What ever you do don't rent with fineholm they are the worst renting company i have ever came across in my life unprofessional is the best way to describe them they put rent up without telling you (goes up every year as well) . Then try to charge you for it after when they never sent any letter or phone call or email in first place to let you no say they have been out to expect the house and they dont staff are rude would never deal with them again
Aweful letting agents. Very difficult to deal with at the end of tenancy and will take huge sums off deposit regardless of how well the property was cleaned.
Took ages to get a viewing and when I did, they showed me a 2 bedroom flat instead of a one?!?! When I called to complain, I didnt get an apology or even an explanation. Instead, i was just informed that the one bedroom place that I originally asked about "isnt a ine bedroom, its actually a studio". Terrible customer service
I genuinely wish I had listened to the reviews for once rather than going with the point of view that people only review when things are bad. I cannot find the words to describe how much stress, time and financial loss this company caused myself and my fiancee through a combination of failure to communicate with one another, failure to communicate with ourselves, and failure to take ownership of any situation.

WORST Letting Agency Ever!!! Experience from a one-year contract with Fineholm: 1) they made it super difficult to meet the eligibility criteria (esspecially for non-UK citizens: e.g. I could not pay in advance for a year and had to provide details of a guarantor who had been living in the UK for a certain amount of years and who had a certain minimum income, 2) Staff was unhelpful and unfriendly e.g. ignoring emails in regards to repairs, 3) apartment had loads of hidden faults e.g. during the first night in the property the bed simply collapsed and the shower head, curtains etc. fell off when touched. On the plus side: our property was very cheap. Still waiting for the return of my deposit - will post again whether I actually get it!
Arranged a viewing for a rental property. Failed to receive text confirmation. Worried that there was a problem, I phoned to double check. Turns out they'd let the property I was interested in and not even bothered to phone to cancel my viewing / let me know. Ridiculous disrespect!
By far the worst letting agents I've ever rented from. If you ignore all of the advice you see on here warning you to stay away and you decide to rent from them anyway I would highly recommend that you keep records and evidence of all of your interactions with their staff - take photos, save emails and make a note of the things their agents say to you in person. They are not trustworthy and will try and blame you for the poor state their flats are in. Be persistent and hold them to account - it'll take a lot of work but with time and effort you can force them to do their jobs and to make those essential repairs. Beware of the illegal fees they will try to charge you and refuse to pay them. Don't let them keep your deposit, take the dispute to the independent adjudicator at Safe Deposits Scotland or a tribunal.
Illegal entering of the property, chunk out of the desposit despite thorough cleaning, didnt even bother to give us a bin key, expected us to pay for it.
So last Saturday I've arranged a flat viewing for the property Fine Holm had advertised on their website on Cumbernauld Road. The lady I spoke to on the phone was very nice and helpful and arranged for me to have a viewing yesterday at 16:30, all I had to do was to call the agency one day before and confirm that I will be able to attend the viewing, which I did. Yesterday I got there at 16:15, however, nobody showed up until 16:45 when I decided to leave. I am not happy about this as I really liked the property and refused to do some overtime at my workplace so I can view this property. This is not how you deal with a potential customer and thank you for wasting my time.
A really bad company. They did not do spot checks on my flat, that they were letting for me. It was wrecked, and ruined when I took ny keys from them. They even let someone stat in flat, even though the person contacted them to say they could no longer afford rent. I told to release the tennant, they didn't. I was 6 months out of pocket.
Have been a tenant with them for many years in various different flats and locations within Glasgow. Have always has issues with communication, two times I have been left with no boiler, radiator leaking so no water pressure resulting in no hot water and no heating. Unfortunately one of these times it was in the winter. They took a very long time to do anything about fixing thsee issues. I understand that they have to also discuss issues with a landlord, however I had to chase them to fill me in on what was happening all the way. I also had previous issues with getting my deposit back, and they wouldn't provide information as to why they took so much money off at one point. I would try my hardest to find a flat/house to rent that did not involve them. Too many years of issues and hassle, not worth it in the end!
