landlords, an immoral and outdated idea. Hamilton Co is the worst I have had to deal with. We have been without a fridge for a few days due to the one we have suddenly dying. We have also had to deal with leaks from the apartment above us, where sometimes we have a complete downpour of water from the apartment above. Only once has Hamilton come to even assess the issue. They promised a new fridge and repairs, but neither have happened.

All of the buildings that Hamilton company manages are well maintained, compared to many of the other buildings in the neighborhood. I can see they hold themselves to a standard that makes the neighborhood more livable. Rent prices will go up based on market forces. Don't blame Hamilton if you can't afford to live in the neighborhood, as the area gets nicer then you may have to look to another area for housing.

I've been trying to get in contact with someone for 2 weeks. I have emailed, called, emailed again called. I don't know if these people know how to read or operate phones. I'm paying 4k a month, you can learn how to respond to an email.

Update: I still haven't received any email back from anyone. I sent in 4 maintaince request in the span of a month. Literally gave up and called the 24 hr line because no one responds to you. This poor man drove over an hour because we have been openly ignored by management.

Don t bother asking them to do their job because they won t. only way out is to break the contract by law. I kept asking them to get rid of it for several months starting my first week. Very poor experience. Their low efficiency really impressed me. They normally need to take 1.5 months for just changing a mailbox name. Think about it, you just moved in, and you need to change your address, but the name of the mailbox is other's. Also, It took me about 2 months to get the deposit check, and they charged me $150 cleaning fee for No reason. I cleaned whole room when I left.

My property manager, Sarah Kelley actively lied to my face, stonewalled us, and avoided us. Her secretary told me to meet with her you had to schedule an appointment with her, in order to schedule an appointment with her you had to meet her.

People working here are the most unprofessional an...

People working here are the most unprofessional and unempathetic group of people I have met after DMV/RMV folks.
I had 3 day long disturbance from upstairs construction and wanted to get in touch to understand what was going on and how long it would be. All I needed was a bit of transparency with maintenance schedules so it would allow me to manage my working schedule or find venues to take meeting calls. I ask to be connected to property manager, they don't pick up the call. That's fine, maybe they are busy so I leave a message for callback. You can wait for hours to days but don't always expect a callback from them. This time was no different.
Finally after lot of persistence and raised voices, they finally get me in touch with someone. I start by explaining what was going on and asking for clarity in situation. It was met with such a discerning and apathetic tone as if I were a child complaining "why can't I have cookies before bed". I'm trying to provide feedback about what could be useful for tenants since lot of us are working from home due to pandemic. Instead of listening to that feedback it's disregarded immediately saying it's not in their policy documents. Is this how company wants to engage with it's customers? I just feel like this is highly unprofessional and I don't this this property management company is right fit for mature crowd.

For reference - I just moved to Gardner St properties this Sept. While location is nice, I am starting to miss the property management where I used to live a lot. Because of how bad customer service is at Hamilton, I'm starting to appreciate the efforts my previous property managers put in over the course of 4 years. It hasn't even been 4 months here and I'm already thinking of alternatives next fall.

The worst management experience by far of any apar...

The worst management experience by far of any apartment I have lived in. They manage several properties and do not appear to care about the experience of their tenants at all. They did not fully clean the apartment before we moved in, they did not respond to many maintenance requests, it took weeks and many phone calls before we got a working key for our mailbox, there was no information on trash pickup, recycling, parking, etc. so we had to figure out the system ourselves. They began showing our apartment multiple times per day to prospective tenants before we decided whether to renew our lease, and when we decided to leave early they refused to attempt to find a tenant to take over rent responsibility for that time.
I have had none of these problems at other professionally managed apartment complexes, so I highly recommend avoiding any apartment complex managed by the Hamilton Company.

I've never rented an apartment from the Hamilton Company, but I've been renting a parking spot on Columbus Avenue from them since 2016. I've always found their prices to be really competitive, and their service and communication to be excellent.

