I ve been living here for a little over a week now and it s been a great decision so far. When I moved in there were some minor things that needed to be addressed and maintenance came out immediately. Everyone has been so friendly and helpful here. The walls are a bit thin for my liking, but it s apartment living so you can t expect extreme silence. I ve met 2 of my neighbors and they both were very pleasant. Another bonus for me is there is only 2 apartments on each floor. I m hoping this continues to be a great experience.

I have been leasing with this company for two weeks and my experience since moving in has been horrible! I have a service animal and mentioned this to multiple leasing agents from my first visit all the way down until I signed my lease. The letter from my doctor was faxed to the office but of course " they never received it". A complaint was filed from one of my neighbors and had to remove my service animal from my home until a service pet packet was filled out (which was not given at the time of signing my lease and is a DIRECT VIOLATION OF MY HIPPA rights). Maintenance workers have come to my home 4-5 times unannounced as well as the property manager to do "a walk through" but yet I haven't heard from any staff in reference to my list of things that need to be addressed since I've moved in. For example my closet door bracket is off track, my window are paper thin and rattle with the slightest wind, my apartment was dirty when I moved in with the exception of the carpet, and other things. The customer service representatives are rude and when you request a manager they get smart and state one is not available at the moment. Of course not! Your company needs to train your employees on customer service because without your residents you wouldn't have a job. I am thinking of breaking my lease with this company I'd rather live somewhere where my family can be comfortable and respected.
My niece moved in her apartment 2 days ago...the apartment was infested with bed bugs...these low lives have the nerve to tell her there is nothing they can do for her...the lease clearly states that they are liable for their own negligence. As a property management company, you are clearly negligent if you don't inspect your apartments that you are renting out to know these types of things. My niece is a air force member as well as a college student. This company needs to be shut down for their ignorance.
This is the worst appartment I have ever stayed in. Maintainence personal took almost 3 months to fix leakage in bathroom. Apartments are old and out of touch and cannot live peacefully. They only advertise very low rent but charges for water and are very quick in sending to court even when one rent is due just above five days of month because I saw many court warrants outside the mail boxes frequently.They are very ridiculous at the time of leaving. I left the apartment in very neat and clean conditions but they charged me fee of carpet cleaning even for minor stain after living in that apartment for 19 months. I would rate zero for their inconsiderate service.
HORRIBLE!!!! I had late fees left and right for no damn reason and my check got lost once which resulted in more late fees! They don t work with you when you try to pay. They wouldn t let me pay my late fees half and half its all or Nothing. Sure you can pay half, plus a $20 paying over the phone charge and the fees keep accruing interest even though you re trying to pay them off, they dont care.
I am a 9 year resident and the neighborhood has continued to decline, from vehicle break ins, to shootings, to neighbors with domestic violence issues, to poor customer service. This rental company has done a poor job meeting resident needs and employing staff members who are competent and compassionate about very real issues. They are more determined to fill apartment vacancies to make a profit, but they are not doing a well enough job of screening the trash that they allow in as residents. This area is now disgusting and crime ridden, yet that rent continues to get hiked up every year. Save your money and look elsewhere. It's not safe here anymore.
If you see a rating over 2 stars they were paid to give a higher rating. They passed oyt a flyer to sll residents asking for good reviews. When 70% of your residents make less than $40/k a year, they do anything for $$. This company bribs residents to put good reviews on their site by paying them $10. I work and make over $100/k. $10 giftcard aint worth it. I moved here by mistake I relocated from out of state for a new job and didnt have much time to look around. This complex had an apt availabe for the date I needed. I did this blind-folded. I will never do that again. I just moved in May 2015 and its August 2015. Lets just say I already put in my 30 day move out notice in just 3 mths of living here. If you move here bring mousetraps and bat nets. You will see mice daily and bats about once a month. I have written a complaint to the property mgmt AND to Maryland Atty General's office to file a Landlord complaint. Lets see what happens.
Everything was great until someone is running there mouth about us then come in here take pictures don t want tell me. I am very sorry that I am not great cleaner . I was so sad crying saw my rental not going to renew . That s fine one thing our rent was paid on time . You know my husband doesn t work of his cancer free that s why our bed in living room .storage is small . When it s snow my that can t much or move he always came out to me and everyone using the snow blower . But one of your snow plow hit my new car to me in front bumper . Did I say anything no . I absolutely love my apartment. The move in process was extremely easy. The complex is clean and quiet. I plan on staying here for a long time! I m so happy that I chose Hartlands to call my home.

As a new resident, when you have to wait for maintenance to figure out why your light won't work. Oppose to handling this problem before you move in. An electrician and all had to come out. Nevertheless, it was taken care of..,but these are the things that should be checked before someone moves in.. a fuse!
I currently live in Hendersen-Webb and have for over a year. I can't say enough good things abt this management company. Maintenance is great, Customer Service is great and my neighbors are great. I love my apartment!!
