I currently rent from these guys, and I have to say of all the places I have rented they are fantastic! Maintenance is extremely nice an helps with absolutely everything possible. They recently helped with not only my bathroom, but helped with my heating as it had gone out during a storm the same day. As long as you don't screw up, you can't screw up renting with them.

No one who works here seems to actually work here. If you need help while renting from them do not expect any. Constant miscommunication, and incompetence as property "managers." The rent is cheap for a reason.

Don't know where all these negative reviews are coming from. My experience has been very positive. I had a great duplex at an amazingly cheap price. All maintenance issues were quickly resplved. When I moved out, I received all the money due me. Definitely recommended!

DO NOT RENT FROM THEM. Awful customer care, every interaction with them was woefully unprofessional and inept. Their properties are barely taken care of and I assume the only way they can make money is by charging thousands of dollars to when tenants move out. They must just pocket all of that though, because it certainly doesn t show in any of their properties.

In general, a good and professional company. Some of the maintenances will depend on the specific landlord's willingness to pay for maintenance that is "non-functional". That is, there is a certain unwillingness to cover maintenance that is not related to something being broken, malfunctioning, etc.

When I came to Ames late in summer of 2013, I did not expect to find a drastic housing shortage for students attending Iowa State University. For over a week, I searched for housing with no luck - that is, until I contacted Triplett Companies. Working with my budget and current housing situation, Triplett helped me into one of their newly available properties. One year later, I am glad to report that I have only had positive experiences with Triplett Companies and their employees! It's great to have a management company that responds quickly to any issue that arises with their property. Thank you Triplett Companies and staff. Keep up the good work!

if I could give it 0 stars I would. maintenance sucks, you complain about something and they take 10 days to fix one tiny problem. your apartments are trashed inside and out the hallways are disgusting, filled with bugs and trash, & why can't you guys take care of any of it? these are simple problems. if I pay rent I expect a decent place to live in, but it's completely disgusting.

They are total crooks!!! They will try and make you pay for damages that are cause by their equipment failing. They charge you for BS that isn't your responsibility. Then when you contact them with disputes or problems they don't respond.

Would not recommend anyone renting from this company. Apartment was dirty when I moved in and there was a roach problem. Took them over a month for them to do anything about the roaches. Cabinets were sticky, window frames were broken, and appliances were filthy. When I did move out, they charged $400 for cleaning and another $150 to clean the carpets even though they were stained when I moved in. They will do anything to cheat you out of money. Only giving this one star to write a review. The only good thing about this place was Bob the maintenance man because he was nice and helpful unlike the rest of the Triplett staff.

Triplett is the worst company that I have ever dealt with. They said my duplex was ready so I went and picked up the keys and the place was a mess. It smelled like a dead animal had been living in there. There were stains all over the carpet that had obviously not been cleaned, hair balls everywhere, food in the corners of rooms.. it was disgusting. I called Triplett to ask if someone could come out and look at the apartment so we could meet in the middle with a solution but Tony hung up on me. So, my mother and I decided to go in to the office. Kelli was legitimately yelling at my mom and I saying that she has more important customers to deal with and called the POLICE on us because we would not leave! I ended up breaking my lease because I could not stand the thought of giving such a terrible company my money.

I have no idea how this place is in business. Kelli is extremely unprofessional and a disgusting human being. Save your money and take your business elsewhere.

Triplett was the worst housing company that I've had to deal with. We called them the first month we moved in to come clean up the black mold in our bathroom and instead they came and glued the floor down back on top of it, leaving it there. If I was you I would do everything I could to avoid having to do business with them. Terrible.

My daughter took over the place and knew the people who lived there before.
They did absolutely nothing to the apt when she moved in and did not give the tenants before her any of their deposits back, what did they do with that money?
Her air has been out for three days and have yet to come fix it.
The receptionist is in a perfect role as she has zero personality and extremely unprofessional.
How can Triplet owners sleep at night?
Your slumlords and the place should be condemned!!!

I have been renting from Triplett from past one and a half year and my experience has been great throughout. Great service at cheap price. I love my apartment and service is pretty fast. Nice people with professional and helping attitude. I recommend it to all my friends and they also had the same experience.

