Incredibly disappointing. I was really enjoying my experience renting from Henderson-Webb at this location (Loveton Farms), but everything went downhill this summer. My A/C has broken twice. The first time maintenance came out and fixed it pretty easily, within a day or two of my request going through (COVID-19 of course, backed things up a bit). But now, the second time my A/C has broken, I haven't heard one peep from maintenance or any of the staff at Henderson-Webb, despite my requests and emails being "received". I've been without an air conditioner since 8/2 and it is now 9/8 which means it has been over a month, during the hottest part of the year. without A/C. My apartment's temperature sits at around 83 degrees constantly, and has even spiked to 86-87. The lease is very specific too, saying that if I call an external repairman to fix it, I have to foot the bill, and I'm not allowed to charge H-W. I still have to pay full rent despite not having one of the amenities I am supposed to have. I am a patient person, but this has been very frustrating and upsetting on my end.

9/15: Still no A/C, and no response to my many emails from management or maintenance on when I can expect them.

I have continued to live here for 12 years. The grounds are well maintained, all the staff have been friendly and helpful. I especially feel safe even living on the ground floor with new outdoor lighting out back as well as out front. Maintenance has consistently been outstanding- thanx Darvin. I look forward to living here not just in an apartment but in my home her for another 12 years.
The move was pulled off without a hitch. The parking is right at your door. There is level walkways with groomed lawn that give you straight access to the front door. The building is clean with a quiet atmosphere, kind and courteous neighbors and spacously updated rooms. It's like heaven!
I just signed my lease about 3 weeks ago & I was so excited to start living. My first 2days there I was harassed by live Roaches. Mold & Rust was located in the dish washer sprouts , window seals & inside bathtub ring. I stopped moving my things into the unit due to Roaches & lack of maintenance. I found belongings from last tenants.(so was the apartment cleaned before I moved in?) The apartment still have Cream paint spots from last resident. Stickers, Nails &tacks was still in walls just got painted over. I can't sleep because of the thin floors I can here my neighbors walk. Now it's the beginning of the month & Rent is due. Should I have to pay since I haven't lived comfortably since I been there. They still servicing things that should have been taken care of before I moved in like extermination.( I killed 13 Roaches in my first 2days of staying there.) I stop counting now but I have detail documentation of day to day experience from the time I moved in to the time I left out for work this morning. I have photos & Video of before & after services. They should have told me the apartment was Ready instead they let us move in under these Condition. Please Reach out to me so we can resolve this matter because the person who referred me to this Company spoke highly of Henderson Webb Inc. My experience so far is proving him WRONG. If things Get worse I must take legal actions.
Poor experience worst maintenance they come in fix stuff after u call and it be a month two months and they come and high then when we called and reported the keys stolen after we got the police report they still wouldn t take it off then the officer talked to them and still would not gave them the police report number and there is people robbing people
I moved in on a Friday night. Worst move in experience I have ever had! Cockroaches scampering between the bottom of the refrigerator and the oven! Toilet, oven door and refrigerator dorrs filthy, tub completely unservicable in that the shower head is old and corroded - a trickle of water coming out, the tub drain is loose, the tub is so old that the enamel has worn down to show the black metal underneath!!!!
The bedroom closet door has a broken light fixture - had to screw in the bulb to turn in on and off..
Hallway closet door came off tracks the first time I opened the DOOR!!!!
I called in these problems immediately for repairs-no maintenance visits- NOTHING
DO NOT RENT HERE!!!!! If I could give this place a ZERO rating I would!
At first this apartment and management is good to us..after living here for almost five years its getting worst..stolen packages,marijuana,loittering,and etc..but the worst of all is the customer service...they will give you bullshit answers that cannot even help the situation...they will ask you to put your complaint in writings even if its emergency. Plus they will have a renovation in your building without giving you a proper notice...one day youll be shock on whats going on because of the noise.My 15 month old baby can't even sleep the whole day and the construction workers is very disrespectful...This management is and will only interested in your money..not your own interest as a tenant..