Hello, i have been living at westagete apartments for 5 years and the experience is getting worse day by day. Is theres an email to file a complaint for unattended work order requests? This is so annoying to learn that no staff feels responsible to reply to emails and create work orders when reported via emails. I had sent follow ups to get reply and took upto 4 weeks to get a reply. Why do maintain and advertise to use email if you don't respond to them?Worst of the worst management staff I have ever seen.

If you don't care about how well you being treated, then Westgate apartments is the best.

Please share the email of the headoffice to file a complaint. And if you really care and want to know how staff is doing, send out a survey to the tenants and you will know how well the staff is doing. Hope this one also doesn't fall on deaf ears.

Not a bad company to rent from But they sort of do the bare minimum when it comes to taking care of their buildings. They keep it clean and they keep it working but they don't necessarily go above and beyond. Especially given the astronomical rent that they charge.

I lived in Brighton Avenue apartment for one year and wanted to share my personal experience. Unlike many negative comments, here in the review section, I found the Hamilton Company team to be very professional. The team has been very responsive and I honestly don't have anything negative to say about the team. They kept everything very efficient and professional. I moved to a different place as I wanted to stay at more residential area. My experience with the Hamilton Company was especially favorable due to the property coordinator. Kia, who was the property coordinator at the time, was extremely helpful and responsive in addressing every concern I had throughout my stay. I may give four stars to my experience with the building but will give five stars to the management team.

If I could give zero stars I would but I felt compelled to write this review because the Hamilton Company is absolutely terrible. I've lived here for 3 years now and I can say that is has been consistently bad for the entirety of my stay.

The management doesn't seem to care about the tenants or their rights after they have moved in. I would have to take days off to take care of paperwork because last year it couldn't be done via email for some reason even though that's the way it was done the year prior. And that's if you can even get in touch with the manager. I had to leave work early so I could go to the office and find out why this guy hadn't been responding to any of my emails for simple questions regarding my roommate moving in and what the process would be for him.

Last week after they came in to spray the apartments for pests, I came home to my things on the floor that were on my desk before. They had been using my things because my radio was on. My things that were INSIDE DRAWERS had been sprayed and now I have to clean everything that didn't get immediately ruined.

I would highly recommend avoiding this company at all costs.

Every interaction I've had with this company in person or over the phone (If I wasn't on hold for an extended period of time) had been genuinely pleasant. However, my biggest frustration along with many others are how submitting service requests feel like screaming into an empty void

I have left 5 service requests and I heard nothing back from any of them for weeks, so I called in. Even then only 2 of the problems got resolved.

My suggestion would be this: Have someone respond to your service requests via email. Even if I'm told it cant be fixed for weeks, its better than waiting around wondering if anyone received my request. And if the online service requests can't be maintained properly, just disable it and have tenants call in, because that will at least get them a response.

If my experience with the service requests were half as good as any other interactions I've had with the company thus far, I'd happily give them a 5 star review.

This management company is terrible! They changed our online rent program and are making us pay by check now. They failed to detail how we were to pay, who to make the check payable to, where to send it! Now they have stated for 3 months a new online option will be available and this has not happened. When you send the check the company does not cash the check for weeks and they say its because the online process needs to be in place before they can cash checks!! None of this even makes since!!! In addition this apartment complex had a no pet policy. Obvisally that is not true anymore as half the tenants have cats and dogs now! The apartment has terrible maintenance and we have been out of hot water multiple times. You call maintenance and they say oh yeah, the whole building is out of water. Well yea that's quite obvious. Can you tell me when someone will be on-site to fix the issue!! Just a terrible property management group all together!! Avoid at all cost!!

I have had a very positive experience here as a graduate student. My apartment was spotless when I moved in, with new appliances. Nice outside landscaping. The neighborhood is safe and quiet with lots of fun restaurants. Maitenance, although only needed for small things, such as a lost laundry card was quick to respond. Geraldo is fantastic for maintenance. I have been happy so far. I think the company has been good to me giving me a fair price, nice environment to study and work in and out of. I would recommend it.