Oh my god these "account manager" from Fineholm are soooo rude! It's unbelievable the treatment we got as tenants. How do they live with themselves being so rude to people? We came to your city to study or work, so we deserve this treatment from you? These people bring Glasgow down.
My first viewing from Fineholm was cancelled because the apartment was put under offer before I had a chance to view it. I got notified fairly quickly and my boyfriend took the time to call back, explained our situation and what we were looking for and we were taken care of very thoughtfully by Sally. She was flexible, reactive and offered a few different solutions. The market is fairly crazy at the moment and we did not get listened to by any other agency like they did. It was definitely worth it to take the time to discuss and we are very grateful for the service Fineholm provided.
AVOID THEM AT ALL COST. If I am allowed to leave zero stars, I would leave zero stars. They will try to rip you off your deposit for cleaning maintenance fees with an initial flat fee of 25. This is ridiculous. I left the flat in a clean state (swept and clean). They expect it to be in a state of a professional cleaner state e.g. everything bleach out or reverted to as though they were brand new.

Fineholm will scam you out of your deposit money. Spent 3 days cleaning up the flat, doing some minor DIY and like to make sure the property was up to standard. Here's the kicker:
I was invited to a viewing a few hours ago from posting this. I was happy and immediately said I was interested and wanted to move forward immediately. After trying to confirm with fineholm and move forward all day, the agent from fineholm has just called to say the landlord is in discussion with someone else. I refuse to believe that this was not the case when my time was wasted by fineholm when I went to view a property I was unable to move in to. Disgraceful behaviour!
Agency was good during tenancy for maintenance and general responsiveness. However, they are not strict or thorough enough at the check-in of tenancy and basically gave us a clean-ish flat stating it was professionally cleaned. We did More
I have been renting properties for 12 years but i have not come across anyone who's services are so terrible. I rented a flat and they set up the date for me to move in. I give a month notice to my existing landlord. Later on they said we cant cofirm that you will able to move on the proposed date but we will try!!! I said to them if you dont make the property availabe then I will be home less!! There response unfortumatly we cant do anything. We can try but we cant be sure.... On the day of signing the contract they had terms and conditions which are unacceptable. You have no choice but to accept them else you will be home less.They could not set up the direct debit and i had to do myself. They will not come with you to inspect the home when you move in. If you find anything wrong in the flat then mention it in the iterenery then they get upset. For everything you have to contact them. It took me 2 months to get a fob for the main door. They wont let you get in touch with the landlord who may be a very nice person. There team is ineffecient and hopeless. STAY AWAY FROM THEM... RUN AS FAST AWAY FROM THEM AS YOU CAN!!!
I enjoyed the time at Albion St and would have stayed if I find suitable flat mate. Very professional every time I phone, they deal with any problem I had quickly.
Possible one of the best letting agents I have experienced, a real pleasure. Extremely helpful, responsive, and straightforward with arranging viewings. The signing process was slick and painless, and a bit shout out to Linda who managed the process from start to end.
Worst one I've ever seen! keep telling me that they will call back but they will never will. It lasting for 2 weeks already and I'v lost a lot of decent places because of extremely poor customer serves. Wouldn't recommend ! think of this: if they take over half a month to give you a call back< ignoring you hard. what is something in a flat go wrong. Want to stay without heating in winter time, have your windows rotten over months, no electricity, broken washing machine. If they don't care about your call they would probably will never care about you as a tenant. Don't know what is wrong with them, honestly. when i am calling someone I need to peak with is always on lunch. For all day, cause never mind what time i am calling them, "no one can help me at the moment but will 100% give me a call back." Awful people working up there!Liers. Moved into a STATE of a flat 2 years ago. Water running down the walls, black mould throughout. Bought an electric dehumidifier and scrubbed the place top to bottom. Even cleaned the carpets before I left. Now they want to keep the deposit for "issues" that don't exist or predate the tenancy but won't disclose the figure they want - they just want an "agreement" for them to get the work done at my expense? Absolutely no chance! Overpayments to them take MONTHS to return. Essential maintenence wasn't done for 2 years and on their new listing for the same property they have photos that belong to an entirely different property in the same building. AVOID!! They will not maintain properties, they will never call you back. They just want money and they don't care about their tenants in the slightest.