DON'T MOVE HERE! I hated it, I was excited to move into an apartment with my long-term bf while we looked for a house but after we moved in we started to dislike the area. We were on the bottom floor near the laundry room, people would slam the door against a metal trash can to prop it open (we eventually purchased a door stop) they would do laundry at all times of the day/night. The stairwells smelled of weed and cigarettes. I wouldn't recommend this apartment complex to anyone - when we signed our lease, we were told that we had until the 7th of the month to pay rent, which was wrong, we were charged close to $100 "late and court fees" and we were told there would be a $300 early termination fee come to find out, it's two months rent. When I called customer service they basically said there was nothing they could do to help, although the reps themselves were knowledgeable they just couldn't help us out.. No matter what time you call their customer service, "they are experiencing a high call volume". The maintenance crew was always there to help, we were always told between a few hours, which I thought was normal. When is snowed the streets weren't plowed well at all and the neighbors would put chairs, trashcans, and stools in the spots to "mark it off" so no one else could park there - I thought this was ridiculous!
Needless to say, I don't think this apartment complex - Hidden Woods, is a decent area to live in. I wish we didn't move here - since getting a house in the middle of our lease it's been a nightmare trying to get out.
Mice, roaches, and unannounced visits from maintenance for planned procedures. Holes are hidden behind faucets and showerhead. Huge hole behind the stove. Seen a roach come out of the faucet after turning the bath water on. Went the the extra mile to be squeaky clean and I couldn't figure out how to fix it. Smelled something stinky and it was a dead mouse in the coat closet. Management plays the blame game instead of owning up. Four months in and I am considering breaking my lease. Walls are thin and the people above me are heavy-footed. Maintenance does not effectively help. Just no. Save yourself the frustration and do your research before moving anywhere one year. But avoid Henderson Webb AT ALL COSTS.
My experience has been so Amazing . I have never experience such kindness the way I did when dealing with the staff here . They were very helpful and answered all my questions . I was even able to view the property more than once . The staff walked me step by step through this process . I was also informed every step of the way . I m Grateful for the Blessing of my NEW HOME . Thank you all for such an outstanding experience .
A big mistake doing business with this company. Asked for a 6-month lease and they wrote a very sloppy word into the space where a date (number) should have been entered - after checking out and settling the bill for everything due, several months later came a letter saying an extra (7th) month's rent was owed. A trick that others should be warned about if you are foolish enough to rent from this company. Unethical business practice in my opinion. Specifically asked if all bills were paid when checking out at the six month date and they said yes.
Steer clear of this company as there are many other choices in the area. The long list of negative reviews tells the true story. I will share my story with as many people as I can for as long as I can and also make sure another complaint goes to the BBB.

I've been living in cranbrook Apts for at least 3 years I've had my problems but nothing real serious...bugs here, loud neighbors, water not working, maintenance coming inside my house when I didn't call for them but the one that takes this crap over the top for me is we are in the process of getting our house rent paid on time every time but this month my card number is not read able when I pay my read but they don't call me to say "hey we believe you gave us the wrong info. can read off your card info so we can process your payment" nah that's not the case I get the yellow slip for failure to pay with court fees and late fees. I call the customer service and they say well we did sent something in the mail on the 10th of January about it....I received this letter 2 days after the failure to pay shows up because of MLK Day and they can't do anything about a late payment history showing up so this stops my process for getting a house because you have to have at least 9 months of good pay history to be approved for the mortgage loan
Hendersen-Webb Inc apartment are horrible both apartment and business policy. Beware the apartment are not keep up in Baltimore county. They have a lawyer name Robert Kilberg that hired to collect debt. If you break a lease or leave after your lease if done the will come up with something stating you owe money. This guy Robert Kilberg, Linda Moore and Tina Mark use illegal tatic, like going through your mail, hire private investigator and search the internet for your information.
I haven t had any issues up to this point. But as of now, I have been having issues with my AC and also gurgling in my tub, both of which I have brought to the attention of management. I ve had multiple techs come into my apt just to leave a note stating that nothing is wrong with my AC, even though I have it turned on 67 and the temp inside is 86, with the temp outside at 104. Another reason for the hot temps they state is because i live in the third floor, which honestly not a real reason , as I ve lived in an apt on the third floor before and didn t have these issues. As far as the constant gurgling on my bathtub it was stated that it was because of the humidity being drawn out of the apt, which causes the noise. The maintenance here is awful.