I renewed the lease with Hamilton Company at their office in June but did not given any copies of the lease, they told me this is how it works. (since then, agents stopped bringing people to check out my apt). Then I got a move-out notice on late August, telling me I have to move out on the last day of Aug. I wrote an email to Hamilton company concerning about this and got a feedback that they could not track down a renewal lease but they are willing to mark the unit and save it for me. They admitted their fault and asked me to sign the lease again, yet they insisted to raise 100 on the rental which is totally unreasonable and unacceptable. They had no commitment to the lease we had signed and refused to compensate me at all. I feel like it was totally a fraud and a ripoff to me. Can I assume that they fake they lose my lease in order to raise the price? ? I had no choice but to comply with their deal to resign a contract with them.

I observed weekly package theft from the 601 albany street building I lived in. Worse, a good amount of the theft was clearly coming from a person or people who lived inside my building. Part of this is definitely that the buildings have no secure package storage, items are simply left at the front lobby.

Management had one security camera in the lobby to provide the appearance of caring, but no one help you to check, they only told you to find police.

Over one year, I observed weekly package theft from the Comm Ave building I lived in. Worse, a good amount of the theft was clearly coming from a person or people who lived inside my building. Part of this is definitely that the buildings have no secure package storage, items are simply left at the front lobby or outside the front door in plain view of one of the busiest streets in the area.

Management had one security camera in the lobby to provide the appearance of caring, but required a police report number before doing anything. Even after providing them with this information I never had a dispute successfully resolved.

I lost over $500 in items before I stopped shipping things to my "home" address. This was my worst rental experience across apartments in multiple states. Can't recommend Hamilton nor their Comm Ave apartments.

When they actually answer their phone (which is like one in 5 times), they will either patch you through to someone else who isn't answering their phone, or tell you to email someone who then never responds. I had to call about 15 times and send several emails before I could get an account number to pay my rent. This is embarrassing, and the staff are often rude.

They don't fix anything they promise that they would or it happens after months if you complain enough. I seriously can not find a word to describe how horrible they are at their job.

Worst Management company.

Worst Management company.
I renewed my lease and at that time they never mentioned I have to get a new parking sticker and my car got towed. I had to wait till 9 am for their office to be opened and I had to get the new parking sticker and they said it is my responsibility to get the new sticker and the tow is on me. I had to pay to get my car back for which I had the permit to park.

They Still haven t returned my deposit even though my lease has ended for almost 2 months. The agent never replied to most inquiries. The scheduled pest control won t come at the scheduled time, but will knock your door a few days after when you are sleeping. Apartments are so old and out-of-date. Pests always appear on matter how clean the kitchen is.
Have been living here for 2+years, only for its convenient location. Now people can work remotely, so don t choose here if you have any other choices.

Don t reply to this comment saying hope I email someone and wait for the result. It s not my duty to remind this company to do their job. If it s a responsible company, no one would die due to the too old elevator.

Update: the owner even left me a wrong email address. Wow.

Zero communication from main office:
1) Maintenance requests are ignored unless to berate them with calls/emails
2)Emergency maintenance line (after 5pm) is useless, you get directed to a call center who "dispatches" to maintenance (multiple times no one showed up and I ended up fixing issues myself)
3) Email communication? Not a chance, printed notices get stuffed in your door like its 1985.
4)Apartment upkeep - windows are broken, water damage apartment in kitchen and bathroom (old damage that was never fixed before I moved in), common areas outside are littered with trash and cigarettes no matter how much you email or call the office.
5) Price is $$$$
6) Staff turnover - property manager and superintendents turn over frequently
7) New residents from the past summer are are mostly college students/recent grads with zero respect for community (Webster Green, Needham)

They told me the towing company will bring my car back.
But the towing company didn t bring my car back at the end of the day and they said they did not hear anything about that.