Wouldn't recommend anyone using them, unhelpful and will try and take every penny of deposit to try and bring their properties to higher standards to that in which you moved in. Would especially not recommend students, had many friends who have also been screwed by them
My friends please avoid this letting agency!!! They never do the repairs reported and the attitude is consistently rude. And they increase the rent more frequently (please check your contract and compare with other places) and they inspect the property more frequently too! I've been renting in UK for years and never known another letting agency delay the repairs like this! Dreadful!

When you move in take pictures and get them to put EVERYTHING in writing. I thought I had been smart and noted most issues when we moved in along with pictures however even though the flat was NOT DEEP CLEANED before we moved in yet I cleaned when I moved in and out our deposit still had cash deducted. They are clearly encouraged to do their best to make some sort of reduction on the deposit they give back to people. I highly recommend that you just avoid this agency all together. I am extremely disappointed with them. I stand firmly by the fact that we left our property in a better state than when we moved in.

Never experienced such poor communication and organisation from any company in my life. They swapped property managers multiple times for me, which made moving out a nightmare.
Was then made to continue paying rent, even after moving out, due them being confused at their own paperwork. I tried to get in touch with the manger, who acknowledged that it was there fault but yet I still was being made to pay rent.
Would honestly not get any property in the future under which they supervise. Felt like the company has just taken advantage of me and that no matter who i speak to nothing is getting done.

As a tenant I had a horrible experience with Fineholm. They tried to overcharge me with illegal fees which I later claimed back through Shelter Scotland (document processing/ID check fee's etc.).
At the end of my tenancy they came up with inflated fees for their work and tried charging me for their redecoration decisions. My tenancy ended 3 months ago and I am yet to receive my deposit back.
Through out the tenancy they were extremely poor in communication. If at all possible, stay away!
I was a tenant of their's for a year. They did not make repairs on time. They overcharged us. We paid a "holding fee", an "admin fee" and an "inventory check". When we entered the property it wasn't sufficiently cleaned. We waited for 4 months for them to fix a leak in the roof and redecorate the wall that had been damp for that entire time. I had never felt so miserable. We had black mould in the kitchen just above where we dried our dishes and our rooms, although they had "double glazed" windows were like refrigerators. When we left we spent a couple of days cleaning and yet they charged us 140 pounds for "cleaning". If you want to be extorted feel free to rent a property with this agency. They will even through in a 20 pound reference for you.
Disgraceful service from Fineholm , mainly dealt with leanne , who was totally unprofessional and couldnt even return phone calls! We missed out on many decent places to live because she messed us about so much! Disgusting overall , my advice to anyone would be stay clear!
Take photos of the condition of your flat at move-in (everywhere) and go through the inventory in detail because these scammers will attempt to take every penny of your deposit.
I don't particularly think the reviews below truly reflect the experience we've had with Fineholm. The one thing I will agree with is they are very poor at communication - we had a lot of maintenance issues with our property and every time we called, they seemed completely unaware we had mentioned it before, even when we made sure pictures were taken on inspections as a final resort.
Other than that, we were always given a weeks notice before inspections, via email and letter through the post. They were always perfectly pleasant to deal with moving in and that was a lot easier than with other agencies, and the move out process was a lot easier and stress free than we thought - totally fair with the deposit and very quick return (we have ours back within a month). We weren't fined or blamed for anything as a lot mention below, I have no complaints and I am currently entering a new lease via another property with them as I think, compared to other people's experiences with letting agents, they are pretty good!
As a remote landlord we find the Fineholm team to be businesslike, friendly and above all communicative. They recently carried out our HMO licence renewal cost effectively and with a minimum of fuss.