1 stars is being far too generous. This was the ABSOLUTE WORST place ever imaginable! It had severe pest control issue which took months of complaining to even get an exterminator. Everything is run on their time, they have 0 consideration for their tenants and their customer service sucks 100%!!! I chose this place because I was on a time schedule and it looked pretty decent. After about 3 months of living their i started noticing mouse faces on my counter top and on my stove. A couple months later, I'm finding them in my infant sons clothing and toys, in the floors he crawls in. EVERY SINGLE MORNING there was tons of mouse feces on the floor and on my countertops. I emailed them around 8 or 9 times and never got a response until finally after around 4 or 5 months of complaining to customer care I was given less than 24 hour notice that i had to leave my apartment for 3 hours the next day. I wasnt able to accommodate and was charged $55. It eventually got so bad i bought my lease of 4 months early. I couldnt manage another second in that hell hole. I use my security deposit towards my buy out fee and they took around $155 to cover damage in the apartment. Then i ended up over paying the lease and they told me when i turned the keys in I would be receiving a check for $26 in the mail. After a few months i called and asked where my check was because i was going to give them another dime. And they then told me i owed them $21. LOL Henderson Webb is the biggest scammer I have ever seen. They dont care about their tenants, they screw you over and break the lease but because they are such a major leasing company they never have to reap what the sew. If I could go back in time I would have been more patient and kept looking for a better place. If I could use only 3 words to describe henderson webb and it employees, I'd use: disgusting, dishonest, and inhumane.
This is the most living experience I've ever had. Our condo caught on fire and we were forced to relocate so we ended up living at 5Corners in Timonium since it had the cheapest rent. The leasing process took forever and the worse part is that as soon as our lease was almost finish, they required us to provide a fire report before we can move in which made us wait an additional 4-5 days in a motel. When we finally moved in, the carpets were covered in dead bugs, the toilet didn't work, lights broken, fridge broken, window blinds broken, moldy closets, bugged fire alarm that kept going off for no reason. Maintenance came and fixed most of it but the fridge was ridiculous. It didn't get cold so they came 2-3 times defrosting it, insisting it works and when they finally decide to replace it, they literally moved a fridge from a vacant room in the same building and replaced ours. Which was ridiculously filthy and expected us to clean it ourselves. We spent 1 hour cleaning it with bleach and ended up sick and after we complained about it they didn't show any sympathy or compensation. Plus the maintenance guy acted like he was a co-tenant and showed no courtesy or manners.
Absolutely the worst leasing company in the state! Maintenance is ignorant & lazy, be prepared to make multiple multiple calls regarding the same issue, severe mold issues, termites, the people in the office are rude & don t know anything they just talk in circles you can t get help from anybody. They re advertising a luxury apartments and while yes they are updating and renovating the apartments, they are filling them up with section 8 recipients. Be prepared for non-stop violent arguing, screaming & yelling from your neighbors, wild kids with no supervision, people hanging out smoking & selling drugs in the entryway, mice problems, leaky roofs, our car has been broken into multiple times, & 2 weeks ago we physically caught a man siphoning gas from our gas tank right in our parking lot! And for the past 1.5 months, the Luck to our main door has been broken so no one s keys will work so when you come home you have to buzz a neighbor to get let into your own building! Pick ANY other company!!
I just want to say this is the worst apartment company dot not make business with them special at this address 9 7 8 hogarth circle cockeysville the buildings are so full of MICES MOUSE all the buildings I call them so many times about the problem they didn't do anything the kitchen burned after you cook we call them to come in and fix it but no one answer after 6 days they call you back to say they will send someone they don't care about they costumer the only thing they want is Money money and money
There people are very unprofessional and dishonest. Customer service constantly lie and will not put your request tn to have your maintenance repairs done. They hire any body including crack heads. Some Maintenance workers seems to Think they can walk into your apartment when ever they feel like it Some of the subcontractors are liers and you can not trust them in your apartment alone. The drug activity in thiis community is unbelievable. They do nothing about it. The management company needs to be investigated. In my opinion they a very smutty I would not recommend thease apartments and townhouses to a dog to live in. I RATE THEM A ZERO 000000!
Henderson and Webb ! A former friend used her credit card to pay my rent to help me out and 3 wks later the friendship soured and she retracked her payment. Henderson and Webb accused me of fraud and is terminating my lease. I wrote a letter in response with prooth of receipt and text messages that clearly show nothing was taken from this individual after 13 days of waiting there response was the date still stands and I have to leave. How horrible is that??? How is that even possible. Very disappointed. After almost 3 yrs and I never had 1 complaint .will be getting legal advice
My family and I just moved in and we are just thrilled with everything! The apartment is clean and the minor problems we had upon arrival were addressed immediately! We ve only been here a month, but this place already feels like home.
