Honestly could not image a more poorly run company...

Honestly could not image a more poorly run company from top management down to apartment maintenance. Live at the Mark at Westmidtown in Atlanta which was, under previous management, and could be, an excellent property, but it s horribly maintained and managed. I ve been reporting the same issues for 2.5 months up to the senior regional manager, and still not resolution. Fitness room is 80+ degrees, halls are dirty, trash was built up for weeks at the dumpsters, trash (and even broken down furniture) throughout the parking deck. I ve contacted every level of management and there have been no changes. Horrible property.

They charge the tenant for absolutely everything, from trash disposal to pest control, while not taking care to properly maintain the complex. I have had to contact maintenance for every appliance in my unit (broken a/c unit, heater going out in the middle of winter, washer shredding my clothes, dryer not heating to dry clothes). This apartment complex is not at all cheap compared to other options nearby. Should not at all expect these issues from an apartment of this cost.

Somehow this Harbor group management company appea...

Somehow this Harbor group management company appeared on my credit report for renting a house or apartment in Maryland. I live in New York City and own a 3-unit building where I lived pretty much all my life I never lived in the state of Maryland I've been calling these people repeatedly leaving messages explaining my issue no one has respond to me.

They refused to send me the lease that I supposedly signed related to this rental, this is a very easy fix but no type of communication with this company. I believe this company steals people identity to fill apartments for people that do not qualify this would make them thieves.

I will be reporting my issue with harbor group management to all possible State and law enforcement institutions in MD. I will get results and get this removed off my credit report based on what Harbor group management submitted to the credit bureaus I owe over $7,000 for renting some unit but I never left the state of New York and I could easily prove this but these people will not communicate and will not return my calls because they are involved.

I am so shocked to see all of the bad reviews regardless of the area. How can one company have such poor customer service and lack of consideration for their bottom line in all the areas they operate in? Do not waste your time or money renting at this place. We were at The Villages at Morgan Metro in Landover, MD and it was the absolute worse experience ever in over 30 years of renting from different apartment complexes around the world.

I live in their Sailwind Apartments complex in Winter Haven, FL. If you move there, expect your life to LITERALLY revolve around Jewish holidays.The community's gym and laundry-card reload machine are located in the office which was conveniently open 7 days a week until new management took over. They closed the office every Sunday for Shabbat, which was inconvenient enough. And the office has been closed for days now for Rosh Hashanah.

This was an unpleasant surprise for everyone as there is no other way to load your laundry card, except in the office. Many people in this community rely on the bus for transportation. So, how are those individuals supposed to have clean clothes for work and school, with these inconvenient and unannounced closings in a complex that literally does not have a single Jewish tenant?

WHY CAN I NOT GIVE NEGATIVE STARS. I live in Lynnwood Park in North Carolina and it is AWFUL. First off, the first few months I lived there I lived under a tenant who kept their dog inside, let him urinate and defecate inside the apartment, and was infested with fleas and roaches - which migrated into my apartment and forced me to buy extra flea prevention for my cats. The man also compulsively smoked inside the apartment causing my apartment to wreak like cigarettes, - I work in a hospital and smelling like that is unacceptable - I had to stay at my mothers place multiple times during the week and then I had to be gone from the apartment for multiple days so they could use an ozone machine to get rid of the disgusting smells. Even still to this day since I moved in August of last year, it STILL smells in there. Then, my toilet exploded. Literally water was spewing out of the toilet like Mt. Vesuvius and it was a HUGE disaster and mess to clean up. After that, my next door neighbor decided to turn his heat off in the middle of winter right before we got a huge snow storm, the management refused to turn his heat on which caused me to have to turn my heat up costing me more money for my electricity bill, and the pipes in the wall we shared froze and burst flooding my bathroom and destroying my vanity and the wall as well as an outlet in the wall that water was spewing out of. I of course immediately called maintenance when I got home from work and they came over and turned off my water and LEFT ME WITHOUT WATER for over a day. I had to take off work to be there so they could gut half of the bathroom and make the repairs. They made a mess in my apartment, left dust and spackle and nails everywhere. They cut a hole in the wall where they replaced the pipes and instead of putting drywall in the giant hole, they FILLED IT WITH SPACKLE. It is not sturdy or up to code. They also replaced the baseboard and cut it too short, so instead of getting another piece of wood they used, you guessed it, more spackle to fill in the missing 3 inches of baseboard from the wall all the while taking off a chunk of the wall itself. They didn't even nail the baseboard in entirely and there were nails sticking out and left on the floor which my cats could have eaten and died from! it has been over a month now and no one has fixed any of this. I have already been electrocuted from the outlet as I had stupidly assumed it would have been replaced since water was pouring out of it. It was not and I have contacted management several times regarding this and sent photos and nothing has been done. This is a safety hazard to me and my pets as well as anyone else in the building if it causes a fire! UNACCEPTABLE. It looks like Helen Keller and Stevie Wonder got together and did the work. I could have done better myself for gods sake.

Horrible company to rent from. I've lived at the Addison at Princeton Meadows in NJ for 1.5 yrs and find it a good investment to pay the lease break fee and wipe my hands of them. Except they haven't even cashed my check for that lease breaking and it's been over a month.

No maintenance done on units. It's horrible. Do not rent here. My AC broke in mid July and they are completely unresponsive about fixing it.

The apartment WAS NOT CLEAN when we moved. As the agreement stated paragraf 38 page 5 of the Apartment Lease Contract. So we are not going to pay for the cleaning when finish my lease beacouse you guys do not give me a clean apartment.