This is by far one of the worst management companies that I have ever rented from in the 10 years that I have been living in apartments. Lisa and Dani are some of the most uncommunicative people I have ever worked with. It's like pulling teeth to get them to answer the phone. Safety complaints, not following building codes, allowing abandoned cars to remain on the property for years! There was trash all over the parking lot that was never picked up. We shared a wall with the office that Dani would sit in and talk about how horrible the tenants that live there are. There was a no pet policy, yet so many people had dogs and there was dog poop all over the premises. I witnessed several tenants allowing their dog to pee on a children's castle that was in the back yard. I broke my lease early because of how terrible this place is. Now they are retaliating against me by charging me for damages done to the floor, with no warrant. I am still waiting for the so called manager, Albert, to return my many calls and resolve this issue. After sending him screenshots of all the emails that I sent to Lisa and Dani regarding so many safety and health issues, he tells me he can't read them because they're too small. So now I'm having to give him a lesson on how to even use a computer. Avoid this place at all costs. They are lucky I haven't called the Housing Authority on them. You will regret you ever moved in to one of their properties!

I live in the apartment for one year. Very low efficiency. If you require a repairing and if you call this office, you gonna hold the phone forever. You have to go to the office, that's the only way they gonna receive your request. But, don't be foolish. After that, no one gonna show up to your apartment. Right now there are many places in my apartment need to be fixed, which were already there before we move in! They have been there for more than one year! We have asked the office many many times, just no one show up. What a joke!

we just moved in to a new apartment and had all of our emails and calls ignored for the first week. we have no mail key and have life-supporting medications locked inside. when we finally got in touch with someone, she said we hadn t been given the key because it wasn t ready yet and then had us travel to the office to pick it up. if we hadn t kept calling, i am sure no one would have provided this key to us.

no apologies or sufficient explanations. our other complaints such as an incredibly hard to work and sticking door lock are yet to be addressed. and the apartment wasn t even cleaned!

I ve had a long history with the Hamilton company! Since 2011. While the rating here is low, I suspect that is due to the idiosyncrasies of so many different transplants to Boston. I moved to Boston in 2011, and while the Hamilton Company is not the Hilton, it is a great landlord that really does try to provide the best for its tenants including me. they have such a wide variety of properties too that could effect the rating. Some of their properties are very old. Some are modern luxury mid rises. I started in an old building on Cambridge street. The unit was affordable so I could deal with it for a year. I then moved to a much nicer modern building still affordable compared to other Boston prices! So for now 3/2020 - I would rate Hamilton Company 5 stars.

For the most part the Hamilton Company has been great. When first moving in we had some issues with maintenance. I believe this was just due to the high volume of apartment rents starting in September. When other issues arose the company responded fairly quickly. If you are unable to get ahold of maintenance, someone at the main building can usually get ahold of them for you or assist in other ways. Overall I am impressed, having lived in Boston for the last six year and renting at four different properties with four different landlords I can't complain!

I ve talked with maintenance as well and still no response from anyone. I finally got ahold of someone who claimed would help but nothing STILL has been fixed. Incredibly hard to get ahold and very unprofessional.

Where to begin... I can literally write for days about this company but ill condense it to the thing that i cant stand the most and is just straight up unacceptable, which is....

THE FACT THAT THEY WILL NOT CALL YOU BACK--for anything. Dont bother leaving voicemails, your just wasting your breath. Just some examples-- I have called them to report things like the elevator inspection being a year expired (still overdue, nobody has inspected the elevator yet), no hot water (occured in winter months, No call back what so ever.. just had to wait and hope it would come back) to things being broken in the laundry room (which is always), to simple things like question about my rent. I literally have close to a dozen examples for this but you get the picture..Not a single time have i got a response, big issue or small.

Sorry i couldnt leave it to just one thing..One quick thing. They have been working on the balconies on the 1799 centre street apartments for more than a month now (close to 2 months actually). Hamilton gave us a memo stating it would not go longer than a month... Well guess what??? were approaching the 2 month mark now.. What really sucks is that they started working on these balconies in August-- This is a primetime where people ACTUALLY USE THEIR BALCONIES because its the summer. On top of that they boarded up the balcony sliding door so we essentially have no windows in our apartment aside from the one in bedroom. So since August we have had no sunlight in our living room and no access to our balcony. More than likely this will continue for months on end since i rarely see people actually working on it.. (OH yea I also called hamilton NUMEROUS times about the balcony situation but of course they have not responded to a single call of mine)..