I have moved into another rented property with another agent, and had taken for granted the service I had received from Fineholm. When I needed something done, I called in and it was done. Not like the service I have with a different agent now. I always knew what was happening with Fineholm, their processes were very clear on move in and move out, their maintenance was done well with one point of contact. I never thought much of it. Now wished I had stayed where I was! I would rent with Fineholm again
I have rented 2 properties let by Fineholm in Glasgow and even though the properties were lovely the agency is at least horrendous. First of all, I have been waiting for 5 weeks (yes correct 5 weeks) to get a mailbox key for my flat. I have no idea how the landlord didn t have a key and how the agency has taken so long to sort such a simple issue. It was honestly so unprofessional from their side to deal with it as they did and to over complicate things while we are literally speaking for a mailbox key. In addition, I asked 3-4 times what council tax band my latest flat was falling under and they kept saying that the band was B. Surprisingly I received a council tax bill relating to council tax band D and guess what - they had no clue that the council tax was band D rather than B. When I mentioned that wrong information published online and clarified to me, I enquired for a reduction in the rent which obviously never happened. To top this up, just before moving to the flat I was informed that some light bulbs are not working and will not be replaced (???) and upon leaving the flat I was enquired by Fineholm to replace ALL light bulbs, are you kidding me? If it wasn t for these lovely properties that they were renting I would for sure try to avoid renting from them. I guess the landlords don t have too many agency options in Glasgow but the service is literally horrendous and the people very very unprofessional.
I have used Fineholm to find tenants for 3 flats for the past 5 years and have found them good to deal with. Always kept me informed and found good tenants.
Fineholm manage the flat about me which has a leak from their toilet which has come through the ceiling and into my bathroom causing water damage to my bathroom. The water is filthy and smells as it is toilet waste. It has damage wood panelling and the blind over my window. It took Fineholm 36 hours to get a plumber (Dynarod) out to their property. After they had 'conducted the repair' and left the water flow increased rather than stopped. We are now over 48 hours and still no repair and still the water flows through my ceiling. The agent I spoke to at Fineholm wasn't at all interested in the damage to my property, made out that it was my responsibility and had no sense of urgency. I would avoid using this company if I were a landlord or a tenant.
one of the worst companies I've ever dealt with. Dealing with Fineholm is like trudging uphill through a 3ft deep pile of bull****. Illegal fees, not returning calls, out of date listings, repair work ignored. Avoid at all costs.
edit: forgot to mention they took months to return my deposit too. Also, another review below talks about 'realistic timings' for repairwork. We had a leaking water main causing mould and damp, essentially making one of our bedrooms uninhabitable. We first told Fineholm in the Autumn of our tenancy. The pipe was still leaking when we moved out the following Summer.
Pathetic Customer Experience... I engaged FineHolm to get an apartment as tenant in Glasgow when I moved in Glasgow last year. Recently, I vacated the apartment but the FineHolm representatives as per their reputation, are making illegal deductions from my security deposit and trying not to release the full security amount. I have heard similar experiences from my other colleagues also who engaged them for a rental apartment. They try not to refund the security deposits which a customer deposits with good faith. I advise not to engage them for any honest transaction.
Phoned two days ago for viewing a flat. Phoned again to confirm it and it turns out i am out of their appointment book. I've come all the way from england and they turned me down because obviously a totally wrong people are working there. Please if you cannot do your job just leave.
This is the company, that has its own maintenance department, that takes its job as seriously towards to tenants' requirements, as people their New Year's Eve resolutions. They can never fix anything properly, (just to mention a nuance one, didn't have hot water in the kitchen for 4 years in the middle of Edinburgh). At the same time they can charge you for \"deep cleaning service\" for a flat, that is waiting for refurbishment after deep cleaning, because they only accept their own \"deep cleaning service\", upselling like a good waiter. As an extra charge just kick last one into the tenants ;), as the google 2.2 review confirms.