The bath takes a lot of time to get hot and the water keep switching betweencold and hot all the time. The gabinets its broke. The shower I open 4 FOUR times emergency service, and the problem its not solving. The emergy guy scrached the flor and the toleit seat.

If you are looking at apartments, ask who manages the complex. Harbor Group is the most poorly managed apartment complex I have ever encountered. I had really positive experiences in the past in terms of service and management, but this group is terrible. If you have issues and want to speak to upper management or the corporate office, either bring a good luck charm or a lawyer.

Look at the number of one star reviews they have. The only positive reviews are from employees. It s obviously an attempt to increase their awful online rating. Norfolk is famous for corrupt business and government leadship. It s typical for this awful town.

I have moved out of Meadow View apartments two mo...

I have moved out of Meadow View apartments two months ago and still have not received my security deposit back! I have called the office multiple times and I keep getting an automatic voice recording!
I live out of state so I cannot go and visit the office!

I keep getting bounce back emails from all of my point of contacts on the property! This is a HUGE inconvenience and very unprofessional. I will NEVER reside in another harbor group property again!

From the reviews, this seems like a common issue!I will be contacting BBB next!

When walking into their communities, the curb appeal is well kept and the site team is always welcoming. I very much enjoy all my interactions with each and every team member.

Despite having a love hate relationship with the property I was residing at, City Center On 7th in Pembroke Pines, Management were very professional at addressing my complaints/concerns. I had to even speak with the Regional Manager, Shawn Sanford who was even more understanding in addressing my issues. If I had to rent with them again, I would. Only because their customer service was phenomenal.

This is the worst place I have ever live they have ants and my ac unit is out. I moved in and filled out a walk through check list nothing has been done. I done have knobs for my kitchen cabinets, the blinds were and still are broken, no garbage disposal and the storage room they keep unlock people be in there smoking and it's very creepy when you leave out of your apartment early in the morning or coming in late at night. I'm is the process of breaking my lease agreement because the treatment they give to there residents.

I live in GA and they are THE WORST! They started out fine... now they do not respond to requests. It has been over a month since my apt flooded and no one can give me an ETA on when my padding will be put back in. I have furniture all over the house that was moved to remove the wet carpet. I have called the regional manager and no reply. They don't give a damn as long as you pay your rent. I had NO problem hearing from them when I didn't respond fast enough to the request to re-sign my lease. I am only here ONE MORE YEAR to get my son through high school. Once he graduates in MAY, I am out!! And I know they don't care...... They have proven that! I will come back and post pics!

I normally don t discuss my personal business but ENOUGH IS ENOUGH!!!

I pay $1220 for Rent at Avia East Cobb Apartments!!! NO Low income, HUD or etc.. just regular townhome apartments. I m NOT a nasty person at all and EVERYBODY who knows me personally knows I m ALWAYS cleaning!! Well I been here for 1yr and half now and my lease is up in February!! I ve had 11 maintenance requests for this place due to water leakage and mold n mildew that they claim they already tested for!! Well these last two episodes just put the icing on the cake!!

Last week Sep 26th (Picture 1.) me and my boys was sleeping and woke up to water and sewage all in my downstairs bathroom!!

THIS WEEK Oct 8th (Picture 2.) I go in my bathroom and see black spots on my bathroom ceiling and I REPORTED IT and two days later even more black spots and I REPORTED IT then Saturday leaking water, big black spot and a strong smell that gave me a headache and chest hurting!! Then Sunday night (tonight) I was sleeping and my entire ceiling JUST caved in!!!

I HAVE TWO BOYS AND MY YOUNGEST SON HAVE HEALTH ISSUES (Leukemia) AN HE S BEEN HOSPITALIZED TWICE FOR FUGAL INFECTION AND JUST WAS RECENTLY IN ICU ON 100% OF OXYGEN AND THESE PPL AT MY COMPLEX IS TAKING EVERYTHING LIGHTLY!!! THEY HAVE MAJOR ISSUES EVERY TIME I TURN AROUND AND ALL THEY DO IS A HALF ASS JOB JUST TO COVER IT UP INSTEAD OF FIXING THE ROOT OF THE PROBLEM!!

All of our health is at stake and they are so inconsiderate and clearly don t care about their tenants living conditions especially with a Leukemia patient!!!

I moved out from a property in JULY 2017 bc I was being stalked. I called the office manager talked to them and they said i could move. I asked for a paper saying they re allowing me to leave and if I had to pay anything to let me know.

We are in MARCH 2018 Since i moves i have kept my same number and so has my husband. We have received NO CALLS NO TEXTS NO EMAILS NO MAIL FROM THE PROPERTY. I have just checked my credit and guess who s name shows up, you guessed it the property. Knocked my credit score down.

I ve called the property several time with no help and called the management office where if you click 0 to leave a general msg you get hung up on half the time.... I m so upset. I just want to talk to someone who can tell me what the hell is happening and what I m being charged for.

This place is utter garbage. Please make sure you check and see if this place is the Management Property of your complex. The attitude of the corporate office explains the attitude of the onsite property managers. These people are HORRIBLE. I would not recommend moving into any of their properties. Maintenance requests go unanswered. The elevators stay broken, the property is never cleaned. It is not worth the money you spend in rent for the HORRIBLE service you receive. Since these people have taken over the property it has steadily declined and that was at the beginning of this year. Mind you the apartments have only been up a year a half. You are better off renting from the projects. Do not deal with these people.