Not a great place to live, management never return phone calls and maintenance is a joke. I had a issue with water damages recently in my home, which was due to horrible placement. Nonetheless They completely left my house in a disarray and do not plan on offering me anything towards replacing any of my items. NEVER RENT FROM HERE, this is a WARNING!!!!
I am living at Wintergreen apartments. I love the place, very nice apartment, big and nice balcony, but I have a very noisy neighbor who lives above me and this guy makes my life miserable. I called police twice, I sent two written complaints, I made other 3 calls to customer service. However, the guy is now doing more noise on purpose. The customer service said they sent to him a note , but it is not their fault he didn't change his attitude. In conclusion, the management doesn't care about your comfort, they care only about company's money. They offered me to move not paying the fee, but to move is not an easy thing. I cannot complain about employees' behavior, but does it matter how nicely they tell me that they cannot change their tenant behavior as long as I am dealing with the problem alone? I cannot call that place home because I don't feel home...I don't have peace...I cannot work on my projects...I always sleep with earplugs. However, they know also that the guy is very violent verbally and one day he almost attacked me in parking lot. I had to run away quickly.... I am really looking forward to move in another place, probably in a place that is not owned by this company. Also, I have to say that the carpets from the hallway is miserable and the entrance door is always slammed because the door closer never worked. I know when the guy is living above me comes home because he slams the door very hard... like a "gentleman".
DO NOT RENT!! We signed a lease without seeing the actual townhouse. We saw a model. They made lots of promises..yesterday we got the keys and the BRAND NEW KITCHEN WE WERE PROMISED AND PAID FOR is disgusting! The cabinets are filled with roach droppings and mildew/ mold. The bathroom vanity is moldy and the medicine cabinet is very old and dirty. You can tell they painted the floor in bathroom while it was dirty. The refrigerator smells awful as does the oven. There are crumbs/ roach droppings all in the stove burners. The tack strip for the carpet in living room is running down center of room!! I could seriously go on for hours with issues! I am currently almost 7 months pregnant and this was supposed to be a place for the baby and us. I have contacted the leasing office and they said they would call me back as they would have maintenance handle it. Lorie in office was nice she said they could possibly move us into a new unit but we will see. This is an absolute mess and i cant believe we are going through this!!
Hendersen Webb is a by far the best management company I ve lived with. Maintenance comes the same day I put in my request in. There s a department specifically for resident needs and its really convenient for me. I would recommend this company every time.
I used to live in their apartments in Cockeysville and everything was great there. The only reason I moved out was because I bought a house. Maintenance came within a decent amount of time (most of the time) when I called them. Area was ok. Traffic on York road can be terrible during the day, stay away from that. Nowhere nearby to get decent ice cream.
I have lived in a Henderson Webb apartment now for the past 8 yrs and LOVE it!! I currently live in the Loveton apartments. The maintenance men here are so nice and helpful. I have seen some poor reviews about this community and don't understand this at all.
I had a horrible experience. I made a phone call inquiring about their pet policy and Tasha claims to be the team leader stated if you are not a resident I can not give you that information I asked to speak to manager and she hung up. Very poor leadership and refusing to give simple information. I suggest no one even try to move here as they will not give simple information that I was later able to find online.

Henderson Webb is a customer service company! From the rental agents, call center and maintance staff. At Reflection Knoll the grounds are always clean and the landscape well kept. I wouldn't want to live anywhere else.
Current resident of Dulaney Springs @ 4 McArthur CT. No nuisance society. Peaceful and quiet neighbors. However, all good things come with their own vices. Maintenance !!!! There has been no hot water in the mornings from the past 4 days. So I have been calling the maintenance team daily and reporting the same issue and requesting them to investigate and ensure the same issue doesn't repeat again. In face as basic courtesy, I asked them to mail or call me once they fix it. But as you may have guessed, you cannot expect such level of professionalism from Henderson-webb and ride attitude from the attendant was anticipated. Hot water was normally flowing in after couple of hours everyday post my call but it's so annoying to repeat this process daily especially when you need to get ready for work and ready your kids for school. And today, I took the time to write this piece of misery because it has been 3 hours and still no hot water. Really amazes me how well Handerson-webb still has the audacity to attract more customers after not even providing the basic necessities to it's existing residents. Seems we have no option but stay trapped in the web so well woven by Handerson-webb !!! But for others, stay out of the web!!!
they don't keep up with the maintenance on there apartments. Water barley works and when it does it sucks. Mice everywhere!! DO NOT DO BUSINESS WITH THEM!!