I was trying to rent an apartment with this people, but each time that I wanted to see the property, they were saying to me different stories. They said that the apartment is under a cleaning process right now please come after 2 days. After those 2 days they said....not the apartment is under maintainence. then...they said not, the apartment was already rented by someone else, and finally sorry that person did not take the apartment really........soo what ???? after that I do not believe them at all....just liers who knows what weird thing was going on there...but my advice is to keep away from such liers.

Don t recommend. They never fixed any maintain even requests and they took over half of our deposit even after we got the carpets professionally cleaned for a few hundred dollars and the house completely cleaned and in better shape than when we moved in.

I lived there one year. It was very dirty when i moved in but i just cleaned it. Apon move out i used a carpet cleaner 3 times over the two rooms that were carpeted. The air filters were never changed so it did have some black stain around the vents but i was not responsible for that. I left the kitchen and bathroom much cleaner then when i moved in, and ONLY RECIEVED 50 of the 650 I HAD TO PAY TO MOVE IN. They did not replace carpet or anything. They charge me 600$ worth of cleaning. Unacceptable

Based on the reviews I ve been seeing, I have to say I AM SHOCKED. I am beginning to think that Triplett Management can only be as effective as their land owners. Because I can tell you our experience has been AMAZING! Triplett has been a great rental management company. My family and I move frequently, about every two years, due to my husband s work and this has been by far the BEST experience we have had with a home and landlords. We are truly sad to leave our home this time around. We have no problem recommending Triplett Property Management to anyone!

Worst property management in Story county. Will never work with tenants if an issue arises. They overcharge on absolutely anything they can after checkout. We had missed wiping crumbs out of a cupboard when cleaning and they charged us $180 to get it to "their standards". Renting with them shouldn't even be an option. Very professional atmosphere. My wife and I have had some maintenance issues and they sent out maintenance personel ASAP to fit our needs. Everyone we dealt with was very professional and easy to work with. Would definitely recommend Triplett to my friends!

Worst customer service and professional conduct I've ever dealt with in any business. It took them several weeks to locate the correct keys to the place which cost me a few days of having to take time off work, time driving back and forth to try out various keys they thought might work, and then they charged me for the space which I didn't even have access to yet. It takes well over a month to even get them to respond to the progress of a maintenance request. DO NOT RECOMMEND AT ALL!

Companies like this and Lanlords in general get a bad rap, but this place has earned one. We have been with the for about six months, always paid rent in time and take good care of the property, it says in our contract lawn care is included, so after we had four foot weeds and the back yard looking like a jungle for about a month we complained to the city since the owner of the company wouldn't help us. Since then they took $70 out of my bank account for the maintenance man supposedly not being able to enter the house, even though they have permission to enter, and there kicking us out at the end of the lease. Right after the complaint to the city was made. Seems a more then a little fishy. We've rented from Hunziker without any problems. I would suggest using anyone but this company if at all possible.

If you're looking to lease with Triplett, I'm assuming it's because it's your last option. It would be more worth your time to lease a place in Ankeny or Nevada and commute to Ames. Triplett has awful customer service and will attempt to get you to pay more while taking money from your deposit without notifying you.

Suffice it to say that the landlords can be bullies to get what they want; they will move your property without your permission; and they will charge you to "clean" items you cleaned when you move out. Don't rent from this company unless you plan to hire their cleaning service when you move out & you don't care about your personal items being moved around to different locations when they feel like it.

This is, without a doubt, the WORST place I have ever rented from before. I would give it zero stars if I could--hell, I'd give it NEGATIVE if I could! They will fee you out the ass for anything and everything, regardless of whether you are at fault. It all started when my roommate and I found out that they do not regulate key copies. Their keys in no way say "do not copy" on them, and they told us to "make as many copies as we need" when we were only given one key to the apartment. Out of curiosity, we asked if they changed the locks when new tenants moved in, since every Tom, Dick, or Harry could have made a copy in the past and kept it for all we know! Their reply was no. When we expressed concern over safety issues, they simply stated that they had "never had a problem with it before". So, naturally, when we requested to have our lock changed for safety concerns, they charged us for that.