One of the worst places ever. You come in and the agent customer service representative are amazing. But then you get call and horrible attitudes, horrible people. The maintainer staff horribly rude. Then they like to auto renew people and claim there a letter that comes in the mail that I did not receive! I call a week after they renewed me and told me there's nothing I can do I'm locked for another year or I pay two months rent buy out which is bullshit. WORST WORST WORST RENTAL PLACE IF YOUR THINKING ABOUT MOVING HERE DONT! if your in glen burnie Chesapeake is right down the road way better rental location and a lot more for your money!
When I came in to the apartment the first thing I smelled a strong odor of cigarette smoke. The blinds were not changed and discolored. The refrigerator and stove were not cleaned completely. The sink was only wiped cleaned . I have tried getting the smell out but it seems to have been impregnated in the walls. The carpet looks like us brand new. I called about the smell but was told that there is nothing that they can do. I wanted to note about the smell so I will not be charged for it when I leave. The outside is clean and well kept, it tranquil and peaceful environment.
It is not fair they make you rate this place they deserve a 0 . I am a single mom and this place has been a crap while since I moved . There are roaches no matter what you spray they come back . The closet doors are barely hanging on .and if you have an emergency they have a number to call but rarely get anyone out . My sink broke called told them until it leaked to the apartment below and then when they finally come out cause of the leak they blame me because of the crappy piping . Then I call about the toilet keeps filling all the way up to the point of over flowing So this goes on for weeks then when gone the toilet leaks to the apartment below with no one home the water kept running and tada the result is a leak . . And now the hottest day of July I have doc appointments and kids had appts come home it is 90 degrees in the place call emergency line cause my son has asthma. And they say that not an emergency .um excuse me when I called about my fridge being broke u came out that night at 11 but here it is 9:30 and you don't do air ???am I missing something . Wow . Just wow . If you are interested in moving here RETHINK your decision . I am a hard-working mom love my kids want the best for them but this place by far the worse decision I have ever made so please take my warning stay clear ... I never post anything I always give people and places the benefit of the doubt but this no way .. and as I googled before I moved in I saw some good reviews later finding out they are friends and family of workers . minus a few ppl that were not . So please stay away ..
Can t rate them zero or less? Do not rent from these scoundrels. They are out to rake you over the coals if you pay one second late. I called them on the last day you can pay rent on time the 5th to pay by phone. After 30 minutes holding and then going through all the card info I m then told they don t accept American Express. So they tell me they will waive the late fee. I explain it s going to take several days to take out cash advances covering the rent. On Wednesday 9/11 I drop money orders for my rent in the drop box. Tuesday 9/17 I get home 9:30 pm to find court papers on the front door of the building in my name. Six days after I paid it which was six days after I initially tried to pay it by phone and after telling me they will waive the late fee they are posting in a very public place am eviction notice. All this so they can try to collect the late fee and court costs. And I m contacting them on the 5th and trying to pay it and this is how they decide I should be treated. Absolutely no conscience. Dealing with money grubbing scum bags that seem to be on commission. Henderson Webb is the worst excuse for a landlord and anyone working for a company who treats people with such disregard should have a seriously difficult time looking ones self in the mirror. I guess if you work for them you made a deal with the devil.
I have lived here for a little over a year and I as well have been having cooling issues and it gets as hot as 90 degrees in my apartment. I have been told it s because I am on the 3rd floor as well and the maintenance men basically told me the buildings are super old and there is no good insulation. I have major anxiety when it gets hot and hate coming home. I have called customer service probably 8 times one month and wrote a letter and the unit is so loud my bathroom floor rumbles and wakes me every time it kicks back on almost wana move and just take my chances it s horrible. I have family that live within Henderson/Webb and they have no cooling issues. I feel at a lost here and love the community but hate the fact that it seems no one quite cares. They lease to you and let you go.