Worst company EVER!! I was going to move to Ivey on the lakes apartments. In Orlando,FL. They have no units available to show. They ask for security deposit and rent, before you see your apartment. On day of move in. I see these aren't apartments at all. They are PROJECTS!! The unit I was offered smelled like somebody died. I couldn't even walk in. I smelled it as soon as they opened the door. Maintenance showed me to my apartment , instead of the manager. I asked maintenance to please open windows. Screens were missing. They sprayed molecule killer. The manager went to the dollar store and bought plug ins and air wick air freshener. Nothing worked for smell of dead person. I asked them what do they do if unit is inhabitable.... I was told they could give me all my money back. Of course I left immediately, with all my money. Meaning security deposit and 1st months rent. Smh! They are the nastiest of the Nasty. No Excuses

STAY AWAY from any property managed by Harbor Group. In just several months of acquiring the beautiful Preserve at Mill Creek in Buford, GA, this company has managed to convince the residents to LEAVE. The property looks terrible, the maintenance staff used to be hard-working & competent, & the management staff seems to have been plucked from an unemployment line. I have never experienced such incompetence from a group of individuals. Please trust me & the hundreds of "current" (but not "future") residents here at Preserve at Mill Creek - you will be much happier at a property that is not managed by Harbor Group.

PARKING IS BIG PROBLEM BECAUSE PARKING POLICY IS NOT ENFORCED for example BLACK HONDA ACCORD VIRGINIA TAG NUMBER (WRR-7059) IS PARKED ILLEGALLY (NO PARKING STICKER) IN FRONT OF MY BUILDING 2162. The "tribe" at Harbor is extremely knowledgeable, dedicated and always committed to excellence. Smart operators, smart marketers and financial savvy!. I have had the pleasure of working with the corporate and local teams and quite frankly, not only are they some of the smartest group of people I have had the pleasure of being been around, but they are also the kindest and hardest working . I am writing because of my disgust with how they handle people like myself who have rented from them. I am upset because nothing was ever done in my situation in regards to me living at Sewells Park when it was managed under them with a gas leak. A gas leak that their maintenance said was fixed but never was...it took VA natural Gas to come in and red tag it before they realized the danger. My husband was hospitalized due to the exposure...but do they care? No. All I asked for was my rents money back for that month...$704. Wouldn't you expect the same back from where you live, especially if it took close to a month to be resolved. I do not think that this is asking too much. I am upset because nobody from corporate even bothers to return phone calls. This incident happened last April. It is like they forget and move on.

Their Utah location overlook pointe apartments is old but management does a really good job at responding to all of your calls emails and inquiries. Maintenance is always on top of it and responds with in 24 hours even during the pandemic. I was nervous when a new property management company bought our apartment complex but they ve surprisingly done even better than the previous and have made me feel heard when I have questions or concerns

I will be seeking legal counsel! We are the perfect tenants and yet we have a collection agency chasing us 2 weeks after moving out!! We didn't even receive our final bill and can't get a detailed receipt and just asked to pay an amount that we have no idea what it is for!! The management of where we lived (Tall Timbers, Euless, TX) changed the day after we moved and the office say they have no trail whatsoever we existed there and we lived there for more than 2 years! We can't access the online portal and there is no email address to send at. We tried calling the number on the website and they couldn't help us with anything saying they have no file for us anymore. I want to know what I am paying for and demand a final bill. It's a matter of principle at this point and the amount and will be hiring a lawyer to handle this case.

I would give a negative star review, I would. I'm in Westminster MD. I thought it was interesting that HMG was buying up all the appartements in my area. Obviously, to create a monopoly and charge us whatever they want. But upon further research I can see they own properties up and down the east coast it seams. So my monopoly theory seams to hold.

It also seams like there are enough people here with real complaints that perhaps a class action lawsuit could be filled.

We have lived under several management companies and this one is the worst. They turn off water with no notice and random times claiming it's for "emergency repairs" sure the first time for the "emergency" but how many emergencies do people experience over the course of two weeks? The subsequent turn offs can be scheduled and residents notified as past ownership has done. Also when the water does come back on, it's brown and you have to run it for hours to flush the pipes out. Increaseing water bills. You have to pay for laundry and water. The laundry here costs MORE a than the laundry mat. Machines don't accept quarters. You have to load a card. Can't load the card for laundry because no one is in the leasing office. You can't load cards online. When you do get a hold of the office manager, you are met with unprofessional and frankly childish behavior. I thought just HMG had poor policies in addition to a bad local manager. It seams based on these reviews HMG simply hires like minded managers. Company is rotten to the core. Repairs aren't made in a timely manner and no matter if you call, go in person or send a letter some how repair order tickets are always lost...or they claim you never called about a repair order. Mold problems. You have to pay for your own lightbulbs which would be okay if the rent was lower. But when I move out and I take he lightbulbs I bought, I'm sure they will deduct it from the security deposit. Or claim we owe money for taking the lightbulbs. Along with taking out money for any repairs that should have been completed by staff claiming we are at fault. The kicker is that we have lived in the same apparentment for 10 years. It's not renovated so when we move out they are going to gut it anyway but I guarantee we won't get our deposit back...

You don't "renew" your lease you have to re apply every year.

Don't bother. Find a differently place If you can, might be hard with the monopoly they have.

This business is owned by Jordan Slone who lives in Norfolk and works here. There was another site on google that had over 80 one star reviews also that they seem to have tried to manage, rather than helping the people making complaints. Slone is a real estate mogul who invests in your buildings til he wants to make a profit and sell them. He is heartless and attends a fairly radical Aish Hai Torah Synagogue in Norfolk and boasts of a school he pays for, that is training and raising young children up to become radicals also without their knowledge.

