There are roaches everywhere. The windows had spider webs and dirt all over them. We were told our rent would be one amount when we applied, but the day before we moved in and signed the paperwork the price went up. We asked what happened, they said they quoted us on the wrong apartment and would not honor the price...and its not like their prices are good considering the stuff you have to deal with. They have a gym and racquetball court...but it is closed and locked after they close so you cant use it if you have a 9-5 job, making them useless for the most part. This place is terrible and the worst experience I have ever had in an apartment complex and if I could give them a zero I could. Inconsiderate and unprofessional people.
This place is absolutely aweful. Upon moving into my 1 bed 1 bath unit the toilet didn't work. It took them three days to fix it. I was going to the McDonald's across the street until then. I was told my unit would have new appliances which was a complete lie. A few months into my lease the dishwasher quit working and only after throwing practically a temper tantrum it was replaced after 2 months. The new one has been in for a couple of months and now leaks water in the floor whenever I use it.
The lights in the breezeway are always out causing it to be pitch black dark most of the time. My neighbor's dog barks for hours on end and neither the management or on-site courtesy officer will do anything about it. There is ABSOLUTELY NO communication from the incompetent office staff about ANYTHING and God help you if you need to call the emergency maintenance number because the calls are never answered and messages are never returned.
For the past couple of months there has been a "glitch" in the rent payment system and residents are being charged $20 a month for renters insurance whether you have your own or not. Again, there has been no communication to residents about this because "they are not able to send mass emails and emailing each resident individually would take too long". This was told to me by the most incompetent property manager I have ever dealt with.
As others have mentioned here my car was illegally towed from the property when parking lot resurfacing was going on. There were no signs posted as to where to park and when. I moved my car from my building to another the day before, but then it was towed from THAT building early the next morning. When I called the office for an explanation I was hung up on. When the courtesy officer showed up to the office because of the growing crowd of angry residents we were threatened with arrest if we didn't leave. You know, because we were "harassing" the office staff.
As I write this now my water has been turned off for the third time in about six months because of a "pipe leak" and there is a temporary, stinking, overflowing trash dumpster parked in front of the actual trash dumpster that has been broken for nearly a month.
Avoid this horrible place like the plague. The office will never care about you and I'm sure you can find a better place nearby for roughly the same price.
I wish I could give this place negative five stars.
Sorriest customer service I ever experienced. The maintenance is horrible. I put in a request June 25 and it still hasn't been resolved. The pipe is literally seperated from one another and the water just pours into a bucket. When I made a complaint after a week I was told to keep the bucket under the sink. I came home to my mailbox open with a package opened and put back. I have been to the mailboxes before and they were wide open. As well as cars have been broken into and stolen. If there was an option for negative stars that would be rating.
My experience has been good so far. The neighborhood is quiet. I am going on my second term here. I do feel that the stairs and building need to be pressure washed and painted. It is all about presentation and sometimes that can give a negative view. Other that this apartment complex is a nice place to call home .
I've been here about 4 months. The walkway in front of the steps of my building has been just broken cement since I've moved in which is not safe. Have seen roaches in every room ugh! Maintenance is really bad. The dryer stopped working over a week ago. I've called a couple of times and told them it is an emergency but they don't seem to think so. I have two weeks worth of dirty clothes and no clean towels. I have a 2 year old who peed through all my bedding and its just sitting there. I have lived in an apartment complex a few minutes from here and never had any of these problems.
Recently took a tour around this large community. I will first say that Marcus, our leasing consultant was very professional and knowledgeable. He answered all of my questions and was very attentive. I m not sure if I will rent the apartment after reading about their recent pest problems in the reviews but Marcus was definitely helpful during the tour.
I had a terrible experience during my stay and even after I moved out from the Waterford Square Apartment. The units are too old, damaged, filthy with full of roaches and bugs. In between my lease, there was some water leakage happened from the washer dryer connection from the floor above of my unit and that flooded my apartment and left the walls molded and stained, that suffered me a lot with my six months old baby. But my sufferings were not over yet, the leasing management charged me for those stains on the wall that I didn t do and which actually caused by their broken water pipelines only. Even after so many follow ups after my move out they forfeited my full security deposits and even overcharged me. I am feeling like cheated and strongly inadvisable this property to anyone.
Remember to tell management that you are going to move BEFORE 60 DAYS your leas end. Not just tell them, FILL APPLICATION. We have horrible situation... And now we have to pay for one more month ( not living there) because we told them that we are going to move before 30 days leas end. They said: " you sign the contract - pay!!!" We sign the contract a YEAR AGO and I don't remember that we have to fill application before 60 days plus they never told us about that during a year or before 60 days. No letter, nothing.
Definitely a management problem, we're into July without the pool being opened, after 8 long months of being closed, issues aren't resolved in time for summer, there's already more consideration for dogs than kids with a dog park and no play park, now there's no pool either. Roaches everywhere outside and regardless of how clean you keep inside, there are still roaches coming in. Pet owners don't pick up after their dogs and trying to take your kids outside to play means walking in dog mess all over the grass. Let's not even get into the increased crime rate. The gym that only opens while the office is open and the failed gym with barely aNY equipment working and no air conditioning is open though no clue for what reason.
The property doesn't deserve a star. The lack of leadership from the Corporate office, Midwest Diversified Properties down to the local manager, assistant manager and maintenance staff on site at Waterford..... What a JOKE! These people want to be called professionals? Why don't you take care of the residents? Why don't you get rid of the lazy, heartless, no morals, double standard, non-caring staff that are only there for a paycheck and nothing more?
I'm replying to the owner who requested I stop by the office and address my concerns. Well, I've tried! Many, many, many times. Ashley has her staff tell me she is unavailable. When I know she is sitting in her office, playing on her phone. She's never available for a phone call, it goes straight to voicemail so why bother leaving a message since they are NEVER returned. It's also hard to speak with Ashley the MANAGER since she takes flex hours very seriously. I wish I had her hours. I can only imagine how she keeps her position as MANAGER. No company I've ever worked for would tolerate her "Management" style. It's heartbreaking that a property such as Waterford that was always a shining star for this area of Charlotte is now much less desirable.
I DO NOT recommend this place. Moving here was a big mistake. I was so excited to move here at first and decided to get it a chance because sometimes the reviews people post aren't true. 3 weeks here and I'm already looking to move. The Water bug problem is disgusting and the office treats it like it's no big deal. When the staff is nice and says they will get everything taken care of there is no urgency. Staff not concerned with residents comfort. People don't leave reviews for no reason. Wish I had done more research before moving in.
I honestly shouldn't even be giving these thieves a star. I first moved in back in June of 2016 and from the start, the lock was shotty. There would be times we could't lock our doors. My fiance had her car broken into and of course Waterford showed very little concern. A couple of months later, a buddy of mine who stay at Waterford as well had his car broken into as well.
As of right now, they are still increasing their rent. Yet, they are NOT fixing any of these issues.
P.S. Ashley might honestly be the most incompetent "MANAGER" I've ever had the displeasure of meeting.
Do yourselves a favor and spend the few extra bucks choosing another location preferably in Ballentyne. Waterford has gone down hill and its only getting worse. Until they fire Their staff and rebuild, Waterford will NOT get any better.