I've been living with Hendersen-Webb for well over a year and a half now, after reading the reviews I'm very confused. Any time I have called customer service or went to my leasing office I've had nothing but great customer service. If there was any kind of an issue with my apartment it was handled quickly. No I don't expect evething to be perfect living in an apartment but the service I've received so far has been nothing but amazing. Of course you will have a few employees who are not the best and salt the reflects onto the company. To simply bash a company online due to frustrations is not the way to go in my opinion.
i moved here a couple years ago and there nice. they let me pay rent late because i lost my job and didnt know what to do they were real nice about telling me when to pay it so i didnt get in trouble. i have a good job now and am paying on time again. i just had trouble with the heat and they came out on sunday and fixed it i thought it would take until monday but they fixed it.
Living at the Bluffs at Fairway Hills in Columbia has been great. The property is quiet, well kept, and conveniently located right off of route 108. The apartments are spacious, has lots of closet space, and an additional storage area at no additional cost. Also, the leasing consultant, property manager, and maintenance team are always responsive and interested in making my living experience here pleasant and enjoyable. I love living at Fairway. Hendersen-Webb is an awesome property management company!
My apartment at Kingsmill, which belongs to Henderson Webb was infested by roaches.. As much as I cleaned the kitchen the roaches kept on coming.. On top of that the rent went up the ceiling to $900..
I would absolutely NOT recommend anyone to move in these apartments ! The rent is over 1000 dollars and definitely not worth it ! The inside and updated kitchens are nice but the hallways are never sanitized or cleaned on a regular , appliances are always breaking down , there s a HUGE mice infestation and all Mateneince does is put down phony traps that do NOT. Work because I guess they are too cheap to afford REAL pest control . Not to mention if you call the rental office during Normal business hours the phone literally rings off the hook and you get no answer , resident services barely cares about any issue you have and they all act like it s not a big deal ! Terrible terrible terrible! If I could give this place a negative one star I would !
Parking is one of the worst issues. You shouldn t have more apartments than parking spots. Every night I have to park 2-3 complex s down since every spot is taken.
The laundry card is a joke. The machine closet to my apartment is broken 90% of the time and I have to walk twice the distance to pay an exorbitant amount to was a small load of laundry.
The customer service reps when you call the number constantly get rude with you and could care less about any issues you have.
All the appliances are out dated and break quite often. I was left without A/C for two days in the summer and was told to deal with it .
The list goes on and on. I would never recommend this place to anyone I know.
Very clean, office and maintenance (my only experience of which was in-passing) staff is super friendly, well-maintained, close to new job. I actually have a furnished apartment that I will live in for 6 months until my wife and kids move after the school year is over from Las Vegas. I was pleasantly surprised that the apartment was in better shape than the hotel in Cockeysville that I stayed at for 12 days (and paid $820) as I started a new job and before I found the apartment. It was the first and only complex that I had visited so you can imagine what relief it was as an enjoyable stress-relieving part of my cross-country new job experience :)
The only experience that was somewhat annoying was that I was on hold a with customer service in order to request a copy of the lease; however, being that it was just after Christmas, i am hopeful that this was longer than the norm.
Nice property, but they have the ABSOLUTE WORST customer service!!! There is a large animal, possibly a racoon that lives in my crawl space during the winter months. It began chewing through the ceiling in my bedroom. I've reported it several times and each time I've been ignored. This is only one of my many complaints.
Don't waste your money with Henderson-Webb. Look elsewhere.
Henderson webb is a horrible leasing company. Poor customer service and difficulty of getting anything done creates such a poor living environment. Pair that with poor maintenance quality, and I will never recommend them to anyone. Safe to say I'll be leaving very very soon
Horrible Horrible Horrible apartment to live in. I live there now and the reason why I haven t moved yet is because I am saving to buy a house. As soon as I moved in, not even a month, I saw roaches then mice. NOT EVEN A MONTH after move in. Administration refused to let you see your own apartment before moving in because they don t want you to notice any flaws. Customer service is Horrible. They don t care about how you feel. They had sent the exterminators to get rid of the rodents but they are unprofessional as well. It s been a year and mice are still living in my apartment when I have a baby in the apartment. I tried complaining to corporate and they didn t even respond to me. I can go on and on. Other people living in the apartment has said the same thing. Horrible service do not think about moving here. Now I see why the rating is a 2.1.