And that was only the beginning. While not clean zealots, my roommate and I take pride in keeping a tidy apartment for ourselves and our guests. That didn't stop the roaches from deciding to move in. When we called and asked that they get someone out ASAP, they said they would "take care of it". And by "take care of it" they meant that they would send a man with a sprayer to shoot some apparent roach-killing agent around the apartment for all of 0.5 seconds and call it good (I was there to witness this "professional" at work). Suffice to say they had to send people out at least two more times before we stopped seeing the pests.

Then there's the smoke. For a "smoke free" building, the halls sure smell a hell of a lot like someone used them as their personal ashtray. Let's not forget the "secure" building entrance, which is often propped open for anyone to just waltz right in. Oh yeah, and the "snow removal", which is shoddy at best and fall-and-crack-your-head-open normally. Good luck driving up that parking lot hill when we get our usual, wonderful mix of Iowa snow and ice. You're going to need it.

LONG STORY SHORT...

I could write a novel--nay, an entire goddamn SERIES--on how terrible this place is. Save yourself the time, money, and complete frustration and RENT FROM SOMEONE ELSE.

Dont do business with them, i did once, throughly cleaned my place, never got my deposit back even the landlord thought i should of got it, but some tight a**holes up 5th street kept it from a broke college kid, so in turn i would highly recommend not dealing with these "people", people is a generous term for them

I love my apartment and Bob the matinence guy! Whenever I've needed something fixed, even the smallest thing, he gets there right away! He is very pleasant to work with and understanding. He's gone above and beyond to make sure I'm taken care of.

There have also been a few times where I had trouble paying rent on time and was actually waived the late fee, which helped me out a lot because I was paying my rent with student loans at the time and they were willing to wait until I got them in. They let me pay a few months in advance as well.

Besides little maintenance issues, that get fixed right away, I have had no issues whatsoever with Triplett. :)

I have never dealt with a more unprofessional company. I have been dealing with the company for a month to get an issue solved in my apartment building and they have not been prompt or helpful. When speaking with the owner , Kelli , she instructed me to stop whining and complaining and told me to write a letter to someone if i needed to voice my concerns. When i asked for details about the situation she told me that she didn't need to inform me and tell me everything. It was not my business. Kelli and her staff member Jen have been completely unprofessional and so rude. So disappointed with what they call customer service. I will NEVER rent from this company again.

It is truly a shame that I have to give Triplett property management at least one star on here because over the past 5 months of dealing with them they haven't even earned that. They took over the property management from a private landlord, sent us a letter saying we could not re sign our lease no explanation included, and today after a showing locked us out of our house because we were never provided keys. I called them and asked them to let us in the lady said she would be over in about twenty minutes and then called me back 10 minutes later to tell me that I needed to come get the keys from the drop box at Triplett I explained to her that I didn't have a car and that is all they way across town and she told me that it wasn't her responsibility if I wanted keys I should have requested some when they took over the lease. I've never had to deal with this after any other showings but this time i'm told that they always lock up after showings for security purposes. Thanks Triplett! Writing this from my phone as i'm locked out of my house!

This review says one star, but it's actually 0. Came to Ames (an 1800 mi drive from California) to help move my boyfriend into his new place and it was an absolute nightmare. When his roommate went back to the office in order to speak with the manager and confirm that maintenance they requested would in fact be done, the manager Kelli threatened to call the police if she came back. Not to mention one of the front desk girls was positively bitchy and talked to us in a way no one should ever have to put up with. If you can rent anywhere else in town, do it. The only thing more disgusting than these properties is the nightmare staff overseeing them.

When my son moved into his place a year ago, I walked in and couldn t believe what it looked like. It hasn t been cleaned holes in the doors, blood on the wall where someone had killed a bug and blood from the bug was smeared all the way down the wall, a plug-in had been burned, the blinds in the living room were all broken. They refused to give him back his money. Supposedly they had someone come back and clean. Still was filthy. He lived there for a year. I cleaned it when he moved out cleaned it better than what it looked like when he moved in, and they still kept some of his deposit. You want to rent from a slum lord, this company is below a slum lord. I wouldn t even let my dog live in these conditions. I have pictures of what his apartment looked like when he moved in so if anyone wants to see what it looked like before you rent from them, let me know and I will share them with you. Uncooked had to give them 1 star to leave a review. 1 star review is way to good for them.