Maintenance staff is terrible and lazy . living here for two years with mold growing in our utility closet . My family & I have written in a very reasonable concerning letter to headquarters to get out of our lease early ( we only have 3 months left ) of coarse they denied even though we have zero balance on our account. Not to mention we have a one year old baby girl & another on the way ! I have been to the hospital twice already this year for pneumonia the doctor believes is from this drastic mold . yet they want my family to live in a hazordous apartment . TRUST ME they don't care about any of you either - I was told if we could find someone to lease out the same apartment AS IS then we could move out . which means they don't care what so ever about the mold as long as they have SOMEONE giving them money . DO NOT MOVE HERE. I've already consulted with my lawyer , they can either let us leave with no penalty & fix the mold for future tenants it take it to court .
I was told I was getting a renovated apartment. My apartment is by no means renovated. I ve left messages after multiple calls during my week of move in and no response as of today. My fire alarm goes off every time I cook so had maintenance come over to change the detector... the thing was old. I can almost guarantee I will not be resigning a lease. Mold in the bathroom. Carpet pulled up in corners. Holes from previous tenants very poorly patched. And on top of all that. There are mice! Place is disgusting.
EDIT: I got a response within 12 hours of my original posting. I emailed back as requested, twice, with no response as of yet. Not even acknowledgement of my first two emails. This place keeps getting worse. COMMUNICATION is key!! Which I ve yet to receive.
Back in August my air conditioning unit was leaking in the utility closet. Water was everywhere, including the walls and it completely saturated the carpet. I called maintenance to have them fix it. A guy came out to fix the until but couldnt address the water damage to the walls and carpet and said someone would call me in the morning. The next day came and went with no call. I reached out to see what the issue was. I was assured someone would be out again. Once again....nothing. I called back a 3rd time and was advised by customer service they had no record of me ever placing a maintenance request for this issue regarding the water damage and carpet. I placed another request and had a friend come over to make sure there was no confusion (I was at work and was unable to leave). Someone came out and apparently was told my air conditioning unit was leaking. Complete lack of communication and its obvious they do not listen. My friend went up to the rental office to see why it's so difficult to fix the issue. He called me on the phone while he was there and I was told the property manager would be calling me shortly to address my issues. To date, no one has ever called me and the issue still has not been fixed. Now, ive discovered there is mold !! Its all throughout the carpet, the walls and even going through the walls to the adjacent closet. I have attached pictures of the damage and the disgusting conditions I am forced to live in. I just placed another request so let's see how long it takes, if it gets done at all.

WORST EVER! We have lived at Dulaney Springs for 7 months now. My rating for them is ZERO!!! They are the worst ever. No customer service at all. If anything is wrong in your appartment, you are on your own.
We have leaking roof, windows that are not insulated against wind,so we have resorted to duck taping them to keep warmth in my kids room, kitchen with roof issues,and thank God when the roof sheet did fall down,no kids were near as the sheets are razor sharp, bugs.... do i need to say more.
I think as tenants we need to do something because Henderson-webb do have an obligation to ensure that their apartments are habitable.
I would not recomend them to anyone. We have called several times about one thing or the other, no one comes.
Now me and my kids are living in a bug infeasted appartment and i have a 9 month old in the house. No one comes despite numerous calls.
This is inhuman treatment!
My husband and i decided to not be paying rent on time but even that dose nothing.
Enough is enough! Time to move out even before our lease ends and if we do get resistance, we will fight legally.
The apartment is gorgeous and the upgraded appliances work well and add a certain class to the unit. The space feels luxurious. I have kind neighbors. I gave 4 stars because I feel like the laundry card should be in the welcome package that they leave in the apartment. I also left 4 stars because my screen door to my balcony is flimsy and keeps falling off track. The smaller bedroom has no cable wire outlet like the living room and master bedroom. The rest of the unit is stunning and I love the space.
If I could give zero stars I totally would. If you want to live with people who dont work and have ZERO consideration for their neighbors then this is the place for you. Music and TV blaring all hours and all they do is send numerous lease violations notices. I have the pleasure of living with not one but two drug dealers in my building. And maintenance is horrible. Pray your AC doesn't go out in the summer because both times ours has it has been 4 days and 5 days to get it fixed. Yep the Joy's of living in a noisy 90 degree plus apartment. Customer service is friendly enough but useless. I asked to speak with the complex manager and was told the matter didn't concern him. Huh? Poor maintenance service and noise complaints aren't his concern?? Oh and the office - they are nice right up until you sign the lease and then you can expect zero help from them. Stay away you have been warned.
Move in process was easy and smooth. There where a few issues but everything was handled in a quick and easy way. It s a great first apartment for a college student.
I have had nothing but the worst experience renting with this company. My air conditioning broke and my townhome was consistently reaching temperatures over 82 degrees in July. After 10 days and threatening to call a lawyer, they finally came to fix it. If you have any issues and you call customer service, there is a huge chance they will either hang up on you or will not give you a timeframe as to when they are planning to fix your issue...so pretty much useless. I have had several other issues with them that I could go on about, but the point is, they are the most awful and greedy company I have ever seen!! STAY AWAY!!