Currently living at Ridgeview at Wakefield Valley ...

Currently living at Ridgeview at Wakefield Valley in Westminster MD. The property is very well taken care of, residents are great, and the apartment itself is lovely. We have issues resolved quickly and the front office staff is wonderful! The only reason two stars are missing is the following:
1.) The appliances in the apartment are critically outdated and inaccurate at times. Dish washer leaks a bit and doesn't clean well. Stove elements and actual main stove don't heat correctly. My mom owned the same microwave we have now back in the 80s. All of these can cause hazards to our residence and others around us.
2.) The renewal form is inefficient. It's actually not even a renewal form it's just another application for some reason. I don't understand why I have to relist all of the information that is currently all on record. There should just be an option to check for "renewing lease" and then a separate section where you just update needed information. It would save everyone involved in this process a lot of time and allow better flow of information processing for current and renewing residents. Even further it would more than likely help with main office and corporate record keeping.

All in all, we are staying another year and I would recommend this area to friends and family. If you have kids or getting an apartment for the first time I honestly think you'll really enjoy it here! It's so quite and so nice here. I would just like to see better efficiency in certain areas of this company.

The maintenance crew did an amazing job whenever they were MADE AWARE of a maintenance problem with my apartment (broken stove, replacing my microwave, fixing my washer unit), but the actual apartment complex did a horrible job of making them aware so that these problems could be fixed. I wish there was a way I could contact the maintenance crew directly when there was a problem instead of having to go through the main line. Things would get taken care of without a problem.

For the first three years of my stay at Runaway Bay I would have written a decent review (mainly for Steve who holds up the maintenance department). For the past year, it s unfortunate that it has come to this. I write this as a warning, so others can save themselves the headache and small fortune one will spend here. This complex will try to raise your rent every year by about 2-5%. Runaway Bay charges TWO trash fees including the dumpster fee($8) and the mandatory valet waste fee ($25) each month. The valet waste is a nightmare and is never taken out correctly and neighbors leave bags and bags out in the summer, so when you enter your breezeway it STINKS. When the valet waste employees don t pick up your trash, the staff at Runaway Bay will come take a picture of your trash, email it to you and threaten to charge you for it. Next, there is a $400 privilege to have a pet fee as well as a $35 monthly pet fee for the privilege to have a pet. When I asked what these fees were put towards there was no real answer besides fertilizing the grass (my cat doesn t even go outside). So over the course of several years, I paid about $1,500 for the privilege to have a sick and dying cat. Upon move out, there were charges for excessive urination on the carpet. I think after four years, one can expect a pet to go on the carpet here and there. I thought it would be fair to use what I already paid ($1,500) towards these move out charges, but in their eyes it would not be fair. So I called the property manager- Sylvia, regional manager-Leslie, the senior regional manager- April (who s mailbox was full) and the operating officer- Michael from harbor group management. Each of them argued with me about that cost and could not offer any reprieve and threatened to send me to collections. The ladies were unprofessional and tried to put words in their bosses mouths. However, Michael did offer to have someone call me to follow up and this never occurred. I was amazed that each of their arguments was for the fair housing rules. It doesn t seem fair at all to charge someone for a privilege and charged for what a pet is expected to do in an apartment that was being renovated anyway. They will try to make the place look beautiful when you visit but also beware of the drug dealers loitering, young college kids throwing parties, and the smell of weed coming through the vents in your building. It is truly disappointing what has happened to this place.
If Harbor Group Management makes it right and refunds the money I paid towards the replacement of the carpet, I will remove this review. If the review is up, they still have not made amends.

The property that I lived at is the worst management team I have every encountered. I live in Houston and Hurricane Harvey did a lot of damage to homes and businesses. Property management groups are taking advantage of people by renting apartments that are not livable. They never repair anything. All they do is patch things up instead of replacing things. The management on the property makes all kinds of excuses for things not being done. I have lived there for seven months and nothing has been repaired. There is a rodent infestation, foundation problems, plumbing problem (my apartment flooded twice), and loads of other things that need immediate attention.

Please follow me in filing complaints with the BBB regarding this property management company regarding your complaints.

I figured I may as well add my two cents. I rented an apartment in Plainsboro, NJ- Addison at Princeton Meadows. They have a practice of not letting tenants see the units prior to signing a rental agreement. They told me the only unit available was one with stainless steel appliances in which they charge extra for. Once I signed and entered the unit, the appliances were severely damaged including a stove that looked like it was acid washed and the knobs for the back burners did not work. I was ignored by property management the entire duration of my lease regarding the condition of the appliances that I was paying extra for. After I moved out I was told by an assistant property manager...."you knew the appliances were used." There is a difference between used and damaged and not functional. If one is paying got a stainless steel appliance, then one is paying for an appearance which means that the appearance should AT LEAST look like stainless steel.

To make matters worse I sent notice on December 17, 2015 that I would be vacating the unit on March 1, 2016. The property acts as if they never received the letter and a second letter that I sent to the unit. They are trying to charge me an additional month rent for the month of March although I do not have access to the unit (they have their keys back) and also I had given more than adequate notice. They claim they could not find the letter that I sent back in December and had me resend the letter again then claimed I did not follow their rule to give 60 days notice that I would be vacating the property. NEVER AGAIN.

I want to start off by saying that I am an extremely fair person. This is an AWFUL management company!!! NEGLECTFUL in every way possible. I live in Pembroke Pines at City Center on 7th (but not for long), what a mistake. This property if FILTHY, Gates PERMANTLY broken, elevators are out of operation for a greater majority of the time. Also want to mention that the rent I currently pay for a 2/2 is $2000+. For this I expect so much more!! I have lived in other rental communities but this is by far the WORST/LOWEST I have resided in.