They throttle the water pressure and temperature during warm weather months to the point that toilets do not flush completely and shower water pressure is down to a trickle. I know for a fact because for the winter, they turned it up and water pressure was fine. Then season changed to Spring, and we're back to a trickle instead of full water pressure. Black mold is the way of life here so if you can't deal with it, do not move here. Let's not begin to discuss the Section 8 trash and ROACH EPIDEMIC THAT CAME WITH IT. MY GOD! Apparently, it's cool now to park on the lawn during late night visits with weed smoking on the stoops too. If you're a pot head who can deal with drip water pressure, black mold, and roach roommates, MOVE HERE. I'd talk about the shootings and car thefts but hey....
As difficult as it is, I am attempting to review both Henderson Webb and their Loveton Farms apartment complex objectively. This review will be long and discuss the move-in experience, customer service, and the condition of the apartment. If you do not want to read the lengthy review, please do not rent here or with any Henderson Webb property unless it is a last resort. I have lived in 10 different homes/apartments across two countries and four states/provinces and this has been the worst rental experience I have had in my life. If you are reading the long review, let s dive right in.
I was working in AZ while my wife looked for work and an apartment in Maryland. Within a week of being in Maryland, my wife had found work and began looking for an apartment. Given the more rural location, proximity to her work, and price the Loveton Farms apartment complex seemed like a perfect choice. The office staff was friendly and courtesy during the move in process. Once she officially moved in, things changed. The apartment had black mold (confirmed by future neighbors also), no screens on the windows, and had been home to chain smokers. The leasing office refused to move her into another unit or break the lease. Her health was severely impacted, and it wasn t until she went into the leasing office with a swollen face (old smoke and mold will do that!) that they agreed to move her into another unit which was not much better. There was a myriad of problems with the next apartment too. The leasing office is supposed to be your first point of contact for your first month, yet they did not assist my wife with any of her issues which included: 1. 4 x 6 hole behind the stoves 2. Circular hole about 5 in diameter behind the toilet 3. Large gaps in the front door (you could see light and feel air poor through all sides of the door) 4. Stains all over the carpet (the leasing office claimed they were new) 5. The HVAC intake had no cover; that is, you could see outside through the closet 6. Holes around multiple light fixtures 7. Holes/gaps in multiple cabinets 8. Dead bugs in kitchen lights 9. 2 Large sliding glass doors with no weatherproofing. 10. Horrible smell coming out the ducts 11. Bugs (see points 1, 2, 3, 5, 6, and7) Instead of addressing these issues, the leasing office referred my wife to customer service. When you call, they are friendly and seem to want to help. But, an average wait time of 20-30 minutes meant you had to commit. So, my wife had to deal with the leasing office, and calling customer service while starting a new job. This in and of itself might not have been so bad. Except maintenance did not do anything. The maintenance staff would show up and leaving a card saying, We preformed maintenance, but not actually do anything. Eventually, my wife (again while starting a new job) was able to get the property manager involved. Yes! Finally, some resolution..not. The property manager told my wife he would decide what needed to be fixed. It didn t bother him that there were holes everywhere or that you could see outside through the wall where the HVAC was. By the time I arrived over a month later only numbers 2 and 5 had been addressed. My wife had been e-mailing the property manager maintenance requests (as he provided his card and told her to do so). One week after I arrived we received a letter asking that we do maintenance requests through the online portal only. Good thing Hendersen Webb has an organized work force cough cough. Well, we put the remaining requests through the online portal. In short, the maintenance team would only do work if you were present, so it was a good thing I was just getting situated and could baby them. I had to cut this short due to limits, but essentially nothing was addressed to satisfaction. If you want the full review, feel free to give me your e-mail and I can send it to you. At first this apartment seemed okay. However, my opinion changed fairly quickly. The carpeting is disgusting (after a long fight they refused to replace it but professionally cleaned it), utilities break all the time (I place, on average, 5-10 service requests every single month), screens are missing and windows do not lock, and the rest of the apartment is simply run down and dilapidated. To top it off, the AC motor was not installed properly and ran all winter, along with my heating motor. This ran my electricity bill through the roof. I submitted a reimbursement request March 5th, and still have not heard back despite at least 10 follow up calls that I had to make. Their policy is to respond within 7-10 business days. They have exceeded this considerably and still cannot get their act together. Under no circumstances should you live here. Henderson Webb could not care less about its residents, and they make that extremely evident with the quality and upkeep of the units, and with the complete neglect of the residents' needs (even when residents call them continuously to make them aware of the problems). I pay rent on time every month and follow all apartment and community rules and regulations. There is no reason for this pitiful company to act in the manner in which it has acted.