My 4 year experience with the Leasing staff, maintenance crew and Customer Service has been Great! I highly recommend them! And the price is very affordable!
If you re considering Tall Pines or hidden woods, keep looking elsewhere. There is no peace in these buildings. Doors constantly slamming and you can hear neighbors conversations, arguments and fights . The main issue, if you get an unruly neighbor above you the Management company WILL NOT HELP YOU! They will leave it up to you to resolve the matter. I lived in Tall Pines for 4 years with no AC. I transferred to Hidden Woods and now have the neighbors from hell above me, when my lease is up in a few months Im out! Do not waste your money here if you want any sort of comfortable living!!
Turn my deposit in on move in day didn t step one foot into the apartment...told them it wasn t up to par...and wanted my money and they refuse had to pay another months rent to buy out...the district manager was RUDE and unprofessional... Do not rent from these ppl
Lived in Rossbrooke during my undergrad in 2012 and a few things to note. I'm only posting now, because I've had clients at my work live here and have heard many complaints. I don't think it's right for this company to treat their tenants this way; with that said, I'm helping out any potential tenants by sharing my experience.
1) When I first moved in my SO and I could smell something off in our bathroom, but we figured the previous tenants may have not cleaned so we started cleaning ourselves. The fan was really dirty and as my SO is cleaning a TALON caught onto the scrub he was using. THERE WAS A DEAD BIRD IN MY BATHROOM FAN. Called maintenance and the guy came. He retrieved the dead body, but DID NOT CLEAN at all! Gross.
2) Laundry facilities are filthy, ancient washers and dryers, and normally out of order. I ended up lugging my laundry to my college where I had friends living in the dorms and just did it there every week.
3) NUMBER 1 REASON WHY YOU SHOULD NOT MOVE HERE. THEY WILL SCREW YOU OVER!
It was near the end of my lease (June) and have not received any notices or anything about renewing my lease. I had plans to move closer to school, so I wanted to make sure I had this situation handled. I call in April to see what's going on and they claimed that they mailed me a notice in the mail mid-February. Apparently, If I didn't reply they would automatically re-new my lease. HOW CONVENIENT FOR THEM. Of course, I told them I never received this so called letter in my mail, but I had missed the deadline by a week so I was forced to dish out 2 months rent to break the lease. THEY DID NOT HELP ME AT ALL AND DO NOT CARE IF THEY RUIN YOU FINANCIALLY.
Fact, Hendersen-Webb only cares about $$ and not their tenants. THIS IS NOT JUST ME. I HAVE MET MANY OTHERS WHO HAVE DEALT WITH HEN-WEBB SCAMMING THEIR TENANTS TO BREAK THE LEASE. This is only my experience, but as you can tell from the reviews, not the best place to live.
I've only been at my new place for a month, but I have no doubt that I am "home". My apartment is lovely, and the experience so far has been wonderful.
I have to write a book to explain all of the bad things that happened here. The repair people do a half ass job and Henderson just likes to cut corners. The apartments are really old so something always goes wrong. When I first moved in, I was greeted by a leaky roof and the apartment reeked of smoke. When my neighbors upstairs moved around, it was like a earthquake. I could hear everything they were doing including every time they farted. Next, then my neighbors downstairs blasted their music so loud that the ground actually vibrated on my floor. So after living there for 2 weeks we decided to pay the 400 dollar transfer fee to move (which ofcourse they didn't waive even after everything we were through). Our new apartment isn't as bad but we still had problems with the neighbor blasting his music and the second hand smoke from the chain smokers living here. One of my neighbors actually moved out because of it. There are also sections in the apartment that smell like cat urine and a lot of things that break (frig, another leaky roof, squirrel stock on my attic that they still haven't fixed etc.). The costumer service is always nice but they mix up orders etc. Although their prices can be lower than the neighborhood and their visibility is strong on the web, if you want to have less frustration in your life, do the rest of us justice and don't move here. I suggest moving to Tulomer court, castle town, palm bridge, blandon apartments.
I lived there four years ago, and just found out that they said I was evicted, so now NO other rental agency will rent to me! I waited until my lease was up, and they even gave me my security deposit back!!! Only rent from them if you plan on living there forever and plan on spending most of your life on hold with customer service. 1000% awful!!!
Worst slum lords ever. Very difficult to have things fixed. Dishwasher had a leak going into the apartments below us and was told "just don't use it" and they closed the maintenance ticket. Took several calls to get someone to repair it. Same thing happened with the sink. It leaked into the wall into the apartment below. They said don't use the sink and closed the ticket. Air conditioning goes out constantly and they say it's not an emergency. Sometimes takes several weeks to get this fixed. 90+ inside is unlivable to me but not to them.
I hope I can convince just one person to rethink renting from them.