Travelled all the way from oban for a viewing at 9am on a Saturday (my day off). Had a text from them confirming the appointment. Turned up. 9:10am get told their representative is sick and they can't get anyone over to let me and 3 others view the flat. Had a look through the other reviews and I'm very glad I didn't rent through this company now.
I was really impressed with how quickly Caroline and Laura got my flat sold and the price they got for it.I think it was largely down to the great photographs. My wife was quite right when she said we should go with Fineholm( but don t tell her I said that !)
So far only good experiences with the Glasgow branch of Fineholm and can't really understand the negative reviews here. Viewed the flat just before the Christmas holidays, requested some things to be fixed before moving in, and everything was done even over the holidays. Given that the flat was in a really bad state, there are still some minor things to be done, but that's totally understandable and I'm in the loop of what's happening. Big thank you to Eleanor and Victoria for taking care of everything :)
AVOID AT ALL COST. Worst experience you could imagine. The flat we moved in was dirty and disgusting (when we were viewing the flat, it was still in 're-decoration' state so we couldn't judge and we had no other choice than to move in really). On top of that, we were 1 week without heating and at the end, they took 1/3 of our deposit.
CONSTANT EXCUSES, TOTAL LACK OF EMPATHY AND I FEEL ROBBED AFTER ENDING THE TENANCY.

THIS MUST BE THE WORST LETTING AGENCY EVER. AVOID AVOID THIS AGENCY. Firstly, as an international student I choose to study in Glasgow because I used to hear that it is nice city and the people are friendly , but I blame myself to came to this city and all this because of the Fineholm Agency , they made me pay for 6 months in advance with double deposited , and when i moved in I found the oven not working and it took 3 weeks to fixed it even though that we told them many times that we have a baby and we need to cook for her , as well as the bed was broken and when we moved out we left the flat very clean and tidy but charged us 180 GP on things were already there . This agency will make the letting experience so stressful.
I honestly wish there was an option less than "Poor - Fair". This letting agency is quite possibly the worst company I've ever come across. It took them a month to get my girlfriend and I a new fridge/freezer, they either never or take months to do any repairs and they never say when there will be inspections! On top of this the staff are extremely rude every single time you go in or ring up, and they try to blame you for stuff that is completely out of your control and then try to fine you... Avoid if you can!
I would never recommend Fineholm. Absolutely appalling customer service all the way through (8 years). Even tried to take money from deposit. Finally won the full amount back with the help of Safe Deposit Scotland.
I can't fault them. I was very skeptical when taking a tenancy with them after reading some of the comments here, but I must say that they were great at the start, when they allowed me to move in at a very short notice; they were helpful throughout when I had a coupe of issues at the flat and they were great at the end when I left. They even helped me have a friend take over the tenancy when I had to leave with short notice. Taryn was my main point of contact and he was always a great help. So from my experience I can only recommend them.
I have dealt with several letting agents over many years & I find Fineholm offer the most comprehensive service & deliver it in a professional & friendly way. They work swiftly to deal with tenants' issues & do so in a sensitive manner. We are confident that we can trust Fineholm to look after our property investment & our tenants.
Application process has been smooth so far. Ellen has been good with communication and letting us know information leading up to signing our lease. Office staff were friendly, helpful and efficient, Annie explained everything well when we signed our documents. Inventory is detailed and included pictures. No issues so far - just got the keys!
My husband and I rented from Fineholm for a year. Other than the slow response time on maintenance, we found them to be very good. Their customer service was polite and every reasonable request we made was accommodated. We even got our full deposit back (after leaving the flat in move-in condition).
Have rented several flats over the past 8 years in Glasgow and can confidently say that Fineholm is the worst letting agent I've ever had the displeasure of dealing with. Unprofessional, inconsistent, incompetent and made up lies to try and keep out deposit because we did not extend our lease. Would recommend anybody else except them, avoid at all costs it is not worth it!