Update on 4/11/19: We have had ants in the apartment for days. There is no mess or trash that should be attracting them, but there are hundreds of them. This has been reported numerous times and nothing has been done about it despite many follow up calls. This is extremely unsanitary. Also, we have had an animal in our ceiling for at least three days now (it could be longer). We called about this numerous times before anything was done about it, and the first attempt to fix it was completely unsuccessful. This is one of the worst apartment experiences I have ever had. Oh, and still no update on when they are going to get around to sending me my money back for the outrageous utility bills their faulty equipment racked up. Upon inspection yesterday, we learned that the AC and heater were both from the mid 80's and neither of them was running properly! It blows my mind that they just now thought to check this, and that they still haven't made a decision to give me my money back. Absolute thieves.
Update on 5/15/19: We were refunded a whopping $130. Coincidentally, BGE just sent me a statement saying my utilities cost me an extra $834 over the past six months. Hmm, something about Henderson Webb's math seems way off. I have appealed the reimbursement amount and was again promised to hear back within 7-10 business days. Last time I heard that, I waited in excess of a month just to receive an unacceptable resolution (over $700 less than the actual amount to which I am entitled). This is truly the worst company I have ever had the displeasure of dealing with. Oh, and the gutted my HVAC to replace all the heating and AC units because they realized how poorly and inefficiently they were working. So if that isn't evidence to support BGE's analysis that it cost me over $800, I don't know what is.
I lived here back in the late 80's and it was great. Moved back just last year. Now I'm fighting MICE! When I called about it all they said was that they would bring me snap traps. There has NEVER been an exterminator in the year I have been here. No preventative measures for pest control what so ever. I thought it was the law for apartments to have pest control every 6 months.
Beware of Henderson and Webb, pay attention to the 2 Star because their customer service and misrepresentation of the apartments are HORRIBLE! I will say that they let my girlfriend and I move into a bed bug infested apartment. They tried to play the blame game saying that we brought them in but there were dried up bed bugs in the window seals during our move, which we took pics of. They wouldn t even let us get a new apartment or opt out of the lease. They made us wait 3-4 weeks before any action was made. The best part is, is that we were still forced to pay rent after their mistake of not properly inspecting or cleaning their apartment. DO NOT MOVE HERE! PAY ATTENTION TO THE COMMENTS!!! The ONLY thing this company is good for is cutting the grass every week, maybe they should start a landscaping company and stop ruining people s lives.
I've been living here at Rossbrooke in Cockeysville for 4 years and I am happy. The apartment is small and cozy. It definitely is home sweet home to me. My neighbors are really nice. Mostly I see families living in my building. They are all quiet, There is no noise problem at all. The overall appearance of the community is excellent. The grass is always mowed and the buildings are always clean. The hallways in the buildings are vacuumed and I have NEVER seen any trash on the ground. There is always plenty of parking. Maintenance takes a while to repair something simple but I understand they're busy. The one thing I don't like in my apartment are the windows. They don't do a good job sealing the cold air from coming in. I think the windows are old and need to be updated. I like how the building entrance has a lock on it for security. I also like how the location is so convenient. There are grocery stores, gas stations, etc just 1 mile away! I will renew my lease again for next year.