Henderson Webb is HORRIBLE! I ve been with this management for 2 years now and I can t wait until my lease is up. Maintenance is horrible and customer service is even worst! Pipes continue to bust in my apartment. The pipe underneath of my sink keeps flooding my kitchen floor and all they ll do is send out a tech to come tighten up whatever he claims is loose and 2 hours later we have the same issue. Now I have this mildew smell in my apartment that I can t get ride of. DO NOT MOVE HERE. It s so more more to rant on about but I ll be here all day.
They will try to evict you if you pay after the 5th knowing not all people get paid on the 1st. The emergency service depart is trash. My water barely works and when it does there is barely any water pressure. This place and all other places they manage are under kept. I would not recommend doing business with them.
We have lost hot water many times this year and I wrote an email asking for a credit for all the inconvenience and I received a letter months later saying they would NOT give us any credit. Just horrible service. My AC unit is efficient. It sounds like a freight train going through my apartment. By the end of the summer my electric bill is close to $400 and do you think they care? HELL NO! They just tell me it's because I'm on the 3rd floor. I'm also waiting for them to come and service it. It's been 4 days since I placed the call. 1day turn around time my ass!!
I have been living in Hidden Woods apartments which are managed by Hendersen-Webb for over five plus years and my experience is comparable to others who have also rated this company amongst one of the better apartment management companies. I almost do not know where to start or even what to say after reading some of the posted reviews that would lead you to believe that this community deserves a rating of a one (1). All things happen for a reason and just prior to coming to write this I had visited Yelp to get the operating hours of a vegan restaurant in Mt Rainer MD, by the name Sweet & Natural, and there too was a recent post of a (1) rating, which was totally unfounded. The reviewer was complaining that because they were of a mixed race they were mistreated, REALLY just about every race on the planet is a part of the staff there and yes two of the guys on staff are also so called mixed yet a reviewer post the business mistreats. Just one visit there on a fully staffed day would immediately bring light to the root problem of the comment posted. Point to be made, there are almost always underlying reasons for what is said and done that are not evident via a medium such as this blog. That statement naturally leads to the question, what is my motivation? As stated at the opening, I have been here for some time and more than likely will need to renew my lease again before buying a house. Bottom line we are living in a communal (collective/ shared) environment and the better your neighbors the BETTER the living experience !!! It s that simple, as a matter of fact it is the very reason that you are reading these reviews. The only way to separate fact from fiction is to come by the property several times and also ask to see a vacant apartment that is ready for occupancy. This is what I done for several weeks before coming back to sign the lease. The staff here is professional, they are courteous and friendly. In my experience maintenance has always responded to the call in a quick manner relative to the overall situation and the buildings and grounds here are well kept.
Hillendale Gates don't do it customer service is horrible, maintenance is garbage the building is old nothing modern at all .This property is infested with mice ,maintenance never fix nothing properly basically they just throw a bandage over it . OH may be if they wasn't so drunk maybe they could fix things correctly. Hillendale Gate feels & look like public housing it's dull looking & gloomy ..So dont rent here i know there is a better place for you please,please, please keep looking
This is the worst managed apartment complex I have ever dealt with. No hot water, strange people hanging out in the common areas, and mice are just some of the minor issues at Barretts Delight. I actually caught one of their re-modelers recording me through a window with his cell phone as I was getting dressed. I reported it to the complex management expecting him to be fired, but they told me that it was nothing that they could do and suggested that I call the police instead. I called the Baltimore County PD and they took the report. I'm sure that re-modeler is still employed by Hendensen-Webb and still lurking around Hendersen-Webb properties recording unsuspecting residents.
Charging for painting an apartment after a tenant leaves is unethical. Automatically removed from my security deposit refund. I paid my rent on time, every month for two years and treated the place very well. The owner should take on the responsibility for painting when a tenant leaves. Just ridiculous.
DO NOT do business with this company. Their Parkville apartments are horrific. The are mice infested. I her address them moving in the walls. There are rats that come out regularly by the dumpster. They have rendered the leasing office virtually ineffective because they are only allowed to rent apartments. They cannot handle residence issues. They charge $7 to let you into your apartment if you accidentally lock yourself out. The laundry room never opens on time. And finally, they charged me $235 for carpet stains that I didn't have. Just pulled the number out of the sky. I purposely cleaned up before turning in the keys. Worst rental experience I EVER HAD!
If you want MOLD and MICE this js the perfect place.. Living here currently...i am forced to go to the county to report Henderson webb for slum Lord's! No heat in the winter. No air in the summer...HORRIBLE

Maintenance is careless . one of my outlet blew out on fire due to an internal water leak.(Months Before I reported a water leak multiple times and they come and check but never really fix anything ) They didn't even check if we were okay . The fireman told me I was very lucky and I moved out of their dangerous property because they sent plumbers "to fix " the leak and after I took a bath everything was the same. By the way if you are not mice friendly do not even think about renting in cockeysville. I will post some pictures and videos . 0 star and will never recommend.
