Cozy, convenient, and decently priced. We loved the convenience of the ski in/out from resort.
The amenities offered were great! We loved the pool area and the spa was wonderful. Shuttle service was convenient. My only complaint was customer service, it s just wasn t up to par for me. Room service lacked, as well as having to wait excessively long for items requested. This is my main reason for the 4 star review.

This resort is huge. Its older but very well kept. They have two pools one indoor/out door in buldg 3 with several 2man hot tubs. And an outdoor heated pool and hot tub at the end of buldg 4. They have an arcade, tennis, mini golf, and a convenience shop with resort prices of course. There is a City Market grocery store near by. They also have a complementary shuttle that will take you around town, and when your ready to come back just call the number on your room key. They also have several restaurans on property. I enjoyed this resort a will stay here again.

My only complaint is that if you rent off a website they will put you in a room that looks nothing like the one you thought you paid for these are independently owned units/condos, so they are all different. I called the front desk manager and she was more then willing to help me get the room I wanted.she sent a nice gentlemen up with a different room key, it only took about ten mins. I thought that was very fast considering how far our first room was from the check in office .The new unit was great and I really appreciated the good customer service. We did ask for more wood, and it took more than 5 hrs to get, also a second call to David, but in all I liked the resort very close to main street within walking distance saw some wildlife a moose and porcupine

The staff was friendly upon our arrival. -- False advertising in available amenities. -- The greeter outside Jon our arrival was very pleasant and helpful -- An area dedicated to entertaining kids would be nice, perhaps minigolf or a bouncehouse. A way to reach the pool and exercise room without having to walk through a parking garage would be good. -- Hotel was under construction. We were not warned of this. We paid full price for a room with truck backing up noises at night. The mini-golf that was advertised was not available. To get to the pool we needed to walk through a parking garage. The room started out without the necessary amenities such as matches to light the fireplace, adequate sheets and pillows, shampoo and bath soap. The new columns in the parking garage made finding a space all but impossible. The worst thing though, was definitely not being informed ahead of time about the minigolf being closed and having to walk through the parking garage to get to the pool. This really cheapened the experience for all of us. -- Hotel was under construction. We were not warned of this. We paid full price for a room with truck backing up noises at night. We enjoyed our stay very much so at Beaver Run Resort - It was such a convenient location to the Spartan Beast Race. Once we figured out how to navigate from our room in Building One to the Pool and Garage everything was fantastic. The front desk was lovely and all the staff on the resort was very friendly. We will definitely stay here again next year. Highly recommended for family or couple getaway.

Location is good, and staff is friendly. We ended up moving rooms 3 times, had a water leak that soaked the carpet where my daughters suitcase was. Ended up being upgraded the last two nights, which was nice. Parking was also a challenge because of a conference that was at the hotel at the time.

My teenage son and I came up here to escape the heat in Colorado Springs. With the pandemic wreaking havoc on normal summer fun, I really had to do some research to find a place that was safe, yet also had enough activities to make it a worthwhile trip. This resort has done an outstanding job of balancing safety and fun. Many places I looked at limited the time people could be in the pool, and required a reservation to use it. Beaver Run does not. There are many ways in Breckinridge to safely enjoy the Colorado mountains. We rented a two bedroom suite. It was spacious and clean. The staff was very helpful and hard working. I would definitely recommend this place if you're looking for a nice getaway.

Terrible place! They call themselves a resort, but the rooms are horrible. MATTRESS, PILLOWS, AND SHEETS ARE OLD AND GROSS! Countertops, tables, chairs, and the slab over the fireplace are all covered with dust. Shower head doesn't properly flow water, parking space and stairs are shady. I expected this place to be decent enough for the price, but nope!

shuttle to town -- beds & temp control -- Bedding was so uncomfortable. No support, rooms where very hot. -- No amenities for that price, and the room was not very comfortable -- Unless I have to for a conference I would not choose BeaverRun on my own. No temperature control in the room, no tub, each room was so different even though it was the same type. Even the electrical wiring was different!

Just booked online and made a keystroke error. I had verified the rate and duration of my stay, but when I booked I accidently added a day on the end. When I called to remove that one day, they refused and required me to pay for the extra day...it was like 10 minutes since I booked and ther refused to fix it. Is this really how a resort that charges $800/night for a single treats their guest....disgusting.