This is the worst company I have ever rented from. My home got broken into in November I had an open case in court and the still made me pay for the door replacement which was close to 800 by the end of it. And Tony McFarland told me I asked for my home to get broken into that it was my fault. Took them 6 hours to replace a door jam and the actual door. They put only 8 nails in the door that's it. How that takes 6 hours I'm still not sure. The basement and bathroom both had some type of mold growing in them not sure if it was black mold or not. Things never got fixed my home was never truly secured I had Windows that didn't lock and panels that were broken and anyone could have easily came through them. I've rented from a lot of places but I will never recommend these people to anyone.

We were forced to rent here after a fire at 301 S 5th took our original apartment. When we first moved in, it was clear they hadn't even repainted after people had lived here for 3 years. I'm fairly certain they didn't wash the carpets either, as the smell of cat pee was absolutely saturated into the closets. The dryer stopped working as well because the air was poorly routed, and when they made it worse, they called some company that solicited us and charged us $60. Heating is awful and inefficient. The only positive experience I had here was that this place had central air compared to the last place I stayed at, but I would much rather go back to having poor air conditioning than live here another month.

Triplett makes their money by demanding that you pay for maintenance and repairs in violation of their own lease agreement. If you disagree with the extra charges then they threaten to charge you more, or evict you. Worst property management company I have ever rented from; don t trust them, work with them, or rent from them.

It's dumb google makes me give at least one star....
I began my adventure at Iowa State with choosing a cute little duplex with Triplett. When I moved in two years ago I wasn't expecting to come to a complete mess on moving day. There were even items from previous renters that weren't taken care of. The previous renters had cats; the duct work wasn't cleaned out and the carpets weren't clean. When I called to complain they told me that because I signed that it was my responsibility now. I'm sorry, but that is not how it works. A company should have the place perfectly ready for the new tenants & the new tenants job is to leave it the way it was when first rented. I know college students don't care, but some of us do. The ones that actually want nice things and keep places looking nice for our property managers, some of us have RESPONSIBILITY in our character. Companies can't treat every student the same.

I did decide to stay with them for another year (I hate moving). Because I was a dedicated customer I asked to sign on for my last semester (extra 6 months), nope, it had to be 12 month lease. Thanks for helping out, a loyal customer. As I began to move out this summer the problems arose. They expected me to fix and replace things that were ruined when I started renting there two years ago. I hired a cleaning lady and after she cleaned out the place, it was trashed by the owner when he went to paint and work on maintenance. When I had my inspection, they were 30 mins late due to office miss-communication. When you are running a business you can't waste peoples time like that.

I've told every person I can in Ames (and anyone I know looking to move here) TO NEVER rent from this company. I'd rather live in my car. College students are a BIG risk when renting (I know that), lots of us like to party, but choosing a college town is where the $$ is at for companies like this and that is the RISK Triplett should realize. If people were given more trust, places might be better taken care of.

Also, the 2 reviews that were given 5 stars are by employee's that work there. Right from the start you know that is a red flag on trustworthy.
Look else where, it will be worth it.

So I ended up subleasing cause I needed to move to a different city for my job and I was tired of dealing with Triplett. They made subleasing so complicated! My sublease and I had made arrangements about my deposit well long story short Triplett called me a month after I had moved and told me the arrangements the my sublease and I made could have bad effects on there company after telling me everything was good. I was told that I would be getting my full deposit back and a check was sent out .Well a month goes by so I start to call and ask questions well I was told that I needed to give it more time so I did I waited another month finally I call and was told I needed to talk to the boss and when I talked to her she said that the check was sent a month ago to my new address I provided and has been cashed so I got really suspicious and said that I was going to get attorney so I ask for a voided copy of that check which she said she would send me which I never got. She finally emailed me back with whole different made up story. Triplett also leased me a run down apartment that need several fixes upon me moving in the only thing the ever really fixed was the carpet which was missing in several spots and had lots of the spike strips exposed. There was also several times my central air went out and even with two small windows it still stayed very hot with no breeze I had to sit almost two weeks in A 81 degrees apartment until I showed up at there office and said I would turn them in to the city and so forth the experiences I had with Triplett were very awful and highly don t recommend them for anything.