The apartment had roaches when I open the door they started to fall to the floor from above. Maintenance came and set off bombs and I had to spray the next day because when I went in the apartment yesterday the roaches was still bad in the kitchen I'm praying that we can get them under control. I love the apartment it is very clean and well put together. Just have to get the roaches problem under control. My experience with the leasing office was great they was very helpful and professional. I have been telling my friends about how well keep the development is looking forward to getting settled in.
The apartment we have is nice and clean area, and quiet. We picked that location because its close to stores and shopping, Haven't had any problems so far, there is no noise and the neighbors are nice, so we are happy at this location.
something needs to be done about the pond.... -people falling in the muddy walkways. -5 dollars to do a complete load of laundry. -people breaking into cars every night. -rent increases regularly but maintenance is minimal and mold is excessive in the vents -a good lawyer could have a field day with this company.
I moved to HARTLAND RUN March 2018 with the excitement of being back on my own and finally having my own space. The experience with my leasing agent was wonderful, it was the actual move in experience that I wouldn't recommend to ANYONE! Before move in, i was able to see the apartment that I would be moving into. When viewing the apartment, i noticed that there were dead ROACHES in the living area (red flag #1). I informed the leasing agent and she informed me that the apartment had been vacant for a bit and that she would get an exterminator to come out before I moved in. Fast forward to move in, I was excited to get my keys, I signed my lease and was ready to move in. Once I got to the apartment everything was fine at first, I started bleaching the counters in the kitchen area, washing out the refrigerator and out of no where a ROACH crawls past my foot. At this point my anxiety levels are through the roof, I hate bugs! Every day almost, I've come across either a roach or a jumbo black water bug. Management was notified and has been sending out an "exterminator" every other week which isn't helping. I took it upon myself to go out and buy traps and pesticides to reduce the activity of these huge bugs, I got tired of coming home from work and seeing them laying/crawling on my floor. I've followed all of the steps of which I was given on how to resolve this matter, including writing two letters and no one has reached out to me . In those two letters I even showed proof as to why I am unsatisfied with my "home", or lack of. I don't have company/friends/family over because I am embarrassed about the problem that I didn't cause, there's even what seems to be mold (can cause a magnitude of health issues btw) in the bathroom. I asked to be relocated and I haven't heard back in regards to that matter neither.
I've been taking photos and recording videos of the events that have been occurring since I moved in. I even withheld this months rent to try and get the attention of someone but that didn't help.
I am disappointed in my experience, especially since I've worked so hard to get back out on my own. I've attached one of the many photos that I have of what I have to go through on a daily basis, hopefully I don't have to continue taking these disturbing photos!
I have been in my apartment for less than 1 month and I really like it. I have no neighbor complaints. The complex is very clean and kept up well. I wish the apartment was a little more spacious and had more closet space but its cool for now. Parking it good. The rental office staff is always pleasant. Maintenance responds in a timely fashion. My kitchen is newly renovated. Everything in it is brand new which i love.
UPDATE: So after arguing with them about not having bed bugs, they sent a K9 to inspect my apartment, I suspect to spite me. And wouldn't ya know it, the K9 did not signal and I have no bed bugs. So not only did the original inspector lie, but Hendersen-Webb did not believe their tenant. I am still waiting on an apology.
Aside of the laundry list of Housing Association violations this property has, the infestation of roaches should be enough to keep you away. I have had SO MANY serious issues with this property. The reason I stay is because it s convenient . But I am currently being threatened to be evicted because my apartment was not prepared for a bed bug treatment, EVEN THOUGH it has already been done 1 year after I moved in AND the inspector BLATANLY lied about my apartment having an infestation. This place is a nightmare! I have heard horrific stories from other residents. DO NOT MOVE HERE, I AM TELLING YOU, YOU WILL REGRET IT!
We just experienced a gas leak in the complex. wasn't any of the tenants faults. it was the own building we stay in. Terrifying experience for everyone in here as well as i still feel dizzy and sick. This complex should do something for these tenants that live here. Not paying 1k a month to get gassed in my apartment.
do to the iilegal eviction on October 28 2020 by Hendersen webb i was force to leave there residents November 12 2020 only given two weeks with no where to go, over a misunderstanding in the lease about a animal. I've always paid on time and i resoveld the problem the same day i was notified but i was still force to leave by being threatened by the company i decided to leave anyway ...i have now been exposed to covid 19 because of this please be careful when doing business with this company stay safe and god bless
My length of residency at Hendersen-Webb is a testament as to why I continue to reside here. The maintenance crew are very respectful and always on top of their job. The community is very safe and I appreciate the safety. I hope to continue living here.
I've been a resident for two years. Every year there is a problem with the AC. Placed an emergency request at 3pm and five hours later no one has shown up. Called the emergency line the person who answered the phone , Cathy was very nasty. With the heat index being as high as it has been these past few days the heat in my apartment is unbearable. Shame on you HendersonWebb.