The best attributes are overall combined benefits (pool, restaurant, shuttle, ski locker, lift proximity, hot tubs/pool,game room and mini-golf). Great food at Spencers. I feel that cost versus value provided, Beaver Run excelled and I am pleased.
My few areas for improvement were: My room stayed WOMB temperature! Set it at 60, and open a window to drop to 70... Otherwise just some general overall looks of wear and tear. -- I wish the skywalk market sold beer, but understand that would hit your profits hard at the prices you're charging for beer...

I liked that I was able to stay affordably with good amenities at the Spartan Race venue. The pool, hot tub, fitness center, etc. was exceptionally good. This is a great spot!
The bedding wasn't all that comfortable. Also, the bedding and couches were stained. While the internet speed was excellent it would be nice to have in room hard wire ethernet connectivity available.

My husband and I can up for our honeymoon and they upgraded us too a beautiful room with balcony, fireplace and on the backside so we could face the mountains. Our first morning was incredible as we had a fox and a moose less then 30ft from our balcony. Everyone was so friendly, the hiking trails behind the resorts was fun and it was an over all great experience and we plan to come back next year! Thank you for making our honeymoon one to remember!

This is a beautiful resort. I loved the two bedroom suite in building 2. We stayed here for 7 nights, I enjoyed most of our visit. If your not from the area, there isn t air conditioning in the rooms. Really not horrible, just wanted to call that out. I m from Texas where it s 103 on average in the summer, so we assumed we required air conditioning. With the long stay, we expected a detailed cleaning at least one night, but we had to call down and request a detail cleaning (new bed sheets, vacuuming, & mopping). The unit comes with utensils, plates, pots & pans, so we didn t have to ask for much. My only complaint would be the single elevator that both guess and house keeping has to use, which covers 9 different floors. So sometimes you will wait 5 minutes to get on and then guess who is on? House keeping, with their cart that takes up half of the elevator. Guess which floor I was on? The very top, so going up 9 flights of stairs could be challenging with a toddler in scroller

My resort room had a nice layout and window view of the snow mountains. Cleaning crew provided average services. On my first day we didn't have hot water. I was told to visit the pool showers, but I took a shower in cold/lukewarm water anyways (after 9-10hrs of driving here). Front Parking is a huge problem. They have a parking garage, but its a long walk to your room. I asked the front desk for a cart only (w/o a handler) to handle my luggage, but I was refused. Shuttle rides are convenient, but call them when you are ready. They will not wait on you. I might try this place again, but I will definitely look else where. My first impression of this place wasn't great, but fair.

I will write my experience so that what happens to me does not happen to them. In short, I do not recommend it unless you want to sacrifice sleep to have the lifts near your room. I rate it with
just one star for the pros I outline below. Read the cons.
Pros:
the staff is the most friendly, they always serve you with a smile. They make the stay very enjoyable.
I really liked the snowboarding classes I took and I had a good time in the mountains.
The bars were pretty good.
Cons.
I booked almost a year in advance, I expected comfortable rooms, not have problems and be able to rest. None of that happened. We arrived and they gave us the smallest room I saw. It felt like a slap, a mockery. I was quite disappointed. We were a group of about 15 adults in the hotel and I was going with my family, there were 3. The sofa-bed ran into the dining room. The other rooms where there were only two were MUCH bigger. The others had a tub.
There was not ONE outlet in the whole room other than the one in the bathroom. We took turns charging cell phones or using other things. After my mom broke her shoulder in a fall, she complained about the room and they moved us.
TO ONE WHERE THE HEATING WAS NOT SERVING and we paid 50 usd extra per night. The sofa bed was folded on both sides. Only the hips were at normal height, the other two sides were bent by what I think were children jumping.
I am writing this at 3 am inside the hotel without being able to sleep. I am lying on the floor and it is the most comfortable I have been since I arrived. I have never been so offended and frustrated by my situation in a place for which we pay so much.
I have slept in airports, on a park bench when I arrive late to my hostel, in the open, and I can say without a doubt that I have rested better there, that I have not been as frustrated or wanting to scream, cry or simply depress me, as much as here.
If you are unlucky enough to have the rooms where I was, I hope you don't have such a bad time. I just wanted a good vacation, I can't sleep, my mom can't sleep and she's hurt.
If you can bear the possibility that this is your room and your deal in exchange for being right on the mountain, stay here. I do not recommend it.