Listen i know how hard it is to find a place in Massachusetts.. But please oh please do not settle for this company. You will regret it almost instantly. I counting my months till my lease is up and i can get the hell out of here.

When I have issues, they did not respond to me. I left a memo that I want to get replying email or phone call. They did nothing. So I thought that it solved. Actually it wasn't! I went to office again and directly said "Call me back after solving the problem" . The manager lady (El******) did not respond this! My friend also argued with her when he moved out. This is really bad experiences.

Literally and figuratively the WORST management co...

Literally and figuratively the WORST management company that I ve dealt with for the past 10+ years. The watertown leasing office and the managers there are not respectful with the tenants, and unprofessional in dealing with complaints. Several stories over my 13 month of stay in one of their Cambridge apartments so far :
1) My apartment had mice infestation. After a serious complaint someone comes to block holes in the apartment and just enters the apartment without proper entry notice, even though I clearly said no entry without consent and schedule time for maintenance visits;
2) Next door neighbor smoking pots/cigarettes and the smoking seeping through walls in my unit. Problem persisted multiple months and the management lady repeatedly says they can t do anything because only the common areas are smoke free and residents can do anything in their home - but if so where is my quiet enjoyment and why are walls not protective? Same issue with the noise from upstairs, just got an answer to call the police.
3) I had to renew my lease for another year because of COVID (I can t practically move out without risking my own health), the management lady in the Watertown office forgets to issue a renewal parking ticket coming with the lease extension and my car got towed at MY OWN residence in the middle of a pandemic, after two month my renewal lease is in effect and my rent explicitly includes an outdoor parking space. Of course I need my car to commute, it's not only the towing expense but including my time wasted on a normal working day. I asked to cover half of the towing fee because it is a clearly mistake on both parties (Me forgetting to ask for a renewal sticker by all means, and them not mentioning this at the time of lease extension plus letting the towing happen even though my car info is on their file). Upon inquiry they say that it s my problem because I didn t ask for the renewal sticker on time and they can t keep track of all residents. (Isn t this why managers are involved to check things though? If they can t keep track of who rents what, how do they collect rents from all residents on time and what s the point of having vehicle info on file?) This really motivated me to write this on public because it illustrates their incapability to communicate and resolve issues (issues arise all the time, but I would think a proper manager can deal with this in a respectful manner).

Now that I ve wasted enough times with them I realize it was a serious mistake on my part to even consider living here, let alone extending the lease although i decided to do so due to unforeseen circumstances due to pandemic. You re better off looking for other places, just don t deal with these low quality buildings and management in this company.

Edit: Since the original post yesterday the headquarter office left a reply below. I left my contact info and I am willing to reconsider my opinion if they call me back and are indeed willing to resolve the issues.

So fed up with the Hamilton Company. They ve say that their online rent payment system is down for the past 4 months so they make you pay by check now. Ok, no big deal, I pay my rent on time every month. But I just got a notice for the SECOND MONTH IN A ROW citing I haven t paid rent...Hamilton is unorganized and unprofessional. Don t bother calling, when you ask to speak with someone they never pick up. Irritated is an understatement.

I haven't heard any good word from the neighbors in last couple of years. If I could give them - 3 *, that would be 100% accurate. DISGUSTING!!! stay away for your own good

Edit: So a very quick resolve. While the company won't do anything about towing costs they are emailing the complex to remind people to park in their spots and place bikes in appropriate areas. The maintenance team is supposed to move the bike if the owner doesn't and worst case I'll donate it. While I'm not pleased about the tow fee the Hamilton company did reach out and work to prevent future problems. We will see how effective this is.

I was only in my apartment for a year, but I had a great experience with the Hamilton Company. It was nice and easy to make payments online each month and they brought in brand new washing and drying machines. Any maintenance request I had was followed through quickly and they checked in to see if I was happy with it the next day. I was skeptical at first (as I am with all management companies), but in the end I had a good experience with them and I would recommend their management to anyone.