It's sad to see that Triplett has such bad reviews, we've really enjoyed our time with them. Repairs have always been prompt, and we would stay here for many years if we weren't moving to buy a house. Kelli at Triplett was our amazing realtor! She found us an awesome home, and was super responsive. They have a great deal at Triplett, where if you use one of their realtors, you get out of your lease without any fees. That has made the possibility of us becoming home owners a reality. Right now our rental property is a super cozy two bedroom with awesome vaulted ceilings. We're two blocks from downtown Ames, and there is a Cyride bus one block away, it really is just an ideal situation. Rent is higher than we paid in a different state, but for our location and space it's quite a bargain. Some of the employees at Triplett could improve their customer support skills, but ultimately we've really enjoyed working with them, especially Kelli and Dennis.

We tried renting from them, only responded to oureour between 10-12pm. Paid the application fee and Everytime I emailed them requesting our status they said they were "missing information". When I proceed to tell them we sent it in she mysteriously found it. After weeks of this got told it got rented out to the people who applied before us.... The HOUSE IS STILL LISTED ON ZILLOW AS AVAILABLE TO RENT.

I didn't even rent from this management and I still dislike them. I wrote in an inquiry to a generalized site for tenant living and got a response back from Triplett. I was inquiring as to what my rights were against the management company I was under, and how to go about problems I was having; I got a snotty response telling me that I was demanding too much and I should be nicer, and pretty much kiss butt. All I had done was explain my problems and ask for help. The woman who responded had no customer service skills whatsoever, nor did she help me resolve any of my problems, making it clear she was not qualified to be answering my question in the first place.

Slumlord. That s all I have to say about this company, avoid at all costs.

*edit: Since they felt the need to reply to the review. The reason for me leaving the review is to warn others not to pay these people. Our apartments boiler went out in the middle of the winter time when it was 0 degrees outside. They didn t get the thing fixed for a long time, so it was freezing in our apartment.

They said that they would discount our rent since we had to put up with the heat being gone, but nope didn t ever do that. And then they had the balls to claim our deposit on the apartment after we got out of there even after we cleaned the thing. They claimed that things were broken which were not. They clearly didn t spend our deposit money on updates to the apartment, because they tore it down.

It doesn t matter if the apartment was economical . I, as a renter expect at least heat in the winter time, and then to honor the things they say they will do to compensate. And now, they are responding to an honest review as if this didn t happen at all.

Don t stay with them, they are slumlords. There are plenty of other companies that will treat you better! I haven t left bad reviews of those ones

Where do I start? Stay away from this place unless there are no other options in Ames. We stayed with them for 3 years, only because we were in financial spot where we couldn't afford more. Their properties are gross! The first apartment we had with them had mouse poop everywhere when we got it, the door frames had cracks, the oven looked like something died in there, there was cat hair all over the carpet that was supposedly "cleaned." They were not able to send anyone to clean, so we spent close to 12 hrs cleaning our apartment and they gave us a $60 credit. When we moved out they charged us a bunch of random cleaning fees and barely got any of the deposit back. The second duplex we got was a similar situation with dirty carpets, broken shelves in the kitchen, front door that was patched up with planks and would have fallen apart with a punch. When asked to fix the shelves, they simply put a plan of wood underneath it instead of replacing the decaying wood that was all over the kitchen. Our dishwasher stopped working at one point and it took them over a month to replace it! Every time there was rain, the basement would flood! They could have warned us, but told us this was storage space and all our stuff was soaked after the first time it rained. There were even foundation leaks behind the breaker box, super unsafe! The backyard had broken glass all over it, which my wife cleaned up when we moved in so our dog wouldn't cut herself. We put them in garbage bags and put them in the garage. I mentioned this to them and they still charged a bunch of money to clean their own mess up! These people are slum lords. If I could give this place zero stars I would!

Not only was apartment not clean when I moved in, but they have now proceeded to sell my building without telling me, leading to me mistakingly assuming that my automatic payment was still in affect, which had the new land lady not understood, would have lead to a late fee. What kind of company doesn't call you or even send you a letter to let you know that your buildings not theres anymore.