I have had a hugely positive experience with Fineholm. I received invaluable advice from Sally Beard prior to purchasing a property to let. She attended at the property on the day the purchase concluded and advised me with regard to furnishing it ready for let. Nothing has been too much trouble for Fineholm. A tenant was found within weeks. Their charges are more than reasonable. I would not hesitate to recommend them.

Just spent 20 minutes walking in heavy rain for a scheduled viewing that Fineholm Letting Services Glasgow didn't bother to show up at. No phone calls to say where they were, nothing. We would have still been waiting outside if I hadn't phoned them. End result, didn't get to view the house. Poor way to treat tenants, not good for landlords either. Not impressed.
Taryn was great at dealing with our queries and made sure we had a smooth move into the flat. Even though the snow was making it difficult !He has been efficient and on call to help With any issues we have had.
As you can tell from numerous complaints..You only deal with Fineholm at your own risk as they don't care about clients and the poor service you get. Just spoke to their manager about their poor rating & about my experience with them and she is totally fine with that. Just like several rogue & dishonest agents in Glasgow they ask u to keep huge deposits and keep u waiting for days if not weeks & can come back to you at any time to tell u the property is not available. It took them 2 days to show the property to my spouse and after calling to tell her it's available to rent, they claim it will take more than a week to check the inventory in a 1 bedroom flat and days later they claim the landlord says he's not renting anymore. Very rude with huge egos and it's evident in our interactions, their tenants and customers come last and the manager told me she doesn't care about the poor service and their ratings. Deal with them at your own risk!
I would strongly advise not using this letting agent. Inspections would take place with no prior warning, dangerous repairs in the property that never got fixed and the communication and general treatment of tenants is deplorable. Their priority is keeping the landlord happy at any cost - to the point they will allow a property to become run down through not addressing ongoing maintenance issues. I will certainly not be using them again, and as a landlord I would also steer very clear.
We have had a really good experience with Fineholm. We have now been renting with them for 3 years, are moving out in 4 weeks as we have bought and am more than happy to recommend them to anyone. Their service has always been good, although we have not had much to complain about. We have had maintenance problems in the property but we have been realistic in time to fix problems which I suspect is the problem for most of any negative criticism.
We recently relocated from London to Glasgow and viewed some properties with Fineholm. Caroline showed us a few flats but my partner liked the first one we saw. We completed some online forms and we moved in last week. We are delighted with the flat and we love the area so far. Everyone we spoke to In Fineholm has been really helpful although we have been speaking to lot of different people which would be my only complaint so far. I would recommend fineholm to anyone who doesn't know Glasgow well , they really explained the areas and where would suit our requirement.

SELLERS BEWARE AVOID. I recently had interest in a property Fineholm were marketing to find they failed to pursue my solicitors note of interest and the property was sold without contacting me. Clearly the seller missed out on my offer and possibly others. At best negligence at worst mal practice. The seller received a sub standard service and may have lost thousands of pounds . DON'T RISK IT.
I rented a 2-bedroom semi detached house in Moodiesburn from Fineholm Glasgow branch in April 2017. After moving in the windows inside and out were needing a good clean. The kitchen cupboards were also dirty and needing cleaned. This was done by ourselves.
On moving out in October 2018 the whole place was cleaned to a better standard than when we moved in. We had decorated the whole house with the landlords consent and left the house in lovely condition.
I complained to the landlord directly that the items mentioned in the cleaning list were wrong. The landlord phoned Fineholm and the lanlord said that they would check their property the next day but Fineholm claim to have sent the cleaning company in early the next morning before they had the chance to. ''How convenient''
My advise for anyone thinking of renting through Fineholm is to leave it and go with another letting agency. Check the reviews and go with a company who will not scam you out of a heavy part of your deposit.
Just in comparison. I moved into my new rental house and my new letting agents Properry Bureau arranged a deep clean and the whole place was spotless. I wouln't mind paying 25% of my deposit on leaving as long as the deep clean is undertaken and done to a very high standard.
With Fineholm it's just a way to scam you out of a large part of yoyr depisit.