The apartments I live in were owned by a different management company when I moved in. It was a great place to live with tons of amenities. About 9 or so months into my lease, Harbor Group took over, and, like other reviewers have stated, things have gone downhill from there. Local management either can't or won't address issues with parking. We were told a courtesy officer had been hired for our property a few months ago, but when there are events at the park next door, the public can - and does - park freely in our apartment lot, where parking is already limited. No one stops them, even though that is what we were told they do. The hours for our beautiful clubhouse have been restricted to close at 6 PM...so if you get home from work late, like many do, you have no opportunity to use it. We can't pick up our packages that were delivered to the office after 6 PM (and sometimes, the office is closed before then), so if you get off work later than that, good luck getting your packages. The real kicker is that the rent increased, then all of these new restrictions were put in place. We can't wait to move out.

I have recently moved into Preserve at Mill Creek on March 14th 2018 this is my first appointment. Building 13 and I was really looking forward to it. Unfortunately the appointment complex has been give me the runaround. I find out that I have termites on the 17th that was my first full day in my appointment. I emailed Avis Bowen and also Ayannah Charles the community director I would think this is something that they would want to get to right way. But instead they have been giving me the runaround I have attached photos and videos and also emails. Termites can affect everybody in the apartment building and all they re doing is trying to cover things up and I really feel like you all should know about it and do something about it. They sent somebody out on March 19th to spray and of course the termites did not go anywhere we both know termites or something and need to be treated I have attached a video the video is dated March 21.

Only one star because that's the lowest I can go. Do not deal with this company if you have options. The management of properties and maintenance staff are horrible, rude, and will make up anything to get you out of the office or off the phone. The apt above me shower has been leaking for 2 months now. It caused a hole in my ceiling above my shower as well as the paint peeling off of the walls from moisture. I have mold on the ceiling and my walls now. They had a plumber come by that cut around the hole to find the leak. He said that the tub needed caulk (maint claims to have done this 3 times) and he was not going to fix it because if it's not a major repair that maint can not do harbor group will refuse payment and the company get screwed over. He left and told the office. Nothing has been fixed, they didn't even have enough common decency to cover the hole up until the ceiling was closed. It was a Friday and maint said they didn't have time because they don't start projects Friday afternoon. This was almost 4 weeks ago. This gigantic hole over my shower has been there for weeks. This is perfectly acceptable to them and I always get the excuse of there are more important repairs than mine right now. As if it was not bad enough that I had to take showers for over a month with unknown water dripping on my back they add insult to injury. This is in the reserve of deer run. The office managers and other staff are replaced every six months because they are all incompetent. All of the maint staff quit on the same day last month because they were tired of residents cussing them out and not being allowed to fix things properly. They are instructed to rig something up and the residents get pissed. All of my neighbors have similar stories. Just today my stove decided it won't turn on. It's not a tripped breaker. I've called maint several times and tried to go up to the office but there is a sign that said closed till Monday when they are supposed to be open 7 days a week. They are never open on the weekend anymore. They don't respond when you call the emergency line. Most of the time I go to the office on Monday and complain then get an excuse. It's usually the on call guy is in the hopsital or he broke his phone. I would avoid this company at all cost.

I forgot to add that a member of maint stole over 180 dollars out of my kids piggy bank a few days after Christmas. Absolute no one had been in my house but us. The manager said that he checked out my key with no reason or work order and did not note any repairs. She told me he was fired but would not tell me his name. The other maint staff said that he was just sent to a property down the road and they would not tell me his name. This lovely company would not reimburse the money or credit it to my rent. Even with threat of legal action they would not tell me who it was.

I rented from them for 4 months before I finally broke my lease because they were AWFUL. They DO NOT care about you. All they want is your money and they do not care who it hurts to get their money. If I could give them a negative star review I would. We currently live in a complex managed by this company located in Pikesville Maryland. A pipe burst in the upstairs neighbor's bathroom sending water flooding through our apartment. Our kitchen, front entry, second bedroom, bathroom and living room were completely flooded at 1am on a Thursday night. We called the emergency maintenance number only to have a reluctant maintenance worker say "ok I guess I'll come look, is it really that bad?" The maintenance worker brought in industrial wetvac, dehumidifier and a huge fan. He ripped up our carpet and left us at 2am saying he would come in around 9am the next morning to check on us.

The following morning there was no check-in. It was also at this time we realized the dehumidifier wasn't plugged in properly (any monkey could operate this thing) so it was sucking up water and then just spitting it back out all over our floor. So I spent three hours in the morning cleaning up the mess that was supposed to be cleaned up overnight. The front office didn't answer the message we left on their machine or return our email. By noon we had to leave the apartment because it smelled so bad. The maintenance guy came just before we left only to look around, take some photos and not say a single word to us.

We approached the main office at 5pm that day expecting them to tell us whether a contractor or carpeting company would be coming in to replace our carpet. They couldn't tell us and said they think the maintenance man should have done that and told us when they would be in. Well he didn't. The said how they were sorry but really didn't seem to care. They said they would consider helping us with our utility bill for having so much energy sucking equipment in our apartment but when we asked if they would discount our rent because more than 50% of our apartment was uninhabitable they said they don't know what they could agree to.

This company is disgusting and disrespectful. The least they could do is give us some answers. I could have had a contractor in here in a heartbeat ready to fix and replace everything but their only answer they could give us was we need to get the carpet dryer before we can even call a contractor which is false because the carpet is going to have to be replaced seeing as it already wreaks of mildew.