So I restated to make it more clear- there was a guy (don't know who he is) entered to our room directly without knocking twice and our permission!!! We were sleeping at that time!! And we asked his name he refused to tell us but just said "ah, have you started packing yet?? You understand you have to move out by Aug 31st right? If you couldn't I would throw your everything away at 31st midnight." Please we of course understand the lease we signed and we all have full time jobs so we can't start packing too early but it doesn't mean we don't know we need to move out on time okay? Is it the way your management people (maybe not who knows) talk to their tenant?? So rude and make people uncomfortable. It seems like you guys care google reviews more than tenant feelings so you can explain decently here to me but he can treat us like that. Thanks for your reply anyway- I hope this will never happen again and you really need to tell people it is not okay to enter others room without permission.

I spoke to one of the leasing agents (April 5, 2017), Alexa Meaney, paid the application fee and scheduled a viewing. I get there and shes a no show. I call the company, email and nothing. Not even a courtesy call following to explain, just silence. I don't think I've experience anything more unprofessional and if this is how they act prior to you moving, i can only imagine once you sign a lease. I don't recommend and I dont even know how to get my fee refunded.

Honestly didn t mind living in these apartments, even though there were some aspects when I moved in that I was not a fan of. The apartment itself was fine, I had the best neighbors. BUT, the company itself is just terrible in dealing with tenants. No one ever answers the phone when you call so don t even bother. When I needed service, I had to call them 3-4 times until they ACTUALLY sent someone. They gave me a parking pass late in the year and then in January said I needed a new one and so when I called regarding it I was told that I had to come into the office to get a new one. Since I didn t have the time to go to their office in Brighton I had to start parking in the front of the apartment. Yet they still charged me for every month until I moved out even though I wasn t even parking in the back. Another issue I have is hat I moved out in May/June. I called in the summer and they said they would refund me for the parking and also send me my security deposit. It s now the end of October and I have received neither of them. I keep calling, and still no one answers.

I already moved out of the apartment more than a month, but I still didn't receive my security deposit. I sent email on Sep 29, Oct 6 to several agents. NO ONE responds me!!!!! (my friend got responses in few hours) I also tried to make a phone call to office. After front desk transfer me to the agent who takes charge of my apartment, NO ONE answer the phone call ever! Are you seriously in the offce??

Stay away from any property managed by this company.

My brother and I moved into one of the their apartments in Auburndale, Woodlands Apartments.

From day one, the appliances and electrical power through the apartment started to die off. The doors, after a few days of use, started coming apart. The bathroom started catching mold within days, even if cleaning it back to back, top down. The floor boards started to separate and coming off the ground as well.

Ever since we started experiencing issues, I've contacted the property management and maintenance several times to get these issues fixed. It was very obvious that these two groups never talk to each other, they we're not aware of the issues with the apartments once I informed either group.

After a month and a half they started to send people to deal with the electrical issues and the floor. My brother had to miss 3 days of work (three consecutive Fridays) to be here while they fixed the issues. Meanwhile, they only showed up to work for 1 of those 3 days they had committed to fix our apartment. I personally had to miss 2 consecutive Fridays to wait on their maintenance department to fix the doors.

After a few attempts from them to install the same doors that started breaking apart, it was clear that they had no clue or skill to do this. They said they had to "order new doors". That was back in August. Fast-forward to October and they still haven't fixed our doors. All three doors to the two bedrooms and restroom have to be lifted and pushed in order to open.

I will never rent in a building managed by these people. They have no idea how to schedule and plan maintenance for their property, they have disjointed communication. They clearly do not care about their tenants other than when the rent is due.

I made multiple calls, and the Hamilton company first said they would check again, and now they are saying they already mailed it out but it got lost on the way. Too many excuses... Don t rent here if you don t want lots of trouble.

The Hamilton Company management is terrible. There is always someone in my parking spot and they do not do anything about it. The garage is keycard access only and half the people who park in there are not authorized to, but sneak in with a friends access. They have no control over their own garage.