I personally hate this company. I have lived in Cockeysville for majority of my life. The best property that I have lived in was cinnamon ridge. Unfortunately life happens and things change. Please be advised I only lived in the front of cinnamon ridge. 808 and 824 both buildings were clean, no mice, no bugs and nice people all the way around. Also understand cinnamon ridge is one of the "high rent districts", so you get better treatment when you live in those areas. This ratings are correct if you decide to go to any other property such as Cranbrook, Rossbrooke Apartments or any other then cinnamon ridge, Dulaney springs and maybe wintergreen you will have all the issues mentioned.
Five corners as well, don't expect anything spectacular trust these reviews and my comment. They are short staff (maintenance men), bullshit ass people in the main office whom deals with customers, and poor management. I wouldn't blame some of the techs, but definitely would write to BBB to complain about management and main office staff. Please look somewhere else before here. Rent is reasonable, but not worth the stress. Henderson webb is all about MONEY!
I live in Shade Tree Place in Catonsville and I absolutely love my apartment home it has been so peaceful and quiet since I moved into the neighborhood, my apartment is so spacious and anytime I have a maintenance concern I never have any issues with it being fixed in a timely fashion. The overall area has so many great places to eat and shop I mean you literally are in the middle of everything and it makes it so convenient that most of what I need is in walking distance. I really love my home and my neighborhood it has been such a place of peace to raise my family.
The customer service with Henderson Webb has been the worst I've ever experienced from an apartment company for these reasons: 1) My air conditioning has been broken for the past 4 months. After SEVERAL calls and maintenance requests I still am without air and have to use a personal fan to cool my unit. 2) They require a 60 day notice to cancel rental agreements, but don't send out their letters telling their residents of this until it's past the deadline and they've already locked you into a new lease without the renters consent. 3) I had to replace my refrigerator because it broke a year into me living in the unit. When maintenance replaced the fridge, they left multiple stains on my carpet that I'm still waiting to be cleaned. My refrigerator was replaced 4 months ago, and still no carpet cleaning. 4) The toilet breaks every 2 months.
The ONLY benefit to living here is the price for the location. However, you'll be better off renting from a different company in the area. Do not waste your money with Henderson Webb.
When I first moved into Barrett's Delight I was so happy even though there was miss communication. Even thru the years I was still happy about living there. For the most part if I called about a issue it eventually taken care of. But the last couple of months I found out that Henderson-Webb is not a company that cares about their tenants. I have good experiences with Customer Service representatives even though I have seen post of people who have had bad experiences. With that being said I was ask to leave due to a issue in regards a family member who was visiting and a issue occurred between my family member and his companion. I understand that this disturbed my neighbors as I apologized to them as well as attempted to apologize to management, who you are unable to speak to unless you email or fax them. I found out that HW has no compassion or care for their tenants and are not willing to work things out.
I've nothing but problems since before i even moved in to the kings mills location. My apartment is roach infested and I've had to call a exterminator multiple times and I've also had to call customer service and they would send people that did not know what they where doing just to spray some chemicals on the floor where my nephews play at. I've received two rental agreement violation and now they don't even want me to renew my lease even though i've fixed the issues. I've had no luck in contacting management all customer service would tell me is to send a letter.
I moved out of Wellington gate apartments back in 2014 DO NOT MOVE HERE ! After about two months of living here the mice infestation started... they have a terrible mice problem! A mouse climbed into my baby crib and ate the milk that dropped on her shirt ... while my baby was sleep...i made arrangements to move right after that and they have a nerve to want to sue me ! I m in the process of getting an attorney ... I also have written statements and witnesses who are willing to testify of past and current tents who have this same problem ! I refused to live like that ! Don t waste your time or money ! This place should be shut down
STAY AWAY!!!!!!!! I cannot stress this enough stay away from this slum. I can almost guarantee that u will regret it. Customer service 0, community 0, privacy -0. Do yourself a favor and close the tab that suggests that you move in to this place!!!
I've been in my apartment for a month. While a few upgrades would be nice, the space and the apartment itself is absolutely wonderful for the price. A few small tinkers here and there, but the customer service and maintenance staff is always on time. always leaving a nice friendly note after servicing your apartment. So far, so good.