They didn't offer to relocate us, didn't care that both myself and my partner had to take time off work to be home, were uncommunicative and certainly weren't attempting to resolve the problem.

We'll be reviewing our lease to see what legal action we can take against Harbor Management Group due to this disgusting experience. I would never recommend living in a community run by this company again.

I just moved into Hampden Heights Apartments. To be so excited, I quickly became disappointed. The apartment wasn't ready. It looked like the only thing they had done was shampoo the carpet. So when I moved in the carpet was soaken wet. The communcation with the leasing staff has been horrible. They never return my calls. They had told me that I was getting new carpet and didn't stick to their word. They even told me that I could move in on Saturday because of Memorial Day and then at the last minute told me that I couldn't move in. I never got my mailbox keys. I just recently called them in regards to the mailbox keys. They got the keys to me, but never addressed any of the issues that I had. I requested to speak to Manager numerous times and haven't heard back from a manager yet. They messed up in so many ways. I just dont understand why this happened. Who dropped the ball?

Harbor Group took over Vail Quarters in Dallas,TX early this year and it has been terrible even since.

I'm embarrassed to invite anyone over because the breezeways look like slums in the Bronx. Trash bags pilled up in front of the doors, stained concrete from trash juice, dog feces EVERYWHERE.

Don't get me started on the dogs. This place is OVERRUN with muts. They have no size limit. Paper thin walls, you will hear your inconsiderate neighbors at all hours of the day and night.

Few more months and we're out!

This Company and this Rental site at 999 Waterside Drive have so many enemies and property complaints that they have an abnormal Security Department and procedures, where they get persons that visit this building fired for not letting them copy their licences. No building in Norfolk even the Federal building wants to take a persons license and copy it or even keep it. All these complaints of the Company's President running Slums and not caring to address problems keeps all Renters in the building on edge and the paranoia seems to be spread by security to them with letters they send out. Don't Rent here or at any of the Properties this Company Represents, the owner gets rich and walks on others except his community.

Ever since the upstairs apt bathroom has leaked, it caused mold and staining to the ceiling of my guest bathroom. This started in June 2017. since then, it took until Sept to fix the leak upstairs. They had to cut holes in the ceiling to pinpoint the leak but haven't fixed the ceiling since then. All of the maintenance reports i have issued through their residential portal say it was a completed work order. Now its January and its still not fixed and its only getting worse. I'm tired of this BS. So forewarning to anyone that will be renting an apt from this business.

Everything has been fixed. The old company that owned the apt complex left the new one with a LOT of maintenance issues that were left unresolved when they took over. That and getting competent maintenance people hired to complete all the stuff left over.

All I can say is Do your research before you move into an apt complex. Or anywhere for that matter.

Bumped the rating from a 1 to a 3 cause the rent is pretty high over here.

If this company owns any properties, do yourself a favor and don't live there.

I am living in legacy farm in Newport ran by Harbor group management. Do not waste your time or money living at any place ran by this management. The hot water did not work and took them weeks to fix it(maintenance said two people could not use the shower back to back) , the dishwasher did not work and took them weeks to fix it. No AC for more than a week because maintenance failed to do their job. The leasing office is no help. My neighbor is experiencing similar issues. They put minimal to no effort and resources into maintaining the properties. I have contacted April and Leslie in the norfolk office and no one has returned my call. Very unprofessional. I never leave reviews but this company is not worth your money and time.

My Boyfriend Ronald M. Car has been damaged 3 times now at this property. The management team refuses to address the issue and we had to get an attorney involved. Do not recommend anyone staying here. They busted his windows out on 10/22/18 and although he met with the manager Michael Marshall that informed him that Carlos V. the maintenance man witnessed the two tenants who damaged his car back on 10/22/18 as of 01/09/19 he has yet to receive the statement despite being an eye witness. His attorney has advised him not to pay for the month of January due to his second car cover in less than 2 months being physically removed from the car. We are in the process of viewing the camera footage at this time due to 3 incidents occurring in a 3 month time span.

If I could give 0 stars, I would. This place is highly unprofessional. The A/C in my unit has not been working since 5/22/2020 and it still not fixed. Management communication is horrible as they do not give updates on repairs until you start harassing them. I have sent over 4 emails and called over 5 times for them to respond and the response is usually, "We will get back to you." The weather has been over 85 degrees, which is considered and emergency with no A/C but they have still not done any repairs. When I spoke with the regional manager, Ashleigh Dunaway, she stated that I am not able to receive prorated rent for the 3 weeks of no A/C due to other units having issues as well and maintenance must go in order of the requests. Please tell me how is it my fault you guys are understaffed and literally have one maintenance employee working on HVAC for a property that has well over 100 units. Why does my family have to suffer because the management is incompetent?! This is also not the first time I had to wait 3 weeks for a repair. Back in Feb, it took them 3 weeks to fix my heat!!
For anyone looking to rent. DO NOT RENT FROM HERE!
They are highly unprofessional and do not care about their tenants.