Henderson Webb is about one thing and one thing only. Taking advantage of residents when they are at their most vulnerable. I lost my job very unexpectedly and paid my June rent on 6/12. This happens to be the same day they file court paperwork. The case was dismissed because I paid the rent but they insisted I still owed them $26 in court fees besides having to pay a 5% late fee. I m okay with the late fee but the court fees are ridiculous. I called them and told them I was paying it, at that time they said nothing about court fees. Now in July I m not able to pay my rent on time. I ve found them to be downright hostile. I called Monday to make sure I d still be able to pay it the end of this week. I called at 10:10 am and after waiting on hold for 2.5 hours (that s right 150 minutes. Never waited on hold that long for anything in my life ) I decided while still on hold to go to the office directly. I buzzed the door explaining I was on hold for 2.5 hours and was told so what its a Monday. I asked to speak to someone and instead of letting me in they sent someone out who took down my name address and phone number and told me I didn t need to wait on hold any longer. I hung up, and left thinking this will be over soon. Not exactly. Waited all afternoon and evening no one called me back. Mind you all I m trying to do is make sure I m not going to be evicted prior to Friday. I ve waited on hold for 2.5 hours then after visiting the office waited the rest of the day for their call. No call came. Tuesday morning I call in to try to get an answer and I finally speak to someone who goes on to explain yes I have til Friday. They also go on to explain all the late charges and additional fees. 5% late charge, $26 court fee and an additional $44 court fee. All this to an individual struggling through losing a job and trying to replace it. I obviously didn t have much margin for error partially because I was required to put down a $1245 security deposit in March when my lease started. Henderson Webb seems to be all about collecting as many fees as they can when you have the misfortune of having to pay your rent late. They are hostile towards people late and have absolutely zero sympathy nor empathy towards anyone s situation. To them it s just a revenue source that they obviously desperately need. Do not rent from these scoundrels. They are all smiles when your moving in, but god forbid you have a misfortune and need their help. They are downright hostile and only looking to rake you over the coals to the fullest extent they are permitted by law. Sure I m paying late, but not by choice out of necessity. They ve been nothing but uncooperative and opportunistic with me and I find it disgusting and unprofessional.

Absolutely horrible customer service! Quick to explain the conditions of your lease that you are obligated to be responsible for; very closed ear and minded to their obligations to you as a tenant.
THIS COMPANY SUCKS BALLS....I AM SO UPSET THAT I SIGNED A YEAR LEASE HERE. CUSTOMER SERVICE IS HORRIBLE. THEY JUST COME INTO YOUR APARTMENT UNANOUNCED AND DONT EVEN LEAVE A NOTE SAYING THEY WERE INSIDE. I HAVE BEEN WAITING FOR A MONTH TO GET MY CARPET CLEANED OR REPLACED. I WILL SPEND NO LESS THAN 1 HOUR ON THE PHONE WAITING TO TALK TO SOMEONE. OH AND THE MANAGER AT THE 5 CORNERS OFFICE I JUST DOWN RIGHT STUPID...DEFINITLY DONT RECOMMEND TO ANYONE
I love the location, the amenities are great, and haven't had many issues since I moved in 4 years ago. Maintenance comes out within 1-2 days and are pretty friendly.
This company is a translation company. If your looking for a quick fix this is the company for you! I've never seen a group of greedy an selfish Jews who manipulate the community!!! After living with this company I hope ur next move would be a home...
Please avoid Hendersen Webb at all cost!!!!! Called customer service/maintenance 7 times and I still have no heat in my apartment!!! I also noticed that this resident experience manager only responds to "positive" feedback. Word to the wise you need address all of your residents if you expect them to pay you every month.
I moved in roughly two weeks ago, and the entire process, right from the application was easy breezy. The staff was very accommodating and welcoming, the other residents are all very warm and welcoming as well. I had no issues moving in, my space was clean, no hidden fees. I m looking forward to my next year here!
I lived in RossBrooke Townhomes with my husband. The townhome was mice infested from the time we moved in to the time moved out. We complained about the issue to management but that all they did was send an exterminator once and placed junky mouse traps. We had water damaged from the storms and the toilet leaked into the kitchen. The customer service wasn't all it was cracked up to be. Paying rent is very inconvenient. They do not offer an online option. I've spoken to multiple people while living on the property that constantly have mice issues that Rossbrooke does not care about. There words (they are field mice). No one should ahve to deal with such filth. Not to mention I am a cancer survivor. I should not have to subject to the nastiness of this place. They make you give them 90 day notice. When you give it to them they do not honor it, especially if it's a few days earlier then previous. My husband and I have to kick out rent for an entire month that we did not stay there. When we called to complain we were told to send an email about our compliant. If we would have seen the place before moving in we would not have moved in. ROSSBROOKE need to do better by their tenants. Oh not to mention the walls are PAPER thin. Our neighbors were smoker. We could smell the smoke in our home.
The management of this building is the worst I ve ever experienced. Don t expect them to help you with anything other than maintenance requests. The resident services hotline never knows anything and they always tell you to contact management which can only be reached by written letter or email. And you probably won t get a response by email. Save yourself the trouble and don t move here. Period.