The room had ample space for my partner and my adult sons, I liked the wood burning fireplace and the amenities for a family were plentiful. It was a bit of a maze with multiple walkways, elevators to various buildings for conference meetings, dining and our room. The meals were mediocre other than the bison rib steak which was surprisingly world class. Was surprised to find parking an extra charge but that wasn't the deal breaker. The bed was also far too soft, my bad for not asking if they could switch it out although after check in I was followed to ask if everything was okay, replied no then didn't hear another word. The skiing was excellent, the village amenities great and there was a wonderful Snow Sculpture Festival. For the price I expected better. I'll go back to Steamboat or up to Whistler or Sun Peaks in BC before coming here again.

We enjoyed our one night stay at Beaver Run Resort with 3 adults and 2 dogs. Our Breckenridge studio provided ample space and some privacy for us with the bedroom on one side, and the living room sofa sleeper on the other side of the kitchen. We were in bldg 4 next to Peak 9, and within walking distance of the market where we bought breakfast, lunch, and coffee drinks. The small parking lot in front of the bldg was always full, so we had to park in the public lot a little further away, which wasn't an issue if you didn't have much luggage. We didn't have enough time to take advantage of the many amenities, but we had a comfortable stay and enjoyed walking through the beautiful town of Breckenridge and some nearby hiking trails.

Great location. Walking distance to everything. -- Two things: Temperature in rooms way too hot; lack of spa service; we tried to schedule time at the spa and everything was booked for the entire duration of our stay. VERY disappointing -- Cooler rooms and more availability at the spa necessary....and we would return quite often. Temperatures are just too hot in the rooms to sleep well (Building 4). Poor ventilation and not enough fans in room to circulate properly

You know, I was just really excited about coming here and left a little underwhelmed. I was given the wrong room--I tried my key in the room number I was given to find someone else had just checked in to my room. Uh oh. And I was already so very far away from the front desk--I had to sneak into another room to use a phone to call the front desk only to find that I had been given the wrong room number. No big deal, but awkward.
The building looked like it could be a lot of fun, but it was actually really difficult to navigate. Even after 3 days there it was still hard to find what elevator I needed to use and what floor was necessary. Also, the elevators are terribly slow. Especially during events when large crowds of people are trying to move between floors. The conference center was also so very hot.
But none of this compared to coming back to my room fully intending to book a spa to find my bed just thrown back together. I've never come back to any hotel room to a bed thrown back together. That made change my mind about the spa--I didn't want to spend any more money here. For a resort (in Breckenridge!!!!), this was less than impressive.

Pretty much everything about Breckenridge sucks but mostly the sheer number of people & zero planning for them all. Expect to stand in long lines for everything, including lifts. And this is THE premier resort for the clueless & careless. Way too many n00bs here to have any kind of safe fun.

Stayed in room 4530. It was great 3/2 condo that was very updated facing the lifts. I could watch the kids learn to ski off the deck and the 2 local foxes would come by every evening. Our trip is amazing Beaver Run is just OK . This property is quite run down. Make sure to get an excellent rate before booking. Under a couple hundred dollars for the largest suite is appropriate.
The apartments are incredibly dusty and outdated. Throw pillows are stained (unacceptable), furniture is covered in coffee cup rings, things like this.
It was a little embarassing to arrive to our room as see what we d paid for. There are not proper kitchen outfittings, no proper cutting knives or coffee mugs. The beds and bathrooms are clean, linens are comfortable and clean.
That said, Beaver Run has all the bare essentials and the location is fantastic. If you only need a clean bed & a shower, go ahead and book. There are many children and college students frequenting the property.
The managers are indifferent and generally offended by any requests. There is no point in mentioning names of the unappealing individuals.
The day to day desk staff are very friendly and seem happy and helpful. Zach in particular was wonderful and went above and beyond to help us with small asks and general information. Lovely person.
It is clear that Beaver Run has taken a very keen interest in managing these reviews and feigning interest in being solution oriented. Just know that these apartments are individually owned an generally outfitted by the likes of Salvation Army. If you have allergies or refined taste...steer clear.
Again, the location is wonderful and the price is very reasonable for a clean bed & showers. Cheers and wishing all well that read this.