Outstanding service? I beg to differ. Living in Cranbrook Hills has been the worst year of my life. I am counting down the days until my lease is up. Maintenance is probably the worst group of people to try and deal with, especially the phone operators. They have attitude and need a lesson in customer service. And the worst part: There are so many things wrong with my apartment that maintenance needs to come so often, yet it takes 4 years for them to get here. I am very surprised this building is not condemned. There is a huge hole under my sink, which you think would have been taken care of when my apartment was inspected before we moved in (if they do inspections at all...) and now there is a mouse running around my 3rd floor apartment because of that hole. The phrase "First thing tomorrow" doesn't mean first thing tomorrow, it means never o'clock. A few months ago a huge crack was going down the corner of my wall, so they spackled it up, not even caring what may have caused it. I hear everything around me, and when the people underneath me cook, my whole apartment smells like their food. My floor in my living room is uneven. And I have kleptomaniacs for neighbors. One person tried to steal a textbook off of my door mat, but once they ripped open the package and saw they couldn't sell it on the black market, they left it there. And maintenance/customer service did not care about this. I do not feel safe where I live. ALSO, my air conditioning is ridiculous. You turn it on, the apartment gets to be 89 degrees. But some people do not think this is an emergency... This place is a joke. And it's a fighting battle. The day I move out is going to be the best day of my life.
Although we had a mix up with move in dates they were all very helpful with fixing the issue and actually gave us a very great deal, they were all very on top of communicating the entire time!
To be honest I like living here because I have family in the area. Most of the neighbors are very friendly. Some of the young people are a bit wild. But most are respectful. My visitors like my place. All in all I like living at Kensington Gate. Mr Bobby keep the ground perfect.
Poor contract, I've rented for years and did not have to go through this type of contract elsewhere. poor quality in maintenance work. Not customer service oriented with business strategies.
Henderson Webb is the worst! Apartments in Afghanistan I'm sure are much better than this place. With that being said, if anyone wants to join a class action law suit against this slumlord, please post on this site. Together we can fight back and stop being taken advantage of by this multi- million dollar company. Mold, mice, leaks, asbestos, lead paint, poor maintenance, etc. We can do this. It just takes people who experienced major issues with this company. Stop being bullied! I'm shopping around for an attorney now. I'm going to set up a web site soon, and post more details. I wouldn t recommend anyone to live on any of their property. They are very very unprofessional and treated me very unfairly. My nephew didn t live with me but visited my place a few times, got arrested and used my address. They found out about the arrest and gave me two weeks to move out. I had been a very loyal renter since 2013 to these people and instead of invistigating and getting facts, they just automatically make me leave. Also I reported a water damage issue in the apartment twice and no one ever came out to look at which caused mold issues in the apartment and obviously made me sick, I had to try and fix the issue myself. I wish I could give them 0 stars
I have lived in a great apartment rented and well maintained by Henderson Webb Inc. for nearly 2 years. It was perfect for me. Sliding glass patio doors to a patio right outside the living room where I had a chance to enjoy not only the look of being outside even when in,but could humor my love for plants and flowers. Plus with a Pandemic summer, my son and family could walk around and meet on the patio out back with no worrying about apt. entry. With 2 very vigilant children it allowed visits during a tough time. I have terrific neighbors which is wonderful. It has a 1 walk in closet perfect for all my endless "stuff" now out of sight. The lawn maintenance is diligent and the Work Maintenance Crew is the best. They are pleasant, trustworthy and get the job done. With giving permission entry when I am absent from the apt.,I am perfectly comfortable with the workers that do a great job every time. I got lucky!! I was less than happy w previous living situation and I hit the perfect place for me. I must mention the amazingly sensitive and humane response to the residents in not raising the rent this year is a real help to all of us. I frankly dont know of too many companies going that extra mile for the overwhelmed population during these very hard times.. My kids, highly critical and always vigilant were thrilled that I really made this a home. The one drawback is we wish this offered this space as a condo!!! A real find for me, a native New Yorker. A bargain that delivers...
BEWARE!!! I have live in the Rossbrooke area for about 4 years and it was okay in the beginning of my stay with the property; however I did notice a few things wrong when I move in the 1st week; Like the door locks where messed up, The windows were not secure enough, the circulation in the townhome was poor and a host of other little things at the time. However Henderson Webb property has Incompetent management who do not care anything about its tenants. If you make a call to the maintenance men they will try and just patch up the problem. Not good at all. But among other things that that makes the property and management just horrific is the BED BUGS infestation. Yess the property has an infestation of BED BEGS .. and the way the management went along with it was totally wrong. Not only did I decided to leave or move out but my next door neighbors left as well, meaning me and my neighbors that live on both sides of me has left the property due to the BED BUGS..The property cannot keep them under control. Not only is this taking place but I have lost all my house belongings and they can care less. They just want their rent. SO I SUGGEST THAT IF YOUR LOOKING TO MOVE INTO THIS PROPERTY DO NOT RENT WITH HENDERSON WEBB. The area is beautiful and kid friendly and quiet and so forth. But HENDERSON WEBB IS HORRABLE. BEWARE

The maintenance crew are very polite and they go out of their way to offer any other kind of assistance to you. The upkeep of grounds are kept very clean and they attend to the residents work order just as fast as they can. I love living here and have recommended other to live at this community.
Very quiet and clean neighborhood. The maintenance staff is great. All repairs are quick with little inconvenience. The call center staff are great. All my neighbors are friendly and quiet. I would not live anywhere else.