Do not move into any of these company owned properties. We moved into a two bedroom apartment at Howard Crossing back in December of 2016 and soon after started experiencing gnats all over the apartment. I was constantly cleaning with bleach and the gnats still continued to reappear even after Howard Crossing sprayed multiple times. Flash forward a year we had a leak from above coming through the vent in our bathroom. Maintenance said the problem was fixed and that it was splashing from the tenants above us. Not too long after that black mold started growing in the ceiling above our toilet where the water was leaking and it took 4 days for maintenance to come out and check the problem. When they did they left a notice saying they had cleaned it and painted over top of the mold. This left a giant water bubble in the middle of our ceiling. The next day maintenance showed up and swears they replaced the drywall in the ceiling. All they did was spackle the water bubble area and painted it, covering up the mold once again. If mold has grown through dry wall this means there is mold growing on the other side of the wall and is a danger to anyone who inhales it. Stay away from this place as your health becomes compromised and the company covers it up. They are only in it for the money.

This management company is one of the worst I have dealt with. Luckily, they no longer were able to manage the property I was staying at in Florida. Poor communication, customer service, and no empathy whatsoever towards their customers. The amount of 1 star reviews against them speaks volumes. If you are looking for a place to rent, or stay, and see it is managed by Harbor Group Management: All I can say, is RUN. Use any company, but this one. They do not deserve to be in business, or be involved with any sort of property.

Beware: this company's profit model includes charging high fees for late payments, claiming to take legal action to scare residents over late payments, and undoubtedly moving fast to evict to gain court fees and additional monies, then turning the apartment back over quickly for new tenants (process repeat). Meanwhile, they charge exorbitant prices for terrible and roach-infested apartments. Look elsewhere.

Silvana is the worst, every single time I go up there she is on her cell phone and doesn t bother looking up. She is so unprofessional with how she speaks to us as residents when we are the customer. If I could give this property management no stars at all I definitely would. The conditions of my apartment at Oxford Hills is deplorable at its best. I have constantly reached out to my leasing office to have the mold removed from my closet but nothing has been done. I went over their heads and reached out to the regional manager, Ricky. After leaving him several messages for months now, he hasn't returned a single phone call. No one is willing to help or listen. I am now in the process of finding a lawyer to assist me because the lack of consideration and human decency of the management with this company is just not there.

Before you move into anything owned by these SLUMLORDS call the city, county and state to see how many ACTIVE violations they have!

I built a great relationship with their marketing team and we were able to work seamlessly to achieve a lot of goals and launch of a lot of products online. My only regret is that I was reassigned (not by my own choosing) to a different group internally and wasn't able to work with them any longer.

I called and asked to speak to someone regarding my concerns and the call was never returned. CANDACE LUCAS I was told was the RM , I called and left msgs for her but she ignored every one of them. I advised if she did not respond although I had previously deleted my reviews I would put them back on the internet, I would seek out an advocate through the media, and I would seek out legal counsel for emotional stress and moving expenses. All I wanted was to provide a safe environment for my family which includes myself, my husband, and my newborn son. How hurtful to know that I never even received a call back, I tried to work with them for over 4 months of living here and there has been no change in the health and sanitation conditions of the apartment. My legs are bitten up, I cannot breathe at night and get headaches because the neighbors smoke weed every night first I was told there was nothing I could do, then I was told that an email would be sent out to scare but nothing ever happened and they continue to smoke weed which affects my son's breathing and it irritates him at night. All of this could have been prevented had MS. LUCAS shown some compassion and returned my call and offered assistance to move. I am tired of being the nice one who gets ignored because you don't believe I will take action. Basic concerns with the apartment is listed below and it will be clear why I had to move. I am going to post there everywhere I possible can.

Mold, Fleas, Roaches, Sewage back up, apartment odors, weed odors, loud neighbors(constant cursing and inappropriate language), late night parties at the pool, lack of compassion, lack of professionalism

I could save more but I will save that for further proceedings

This has to be the worst management company in the history of apartment management. They couldn't care any less about their residents and the maintenance they provide is pretty much like if you were to get a toddler to fix your place. They never respond, never care and have no business running apartments under any circumstances.

So far Harbor Group management in Maryland at Pepper Tree Farm and Cinnamon Runn apartment, have left a horrible experience in this community, I have been living at this place since 2008, yes is 10 year, ever since 2018 this year this new company took over if you have an emergency nothing get done, there is a water leak from my apartment to my neighbor underneath, since Memorial Day weekend until now 8/2018 they have not send a plover to fix the problem, I request my bedroom blinds to get replace since March 2018, every month I go to the office and they give me the same answer, WE ARE GOING TO SEND SOMEONE TO FIX OR REPLACE THE BLINDS..

The only good thing they have done so far is, resolve the parking issue by finally registering all the cars from tenants and tow car from people who used to park illegally from neighboring apartment complex,

As far as the apartments and neighborhood are not bad, they nice and confy units, the area is safe, previous management company HOME PROPERTIES did an excellent job maintaining the apartments and grounds, Home properties always respond fast on the same day to all requests, if only Harbor Group Management would have more service employees and respond to all service request, it might have more happy tenants willing to recommend future tenants, at this point base on my experience I would not recommend,

I rent at the Oaks of Valley Ranch in Irving, TX. Harbor Group just took over our property. I am not impressed, nor am I looking forward to living out the next 12 months. I see first hand why the star rating is so low and the reviews are horrible. I have already experienced some of the things mentioned in the reviews and it's only been 2 or 3 months since they've taken over.