I rented from Triplet for 7 years. I found them to be a cheap, poorly run property rental company. The way they approached maintenance problems in both the apartment I rented and then the duplex I rented were atrocious. Per my lease, I rented an apartment with a garbage disposal. When it broke, they took it out instead of replacing it. The roof leaked and it rained on my bedroom, which took them over two weeks to correctly fix. The A/C went out in the hottest part of August and it took 3 days to fix. When I left that apartment, I spent over 30 hours cleaning the apartment per their ridiculous standards. I even repainted the apartment because it hasn't been done in so long. It looked better than when I moved in and I still only got a partial refund of my deposit.

In our duplex, we experienced similar problems. We shared a draining system with our upstairs neighbors, who would from food down their garbage disposal. This backed up in our drains, cause our sink to overflow and our bathtub to back up with brown sludge that smelled like puke. We had to call them 6 times in 3 years to fix it and the charged US to fix the problem! There were also lots of other problems and poor communication and response time.

In all, we were loyal tenants for longer than we should have been. They screwed is out of our final deposit, but honestly, I wasn't surprised by it.

Don't rent from them. There are better companies with far better business practices and properties in Ames..

The worst rental company in Ames. They re properties are all poorly taken care of, they spend minimal effort cleaning or repairing, they overcharge on everything after move out because they basically can t run their business without doing so. Horrible experience, I d give them zero stars if possible

If you rent from them, take pictures before you move in! The move out procedure was just awful, otherwise Triplett was just ok.

The apartment was dirty when we moved in and they still kept a large portion of our security deposit after we had the place thoroughly cleaned before we moved out. When we moved in the walls had sticky brown spots (spilled drinks or soda?), the carpet was due for replacement, and everything was very dusty. Before moving out, we spent 8 hours deep cleaning the apartment, especially the fridge, walls, and oven, and we got a professional RugDoctor for the carpets. I felt optimistic about getting our full deposit back.

I was there while they checked out the apartment and they would not talk to me, since "only the review committee gets to decide on security deposit refunds." They just took pictures and honestly the lighting was bad so you're pretty out of luck when trying to make an appeal because things are "inconclusive" so they won't be overturned.

The paper they send you about your charges is confusing to read; you have to really dig into the details to see how they came up with the amount they charged you and it has generic charges like "cleaning" (for what?). You can only appeal their decision through writing a letter instead of talking to someone. I made an appeal stating that we had cleaned the place more thoroughly than it was when we moved in and they just sent me a generic letter that did not address my questions and a few pictures, saying "we consider this matter closed." Frustrated, I threw away the pictures they sent back, otherwise I would post them. The owner seems to think if they could post the pictures people would think I'm "exacting revenge" or slandering, but I strongly disagree. One of the pictures was a very old blind with the end of a shade broken off, seriously?

If you rent from them, take pictures of what it looks like when you move in! Even then, I'm not optimistic about their move out process and that you'll be able to have a reasonable conversation with them. They've taken time to "respond" to my review on Google but won't talk to me over the phone...

Doesn't take care of their units and doesn't care about their tenants. Their buildings are filthy and poorly taken care of. Avoid at all costs. Widely known as the worst places in town. Also, place was super dirty when I moved in but good luck getting your deposit back, as they charge exorbitant fees to supposedly have it professionally cleaned.

I have been renting with them for a months now. Love my apartment, good location and cheap price. Staff are very friendly and always helpful to settle any issue coming out. The maintenance also fast, there is a time when the washer is malfunction and it is being repair in one day time. Recommended to all.

Whenever we call the main office the women are EXTREMELY rude and very unhelpful. We have water pouring in our basement and when I called to check on maintenance arrival time, the lady cut me off and didn't even ask my address, name, or the issue.

The maintenance man was awesome, very courteous, and very helpful. He has responded to all of our tickets (which are very simple to place) quickly. Paying rent is very simple through them, and their pet deposits are reasonable. My only issue with the company is the way I've been spoken to when I called the office. Even if the lady is "sweet," she did not talk to me nicely the two times I've called.
If the biggest issue is the way I've been talked to by one person, I'd say it's a good company to rent through.

Triplett and its employees are the WORST property ...