Me and my husband live in an apartment in Newport News, VA and belonging to Harbor Group Management and we agree for everything that all the reviews said. Before we moved in, they promised us the apartment would be ready for next 2 days but we called them and they said it would be ready in another week. They did not let us to see the apartment but they just showed us the apartment that already had everything in it. When we moved in, paid the rent and signed the lease, they gave us a wrong key that belonging to another apartment that already had other tenant living in it. We tried to call the emergency line so many times but no one answer and came to give us the right key. The neighbor tried to help us get into a open window to get though the apartment, when we got inside the apartment, temperature was over 100 degree. We found out the air unit had been stolen and it took them over 1 month to get a new unit and the air condition. The dishwasher did not work and took them 3 week to give us a new one. The kitchen cabinet had mold in it and water under the sink in the bathroom was leaking The floor under the cabinet in the kitchen had mold and water was leaked. Every time we told them to come to fix the problems, it took them forever to fix it and the lease that we signed took a long time to get it back. The foundation was so terrible and old and the carpet was not clean when we first moved in. They were rude to us and did not want to take care of the problems in the community. Please do not live here and put up with all the problems with them. someone in the neighbor approach me in building 204 / apartment 11 and told me how to park my truck and also said he was a police officer and was going to give me a ticket if I ever did it again. he was pretend to be a police officer in NEWPORT NEWS VA. giving my wife false information. we found he is only a security guard. we also had a problem with people smoking in the hallways and its in the lease there's no smoking and in the apartment as well they said I was complaining. but me and my wife could have died from all that smoking. and the management didn't even care..

I live at The Gateway, a Condominium managed by HarbourGroup for almost a year. I believed and indicated 3 NEW RESIDENTS, more than 6 months ago I requested and did not receive the checks for $ 500. Nobody in the Gateway Office and not even the HarborGroup solved it and I received NOTHING! THEY LIE TO INDICATE NEW RESIDENTS AND DO NOT SEND THE CHECKS. They can live here, but do not indicate ANYONE waiting to receive the indication! If you can help me I will be grateful and change my review!

(If I could give them 0 stars I would) Whatever you do if you see a managed by Harbor Group on the property don't walk, run away. Since they have purchased the property where I rent it has gone downhill. Talk about money grubbers. First off they replaced the washers and dryers in the common laundry room and outsourced the repair. The price went up 25% and the company that repairs the units is horrible, one of the dryers they installed has been down for a month, and when they came to repair it they disconnected both dryers and left it that way over the weekend. They implemented the stupidest idea ever, valet trash service. You put your trash in a can outside your door and it's picked up for you, $20 dollars a month! plus you still have to pay $8 dollars for the normal trash pickup. You can't opt out. Now we get to see trash cans and trash in the hallway. The hallways used to be cleaned once a week, now lucky if it's once a month. Lawn was cut once a week now every two weeks no matter how much it's grown. But they have spent money on landscaping in front of the rental center and re-sealed the parking lots. In other words it's all about appearance but behind the scenes they do nothing but cut costs (service) and figure out how to extort more money out of you. We used to have maintenance on Saturday, that's gone. The management hides behind the local office, you can't contact anyone except the local office and all they ever say is sorry but it is out of our control. I made the mistake of renewing my lease before I knew how bad this company really is, I will not be making that mistake next year.

Another update, after 3 months of dealing with the dryer it was finally fixed, the contractor they had come in to clean the vents broke off one of their brooms in the vent and it was completely clogged. But this illustrates the length that Harbor Group would go to avoid doing anything about the problem because it was going to cost them money to have it fixed. Now they are on to different scams. When tenants renewed their leases, they never bothered to mention that the check box for sewer charges was not checked. What this means is that the tenant is responsible for paying the sewer fees. But, they did not start charging for it right away. About two months after the valet trash service was cancelled they sent a notice that the tenants would now be paying a sewer usage fee (check your lease) and surprise it was about the same amount that was being charged for the scam valet trash service.
The door to the building was finally fixed after 2 months of constant complaining to the office. Don t get me wrong the doors are about 50 years old and falling apart, this has been an issue through multiple owners, but I was told they were not going to be replaced. Now the trash areas are becoming a disaster because tenants dump their discarded mattresses, furniture, etc. at the trash bins and the management will not do anything about it. The complex used to have a truck to clean this up. But, the truck was taken to a chain repair shop to be fixed. They cut them a check and according to the office it was not accepted due to the fact that Harbor Group was new to the area (yeah), so they had to cut a new check and send it to the corporate office of the vendor, in the meantime the chain was sold to a new owner and the check was not valid for the new owner so they have to wait for a refund before they can issue a new check to the new owner. I am not making this up, this is what I was told. So now the trash areas are piling up with junk. They did have a trash hauling company come in a remove some of it but that has been over a month ago and it s piling up again. This is just an example of the issues you will deal with if you rent from this company. Of course they had the cash to redo the room in the rental center that they rent out for parties. But, in the exercise room the equipment is ancient and they have no intention of replacing it.

I would give them 0 stars if it were an option. 1. They shut down their online rent payment system approximately one week before rent was due. 2. Did not have an alternate online rent payment system back up until close to 2 months later. 3. They charged me the incorrect rent amount for several months. 4. They handled the fallout from this error in a very non-empathetic and unprofessional way. I understand you get what you pay for; which is why i'm going back to my luxury areas. My days here are very limited; on down to possibly paying the money to break the lease and go elsewhere.

I m a resident at a HMG property. I literally lost my job 4 days after moving in and I asked management if there was anyway I could reverse out of my lease even if I only got a portion of my deposit back and I was immediately told no. I definitely think there should be some regulations on life altering changes or a grace period to change your mind on an apt unit once you move in. In addition- I ve never had to live with insects or roaches and I m killing them every few minutes in the apt. And they are huge! This apt is not in the hood . It s in a good area so one would not expect. I will be calling to discuss my issues with corporate on Monday.

I've had the privilege of working with them for 3 years and can't say enough about the passion and integrity of their personnel.