Triplett and its employees are the WORST property management company! Do not rent from them or buy where they run the HOA. I owned my place where Triplett managed the HOA and they were UNBEARABLE. I loved my home but ultimately ended up selling because I was sick of dealing with them. They hold everyone to a different set of standards. If you are a young adult they will try to take advantage of you. And they are EXTREMELY unresponsive - literally up until the last day. During closing at the beginning of this month they tried to charge both the buyer and I the HOA fees for the remainder of July - until I worked the math out in an email for them to which they only notified the attorney of the change. Previous to sending the email I called and left voicemails multiple time (10+) for the employee assigned to the HOA, Cori Flatt, and not once did she return my calls or emails. If you elect to live anywhere under their management, I can not recommend enough that you document every interaction you have (recording, writing, or otherwise). It may seem like a pain, but chances are you will be thankful you did later - I sure wish I would have. I also highly recommend that you keep a close eye on everything they charge you for. They are shady and will do anything to make an extra penny, even if it means being unethical. Cannot dis-recommend Triplett enough!

The apartment had roaches and mice and was dirty when I moved in. There was water damage in the bathroom from the apartment above flooding which was never fixed despite submitting maintenance requests. Charged me $500 for cleaning when I moved out even though it was way cleaner than when I moved in. Do not rent from this company even as a last resort.

I would never recommend this company to anyone.
When I moved into my apartment, immediately we had problems getting a hold of the office to obtain my keys (I was moving from northern WI), and when I finally did get a hold of them, they were very snipy that I was not going to make it to the office until half an hour BEFORE they were supposed to close for the day. Upon entering the apartment for the first time, it was absolutely disgusting. There was dirt, dead bugs, a dead mouse, and several broken windows and/or screens. It took my mom and I all the next day to clean it.
Three days after I moved in, my apartment was broken into and vandalized. Because I was a female living alone, I either stayed at a hotel or a friends' until my locks were changed. It took the company 11 days after the break in and filing of the police report to get the locks changed. When I tried to talk to the company and ask for either reimbursement of my hotel bills or lower rent for the month, they refused stating that the problem had been resolved in a "timely" period (timely to them meant they changed the locks and dealt with the damage within 14 days of the break in).
Throughout the year I lived there, things did not improve. When my shower broke, I called the company for 4 days with no return of my phone calls, and finally had to call a plumber myself.
Also, whenever I did call into the office, the front desk girl was down-right bitchy. No surprise, but when I moved out, I received nothing of my security deposit back (a large portion of which was taken for 'carpet cleaning', even though I had all hard wood floors..)
Please, please, please save yourself the trouble. Friends who have rented from them have also had similar problems (one friend killed 17 mice in her apartment before Triplett would finally call an exterminator, saying that it was her fault)

Although I put 1 star, this is truly means 0 start! This company is the worst rental company ever! I rent a house from them for 2 years. They force my family check out 4day before end of lease and charge $100 per hour if I check out late. They didn't return any of my over $1500 deposit!

Towed my car after we had arranged that I'd have it removed, which I had scheduled and set up so that I'd get $100 in exchange for the car but they towed it anyways because they didn't want to call as I had asked them to. I'd take them to court but it's only $100. Id rather wash my hands of those dirtbags.

I rented from Triplett properties from August 2018...

I rented from Triplett properties from August 2018 until July 2019. If I could give them 0 stars I would. The apartment was in rough shape along with having a broken window when I moved in. After complaining about the broken window and filling service requests and multiple phone calls, they finally replaced it after 3 months. The safety of this apartment was horrible and frightening. My neighbors in the upstairs apartment were also frightening with their arguing/fighting and we had to call the cops them multiple times. I also got attacked by a raccoon in the front yard of this apartment, and had to get many rounds of rabies shots because of it. Their rent was 450 a month per person, which is a rip off for what you get. After moving out in July, they told me I would get my security deposit back within 30 days. It is now mid December and I still have not received it. I have called 5 times, emailed them, and left voicemails. I get no response from emails and no help when I call, which is extremely unprofessional. It is illegal in Iowa to take more than 30 days to give back your security deposit, and they continue to not give it back. It was a mistake to ever rent with Triplett. The only good thing about this apartment was Bob, the maintenance man who was very friendly and helpful, unlike the rest of the company. I would never rent a property through them again, and I hope this helps others stay clear of their properties too.
